<p>When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.</p>

<p>But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.</p>

<p>As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.</p>

<p>For apartment residents, that can present a challenge.</p>

<p>If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.</p>

<p>That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. <p>For buyers, it's a reminder that the best apartment features aren't always the most obvious.</p>

<p>A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.</p>


The apartment feature many buyers don't think about, until their first missed delivery

<p><a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.</p>

<p>Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.</p>

<p>A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.</p>

<p>The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.</p>

<p>Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.</p>

<p>The architects say landscape is intended to be integral to the building rather than an applied element.</p>

<p>"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."</p>

<p>"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."</p>

<p>Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.</p>

<p>HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.</p>


HG Developments doubles down in Newstead with second Maud Street apartment development

<p>Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.</p>

<p>But in many cases, that's not actually what those sustainability ratings guarantee.</p>

<p>Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.</p>

<p>In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.</p>

<p>That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.</p>

<p>The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.</p>

<p>Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.</p>

<p>Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.</p>

<p>Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.</p>

<p>"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.</p>

<p>"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.</p>

<p>"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."</p>

<p>Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.</p>

<p>Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.</p>

<p>"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.</p>

<p>"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.</p>

<p>"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."</p>

<p>For apartment buyers, the shift is also changing the questions worth asking.</p>

<p>Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?</p>

<p>As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.</p>


What does it really mean for a building to be 'green'?

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p>Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.</p>

<p>They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;</p>

Average mortgage size soars: Pete Wargent

<p><span>According to the National Visitor Survey and the International Visitor Survey, Noosa had more than 2.1 million visitors in the year ending September 2015, spending more than $869 million which is expected to rise to $1 billion by 2016.</span></p>

Metcash list shopping centre for sale on Sunshine Coast

<p class="Body">Sydney home owners can feel confident that their property values will hold up amid the gradual wind-down of the price boom.</p>
<p class="Body">There are two reasons. One is that economists are predicting values will fall. Given their track record of getting it wrong on real estate, we can be fairly sure values won’t decline.</p>
<p class="Body">The other reason is the historic precedent. Sydney has had big price booms before and when the bull run ended, there was no decline in values. Prices simply stopped growing.</p>
<p class="Body">I fully agree with the growing list of pundits calling the end to Sydney’s boom. I’ve been writing about it for the past 5-6 months.</p>
<p>On 21 May I wrote in this column: “It was inevitable that Sydney would run out of puff eventually and the most likely time for it to happen was in the third year of price growth – which means some time this year. It’s rare for major markets to sustain a boom for any longer than that.<span style="line-height: 1.3em;"> </span></p>
<p>“I’ve just finished the research for the latest edition of The Price Predictor Index, examining market activity in suburbs and towns across the nation, and it indicates Sydney has begun a gradual fade.”</p>
<p class="Body">That view was subsequently confirmed by sales figures for the June Quarter, which continued the pattern seen in the March Quarter figures. It’s clear now that, in terms of sales activity, Sydney peaked in the December Quarter last year and has been on a gradual fade ever since.</p>
<p class="Body">But does this mean prices will collapse? Not if 2004 is any guide.</p>
<p class="Body">The preceding 2-3 years represent the last time Australia had a genuine national property boom. In 2002, six of the eight capital cities recorded double-digit growth in median house prices, including three (Sydney, Brisbane and Adelaide) where prices grew more than 20%. The national average rise was 18%, double the average rise in the past 12 months.</p>
<p class="Body">The following year was even more prolific. In 2003, all eight capital cities recorded growth of at least 13%. Five of capital cities grew more than 20% and the city average that year was a 19% rise.</p>
<p class="Body">The past 12 months, in comparison to those stellar years, have been rather tame, with only Sydney recording double-digit growth (although some research sources have Melbourne nudging above 10%). Media hysteria suggesting we have been in the midst of an unprecedented national boom lately is quite ludicrous when we consider the 2002-2003 scenario.</p>
<p class="Body"> <span style="line-height: 1.3em;">The bottom line, however, is this: by 2004 the boom had run out of steam. Economists, journalists and other pontificators were routinely predicting a collapse in prices. But it didn’t happen. The growth subsided but there was no price decline.</span></p>
<p class="Body">Earlier this year I conducted a research exercise for a client, examining media coverage of real estate since the beginning of the 21<sup>st</sup> Century and comparing it to actual outcomes.</p>
<p class="Body">This revealed that reports of bubbles, unsustainably high property values and inevitable price collapse have occurred constantly in Australian media over the past 15 years.</p>
<p class="Body">Every economist complaining that property prices should fall because they don’t comply with their theory about where prices should be has been given airplay.</p>
<p class="Body">Every overseas spruiker seeking to drum up attention for a book launch or a seminar tour has gained massive publicity by forecasting that our property values were about to decline 40%, 50% or 60%. One was silly enough to predict a 90% drop in land values and media was silly enough to publish it.</p>
<p class="Body">None of them was right. Despite that relentless production line of doomsday headlines stretching across 15 years, there has been no Armageddon in Australian real estate.</p>
<p class="Body">So, now the chattering economists are at it again. No matter how many times they get it wrong on real estate, they will continue to step up for another bout of false profiteering.<span style="line-height: 1.3em;"> </span></p>
<p class="Body">The boffins at Macquarie Bank have rolled out some very specific forecasts about something they call “Australian property prices”. They’re going to start falling in March next year. And the decline won’t be 5% or 6% or somewhere in the band from 5-10%, it will be exactly and precisely 7.5%.</p>
<p class="Body">Will they be proven accurate? Not a chance.</p>

