<p>A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.</p>

<p>The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.</p>

<p>Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.</p>

<p>Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.</p>

<p>Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.</p>

<p>Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.</p>

<p>Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.</p>

<p>The appeal of Rainbow Bay has extended well beyond the surfing community.</p>

<p>International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".</p>

<p>The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.</p>

<p>Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.</p>

<h2>Boutique project draws owner-occupiers</h2>

<p>Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.</p>

<p>The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.</p>

<p>Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.</p>

<p>The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.</p>

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

<p>S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.</p>

<p>After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.</p>

<p>Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.</p>

<p>He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.</p>

Who's who of buyers revealed as Esprit Rainbow Bay settles

<p>Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.</p>

<p>The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.</p>

<p>The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.</p>

<p>Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.</p>

<p>“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass.<br />
<br />
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”</p>

<p>He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.</p>

<p>Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.</p>

<p>The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;</p>

<p>New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;</p>

<p>Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.</p>

<p>"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;</p>

<p>NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;</p>

<p>Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.</p>

<p>For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.</p>

<p>Online shopping has become one of the clearest examples of that change.</p>

<p>Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.</p>

<p>While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.</p>

<p>Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.</p>

<p>SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.</p>

<p>"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.</p>

<p>"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."</p>

<p>The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.</p>

<p>The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.</p>

<p>The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.</p>

Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.</p>

<p>At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.</p>

<p>Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.</p>

<p>The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.</p>

<p>The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.</p>

<p>Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p>Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.</p>

<p>They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;</p>

<p>Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.</p>

<p>They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.</p>

<p>Even in the low seasons of May and June, occupancy levels reach around 40 per cent.</p>

<p class="first">Broken Hill mayor Wincen Cuy told ABC News said offloading the film studio was more important for council's financial health than getting a high offer.</p>
<p>"Would I do anything different? No, but it's time to move on and see where we can go from here," he said.</p>
<p>"I think there's probably something like $260,000 worth of depreciation per annum on that.</p>
<p>"If we can get rid of that, that comes off our books immediately and then we start trading a little bit closer to a break-even situation."</p>

Broken Hill film studios sold off

<p>A retail property, comprising a McDonald’s and 7-Eleven service station, that fronts directly onto the Gold Coast Highway at Palm Beach on the Gold Coast, has been sold for $8.525 million.</p>
<p>Set on a 3,011sq m corner site, the property is located at the intersection of 19th Avenue, the major east-west intersection at Palm Beach.</p>
<p>The property was sold by Jon Tyson and Michael Harcourt of Savills to a local private investor following a marketing campaign that generated over 250 enquiries and eight offers.</p>
<p>The sale reflects a sharp yield of 5.46 percent.</p>
<p>Jon Tyson said the Palm Beach property presented an extremely rare retail offering, 100% leased to dual national anchor tenants and with exposure to more than 34,000 passing vehicles daily.</p>

<p>He said both McDonald’s and 7-Eleven have both occupied the site since it was developed in 2001.</p>

