Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.

They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;

Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.

They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.

Even in the low seasons of May and June, occupancy levels reach around 40 per cent.

The upgrades, slated to finish by the end of the year, are part of a local re-branding and refresh of the area, according to Fremantle manager of economic development and marketing, Tom Griffiths.
He said there’s also been some great work by landowners in preserving and improving the heritage components of some of the mall’s buildings, particularly in the Manning and Atwell Arcades.
“We’re also partnering with the owners of Atwell Arcade to implement an interactive public art piece we hope will become a key feature and talking point of the new-look mall. We expect to have this installed later next year,” he said.
“Over the past year the City has worked with landowners to devise a strategy to enhance the mall, which we all agreed was looking tired and in need of some attention. Part of this was landowners re-branding the mall and developing targeted leasing strategies to attract the right mix of retailers."

Fremantle's High Street Mall upgrade continues

EG Funds Management (EG) has acquired a commercial office building in Melbourne CBD for $45.9 million for its Core Plus Fund No. 1.
The property at 277 William Street is within the core legal precinct, adjacent to Flagstaff station.
It was sold through CBRE by Melbourne property player Harry Stamoulis who paid $7.8 million in 1999. 
The 12 level building with 32 basement car parks has a total 12,071 sqm of net lettable area.
At acquisition, the asset is 90 per cent occupied with a 3.5 year WALE, said divisional director of EG Daniel Farley.
Anchored by strong tenants, Shine Lawyers, Medibank and Tenix Solutions, the William Street property is the first Melbourne CBD office asset within the fund.
Th property is the seventh acquisition for the Core Plus Fund No. 1.

Perhaps more importantly, the question should be what defines a bankable property developer?
The truth is, there are all types of property developers out there, from the opportunistic once off family affairs to the long-term specialist, the small one-man band operator to the listed behemoths, from the successful partnership to the passive investment fund. But the important thing that defines them all is whether or not they achieve their objectives and how the successful ones go about it? 
Most would respond that having the financial wherewithal and the skills to turn a sound profit represent the benchmarks but they are just a single solution one measure of success. But a big balance sheet is not always available and a lot of factors outside of the control of the developer can influence the ultimate profit, which of itself is not always the key measure of success.
What is critical is an ability to control or positively influence the various processes involved in the process and to cope with unforeseen problems positively in order to reach the desired outcome. As a property developer, your primary role is to “manage risk” and that is the true measure of your ability as a developer and ultimately leads to ‘bankability”.
Hopefully you will get a reward for taking that risk and in most instances that is reflected as profit. You invest $1M to buy a site, borrow another $4M to build some concrete boxes and hopefully you sell them for $7M so that after paying the associated GST and selling fees you realise a profit of $1M.
You have risked $5M and 15 months of your life to make $1M in profit. Sounds simple and sometimes it can be but there are many obstacles that can thwart that outcome. What defines you as both a successful and bankable developer is how prepared and able you are to deal with those potentially unforeseen obstacles.
Many developers serve an apprenticeship working for a major corporate developer, an architectural practice or in real estate, where as a single cog in the big machine they learn one or two key roles, get promoted into another specific area of responsibility and progressively develop many of the skills involved in the total process. After a while they build up enough experience and decide its time to go it alone. But more often than not they have not been exposed to all the processes involved and have relied on others with the requisite skills to deal with the issues in those areas.
So, however it is that you find yourself in the role of developer, the key skill required for success is actually the ability to identify and manage all the risks associated with the process, especially those where you are not the expert. Importantly, the ability to identify where you don’t have the requisite skills and to then secure the right resources required to deal with those issues is what really defines a successful and as a result, bankable developer.
There are many ways to solve the problems such as contracting the right consultants or employing the right people to deal with the process but the skill is actually knowing when you will need help and securing it before it becomes an issue and in the best way to protect your investment in the project. You don’t need to be the expert in every facet of the process, but you do need to be able to identify how, where and when to bring one in to efficiently deal with a problem before it becomes one, not after the fact.
When you are able to demonstrate to a banker that you understand all of the risks involved in the development process, have carefully assessed how they may influence your project outcome and how you can deal with them if they arise, you are well down the road towards getting the kind of funding you want and more importantly, on the terms that you want.

