<p>When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.</p>

<p>But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.</p>

<p>As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.</p>

<p>For apartment residents, that can present a challenge.</p>

<p>If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.</p>

<p>That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. <p>For buyers, it's a reminder that the best apartment features aren't always the most obvious.</p>

<p>A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.</p>


The apartment feature many buyers don't think about, until their first missed delivery

<p><a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.</p>

<p>Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.</p>

<p>A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.</p>

<p>"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."</p>

<p>The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.</p>

<p>Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.</p>

<p>The architects say landscape is intended to be integral to the building rather than an applied element.</p>

<p>"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."</p>

<p>"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."</p>

<p>Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.</p>

<p>HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.</p>


HG Developments doubles down in Newstead with second Maud Street apartment development

<p>Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.</p>

<p>But in many cases, that's not actually what those sustainability ratings guarantee.</p>

<p>Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.</p>

<p>In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.</p>

<p>That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.</p>

<p>The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.</p>

<p>Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.</p>

<p>Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.</p>

<p>Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.</p>

<p>"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.</p>

<p>"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.</p>

<p>"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."</p>

<p>Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.</p>

<p>Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.</p>

<p>"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.</p>

<p>"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.</p>

<p>"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."</p>

<p>For apartment buyers, the shift is also changing the questions worth asking.</p>

<p>Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?</p>

<p>As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.</p>


What does it really mean for a building to be 'green'?

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p class="x_MsoNormal"><span lang="EN-AU">The New South Wales Government has released its draft bill proposing new strata laws. These propose numerous important changes, some of which are so important as to change the strata landscape and hence affect property decisions. </span></p>
<p class="x_MsoNormal"><span lang="EN-AU">In order to provide a clear understanding of the issues that are under review and subject to possible change and to clarify the impact these proposed changes could have for existing or new strata title property owners, here is a snap-shot of the key things under review. I am happy to address any or all of these in more detail for you.</span></p>
<p class="x_MsoNormal"><span lang="EN-AU">The proposed strata law reform includes the following:</span></p>
<p class="x_MsoListParagraphCxSpFirst"><span lang="EN-AU"><strong>Collective Sale or Development</strong> – Provision is to be made for compulsory sale or redevelopment of strata buildings, even where there is a dissenting minority, by means of a strata renewal plan. There would be a broader range of options for someone owning such a property or proposing to buy one, but if you buy a strata property, it might not be your choice when you sell it.<br></span></p>
<p class="x_MsoListParagraphCxSpMiddle"><span lang="EN-AU"><strong>Tenant rights</strong> - Tenants are to be given some rights, including to be given notices of meetings, attend those meetings and in some cases appoint a tenant representative.<br></span></p>
<p class="x_MsoListParagraphCxSpMiddle"><span lang="EN-AU"><strong>Building defects</strong> - A number of changes have been proposed to improve the process of addressing building defect issues in new strata buildings. </span></p>
<p class="x_MsoListParagraphCxSpMiddle"><span style="line-height: 1.3em;"><strong>Strata Managers</strong> - Appointment terms are to be limited and entitlement to receive commission income and other benefits is to be restricted.</span></p>
<p class="x_MsoListParagraphCxSpMiddle"><span style="line-height: 1.3em;"><strong>Caretakers</strong> - Caretakers will become known as building managers and will not be required to be a resident.</span></p>
<p class="x_MsoListParagraphCxSpMiddle"><strong style="line-height: 1.3em;">Renovations</strong><span style="line-height: 1.3em;"> - Lot owners will be able to carry out "minor cosmetic work" without the consent of the owners corporation and potentially simpler procedures will apply for "minor renovations" where owners corporation consent will still be required.</span></p>
<p class="x_MsoListParagraphCxSpMiddle"><span lang="EN-AU"><strong>Common property maintenance</strong> - A lot owner may be able to claim compensation from the owners corporation for failure to maintain common property, where this causes loss to the lot owner. <br></span></p>
<p class="x_MsoListParagraphCxSpMiddle"><span lang="EN-AU"><strong>By-laws</strong> - There will be greater scope for by-laws addressing issues such as unauthorised parking, smoking and occupant numbers and improved mechanisms for enforcing by-laws. <br></span></p>
<p class="x_MsoListParagraphCxSpMiddle"><span lang="EN-AU"><strong style="line-height: 1.3em;">Governance</strong><span style="line-height: 1.3em;"> - Strata committee members will be subject to duties, but will have no liability if acting in "good faith. There will also be many changes to meetings and other procedures.</span></span></p>
<p class="x_MsoListParagraphCxSpLast"><span lang="EN-AU"><strong>Finances</strong> - Financial reporting requirements will change and there will be changes in timing of levy payments and interest payments on arrears levies.</span></p>
<p class="x_MsoNormal"><span lang="EN-AU">For property investors, owners and occupants as well as managers alike, these changes have the potential to make life better or worse, depending on how well they are understood and the submissions made in consideration of these too. Proposed strata reform fails to hit the mark: David Bannerman

