Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Iwan Sunito secures approval for $1.9 billion Five Dock mixed-use precinct

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.

They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;

Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.

They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.

Even in the low seasons of May and June, occupancy levels reach around 40 per cent.

Prior to the Coronavirus pandemic, the industrial market throughout Canberra was improving with broad demand from investors and owner-occupiers across most industrial precincts, according to the latest report from valuation firm Herron Todd White.
This resurgence has been particularly strong in Fyshwick.
“There is no doubt the current situation will set the market back, however our view is that Canberra is historically such a stable market outside of election cycles that in the current political climate the market will be well positioned to weather the storm and recover relatively quickly after the dust has settled,” said the firm in their April Month-in-Review report.
“In the interim, until the path for recovery has been laid out and the market is confident a bottom has been reached, we do expect some pain with sales and leasing activity to stall.” The boost that the hail storm provided to industrial leasing activity earlier in the year is expected to dissipate as vacant properties sit idle.
The market during this period of time will be skewed as it will be only financially exposed landlords who will be required to sell or enter into subleases at a discount.
“Herron Todd White’s commercial valuation team in Canberra is closely monitoring any sales and subleasing activity over this period of time as knowing all the details will be very important.”
As has been seen in all regions, the firm predicted that the disruption of global supply chains caused by the extended suspension of manufacturing in China may be seen as an opportunity for suppliers to establish local manufacturing facilities, while the rapid increase in online retailing which was already trending upwards may sustain and lead to increased demand for warehouse distribution centres.
“Nevertheless, it is uncertain how persistent and long-lasting the effects of the Coronavirus will be and at what point the global economy will begin to grow again,” the report concluded.

How Canberra’s commercial market has fared during the coronavirus pandemic: HTW

With the current restrictions surrounding property inspections and auctions still in place, the volume of commercial property sales have dropped in Adelaide, according to the latest report from valuation firm Herron Todd White.
The April Month-in-Review report found that throughout March and April of 2019 there were 15 sales of industrial properties in the Adelaide metropolitan area, compared to the ten sales recorded in this period for 2020.
“Whilst these are not exact figures of sales volumes, they provide a basic indicator that volumes of sales have dropped and we don’t expect investors, owner-occupiers or potential tenants rushing into the market at this point,” the firm said.
The success of South Australia in curbing the spread of COVID19 has created optimism that it could be one of the first areas to be reopened economically.
“All data aside, there is one major common feeling amongst property professionals and that is that the industrial supply chain to and from China will evolve as a result of the Coronavirus,” the report continued.
“Some view that the outbreak has accelerated a movement to become less reliant on China and create alternative industrial hubs around the world. There is already evidence of this occurring in Mexico (automobile industry) and Ethiopia (textile industry).”
“Whilst Australia may not return to its manufacturing roots of major automotive brands, post the Coronavirus we may see a revival of more meaningful levels of manufacturing or inclusion of manufacturing previously done off-shore.”
“At this point however, the local industrial market just desires a return to normality,” the report concluded.

The full effects of the COVID19 pandemic on the Melbourne commercial sector will not be known for many months to come, according to the latest report from valuation form Herron Todd White.
“Today’s sales are not truly indicative as they are the result of three to six months marketing, negotiation, due diligence and financing. In the coming months, the volume of sales is likely to slow as prospective purchasers consider their positions and the likely market and economic uncertainty over the coming months (potentially longer),” the firm said in their April Month-in-Review report.
“Vendors will be reluctant to list properties, particularly in light of the government’s economic support packages and rental assistance program.”
The report found that yields for industrial investment properties are likely to remain tight in the current low interest rate environment.
Properties with a long lease expiry profile, strong tenancy covenant and low maintenance improvements are likely to remain in strong demand for this reason.
This is particularly so for prime properties according to the report.
“For example, a listed company tenant on a seven year plus lease could well achieve a premium result as invested capital seeks a flight to quality. For city fringe and inner suburban industrial properties where there is a high underlying land value and redevelopment potential, demand and pricing is more likely to hold up.”
“Conversely, more dated industrial properties with a short lease and small business tenancy profile will be seen as at risk and will be priced accordingly. We are seeing a widening of the yield gap between prime and secondary industrial investments.”
“Properties offered with vacant possession will remain in favour, again as a result of low interest rates, however potential owner-occupiers will need to understand the impact of the virus pandemic on their business before committing to a purchase.”
The report suggested that, even if a business can withstand the economic pressures of a prolonged downturn, competitive tension is unlikely to be in place to support prices to the extent of the pre-pandemic market.
As the number of potential buyers decreases, so too does the likely realisation.
As with many owner-occupier purchases, the buyer is often an adjoining owner or a business in the immediate area.
The report predicted an increase in the number of off-market sales as cash-strong and opportunistic buyers with strong businesses look past the pandemic and position themselves for longer-term growth.
“The extent of rental decline, if any, will be a function of the length and severity of the economic downturn and it is too early to make a call on future pricing at this time,” the report concluded.

