The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

A development application for 150-162 Flinders Street and 17-25 Russell Street in Melbourne has been slammed by Melbourne Heritage Action (MHA) who say that while they’re not against development on the site, they believe that the Forum Hotel tower is inappropriate due to height and heritage concerns.
According to the permit application form, the site owner is looking to develop a multistorey building to the rear of the forum, including a residential hotel, dwellings, retail, office and business identification signs, as well as the refurbishment of the Forum Theatre and building and works to make alterations to adjacent roads. The permit was applied for late last year.
The 2,038 square metre 150-162 Flinders Street property was purchased for $6,000,000 in June 2011, according to RP Data.
Arguing on the basis of five points, the MHA said that the application should not be approved in a letter made to the Minister for Planning.
Their points of contention:
<ol>
<li>The development ignores a height limit designed to maintain the heritage character of the area and keep other iconic landmarks in the skyline. </li>
<li>It will be detrimental to Hosier Lane – an important cultural and tourist location. </li>
<li>It has not been proven to be essential for the funding of restoration works (which MHA does welcome for the development). </li>
<li>It may be detrimental to the Forum itself and Cavendish House. </li>
<li>It does not conform to some aspects of the planning scheme.</li>
</ol>
“We are worried that the issue of restoration is being used to sugar-coat what is essentially an inappropriate development intended solely at maximising economic return in a sensitive area,” writes MHA president Tristan Davies in his objection.
He further notes that any development on the site should conform to the 40 metre height limit and “not something three times the limit, dominating over some of our most important heritage landmarks in flagrant violation of the Melbourne Planning scheme.”
Urban Melbourne notes that the tower would sit up to 107 metres high under the proposal.
According to the Department of Planning and Community Development website, the applicant for the development is Bill Kusznirczuk, renowned urban planning expert and managing director of Clement Stone Town Planners who is no stranger to arguments for and against proposals.

Objections to Forum Theatre hotel tower as Melburnians seek to save skyline

Eight vacant waterfront building blocks at Paynesville were sold at weekend mortgagee auction.
Under instructions from Gippsland Secured Investments Ltd, <a href="https://www.castran.com.au/index.cfm?pagecall=property&amp;propertyID=2618010" target="_blank">the Driftwood Close properties</a> (pictured above) sold through John Castran at John H Castran. Three sold at undisclosed pre-auction prices, with the five under the hammer selling for between $230,000 and $308,000.  
There was an earlier mortgagee auction in January in the holiday town which attracted strong interest from Melbourne buyers which was tipped to spark a local building boom.
The holdings, about three hours drive from Melbourne, were part of Riviera Properties, which was placed in voluntary administration in September last year after principal lender Gippsland Secured Investments collapsed.
GSI had about $150 million under management and 3,500 investors, many of them from the eastern Victorian locality.   
There was a $517,500 sale at Rye when 57 Bimbiang Crescent sold through Craig Evans at Hockingstuart Blairgowrie. It previously traded at $580,000 in 2010 with the property recently been connected to the sewerage system.
Set a short walk to the Tyrone foreshore safe sandy beach, the elevated three bedroom, two storey beach house was on a 1,169 square metre block.

There was a $3.5 million vendor bid when the landmark Point Lonsdale cottage, Samarai went to weekend Easter auction.
The Ramsay family's Edwardian home (pictured below) is set on 1,100 square metres, last sold in the mid-1980s when bought from the Wortley's for around $240,000. 
It's been offered <a href="https://www.realestateview.com.au/Real-Estate/149-point-lonsdale-road-point-lonsdale/Property-Details-buy-residential-6827429" target="_blank">through Damian Cayzer at Kerleys Coastal Real Estate</a> who expected $3.5 million plus for the 149 Point Lonsdale Road offering with easterly view.

Paynesville leads Victorian Easter weekend coastal auctions with eight sales

There has been a lot of lively debate about Australia's housing markets over the past decade, and I make no apologies for having situated myself towards the bullish end of the spectrum for most of that time.
I was never in agreement with the crash predictions before, during or immediately after the financial crisis, largely due to supply-related issues and falling interest rates.
Then there were claims that credit growth would not be able to see prices rebound, instead seeing prices melt away - that didn't fit with my (perhaps old school) view that property prices cycle and would be more likely to pick up again when interest rates fell.
But what about the residential construction boom? 
The pessimistic view over recent years has been that land prices would be too high and therefore could not allow a construction recovery to replace the fading mining construction.
My own view has been there certainly would be a construction recovery since low interest rates (and the associated ease of financing) and rising dwelling prices would make it so. Developers tend to need rising prices and reasonable financing costs to become incentivised to build.
As will be considered, the actual answer to the riddle, as is so often the case, appears likely to lie somewhere betwixt and between the two extremes.
Dwelling units commenced 
Recent data showed building activity which runs to December 2013 to be still relatively sedate.
However, building activity to December 2013 is retrospective data.
What we're really interested in is what is in the pipeline, which is shown by the dwelling units commenced figures.