What defines a successful property developer? HoldenCAPITAL

The commercial office market in the ACT remains in a state of flux with different messages being transmitted from government, says valuation firm Herron Todd White.
"Overall the commercial sales market remains strong at the top end with four significant sales occurring in the city and others in the wind", says the HTW report.
"The sales include two Mirvac holdings, remnants of the former Capital Property Trust.
"A property at 54 Marcus Clarke Street sold for $14.2 million with a WALE of circa two years and a yield of 9.7%.
"It is understood the purchaser, Centura Metro, has an open mind relating to this property with a residential conversion a possibility," says the report.
The report adds that Centura Metro also purchased 60 Marcus Clarke Street for $49.6 million with a similar WALE and a yield of 8.7%.
"We understand their intent is to retain this property as a commercial holding with some consideration to erecting additional space over the car park", says the HTW report.
"The property at 64 Allara Street sold for $16.8 million on a yield of 7.6% and a WALE of 4.6%.
"The purchaser was the Cromwell Property Group who we suspect was attracted by the yield."
The month in review says the political environment appears to have stabilised with the appointment of Malcolm Turnbull as Prime Minister however concern remains about the size of government and the accommodation strategy being adopted.
"The aborted tender for accommodation to house the Department of Immigration and Border Protection is a recent example.
"The tender cost participants substantial time and capital only to see the tender aborted and that time and money wasted.
"The decision came about due to local agitation from traders in Belconnen, the home of Immigration, when there was a real possibility that the combined department would move."
The HTW report also notes that it was decided that in the future all moves of the size proposed must also include a social impact statement.
"The result is that the overall vacancy of office accommodation remains high in the ACT and includes substantial space adjacent to the airport.
"Whether this tender will re- emerge is not known."
The report suggests that there are a number of properties in the CBD with leases to departments with less than two years remaining and the market watches retention outcomes with interest – will the tenant remain?
"Will the tenant be encouraged to move to premises held by government under long term leases which are not occupied in part or whole?
"The jury is out, however the lease over 10 - 12 Mort Street has been extended by a further eight years, expiring in 2017, giving security to both parties.
The report concludes by suggesting the sales mentioned above indicates a willingness to secure premises in Canberra even where the WALE is substantially reduced, provided the price is right.

Top end commercial sales market remains strong in ACT: HTW

The vendor is leasing back the property for the next 12 months as he would be building a new facility in the TradeCoast precinct, said Ray White Industrial Milton principal Stephen Ferguson.

“The property is securely fenced and gated and enjoys excellent exposure to Lytton Rd with huge signage possibilities,” Ferguson said.

The centre is anchored by Kmart and complimented by mini-major retailers, including Best &amp; Less, The Reject Shop, Gambier City Chemmart Pharmacy, 37 specialty shops, two kiosks and four ATMs.
Mount Gambier Central is a single-level predominantly enclosed and air-conditioned shopping centre developed in 1986. Upgrades in 1997 and 2010 provided modern entrances, malls and store fit-out.
It has a gross lettable area of 12,781 square metres plus decked parking for 532 cars.
The selling agents were Peter Isaksson, Rino Carpinelli and Steven Lerche of Savills.
Carpinelli said the sale highlighted the strong investor demand for well located, high quality sub-regional shopping centres.
“This centre is well supported by local and passing trade due to its strategic positioning in the heart of the Mount Gambier CBD, a major regional town servicing some 65,000 residents and a key transport hub mid-way between Adelaide and Melbourne,” he said.
The property’s large site of 2.924 hectares also provides the potential to redevelop the vacant pad site adjacent to the main shopping centre.

A securely let retail property within the Ormond Village shopping strip in Melbourne has been snapped up by a private investor at a yield of 3.1% at auction.
Located at <a href="https://www.realcommercial.com.au/property-retail-vic-ormond-501705825" target="_blank">750 North Road</a>, the property comprises a single level, 180 square metre building on a 220 square metre site with parking at the rear and frontage to North Road.
The property was sold subject to a five-year lease with a further five-year option to Coffee Tribe at a rental of $22,000 per annum net.
The winning bid was for $690,000, more than $90,000 above the vendor’s reserve, said selling agent George Takis of Teska Carson.
"This was a property which drew very good enquiry due to the very affordable price range, the fact that it offered the security of a virtually new five-year lease, and the general market factors such as low interest rates, share market volatility and the recent increase in non-residential investment," said Takis.
