A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Valuation experts Herron Todd White have suggested that in comparison to the city and other SA regional areas, the returns on properties in the Mount Gambier region have been relatively good in recent years.
The November HTW review advised that while the rental returns are attractive for investment properties, capital growth in the region has remained relatively stable.
"Local and out of town investors are purchasing properties in Mount Gambier.
"Local investors typically will spend less on a property (say under $250,000) and generally lean towards a detached family home."
The report added that in recent years the number of unit sales occurring has stabilized, however they are approximately half of what they were around five years ago.
"In recent years we have averaged around 70 units sales a year, while from 2007 to 2009 there were approximately 140 unit sales per year.
"Out of town investors often have larger budgets and will invest in properties with a value greater than $300,000."
The review noted that properties in Mount Gambier are much more affordable than other regions and $300,000 will buy a good quality family home and will appear to the investor that they are getting good value for money compared to other locations.
"Also in this price range the dwellings are likely to have been recently constructed offering good tax depreciation benefits to the investor.
"Gross yields for groups of flats range from 6% to 8%.
Yields vary for a number of reasons, but typically the location, age of improvements and condition are the main influences."
The report showed that maisonettes have higher gross yields ranging from 8% to 10%.
"While the yields are higher these types of properties are generally riskier as they are situated in less desirable locations, accommodation is basic and properties tend to get poorly treated.
"Houses in regional areas can show gross yields of around 5% to 6%, however they typically are a more risky investment as market values can fluctuate and they can often have extended periods of vacancy."

High investment interest continues in Mount Gambier: HTW

The Australian cricket captain Steve Smith has secured his second Sydney investment property.
It is an 127 sqm one bedroom plus study apartment with courtyard in the recently complete Jameson complex in Sans Souci on the corner of Rocky Point Road and Russell Avenue.
Smith bought it off the plan in 2011 with its delayed construction triggering its recent settlement after which it was advertised as a $515 a week rental
It cost $435,000 on the ground floor in the block designed by Koundouris Projects which has a history of being awarded some of the housing industry’s highest honours including the HIA Custom Built Home of the Year and the MBA Medium Density Townhouse Award.
The Jameson was a selection of one, two and three bedroom - sold through Colliers International - all with security underground parking and storage with many apartments enjoying Botany Bay water views.
Designed by architectural firm Krikis Tayler, with shops beneath, the complex is close to beaches Dolls Point and Botany Bay and public transport.

The latest HTW report notes that Newcastle residential yields are in the 3.5% to 4.5% range - which they describe as exceedingly low.
The Herron Todd White report suggested investors were in such instances having an over-reliance on capital growth to keep their investment equation in balance.
"This is also likely to mean that unless rental rates start increasing again, values may have to correct themselves," it tipped.
The valuation firm Herron Todd White noted the recent rate rises by the banks did not come without warning.
"APRA has been making noises about the capital raising of lenders for some time" the HTW November report states.
"The general consensus appears to be that several markets are overheated and a correction could be a major economic issue for Australia.
"The recent move to increase the interest rate for investors has had the effect of subduing the ardour from some investors to portfolio build, likely the prime goal of the rise.
"While the actual increase itself is minor, the psychological effect is something more substantial.
"We have had a long sustained period of interest rate decreases."
The HTW report highlights that the last increase by the RBA dates back to November 2010 and since that time investors have seen capital values rise, rental rates rise and portfolio values increase with little to no effort.
"To suddenly see an interest rate increase is a fundamental shift in mindset that may rock a few and place on the back foot those investors who have leveraged their portfolios too high."
The report goes on to suggest that discussions with agents indicate that investor enquiry in the Hunter is waning slowly.
"Previously agents could sell investment stock to a list on a database without the irritating hard work that open homes and general listing duties generally require.
"Instead of setting a price on the off chance that someone takes the hook, prices now require a little bit of prep work prior to unleashing them on the market.
"One might say that purchasers are at that point where they are exercising a small, but increasing amount of power to be choosy. Are the days of the seller’s market over?
"We aren’t that keen to declare that statement fact yet, but fledgling signs are there, as if a tiny seedling is emerging in the first few days of spring from the damp, steaming ground.
"What could stop it? Why, your retired dad doing you a favour and attacking your weeds with Roundup TM of course.
"Nothing like dad maintaining a garden.
"Rental rates in the Hunter region have been stagnant for a period of time now, unless you are in an area impacted by mines where the rates have been falling for a number of years now", says the HTW November review.
"Rental rates are one side of the yield/value/income triangle."

The Bunnings warehouse in outer Brisbane's Springfield Central has sold to an undisclosed Melbourne investor for more than $40 million.
The retail outlet, 75 Southern Cross Circuit, Springfield, was sold through an expressions of interest managed by Peter Tyson and Jon Tyson from Savills Queensland.
The 15,972sqm store opened in August and was sold with new 12-year lease with options.