What the data showed is that Australia's residential construction is now firmly on track...but...it's almost exclusively being driven by a massive increase in the number of units and apartments being built.
As you can see, apartments and units now account for more than four in every 10 new dwellings being built, which represents a huge structural shift on what we have seen in decades gone by. This is particularly so, as you might expect, in cities such as Sydney, Melbourne and Darwin where desirable land made available for development has been scarce.
In seasonally adjusted terms, the number of dwelling commencements increased by 8.2% in the three months to December, with multi-unit commencements increasing by a whopping 21.3% in the quarter. 
The rolling annualised number of apartments and units commenced in the December quarter therefore hit an all-time record high, and I wouldn't mind a bet that a new record high is recorded in the March 2014 quarter too.

Since the September 2009 quarter, the rolling number of apartments and units commenced has nearly doubled, showing a massive increase in starts of 96%.
The key takeaway is that Australia's apartment construction boom is underway.
A few observations 
Firstly, the level of dwelling construction is now clearly set to boom, following on from the building approvals data which has soared to decade highs.
This is great news for the Australian economy, and the construction is certainly needed.
When adjusted for the boom in population growth, dwelling unit commencement figures have actually been declining in relative terms over the last few decades adding to the upwards pressure on dwelling prices.
However, apartment construction in itself is unlikely to plug the hole left by the mining boom, since the construction value per dwelling is clearly lower for apartments and units than it is for detached houses. 
The Reserve Bank will certainly need other sectors of the economy such as commodity exports and retail sales to do their share of the lifting, and therefore the cash rate may not be adjusted upwards towards a normalised level for a little while yet.
Thus, while futures markets have priced out further interest rate cuts (and even Bill Evans and Westpac have given up the ghost on forecasting any more cuts), on balance market are not yet expecting to see a hike until some time in the middle of 2015.
Given that there is a lag in the effects and outcomes of monetary policy and that multi-unit dwellings can take two to three years to come online, I believe that this apartment construction boom is one which could run and run over the few years ahead.
For this reason, budding property investors need to be very savvy about what property types they buy and where.
State by state thoughts 
The final observation is that the apartment commencement data is very uneven by state.

Very strong data was recorded for Queensland dwelling commencements (+15.8% quarter on quarter) and especially South Australia (+25.2% quarter on quarter) where dwelling commencements were pulled forward due to the Housing Construction Grant.
On the other hand dwelling commencements fell in Canberra/ACT (-13.3%), Tasmania (-12.6%), Western Australia (-1.3%) and Northern Territory (-26.6%).
Perhaps surprisingly, New South Wales showed a pick-up of only 2.8% in the quarter (although from a high-ish base) yet Victoria showed a monster pick-up in multi-unit commencements of 33%.
This little snippet of data provides one small clue as to why as an property investor, I favour Sydney over Melbourne.
Both cities have fantastic fundamental attributes for investors, including vast ongoing population growth and diverse employment markets.
But Sydney has one key difference, being the artificial supply constraints due to its geographical footing.
Since Greater Sydney is enclosed by the Blue Mountains, national parks and an ocean, the only realistic direction for us to build significantly more dwellings is upwards.
Unfortunately, gaining approval to build larger multi-unit dwellings in desirable locations is devilishly difficult, as objections are sure to be raised at every step in the process.
We have seen this week that Parramatta's new 90 storey Aspire tower will include 700 apartments and will be the tallest residential tower in the southern hemisphere - at a monstrous 336 metres this will even surpasss the truly awesome Q1 tower up on the Goldie - which provides another clue to how the Sydney of tomorrow will look.
That is, that there will be certain hubs and business districts with Manhattan-style tower block accommodation. The land value per dwelling in these developments is very low at just a few percent, the new apartments are very expensive, and personally I would steer well clear.
Instead, investors should look at the well-established boutique apartment blocks with materially higher land value content (50-60%+), where NIMBY-ism and planning restrictions will keep the new supply permanently restricted to an absolute minimum.

Here comes Australia's (apartment) construction boom

There are 49 auctions scheduled this week in Melbourne; the total volume of auctions is affected by the upcoming Easter and Anzac Day public holidays.
The lower volume of auctions does not reflect the broader level of supply with overall volumes continuing to rise. The high level of supply is having an impact on prices with a slight depreciation being recorded so far this month in the Melbourne Home Price Index.
The key issue for the Melbourne property market after Anzac Day will be the supply of homes. The RP Data Mortgage market activity shows that so far, the number of buyers has risen to match the higher levels of supply with mortgage activity events higher than a month ago in Victoria. As activity is generally reduced over winter the high level of supply will be a challenge for the market.

