<p>A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.</p>

<p>The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.</p>

<p>Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.</p>

<p>Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.</p>

<p>Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.</p>

<p>Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.</p>

<p>Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.</p>

<p>The appeal of Rainbow Bay has extended well beyond the surfing community.</p>

<p>International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".</p>

<p>The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.</p>

<p>Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.</p>

<h2>Boutique project draws owner-occupiers</h2>

<p>Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.</p>

<p>The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.</p>

<p>Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.</p>

<p>The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.</p>

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

<p>S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.</p>

<p>After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.</p>

<p>Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.</p>

<p>He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.</p>

Who's who of buyers revealed as Esprit Rainbow Bay settles

<p>Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.</p>

<p>The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.</p>

<p>The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.</p>

<p>Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.</p>

<p>“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass.<br />
<br />
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”</p>

<p>He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.</p>

<p>Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.</p>

<p>The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;</p>

<p>New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;</p>

<p>Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.</p>

<p>"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;</p>

<p>NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;</p>

<p>Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.</p>

<p>For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.</p>

<p>Online shopping has become one of the clearest examples of that change.</p>

<p>Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.</p>

<p>While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.</p>

<p>Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.</p>

<p>SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.</p>

<p>"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.</p>

<p>"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."</p>

<p>The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.</p>

<p>The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.</p>

<p>The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.</p>

<p>At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.</p>

<p>Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.</p>

<p>The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.</p>

<p>The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.</p>

<p>Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p><span>Business confidence slipped in October, offsetting most of the gains made in the previous month in response to the new Prime Minister. Although it is still early days for the new government, this is a disappointing result. On the other hand, current business conditions remained at their high level, reflecting the general improvement in the non-mining economy. </span></p>
<span style="line-height: 1.3em;">After business confidence rose sharply in September, we noted the importance for both the government and the broader economy of sustaining this increase. </span><span style="line-height: 1.3em;">Today’s data suggest that this is not going to be a straightforward task. </span><span style="line-height: 1.3em;">However, the fall is somewhat surprising given solid increases in consumer confidence and in the government’s poll results over the same period.</span>

Slower auction market sales, weaker house price growth and higher mortgage rates in recent weeks point to a soft housing market outlook in 2016.</span>

Australian mortgage lending confirms soft housing market outlook: ANZ Research

<p><span>Were Aussie consumers disappointed that rates weren’t cut? No. Were consumers worried about talk of a higher consumption tax? No. Consumers seem resigned to the fact that tax reform has to occur. </span></p>
<p><span>And presumably Aussie consumers are aware that if the consumption tax goes up, then other taxes will be cut or reduced such as income tax rates. The reason why governments are talking about a higher consumption tax is because the population is ageing and thus changes to the tax system will be necessary. It is encouraging that Aussie consumers are taking a pragmatic, forward-looking view of future economic challenges.</span></p>
<p><span>Business conditions remain favourable with a smoothed measure of conditions (rolling annual average) near 5- year highs. Importantly, capacity use is near 4-year highs but inflation is still contained. There is the issue of ‘pass-through’ though – purchase costs are increasing at a </span><span style="line-height: 1.3em;">faster rate than final retail prices. Businesses are likely to </span><span style="line-height: 1.3em;">pass-through higher costs (higher import costs as a result of a lower Aussie dollar) at some point.</span></p>

