Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be a first-home buyer who does not currently own property.</li>

Off-the-plan property explained: What is stamp duty?

ANZ believes the Reserve Bank is in no rush to move again.

Following the release of the May Monetary Policy Board Minutes, ANZ has taken the view that the RBA is now firmly in a holding pattern, with the cumulative impact of previous rate hikes giving the Board scope to assess how the economy evolves from here.

That positioning, in ANZ’s view, makes a June rate hike unlikely.

The bank continues to expect the cash rate to remain unchanged at 4.35 per cent for an extended period, with the RBA adopting what is effectively a wait-and-see approach.

The Minutes point to a Board that sees financial conditions as already restrictive, but without a clear read on just how restrictive they are. That uncertainty has shifted the focus away from immediate policy action and toward monitoring both domestic conditions and global developments, particularly the conflict in the Middle East.

As ANZ interprets it, the Board is deliberately avoiding strong forward guidance.

Instead, it is allowing itself flexibility, acknowledging that monetary policy has limited ability to influence the near-term trajectory of inflation, while also recognising that economic growth is likely to remain below potential for some time.

Despite that pause in momentum, ANZ notes that the Board still carries a tightening bias.

The Minutes reveal that, in weighing up its decision, the Board seriously considered another 25 basis point increase. The key debate centred on the trade-off between inflation and activity, particularly in the context of global uncertainty.

Ultimately, most members leaned toward the inflation side of that equation.

Underlying inflation is still expected to remain above target for an extended period, regardless of how external risks evolve. That has led to a view within the Board that the risks to its inflation objective have increased, and that the current cash rate may not be sufficiently restrictive to fully contain those pressures.

That’s important.

While the decision, for now, is to hold, the underlying tone of the Minutes suggests the door to further tightening has not been closed.

ANZ also points to commentary from Assistant Governor (Economic) Sarah Hunter, who highlighted the risk that inflation could pass through the economy more quickly and broadly than in previous cycles. Both Hunter and a majority of the Board expressed concern that inflation expectations could become less anchored after such a prolonged period above target.

That combination, persistent inflation and the risk of expectations shifting, is what continues to underpin the RBA’s cautious stance.

However, where ANZ diverges from the RBA is on the outlook for activity.

The Board appears relatively comfortable with current spending patterns, effectively downplaying recent declines in business and consumer sentiment. It notes that sentiment has historically been only weakly correlated with actual spending, and that feedback from its liaison program has not yet pointed to a meaningful slowdown in consumption.

ANZ is less convinced.

The bank believes the link between household disposable income, sentiment and spending is more direct than the RBA is currently acknowledging. With inflation continuing to erode real incomes, ANZ expects household spending to soften more materially than the central bank is forecasting.

That divergence matters because it shifts the balance of risk.

If activity weakens more than expected, the trade-off between inflation and growth changes. In ANZ’s view, that would reduce the need for further tightening and reinforce the case for the RBA to remain on hold.

It also suggests that the current policy setting may already be doing more work than the Board fully appreciates.

The broader takeaway from ANZ’s interpretation is that the RBA is walking a narrow path.

On one side sits the risk of inflation remaining elevated for longer than expected. On the other is the growing pressure on households and the potential for a sharper slowdown in activity.

For now, the Board is choosing to wait.

But it is a pause that still carries an underlying tightening bias, rather than a clear pivot toward easing.

In practical terms, that leaves the cash rate anchored at 4.35 per cent for the foreseeable future, with the next move still uncertain.

For borrowers, it reinforces the reality that relief is not imminent.

And for the broader economy, it highlights the delicate balance the RBA is trying to strike, between bringing inflation back to target and avoiding an unnecessarily sharp slowdown in growth.

According to ANZ, it is a balance that is becoming increasingly difficult to maintain.

