New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

The Carlton at Vaucluse, a new 14-apartment boutique development alongside Rosa Gully and Diamond Bay Reserve, has secured seven sales.
Developed by RDA Property Group and built by HSN Construction, the apartment complex was designed by architects MPR Design Group, which was the winner of the Waverley Council public space contribution award this year for its project The Beach House in Bondi Beach. The site was bought for $2.1 million in a late 2010 delayed settlement acquisition. 
In a coveted oceanside pocket in Vaucluse, the pet-friendly apartments range from one-bedroom to a three-bedroom penthouse. 
“The concept that flows through all the apartments is the consistent theme of a smooth flow from indoors to outdoors,” says Brian Meyerson from MPR Design group.
“The most important aspect was to take advantage of the exceptional views.
“Keeping with today’s contemporary needs, means the kitchen area flows straight out into the integrated spaces of the living areas and dining spaces, which then flow seamlessly out to the balconies and outdoor living spaces,” Meyerson says. 
One-bedroom apartments are available from $795,000, two-bedroom apartments are available from $1,090,000 and the three-bedroom penthouse has a price tag of $2,395,000. Initial pricing was from $595,000. Two of the one-bedroom units remain for sale.
All 14 apartments have private balconies and terraces, and three of the apartments have private gardens.
The apartments have European oak floors, a stone gas kitchen with European appliances and travertine bathrooms.
Located at 19 Young Street, the seven remaining apartments are being sold by Ric Serrao and Jake Carter from Raine &amp; Horne Double Bay Real Estate. They have a scheduled late 2013 completion date.

The Carlton at Vaucluse at halfway sales mark

Last week I bumped into an old client, Sunshine, at our local coffee shop. She looked wonderful with a baby on her hip, on her way to music lessons. When we first met about 10 years ago she was working with a large financial planning firm. I was meeting with her to do a presentation on what was then my new business.  Property Bloom had just launched and we had our first two clients, but I needed more and thought I’d present my property development project management service to a business that may help me find many more clients and fast.
Sunshine said she really liked the concept, so much so she decided to do a development project with us herself.  She was certainly the first financial planner I’d met who really walked the talk and who didn’t just promote boring old managed funds. She owned her first property at the age of 23 and accumulated 10 properties by the time she turned 30.  I really liked Sunshine, and we connected through property.
It was a great compliment for me that a financial planner saw merit in my new business. Here was a numbers person, a professional who basically helps others create wealth, wanting to work with me. I was chuffed.
So off I went and found her a great development site in the Hunter Region in NSW, a large corner block with an existing house we could renovate, and we built a three-bedroom duplex and completed a subdivision. She then went on to recommend Property Bloom to a few of her clients, and I was appreciative as this was instrumental in building my business in the early days.
I stayed in contact with Sunshine and watched admirably as she opened her own business, which quickly grew to one of Australia’s leading independent financial service companies.  On top of this she also wrote a fabulous book I love, called <a href="https://www.buypropertynotshoes.com/" target="_blank">Buy Property Not Shoes!</a>  It’s a girl’s guide to financial independence. 
A few years later, after starting a family, Sunshine decided to sell the financial planning business.  She wanted time to spend with her baby daughter and husband. This must have also given her time to think more about property, as it wasn’t long before she was converting one of her properties, an industrial warehouse located on the central coast of NSW, into <a href="https://www.theentrancebackpackers.com/" target="_blank">backpackers’ accommodation</a>. She managed to get a government grant to help fund this venture and created a higher use of this property than leasing it as a warehouse. She is so clever. 
During our quick catch-up she told me that she still holds the development that Property Bloom managed for her today. “It’s been so easy, always tenanted, and we’ve been slowly increasing the rents on all three properties, it’s now tracking at an 8.3% yield,” she told me. It was good to hear she was still benefitting from the development. We’d created thousands of dollars in equity on completion, the properties gave good depreciation and after all these years it was still a good investment for her. By using this development strategy in the Hunter Region, Sunshine was able to boost her portfolio by three properties for the price of a two-bedroom apartment in Sydney.
I’m looking forward to the next chapter of Sunshine’s story, I’m sure it will continue to include property in some shape or form.  I love this quote from her book:

