Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.

They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;

Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.

They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.

Even in the low seasons of May and June, occupancy levels reach around 40 per cent.

CBRE negotiated the sale on behalf of Melbourne fashion label, White Suede, with the sale subject to a two year leaseback.
Located at 47 Cubitt Street, the 271 square metre three-level office/showroom was offered to the market via a public auction campaign, however, the sale was negotiated prior to auction.
The competitive pre-auction bidding contributed to the price equating to approximately $11,600 per square metre over the land and $7,800 per square metre over the building.

Surfers Paradise hotel development site for sale

Owner-occupier Quicklift Garage Doors has paid $2.96 million for an office and warehouse facility at Mulgrave in Melbourne’s south-east.
The deal was brokered by Savills agent Daniel Kelly.
Located within Enterprise Park, the 61-63 Glenvale Crescent property comprises a 2775 square metre office/warehouse, which includes 2375 square metres of warehousing on a 5741 square metre site with 50 on-site car spaces.  
Kelly said Quicklift had been in the market for more than 12 months, with a requirement to find a property which was well located to key arterials and that would accommodate the company‘s consolidation of operations from two other locations.
"Like a significant number of companies, Quicklift wished to take advantage of low interest rates to move from multiple smaller locations and wished to rationalise its current operations into one modern facility," he said.

Braddon office building tipped for $60m plus sale

The Starbucks coffee chain has leased one of the top corner retail locations on Manly Beach.
It has leased the Ocean Beach Tea Rooms at 110 The Corso.
Despite seemingly receiving a lukewarm reception from local residents, Colliers International agents Blake Harey and Scott Smith secured the chain as tenant for a local investor landlord.
The 152 square metre ground floor retail space that features heritage facades has been leased for seven years, with the option to extend.
They did not rent the first floor wraparound balcony, which remains vacant.
Industry sources estimated that the site would fetch an annual rent of more than $3000 per square metre, according to the local paper.

Starbucks leases at Manly Beach

The amount of office space leased across major Australian markets increased 21 percent year to date till September, helped by strong demand from small businesses — mainly the IT sector, according to real estate firm Colliers International.
According to Colliers International’s latest Office Demand Index, 448,163 sqm of office space was leased nationally as of September YTD 2016. 
A huge majority, 85 percent, of these leasing deals involved businesses looking for less than 1,000 sqm of office space. 
“Year to date, the Sydney and Melbourne markets have seen heightened activity for small businesses,” said Simon Hunt, managing director of office leasing, Colliers International. 
“A growing number of small businesses are looking to establish their headquarters in Australia’s two major markets, with the IT industry leading the way.”
A significant proportion of leasing deals concluded to date in 2016 involved businesses within the IT sector, with this group accounting for the third greatest amount of area transacted, following the always-prevalent state government and legal sectors. 
Colliers International’s Office Demand Index recorded 465,162 sqm of demand in Q3 2016, a 13 percent decrease compared to Q3 2015 with 79 percent of the total demand under 1,000 sqm. 
The number of enquiries recorded year to date, however, rose by 8 eprcent on the previous year, with the amount of space enquired for increasing by 3 percent. 
Sydney recorded 210,407 sqm of demand, up 22 percent on Q3 2015, while Brisbane recorded 31,380 sqm of demand – a 31 percent increase from Q3 2016 to Q3 2015. In Canberra, demand rose 27 percent year on year to 14,260 sqm.
Melbourne saw a 38 percent decrease in enquiry, from 239,594 sqm in Q3 2015 to 149,320 sqm in Q3 2016. 
“Even though Melbourne recorded a drop in demand for Q3 2016, the amount recorded still  surpassed that seen in Q1 2016 and Q4 2015,” Hunt said. 
In Adelaide, enquiry fell 33 percent from 50,704 sqm in Q3 2015 to Q3 2016 and Perth saw a decrease of 53% from 35,595 sqm of enquiry in Q3 2015 to 16,663 sqm in Q3 2016.