Apartment sales of $18 million have been achieved in the opening week of Fortitude Valley’s Brooklyn on Brookes development.
Buyers have secured 40 of the 191 apartments following the October 4 sales launch by Metro Property Development and Pearls Australasia.
David Devine, executive chairman of Metro Property Developments, says Brooklyn on Brookes’ success comes at a time where buyers taking advantage of the Queensland Government’s $10,000 Building Boost.
Apartments in Brooklyn on Brookes are priced from $305,000 to $750,000.
Brooklyn on Brookes is on the corner of Brookes and Ann streets, adjoining the Emporium complex featuring 35 retailers.
The 14-storey Brookes Street apartment tower is the third Brisbane joint venture of Metro with Pearls Australasia, following on the Chelsea and Madison Heights apartment projects. Pearls and Metro are also combining to deliver one land subdivision north of Melbourne.
According to Metro Property an extra 22,000 people are expected to move to Fortitude Valley by 2030.
Metro Property Development, created in early 2010, is owned by Devine Limited founder David Devine and business partners Ken Woodley and Luke Hartman.
Pearls Australasia, backed by India’s largest private landholder, is currently pursuing the refurbishment of the Sheraton Mirage Resort and Spa on the Gold Coast and the expansion of its world-first home building system technology, MiiHome.
Pearls Australasia chief executive Paul Brinsmead says the sales success demonstrated Metro’s understanding of the Brisbane marketplace.
“David Devine and Ken Woodley have been responsible for nine apartment projects in Brisbane’s inner city and historically have developed approximately 60% of all residential apartment projects in the Brisbane CBD,” Brinsmead says.
“The urban renewal precinct of New Farm, Newstead, Fortitude Valley and Bowen Hills has long been touted as a property hotspot since the early 1990s,” he adds.

Buyers snap up 20% of Fortitude Valley's Brooklyn offerings

As we look back on 2011, Property Observer is republishing some of our most noteworthy stories of the year.
Renovating for capital growth in today’s market is extremely tough, to say the least. The vast majority of homes that come onto the market and sell are homes that are being bought to live in. There is an emotional connection between the home and the buyer. In many instances people pay more for unrennovated homes than they do for renovated homes. Many feel they can “do a better job” or “renovate the home to a different taste” or “renovate exactly how they would like the home to present”.
There are other buyers who are time-poor and don’t have the ability to renovate. These buyers will pay a premium for well-finished homes and generally family homes that are to be held for many years.
Poor-quality renovations are punished in this sector with a lack of interest at auctions.
It’s my view that the majority of profit that is made out of a home being renovated and sold is in the buy. Those who buy well will do well. So is it the renovation that makes the money or is it the purchase that makes the money? In my view it’s the purchase. If you pay too much on the way in, it doesn’t matter how good the renovation is, it will be difficult to make money.
Where we do see opportunities in the Sydney market is in buying good apartment buildings. This can be in areas close to Sydney CBD or the likes of Parramatta and surrounds. Personally I think the inner west of Sydney is showing excellent apartment block opportunities, and bought at the right price an investment such as this that has the ability to be improved aesthetically and increase rental growth. We are seeing more investors stepping into the market for this type of asset.
TV shows such as The Block and The Renovators make for great TV. Most Australians can relate to shows such as these because everyone has the spark of renovating in them and real estate plays such an integral role within our lives. What we need to remember though is that renovating is difficult and people expect quality. When a TV show has contestants renovating homes that cut corners or that are not done by professionals and it’s shown on national TV, there are a series of doubts put in any potential buyers’ heads. These renovations are along running to a time restriction. Again this makes for great TV, but does it make for a great result? I don’t believe it does in every case.
Remember that this is not the sole importance for the show. The TV show relies on advertising and ratings. The sale comes in down the list of importance. It’s obviously necessary to “complete the sale”, and the theatre and drama of an auction can make for good TV.
If the Sydney clearance rate is 55% then it’s an excellent result for The Renovators program to sell six out of six, or a 100% clearance. Channel Ten did not want to own six investment properties all throughout Sydney. We had a committed seller. What we saw on The Block 2011 were some good buys. Many felt that the reserve prices were too high. I disagree. The properties that were bought on the night proved to be bought well appose to those that were bought in the days post-auction.