Buy property, not shoes

Confusion is the theme of most questions I get from property consumers. 
People seeking to invest are befuddled by two major factors: conflicting advice and media misinformation. 
The greatest area of confusion relates to where they should buy. Capital cities v. regional centres. Hill change v. sea change. Inner city v. outer suburbs. The lure of high returns and capital growth in mining towns, against of a chorus of “the mining boom is over” media sound bites. 
What do you believe? Or, more to the point, who do you believe? 
Wannabe investors have an unerring ability to accept advice from all the wrong places, including family members, friends with strong opinions, professionals who aren’t property specialists and advisers with vested interests in pushing them in a particular direction. 
Here’s my three-step process for sorting through the static and finding some wheat among the chaff.

<li>Stop reading newspapers</li>
<li>Challenge advisers</li>
<li>Do your homework </li>
</ol>
People usually think I’m joking which I tell them that Rule #1 for successful property investment is to stop reading newspapers. I’m deadly serious. 
Newspapers contribute nothing to the process of information gathering for property investors. They just fill people’s heads with misinformation and negativity. They’re a core reason why consumer confidence is so low in Australia. 
Despite everything people know about the pessimism and beat-up tendencies of newspapers, they still tend to take what they read as fact. They absorb headlines and five-second grabs on television and it becomes part of what they think is true. 
When it comes to information about real estate, newspapers are deadly. Most of the real estate content of metropolitan papers is written by people with no credentials. Much of it comes from a press release re-write, so propaganda is recycled as fact. And the recycling process is handled by non-experts. 
This week’s data on home loans is an example. The reality depicted in the ABS figures is that the number of home loans approved this year has generally been higher than last year. The latest month for which data is available, July, showed a 2% improvement over July last year. 
That’s been the trend all year: moderate improvement over 2011. 
But newspapers across Australia reported it as a decline (July was marginally lower than June), with comment that the figures were evidence of market weakness. Several articles featured the word “crisis” prominently. 
Why did they report it that way? Because the builder lobby groups, such as Master Builders Australia and the Housing Industry Association, pumped out their usual pessimistic press releases, and most newspapers ran with that. Journalists will always be attracted to a negative angle, no questions asked. 
If you’re serious about investing, you need to stop reading this rubbish. The internet, which has many specialist websites with quality information (yes, including mine, so feel free to challenge me), should be the primary tool for people seeking real estate education. Newspapers, increasingly, are redundant. 
Rule #2 is to challenge anyone presenting himself/herself as an adviser. Firstly, do they have any credentials to speak on real estate? I find many people confuse celebrity with expertise. The assumption is that if someone’s appeared on TV she/he must be an expert. Often, they’re not. 
Advisers also need to be grilled about their vested interest in the advice they’re giving. Many professionals, including accountants and financial advisers, are receiving big kickbacks from developers for steering their clients towards off-the-plan apartments. 
Whenever an adviser suggests investment in a particular market sector, consumers need to dispute that too. Quite simply, ask for evidence. Ask them what research they have to show that this is the best place to buy. If they can’t produce any, get another adviser. (As I said earlier, feel free to challenge me on my views.) 
One of the great furphies is that you must invest in “prime” real estate. Prime is usually defined as the inner-city suburbs. Anyone with the gift of the gab can mount an apparently plausible argument for the supremacy of the “quality” suburbs. 
That’s until you look at the figures. Most of the elite suburbs of our major cities have miserable records on capital growth. They’re highly volatile markets that seldom make money for investors. 
This is something I’ve research repeatedly over the years. With rare exceptions, the cheaper areas outperform the expensive ones on long-term capital growth. 
The recently reported sale of a Sydney mansion in Vaucluse is one of many examples. The “Hollywood-style” mansion sold for a reported $11.75 million. The vendor had paid $8.5 million in 2002 and, at face value, it looks like they made a few million. But the capital growth was an average annual rate of just 3.14%. 
That’s a similar outcome to my research into re-sales of homes in Wolseley Road, Point Piper, regarded by some as the most prestigious address in Sydney. The average capital growth rate was 3% a year, among the worst in the nation. 
Next time someone recommends one of these “prime” locations, challenge them. Ask for evidence to support the claim that “quality” property out-performs. The figures will show the opposite. 
At the end of the day, it all comes down to Rule #3: investors have to do their own research. Anyone who goes into the expensive business of property investment based on someone else’s advice, without doing any personal legwork, deserves the poor result that so many people get.