<p><span style="line-height: 1.3em;">The commercial properties, 83–113 Batman Street, 371 Spencer Street, 355 Spencer Street and 102 Jeffcott Street, comprise substantial commercial buildings and benefit from existing income in their current form, as well as significant redevelopment potential to accommodate a landmark high rise project.</span></p>
<p>CBRE’s Mark Wizel, who is selling the entire site together with Josh Rutman, Kiran Pillai, Julian White and Lewis Tong, said the property had significant potential to redefine West Melbourne’s residential market.</p>
<p>“This site – one of the largest to be offered this year – will transform the landscape at the Melbourne CBD’s western frontier, with the development of a premier residential development repositioning it as one of the city’s most sought after postcodes,” he said.</p>
<p>“The diversity of the offering will attract strong interest from a diverse pool of buyers, with its current income offering a secure investment, whilst also holding scope for a number of development opportunities.”</p>
<p>He said a number of larger state owned enterprises from mainland China were currently in the market with mandates for larger Melbourne sites that provide scale and the ability to stage a project over time.</p>

Sydney highlighted in 12 Cities report: Savills Research

<p><span>Property industry salary rises are creeping up, according to the findings in the Avdiev Property Industry Remuneration Report 2015 October update.</span></p>
<p><span>Salary rises vary across market sectors and seniority of staff, it found.</span></p>
<p><span>Real estate agency senior staff and built environment consultant mid- level staff and juniors were the major recipients. </span></p>
<p><span>Senior employees have been the beneficiaries of the usual full pay increases granted in the last reviews, most other levels of staff have enjoyed a 3% pay rise with the notable exception of the retirement living/aged care market sector, where only junior staff were given a 3% pay increase.</span></p>
<p><span>The median annual pay rise of 3% across all property, investment and construction markets and the built environment consultants has not varied since last year.</span></p>
<p><span>Predictions for next year continue at 3% overall, but property development higher for all levels.</span></p>
<p><span>Short term and long term incentives have remained unchanged for majority of senior staff and forecast to remain the same for 2016.</span></p>
<p><a href="https://www.avdiev.com.au/" target="_blank">The authoritative 29th report</a> found 71% of responding companies were happy with their recent business performance.</p>
<p><span>“Business and consumer confidence have improved recently” said Rita Avdiev, Managing Director of The Avdiev Group, remuneration consultants. </span></p>
<p><span>“This is particularly evident in NSW where the whole property and built environment consulting industry is buzzing in every market sector.”</span></p>
<p><span>The latest Avdiev Remuneration Report October Update, the product of a formal Australia wide survey of property, investment, construction employers and built environment related consulting companies, finds that business conditions have improved for 52% of respondents and remained stable for 41%.</span></p>
<p><span>Only 7% reported a drop in company performance from 12 months ago. </span></p>