Savills sell Palm Beach McDonalds for $8.525 million

<p>Tasmania is a fine example of the adage that it’s easy to get a bad reputation but very hard to lose it. </p>
<p>The days of Tasmania being the basket case economy of Australia are gone, as are the days when investors steered clear of Hobart as a place offering no growth.</p>
<p>I’ve been advocating the merits of investing in Hobart for the past 18 months or so, based on the marked improvement in the state economy and the status of Hobart as the capital city with the lowest prices, tightest vacancies and highest rental yields.</p>
<p>Hotspotting’s regular research into sales activity has noted the rise in sales volumes in Hobart (and also in Launceston and Devonport) this year.</p>
<p>I’ve felt a bit like a voice in the wilderness, given that Hobart and Tasmania is a pretty hard sell. It’s very hard to shift entrenched attitudes, particularly as your average punter isn’t terribly well informed.</p>
<p>So how refreshing to see the latest research-based report from Simon Pressley of Propertyology. </p>
<p>He says: “Hobart is Propertyology’s tip to be Australia’s best-performed capital city property market in 2017."</p>
<p>“An under-rated economy, limited properties for sale, the tightest vacancy rates in Australia, a more controlled housing supply pipeline than mainland cities, and increased buyer activity are expected to drive property prices and rents higher.</p>
<p>“We have been actively investing in Hobart for a while and our buyer’s agents have observed first-hand price growth of 8 to 10 per cent over the past 12 months. We can only see buyer activity further intensifying and forcing stronger growth over the next couple of years.”</p>
<p>And Pressley makes this forecast for next year: “On an all-things-being-equal basis, double-digit price growth is well and truly on the cards for Hobart in 2017.”</p>
<p>He says the significant retraction in properties listed for sale has made it increasingly difficult for our buyer’s agents to find suitable properties for investors. “Properties are generally selling within a week of listing and often going for prices well above our own appraisal range. The market is red hot.”</p>
<p>All this is happening on the back of improving economic performance. There is now a long list of reports from name brands which have noted the improvement in the underlying fundamentals.</p>
<p>The latest to confirm that view is CommSec’s <em>State of the States</em> report, which notes Tasmania’s population growth is the fastest in five years and the state no longer ranks last overall. </p>
<p>“Tasmania has improved from 8<sup>th</sup> to 7<sup>th</sup> on the rankings,” it says. “Tasmania is 4th ranked on two indicators and 5<sup>th</sup> on three indicators. Annual growth on home lending is the strongest in the nation at 10.3%. Both home loans and home prices are lifting.”</p>
<p>State Treasurer Peter Gutwein says the report card is the best in five years. “But there is still a long way to go,” he says. He’s right, but a significant turnaround has been achieved already.</p>
<p>Another positive indicator for Tasmania is the level of infrastructure and construction work. The Deloitte Access Economics <em>Investment Monitor</em> report says: “The value of Tasmanian engineering projects under way has stayed well above $1 billion and there’s just under $1 billion worth of planned projects in the pipeline.”</p>
<p>The biggest under way is the $535 million Midland Hwy update. Work worth $239 million is ongoing on the freight rail revitalisation statewide and there is a $40 million extension of the Hobart Airport runway. The report says commercial building is also “coming along well,” with $1.5 billion worth of projects under way and a similar pipeline of planned work.</p>
<p>“The $689 million Royal Hobart Hospital project is still the largest project,” it says. “Planned work has been boosted, with University of Tasmania plans to move its science-technology-engineering building to Hobart’s CBD, at a cost of $400 million.”</p>
<p>The value of projects under way is up 27 percent to $2.9 billion. Adding planned projects, the total is $4.98 billion.</p>
<p>Tourism is big for Tasmania, with strong results for 2015-16. For the first time Tasmania had over one million interstate visitors, who spent $2 billion. Airline capacity rose by 173,658 new seats between the state’s two main airports and Melbourne, Sydney and Brisbane. TT-Line ran 33 extra day sailings over peak season, with visitors arriving on Spirit of Tasmania growing 17 percent.</p>
<p>In the 2015-16 summer, there were 59 cruise ship port calls in Tasmania — delivering 163,328 passengers and crew. Big growth in cruise ship visits is forecast for the next two seasons. The tourism industry supports 36,700 jobs or 15.3 percent of total jobs, and contributes $2.55 billion to the economy (10 percent of gross state product).</p>
<p>All of that provides a solid foundation on which real estate can continue to grow in Hobart, Launceston and Devonport.</p>

<div>Victoria has now cruised to the top of the employment growth charts, with Victoria (+107,300) and New South Wales (+46,100) accounting for more than all of the net employment growth over the past year.<br><br>Employment in Tasmania dived by -3,400 in October to be -4,300 lower than a year ago. </div>
<div> </div>
<div>Queensland employment fell by -16,900 in the month, and by -46,000 over the year. This month's result was a rogue statistic due to the sample rotation from September, though there's no question that employment in aggregate has weakened in the Sunshine State, led by resources-related job losses in locations such as Townsville. </div>
<div> </div>
<div>I'll look at the Queensland figures by region in more detail next week. </div>

<br><div>Shadow Treasurer Scott Emerson highlighted that 67,600 jobs had been lost in Queensland since the beginning of the year and that "anyone who sees today's result as good news doesn't understand how tough it is to find a job in Queensland".</div>

<div>He's right about the second part, but clearly he didn't read the commentary on the incoming sample and cocked up his numbers by calculating them from the end of January rather than the beginning. Maybe that was deliberate. Oh well, at least his job doesn't require strong numeracy skills! </div>
<br><strong><span style="text-decoration: underline;">The wrap</span></strong><br><div> </div>
<div>While the unemployment rate superficially looks positive, the participation rate is well down and now at the lowest level since early 2006. </div>
<div> </div>
<div>Despite a much improved monthly result, total hours worked - as useful an indicator as any when looking at a volatile survey - increased by only +0.9 per cent over the year to October, and less in trend terms. </div>
<div> </div>
<div>And despite the wild swing back to full-time employment this month, it's important to see through the monthly noise and understand that much of the growth in jobs has been part-time in nature over recent times.</div>
<div> </div>
<div>Therefore, we have the weakest nominal wages growth on record, some of the weakest non-tradables inflationary pressures on record, and weak employment growth across recent months. </div>
<div> </div>
<div>Sounds like the easing cycle isn't over to me, but markets remain tentative for now, and job vacancies figures have admittedly been solid enough.<br><br>I will just note that when the labour force report prints solidly most commentary states that it must be somehow wrong, yet when the figures are weaker (as they are now) they are instantly taken at face value!<br><br>Something to bear in mind if the headline figure snaps back up next month...</div>