About 30 percent of industrial property managers in Coffs Harbour have registered for some level of rental assistance, according to the latest report from valuation firm Herron Todd White.
“There has been a minimal number of tenants requesting a rental waiver pursuant to the government-introduced code of conduct,” the firm said in their April Month-in-Review report.
“Most are requesting deferment of rent on a month to month basis.”
They added that the situation and reaction of landlords varies depending on the level of financial debt over the investment property.
Furthermore, the report found that the issue of compounding debt is creating concern among highly geared property owners.
“There have been few Coronavirus-related notifications from tenants vacating an industrial property, however we note that rental increases pursuant to leases are not being enforced.” “Some agents report continued investment enquiry, including potential purchasers from the Sydney market seeking leased investments in the $750,000 to $1.5 million price range willing to accept yields at 6.0%to 6.5%.”
A sector of the investment market also appears to be seeking to capitalise on property investment opportunities arising out of detrimental economic issues directly associated with the Coronavirus, according to the firm.
The commercial retail market sector is currently seeing broad-scale rent reduction agreements in place for between 25% and 50% of monthly rent.
This is initially set for a two- or three-month period, with a review scheduled for June.

Wollongong’s industrial sector looked set to continue years of buoyant conditions prior to the coronavirus wreaking havoc on the local economy, according to the latest report from valuation firm Herron Todd White.
“Obviously all bets are off at the moment with the market broadly in a freeze as investors, owner-occupiers, developers and tenants for the most part adopt a wait and see approach, needing comfort on the long term economic impact prior to making a buying or leasing decision in this current uncertain environment,” the firm said in their April Month-in-Review.
“Each transaction that takes place during this period needs to be scrutinised heavily as motivations of the participants involved will fluctuate quite significantly. This is not a normal market.”
The firm said they were aware of an industrial property owner very close to retirement who was happy to sell at a circa 10 to15 percent discount on what was fair market value as the risk of holding and waiting for the situation to settle was not worth it for them.
“The purchaser was very happy to acquire at this discount, believing values will return to pre-Coronavirus levels in two to three years time, if not sooner.”
The Commonwealth has released a mandatory code of conduct for commercial tenants with an annual turnover up to $50 million, providing a guideline for those impacted by a downturn in trading.
The report concluded that, despite recent downturn, the medium to long term outlook for the Illawarra industrial sector remains strong.
“The region may well benefit from a lower Australian dollar, repatriation of offshore manufacturing facilities and construction of warehouse facilities to ensure adequate levels of stock are held as insurance for potential future disruptions to the global supply chain.”
The area’s biggest asset as an industrial market are its “proximity to Sydney; construction of the second airport in Western Sydney; expanding Port of Port Kembla; and state government investment in infrastructure, with more likely to follow as part of Commonwealth and state government stimulus measures.”

“On the other hand, freight and logistics businesses are seeing huge demand, with many currently thriving,” the April Month-in-Review report added.
“The logistics market was already in high demand prior to the current Coronavirus pandemic, driven by a lack of supply and increases in demand.”
“We expect the logistics market to continue to perform well, particularly later in 2020 and early 2021. Our general view is that industrial assets have been fairly stable in recent years, both locally and globally, and we do not expect that sentiment to change significantly despite the economic conditions.”
The firm anticipated that industrial assets will hold or, should there be a broader decline, sustain their value better than other asset classes.
“Well-positioned, investment-grade assets such as high quality logistics premises are likely to continue to perform well relative to other sectors of the market, although we caution that we do expect there to be fewer buyers.”
The report also found that there was growing optimism about the future of local manufacturing, which is anticipated to result in an increase in demand for factory premises.
There has been significantly increased discussion throughout this Coronavirus pandemic about Australia’s reliance on international manufacturing and the fragile nature of an economy so reliant on external input.
Local manufacturing is therefore tipped to see significant growth in the wake of the pandemic as Australians’ demand for local products increases.
The primary market concern posed by the report was that “mum and dad investors” and small business are facing existential economic challenges.
“We anticipate that this sector of the market may experience some decline in values over the coming months as a result of decreased demand and a reduction in rental returns.”
“We also consider it likely that the closure of restaurants, pubs and other food related businesses will continue to have an effect on the industrial market, particularly for food and beverage warehousing and distribution.”
“Across the industrial market, we have seen many marketing campaigns withdrawn, with vendors opting to wait out the current crisis. This trend is likely to continue until confidence returns to the market.”
“Like most commercial assets in Sydney, we have concern about the ability of some tenants to make their rental payments in full and the general lack of demand for rental properties. We anticipate that it will be some time before this returns to normal and we expect to see longer than usual lease up periods.”
The firm concluded that there were both opportunities and challenges arising out of the new economic situation, however suggested that it is too early to anticipate the depth or breadth of the impact to the industrial market across Sydney.

SQM Research showed that this has been reflected in tighter stock levels across the country as at April 2020, with all capital cities recording substantial year-on-year declines.

We're still actively searching for properties despite the logistical challenges, and a character home came up for sale on Brisbane's northside this week, which looked as though it may be of some interest for one of our clients. 
Saturday open homes aren't allowed just yet, although they will be again very soon given that Queensland is fairly consistently reporting zero new cases of COVID-19 now.
Actually, with the exception of the Cedar Meats cluster in Victoria, Australia is recording close to zero cases per day, while ICU cases have declined to just 17.