Property industry salaries rising: Avdiev

<p><span style="line-height: 1.3em;">The sheer weight of capital being poured into Australian commercial property was impacting on pricing and yields, Christine Phillips, the head of asset management at AustralianSuper says.</span></p>
<p><span style="line-height: 1.3em;">It meant buyers had to make questionable assumptions about rent and core tenancy demand to justify their acquisitions, she advised as reported by the </span><em style="line-height: 1.3em;">Australian Financial Review </em><span style="line-height: 1.3em;">during a Property Council lunch in Melbourne on Tuesday.</span></p>
<p><span>"I see a potential unwinding of those assumptions, particularly in the office market," she said.</span></p>
<p><span>In an office market like Sydney, more supply has been mooted for a market that arguably does not need any more, she added.</span></p>
<p><span>Ms Phillips said growth opportunities were better in offshore markets.</span></p>
<p><span>"We have mandates to invest in UK office and retail property, US office, retail and multi-family accommodation and to invest in Europe," she said.</span></p>
<p><span>"Access to these types of assets is just not there in Australia."</span></p>

AustralianSuper says better commercial property opportunities offshore

<p><span lang="EN-US">A KFC outlet at Menai Central retail complex in Sydney’s southern suburbs has been sold <span lang="EN-US">by the </span><span lang="EN-US">Sentinel Property Group </span>for $3.05 million to a private investor through Burgess Rawson</span><span lang="EN-US">.</span></p>
<p><span lang="EN-US">Sentinel, </span><span>which acquired the Menai Central in 2013, sub-divided and now sold off the drive-through KFC takeaway food outlet. </span></p>
<p><span>The 684 square metre property is tenanted by KFC on a long-term lease until December 2022</span></p>
<p><span>It is set on 2,003 square metres </span><span lang="EN-US">on the corner of Old Illawarra and Menai Roads in the Sutherland Shire.</span></p>
<p><span lang="EN-US">The Menai Centre has 10,796 square metres of retail space </span><span>with </span><span lang="EN-US">275 car parks, underpinned by long leases to major national retailers including Dan Murphy’s, IGA, Supercheap Auto and </span><span>Bank of Queensland.</span></p>
<p><span lang="EN-US"><span>Sentinel’s unlisted property funds deliver an average net distribution across its entire portfolio of 11.5% per annum. </span></span></p>

Sentinel sells KFC Menai outlet for $3 million through Burgess Rawson

<p><span>A local developer has paid $5.04 million to outbid a number of offshore groups for a potential development site with Hoddle Street frontage.</span></p>
<p><span>The deal on the vacant possession showroom was brokered by Savills agents Nick Peden and Jesse Radisich.</span></p>
<p>The corner <a href="https://www.realcommercial.com.au/property-land+development-vic-abbotsford-501678049" target="_blank">218-228 Hoddle Street</a> property, with two street frontages, was a likely candidate for redevelopment, although the purchaser had not revealed any plans. </p>
<p><span>Jesse Radisich said the 1161 square metre property included frontage of 30 metres to Hoddle Street and 38 metres to Stafford Street, with a Commercial 2 zoning allowing for office, some manufacturing uses, bulky goods and other retailing uses.</span></p>
<p><span>The property attracted over 100 enquiries.</span></p>