<p><span>The NAB business conditions index was unchanged at +8.9 points in October. The rolling annual average eased </span><span style="line-height: 1.3em;">from a 5-year high of +7.2 to +7.0. The business confidence index eased from +5.3 points to +2.1 points. The survey was conducted from October 26 to 30.</span></p>
<p><span>NAB noted: “The notable dispersion in business conditions across industries continued into October, with 3 of the 8 major industry groups (mining, manufacturing and wholesale) reporting negative conditions. Services industries continue to outperform, while the mining industry trails well behind. A majority of industries improved in the month, but recreation &amp; personal services and construction both saw sizable falls in their conditions index.”</span></p>
<p><span>“There was a notable deterioration in both conditions and confidence in Western Australia, consistent with ongoing drag from mining – confidence also fell considerably in South Australia. In contrast, Queensland recorded sizable improvements in the month (especially in business conditions). Looking through the monthly volatility, conditions were still strongest in NSW and Victoria (of the mainland states). Business confidence showed similar trends, although Queensland remains the highest of the mainland states (in trend terms).</span></p>
<p><span>Components </span></p>
<p><span>The index of trading conditions rose from +14.7 to +16.4; employment eased from +3.1 points to +2.8 points; profitability eased from +8.6 points to +7.6 points; forward orders fell from +2.8 points to minus 1.8 points.</span></p>
<p><span>Inflationary indicators were generally softer in October. The monthly reading of labour costs rose at a 0.3 % quarterly rate in October, down from +0.6 % in September. Purchase costs rose at a 0.9 % quarterly rate in October, after a 0.9 % rise in September. Final product prices were up 0.3 % in October (+0.3 % in September). And retail prices were up by 0.5 % in October after a 1.1 % rise in September.</span></p>
<p><span>Capacity utilisation rose from 81.3 to a near 4-year high (highest in 45 months) of 81.4 %. Capacity use is above the long-term average of 81.0 %.</span></p>
<p><span>The proportion of firms reporting that they did not require credit improved from a record high of 79 % to 65 % in October.</span></p>

<p><span style="line-height: 1.3em;">Consumer sentiment</span></p>
<p><span>The weekly ANZ/Roy Morgan consumer confidence rating rose by 1.4 points (1.2 %) to 116.6 in the </span><span style="line-height: 1.3em;">week to November 8. Confidence is up 1.6 % over the year and above the average of 111.4 since 2014.</span></p>
<p><span>Two of the five components of the index rose in the latest week:</span></p>
<p><span>The estimate of family finances compared with a year ago was unchanged at +11;</span></p>
<p><span>The estimate of family finances over the next year was down from +27 to +25;</span></p>
<p><span>Economic conditions over the next 12 months was up from +2 to +5;</span></p>
<p><span>Economic conditions over the next 5 years was up from +6 to +14;</span></p>
<p><span>The measure of whether it was a good time to buy a major household item was down from +30 points to +28 points.</span></p>
<p><span style="line-height: 1.3em;">Housing finance - number</span></p>
<p><span>The number of new owner-occupier housing loans (commitments) rose by 2.0 % in September. Excluding </span><span style="line-height: 1.3em;">the refinancing of dwellings, the number of loans was up by 0.7 %.</span></p>
<p><span>Loans by owner-occupiers for the construction of homes rose by 1.8 % in September; loans to buy newly-erected dwellings rose by 5.4 % and loans for the purchase of established dwellings (excluding refinancing) was unchanged. The number of refinancing transactions rose by 4.7 %.</span></p>
<p><span style="line-height: 1.3em;">Housing finance - value</span></p>
<p><span>The value of new housing commitments (owner occupier and investment) fell by 1.6 % in September. Owner-occupier loans rose by 3.0 % while </span><span style="line-height: 1.3em;">investment loans fell by 8.5 %.</span></p>
