Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

The latest 12 Cities report from Savills UK has noted US cities have the smallest gap between prime and mainstream residential values, alongside locally invested cities such as Sydney and Tokyo.
According to authors Yolande Barnes, director, Paul Tostevin, associate director and Vladimir Tikhnenko, research analyst, the 12 cities the most expensive for mainstream residential property are Hong Kong, New York and London respectively.
"This investment has been blamed in some cities for pushing up house prices for ordinary residents. Our data suggests that this is not the case, however, as both New York and Sydney have seen high price rises in recent years, despite restrictions on foreign ownership. Instead, the signs are that investment pushes up prime property values rather than mainstream values," the report noted.
"Mainstream properties generally have, on average, seen growth of 58% across the 12 cities since December 2008. Most of this growth has been associated with economic recovery in the second half of that period, with 33% occurring between December 2011 and June 2015. 
"Growth in prime markets has actually been lower across the 12 cities, growing by an average of 37% over the past seven years. The highest growth (19%) took place in the first half, before 2011, when buyers were more likely to invest capital rather than financing from income. Mainstream property values are, on average, 19% of prime property values in our 12 cities and are most heavily discounted in internationally invested cities such as Hong Kong, Dubai, Paris and London. US cities have the smallest gap between prime and mainstream values, alongside locally invested cities such as Sydney and Tokyo.
"It would appear that international investment is concentrated in prime markets and tends to push up prices in the most expensive echelons of the market. High levels of commercial real estate investment in US cities do result in international investment in multi-family housing, but this would appear to have had a moderating effect on rental growth rather than contributing to price growth in mainstream markets."

Gap between prime, mainstream values smallest in Sydney, Tokyo, US: Savills

Sydney based steel fencing provider, Budget Metals Aust Pty Ltd, will open its first Melbourne branch.
It follows a lease over an industrial facility at Dandenong South in Melbourne’s south-east in a deal negotiated by Savills Australia.
The 1/64-68 Nissan Drive property comprises a 1264 square metre building including a high clearance warehouse with a five tonne gantry crane and a ground level office, drive around access, secure yard space, and on-site parking.
According to Savills, the tenant has taken a three year lease at $89,744 per annum net. The lessor is a private Melbourne investor.

Budget Metals Australia takes Dandenong lease

The latest research from Parramatta Cityscope shows commercial property sales have dramatically increased in the past three months, the result of several large sales. 
Sales recorded in the quarter ending September 2015 in Parramatta totalled $492.4 million, an increase from the $85.1 million recorded in the three months to June 2015, and an increase from the $170.2 million recorded to March 2015. 
"This data brings the 12 month total to $940.3 million, an increase from the $772.2 million recorded the same time last year," Citiscope commercial research analyst Meredith Baume said.
Sales included 20 Charles Street, Parramatta, an eight-storey office building with retail areas on the ground floor and parking for 162 cars, which was bought for $31 million.
There was also 91 Phillip Street, Parramatta, a nine-storey building with ground floor showrooms, eight levels of offices and parking for 133 cars, which was sold for $30 million.

Parramatta CBD commercial sales near $1 billion annually

Share market volatility along with strong government support for one of the nation’s most rapidly growing industries is driving increasing demand for childcare centre investments, according to Savills Australia director, Julian Heatherich.
He noted recent deals - sold off-market, off-the-plan, prior to auction and at hotly contested auctions - with yields in Melbourne falling as low as 3.89%.
One China based investor paid $2.3 million on a 5.1% yield for a centre at <a href="https://www.realcommercial.com.au/property-retail-vic-rowville-501701601" target="_blank">2 Bernard Hamilton Way, Rowville</a> in Melbourne’s outer east, sold within six days of the campaign start. 
The purpose built centre sold subject to a ten year lease at $118,110 per annum net with 100% occupancy and an extensive waiting list. 
At an earlier auction a Melbourne based private investor outbid five other potential purchasers for a Thornbury childcare centre with a final bid of $1.83 million on what is believed to be a record low 3.89% yield.
Savills agents Tim McIntosh, said the marketing campaign for the 200 Smith Street property attracted more than 100 enquiries, 20 inspections, then 15 requests for the contract.
The tenant on a 10 year lease was the national operator Guardian Early Learning Group which owns or manages up to 90 centres.
In other sales an emerging childcare investment trust paid $4.35 million, in an off-market deal, for a former Hungry Jacks outlet at Coburg, with plans for a childcare centre conversion.
A local private investor paid $3.25 million for an off-the-plan childcare centre in Vantage Avenue, Clyde North, subject to a pre-lease to childcare centre operator Eclipse Early Education Group on a 10-year term.
Mr Heatherich said the average initial yield of childcare centres in metropolitan Melbourne in 2014 had been around 6.75% and that yields this year had, until recently been in the 6 to 7% range. 
"Small investors have traditionally been buyers of retail strip and residential assets and more recently that list has extended to childcare properties and there are a number of reasons for that including the negative performance of share market investments."

