Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

There were just the 44 Victorian auctions reported to the REIV on the AFL grand final weekend, with 28 selling. 
Sales ranged between $300,000 at Sunbury to $1.96 million at Mount Waverley.
The cheapest at Sunbury, was a two bedroom house (below) last sold at $274,500 in April 2013.
Its sale price reflected 3.6% annual price growth over the two plus years. The REIV had regional Victoria annual growth at 6.3% almost double over the year to June.
The Barry Plant agency was giving $285,000 to $315,000 price guidance. 
The house had been up for rent at $290 a week recently, reflecting a 5% gross rental yield, slightly down on the $300 weekly asking rent in 2013.

The Mount Waverley top weekend seller was a new house offering, with the nearby three-bedroom home at 52 Lechte Road, Mount Waverley sold for $1,600,000 by Fletchers as second highest price.
Despite the local sporting attraction, it was a weekend when the Chinese were out happy to snap up property. Like all things golden, the Golden Week holiday in China – in the first week of October – is considered a lucky time to buy a property.
This wasn't to deny September didn't see strong sale with a host of top prices paid across Mount Waverley.
A four-bedroom house on 4097-square-metre at 35-37 Regent Street sold at an undisclosed $6 million plus price record for the City of Monash.
The property had passed in at $5.55 million and sold to a developer soon after the auction.

Slow growth Sunbury, Victoria's cheapest weekend sale

With vacancy rates resting at 5.5%, landlords in Darwin are being urged to pay particular attention to worthy tenants to help protect them against an empty property this wet season.
“The reality is that there’s still a surplus of 1,200 rental properties in the Darwin market, the same figure as 6-8 months ago,” said Glenn Grantham, general manager of Raine &amp; Horne Darwin.
“The market is levelling out with virtually the same amount of new tenants and new rental properties hitting the market every month.”
Raine &amp; Horne Darwin, for example, is averaging 20 new managements a month and 20 new leases.
“We’ve consistently had about 25 vacant properties at the end of each month for the past six months. Yet we’ve been putting on 20 new managements and leasing around the same number of rental properties. This means we have a lively rental market, but the new activity isn’t eating into the surplus – it’s a zero sum game,” said Mr Grantham.
With the Darwin investment market seemingly put on hold for a time, Mr Grantham warns that the duty rests on the shoulders of landlords to be sensible about their expectation regarding appropriate weekly rental.
For landlords who are facing the end of a lease, Mr Grantham advises them to open the lines of communication with the tenant before trying their luck on the market.
The housing markets in the northern suburbs of Darwin such as Millner, Jingili and Moil continue to show strong results, with yields of 5.5% still possible and vacancy rates below the Darwin average.
“There are 350 two bedroom apartments sitting vacant in Darwin, so this market still has some way to go” said Mr Grantham.

Wet season Darwin landlords urged to move early to keep quality tenants‏

A private investor has quickly purchased a brand new industrial facility in Eastern Creek’s Turn4 subdivision for $2.55 million, setting a new price record in the Western Sydney region in the process.
Located at 78 Peter Brock Drive, the property comprises a 1,113sqm building situated on a 2,039sqm site.
The building offers concrete panel construction, a column free warehouse with 8.8 metre internal clearance, two roller shutter doors and a ground floor reception area.

Investor stakes $2.55m claim on new Eastern Creek facility

Offshore investors dominated commercial property sales activity in Australia in Q3, snapping up over half of the $8.6 billion in property traded during the period according to new CBRE data.
CBRE’s sales analysis takes into account sales of retail, industrial and office property valued at over $5 million.
It shows that offshore buyers accounted for 56% of total sales, by value, during the quarter under research - marking the highest proportion recorded in the ten years of CBRE records.
CBRE’s Australia head of research, Stephen McNabb said the high level of overseas purchasing activity had pushed total sales in the quarter 8.5% higher than the corresponding quarter last year. 
The current level of transaction activity may eventually reach or even eclipse the record $29.6 billion in annual sales recorded during 2014.
“The major source of new capital has been China, with Australia attracting close to 25% of the US$6.5 billion in Chinese investment capital released into global real estate markets in the first half of this year.” said Mr McNabb.
CBRE executive managing director in capital markets, Mark Granter said the surge of Chinese capital had been initially driven by private investors and developers but was now being also propelled by major institutional investors.
Singapore’s Ascendas Real Estate Investment Trust was very active during the period of investment, having snapped up a portfolio of 26 logistics properties from GIC in a deal valued at $1.01 billion. 
Another major Australian acquisition in Q3 included the $2.5 billion purchase of the Investa portfolio by China Investment Corporation. 
Mr McNabb noted that net investment position of offshore investors continued to grow and now totalled $24 billion since 2006.
However, he also brought attention to the fact that a number of the larger offshore transactions in Q3 – such as that of the GIC portfolio – involved sales by existing offshore owners.