<p><span>The value of loans by owner-occupiers and investors to build new homes fell by 4.1 % in September after falling 6.8 % in August. The value of loans to build stood at $2.43 billion, the lowest level in 14 months.</span></p>
<p><span style="line-height: 1.3em;">Housing finance – other statistics</span></p>
<p><span>The proportion of first-time buyers in the home loan market eased from 15.8 % to 15.4 % in September. (However the figures take into account refinancing loans and as such the figures may be skewed). Fixed rate loans as a share of all loans were steady at a four-year low of 9.5 %. And the average home loan across Australia stood at $379,400 in September, up 15.4 % on a year ago and equalling </span><span style="line-height: 1.3em;">the fastest pace of growth in 12 years.</span></p>
<p><span>Chinese inflation</span></p>
<p><span>Chinese consumer prices fell by 0.3% in October to be up 1.3% over the year – the lowest annual rate in five months. Food prices fell by 1.0% in the month to be up 1.9% over the year. Non-food prices rose by 0.1% to be up 1.0% over the year.</span></p>
<p><span>In September pork prices fell by 1.9% (15.8% over the year); eggs fell by 6.9% and vegetables fell by 5.6%. Transport &amp; communications prices were unchanged in the month; Clothing lifted 0.6%; Health Care rose 0.2%; Household equipment and maintenance services was unchanged; Tobacco and liquor rose by 0.1%; Entertainment &amp; Education fell by 0.3% with travel services down by 1.8%.</span></p>
<p><span>Chinese producer prices fell by 0.4% in October after falling 0.4% in September. Prices fell 5.9% in the year to October, the same as September and equalling the biggest fall in six years. Prices in petroleum processing, coking and the nuclear fuel processing industry fell by 22.5% over the year.</span></p>
<p><span style="line-height: 1.3em;">What is the importance of the economic data?</span></p>
<p><span>The monthly National Australia Bank business survey is valuable in providing a timely reading about the health of Corporate Australia. Key indicators of business conditions such as orders, employment, profitability and capacity use are covered together with a gauge on confidence levels.</span></p>
<p><span>The ANZ/Roy Morgan weekly survey of consumer confidence closely tracks the monthly Westpac/Melbourne Institute consumer sentiment index but the former measure is a timelier assessment of consumer attitudes and is now closely tracked by the Reserve Bank.</span></p>
<p><span>Housing Finance data is produced monthly by the Bureau of Statistics and shows commitments by lenders, such as banks, to provide finance for housing purposes. The lending figures relate to those looking to buy or build homes to live in as well as those seeking to buy or build homes for investment purposes. Generally people get their finance organised first, so the figures are regarded as a leading indicator on the housing market.</span></p>
<p><span>China’s National Bureau of Statistics releases its monthly economic statistics around mid-month. Quarterly GDP data is released around the 16th of January, April, July and October. China’s Customs Office releases trade data, and the People’s Bank of China releases financial statistics, around the 10th of each month. China is Australia’s largest trading partner and changes in the Chinese economic have major implications for the Aussie economy.</span></p>
<p><span style="line-height: 1.3em;">What are the implications for interest rates and investors?</span></p>
<p><span>The latest data supports the Reserve Bank’s upbeat view on the economic state of play. CommSec expects interest rates to remain unchanged over the next year.</span></p>
<p><span>Owner-occupiers are still entering the home loan market – presumably some sense bargains now that heat is coming out of the market, supply has lifted and fewer investors are to be found. The Reserve Bank would be happy at the mix of lending in the housing market.</span></p>
<p><span>Reuters: “China is confident of achieving economic growth of around 7 % in 2015, Vice Finance Minister Zhu Guangyao told a press conference in Beijing on Tuesday.” </span></p>