<p><span style="line-height: 1.3em;">Affordability issues in Sydney and Melbourne are creating stresses for homeowners considering an upgrade to a larger family home.</span></p>
<p>The national debate seems to be all about first home buyers, and with good reason given climbing real estate values coupled with ongoing housing shortages. </p>
<p>The trouble is that upgrading to a bigger home is not a simple or straightforward transaction either, especially with more empty-nesters in Sydney’s northern and eastern suburbs and Melbourne’s southern and eastern suburbs sitting on larger family homes.</p>
<p>Empty-nesters are hindering the second home buyer markets in our major capital cities because the costs for them to downsize either to a smaller property or a different location are too prohibitive thanks to excessive stamp duty charges imposed by state governments.</p>
<p>Stamp duty eats into the retirement nest-eggs of many older Australians, especially those who have very little in the way of superannuation savings, because the majority of their working careers was completed prior to the introduction of compulsory superannuation in the early 1990s.</p>
<p>It also means that many older Australians are unable to benefit from uncapped, tax-free superannuation payments, which younger baby boomers are now enjoying as they head into retirement.</p>
<p>To rectify this financial imbalance for older, self-funded retirees, Mr Raine is urging state governments to consider stamp duty tax breaks for homeowners aged over 70, who would like to  sell a principal place of residence.</p>
<p>In turn, stamp duty-free real estate transactions for older Australians will help address some of the current supply constraints that are cramping the real estate plans of second time property buyers in our capital cities.</p>

<p>The Gold Coast region retail market is undergoing a shopping-centric facelift with beachside occupancy rates increasing on par with stronger hospitality figures, according to Herron Todd White.</p>
<p>Herron Todd White's September Month in Review said some of the major retail renovations include Pacific Fair, Robina Town Centre Food Market Mall, Australia Fair West and Showcase on the Beach.</p>
<p>The review said the $670 million Pacific Fair redevelopment will see the centre transformed into the largest shopping centre in Queensland and the fourth largest in Australia.</p>
<p><span style="line-height: 1.3em;">"Pacific Fair will have approximately 150,000 square metres of GLAR, incorporating 420 specialty shops, two full-line department stores, two supermarkets, three discount department stores, luxury and high street fashion outlets along with restaurants, bars and entertainment destinations," the report noted.</span></p>
<p><span style="line-height: 1.3em;">"The first stage of Robina Town Centre’s $160 million Food Market expansion was completed in May 2015 and delivered Gold Coast’s first Coles food superstore.</span></p>

Gold Coast's retail-centric facelift: Herron Todd White

<p><span>The Woolworths supermarket in Burleigh Heads on Queensland's Gold Coast has been sold for $7,315,000 on a yield of 5.4%.</span></p>
<p><span>It was offered through Burgess Rawson aucton by Karin Gordon, the wife of former Gold Coast developer Tim Gordon.</span></p>
<p><span>It was bought by a Melbourne-based private investor with the underbidder from Sydney.</span></p>

Woolworths Burleigh Heads sold for $7.31 million

<p>Colliers International has sold a flexible office and warehouse site in Malaga to a local investor for $2.7 million, representing a 6.7% yield.</p>
<p>The property, at 329 Victoria Road, is on a 3,547sqm parcel of land, including 1,771sqm warehouse, offices and showroom space.</p>
<p>Located 11km north-east of Perth, the property attracted strong bidding from investors, which resulted in the low yield.</p>
<p>Colliers International director industrial agency Raj Singh said the competitive bidding demonstrated the ongoing demand among small to mid-sized investors for well-located, securely leased industrial sites.</p>
<p>“We had over 30 enquiries on this property and five serious bidders competing for the site,” Mr Singh said.</p>
<p>“It shows the high interest that is out there for leased properties, especially those in modern warehouse style where there is a potential for flexible or multiple uses such as manufacturing and logistics.”</p>
<p>The property has a five-year lease to a manufacturing company that makes motorised blinds with a five-year option, but could equally be used as a logistics depot given the configuration of buildings and access to Victoria Road.</p>
<p>Mr Singh said logistics sales were proving to be star performers in the industrial space, and having a flexible site allowed for purchasers to future-proof their investment.</p>
<p>“Transport and logistics has emerged as the area making big demands on Perth’s industrial space, underpinned by the need to ship retail goods to shopfronts or direct to consumers,” he said.</p>
<p>The property was jointly sold by Mr Singh and Colliers International industrial executive Jeremy Parasiliti.</p>