<a href="https://www.propertyobserver.com.au/developments/apartments-are-becoming-smaller-cheaper-and-more-popular-as-australians-lose-their-appetite-for-big-michael-matusik/2012091156509">Australians are increasingly showing a preference for smaller units</a>, but in a perfect world the one-bedroom stock would be about 70 square metres and two-bedders about 100 square metres.  But perfect worlds these days are rare indeed.
I don’t really like – nor do I think they will rent as well many such off-the-plan developments current advocate – the current trend towards extremely tight two-bedroom apartments.  These are often the size of a one-bedroom apartment (i.e. under 70 square metres).  So apartments can be too small.
Also for mine, when looking to buy a new apartment – apart for price, size (apartments + overall development), location, quality and development team pedigree – buyers should also be very critical of design.  Important things when it comes to apartment design/inclusions include:
<ul>
<li>galley kitchen</li>
<li>separate bedrooms (both with direct natural light)</li>
<li>equal ensuites</li>
<li>wardrobe space</li>
<li>linen store</li>
<li>separate laundry</li>
<li>study nook</li>
<li>ceiling height</li>
<li>air-conditioning, ducted preferred</li>
<li>parking provisions, including visitors</li>
</ul>
See, you just cannot fit all the important stuff into a shoe box.

Why apartments should not be smaller than 60 square metres

The price paid for 485-square-metre premises occupied by KFC and Video Ezy at 770 Albany Creek Road, Albany Creek in Brisbane’s outer north-west. The property stands on a 2,619-square-metre site and includes 18 car bays. Annual net income is $168,000, reflecting an initial yield of 7.05%. The property was sold by Sam Hatcher from Jones Lang LaSalle. It was sold from one private investor to another.

How much a 60-square-metre medical strata unit at Mermaid Beach on the Gold Coast is expected to sell for when it goes to auction later this month. The property at 4/2437 Gold Coast Highway will be sold as part of Colliers International Gold Coast spring auction portfolio, to be held in the Colliers International office at Circle of Cavill in Surfers Paradise on September 20. The strata unit is in a complex of around a dozen. Unit four in situated on the ground floor of the two-level building. It was previously occupied by Brisbane-based Psycare. James Crawford of Colliers International is running the auction campaign for the property and says it would be ideal for an owner-occupier, with rates possibly lower than what is being paid in rent to a landlord. The unit includes underground car parking and has three consulting rooms, as well as a reception area and a kitchen.

The three Hollywell properties are being marketed by Darrell Irwin and Scott Zahner of Colliers International special projects division. The three medium-density residential development sites, consisting of lots 6, 7 and 10 at 323 Bayview Street, total 8,679 square metres and are being offered for sale in one line. Lot 6 has a total area of 1,342 square metres, lot 7 has a total area of 2,935 square metres and lot 10 has a total area of 4,402 square metres. Zahner says interest has predominantly come from development groups, both local and interstate. The three remaining parcels of land are located within the secure gated environment of the Allisee residential project, which has 180 metres of direct frontage to the Gold Coast Broadwater foreshore. The Allisee project occupies a 6.3-hectare waterfront site on the corner of Bayview Street and Columbus Drive at Hollywell, on the Gold Coast’s north shore. The corner site property at 647 Ruthven Street, Toowoomba, was sold to local business, Retire Invest (RI) Toowoomba, by Mark Wynhoven and John Smith of Ray White Commercial Toowoomba. The refurbished 838-square-metre office site features 203 square metres of gross floor area and was suited to RI Toowoomba’s operations. It stands on a total land area of 13,280 square metres and comprises ground floor office space, functional warehouse space, four loading docks, two roller shutter doors and a large yard area.  It is being sold CBRE’s Greg Pike and Matthew Flynn on behalf of vendor Heathley Limited. Pike says the property is being targeted owner-occupiers looking to capitalise on a lack of quality industrial stock being offered for sale across western Sydney. The property is situated within the prime Western Sydney location of Huntingwood, in close proximity to the Great Western Highway and M4 Motorway. It is offered for sale by private treaty.