Consumers upbeat; Investment loans slump: CommSec's Craig James

<p>Get ready Australia. The Prime Minister announced this week his road map for tax reforms that he proposes to take to the next election.</p>
<p>No need to guess what the centrepiece will be – look no further than a 5% increase to the GST. This will be very hard to achieve given when the GST was introduced in 2000 the states and territories immediately reneged on their agreement to abolish duty taxes, so we can rightly expect that they will never renege again.</p>
<p>The problem facing Malcolm Turnbull is that the states and territories want more money and the federal government can’t fund this through their tax receipts. For years I have argued that (in the case of NSW for example) the state government is the biggest dead weight on the NSW economy.</p>
<p>Stamp duties, insurance duties, pay roll tax... the list goes on. For well over the past decade we have read tax paper after tax paper recommending the removal of these taxes although (until now) this has been ignored by federal politicians.</p>
<p>A report released this week by the National Centre for Social and Economic Modelling identified that the current 10% GST consumes 13.4% of disposable income for those in the bottom fifth of households, so a further rise in the GST would see this figure jump to 20%. Households in the top 20% would experience a much softer impact where this currently sits at 5.9% and after an increase the new figure would come in at around 8.8%.</p>
<p>For obvious reasons this analysis is going to make the sales pitch for an increase in GST all the much harder when Australians go to the polls around this time next year. Banking economist Saul Eslake announced this week that “Australia’s home ownership rate is actually the lowest it’s been since 1954.” So to fix this, negative gearing will come under much greater scrutiny as established home prices continue to rise. Let’s face it – Australia’s entire tax system is a mess, broken and in urgent need of major surgery.</p>
<p>The Turnbull government will need to also look at the benefits of allowing 100% of new developments to be sold off shore – up until December 2008, the previous restriction was 50%. Two of the big ticket items in the “rivers of gold” are Stamp Duty on residential housing and payroll tax – where we are now seeing clear evidence of what impact these duty/taxes are having on the economy.</p>
<p>If you look at the Mosman house market in 2011/12/13 there were on a weekly basis 75 occasions where there were more than 100 houses on the market. In 2014 the 100 barrier was broken on 14 occasions and in 2015 the market is yet to break 100 where we can all but guarantee Mosman will not break 100 in 2015.</p>
<p>NSW is currently drowning in wage stagnation which highlights why voters will be hard pressed to approve a 5 per cent increase to the GST. Pay roll tax for decades has been referred to as the most insidious tax – so by abolishing pay roll tax employers can then pay their respective staff more which then improves wage stagnation.</p>
<p>No doubt there will be many other opinions as to what is required to finally correct Australia’s taxing imbalances. We can rest assured that over the next twelve months we will be thrown many fascinating and troublesome alternatives for deliberation.</p>
<p>The Turnbull government should also be looking at the overall effect of simply removing the middle – tier of government given the duplication of departments that exist in both state and territories and Canberra. Maybe the time has arrived to simply remove the state and territory governments and thus broaden the responsibilities of the local governments.</p>
<p>Maybe the NSW government has identified that it’s vulnerable so it is moving quickly to amalgamate the councils and then alleviate any such scrutiny?</p>
<p>Whatever happens the next twelve months will unveil debates that we Australians have never before witnessed given the magnitude of this long overdue assignment.</p>
<p>Australia’s Prime Minister is more than capable of handling the task ahead – the people aren’t the problem it’s the politicians who have created this. The time has arrived to set an example once and for all – Australia’s road map for tax reforms has finally been given a new engine and a set of wheels.</p>
<p>Just don’t crash it PM.</p>

Australia’s greatest ever sales pitch? Robert Simeon

GM Property pays $16.9 million for Mulgrave industrial property

<p class="Body">We have valuation firm Herron Todd White to thank for this quite startling revelation earlier in the week: “Signs of slowing have emerged in Sydney property markets.”</p>
<p class="Body">Were it not for the ground-breaking analysis and cutting-edge research of HTW, no one would have noticed that the Sydney market has been fading.<span style="line-height: 1.3em;"> </span></p>
<p class="Body">The marked decrease in sales volumes since the start of the year would have passed us by.</p>
<p class="Body">The stark decline in auction clearance rates over several months would have gone unnoticed.</p>
<p class="Body">The significance of the steady increase in stock on the market would have been lost of all but the most brilliant among us.<span style="line-height: 1.3em;"> </span></p>
<p class="Body">And the wind-down in the pace of price growth would have been quite meaningless.</p>
<p class="Body">Fortunately, HTW to the rescue, publishing a report that contains zingers like: “There are signs that the market may be cooling.”</p>
<p class="Body">Good grief. What were they thinking? Were they competing for first prize in a competition for under-statement of the year? Or was it the time-honoured tradition among the valuation profession of being unwilling to say anything meaningful for fear of being relevant?<span style="line-height: 1.3em;"> </span></p>
<p class="Body">There are signs that the market may be cooling? Is there seriously some doubt that the Sydney market is in wind-down?<span style="line-height: 1.3em;"> </span></p>
<p class="Body">This is sadly symptomatic of the absence of expert analysis in the residential property industry.</p>
<p class="Body">We had another example in a speech last week by Reserve Bank assistant governor Malcolm Edey, in which he made the most common mistake in real estate “analysis”. This is the theory that says that if Event A coincided with Event B, therefore Event A must have caused Event B.</p>
<p class="Body">It’s irrelevant that there are five or six other events that also were aligned with Event B - Event A has had the most publicity, so Event A gets the prize.</p>
<p class="Body">So APRA made some announcements and then signs emerged, a la HTW’s rip-snorting expose, of a cooling in the market, therefore APRA must have caused the de-heating.<span style="line-height: 1.3em;"> </span></p>
<p class="Body">Obviously.</p>
<p class="Body">This overlooks the reality that the Sydney market peaked and started its gradual wind-down long before APRA had its self-indulgent brain-explosion.</p>
<p class="Body">The Sydney market peaked in the December Quarter last year. Sales activity dropped in the March Quarter, dropped again in the June Quarter and continued its steady dissipation in the September Quarter.</p>
<p class="Body">Little by little, that has been reflected in other data.<span style="line-height: 1.3em;"> </span></p>
<p class="Body">Clearance rates are now below 60% for the first time in three years, following a pattern of decline stretching back months.</p>
<p class="Body">The latest quarterly price data, always a long way behind the real game, indicates Sydney growth has fallen back to levels on a par with Adelaide and Brisbane.</p>
<p class="Body"> <span style="line-height: 1.3em;">But Edey, as a boffin who gets no closer to the coal face than his computer screen, sees only “tentative evidence that sentiment may now be turning”.</span></p>
<p class="Body"><span style="line-height: 1.3em;"> I fully agree with the growing list of pundits calling the end to Sydney’s boom. I’ve been writing about it for the past 5-6 months.</span></p>