<p><span>Securely leased to Westpac until 2018 with options to 2028, it fetched $3.85 million.</span></p>

<div>The wealth effect from a multi-year Sydney property market boom has sent trend retail turnover, new motor vehicle sales, building activity and total employment in the Premier State surging to new highs in recent months. </div>

<div>It's not hard to see why.<br><br>Over the three years to June 2015 the value of residential dwelling stock in the state has flamed up by nearly three quarters of a trillion dollars - massively boosting net household wealth in the process - and in turn leading to increased employment in the residential construction sector together with its associated multiplier effect.<br><br>The latest data from the ABS showed that the total value of residential dwelling stock in New South Wales has exploded by +$737 billion to nearly $2.3 trillion over the three years since March 2012.<br><br>However, increases in the value of dwelling stock have been by no means uniform across Australia as you can see in the first chart below.</div>

<br><strong><span style="text-decoration: underline;">Residential indexes</span></strong><br><br><div>The latest figures released today by the ABS to Q2 2015 recorded an extraordinary boom in Sydney dwelling prices with prices exploding +8.9 per cent higher in the June quarter to be +18.9 per cent higher over the year.<br><br>Sydney has not seen quarterly gains of this magnitude for nearly three decades in percentage terms.</div>

<br>Solid gains for the quarter were also recorded in Melbourne (+4.2 per cent), Brisbane (+0.9 per cent) and Canberra (+0.8 per cent).</div>

<br>Elsewhere index moves for the quarter were subdued, or negative in the cases of Perth (-0.9 per cent) and Darwin (-0.8 per cent).</div>

<div>Nevertheless, the above chart does hint towards land value and scarcity value as being two of the key underlying drivers of dwelling price growth.</div>
<br><strong><span style="text-decoration: underline;">Supply response</span></strong><br><br><div>The preliminary figures for Q2 2015 recorded an estimated 9,528,300 dwellings in Australia, a reasonably solid increase of +38,400 dwellings for the June quarter and +161,500 for the past year.</div>

<div>Unfortunately the ABS could provide no preliminary estimate for the number of New South Wales dwellings this quarter.</div>

<div>Using projections of historic data it seems likely that assuming the data is accurate the total stock of dwellings in the Premier State has increa<span>sed by close to <span>~</span>120,000 units since September 2011, with the population of the state having increased by a<span>n estimated <span>~</span>375,000 over the same time horizon. </span></span>

<div>In other words, despite an uplift in both home starts and dwelling completions since FY2012, New South Wales evidently has some way to go before the market becomes saturated with new builds.</div>

<div>It was announced this week that the New South Wales Government will release some 7,700 hectares of land for the construction of up to 35.000 new homes to the south of Campbelltown.</div>

NSW dwelling stock value explodes: Pete Wargent

<p><span>Stockland property group released the Sustainability Report and Annual Review for 2015 which noted underlying profit grew by 9.4% to $608 million with statutory profit at $903 million, more than 70% higher than the previous year.</span></p>
<p><span>Stockland Chariman Graham Bradley said the results reflect solid increases in earnings across Commercial Property, Residential and Retirement Living.</span></p>
<p><span>Managing director Mark Steinert said commercial property remains a key driver of the group’s success.</span></p>

<p><span>"Our residential business achieved a substantial 73.5% uplift in profit and ended the year with a record 3,742 contracts on hand, up 17% on last year. </span></p>
<p><span>"Our Retirement Living operating profit was up 19.9% on FY14 reflecting strong sales, active management and improved efficiency. The business is now two years into our five year plan to achieve a 7% cash return on assets, which is marked by taking a much more active approach to how we manage our village portfolio.</span></p>
<p><span>“These reports show we are intertwining our approaches to property development and sustainability. We are focussed on the development and delivery of sustainable communities… Every year, Stockland engages in an independently-reviewed process to record its achievements, review and update its sustainability strategy, and set new targets for the year ahead.”</span></p>

