New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

The Burwood Brickworks residential community has reached a new milestone with all four apartment buildings currently under construction officially “topped out” this week.
Frasers Property Australia’s newest community in Melbourne’s east is currently  three weeks ahead of schedule.
Sarah Bloom, General Manager Residential Victoria for Frasers Property Australia says the topping out milestone is great news for residents eager to move in.
“It’s fantastic to see the progress of all four apartment buildings and it means we will welcome the first of our new apartment residents by Christmas,” Ms Bloom says.
The buildings comprise 267 apartments in total and are being constructed by Hacer Group. Hacer Group will now complete the interior of the buildings with the first apartments expected to be completed in December.
The apartments have proven popular with buyers at the mixed-use community, with just two apartments remaining for sale.

Falls from heights are the number one killer on NSW construction sites so construction sites across north-western Sydney can expect a visit from SafeWork Inspectors this week who will be targeting unsafe working systems across all building trades.  
Minister for Better Regulation, Kevin Anderson, said following a number of incidents on worksites throughout the state, inspectors will be on the ground focusing on high risk activities, to ensure workers on construction sites are kept safe. 
“Inspectors will be undertaking a compliance blitz on construction sites to make sure those most at risk from workplace injury are protected by safe systems of work,” Mr Anderson said. 
“Far too often our inspectors identify concerns with the way scaffolding is set up and other dangers involving working from heights so we will be targeting this area in particular.
“Falls from heights are the number one killer on NSW construction sites with most people who are seriously injured or killed falling from a height of four metres or less,” Mr Anderson said. 
Following the NSW Government’s introduction of the strongest workplace legislation in the country earlier this month, heavy on-the-spot fines will be issued to anyone who puts workers’ lives at risk through unsafe or unlicensed work activities. 
“We’re lifting workplace safety in NSW by making it everyone’s responsibility, and sending a clear message that those who puts workers at risk can now face jail time,” Mr Anderson concluded.

Safety inspections planned for north-western Sydney construction sites

Melbourne weekend auctions secured a preliminary clearance rate of 59 per cent after 355 results were reported. 
There were been 527 auctions scheduled with 42 properties withdrawn from auction.
Sydney recorded a 64 percent preliminary clearance rate from 310 reported results, according to Domain.

Sydney’s lower north shore suburb, Waverton had the top weekend sale when a triplex sold for $4 million.

AMP Capital chief economist Shane Oliver told Domain the ongoing impact of coronavirus — including job losses and stalling immigration — would see the market weaken in the coming months.
“Sydney’s results are still pretty soft and the coronavirus outbreaks in Melbourne would be adding to the cautiousness in the market there,” Dr Oliver said.
“Normally, Melbourne would have more listings than Sydney but that hasn’t been happening in recent weeks.”
CoreLogic calculated there were 1,424 homes scheduled for auction over the past week returning a preliminary auction clearance rate of 64.5 per cent. 
It was the highest number of auctions held in nine weeks.
The previous week saw 1,251 homes taken to auction returning a preliminary clearance rate of 66.1 per cent, which later revised down to 59.6 per cent at final figures. 
This time last year saw 1,295 homes taken to auction across the capital cities and a clearance rate of 62.9 per cent was recorded.

For example, a loan pause can result in your loan term being extended overall if you want to preserve the same repayment rate after the pause ends; or it can cause a higher repayment rate if the loan term is not extended. The industry-wide agreement is good news for diligent customers who have suddenly found it impossible to keep up with the bills after losing their job or having their income severely reduced.

ABA Chief Executive, <a href="https://www.ausbanking.org.au/a-covid-19-mortgage-deferral-wont-affect-your-credit-rating/">Anna Bligh,</a> said: “Australia’s banks are here to support customers who have lost their jobs or significantly lost income because of COVID-19… Customers in these circumstances should not have to worry about their credit rating as well.”

For customers who were already behind in their loan repayments, the ABA has stated that banks will determine how to report the information once the repayment pause has ended and opt to report nothing during the pause.