Labour market: weakness under the hood

<p>Rugby League legend Steve Mortimer, or 'Turvey', has sold his Rushcutters Bay commercial investment property for $870,000.</p>
<p>Home to McLachlan Cafe, the <a href="https://bradfieldcleary.com.au/5916729/shop-2-84-90-mclachlan-avenue-rushcutters-bay" target="_blank">McLachlan Avenue property</a> was expected to fetch about $900,000 at its October auction, however, it was passed in.</p>
<p>Mortimer had paid $760,000 for the property in 2010.</p>
<p>The 36 square metre ground floor space was bought by an investor who will continue to run the cafe with a net income of $56,600 per annum. It's leased for a number of years.</p>
<p>BradfieldCleary’s Mark Daley and co-agent Grant Whiteman of Ray White Double Bay secured the sale.</p>
<p>Mortimer, who represented the Canterbury-Bankstown Bulldogs for 12 years and 272 games, as well as New South Wales and Australia, runs Steve Mortimer's Australian Shuffleboard which brings shuffleboard to seniors across Australia.</p>

<p>A solid brick warehouse with tin roof in bayside Albert Park is being offered for the first time since 1982.</p>
<p>Untouched in a quarter of a century, <a href="https://www.33littlepagestreet-albertpark.com" target="_blank">33 Little Page Street</a> is a 189 sqm corner offering. </p>
<p>It last sold at $40,000.</p>
<p>The parcel offers two street frontages not far from the beach.</p>
<p>Marshall White Albert Park agents Nicholas Hoo and Oliver Preston have the listing.</p>
<p>Number 38 Little Page Street, a three bedroom Victorian terrace, sold for $1,205,000 in August.</p>

Tin shed warehouse offering in Albert Park

<p>McGrath Estate Agents has been appointed by Property NSW as the exclusive agent to market the sale of a further 24 properties as part of the next phase of the Millers Point program.</p>
<p>The appointment followed a tender process in accordance with NSW Government procurement guidelines.</p>
<p>McGrath was first engaged by Property NSW in 2014, before being appointed as the exclusive agent to market the sale of up to 50 Millers Point properties in January 2016.</p>
<p>In May the company was again appointed as the exclusive agent for the sale of a further 175 dwellings.</p>
<p>McGrath's Kon Stathopoulos said the company has now sold 91 properties achieving a total value of $282 million as part of the Millers Point Sales Program.</p>
<p>He said that some buyers were already seeing a strong return on their investment. “The first property to be sold in August 2014 was 119 Kent Street for $1.911 million and has since resold for $2.52 million in June 2015.</p>
<p>“We are delighted to have been awarded the next tranche of properties to be delivered under this program.</p>
<p>"To date we have achieved a 100 percent clearance rate which is reflective of the continued demand for quality properties in the Millers Point precinct. We look forward to continuing our strong partnership with Property NSW through the successful delivery of tranche six,” said Mr Stathopoulos.</p>
<p>The marketing of the initial four terraces in the latest tranche has commenced, with an auction date scheduled for November 30.</p>
<p>The properties will be marketed by Lorraine Crawford, Peter Starr and Andrew Stewart of McGrath Edgecliff.</p>

Where to for property prices in 2017?