The Potts Point Georgian villa Rockwall House has sold for an undisclosed $10 million plus, the suburb's third-highest house price.
The 1830s-era house was designed by architect John Verge for the surveyor John Busby. Title Tattle understands it fetched $11 million.
The property developer Mirvac, who built the adjacent Rockwall apartment complex, had its restoration overseen by heritage architect Howard Tanner.

Relisted last December <a href="https://www.blacketglasgow.com.au/property/Potts%20Point/Rockwall/listing" target="_blank">through Peter Blacket of Blacket &amp; Glasgow</a>, it was offloaded by antique enthusiast Lilian Barclay-Rollason, the partner of solicitor John Rollason, who first sought to secure its sale in 2011 with $13 million hopes.
The couple married at the house on April 26 in 2008, though the title remained in her name only.
John Cameron Rollason was for a number of years a partner at Gadens and then a contractor consultant to Lane &amp; Lane from 1996.
The contents are listed for forthcoming auction through Mossgreen Auctions. 
The suburb record was set when the horse breeder Tony Peterson sold the 1870s residence Jenner House on Macleay Street (pictured below) for $15 million in 2009 to car dealer Terry Mullens. <a href="/news/jenner-house-potts-point-record-setting-trophy-home-listing">Jenner was a briefly listed last May</a> but then withdrawn from sale.

Last year <a href="/news/nsw/bomera-the-potts-point-italianate-sandstone-beauty-sells">Bomera on the lower end of Wylde Street</a> fetched $12.5 million after it was restored by Jorge and Monica Fernandez who'd bought it from the Department of Defence.
<a href="/news/nsw/sandstone-potts-point-1858-italianate-trophy-mansion-bomera-relisted">Bomera</a> (pictured below), initially listed with $25 million hopes, was bought by Leanne Catelan, a daughter of late property date entrepreneur Ray Catelan.

Freestanding villas in Potts Point are few and far between with the next most expensive residential offerings being terraces along Challis Avenue, with retail/commercial potential, with two sales at over $5 million.
Rockwall, the 1830s Regency-style house was designed for John Busby, of Busby's Bore fame, the Scottish engineer tasked with finding a supply of fresh water for the city, after the Tank Stream became too polluted.
Busby was among the favoured few who received a Woolloomooloo Hill land grant from Governor Darling in 1828.
These private residences were required to meet Darling's imposing villa vision.
Title Tattle reckons only five of the first 17 villas still stand, including two other restored Verge designs, Elizabeth Bay House and Tusculum.
After Busby found himself in financial trouble, Verge amended the plans in 1835 for Belltrees grazier Hamilton Sempill.
But Sempill, too, hit difficulties during the 1840s and quit the colony for Scotland.
The four-bedroom, four-bathroom villa, featured in an 1840 watercolour in the State Library of NSW.
The three-level Rockwall Crescent residence, which was heritage listed in 1979, was in a neglected state for decades when part of the idle Chevron development site.
It received a $1.7 million 1990s Howard Tanner restoration when developer Mirvac built the adjoining Rockwall apartment block.
It now sits on 1,349 square metres, down from 3.2 hectares.

Regency-style Rockwall House, Potts Point finally sells

Omega, a Glebe development at 39 Greek Street, is marketing it apartments with the advertised benefit of low strata fees.
Boasting strata levies half those of highrise apartment buildings, due to the lack of pools, gyms and concierges, instead offering a rooftop garden, they have been advertising the 10 under $650,000 to first home buyers.
The building is four-storeys and is designed by Environa Studio, and developed by LIVstyle Group.
In total, Omega has 16 one-bedroom apartments of 50 to 52 square metres internally, plus from 10 to 44 square metres externally. Without parking, they cost $545,000 upwards. For those with parking the price is from $640,000.
There are also a couple of two-bedroom terraces, from 88 to 91 square meters internally and with 31 square metres externally, from $905,000, both with parking. The two three-bedroom apartments span 102 square metres internally, plus nine square metres externally, from $965,000 with parking.
It is the second to its mirror-image, Alpha, which sold before marketing material was produced.
Peter Shield, project director at Ray White Real Estate Erskineville, said that they’re well priced.
“Because this is a boutique-size building without expensive communal facilities, levies will be low so on-going costs will be extremely moderate,” said Shield.
“Somehow people heard about the [Alpha] development well before we were ready to launch. They didn’t need to see glossy images or read purple prose, and were not put off by the fact we only had basic floorplans, a price list and some architectural sketches,” he said.
Property Observer imagines it wasn’t an accident that buyers heard about the development, particularly as they note that a friend of the developer was provided a preview and bought an apartment, however concedes to Shield’s point that “Opportunities in Glebe are rare”.
Omega is set for late-2015 completion, with forecasted weekly rents of $600 to $650 for one-bedroom units, and $800 to $850 for two-bedroom units.