Knight Frank, the global property consultancy headquartered in London, announced its financial results for the year ending 31 March 2015, reporting a record $276m profit and $754m turnover.
Alistair Elliott, group chairman and senior partner, Knight Frank, said Knight Frank had achieved a 19% increase in profit.
"Our growing presence in prime locations across London and our enhanced coverage of New York, Miami, LA and Sydney has helped to cement our offering to clients looking for access to the world’s leading employment centres," he said.
“The specialist property sectors (including hotels, student property, healthcare, residential capital markets and automotive) are becoming a more central part of investors’ portfolios and solid returns over turbulent periods have increased their appeal.
“In Asia Pacific, where many countries have been affected by China’s slowing economic growth and the imposition of property cooling measures, Knight Frank India and Knight Frank Australia have both performed exceptionally and increased their profiles significantly."
“In Europe, fortunes are varied," he noted.
He listed key assignments of global relevance:
Dublin, Irish Life – We acquired 26,500 sq m retail investment portfolio on behalf of Irish Life for in excess of €150,000,000. The portfolio which produces a rent of €7.4 million, includes properties on Grafton Street, Henry Street and Dawson Street with tenants including McDonald’s, Waterstones, Clarks and Brown Thomas.
London, Southbank Place – We have been advising on multiple aspects of the strategically important redevelopment of the Shell Centre. The development includes 868 homes, 530,000 sq. ft of office space and 48,000 sq. ft of shops, restaurants and cafés and is expected to be completed by 2019.
Dubai, Jebel Ali Freezone – Dubai – We valued the World’s largest Freezone, Jebel Ali FreeZone, with a valuation totalling US$4.5bn.
Singapore, Straits Trading Building - Sold off market to Sun Venture for US$332m. This translates to US$2,086 per sq ft, the highest US$ per sq ft achieved since 2008.
London, French Embassy – We are currently working with the French Government on the acquisition of a new, fit-for-purpose Embassy building and the disposal of their existing facilities located in Kensington and Knightsbridge.
UK, The Ardent Portfolio – We are currently marketing the Ardent Portfolio, on behalf of The International Mutual Fund, which comprises a collection of 25 student accommodation properties located across 12 UK university cities. The portfolio provides accommodation for 5,507 students and is being sold off an asking price of offers in excess of £400m.
Brisbane, Sydney, Australia – Knight Frank sold one of the city’s most prominent and high-profile office and retail towers, 215 Adelaide Street, for AUD224 million on behalf of Pramerica Real Estate Investors to Australian investment management company Challenger Life.
UK, Meridian Healthcare - Knight Frank’s Healthcare team sold a portfolio consisting of 30 care homes on behalf of Meridian Healthcare Ltd to Formation Capital and HCPI, for in excess of £100million.
London, 10 Park Drive - Having been involved in the consultancy for the scheme for the past four years, Knight Frank’s residential development team, working alongside Canary Wharf Group, launched 10 Park Drive, the first phase of Canary Wharf’s new residential offering on its 128 acre private estate. Upon completion, the development will comprise 3,200 new homes, shops, restaurants, parks and a school.

QIC to release office space in Brisbane CBD tower

A UK-based student accommodation group has purchased two adjoining Melbourne development sites at 221 Pelham Street and 81-85 Barry Street.
Combined, the sites have more than 1,000 square metre area and were bought by from vendor Vaughan Construction Group through Daniel Wolman, Oliver Hay and Guy Wells at Colliers International.
221 Pelham Street, a former Reece Plumbing building, has a recently approved permit for 55 apartments.
“Located directly opposite Melbourne University, these sites combined are one of the last big parcels of land in this popular precinct,” Mr Hay said.
“The property was purchased off market by a prominent UK-based student accommodation group, who fought off fierce competition to acquire the site. The sale represents the group’s first foray into the Melbourne market.”

Pelham St Melbourne sites make way for student accommodation

A Woolworths regional distribution centre in the Victorian hub of Wodonga has been listed for sale with offers closing November 11.
Colliers International’s Tony Iuliano and Gavin Bishop, in conjunction with CBRE’s Chris O’Brien and Matt Haddon, have been appointed to sell <a href="https://www.colliers.com.au/17005/#.VhSASd4bSkg" target="_blank">28 Bilston Drive, Wodonga</a>.
The 57,500 sqm property situated in a strategic logistics location between Sydney, Melbourne and Adelaide.
“This regional distribution centre services all of Canberra, regional Victoria and regional New South Wales,” Mr Iuliano said. 
“With a long term lease to Woolworths Ltd, combined with the location within a growing logistics and freight hub, this property will be highly sought after by both offshore and domestic buyer groups."
The property is also close to a new $39 million regional freight hub being developed by Australia’s largest private rail operator, SCT Logistics.
Constructed in 2005, the property is zoned Industrial 1 under the Wodonga Planning Scheme.
Mr Bishop said there was an outstanding appetite for Australian logistics assets from both local and offshore buyer groups. 
“In the last 18 months alone, 13 major distribution centres have been sold for a combined $938million, and this does not even include the $1billion GIC/Frasers Property Australia portfolio.”

Woolworths Wodonga distribution centre listed for sale

Bunnings is selling its new warehouse which recently opened in the master-planned community of Springfield in Queensland. 
The <a href="https://www.realcommercial.com.au/property-retail-qld-springfield-501719617" target="_blank">15,972sqm store</a> has parking for 325 cars and is offered for sale through an expressions of interest campaign being conducted by Peter Tyson and Jon Tyson of Savills.
Offers are due October 28. 
The new store commenced trading in August this year.
It will be offered with an initial 12-year lease with eight six-year options. It is offered with a net annual income of $2,115,000.
The store was developed on a prominent 37,110sq m site.
Springfield Central is the CBD of the Greater Springfield master-planned community, which is home to around six new suburbs, including Springfield, Springfield Lakes, Brookwater, Spring Mountain and Augustine Heights. 
“Assets of this pedigree do not often come to market in Queensland. Given the ultra-prime bond style nature of the offering, we anticipate strong investor interest. The Bunnings lease is one of the most highly prized covenants in today’s market,” said Peter Tyson, Savills national director of retail investments.