Foreign investment in Australian commercial property reaches new highs‏

We would all love a dollar every time the words “tax reform” have been mentioned over the past decade with countless inquiries and white papers presented where no reform ever eventuated.
So it was most interesting to see Prime Minister Malcolm Turnbull and freshly appointed Treasurer Scott Morrison flagging tax reform, income tax cuts and housing affordability again, much like that broken record of their many predecessors.
Yes the Australian economy has its fair share of problems much like the rest of the developed countries across the planet where the common problem is that they are their own worst enemies. The last major tax reform in Australia was the introduction of the GST back in 2000 where 15 years on the taxes and duties that were promised to be removed still remain in place. So it should come as no surprise that the NSW Premier Mike Baird is leading the debate on the GST being increased to 15 per cent.
Back in February 2015 I wrote about abolishing payroll tax to kick start the economy, so high on Malcolm Turnbull’s to – do list should be the abolition of payroll tax on the basis that each business then injects into their business over the next financial year the amount previously paid in payroll tax.
At last month’s Australian Financial Review Tax Reform Summit Malcolm Turnbull effectively put superannuation tax, negative gearing and capital gains tax concessions back on the discussion table. Respected economist Saul Eslake referred to Australia’s tax system as being a “giant Swiss cheese” riddled with holes that allow the wealthy to pay less tax through minimisation strategies. Based on those observations we can expect an intense debate in coming months where previous governments chose to side – step these issues as they were too contentious. We also need to bear in mind that we are approximately twelve months out from a federal election – so how will such a debate go down with voters?
Current Australian Bureau of Statistics projections have the Australian population growing at approximately 4 million people per decade, which places Australia with the fastest rate of population growth in the developed world. Sydney and Melbourne can expect an additional 100,000 new arrivals annually for the next 40 years which in itself requires massive planning although this may further explain the recent Federal portfolio announcement creating the Cities and Built Environment portfolio.
So now Australia’s tax reform discussion has begun in earnest although given the sheer magnitude that explains why this debate has been deferred for decades. Prior to the next Federal Election we can expect to be inundated with discussion groups and scare campaigns although nothing will really happen (if we do get tax reform) until the 2019 Federal Election given such reforms take years to plan then execute.
In the meantime if we are looking for clues we should note with interest that Scott Morrison has just appointed Phil Gaetjens as his chief of staff which should not be too much of a challenge as he was Peter Costello’s chief of staff from 1997 to 2007. Yes one of the key architects for the GST introduction 15 years ago so it really doesn’t require much joining of the dots to see what picture will appear on the canvas.
Although this time around if there is to be any reform the Australian voters will demand that the states and territories commit to honoring their word when it comes to removing taxes and duties in lieu of increasing the GST to 15 per cent. Somehow many are of the opinion that the states and territories will never agree to take payroll tax and stamp duties from their respective cash registers.
‘ The tax reform debate really needs to start at Commonwealth Heads of Government Meeting and wouldn’t you love to be a fly on the wall when the Prime Minister and Treasurer outline their bold tax reform agendas.
In NSW we are witnessing the amalgamation of councils because the state government is not happy with them, believing amalgamation will lead to more developments (land tax and stamp duties) – which it certainly will. So with Australia’s biggest ever tax reform finally now plated up on the table they might as well look at the three – tier – governments too.
Make that two as the council amalgamations have already been decided – just not announced.

