Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>

E<a href=""></a>ach year starts off with typically none (or very few) properties being auctioned. This is because most real estate agents like to run four-week auction marketing campaigns in the lead-up to the auction itself. However, by mid to late February, there will be a flurry of auctions as sellers and agents try to get off the mark quickly for the year. 
Auctions are nerve-racking for sellers and prospective buyers alike. In anticipation of the auction season going into full swing later this month, here are some useful tips for  buyers: 
<ol>
<li>Make sure that you have thoroughly reviewed the contract for sale and understand your legal obligations should you be the winner of the auction. Any amendments you wish to have made to the contract (such as the amount of deposit, settlement period, inclusions, etc.) need to be agreed between both parties’ legal representatives prior to the commencement of the auction. These changes need not apply other bidders, so various bidders may actually be bidding on differing terms. </li>
<li>Make sure that your financing is in order and that you are comfortable that your maximum purchase price is in line with the market. The auction sale is unconditional and you will be contractually obligated to come up with the full purchase price even if your lender withdraws financing or comes in with a valuation lower than the auction sale price. </li>
<li>Fully understand the rules of auction. Do you know the difference between a reserve and a vendor bid? Do you know who, when and how the reserve is decided? Are you aware that a reserve can be changed at any point in time during the course of the auction so long as instructions are given to the auctioneer in writing (or even in some cases verbally)? These are just some of the very basic auction procedures that many buyers are not aware of. </li>
<li>This may sound basic, but have a personal cheque book ready if you intend to bid. If you win an auction, you will be expected to pay the deposit immediately. Many people these days don’t have cheque books and it can be quite time consuming and costly to arrange for a bank cheque each time you want to bid at an auction. In addition, you will not know the amount required for the deposit (usually 10% of sales price) prior to the conclusion of the auction, and most banks will be closed evening and Saturdays (when most auctions are held). </li>
<li>Having watched just a couple of auctions is not sufficient to become an expert on the auction process. As no two auctions (or auctioneers/selling agents) are ever alike, you need to really watch at least 15 to 20 auctions in your target area in order to be fully exposed to the workings of the different “actors” and possible scenarios that can unfold during an auction. </li>
<li>If you have observed many different auctions, you will become familiar with the style of the various auctioneers. This will enable you to better gauge how they like to control an auction and how serious they are when they say “first call” or “second call”, for example. </li>
<li>Although it may sound obvious, it is vital that every prospective buyer pre-determines the maximum price they would be willing to pay for the property. This price should be set the night before the auction and should be entirely independent of the likely level of competition on auction day or what other buyers may possibly bid. These are things which you have no control over and should not influence the price you are prepared to pay.  The maximum price should only be linked to the market or appraised value of the property. </li>
<li>The maximum price you set should be the price that you would not regret, even if you were to lose the property for just $1,000, for example. This is your “walk away” price. </li>
<li>Once you have set your maximum price, don’t hesitate to bid. Many bidders try to play coy and shake their heads vigorously when they should actually be bidding confidently with each bid. If there are several other registered bidders you are likely to get the best outcome through the transparency of the auction bidding process, rather than behind closed doors and having to rely on the selling agent’s representations about the competition in the hours or days following auction. Note, however, that if there are few genuine parties registered, it may still be in your interest to let the auction fail to lower the vendor’s expectations. </li>
<li>Don’t go into an auction by treating the auctioneer as an adversary. He or she represents the seller and it is their job to extract the maximum bids. By all means stand your ground, but there is never any need to be rude during an auction. </li>
<li>Have an action plan in mind should the property be passed in. Many properties sell shortly after the auction behind closed doors, and this process is far less transparent. </li>
<li>Don’t be afraid of auctions. It is not as daunting as it seems if you understand how it can work in your favour as well. If the pace is going too fast for you, you can always try to slow it down so that it does not overwhelm you. While auctions always seem like it favours the vendors, this is not always the case. An auction can also be a good way to send a signal to the vendor that their price is unrealistic relative to the level of demand or to ensure transparency amongst the prospective purchasers.</li>
</ol>
As always, if in doubt, you can always seek expert advice and guidance. Experienced buyers’ agents attend and bid at auctions on a weekly basis and their knowledge and experience is far superior to the average bidder. They understand the rules of the game and how to best maximise the likely outcome of the auction on your behalf, no matter the scenario.

