<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>

<p>Fresh from launching the first stage of its Wollongong precinct, <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place</a>, builder-developer Urban Property Group has unveiled plans for the next phase of the masterplanned community.</p>

<p>Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.</p>

<p>The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.</p>

<p>Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.</p>

<p>The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.</p>

<p>The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.</p>

<p>According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."</p>

<p>"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.</p>

<p>"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.</p>

<p>"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."</p>

<p>The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.</p>

<p>COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.</p>

<p>The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.</p>

Urban Property Group unveils trio of towers for next stage of new Wollongong precinct, Keira Place

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p>A joint initiative of the Property Investment Professionals of Australia (PIPA) and CoreLogic has revealed the best performing locations for average annual capital growth in every city over the past decade.</p>
<p><span>The CoreLogic research found the city location with the highest annual capital growth in the nation over the past decade was Lakemba in the Canterbury region of Sydney, where house prices have increased by 8.4 per cent annually. Its median house value has more than doubled over the period to now be about $881,000.</span></p>
<p><span>The second place-getter was also in Sydney, this time in the Oatlands-Dundas Valley region of Carlingford, where house values grew by an average 8.1 per cent each year over the past decade. Its median house value has soared from $662,000 to $1.41 million over the past decade, according to the data.</span></p>
<p><span>Rounding out the top three, on 7.9 per cent annual average growth over 10 years, was Rockbank-</span><span>Mount Cottrell in Melbourne’s west </span><span>where its median house value has increased to nearly $600,000.</span></p>
<p><span>PIPA chairman Peter Koulizos said the national results showed a mix of affordable and prestige suburbs had performed well over the period.</span></p>
<p><span>However, the research also showed that locations within markets that were deemed subdued continued to record robust house value growth, he said.</span></p>
<p><span>“Even though Adelaide only recorded average annual growth of 1.3 per cent </span><span>over the past decade, its top performing location of Prospect saw prices increase by 3.4 per year </span><span>over the period,” Mr Koulizos said.</span></p>
<p><span>“L</span><span>ikewise, in Darwin, where prices reduced on average 1.9 per cent annually, in Rosebery-Bellamack median house values increased by 3.2 per cent at the same time.</span></p>
<p><span>“</span><span>This is actually quite common, because there are submarkets within markets which operate to the beat of their own drums, usually because of consistently strong demand from buyers keen to live or invest </span><span>in those locations.”</span></p>

<p><span>Darwin and Perth recorded negative annual growth over the period at -1.9 per cent and -1.4 per cent respectively, according to the research.</span></p>

Short-term movements are less important than the longer-term trends, which typically see housing values moving through a cycle where values will rise, fall and track sideways,</span><span>” </span><span>CoreLogic Head of Research Tim Lawless said.</span></p>
<p><span>“</span><span>The past 10 years has seen areas of Sydney and Melbourne outperform most other markets thanks to strong economic conditions and high rates of migration, which has fuelled housing demand, however, such high rates of capital gain have eroded housing affordability and compressed rental yields.</span><span>”</span></p>
<p><span>Mr Lawless said investors were likely to find that over the next 10 years the best performing markets are quite different.</span></p>

Best performing suburbs over the past decade: PIPA & CoreLogic

<p>Land values across the Hunter region have generally increased since 1 July 2018. </p>
<p>The NSW Acting Deputy Valuer General, Paul Chudleigh, has recently published land values for the Hunter region.</p>
<p>The land values reflect the property market at 1 July 2019.</p>