Currency depreciations may not work for every country, but the lower AUD is already providing clear support for Australia's growth (and inflation). 
Services exports, including tourism and education exports, have picked up and the lower currency is also beginning to discourage services imports. Net services exports have contributed more to GDP growth over the past year than resources exports, in a clear sign that the lower AUD is working. More broadly, business conditions and jobs growth have picked up, as very low interest rates and the lower AUD support growth. 
For quite some time, the central bank had been concerned that Australia would not be able to head back to a balanced growth path with low interest rates alone and that it would require the AUD to fall. In the past three months it has fallen 6% in trade-weighted terms and is now at a level with which the RBA is comfortable. In recent testimony, RBA Governor, Glenn Stevens, noted that 'you would be hard pressed to say [the AUD] was seriously misaligned at the moment'. Comparing the AUD to the level of commodity prices suggests that around US68-70 cents is currently approximately 'fair value'. 
Modelling also shows that the falling currency should be a strong support for growth, with much of the effect still to come. Recent published work from the RBA suggests that the decline in the exchange rate over the past year (15% in trade-weighted terms) should be expected to lift GDP by 0.4-0.9% over 1-2 years, if it's temporary, and by 1.0-1.4% over 2-3 years, if it's permanent. These are big numbers. 
With the AUD doing the work for them, we expect the RBA to be reluctant to cut rates further, despite the slowdown in China and the recent delay to the Federal Reserve's interest rate 'lift off'. Indeed, a key question the central bank is now likely to be asking is: would further rate cuts provide more benefits than costs? To a large degree this question is: would the RBA want to boost housing prices and construction further at this point in the cycle? We suspect not and expect the RBA to be on hold in coming quarters.

Looser policy is now coming through a lower AUD 
The AUD has now fallen to a level at which it is providing significant support for the rebalancing of growth. Indeed, having fallen by 9% in the past three months the AUD (against the USD) is now around a level that is consistent with the fall in commodity prices that has occurred, which is part of the reason the RBA is no longer publicly suggesting that it expects or needs the currency to fall further (Chart 1). 
The combination of low interest rates and the lower AUD is lifting domestic economic activity. Employment growth has picked up to 2.0% y-o-y and business conditions have been improving (Chart 2). The positive effect of low interest rates and the lower AUD is also likely to have further to run, particularly as the AUD has declined sharply in just the past three months.
There is also clear evidence in the trade statistics that the lower AUD is supporting growth. Exports of services, including tourism and education services, are picking up and growth in imports of services is also slowing down. Net services exports have contributed more to GDP growth over the past year than resources exports, although resource exports are still positive (Chart 3).

A solid lift in the non-mining sectors of the economy is needed, as the fall in mining investment is still only part way done. Mining investment is set to fall again in 2016, before it may start to stabilise in 2017 (Chart 4). We expect the fall in mining investment to be more than offset by the pick-up in exports and the non-mining sectors of the economy, allowing growth to gradually lift over coming quarters. 
Costs of another rate cut could outweigh the benefits 
Nonetheless, the market is looking for more possible rate cuts. In this regard, a key question the central bank is now likely to be asking is: would further rate cuts provide more benefits than costs? Would the RBA really want to boost housing prices and construction further at this point in the cycle? Although the effect of interest rates is not only on the housing market – they affect asset prices, household cash flows and businesses' costs of capital, among other things – the strongest impact is on housing sector activity. 
Indeed, a key driver of the rebalancing of Australia's growth, as mining investment has fallen, has been a pick-up in housing construction, motivated by low interest rates and rising housing prices. This has mostly been a positive story because Australia did not build many houses during the mining boom and had an accumulated undersupply of dwellings. 
But the recent ramp up in housing construction combined with slower population growth means that the cumulative housing deficit is diminishing (Chart 5). On our estimates, based on building approvals remaining around their current levels into next year, the housing market could be in balance by 2017. At a state level we see the biggest risk of over-supply in Victoria, which is already close to balance, while NSW and Queensland are likely to have undersupplies for quite some time yet. 
Further rate cuts could therefore risk both over-inflating housing prices, particularly in Sydney where they have already risen by 50% over the past three and a half years and potentially driving an over-supply of dwellings (Chart 6). In short, the costs of cutting interest rates further may outweigh the benefits. It may be better to hold steady on rates and allow the exchange rate to rebalance growth towards the exchange-rate sensitive industries, as it already appears to be doing.

RBA tactics and commentary 
As we have argued above, the RBA is likely to see the recent fall in the AUD as a further loosening of financial conditions that should preclude the need for further interest rate cuts at this stage. We have also argued that the central bank will be reluctant to cut interest rates any further because of the risks of overinflating the housing market or potentially causing an eventual over-supply of housing. 
In the RBA's figuring, we expect global developments to play a role. On-going concern about the slowdown in China is a risk for the local growth outlook, although we note that the RBA has been expecting China's growth to slow for some time. The RBA is likely to also hope that the Federal Reserve raises rates before the end of the year, as this would help maintain downward pressure on the AUD. We expect the commentary from the RBA to flag these global risks, but to be fairly neutral on the local economy. 
Finally, in terms of the medium-term outlook for policy, watching out for the Q3 CPI print, which is due to be published on 28 October, will be important. Underlying inflation has remained within the RBA's target band, albeit in the lower half (Chart 7). We expect a solid underlying inflation print in Q3, partly supported by the impact of the lower currency (Chart 8). The y-o-y rate is also likely to get additional support as the effect of the removal of the carbon tax (which held down inflation in Q3 and Q4 2014) largely drops out of the annual numbers. RBA on hold as the falling AUD supports growth: HSBC's Paul Bloxham