<p><span>The Australian Institute of Architects welcomes Prime Minister Turnbull’s appointment of </span><span>Jamie Briggs as Minister for Cities and the Built Environment. </span></p>
<p><span>Announcing Minister Briggs appointment as part of the cabinet reshuffle on Sunday, Mr Turnbull said: </span></p>
<p><span>‘</span><span>Historically the federal government has had a limited engagement with cities, and yet that is where most Australians live, it is where the bulk of our economic growth can be found. We often overlook the fact that liveable cities, efficient productive cities, the environment o</span><span>f cities, are economic assets.’ </span></p>
<p><span>Australia is a highly urbanised nation and as our towns and cities develop, we face a number of key challenges. From climate change, population growth and an ageing demographic, to an increasing demand for infrastructure, housing affordability pressures and traffic congestion, our cities need the right strategies, policies and processes in place to create a built environment that can sustain us into the future. </span></p>
<p><span>The Institute has lobbied for the creation of such a role for many years, through its own policy activities as well as through its involvement with bodies such as the Urban Coalition and ASBEC. </span></p>
<p><span>This is very welcome news. A federal champion is </span><span>crucial in driving reforms that better connect built environment policies and programs across all levels of government. The federal government can now play a key role in </span><span>ensuring Australia’s built environment will function as well as it can. </span></p>
<p><span>This role should drive reform and champion quality design. Priorities for the department </span><span>should include: </span></p>
<ul>
<li><span style="line-height: 1.3em;">strategic planning for our built environment to promote globally competitive, sustainable and socially inclusive urban centres and towns</span></li>
<li>
<span style="line-height: 1.3em;">increasing density through design </span><span style="line-height: 1.3em;">– </span><span style="line-height: 1.3em;">to capitalise on the role of good design to accommodate urban growth</span>
</li>
<li><span style="line-height: 1.3em;">championing world-class urban design and architecture to help solve our urban growth challenges and enhance our international design reputation</span></li>
<li><span style="line-height: 1.3em;">the adoption of an urban design policy</span></li>
<li>
<span style="line-height: 1.3em;">the appointment of a federal government architect to further promote high quality </span><span style="line-height: 1.3em;">buildings and public spaces, and provide expert, high level strategic advice.</span>
</li>
</ul>
<p style="line-height: 1.3em;">The Institute will seek a meeting with the Minister to ensure that the profession is represented in policy development. <span style="line-height: 1.3em;"> </span></p>

Five necessary reforms for the Minister for Cities and the Built Environment

<p><span>Strong demand is being seen for riverside land in Brisbane’s south-western suburbs.</span></p>
<p><span>Unison Projects’ Arbour Reach residential subdivision on the Brisbane River at Sherwood and Metro Property Development’s Riverside Corinda project have enjoyed strong sales success, say selling agents Cameron Crouch and Sharon King of Ray White Sherwood.</span></p>
<p><span>Mr Crouch said the two developments had so far enjoyed combined sales of more than $30 million with only four lots remaining at Arbour Reach, while just six blocks are left for sale at Riverside Corinda.</span></p>
<p><span>Arbour Reach, a 29-lot project on a 2.5ha estate at 27 Magazine Street, Sherwood, is adjacent to the magnificent Sherwood Arboretum and is within walking distance of railway stations, the bus network, boutique stores, cafes, restaurants, schools and parklands.</span></p>
<p><span>“The response to Arbour Reach has been amazing with sales of more than $14 million to date,” Mr Crouch said.</span></p>
<p><span>“Given the project offers ready to build on, flat, vacant land in addition to its location and natural attributes, it is no surprise to see strong buyer demand for Arbour Reach.  Pricing of the vacant land on the 10 remaining blocks starts at $640,000 with six (of the 10) fronting the river and available from $995,000.”</span></p>
<p><span>Remaining lots at Arbour Reach range from 456 sqm to 1010 sqm. The level homes sites are elevated above the river and have street frontages of 13m to 29m.</span></p>
<p><span>Unison Projects’ Shannon Down said Arbour Reach was the first substantial residential project with immediate connection to the river in the area for decades and so the buyer demand was understandable.</span></p>
<p><span>Mr Down said despite its proximity to the river, all Arbour Reach lots have been designed above the January 2011 flood level and the site met stringent flood mitigation standards introduced by Brisbane City Council.</span></p>
<p><span>Ms King said the Riverside Corinda blocks on the former site of charity Montrose Access at Consort St, Corinda, were way above the Brisbane River and enjoyed spectacular river and city views.</span></p>
<p><span>Ten blocks with exclusive river views were sold at an on-site auction last month which attracted more than 200 people.</span></p>
<p><span>“Riverside land in Brisbane’s leafy south-western suburbs is in limited supply so it’s no wonder we have had such a strong response to these two projects,” Ms King said.</span></p>