Twelve tips for bidding at property auctions

The Victorian sheriff had a duty to “obtain a fair and reasonable price,” the Supreme Court was told in the trial surrounding the $1,000 sale of a Braybrook house.
Lawyers for the retailer Zhiping Zhou told the court that Zhou was “vulnerable to the sheriff properly exercising his duty under law.”
“He was exceptionally vulnerable to the price accepted by the sheriff,” barrister Paul Hayes said during the second day of the hearing. The court case continues into the third day on Monday February 13.
The Melbourne man <a target="_blank" href="https://www.propertyobserver.com.au/auctions/melbourne-vendor-goes-to-court-over-%241000-no-reserve-sheriff-s-auction-of-his-braybrook-home/2012020953319">is fighting to reverse the sheriff’s extraordinary $1,000 sale last year of his six-bedroom Braybrook home.</a>
Lawyers for the buyer said their client had no case to answer with regard to acting unconscionably.

Lawyers for Zhou highlighted submissions in the buyer Ronald Kousal’s affidavit that he would search the Government Gazette every Thursday looking for properties coming up for auction. A week before the auction he would contact the sheriff’s office to find out if the auction was going ahead and following a review of the assets, land and any encumbrances set a budget for purchase.
Zhiping Zhou's house was repossessed by the sheriff. It still remains in Zhou’s registered name, according to a title search, although there are warrants of claim registered on title.
There was $465,000 owing on the property.
The Victoria Supreme Court heard the imposing two-storey brick house had an estimated value of $630,000 but was sold at the Swanston Street, Carlton sheriff's room at 2.30 pm December 16, 2010 in a without reserve auction.
Kousal bought the Wirraway Avenue home for $1,000, apparently beating off a $200 bidder. Its been suggested the costs without actually gaining occupancy and title had already surpassed $119,000 in legal fees, stamp duty and costs. Anthony Strahan, for the sheriff, had argued the Sheriff's Act made the office ''immune'' from being held responsible for the outcome of such an auction, and the buyer must be protected.

This one-bedroom apartment with harbour views has the potential to rent for $585 per week, according to <a target="_blank" href="https://www.raywhite.com/nsw/potts-point/723973/">Ray White Elizabeth Bay</a> agents Nick Harrington and Mike Cotton-Stapleton, who are marketing the property. The 54-square-metre apartment on the fourth floor includes a balcony and an internal laundry.
Cotton-Stapleton and Harrington provide details of comparable sales, including the apartment at 16/4 Macleay Street, Potts Point, which sold for $500,000 in December 2011, and the apartment at 8/108 Victoria Street, Potts Point, which sold for $540,000 in September 2011. If the Wylde Street property sells for $500,000 and is rented out for $585 per week, that would secure an investor a gross rental yield of 6.1%, higher than the indicative gross rental yield for Potts Point units of 5.3%, according to RP Data. The gross rental yield does not consider the costs of maintaining the property, including council rates and other fees such as water bills and managing agent fees. The strata levies for this property are $823 per quarter, the water levies are $144 per quarter and the coucnil rates are $188 per quarter.
The median price for Potts Point units went up 10.5% in the past year, according to RP Data. 
The property is open for inspection on Saturday, February 11 at 11am and will go to auction on Thursday, February 16 at 6.30pm.

Friday Form Guide: Yields of up to 6.1% in Potts Point

A Melbourne man is fighting to reverse the sheriff’s extraordinary $1,000 sale of his six-bedroom Braybrook home.

