New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Leighton Properties and partner LaSalle Investment Management gained approval on Thursday, October 11, for the major Erskineville development Erko. 
The development application was put forward to the City of Sydney in hope of transforming the north-western corner of a 17-hectare Ashmore industrial estate precinct into a residential community.

Erko is the first project in the Ashmore precinct to be approved under the state government’s new planning framework. 
The 1.61-hectare site will include 302 apartments and 16 terrace houses as well as new roads, cycle paths and footpaths to improve accessibility and allows links to nearby Erskineville village and the railway station. 
The 302 apartments range from studios to three-bedroom units and will be scattered between four apartment buildings with landscaped setbacks. The ecologically sound buildings range from three to eight storeys. 
Leighton Properties held a design competition won by SJB Architects, but through consultations with the local community ensured the design proposal was in keeping with the detailed character of Erskineville. 
“We are please to have the opportunity to contribute to the renewal of the Ashmore industrial precinct into a vibrant residential community within the cosmopolitan cultural neighbourhoods of Newtown and Erskineville,” says managing director of Leighton Properties Mark Gray. 
“We have already received interest from a large number of owner-occupiers and investors who recognise the unique opportunity Erko presents,” says Gray. 
The first stage of the development will comprise of 263 apartments in three buildings that encircle a landscaped central community park.

Erskineville development Erko gets council green light

Property market could be on the turn as Kew and Chatswood properties go to auction in tipping competition

The sale of 39 nearby apartments during September suggests Rose Group is set for strong interest when its latest Breakfast Point apartment complex market hits the market this weekend.

Bellona (pictured above and below) will offer water views from its upper three levels in the Parramatta River location at Mortlake on its early 2014 completion.
The off the plan prices start at $555,000 for a one-bedroom unit with an internal size of 66 square metres, and two-bedroom apartments start at $695,000 and have an internal size of 107 square metres.

The $1,455,000 mark is the starting price for three-bedroom units, with an internal size of 167 square metres.
The penthouses start at $2.18 million, with an internal space of 202 square metres.
There are 62 apartments including 25 one-bedders, 28 two-bedders, four three-bedders and five penthouses.
First home buyers are expected to purchase some of the one-bedroom apartments and take advantage of the government incentive, which started on October 1, with purchasers not exceeding $650,000 set to receive a $15,000 payment.

Breakfast Point, on the Parramatta River at Mortlake, is a 52-hectare project developed by the family-run company headed by Bob and Margaret Rose and their son Bryan (pictured below).

Their ancestors arrived from England as free settlers on the ship <a target="_blank" href="https://freepages.genealogy.rootsweb.ancestry.com/~mould/rose/thos-rose/other-thomas.htm">Bellona</a> in 1793 and became pioneering farmers at Liberty Plains in the Strathfield area.
The first owners settled into their new homes on the site in 2002. Many were among those who helped notch up $30 million worth of sales in the first three months of release in late 2000.
The September 2012 sales tally was the highest of the year, with the 39 deposits valued at $33.5 million.
More than 1,700 homes and apartments have been sold over the past 12 years by its joint developers Rose Group and Cbus Property, the national construction industry superannuation fund.
There will be on its 2016 completion some 2,265 abodes.
The Rose Group bought the Parramatta River site from AGL in 1999 in a staged handover for about $150 million over six years before its final payment for the site.
The site had been owned by AGL since 1883.

Bellona sales set to steer Breakfast Point towards 2016 final settlements

Meriton boss Harry Triguboff says there is room for the Reserve Bank to cut the cash rate by a lot more to help struggling property markets that have not been boosted by recent monetary policy easing.
Triguboff told Business Spectator’s Robert Gottliebsen that rate cuts had boosted the Sydney and Melbourne property markets, but he said markets like Queensland and the NSW central coast are still down around 20%.
“Think of these areas. They must rise. They need to rise desperately. We cannot have a country where only 20% of the properties go up and 60% go down while 20% are static.
“The interest rates have a lot further to go down without any fear of bubble,” said Triguboff.
Triguboff pointed to the example of the UK, where the current cash rate is 0.5% (since March 2009), but the country has not had a housing bubble due to cautious lending practices.
Meriton has no apartment projects on the NSW central coast, but has some of its biggest apartment projects are in Brisbane and on the Gold Coast.
Meriton's biggest project is the 81-storey Infinity residential tower in Brisbane, which is due for completion in late 2013.
According to the latest Midwood Report, <a href="https://www.propertyobserver.com.au/developments/gold-coast-new-apartment-stock-halves-in-two-years-midwood/2012100456971" target="_blank">Meriton has sold 287 of the 548 units at Infinity</a>, with plans to keep 259 as serviced apartments – a growing component of the Meriton business.
Earlier this year Meriton completed the 74-floor Soleil, also in the Brisbane CBD. Of the 414 apartments, only 33 remain unsold.
On the Gold Coast Meriton is building Brighton on Broadwater at Southport, with all 216 apartments in Portia (stage E) sold out, according to the Midwood Report.
However the report also notes that Regatta (stage C) is not proceeding.
The most September RP-Data Rismark index shows Brisbane-Gold Coast apartment prices down 4.6% year-on-year to a median of $370,000.
The August Residex regional report shows Central Coast house prices up 2.19% year-on-year with a median value of $375,500.