Renovating not always a road to riches: Renovators auctioneer

As we look back on 2011, Property Observer is republishing some of our most noteworthy stories of the year.
It was a good result to get six properties sold on last night’s finale of The Renovators in current uncertain market, even though we were expecting a much better result as all properties had been transformed significantly and renovated to a very high standard. 
The fibro cottage at 85 Harold Street, Blacktown, made $68,000 profit on a $310,000 property or 18.28% on total costs. 
The half-done house at 5 Frederick Street, St Peters was the biggest bad shock, as it sold for $770,000. This was $130,000 below the agent’s expectations of $900,000. 
The shop, at 146 Addison Road, Marrickville, which was transformed into a three-bedroom, one-bathroom abode, was the biggest good shock selling at $700,000 –  $30,000 above the agent’s expectations of $670,000. 
The weatherboard, at 51 Franklin Street, Parramatta sold dead on the agent’s expectations of $575,000. 
The ‘60s suburban at 15 Anthony Road, Castle Hill, which is no longer stuck in a timewarp.Castle Hill, sold for $730,000. This was $40,000 below the agent’s expectations of $770,000. 
The inner-city terrace, at 12 Hegarty Street, Glebe sold for $925,000 – $12,500 above the agent’s expectation of $912,500. 
Market confidence has slipped in the last six months due to the state of the national and global economy, which has led to a lot of potential buyers sitting on the fence. It's often easier for them to make no decision than to buy or sell property at the moment. 
Commentators are mixed about whether interest rates are likely to rise or fall at the moment, which is adding to people's indecision. Buyers are unsure whether to take on large amounts of debt if their mortgage is likely to increase rapidly in the future, and others are waiting for a substantial fall in rates before making a move. 
Some people will not go to a televised auction under any circumstances, even though there was a large level of interest in the properties. Bidding at an auction is like public speaking, and most people fear it more than death. To be put on the spot in front of such a large audience and on national TV would be a nightmare to a lot of people, and so they will not turn up or bid under any circumstances. 
Selling property by auction is not just about that night, it's about pre- and post-auction negotiations. A lot of property at the moment is being sold pre-auction, as agents know it's an uncertain market, and they will happily take a good offer before. For most of the properties that sold at a loss, in reality the auctioneer would have used a vendor bid or passed the property in and then negotiated afterwards and would have got a higher result. As it's a TV show it was better to get a result on the night. Many properties sell within days of the auction night and at a much higher price. For example on The Block the second property sold that same night and the third and fourth sold within three or four days at a profit. 
The contestants had to spend a 20% budget to keep everyone on the same playing field. In reality some properties might have been better off spending less as there is a point where you start to overcapitalise. Due to time constraints, they also had to hire in and pay for trades where they would normally have done the work themselves effectively for free, so they wouldn't have spent so much cash. 
They had to pay to furnish their properties rather than renting styled furniture. A lot of buyers may not value what they had spent on interiors as they have their own furniture. 
It’s a TV competition and not 100% reality of how someone might make commercial renovation decisions in practice. 
Buying, renovating and flipping is different to buying and holding The Renovators had to do things properly, e.g. replacing sewage systems, and they had to get guarantees in place. If they were selling they wouldn’t necessarily improve things that didn’t need immediate attention or didn’t need to be fixed immediately.