<p>Hunter region local government areas include Cessnock, Dungog, Maitland, Muswellbrook, Singleton, and Upper Hunter.</p>
<h2>General overview</h2>
<p>The total land value for the Hunter region increased by 2.3 per cent between 1 July 2018 and 1 July 2019 from $23 billion to $23.6 billion.</p>
<p>The movement of residential land values across the region generally remained steady at one per cent. However, a slight increase (3.5 per cent) was experienced in the Upper Hunter local government area.</p>
<p>Overall, commercial land values in the region increased slightly by two per cent. Most land values remained steady, however Maitland local government area experienced an increase of 3.1 per cent attributed to increased demand for commercial services within Maitland’s local centers.</p>
<p>Industrial land values in the region increased moderately overall by 6.3 per cent. The strongest increases were experienced in Cessnock (9.9 per cent) and Maitland (9.7 per cent) where land values were impacted positively by the Hunter Expressway and improved access to Newcastle.</p>
<p>Rural land values experienced an overall increase of five per cent. The rural increases occurred despite ongoing drought conditions. Dungog local government area had the strongest overall increase at 7.6 per cent.</p>
<p>Mr Chudleigh said property sales are the most important factor considered by valuers when determining land values.</p>
<p>“It is important to note that land value is the value of the land only and does not include the value of a home or other structures.”</p>
<p>The 1 July land values have been prepared by private contract valuers with expertise in their local areas working on behalf of the Valuer General, to determine new land values across the region. Property NSW, part of the Department of Planning, Industry and Environment, has quality assured the land values for accuracy and consistency.</p>
<p>Mr Chudleigh said councils receive new land values for rating at least every three years. All councils have been issued with 1 July 2019 land values.</p>
<p>“Land values are one factor used by councils to calculate rates,” said Mr Chudleigh. “Changes in land value don’t always mean a change in council rates.</p>
<p>Each council develops a revenue policy to use when calculating rates to fund services for the community. Councils make their draft policy available for public comment.”</p>
<p>Landholders will receive a Notice of Valuation showing their land value before it is used by council for rating. This gives landholders time to consider their land value.</p>
<p>Revenue NSW will use the 1 July 19 land values to calculate land tax for the 2020 land tax year. Registered land tax clients will receive a land tax assessment from Revenue NSW from late January 2020.</p>

Hunter land values increased since July 2018

<p>Sydney weekend clearance rates remain strong after another RBA rate cut encouraged buyers who've yet to show coronavirus induced recession fears.</p>
<p>Elsewhere public holidays in four of the eight states and territories meant the 1456 number of homes was less less than half the number last week (3026).</p>
<p>Across the capitals the preliminary clearance rate rose from 73.9 per cent to 74.8 per cent.</p>
<p>Sydney’s was again the strongest auction market at 82 per cent.</p>
<p>Its highest sale was at 8 Wallis Street, Woollahra.</p>
<p>It sold through Ben Collier and Fraser Turvey at The Agency for $6.1 million to <span>buyers had been renting after selling their own home, looking to upsize in the local area</span>.</p>
<p>It last sold for $3.4 million in 2015 with little more than a splash of paint in the meantime.</p>
<p>The <a href="https://www.realestate.com.au/sold/property-house-nsw-woollahra-118933903" target="_blank">8 Wallis Street</a> offering was four-bedroom, three-bathroom residence. </p>

<p>The one-bedroom, one-bathroom unit sold pre-auction through PRD estate agents Nick Reskakis and Jonathan Kollias for $340,000 to a first time buyer.  </p>

<p>Adelaide's top sale was a three-bedroom, two-bathroom sandstone villa at <a href="https://www.realestate.com.au/property-house-sa-unley+park-132392842" target="_blank">Northgate Street, Unley Park</a>.</p>
<p>The 894 sqm villa sold for $1,395,000 through Toop &amp; Toop estate agents Peter McMillan and Eloise McMillan. </p>

Armadale mortgagee home with planning permit listed at $700,000 value reduction

<p>The REIV is forecasting a slow auction weekend this Moomba in Melbourne.</p>
<p>Only 410 auctions are currently scheduled in Victoria.</p>
<p>However this volume is higher than the 186 auctions that took place during the Moomba/Labour day festivities in Victoria last year. </p>
<p>This is significantly less than the 1,345 that took place last weekend, which was much busier than that week last year.</p>
<p>During that time last year, 891 auctions took place. </p>
<p>Plus clearance rates were up nearly 25%, 80% compared to 57%.</p>
<p>The Moomba Festival this year runs from March 6th to March 9th coinciding with the long Labour Day weekend</p>
<p>One vendor undeterred by the festivities is auctioning off their <a href="https://www.realestate.com.au/property-apartment-vic-melbourne-132963546" target="_blank">107/565 Flinders Street</a> property (pictured above).</p>
<p>The one bedroom, one bathroom apartment sits on a 62 sqm block.</p>
<p>It goes to auction with a $350,000 - $370,000 price guide.</p>
<p>Sydney is also seeing a slowdown this week albeit not as drastic with 796 homes set to go under the hammer this week, lower than the 1,087 auctions held last week at final figures, according to CoreLogic data.</p>
<p>Their findings show that Perth is the only capital city market expected to see a rise in volumes over the week, with volumes set to be lower across Adelaide (-25.9%), Brisbane (-17.6%), Canberra (-50.6%) and Tasmania (1 scheduled auction)</p>