The ABC reported today the Victoria Supreme Court heard the imposing two-storey brick house had an estimated value of $630,000 but was sold at auction without a reserve.
The highest bidder bought the Wirraway Avenue home for $1,000, apparently beating off a $200 bidder.
<a href="https://www.propertyobserver.com.au/auctions/sheriff-selling-%24630000-braybrook-house-for-%241000-had-duty-to-obtain-fair-price-court-told/2012021053330" target="_blank">Zhou's lawyers told the court </a>the sale was "absurd", ABC court reporter Sarah Farnsworth writes.
They have called on the judge to reverse the sale and to find the sheriff in breach of duty, the ABC reported.
"[The sale is] so short of the mark it's not a real sale," barrister Paul Hayes reportedly told the court.
He said it was hard to imagine lawmakers had intended for people like Zhou to lose out so badly.
The judge was asked to invalidate the sale or award damages. Justice Vickery is listed to continue the hearing on Friday February 10 in the Commercial and Equity division.
The man who bought the home is also being accused of taking advantage of Zhou, however his lawyer told the court the sale was legal and legally it could have been sold for one cent.
The property had been briefly listed in 2007 through Barry Plant Sunshine, according to the Australian Property Monitors auction data base. It was then listed with different agents in June 2010 with $650,000-plus hopes for its slightly postponed July 2010 auction, according to the APM report on the property.
There was a subsequent $660,000 auction offer, but it fell short of the $750,000 reserve price when listed through Burnham Real Estate.
Details and timing of the eventful sheriff's auction were not initially available, but its understood to have been about five months after the property's July listing. 
There was $465,000 owing on the property.
Burnham listing agents Khuong Vien and Tony Gerace marketed it in July 2010 as a modern double-storey family home with bedrooms for all the family to enjoy.
“Situated in a quiet residential location and nestled amongst all modern brick homes and an area to surely enjoy a bright future,” the marketing suggested.
The home comprises six bedrooms with built-in wardrobes, master with ensuite, plus study and three bathrooms and double garage.
“It was complemented with polished floor, spa, reverse cycle split systems, high ceilings and much more,” the marketing said.
The block cost $170,000 in 2003. 
Lawyers for the sheriff's office say it had no obligation to get a fair price.
The directions hearing between Zhiping Zhou versus the buyer, Ronald Geoffrey Kousal and others began with direction hearings last June in the Victorian Supreme Court.

Melbourne vendor goes to court over $1,000 no-reserve sheriff's auction of his $630,000 Braybrook home

Time is running out for pre-Easter auction listings.
Any marketing campaign prior to Easter has to be ideally photographed within the next fortnight, and Sydney’s weather is causing problems for vendors.
“Some agents are complaining of a shortage of stock,” Richardson &amp; Wrench Mosman agent Robert Simeon says.
He says it is noteworthy that Mosman has just 108 houses listed at the moment, given it peaked at 168 last spring.
Across the harbour Laing + Simmons Double Bay agent Sally Hampshire says her last auction before Easter was Tuesday, April 3, and the deadline for advertising was Wednesday, March 7.
Every year record sa rush to pre-Easter listings with huge numbers – and the year’s first super Saturdays – in both Sydney and Melbourne.
Agents often have noted that Easter, like the Christmas break, can also present a pause to the market, which can shift market momentum – positively or negatively – for the remainder of the year.
Both Melbourne and Sydney agents typically experience autumn auction overload, with hectic scheduling to beat the calendar deadline.
With lovely light and deciduous trees adding colour to backyard, March can be a great time to photograph your property – and even file the pictures away for listing in the future.
Bart Doff from Laing + Simmons Double Bay says its best for vendors to plan well ahead.
“I'd get the photography and copy done as early as possible – and get it up on the internet as a forthcoming auction to generate enquiry – and if you’re lucky maybe sell prior to the start of the formal campaign,” he advises.
Christies International agent Ken Jacobs says he has listings ready to go to market.
“We can’t get the ads going because we are awaiting photography,” Jacobs says.
Sam Triggs at the rural agency Meares &amp; Associates says farmers would “need to be pushing buttons now if they’d like to sell before Easter”.
“We are reasonably busy with new listings, and most people have returned from their summer break, so begin now to revisit the market.
“The weather … short term, the northern part of New South Wales has obviously been heavily flooded, which would prolong any marketing programs in those flooded areas.
“The south of the state (NSW) has experienced a mild summer with ongoing rain events, so it presents in good condition …   but the wet summer resulted in a lot of downgraded wheat, … so lower prices received by farmers,” Triggs says.
LH Hooker Palm Beach agent Peter Robinson says Sydney northern beaches clients need to sign up by February 27 in order to secure an early April auction, given the lead in time for adverts to be booked.
“We have a few good campaigns coming up pre-Easter, which should stimulate some demand, however there certainly are not as many as in previous years, so there will be less stock on the market leading up to Easter.
“It’s probably a good thing.
“The last few weeks have been strong, we have had sales in Palm Beach and Whale Beach of $865,000, $1.6 million, $1,625,000, $1.7 million, $2,365,000, $5.4 million, and there are a few enquiries out there, especially sub-$2.5 million,” Robinson says.
Balmain McGrath agent Sarah Lorden says the weather had “been a bit of pain for photography” although some properties can get around it and use more twilight shots. “But I have had two campaigns pushed back by two weeks, one in the country and one as a waterfront, as they completely rely on brilliant blue sky to maximise their positions,” Lorden notes.
The first auction marketing campaign for 2012 <a href="https://www.propertyobserver.com.au/auctions/clearance-rates-up-but-volumes-down-in-auction-season-opener/2012020653264" target="_blank">has gotten off to a slow start</a>, with volumes down in both Sydney and Melbourne.