Tips for Aussies Struggling to Meet Repayments

If you cannot make a repayment because of COVID-19:

<li>Talk to your bank before you miss a repayment rather than after when damage might have already been done to your credit report.</li>
	<li>Contact your bank via their website or phone app. If you cannot reach them, try contacting them by email or on social media. Lenders are likely to backdate any repayment pauses if you have tried to make contact.</li>
	<li>Before you pause your <a href="/guides/how-to-secure-a-mortgage-free-lifestyle-sooner">mortgage</a>, ask your bank for a rate reduction to help you keep up with the repayments. Repayment pauses can provide some much-needed relief, but they are likely to be costly in the long run.</li>

	<li>Try and avoid adding to the problem (where possible). If you have a credit card, you can ask your lender to lower the limit to something you know you can manage.</li>

Bank Loan ‘Holidays’ - What it Means for Your Finances and Credit Rating?

However, there is a caveat to that concept.

That’s because life-long renters will likely always struggle financially later in life.

By the time they reach their twilight years, they generally won’t have the property assets to create a comfortable retirement. 

However, some long-term renters will have quietly been <a href="/guides/looking-to-buy-an-investment-property-top-3-things-you-must-do-online-first">growing property portfolios</a> while living in someone else’s property for years. 

By the time they are considering retirement, they may have not even lived in any of the properties that they owned during their working lives. Rather, they rented elsewhere while their investment properties grew in value over the medium to long-term duration. Then, at retirement, they can choose to sell some of their holdings to pay down the mortgage on the home they intend to live in as well as to<a href="/news/lifestyle-choice-or-property-investment-not-an-either-or-equation"> finance their lifestyle</a>. 

According to the latest <a href="https://www.pipa.asn.au/">Property Investment Professionals of Australia</a> (PIPA) Investor Sentiment Survey, the majority (63%) of investors said they would consider rentvesting – which is renting in one location and investing in another as a property investment strategy. Whereas, over one-third of first-time investors in the survey have identified themselves as ‘rentvestors’ – where they’ve bought an investment property while renting elsewhere.

There is no doubt that this way of living and investing is on the rise.

I am one of the many people rentvesting in Australia. 

Today, I live in a $1.2 million home that I rent with my wife, but that money doesn’t come out of our back pockets. Over the past 9 years, we built a $4 million portfolio around Australia, which creates $75,000 in passive income that now pays for our rent, so we get to live rent-free!

However, like any investment strategy, there are pros and cons that need to be considered before deciding whether rentvesting is for you:

Pros: 

<ul>
<li>By adopting a borderless investment mindset, you can buy in growth markets across Australia, which is probably not where you currently live. This allows you to make the most of other markets while remaining in your location of choice. </li>
	<li>It can often be cheaper to rent a property in a desirable location than to buy, depending on where you live.</li>
	<li>Over time, you will see passive income from <a href="/guides/how-to-ensure-financial-return-on-your-property-investment-in-15-simple-steps">investments</a> rather than living in your own home that doesn’t produce income.</li>
	<li>If you run a business and have a home office, you can claim part of the rent/electricity as a tax deduction. You can’t do this in your own home because of future Capital Gains Tax implications. </li>
	<li>When renting, you don’t need to pay for maintenance on the property you live in. You just pay your rent and utility bills, and if there are repairs that need to be completed you simply contact your property manager.</li>
</ul>
Cons: 

<ul>
<li>Smart investors understand that they have to hold their investment properties for the long-term to make the most of <a href="/expert-insights/buying/the-holy-grail-of-property-investment-capital-growth-and-high-yield">capital growth.</a> However, your landlord may decide to sell the property you’re renting for a variety of reasons while you’re living there. This means there is less stability and you might have to move around more than you’d like to do. </li>
	<li>When you live in a property that you own, you can paint the walls or renovate the bathroom as you see fit. In a rental property, on the other hand, you can’t update it, so you can be <a href="/guides/what-to-do-if-your-apartment-building-isnt-being-maintained-to-an-ideal-standard">stuck with issues</a>, such as bad water pressure or no air conditioning, while you live there. </li>
	<li>To make the most of rentvesting, you need to be prepared to be a renter for medium- to long-term as if you build a property portfolio. You then need to wait for your investments to perform before you can make the most of the capital growth and income. </li>

The Pros and Cons of Rentvesting

There are 1,363 capital city auctions being tracked by CoreLogic this week, increasing on the 1,251 auctions last week.
CoreLogic data showed that this week’s volumes are expected to be higher than one year ago, with 1,295 auctions held over the same week last year.
In Melbourne, 567 auctions are scheduled across the city this week, increasing on the 558 auctions last week, and higher than volumes from the same week last year (535).
There are 617 Sydney homes scheduled for auction this week, up on the 522 held last week according to final figures, and higher than the 503 held one year ago.
Across the smaller markets, scheduled volumes are set to increase week on week across Adelaide, Brisbane and Perth, while fewer auctions are scheduled in Canberra and only 1 home is set to go to auction in Tasmania this week.