Sydney market wound down before APRA's brain-explosion: Terry Ryder

<p><span>Mike Tyson is quoted as saying, "everyone has a game-plan until you get punched in the face”.</span></p>
<p><span>So, how do we take this true to life and memorable analogy and personalize it to our business? I spilled my coffee due to convulsive laughter, when I first heard this.</span></p>
<p><span>Like many sides of our personal makeup we, as human beings, personalize or internalize and emotionally invest in what we create and believe in.</span></p>
<p><span>In this particular post, I will look at how we can recession proof “protect” our brand as we move into 2016 - a year with many unknowns when it comes to the survival of real estate agents and their offices, independent or mainstream.</span></p>
<p><span>I'm talking about building a defensive wall that won’t allow adversaries an inch of space but don’t forget, your inner voice can also work against you.</span></p>
<p><span> Yes, you too can punch yourself in the nose and sabotage your business.</span></p>
<p><span>I’m no expert, to say the least; so I called on the experience and expertise of my good friend and brand mentor, Anthony Carroll, from Yellowsneakers to help explore the idea of recession proofing my brand.</span></p>
<p><span>Anthony best explains the relevance and relationship between recession proofing our business and branding with a simple question:</span></p>
<ul>
<li><span>How relevant is your brand when it comes to your purpose and your customers needs? All the elements of your brand should radiate out from your “purpose”.</span></li>
</ul>
<p><span>Unravelling purpose is not just about having an idea, it is about solving a problem and engaging an audience.</span></p>
<p><span>A purpose is a solution to a problem that your target audience can't solve on their own. Your solution should therefore fit the problem but also be delivered in a way that is unique and different to what your competitors offer.</span></p>
<p><span>Staying true to your purpose is KEY to surviving and recession proofing your business.</span></p>
<p><span>The basic principles, on how we build a strong defensive wall, is sometimes forgotten. Most brands with no essence or belief, in other words purpose, will fail. Fail to be noticed and fail to engage the audience it needs to survive.</span></p>
<p><span> A strong brand on the other hand, can weather many storms:</span></p>
<ul>
<li><span>Product failure</span></li>
<li><span>PR fallouts</span></li>
<li><span>Corporate scandal</span></li>
<li><span>Dips in market share</span></li>
</ul>
<p><span>Therefore, the strength of your brand can be gaged by your commitment to its purpose. The purpose that underlines your daily and constant decision making and reason to stay motivated and focused.</span></p>
<p><span>A good example of a brand weathering a PR fallout is the LiveStrong brand started by Lance Armstrong.</span></p>
<p><span>Because of its strong underlying purpose: Lifestyle choices, healthier eating and so on, the brand continues flourish despite the Tour-de-France doping scandal that Lance Armstrong was at the centre of.</span></p>
<p><span>Lance had to step down from the organization he founded and distance himself completely. However, as a result the brand remains relevant in the eyes of its audience.</span></p>
<p><span>People will forgive human frailty and it’s been shown that the more human or personable the brand is, the more supportive people become of the brand.</span></p>
<p><span>More recently, we can look at the VW emissions scandal. Sales for VW and Audi have actually increased. While it might be too early for sales to be affect, yet it will be interesting to see how VW survives this scandal.</span></p>
<p><span>So what happens when we have a kick-ass brand? More people engage with the brand as soon as they understand its core purpose.</span></p>
<p><span>Reflecting on the industry I’m presently engaged in and as I re-read this post, I find myself asking the following questions:</span></p>
<ol>
<li><span>Will the main real estate brands remain true to the nature, the purpose of their founders? or Will they continue to lose the respect of both employees and clients?</span></li>
<li><span>Will the New Year 2016, usher in new real estate brands created by disillusioned employees of some of the more established brands?</span></li>
</ol>
<p><span>No matter what industry you are in and particularly if you are about to launch with a new brand; I do hope these thoughts have been of help.</span></p>
<p><span>I leave you with this thought: never underestimate small beginnings, remain true to your purpose and your brand will make the impact you aimed for.</span></p>