Melbourne auction listings slow this Moomba

<h2><strong>OPINION:</strong></h2>

<p>Real Estate isn’t an industry renowned for its propensity for embracing new technologies and innovation. In fact, the industry has evolved very little in Australia and internationally over the last half a decade.</p>

<p>Now, however, the rumblings of change are being felt in real estate offices around the world, and Australia is no exception. With investment in real estate technology in 2017 reaching $7.65 billion — 36 times higher than it was five years previously — we’re seeing a seismic shift in attitudes towards progression in the sector.</p>

<p>In any other field, companies are having to learn to swim in the sea of new tech available on the market, because without learning fast, drowning is inevitable for any organisation. This is finally becoming the case for real estate agencies.</p>

<p>Research from Unissu explains that since 2013 there has been a huge 428% growth in the number of PropTech companies in existence in Australia, illustrating just how vastly intense the progression of this national industry upswell has been. Although it may be easy to claim causation of such a spurt to be the direct result of successful research and an international drive towards tech-focussed business models, the rising implementation these initiatives could also be a result of Australia’s positive residential property market growth, which has witnessed a price inflation of around 47% since 2012.</p>

<p>There are, however, numerous reasons for the industry’s history of hiccups when it comes to the adoption of new technology. For one, agents can resist adapting to the evolution of change and innovation within the industry. Often the needs of the agency are poorly understood and assessed, so the technologies are inadequately matched. This consistently results in programmes that are single purpose, siloed and lacking in cohesion — ultimately challenging the value of the intended results.</p>

<p>There are a few misconceptions standing in the way of the implementation of new technologies in the sector. Agents and managerial staff often believe that much of it is too hard to learn and use, discounting the huge upside of the use of digital software and innovative tech before trying it. There is also a misconstruction of cost, which is hugely outweighed by ROI. Some agents — used to a more traditional approach to real estate — also struggle with moving on from hard copy documents and writing things down, claiming reliance on ‘tried and tested’ methods, which are ultimately outdated and destined to prove costly for the sector in the long run.</p>

<p>Although change has been slow, many factors have necessitated its catalysation. The ubiquity of smartphones in modern life has meant that ease of access and speed of interaction are paramount for keeping clients engaged. The expectation of ‘now’ means that people don’t want to wait to see the layout of their <a href="/new-apartments"><u><strong>off-the-plan home</strong></u></a>, they don’t want to wait for the inspection date to have a tour inside an open home, and they don’t want to be told to wait to have a sneak peek at the carefully curated fixtures of their dream kitchen.</p>

<p>Technology has and will continue to revolutionise the way people buy homes; we need to invest, pressure test and apply innovative technologies consistently. Innovation is progression, and it’s the only way forward in the new world, we must adapt or get left behind.</p>

<p>Overall, most people are sceptical of change and innovation, like with anything new, it takes time. The old adage of ‘if it ain't broke, don’t fix it’ holds true with many agencies, but with the pace of technology catching up with us all, there’s just no avoiding the inevitable. There is, however, a lot of noise in the tech space, with ‘innovative tech solutions’ cropping up in every direction. It really pays to be smart with all this competition, be open-minded and do your research — to stand out from all this noise you’ve got to be the loudest and boldest voice in the room.</p>

<p>I have always found off-the-plan developments a tricky one, you’re quite literally buying airspace. However, with the recent shift in technology, you get a feel for the design elements of the internal spaces; the views, height, aspect and you really get a solid idea of what you are buying even before it’s built. Elements such as display suite technology, signage prototypes, <a href="/guides/introducing-bvn-real-off-the-plan-virtual-reality-house-viewings-are-here"><u><strong>virtual reality</strong></u></a> and custom projections allow for buyers to actually be placed in relevant rooms and spaces, which ultimately seals the deal for them.</p>