Listings tighten across the nation, a pre-election repeat: Pete Wargent

There’s a startling inconsistency in Australian news media when it comes to the treatment of real estate prices.
When actual data is published, showing what actually happened with house prices, media will savage the figures (if they are positive, as they were in March and April) and dismiss them as irrelevant or misleading. That’s journalism, right? Journalists are supposed to challenge things.
But if someone makes a forecast about prices which is negative, news media will accept that without question. And, worse, media will turn this speculation into a fact. It’s not a case of “prices are forecast to fall”; it’s presented as “prices will fall”.
This inconsistency in the approach of media speaks volumes about the mentality of journalists –
- If it’s a positive, attack it;
- If it’s a negative, make love to it.
Data from both CoreLogic and SQM Research showed prices resisted the impacts of virus shutdown in both March and April, with prices rising to some degree in most markets around the nation. We’re three months into the covid-19 schemozzle and there’s still no evidence of the price collapse predicted by the usual suspects.
But this was broadly challenged by news media as being misleading and untenable. Most headlines early in May, reporting the April figures, were extremely negative. One media outlet managed to turn all that solid price data into this headline: “Real Estate Markets Collapse.
It’s essentially about click-bait and the truth is optional – but, in other walks of life, if someone uses that level of deception and dishonesty to try to make money, they end up being charged with serious offences and in some cases go to jail.
Contrast all that with the treatment in the past week of forecasts for house prices by some of the big banks. These have been quite negative and news media has had a field day with those reports: no one has questioned or challenged them at all.
And they should be challenged, because the track records of bank economists in forecasting anything, but in particular real estate prices, are notoriously bad.
(As an aside, observe the record of Bill Evans, chief economist for Westpac, in predicting interest rates – he will make a forecast about likely movements in the next 12 months, with lots of publicity, but in perhaps two months’ time will issue a new, different, forecast. This begs the question: what was the value of your forecast two months ago, which you are now suggesting is wrong?)
If ever something deserved to be attacked by journalists, it’s the forecasts of bank economists about the housing market. Collectively, they have a very low level of credibility.
Let’s take National Australia Bank as a case study. The bank publishes regular forecasts about residential property prices, including the quarterly NAB Residential Property Survey reports. I’ve been reading NAB’s forecasts for many years and here’s what I know to be true – the forecasts are never correct. And I do mean never.
They always err on the side of pessimistic and invariably they are wrong.
Here’s a recent example. NAB published one of its reports in January 2019, containing forecasts for house prices for capital cities for the coming year.
Here what they predicted: capital cities on average would record a 3.8% fall in house prices in 2019. Sydney would drop 5.6%, Melbourne would decline 7.0%, Brisbane would deliver zero growth and other state capitals would deliver minimal growth.
News media, of course, gave this considerable fanfare and treated the forecasts as facts – i.e. Melbourne prices will fall 7% by the end of the year.
Here’s what actually happened, according to three major research entities which publish price statistics – and also according to NAB itself.
According to the latest NAB report, the capital city average for houses in 2019 was actually a rise of 2.9%, not a fall of 3.8%. The capital average for apartments was a rise of 3.4%, not the 4.3% decline that the NAB report forecast a year earlier.
The Melbourne result was a rise of 4.6% for houses and a rise of 6.5% for apartments, not the big declines that NAB had forecast. And in Sydney, there was a rise of 6.1% for houses and a rise of 3.4% for apartments, in contrast to the declines of 5.6% and 5.5% that the NAB report of January 2019 had forecast.
It’s quite a dismal failing, isn’t it, when you predict something will decline 5.6%, but it actually rises 6.1%.
NAB chief economist Alan Oster did not mention any of that in his recent media soundbites on his latest report. Here’s your credulity rating with me, Alan: 0
But the contrasts between the NAB forecasts and the eventual reality are even more stark when you look at the figures from more credible sources.
According to the figure from three major sources, the capital city average result for house prices in 2019 was a rise 5.5% (Domain), 2.1% (CoreLogic) and 2.9% (SQM Research).
The result for Sydney houses was a rise of 6.8% (Domain), 6.1% (CoreLogic) and 4.8% (SQM). Remember, NAB forecast a 5.6% decline for Sydney house prices.
The result for Melbourne houses was a rise of 8.7% (Domain), 4.6% (CoreLogic) and 5.7% (SQM) – not the 7.0% decline NAB had forecast.
There are similar contrasts with the other cities. Hobart, for example, rose 15.6% (Domain) and 11.7% (SQM), whereas the NAB report had forecast a 2019 rise of just 1.8%.
Without boring you with any more statistical detail, I can tell you that the NAB reports have been similarly, and consistently, wrong with their price forecasts year after year. They always lean towards negativity and real estate keeps on proving them wrong.
Yet, this nation’s gaggle of non-journalists has accepted their latest pessimistic outpouring without a single challenge. Its new forecasts, which are quite negative, have been celebrated in media across the country.
Shame on all of you for being so willing to heap further misery on Australian households without any credible justification.