<p>Australia's heavily-indebted economy is at risk from Trump-style protectionism and potential fallout from badly roiled financial markets, according to the International Monetary Fund (IMF).</p>
<p>The IMF warns that Australia hasn't escaped worldwide symptoms of financial sickness, despite having survived the end of the resources boom relatively well.</p>
<p>Dr Thomas Helbling, mission chief for the Australia-New Zealand division of the IMF, said the organisation's main fear is that Trump-like protectionism, that slams global trade, would reverse globalisation.</p>
<p>"Nations will turn inward and there will be less global trade," Helbling said.</p>
<p>The federal government was challenged to do more to lift productive infrastructure investment.</p>
<p>The IMF team of economists warned that the RBA no longer has much interest rate ammunition to stave of a potential downturn.</p>
<p>The fund recommends the RBA should lengthen its forecast horizons beyond two years to reinforce its longer-term view that inflation will return to its 2-3% range.</p>
<p>They urged the Turnbull government to ramp up its commitment to restricting the country's debt, which they suggested was getting out of control, by introducing a 'longer-term debt anchor'.</p>
<p>"Rather than have vague notions of debt in the room it might be helpful to be specific about the debt objective and feed this back to what this means for the conduct of fiscal policy," Helbling said. </p>
<p>Helbling also warned that Australia as an open economy could be hurt by any reversals.</p>
<p>"We would for example expect that if there were less trade, that global growth would slow, [and] commodity prices would decline with corresponding implications for Australia," he told <em>The Australian Financial Review</em>.</p>
<p>While overall threats to the economy have lessened since the fund's last comprehensive assessment in early 2015, its analysts warn that decision-making by the federal government will be "critical" to cutting employment in a "fragile global environment".</p>
<p>Helbling suggested that a tighter policy would also help frame the need for spending decision that will emerge as the population ages.</p>
<p>The fund also urged the government to increase plans for a pipeline of infrastructure investments to prepare for the next major crisis.</p>
<p>The IMF team's preliminary report will now be turned into a formal so-called Article IV report due in early 2017.</p>

Trump-style protectionism will hurt economy: IMF

<p>Oceanfront Stewarts Bay Lodge resort and Gabriel’s on the Bay Restaurant, bordering World Heritage-listed national park and the Port Arthur Historic Site on the Tasman Peninsula, have been listed for sale.</p>
<p>The resort was established in 2007 by Hobart businessman Rod West.</p>
<p>He was the mastermind of other famed Tasmanian enterprises including <span style="font-size: 12.16px; line-height: 1.3em;">gourmet food store Norman &amp; Dann, the Socrates educational retail chain, centre for design excellence IXL Design, and Raw the Natural Grocer.</span></p>
<p>It is one of only a handful of accommodation businesses in Tasmania owned and operated as ‘management rights’.</p>
<p>The management rights to the nine-hectare beachfront cabin resort will be sold by operators Mark and Pauline Etheridge, along with associated freehold real estate, through specialist national accommodation and hospitality property agency, Resort Brokers Australia.</p>
<p>Resort Brokers’ Tasmanian agent, Ray Ironside, says it is a genuinely rare opportunity as the only management rights currently available in Tasmania.</p>
<p>The sale includes the caretaking and letting agreements on a 16-year management rights term with all 40 investor-owned cabins in the letting pool.</p>
<p>Freehold real estate also part of the package includes a three bedroom manager’s residence and a freestanding reception, office and utilities building. </p>
<p>A two-bedroom demountable staff residence is also included.</p>
<p>“Resort Brokers Australia has been involved with the property since Rod West and partners bought it in 2007, extensively renovated the existing cabins and developed a further 21 two bedroom 4.5-star chalets overlooking the bay,” Ironside said.</p>
<p>“He very successfully sold all lots to investors, except those needed for operations, and we helped establish the management rights agreement then with a new 25-year term, which was one of the first such operations in Tasmania.</p>
<p>"Stewarts Bay Lodge was definitely a pioneer in this state, and still today there are literally only a handful of other true management rights operations.”</p>
<p>The popular Port Arthur destination includes Gabriel’s on the Bay Restaurant, which seats up to 110 indoors and 100 on the external terrace and lawns.</p>

<p><span>“</span>The Tasman Peninsula is one of Australia’s most visited regions, not only because of the profound Port Arthur Historic Site, but so many attractions including the Port Arthur Coal Mines, Remarkable Cave, the Convict Trail, wildlife including little penguins at Eaglehawk Neck, the blowhole and the Tessellated Pavements.</p>
<p>“Now we have Australia’s newest premier walk, the Three Capes Walk, which just won the New Business Award at the Tasmanian Tourism Awards, attracting people from all over the world.”</p>
<p>Stewarts Bay Lodge enjoys consistently high occupancy from multiple markets including international and interstate visitors, locals on short breaks, function and conference guests and the ever-expanded baby boomer travel market, he said.</p>
<p>The management rights business is listed with a price tag of $1.85 million, including the substantial freehold real estate component.</p>
<p>Tourism and hospitality properties are attracting growing investment interest on the back of positive visitor economy gains, Ironside said.</p>
<p>Latest figures from Tourism Tasmania show 1.17 million people visited Tasmania in the year ending June 2016 (up 2% annually).</p>
<p>They have spent 10.2 million nights, which is an increase of 5% on the previous year.</p>
<p>Visitors spent more than $2.05 billion during 2015-16, 9% more than the year before.</p>