Fixed rate home loan demand fell significantly last month. 
According to the latest national home loan approval data from Mortgage Choice, fixed rate home loans accounted for just 14.41% of all loans written throughout the month of September – down from 17.41% the month prior. 
Demand for fixed rate home loans hasn’t been this low for more than four years. 
The last time fixed rate demand was this low was back in August 2011, when this type of home loan accounted for 13.78% of all home loans written. 
It seems borrowers are increasingly opting for variable rate home loans as they believe rates are unlikely to rise for some time yet. And, if the minutes of the Reserve Bank of Australia’s September Board meeting are anything to go by, the official cash rate could be left on hold for the foreseeable future.
In the September Board meeting, the Reserve Bank said inflation was forecast to remain consistent with the target over the next one to two years. 
If this proves to be the case, we could see rates left on hold for some time yet. 
Across the country, demand for fixed rate home loans was weakest in Victoria, where this type of product accounted for just 8.61% of all loans written. 
Western Australia was not far behind, with fixed rate home loans accounting for 12.35% of all loans written. At the other end of the spectrum, fixed rate demand was strongest in New South Wales, with this type of product accounting for 16.65% of all loans written.
Of the variable rate loans on offer, ongoing discount products once again proved the most popular with borrowers, with this type of product making up 50.51% of all loans written in September. 
While the property market is showing signs of volatility at the moment, one thing is constant – low rates. 
While rates are low and there is little talk of future rate hikes, borrowers will continue to opt for variable rate products.

Fixed rate demand hits four year low: Mortgage Choice's John Flavell

Recognised for its wilderness, tourism, and mining, the local government authority (LGA) of West Coast has officially produced the best total property investment return of all Tasmanian LGA’s over the last fifteen years.
The population of West Coast has declined over the last ten years and, according to 2014 Census, is a mere 4,527 people. When combined with its high unemployment and rather remote location it’s unlikely that even the most astute property investor would even bother typing ‘West Coast’ in to their search engine. But, the actual returns on investment have been absolutely spectacular.
$21,750 is what one would have paid for a typical house at the start of 2000 and, even though properties declined by 34% over the last 6 years, it would now be worth $70,000.  As they say, small fish taste sweeter!
West Coast’s average annual capital growth of 9.4% is well above the 8.0% national average for the same period. An 11.1% rental yield means that its total return of 20.5% has it ranked number four in Australia over the last 15 years. Yes, 4th out of 550.
Propertyology conducted a study to compare the historical property market performance of each of Australia’s 550 local government authorities between 2000 and 2014. Given that some property markets have higher rates of growth and others have higher rental yields, Propertyology calculated the ‘total return’ (average annual growth rate plus rental yield) and we then ranked the LGA’s from 1 to 550 based on this performance.
Of the seven LGAs which make up the Greater-Hobart capital city, Derwent Valley was the highest ranked LGA at 24th – impressive stuff! Hobart City was ranked a very respectable 147th (ahead of every LGA in Sydney and Melbourne). Sorell (55th) and Glenorchy (58th) were ranked in the best 10% in Australia over the last 15 years.
29 of the total 550 Australian LGA’s are in Tasmania. Twelve of those LGA’s featured in Australia’s Top 100 (the best 20%). Australia’s smallest state bats well above its weight in respect to property market performers over the last 15 years.
These results are further proof that, in isolation, population growth is not a magic potion for property price growth. Data from ABS confirms that Tasmania’s population grew by an average of 0.8% per annum, the lowest of all states and well below the national average of 1.7% per annum.
Tasmania’s north performed particularly well. Kentish (32nd), Burnie (59th), Devenport (113th), Launceston (87Th), and West Tamar (153rd) were strong performers.