Interest rates can fall 'a lot further' without housing bubble risk: Harry Triguboff

An investor has paid $340,000 at auction for a two-level brick retail building on three titles on Ryrie Street, a Geelong café and speciality retail strip surrounded by medical and professional services premises.
The price was exclusive of GST.
The investor, who hails from Rosebud on the Mornington Peninsula, will acquire some of the property via his self-managed super fund.
The property measures 184 square metres with two shops on the ground floor, one of which is occupied by tea leaf retailer Leaf Tea, with the other ground-floor shop currently vacant and a pedestrian thoroughfare running to a public car park at the rear.

The second-floor premises run across the two shops and thoroughfare and is also vacant. It was previously tenanted by a dental surgery.
Leaf Tea pays $12,469 per year and is on a four-year lease, which commenced in January, with renewal options.
Fully leased, it is estimated the premises would return a gross yield of around 8%.
The property was marketed by Tim Darcy and Simon Jarman of Darcy Jarman real estate in Geelong.
Tim Darcy tells Property Observer there was “solid enquiry during the marketing campaign”, with most interested parties being investors looking to value add.
“The retail investment market in Geelong is currently strong. Well leased and located properties can produce yields in the range of 6% to 7.5%,” he says.
The site was marketed with development potential, with the investment report indicating that concept plans and sketches have been prepared relating to a potential upgrade of the property.
They propose turning the first floor into student accommodation and turning the vacant ground-floor shop into a café.
The investor memorandum says the City of Greater Geelong is supportive of the proposed upgrade and proposed uses.
Ryrie Street is the major east west link through central Geelong providing connection to the Bellarine Peninsula to the east and Geelong Bypass Road to the west.
It is surrounded by strong service, medical, and office related businesses, including St John of God Hospital, many real estate offices, Harwood Andrews Lawyers, City of Greater Geelong, Barwon Water and many other private medicos, solicitors and accountants.
The pedestrian-friendly area also includes plenty of cafes complemented with specialty retailers.

Rosebud SMSF investor reads tea leaves to snap up Geelong retail spot for $340,000

The combined capital city clearance rate rebounded last week from 50.1% the previous week to 56.9%, which is slightly higher than the clearance rate recorded the week prior to the grand final weekend (56.5%). Auction volumes also increased from 746 the previous week to 1,338 last week. At the same time last year, there were 1,318 auctions held over the week and the clearance rate was recorded at a lower 44.8%.
Melbourne, Australia’s largest auction market, was host to 564 auctions last week, up from a much smaller 56 the week prior (grand final weekend). The clearance rate fell slightly from 64.5% the week prior to 62% last week.  Clearance rates in Melbourne at the same time last year were more than 10 percentage points lower at 49.9%. In Sydney, the auction clearance rate increased from 55.2% the previous week to 59.9% last week, again, much higher than at the same time last year, when the clearance rate was recorded at 47.5%.
It is expected that over the next week 1,532 capital city auctions will be held, with almost 700 auctions in Melbourne and just over 560 auctions scheduled in Sydney.

Melbourne set for about 700 auctions this weekend as Sydney surpasses 550 mark: RP Data

Garden product manufacturing and distributing group Yates Garden Products has spent $3.2 million on an office and warehouse property in Morwell, in Victoria’s south-east.
The former state electricity commission property at lot 3C Rail Road has 14,000 square metres of buildings including a 450-square-metre office, a 6000-square-metre mill building and a main warehouse of 7,550 square metres.
The 3.6-hectare property also includes cranes and fire sprinklers in the buildings as well as extensive hardstand yards and three road frontages.
The vacant possession sale was negotiated by Savills Australia senior industrial executive Keith Kooloos.
The buildings were originally built as maintenance workshops and stores depot for the State Electricity Commission of Victoria.
The commission was responsible for developing coal power in the area, which is a major coal mining and fossil-fuel power generation hub for Victoria.
The LaTrobe Valley city has a long history of coal mining and energy production with the construction of Yallourn open-cut coal mine in the 1920s.
Koolos says Yates required a larger property to cater for recent growth in the business.
Kooloos says there was strong interest in the property, with several buyers competing.
“Two other, vacant sites, were also sold and now, due to the strong local interest and demand, Savills is offering the remaining five hardstand lots for auction on November 1,” Koolos says.
Owner-occupier McCormack Demby Timber was selling the property, which it had run as a saw mill until about a year ago.
The roots of Yates date back to 1883 when Englishman Arthur Yates started a gardening business in Auckland.
Yates celebrated it’s 125th anniversary this year.