Commercial hammer prices: Stockland seeks $2 million for three Gold Coast development sites

It’s a time-honoured property marketing technique: encourage vendors to sell during spring because their gardens are in full bloom, the weather is warmer and buyers are out in full force – emotionally responsive and ready to spend big to secure their dream properties. 
In reality, a spring marketing campaign could be a somewhat less lucrative endeavour. <del cite="mailto:Fiona" datetime="2012-09-11T12:24"></del>
Since the mid-1980s, the popularity of residential property as an investment vehicle, rather than simply a lifestyle vehicle, has grown significantly. 
Today, residential property is far more widely accepted and visible as an investment asset. <del cite="mailto:Fiona" datetime="2012-09-11T10:35"></del>
Investors don’t make purchasing decisions based on the same degree of emotion as home buyers. They buy based on personal financial considerations and an assessment of market conditions. This means they are no more likely to enter the market to buy during spring than at any other time. 
On the other side of the equation, home buyers are no more likely than investors to turn out in droves during spring. At this time of year, the market is interrupted with school holidays and major events like football grand finals and racing carnivals. Pre-occupied with family and social activities, the home buying public is less inclined to participate in the property market. 
In short, if you expect that investors and home buyers will be out in full force and waiting to secure your property simply because it’s spring, you could be in for a letdown.
Oversupply could subdue prices this spring 
With little on the short-term horizon to suggest a significant shift in demand from investors and home buyers, supply looms as the main catalyst for property price movements throughout the rest of 2012. 
Figures from the Real Estate Institute of Victoria (REIV) show there have been significantly fewer residential property transactions in 2012 than in previous years. There were 41,019 transactions across Melbourne between January 1 and September 3. This represents falls of 8%, 19% and 16% compared with the same period in 2011, 2010 and 2009 respectively. Preliminary data from the Real Estate Institute of Australia suggest similar trends in Sydney and Brisbane. 
At the same time, auction clearance rates have remained steady at 61% since 2011. This suggests vendors are deferring selling their properties in line with falling buyer demand. 
The pattern of diminishing property transactions suggests there could be a growing build-up of deferred sales. The decision to sell a property, whether it is motivated by personal need, personal preference, financial factors or a combination of the three, is something that can only be put off for so long. 
If vendors adhere to the market cliché that spring is the best time to sell, the resulting surge in supply this spring could be greater than the standard seasonal upswing. The effect of oversupply on what is already a fragile and patchy market could spark a fall in prices that would be difficult to arrest. 
The wrong kind of competition 
Vendors invest in marketing to draw attention to their properties in the hope that it will generate competition between buyers and increase the sale price. The combined effect of limited buyer demand and a surge in supply this spring would increase competition between vendors instead of buyers. This would reduce auction clearance rates, prolong marketing periods and ultimately, drive down prices. 
What are the alternatives? 
As a vendor, one of your primary considerations should be: “Will this time of year bring the most favourable price for my asset?” If the answer is no, and your individual circumstances mean you’re not under pressure to sell in the next three months, it may be worth considering deferring until a time when there are fewer properties available than is often the case in spring.