Ray White’s auction data shows that despite the tight COVID-19 restrictions, sellers still received nine per cent more than their highest offer prior by selling under the hammer.
From 1 March to today, the group conducted 2707 auctions in Australia alone, many of them were online auctions at the height of the isolation period.   
On average, the prices achieved for sellers were nine per cent more than any offers received prior to their auction. There were 3.9 average registered bidders (up 1.1 on a year ago) and 53 per cent of all stock sold under the hammer. These metrics are all considerable higher than the same time last year.

The announcement of the HomeBuilder stimulus from the federal government in early June has been met with a mixture of excitement and criticism.
The scheme grants $25,000 dollars for new home builds and renovations where:
<ul>
<li>The recipient is an owner occupier;</li>
<li>The recipient earns no more than $125,000 per annum as a single applicant or $200,000 for a couple;  </li>
<li>The contract is signed between June 4 and December 31; and</li>
<li>Construction commences within 3 months of the contract date</li>
</ul>
For renovations, the existing property value must be no more than $1.5 million, and the renovation must be worth between $150,000 and $750,000. For new builds, the house and land value must not exceed $750,000.
While potential home owners are likely to be keen to take advantage of the scheme, many have noted that the policy largely creates stimulus for those that were planning to build and renovate anyway.
So instead of creating additional demand for construction work, it may just bring construction forward. This side-effect from housing stimulus has actually been seen before – and it has a name: a vacuum effect.
A vacuum effect describes housing stimulus bringing forward a planned decision to purchase property. It reflects a surge in buyer activity soon after housing grants are made available, and a significant drop in activity thereafter.
The implication is that rather than stimulating sustained, new demand, stimulus is simply bringing forward activity to a certain date, where it would likely have occurred over time anyway.

The term was used by researchers from the City Futures Research Centre, in a publication analysing the impact of past housing stimulus on dwelling markets and first home buyer activity.
The phenomenon is prominent around the first home owner grant in 2000. 
This was a $7,000 grant, designed to soften the blow for first home buyers around an introduction of the GST.
The ‘boost’ to the first home owner grant, which was a temporary, additional $7-14,000 grant in the wake of the Global Financial Crisis, showed a similar outcome.
The image on page 1 shows the number of first home buyer loans secured each month off the back of the introduction of these policies from the retired ABS series 5609.
Despite the first home owner grant being in place since 2000, its uptake is concentrated up to November 2001. Following this, first home buyer participation fell away between 2002 and 2004. It is also evident around the first home owner grant ‘boost’, where the number of loans secured began to fall away before the program ended.
However in both of these instances, It is worth noting that any ‘vacuum’ effect here was likely compounded by a strong surge in dwelling values, which is when first home buyer participation is typically stunted due to affordability constraints. 
The implication for the HomeBuilder scheme is that rather than creating additional demand for property purchases and renovations, the scheme would just bring forward works that were already planned.
This is amplified by the timeframes of the HomeBuilder scheme. The kind of planning and financing that needs to be organised for a six-figure renovation means that it would largely be taken up by those who have already started the process.
Similarly for home owners, and first home buyers in particular, those looking to commit to a property purchase within the next 6 months would already have been saving a deposit and primed to buy.
However, where this policy may create additional construction lies in the fact that it is pivoting decision making from established property to new housing, likely to be skewed towards house and land projects. This is opposed to the first home owner boost (FHOB) in 2008. Even though the grant provided additional incentive for newly built property, 85% of those temporary grants were awarded for established purchases.
The HomeBuilder package may be limited in its ability to deliver new construction work, because it relies on decisions to purchase and renovate property in a highly uncertain economic climate. This is one of the reasons consensus is mounting around social housing being a more efficient use of government expenditure on housing, because it guarantees the upgrade and building of homes through direct expenditure.