<div>Indeed while migration from New Zealand continues to slow and British settler numbers are tracking at their lowest level in decades, settlers from China and India have steadily increased in number to their highest level on record.</div>

<div>Later this week the ABS will release the latest Labour Force figures, which will show employment growth of close to +2% for the past year comfortably outpacing the rate of population growth of around +1.4%.<br><br>Meanwhile tourism has become of the fastest growing sectors of the domestic economy. A recent <em>Deloitte Access Economics</em> report noted an existing shortage of 38,000 workers with a projected further 123,000 workers required by the end of the decade, leading inevitably to industry calls for a relaxation of visa rules.</div>
<p><strong><span style="text-decoration: underline;">Part 2 - Record visitors</span></strong></p>
<div>The flip side to the slowing of Australia's economy - and in turn net permanent and long-term immigration - is that the lower dollar has encouraged a record 7.25 million visitors to our shores over the past year, a monster increase of well over 450,000. </div>

<div>In fact it was announced during the past month that Britain will slash the price of its two year visa for Chinese visitors from <span>£</span>325 to just <span>£</span>85 in a slightly desperate attempt to capture more of this lucrative market.</div>

<div>In a related trend, the lower dollar has also encouraged record education arrivals with a huge surge since 2014 taking rolling annual arrivals to beyond 453,000.</div>

<span>This is another trend which is very much skewed towards students of Asian origin and particularly Chinese students, with 2016 set to be the </span>biggest year on record<span> for higher education visas.</span><br><br><span>The student visas boom is very much a capital cities phenomenon, which is one of a multitude of reasons that Australia's capital cities are set to capture an even greater share of population growth over the next decade.</span><br><br><span>With recent changes to rules and regulations in New Zealand having reportedly curbed Chinese interest in the Kiwi property market, the above demographic shifts have potentially significant implications for Australian real estate over the remainder of the decade.</span><br><br><span>Anecdotally there has been a renewed rush of interest in Australian property from would-be Chinese investors.</span><br><br><span>A significant share of new arrivals come to Australia for education but stay for the long term on other substantive visas - it's one the reasons that Chinese investors are so active in targeting Australian property markets.</span>

Australia capturing Chinese middle class attention: Pete Wargent

<p><span>Kingi and Caro's apartment been listed by Mark Konishi and Georgia Whitford of hockingstuart for auction on November 21.</span></p>
<p><span>The three bedroom, three bathroom property  occupies the entire first floor of the building.</span></p>
<p><span>The property features a BBQ on the large outdoor terrace with views across Melbourne.</span></p>