Residential property vendors expecting a big spring buyer turnout could be in for a letdown

We like things big in Australia. Big homes, big cars, big meals, big characters – everything’s got to be larger than life.
Or does it?
Have you looked at new car sales lately? Fuel efficient, small to mid-size cars are driving out of the showrooms before they’ve even been loaded off the docks. Sushi restaurants and salad bars are elbowing McDonalds’ out of the way everywhere you look, and – well, Kerry Packer’s leading the TV ratings again. OK, some things never change – we still love our big characters.
In real estate, big homes have been on the nose for a few years. They’re a lot more expensive, and they cost a lot more to run and maintain. In 2011, only 1% of sales across Australia were for properties over $1 million, so big and expensive homes are a very small segment of the market.
On the other hand, apartments are more popular than ever before. The 2011 census confirmed they account for 14% of all dwellings, up from 11% in 2006. Apartments made better capital gains than houses over the past few years, and they’re becoming a lot more affordable, too.
But apartments – especially those in new developments – are changing. They’re getting cheaper because they’re getting smaller. There’s a strong trend towards higher quality fixtures and fittings too, adding substantial value for money compared to a decade ago.
Take a look at the developments near you, and I bet they’re mostly one or two-bedrooms, with the occasional three-bedder thrown in for good measure. There are one-bedroom apartments on offer in Brisbane that measure just 51 square metres – much smaller than the old standard of, say, 70 square metres including balconies – but still twice as big as the controversial 25- to 28-square-metre apartments being touted in New York at the moment.
Developers everywhere are responding to the market, and the market is telling them smaller is better; smaller sells. It’s a simple fact that smaller, cheaper apartments are selling off the plan a lot faster than bigger, more spacious, more expensive ones in the same developments. Some developers are even changing their designs mid-way through the off-the-plan sales period to increase the number of smaller apartments on offer.
Let’s think about the newest generation of apartment renters – Generation Y – because they’re the ones driving this trend. Notorious for not leaving home, they’re getting older and many have finally had the shove from mum and dad.
Gen Y isn’t into home ownership or picket fences – they place a lot more importance on living life for its experiences. And no surprise: they don’t spend a great deal of time at home. So they’re snapping up small, affordable apartments for rent in exciting inner-city suburbs, close to the action. If you’re investing in a hip suburb, Gen Y are your tenants.
Which is why the other big trend in apartment design is to separate the bedrooms as much as possible, allowing singles to live at opposite ends of a small apartment, crucially with a bathroom each. The design of an apartment will determine the sort of tenants it attracts, so developers are fine-tuning their products to make sure they appeal to the right rental demographic.
Apartments are becoming smaller, but they’re better designed and equipped, so tenants can more efficiently use the space the way they want to live. The bottom line is, they’re cheaper to buy and cheaper to rent – and can only grow in popularity with both investors and tenants.

The time required to sell out a project is always critical. But along the way there will also be other milestones, which will include when and how a project is released to market.
For a major apartment development an important part of the marketing process, and possibly the central issue, is when and what apartment types are released for sale. In a project with say 250 apartments there will also be a wide diversity of apartments for sale with varied sizes, prices and configurations, and these will al influence the release program.
With small projects there is not this same diversity. While no two apartments are ever exactly the same, the marketing of a smaller project still needs to take into account how and when apartments are released for sale.
The marketing collateral may well have to address each of the apartments as “one-offs” to ensure that the sales path is supported with relevant information. When, for example, brochures are prepared, this is an opportunity to refine the creative content and show how different services and finishes are presented relevant to the scale of the project.
An essential goal is to ensure that one type of apartment is not sold out too soon or with a small project that one or two apartments are somehow seen as less than desirable because they take longer to sell. Apartment values and demand need to be managed across the project no matter how big or small. Demand, alongside detailed buyer feedback and sales rates, needs to be constantly monitored, discussed and where necessary the sales path adjusted.
In some examples this process can be very intense, for example during the first stage release of a new building, and in small buildings where release options might be limited, even more so.
In any project release there will be some highly desirable apartments that will always sell. This demand is hardly ever uniform and will vary with each project. A registrations-of-interest campaign might well indicate some valuable trends. This demand needs to be leveraged to the benefit of the entire project and in a small project capitalised upon during the early stages of marketing off the plan, ahead of construction. Because we are dealing with a small project there may well be an advantage and with changes that are easy to make across all apartments.
From the earliest stages of the marketing it is very desirable to maintain a detailed understanding of how different apartments are selling. Popular stock can if necessary be used to help encourage future sales. This is not suggested in an open-ended way, because in a small project sales volume will naturally be limited, but with planning the most popular apartments can play a critical part of the sales path and help to grow prices and encourage ongoing demand across the whole project.
One option would be to increase prices and hold some of the most popular apartments back to help make other stock more attractive to some buyers with more limited budgets. If the best (most popular) apartments in any project are sold and taken off the market during the early stages of the marketing, this can limit the ongoing appeal and flexibility of the project.
However time on the market must be carefully managed, as buyers will soon become sensitive to any apartments that are taking longer to sell than others, and when this happens to a number of apartments in a small building the entire sales path should be rigorously examined.
A final overview
My aim with these posts has been to talk about how a well-managed marketing campaign for a small project will help to unlock and sustain value. The market’s potential, timing and an insightful view of the target demographic are key factors.
But there is also a clear need to fully embrace and set priorities for the marketing and the sales path, because the highly efficient marketing tools that are now available will make a difference.
Budgets do not need to be excessive and it is important not to simply imitate what larger projects with their greater flexibility and resources might do. This is an area where experience and professional planning will help kick-start and then manage the best possible sales path. Which importantly gives all buyers what they need, and that is frequently highly focused support and information about the project. Above all small projects demand individual and well-managed marketing that can now leverage the best of online and traditional marketing.