Tasmania’s property market scorecard: Simon Pressley

Across the nation home prices are starting to look healthier with the gains more wide spread across the states, rather than being just Sydney or Melbourne based. In fact Sydney prices only lifted by 0.1% while capital city home prices rose by a much more robust 0.9%. Even more encouraging five of the eight capital cities recorded growth.
In fact if you take out the capital cities and look at the “Rest of State” index, home prices lifted by 0.6%. Granted it is still early days for the regional cities with home prices up just 2.8% over the past year, but the signs are more encouraging. We would expect to see the lift in capital city house prices eventually filters out across the regional towns over the next 12-24 months. Strength in home prices across the nation will be more supportive of a lift in activity levels over the medium term.
Sydney house prices are up almost 17 per cent on a year ago with total returns lifting by a staggering 21 per cent over the past year. Although in the Sydney housing market there are signs that price growth will be more circumspect going forward. The tighter lending policies being adopted by the banks, coupled with new housing supply should ensure much more sedate property price growth. 
The manufacturing sector expanded for the third consecutive month. Clearly a function of the lower Australian dollar.
The job market continues to improve with job vacancies at the highest levels in almost three-year highs. With population growth slower than in past years, unemployment has more chance of falling over the coming year.

What do the figures show?
Home prices
The CoreLogic RP Data Hedonic Australian Home Value index of capital city home prices rose by 0.9 per cent in September to stand 11 per cent higher than a year ago.
House prices rose by 0.9 per cent in September while apartments rose by 0.6 per cent. House prices were up 11.6 per cent on a year ago and apartments were up by 7.3 per cent.
The average Australian capital city house price (median price based on settled sales over quarter) was $613,000 and the average unit price was $515,000. The average Sydney house price was $920,000 – still well short of a $1 million. 
Dwelling prices rose in five of the eight capital cities in September: Melbourne (up 2.4 per cent), Brisbane (up 1.4 per cent), Canberra (up 1.0 per cent), Perth (up 0.5 per cent) and Sydney (up 0.1 per cent). Prices fell in, Hobart (down 1.9 per cent), Adelaide (down 1.2 per cent), and Darwin (down 0.3 per cent).
Home prices were higher than a year ago in four of the eight capital cities. Prices rose most in Sydney (up 16.7 per cent), followed by Melbourne (up 14.2 per cent), Brisbane (up 4.6 per cent), and Canberra (up 0.6 per cent). Price fell in Darwin (down 3.9 per cent), Perth (down 0.9 per cent) Adelaide (down 0.3 per cent), and Hobart (down 0.2 per cent).
Total returns on capital city dwellings in the year to August rose by 14.4 per cent with houses up 14.7 per cent on a year earlier and units up 12.3 per cent.
Job vacancies:
Job vacancies rose by 2.7 per cent to 160,900 in seasonally adjusted terms in the three months to August. It was the highest number of vacancies in almost 3 years (since November 2012).
Over the year vacancies lifted 18.6 per cent in Victoria in original terms over the year but fell 34.2 per cent in Northern Territory and fell by 11.3 per cent Western Australia. Over the past year, job vacancies rose by 15,100 or 10.2 per cent in original terms.
Over the past year, vacancies rose the most in Administrative and Support Services and Accommodation, Cafes and Restaurants (both up 5,100). Vacancies fell most in Manufacturing (down 3,300), Mining and Transport and storage (both down 1,000) and Communication services (down 1,000).
Performance of Manufacturing
The Performance of Manufacturing index rose by 0.4 points to 52.1 in September. A reading above 50.0 indicates that the sector is expanding. Production, orders, exports, sales, and capacity use rose in September but employment, selling prices eased, while wages fell.

The CoreLogic RP Data Hedonic Australian Home Value Index is based on Australia’s biggest property database. Unlike the ABS Index, which excludes terraces, semi-detached homes and apartments, the CoreLogic- RP Data Hedonic Index includes all properties. Home prices are an important driver of wealth and spending. The Australian Bureau of Statistics releases Job Vacancies data each quarter. The data is useful in gauging the strength of the job marketThe Australian Industry Group and PricewaterhouseCoopers compile the Performance of Manufacturing Index (PMI) each month. The Australian PMI is the Australian equivalent of the US ISM manufacturing gauge. The PMI is one of the timeliest economic indicators released in Australia. The PMI is useful not just in showing how the manufacturing sector is performing but in providing some sense about where it is heading. The key ‘forward looking’ components are orders and employment.
What are the implications for interest rates and investors?
The Reserve Bank won’t be lifting or cutting interest rates any time soon. A couple more months of sedate growth in Sydney home prices will be welcomed by policymakers – there is just no fundamental reason to change interest rate settings at present.