I often get asked what I do for a living.  My “elevator pitch” or quick answer is “ I help people develop property by managing all the details from finding the right site through to finding the right tenants on completion.  The result is creation of a large amount of equity through the development process.”
Their next question is always why don’t you just develop property for yourself?
The answer to this is a bit longer, but to keep it short and sweet, I love sharing knowledge and find it very satisfying project managing developments.  I do have a stake in all our developments anyway, as I share in the equity we create.  This means I take personal ownership of the developments. Over the past eight years the number of developments Property Bloom has managed stands at 53. This is on average of 6.6 developments per year.  Also, the bottom line is that there is no way I could finance 53 developments on my own.  By doing them for others, I get to do what I love and make a living from it. No brainer, really.
So what are the benefits of using a professional project manager for your development?
Save money: A good project manager will have established discount structures in place with builders, architects, surveyors and other contractors.  On a three-villa project, the builder’s discount alone saves our clients over $12,000. On a six-villa project we’re saving them well over $30,000. These savings help offset the project management fee.
Save time:  To set up your own development team, find the right site, run feasibilities, design the project, manage the planning phase and then the build phase for even a small dual occupancy can be very time-consuming. If you are trying to hold down a full-time job at the same time, you will find it challenging. Using our refined system, we fast-track all stages of the project for clients.
Minimise risk: If it’s your first development then just one error may mean the difference between a profitable development and a non-profitable one. Using an experienced project manager takes some of the risks away. Developing will always have an element of risk, every development is different and we’ve learnt something new from each one we’ve finished.
Learn how to develop: Simply by going through the process working with a project manager you will learn so much. If you engage a project manager who is happy to teach you along the way, then you may be ready to manage your next project on your own.
Access to sites not on open market: Our sources know what we’re looking for and will contact us about sites they may have available or have coming up.  About 50% of our sites have not hit the open market.
Professionally managed and recorded: The paperwork alone can be mountainous and you want to ensure all documents are kept to maximise your tax return and so you can use them as a reference when doing your own project.
Local knowledge and experience: Property Bloom specialises in the Lower Hunter Region of NSW. So we know the markets very well and can quickly analyze a potential site location. Our contact base of agents, contractors, builders and other professionals is broad and we have been able to weed out any suppliers we have not been happy with in the past. We continue to fine-tune and improve our systems and processes.
Keep your day job: Cashflow is important when developing, so all of our clients have day jobs to fund their developments. It enables them to keep moving forward with building their property portfolios.  We often have clients running two projects simultaneously to fast-track their wealth creation.
If you’re thinking of developing but are a little worried, work with a project manager who has local knowledge and good experience in the area you want to develop in. You’ll essentially be buying yourself the time and experience it would have taken you to get up to the same level.

Developments run more smoothly with a project manager

Consumer sentiment has picked up but remains weak, Westpac says, tipping fears about unemployment levels and continued problems in Europe to cause more headaches for the local economy.

The Westpac Melbourne Institute Index of Consumer Sentiment has recorded its second monthly jump, lifting by 0.4% this month to 97.2 points, from 96.9 in September. The result means there are more pessimists than optimists, and takes the annual fall to 16.9%.
The survey of 1,200 people conducted last week follows a better-than-expected National Australia Bank business survey yesterday, giving rise to hopes the economy is lifting itself out of a funk.
But Westpac senior economist Matthew Hassan says we're far from out of the woods.
"One of the things that has happened in the past few months is consumers are more concerned about their jobs than they were," Hassan says.
"There's an underlying sense that the labour market is not in as great shape as it was."
Hassan says unemployment has already risen faster than anticipated and will likely continue to rise to 5.7% by the middle of next year.
"And what's important is not just the move but the way it's being perceived by consumers," Hassan says, pointing to a survey showing a sharp spike in unemployment expectations and the changes in behaviour that usually come hand-in-hand with job insecurity.
Hassan is also not tipping an end to the European debt crisis, meaning a continuation of the volatility that has prompted dramatic movements in our equity markets and local currency.
"Given the jump we saw in September, to hang onto that gain is better than expected," Hassan says, saying Slovakia's decision to vote against a plan to help stem the European debt crisis this morning suggests that the situation is "getting worse, not better".
Westpac expects a rate cut in either November or December to have a strong ripple effect across the mortgage belt given the official cash rate is high at 4.75%.
The survey showed that the index measuring family finances was up 2.3% for the year, but the family finance index lifted 3%.
In bad news for some retailers, the percentage of people saying it was a good time to buy a major household item fell 5.6%.

The list, which ranks the nation’s largest 100 residential builders based on the number of homes started each year, revealed that housing starts fell by 13% from 59,509 in 2009-10 to 51,903 in 2010-11.
The largest 100 builders started 40,183 houses, which was down 21%, along with 11,720 units and townhouses, which were up 30%
With 3,060 starts, all detached houses, Metricon Homes came in as Australia’s largest residential builder for the first time.
The WA-based Alcock/Brown-Neaves Group ranked second largest builder with 2,668 starts, and the Perth-based BGC (Australia) third with 2,435 housing starts.
BGC (Australia) had been at the top of the listing in 2009-10 with 4,392 starts.