In Sydney there were 80 scheduled auctions last weekend. Clinton McNabb, research analyst at Australian Property Monitors, notes the number rises to 198 auction listings over progressive weekends to 429.

Melbourne had 112 reported auctions last weekend, which rises to 850 on the last Saturday of February, according to Robert Larocca, communications manager at the Real Estate Institute of Victoria.

Vendors must hop to it to secure Easter auctions in spite of the weather

I’m not going to talk about interest rates and the RBA’s decision not to cut them this week because every man and his dog has an opinion on that right now.  Rather, I’m going to talk about being present in your investing.

Being present is what you experience when you are completely focused on this very moment. Often our thoughts and feelings are focussed on the past, which has already gone, or the future, which hasn’t yet happened.
The way I see it, our cash rate is 4.25% at present and that’s pretty damn good in the scheme of things.  Yes, it would be nicer at 4%, but let’s not worry about a few dollars in extra costs if you can make a great rental return like most investors are doing right now – in the present.
Australia has escaped a lot of the wrath of the GFC (round one anyway) and we are lucky to have our mineral resources to thank for that.  Yes the cash rate is only 0.25% in the USA, but its housing market is up the creek without any paddles. Yes, the cash rate is only 1% in Europe, but Europe is waiting for the GFCs round two, and there is a 10.4% unemployment rate in the 17 countries of the eurozone as reported by Reuters.
Look, I’m no economist, I really can’t comment on what’s happening overseas, and it is unfair to compare our interest rate or economies right now with theirs.  All I can comment on is what’s happening in the regional towns Property Bloom is developing in presently.
If I were to give you a quick overview on these towns in the Hunter Region of NSW this is how it go: strong, diverse economies, low unemployment, high demand for rental property, decent quarterly increases in median prices and awesome average annual growth of median prices of more than 12%.
I was taught that paying interest is a cost of doing business and as long as we’re not paying 18% like my parents did in the late ‘80s then I’m happy.
When it comes to property development funding you might (but not always) need to pay a little more, but if you get good accounting advice (and I’m not an accountant) the interest you pay should be a tax deduction together with paying an experienced project manager to manage your development. Consultant costs such as this and others can be taken up in the depreciation schedule.
When it comes to analysing the rental returns once you have completed your development it’s pretty simple.  If you are getting a higher net yield than the cost of your borrowings – the interest rate plus any fees – then you are out front.  If you decide to lock into a fixed rate and think that your rental return can be increased slowly over time while your rate is kept steady, you will find peace of mind in holding your dwellings and taking advantage of the depreciation benefits that a new build will bring and hopefully some good capital growth to come.
My advice right now – in the present – is not to get caught up in external (and particularly global) events that you have no influence over. Focus on the area you want to invest in and study it. Find out what is happening that will boost the local economy (infrastructure projects, new employment opportunities, etc.) and become an expert in that area. Look at what’s already happened or planned for the short term. Become present in your town and understand the dynamics of now, not of what may be.

Focus on the present with property investment

A heavy discount on a property’s price hopes can often mean its vendor misjudged the market when first putting it up for sale, says SQM Research.

On releasing its latest list of the top 10 most discounted properties in Australia, the research firm points out that the Queensland property at the top of the list has had its price hopes slashed by 42%.
The former number-one most discounted property, in Tasmania, is no longer on the discount list because its price hopes have risen.
Macleay Island now takes the top spot. Homes in <a target="_blank" href="/news">Macleay Island</a> have an average discount of 19%, according to RP Data.

"It is evident that there was a level of misjudgement concerning the market value of this home, but what is possibly the most tragic about this particular example is that this misjudgement stems back to the previous sale of the property, where it was in fact sold for $590,000 back in December 2007."

Queensland accounts for four of top five most discounted properties in Australia as vendors often misjudge the market: SQM

The second off-the-plan marketing campaign of apartments in the Crown Group’s Top Ryde City Living development is a near sell-out.

The recent pre-sales have accounted for almost all of the 81 apartments up for sale since September.

Apartments ranged in price from $500,000 for a one-bedroom apartment plus study with a car space to $1.6 million for a three-bedroom penthouse with study, two car spaces and city views.