Gardening company Yates spends $3.2 million in La Trobe Valley

Many “experts”, asked to comment on the future of property markets, “predict” the recent past. They look at the last 12 months and transfer that forward, for want of an original idea. 
This, too, is the weakness of most real estate research companies. They offer services that tell us about the recent past. This is essentially worthless for property investors – but many fail to realise it and base their buying decisions on what happened last year. 
News that a particular location recorded double-digit growth in the previous 12 months will generate a surge of interest in buying there. 
I recently spoke to an investor who didn’t want to make his next move until he had created charts on the performance of targeted areas, similar to the charts created by analysts of other investment sectors such as shares. 
I thought it was a pointless exercise because it focused on history and intelligent property investing requires an assessment of the future. 
When people base their decisions on past performance they assume history will repeat itself. 
It’s not that the past is irrelevant. Certainly a location with a solid track record of capital growth can give some comfort to investors. But far more important is what lies ahead. 
The past does not always extrapolate neatly into the future. 
A decade or so ago, sea-change was all the rage. Many beach locations experienced big capital growth. But it was a short-term phenomenon, and anyone who based her/his buying strategy on that example of the recent past will have been disappointed. 
Sea-change locations have been among the worst performers on capital growth in the past five to 10 years. The Gold Coast, the Sunshine Coast and the Fraser Coast, which all experienced big bursts of population growth, have been among the worst Queensland performers on capital growth in the past five years. 
Anyone who had charted the population growth and real estate performance of Mandurah in Western Australia up to 2007 might have concluded that this was the key to good investment: sea-change locales with a great water environment an hour or so from the capital city, with good road and rail links.
Population growth over the preceding two decades had been spectacular, and house price growth in the previous five to six years had been phenomenal. But it’s been mostly downhill since 2007 for Mandurah’s property market. 
One of the big problems of such places is the narrowness of the economic base. Most seaside towns and cities depend on tourism, and that’s a fragile position, because tourism is so vulnerable to economic downturns. 
There have been periods in which the prestige suburbs of our major cities have sparked to life for short periods with big annual growth in values – but it’s a mistake to assume this makes such places prime real estate, as is claimed by some. The millionaire suburbs are among the most volatile markets in Australian real estate and seldom deliver superior growth long term. 
The key point is that an attractive recent past does not translate into a prosperous long-term future. 
Things change. One of the core changes currently happening in Australia is the rise to prominence of markets in regional Australia. The track records of the recent past do little to inform the future in this regard, and creating performance charts on this would be misleading. 
The fundamental change in heartland Australia derives from global shifts. The economic power base is shifting from Europe and the US to Asia. It’s a major transformation – indeed, a revolution – and it’s long term in nature. 
Its consequences for Australia include demand for our food and mineral resources and expansion of our export ports. This increasingly is putting serious focus on key regional cities. 
There’s little in the historic performance of Townsville in Queensland, Newcastle in NSW or Geraldton in WA that would elevate them to a top 10 list of best investment prospects in Australia. It’s what lies in their futures that makes them compelling possibilities.

On the second floor of a Fitzroy Street, St Kilda, block, this one-bedroom apartment is currently vacant but could be expected to secure a rental of $360 to $370 per week, according to listing agent Carl Hexter of Biggin Scott. It sold at its weekend auction to an investor for $445,000. There were three registered bidders. The apartment includes a separate study and an ornamental fireplace and is within metres of Fitzroy Street trams, cafes, restaurants and bars.
Hexter gave pre-auction price hopes of $380,000 plus and says the reserve was $410,000. If it is rented at $370, that would secure a gross rental yield at the median gross rental yield for St Kilda units of 4.3%, according to RP Data. The gross rental yield does not consider the costs of maintaining the property, including council rates and other fees such as water bills and managing agent fees. The property was last rented for about $320 per week, which would provide a gross rental yield of about 3.7%.
<a href="https://calc.washingtonbrown.com.au/wbdcalculator/calculator.aspx?RID=HPCAZOPTTT" target="_blank">Washington Brown</a> estimates the first-year tax depreciation deduction to be $4,000 and over five years to be $8,000.
The median unit price in St Kilda fell 0.6% in the past year but rose 37.9% in the past five years, according to RP Data.