Despite Metricon’s top spot, it started 5% fewer houses this year than last year, when it ranked third. Its housing starts occurred in Victoria, New South Wales and Queensland. For 35 years, the Mount Waverley-based Metricon has been developing homes that now span the eastern seaboard of Australia from Melbourne to far north Queensland, along with South Australia. Its first office opened in Caulfield, Melbourne by its co-founders, George Kline and Mario Biasin. It now has a team of more than 1,000.
Hickory Developments Pty Ltd was the nation’s largest multi-unit builder for the second consecutive year with 2,003 starts, up on the 1,274 starts for the previous year and thereby improving the company’s overall ranking from number 10 to number five.
The 100 builders in the latest HIA-Colorbond Steel Housing 100 Report held a 33% share of Australia-wide housing starts in 2010-11, down from 36% in 2009-10 and 38% in 2008-09.
The share of the market held by the largest 20 builders was steady in New South Wales when compared with 2009-10, eased slightly in Victoria, and fell substantially in Western Australia. The market share held by the largest 20 builders in Queensland increased moderately. The market share held by the largest 15 builders in South Australia fell significantly.
The biggest mover in 2010-11 was Brookfield Multiplex, with an increase of 846 starts.
The revenue earned from home construction by the Housing 100 was estimated to have eased to $13.6 billion in 2010-11, representing a decline of less than 1%.
The decline in national housing starts in 2010-11 primarily reflected weakness in Queensland, Western Australia, South Australia and New South Wales.
“The unwinding of stimulus measures, heightened interest rate uncertainty, stalled progress in attacking supply-side obstacles, and weak consumer and business confidence amidst negative domestic and global economic news all conspired to derail new home building conditions last financial year,” says HIA chief economist Dr Harley Dale.
“Evidence of accelerated weakness in new housing conditions in 2011-12 reinforces the justification for interest rate cuts and short-term fiscal stimulus to boost Australia’s new housing supply,” Dale says.
“It is also vital to reignite the policy reform process to improve land release, ease persistently tight credit conditions, and reduce the excessive and inequitable taxation burden borne by Australia’s new home building sector.”

Metricon tops 100 home builders list as the big gets smaller: HIA

The eight apartments in the Montre, Double Bay complex have been listed for sale – in a second shot at securing sales in the boutique complex.
Set on the Bay Street boulevard, it envisages bettering the earlier but recent crop of luxury apartment developments in the upmarket Sydney village, such as The Chancellor and The Gallery.
Its Colliers International marketing team expect the apartments to appeal to buyers who are making their first move from a large house and garden.

Prices of the two-bedroom apartments with study – ranging in size from 173 square metres to 179 square metres internally plus courtyards/terraces of 44 square metres – start from $3.25 million. There are just the three.
Its three-bedroom apartments with study (from 209 square metres to 219 square metres internally plus terraces start at $3.95 million. There are also just the three.
Its two penthouses with study (240 square metres internally plus terraces/courtyards of 173 square metres) are priced from $5.65 million.
“Montre is our benchmark development,” says Nico Wijarto Tjen, a director of Oceania Property. The group which is known for Bell Aire at Bellevue Hill, Arc at Waterloo, Alura at Cremorne, Huntley Park at Hunters Hill and several prestige individual homes.
“What we are offering is grand, easy-care apartments for those who appreciate the finer things in life.”
He says the architecture, by Kann Finch, combines classic stonework and Juliet balconies with geometric facades of burnished steel and glass, topped with a mansard roof.
“Overall, the look is reminiscent of a European building, blending fashionable shops at street level with discreet apartments above,” Wijarto Tjen says.
“In Europe, apartment living isn't a temporary phase in life.
“People are born and die in apartments, so they're spacious, elegant and comfortable – real homes, not like some of the box-like units built in Sydney.
“The apartments at Montre have at least as much space as a three-bedroom house, but are in a one-off location and come with the highest-quality fixtures, fittings and features.”
The marketing is the second attempt for the development site, as in 2009 registrations of interest were being sought through Colliers by the developer, Thaung Investments.
Oceania has moved promptly to marketing, having paid $20.5 million in January 2011, with the site having previously traded at $15 million in 2007.
“The apartments are more like the graceful residences of old,” says Murray Wood, Colliers director of project marketing.
“They have style, substance, an abundance of storage, and interiors that flow onto large practical terraces.”
“We expect most buyers will be empty-nesters from the eastern suburbs and possibly the upper north shore, but we also anticipate some interest from expats and international jet-setters.
“We know there is pent-up demand because the last apartments of such quality in Double Bay were completed 18 months ago at The Stamford Cosmopolitan,” Wood says.
The Double Bay village is hosting an inaugural European Festival on Sunday, November 6, with visitors able to indulge in European cuisine at local restaurants and cafes, wander through the shops and explore unique European treasures at pop-up stalls.