Boutique Glebe apartment complex with low strata fees coming to market

Brookfield Multiplex has recently reached a contractual agreement with Singapore-based Ho Bee Land to create a $120 million, 41-storey highrise residential offering to be constructed over the next two years.
This is the first residential highrise to be constructed in the past two years, and will be on the former Red Rooster site – on the corner of Surfers Paradise Boulevard and Main Beach Parade.
Project marketing agent for the development, Deborah Provost, said that this is a new era for the area.
“This project signals a new era of high-rise development on the Gold Coast so we are delighted to have one of Australasia’s leading construction companies take the reins,” said Provost.
While it’s currently unnamed, it will include 223 units, a rooftop garden, gym and retail space, with 500 jobs to be generated during construction.
Regional managing director for Queensland at Brookfield Multiplex, Rod McDonald, said that it’s an effort to meet the demand being seen on the Gold Coast.
“Queensland’s residential market is gaining pace and it’s fantastic to be back on the Gold Coast and delivering this project which will see cranes returned to the Surfers Paradise skyline for the first time in two years,” McDonald said.
“Ho Bee Land’s unique building will revitalise the Gold Coast’s residential property market by providing new, high quality apartments that meet the highest standards of sustainability and design.”
The project architect will be DBI Design.
Early works commenced in late-2013, and it appears construction will be completed in late-2015.

New era of highrise development signaled for Gold Coast

There are just the handful of Easter weekend metropolitan auctions across Melbourne this weekend.
Most of the auction activity is on the coastline, with a few special offerings topped by one in Point Lonsdale.
It's the auction of the landmark Point Lonsdale cottage, Samarai (pictured above), one of the most charming beachfront reserve property’s along the Victorian Coast.
Imagine all the sea changers who love the 1998 ABC series who will be wanting to snap it up.
The Ramsay family's Edwardian home is set on 1,100 square metres, last sold in the mid-1980s when bought from the Wortley's for around $240,000.

Neil Tan, research assistant at Australian Property Monitors says there are around 40 auction offerings across Sydney, plus Property Observer is aware of numerous coastal offerings in NSW including Terrigal and Yamba.
There are three auctions scheduled for Yamba including 40 Yamba Street Yamba, billed as a building site totalling 499 square metres with a R3- Medium Density Residential zoning.
The current two bedroom residence, while basic, is quite liveable.
"We’re thinking around the $500’s," the marketing by Yamba Iluka agent Warren Tucker suggested.

Samarai, Point Lonsdale tops limited coastal Easter auctions

More than 100 of the 120 apartments offered in the second stage release at Sydney’s tallest residential development sold this weekend following the Saturday morning launch.
As of Sunday, 101 studio, one, two and three bedroom apartments had sold, with the Financial Review reporting that nearly 90 had sold by 10am on Saturday. Prices for studios began at $595,000, with a three bedroom apartment selling for $4.38 million.
Developed by Chinese state-owned developer Greenland Holding Group Co, the $680 million development will be 66 storeys and 235 metres tall upon completion, making it <a href="/expert-insights/buying/opportunity-to-buy-the-highest-penthouse-in-sydney">Sydney’s tallest residential tower</a>.
<a href="/expert-insights/buying/greenland-centre-launches-second-sales-stage">Greenland Centre’s entire first stage release has sold out</a>. Greenland Holding Group has reportedly reserved 40 to 50 units to market in Singapore and Hong Kong later this month.
Penthouses in the complex, which will offer buyers the highest view in Sydney, have not yet been released.

Greenland Centre sells almost entire second release in two days

A reconstructed harbourside apartment on the tip of Sydney’s Elizabeth Bay peninsula has been listed with expectations over $1.8 million.
A three bedroom home in a former life, the <a href="https://www.realestate.com.au/property-apartment-nsw-elizabeth+bay-116670879" target="_blank">Elizabeth Bay Road apartment</a> has been renovated for the first time in two decades. Interiors were designed by Greg Natale, the man behind fashion designer Leona Edminston’s headquarters and a number of Sydney venues including the now-closed Nevermind, with its mouth shaped urinals.

“Before the current owner purchased the property in 2011, the home had not been renovated in more than two decades.
“The owner saw huge renovation potential and invested substantially to create streamlined, luxurious living.
“The owner worked with Mr Natale and gutted the entire apartment - they removed walls, floors and ceilings and basically rebuilt from scratch.
“This is a home that doesn’t need a thing added, every element is custom made - it is perfectly complete,” he said.
While the home is marketed as a two bedroom apartment, it is currently configured as a one bedroom, with the second room acting as a walk in robe and study. The residence’s main bedroom includes a separate balcony with water views.