Bunnings Springfield Central warehouse sale nets over $40 million

Malcolm Edey, the RBA Assistant Governor (Financial System) spoke at the Australian Property Institute's Queensland Property Conference last week on the risks in commercial property.
"Historically this has been a common source of financial instability both here and abroad," he told the huge gathering.
"During the height of the GFC, Australian banks remained in comparatively good shape but they did suffer a noticeable deterioration in asset performance, with the aggregate non-performance rate rising to just under 2 per cent of loans.
"A significant part of that deterioration was in commercial property lending; impaired commercial property exposures accounted for around 30 per cent of Australian banks' non-performing domestic assets at that time."
He noted that after the post-crisis downturn, the commercial property sector was again experiencing strong investor demand, and bank lending to the sector is increasing. 
"However there are a number of signs of increasing risk.
"Trends in commercial property prices and rents have been diverging over the past few years, with prices continuing to rise while rents have been flat to down (Graph 4).
 "As a result, yields have declined. At the same time, vacancy rates have been increasing.

He noted as with the housing market, conditions have not been uniform across the country, and they have been noticeably firmer in Sydney and Melbourne than in other centres.
"But in aggregate, the major categories of commercial property have all seen downward pressure on yields over recent years.
"Strong demand from foreign buyers has contributed to this, reflecting the global environment of low interest rates and ‘search for yield’ (Graph 5). 
"The risks appear manageable at this stage, but they underscore the need for sound lending practices and for appropriate prudence by investors."

Part of the City of Fremantle's $275,000 upgrade of the High Street Mall includes public seating and tables, bike parking facilities and better lighting.
The upgrades, slated to finish by the end of the year, are part of a local re-branding and refresh of the area, according to Fremantle manager of economic development and marketing, Tom Griffiths.
He said there’s also been some great work by landowners in preserving and improving the heritage components of some of the mall’s buildings, particularly in the Manning and Atwell Arcades.
“We’re also partnering with the owners of Atwell Arcade to implement an interactive public art piece we hope will become a key feature and talking point of the new-look mall. We expect to have this installed later next year,” he said.
“Over the past year the City has worked with landowners to devise a strategy to enhance the mall, which we all agreed was looking tired and in need of some attention. Part of this was landowners re-branding the mall and developing targeted leasing strategies to attract the right mix of retailers."

The property at 277 William Street is within the core legal precinct, adjacent to Flagstaff station.
It was sold through CBRE by Melbourne property player Harry Stamoulis who paid $7.8 million in 1999. 
The 12 level building with 32 basement car parks has a total 12,071 sqm of net lettable area.
At acquisition, the asset is 90 per cent occupied with a 3.5 year WALE, said divisional director of EG Daniel Farley.
Anchored by strong tenants, Shine Lawyers, Medibank and Tenix Solutions, the William Street property is the first Melbourne CBD office asset within the fund.

Perhaps more importantly, the question should be what defines a bankable property developer?
The truth is, there are all types of property developers out there, from the opportunistic once off family affairs to the long-term specialist, the small one-man band operator to the listed behemoths, from the successful partnership to the passive investment fund. But the important thing that defines them all is whether or not they achieve their objectives and how the successful ones go about it? 
Most would respond that having the financial wherewithal and the skills to turn a sound profit represent the benchmarks but they are just a single solution one measure of success. But a big balance sheet is not always available and a lot of factors outside of the control of the developer can influence the ultimate profit, which of itself is not always the key measure of success.
What is critical is an ability to control or positively influence the various processes involved in the process and to cope with unforeseen problems positively in order to reach the desired outcome. As a property developer, your primary role is to “manage risk” and that is the true measure of your ability as a developer and ultimately leads to ‘bankability”.
Hopefully you will get a reward for taking that risk and in most instances that is reflected as profit. You invest $1M to buy a site, borrow another $4M to build some concrete boxes and hopefully you sell them for $7M so that after paying the associated GST and selling fees you realise a profit of $1M.
You have risked $5M and 15 months of your life to make $1M in profit. Sounds simple and sometimes it can be but there are many obstacles that can thwart that outcome. What defines you as both a successful and bankable developer is how prepared and able you are to deal with those potentially unforeseen obstacles.
Many developers serve an apprenticeship working for a major corporate developer, an architectural practice or in real estate, where as a single cog in the big machine they learn one or two key roles, get promoted into another specific area of responsibility and progressively develop many of the skills involved in the total process. After a while they build up enough experience and decide its time to go it alone. But more often than not they have not been exposed to all the processes involved and have relied on others with the requisite skills to deal with the issues in those areas.
So, however it is that you find yourself in the role of developer, the key skill required for success is actually the ability to identify and manage all the risks associated with the process, especially those where you are not the expert. Importantly, the ability to identify where you don’t have the requisite skills and to then secure the right resources required to deal with those issues is what really defines a successful and as a result, bankable developer.
There are many ways to solve the problems such as contracting the right consultants or employing the right people to deal with the process but the skill is actually knowing when you will need help and securing it before it becomes an issue and in the best way to protect your investment in the project. You don’t need to be the expert in every facet of the process, but you do need to be able to identify how, where and when to bring one in to efficiently deal with a problem before it becomes one, not after the fact.
When you are able to demonstrate to a banker that you understand all of the risks involved in the development process, have carefully assessed how they may influence your project outcome and how you can deal with them if they arise, you are well down the road towards getting the kind of funding you want and more importantly, on the terms that you want.