Boutique Double Bay block takes a second shot at raising the luxury stakes

A five-bedroom Brisbane house, marketed as being sold under instructions from the Family Court, sold at its no-reserve weekend auction.
While its Rexmax estate agent Rod Westerhuis predicted pre-auction that the consequences "could be dire" it fetched a respectable $525,000.
“It’s hard to argue we didn’t achieve market value,” Westerhuis told Property Observer.
He says there were five bidders at the auction.
It last sold at $166,000 in 1999.
There were 48 parties keen to bid at the onsite auction who were within three bids at the offer at $400,000.
The median house price in <a target="_blank" href="/news">Gaythorne </a>is $507,500, according to RP Data, with prices down by 9% over the past year.
Westerhuis had given the vendors written advice about the possible consequences of having no reserve after the Family Court judge had suggested the owners use a no-reserve auction as a way to finally sell their property and settle a court matter
The owners were instructed they must sell by a certain date, no matter the price, Westerhuis notes.
"This is so rare," he says. "Incredibly rare. I've consulted a solicitor about this and we've found only one other case in Australia where this has happened."
The dual-lot property, in Gaythorne, seven kilometres north-west of Brisbane's city centre, is a three-bedroom Queenslander set on 809 square metres of land.
It sold to someone who will subdivided subject to council approvals.

Court-ordered no-reserve Brisbane auction a success

Brisbane’s historic Albion Flour Mill is set to become the centrepiece of a $330 million urban village lifestyle precinct, developed by property and investment group FKP.
The heritage site is set to become an inner-city village.
The Albion Mill development site spans 7,336 square metres across two sites – the flour mill site and the car yard site – set 4.5 kilometres from Brisbane’s city centre atop Albion Hill in the inner north.
Kowalski Architects designed the $87 million first stage of the Albion Mill masterplan, The Hudson, to be built on the car yard site.
It will feature 134 spacious one-, two- and three-bedroom apartments.
The starting price for The Hudson is $390,000, including a car park.
For two-bedroom units, the prices start at $573,000 and from $1,175,000 for three-bedroom units. Three-bedroom apartments come with two car parks.
There are 16 apartment design options for buyers.
The complex will come with pool, barbecue terrace, sundeck and gymnasium.
Its interiors have been undertaken by Victoria Tabur of Brisbane-based Embody Design.
FKP opened The Hudson display suite last week with construction set to commence early 2012, aiming for early 2014 completion.
Gary Kordic, head of Queensland developments at FKP, says the Albion Mill masterplan would be rolled out over the next five years. Kordic says Albion was an average annual median price growth rate of 7.86%, as per a March 2011 report on the suburb,
The historic flour mill was constructed by Scottish migrants the Gillespie Brothers during the economic depression of the 1930s.
It remained Brisbane’s sole working mill until operations ceased in 2004.
There is currently over $20 billion in development underway in the Albion area, including construction on the new Airport Link tunnel; the rebuild of The Royal Brisbane and Women’s Hospital clinical services; and completion of the $93 million Inner Northern Busway.
FKP bought the site six years ago, and it has since unveiled several redevelopment proposals that did not proceed.
Reed Construction Data figures show that Brisbane is scheduled to have 7,600 newly built apartments by the end of 2012, according to the Australian Financial Review.