Timing is critical when marketing smaller residential developments

The real estate industry is one of six sectors of the economy set for “short fuse, big bang” changes as a result of the digital revolution over the next few years, according to a new report by Deloitte.
The results, contained in Deloitte’s Digital Disruption white paper, will surprise many in the industry given the dominance of digital media already.
Deloitte estimates that the rental, hiring and real estate services sector is only using 52% of its digital potential and is set for another 22% of “digital disruption” over the next two to three years.
While the time frame for this change is relatively short, the disruption is relatively small compared to other "short fuse, big bang" sectors dealing with challenges from the online sphere – notably retailing and media.
Deloitte estimates that the biggest disruptions will occur in information, media and telecommunications (40%) followed by the retail trade (37%) and finance and insurance services (37%).

Other sectors included in the “short fuse, big bang” that flow into the real estate sector are retailing and the finance sector, with retailing set to undergo a dramatic change in the next 12 months, as can be seen on Deloitte’s Digital Disruption Map, which plots the impact of the digital revolution against the time taken for it to occur.
Companies that stand to experience significant digital disruption within the next three years are said to be on a "short fuse", while companies that can expect to record a 15% to 50% change in their metrics, such as mix of revenue channels or cost structures, will experience a "big bang".

According to Deloitte, real estate, human resources, IT and finance are industries with significant administrative overheads.
But these and other administrative operations are being transformed by digital changes.
“Administration is one instance in which digital disruption moves beyond business-unit costs and offers opportunities for enterprise-level cost savings,” says Deloitte.
While Deloitte points out that in the retailing space, assets that should be reviewed are "bricks and mortar" facilities like bookstores, department stores, travel agents and DVD rental outlets, it says the impact on real estate extends well beyond retail.
“The ability to relocate labour nationally and internationally is reshaping the office market, the improved ability to telework is affecting residential markets, and changes to supply chains are driving major changes for providers of logistics and warehousing facilities.
“While some business categories will remain fairly protected – such as food court operators or health care providers, which retain a strong link to physical locations – there will be many others that find digital disruption radically changes their real estate needs and investment strategies.
“For instance, document storage companies are likely to be divesting physical space but investing in electronic storage capabilities and processes,” says Deloitte.
In the white paper, Deloitte identifies three broad strategies real estate firms and others can implement to respond to the “short fuse, big bang” disruption.  These are:

<li>Recalibrating cost structures – making changes in terms of people, supply chain and overheads to better control costs and compete with digitally-powered, low-cost newcomers</li>
<li>Replenishing revenue streams– building new sources of revenue across segments,  geographies and business models as legacy streams dry up in the wake of digital disruption</li>
<li>Reshaping corporate strategies – reconsidering assets, risk and corporate agility to position the organisation for success in the increasingly digital world.</li>
</ul>
The report was compiled using official data sources say and what Deloitte believes will happen down the track based on its in-depth experience, judgement and market knowledge.