Small businesses drive office leasing deals 21 percent on prior year: Colliers International

The disruptive proptech company, the British real estate agency Purplebricks has set up office in Sydney, though its business is pitched currently elsewhere.
It has secured a short-term lease for a 300sq m office to use as its first headquarters in the the Coca-Cola building on Macquarie Street. 
Cadigal Office’s Nicholas Mulcahy and Knight Frank’s Jessica Roberts negotiated a gross annual rent of $550 a square metre.
Given its is set to be converted into luxury apartments, the group's lease is for six months to March 2017.
It reportedly could not find suitable larger premises in a tight Sydney office market.
The company will seek about 600 square metre space next year. 
After establishing a presence in Melbourne and Brisbane, Purplebricks will be rolled out to Sydney and the other capital cities 
The Australian business is being led by Ryan Dinsdale, the former marketing director of Virgin Money.
London-based Purplebricks chief executive officer Michael Bruce reckons Australia's "infatuation" with real estate, but dislike of the way traditional estate agents operate, will fuel the success of his company.
The British estate agency, which operates a fixed-cost, high-tech model, was recently launched with 50 "local property experts" and a $17.2 million marketing budget to spread the word among home sellers.
They will be charged a flat $4500 fee to sell their home through Purplebricks.
For those selling a $614,000 median-priced home (according to the ABS), this will be $11,500 cheaper than if they used a traditional estate agent charging a 2.2 percent commission.
Home sellers will also get access to Purplebricks' bespoke online platform

A Woolworths-anchored shopping centre in Queensland’s Noosa is on the market through Savills and CBRE.
The <a href="https://www.realcommercial.com.au/property-retail-qld-tewantin-502139610">86 Poinciana Avenue, Tewantin, Qld 4565</a> property is fully leased with tenants comprising leading brands such as Gloria Jeans Coffee, Subway and BWS.
The 3,106 sqm shopping centre was completed in 2006 and 80% of the gross floor area is leased to Woolworths and BWS. Woolworths is on a 20-year lease with options until 2046.
The shopping centre earns a net income of $1,022,294 pa and is in the “high street” precinct close to Noosa Heads, according to the property’s description.
The property was last traded in 2013 for $12 million, according to CoreLogic RP Data.
The shopping centre presents a rare opportunity to enter the tightly held Noosa market. It is for sale by expressions of interest closing November 10.
The listing agents are Jon Tyson and Peter Tyson of Savills and Joe Tynan and Peter Rossi of CBRE.
The Poinciana Place Shopping Centre, anchored by Woolworths, includes an additional 10 tenants – offering a long WALE of 8.05 years by area and 6.59 years by income.

Earlier this year there was the $16 million sale of the Noosa Junction Plaza shopping centre on the Sunshine Coast.
It has been snapped up by OzProp, an acquisitive Queensland-based boutique property investment firm.
The neighbourhood shopping centre is at the gateway to Noosa Heads, anchored by a SUPA IGA supermarket and Target Country store.
The sale of the asset was negotiated by Peter Tyson, the third time he and Savills have sold the centre over many years.
A fully tenanted shopping complex at Tewantin on the Sunshine Coast sold at auction late last year for $6 million after being put on the market for the first time since it was built more than 20 years ago.
The Noosa Outlook Shopping Centre at 63 St Andrews Drive, Tewantin, was sold to a private investor by Ray White Commercial Noosa and Sunshine Coast North Directors Paul Butler and Paul Forrest on behalf of a local investor for a passing yield of 7 per cent.
Paul Forrest said the marketing campaign for the IGA Supermarket anchored shopping complex attracted almost 100 enquiries and there were eight registered bidders at the on-site auction.
“More than 50 people attended the auction and we had particularly strong interest from local investors who recognised the strength of the centre which is returning net rental income of approximately $421,000 per annum,” he said.