It followed the earlier successful marketing campaign when 183 apartments were put up for sale in the first stage of the release.
The Crown Group chief Iwan Sunito believes the pre-sales were achieved due to the prime location – 12 kilometres north west of the Sydney CBD, near major employment and education facilities.
On <a href="https://www.propertyobserver.com.au/developments/crown-group-seeks-out-asian-buyers-for-top-ryde-project/2012013153090">completion the $500 million complex</a> will consist of 502 apartments across five towers above the shopping centre.

The sales have been across three towers. Registration for sales for apartments in the fourth tower are currently being taken, says Roy Marcellus, the head of sales and marketing for Top Ryde City Living.
“The majority of buyers at Top Ryde City Living are owner-occupiers,” Sunito advises.

Second off-the-plan stage of Crown's Top Ryde project almost sold out

Last week I gave an address to about 400 members of the Victoria branch of the UDIA.  “I appreciate the honesty and directness,” quipped several from the audience after the event.  But they were just being nice – I think many wanted to stab me, or at least shut me up.  My MO wasn’t to rub anyone’s nose in it, just give out some tough love.
Usually the media is informed about such events and they are spruiked to all and sundry, but not this time.  While some in the development industry in Melbourne appreciate that things are going to get tougher, too many are still hoping that things will somehow magically improve.  That was what too many in development across Queensland thought too, in late 2007.
According to Mark Twain, “history may not repeat itself, but it does rhyme a lot”.

The new housing market will remain tough across Australia and especially in Victoria for some time.
While we do not expect the market to crash, it will be increasingly difficult to make new sales.
People will, of course, purchase new property, but the property on offer will need to be better tailored for, and marketed to them.
The development industry has become quite sloppy in recent times.  Sales in the southern states (Victoria largely) have been too easy and the attention to service/detail limited at best.

Things are now changing.  Melbourne is past its peak and is at one o’clock on the property clock.  The Victorian market is now oversupplied with both new and existing stock, confidence is low and there are fewer jobs being created today than in the recent past.
End prices are also high and somewhat unaffordable.  Rental growth, while still positive, is now sluggish and is likely to remain so, with the city having the highest vacancy rate of any Australian capital, at over 4%.

Brisbane, my home town, in contrast is at the bottom of the cycle and is about to experience a recovery.  As noted above, Brisbane was in the same position as Melbourne was in mid-2007.

It has taken four years – last year’s flood did delay Brisbane’s upturn by about a year – for Brisbane to start showing signs of improvement.  It could take Melbourne this long too – at best two to three years – to recover.  History – as well as Mr Twain – supports our claim.

There are several things that the development community can do to improve sales.
<ul>
<li>Make their projects look different.  Buyers tell us that they are all too generic.</li>
</ul>
<ul>
<li>Provide a lot more detail about future development in their project itself and in the area.  Detail is expected regarding the siting of homes and such things as outside entertainment areas, bedrooms and air-conditioning.  In a perfect world, developers would be best to sell built stock.</li>
</ul>
<ul>
<li>Don’t hide anything from the public, including full price lists and dwelling designs.  They know much more about the project and the competition than sales people give them credit for.</li>
</ul>
<ul>
<li>Implement a loyalty system.  Repeat customers should be treated as such.</li>
</ul>
<ul>
<li>Match sales staff (demographic, experience) and the décor, interiors and furnishings (the actual product design of course) to the demographic.  A 25-year-old single selling to a middle-aged couple doesn’t work too well.</li>
</ul>
<ul>
<li>Make much more of your brand and development pedigree.  Buyers want to know more about who you are.</li>
</ul>
<ul>
<li>Relax at the launch.  Don’t put too much pressure on potential buyers then – the time to close is much later in the sales process.</li>
</ul>
<ul>
<li>Follow up constantly and not just before settlement.  Buyers want to be informed.</li>
</ul>
On a final note – people buy something new because it should be less hassle than buying second-hand and fixing it up.  Developers need to ensure that the buying experience is hassle-free, too.
New developments meet today’s strict environmental compliances, which help save buyers money and also give them peace of mind when it comes to resale.

For investors, buying something new often provides a better return.  This is due to the attractive depreciation allowances that come with buying new over old – something that too few investors understand – and that new property, on average, has 15% to 20% more value in it than an older property in the same area.  Think about the true cost of a new kitchen, bathrooms, carpeting, painting, landscaping and again all the ESD stuff.
