A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Supply and demand for Brisbane apartments are on the up. Property investors would do well to consider both the short-term and long-term supply and demand outlook for apartments.
For a few years after the GFC, Brisbane did have an oversupply of property in general. It's one reason why Propertyology elected to do very little investing in Brisbane for some time. Tighter credit policies post-GFC then made it very difficult for developers to acquire project funding which enabled Brisbane's surplus of property stock to be soaked up.
During the middle of last year, Propertyology observed an increase in buyer activity and Brisbane's market recovery got under way. While we don’t believe that Brisbane is the number one location to invest in right now we do like the city's outlook and are investing there again.
Over the last year, several new, multi-storey apartment complexes have settled around Brisbane; inner-city vacancy rates have increased to a more normal level of around 3% as a result.
Yes, there is a significant level of new inner-city apartments in Brisbane's pipeline. In our view, suburbs such as <a href="/news">South Brisbane</a>, <a href="/news">West End</a>, <a href="/news">Fortitude Valley</a>, and <a href="/news">Bowen Hills</a> should be avoided by investors. ‘Property consultants' with vested interests will undoubtedly tell you differently.
Generally speaking, there is a growing trend for increased demand for apartment living across most capital cities and in some regional locations. Over the two year period to March 2014, 43% of new residential dwelling approvals in Australia were for attached dwellings. Yes, almost half. This compares to 30% of total approvals for the two years ending March 2007. Quite an increase!

New South Wales (refer Sydney) had an even bigger percentage of attached dwelling approvals over the last two years -56% - while the ACT (Canberra) and Northern Territory (Darwin) are even higher at a whopping 63% and 60%, respectively. Victoria (refer Melbourne Docklands) and Brisbane also have high percentages of apartment approvals, 45% and 43% respectively.
The millions of Baby Boomer Australians seeking to exit the workforce over the next decade simply don't have anywhere near enough money squirreled away to retain their current digs and have a healthy income stream. More and more Baby Boomers will be attracted to selling the suburban house, downsizing in to apartment living, and releasing a few hundred thousand dollars to supplement their income.
Market analyst, Michael Matusik, recently said: "Brisbane City has an aging demographic profile.  Increasingly, much of the housing market across the Brisbane City area will be looking to downsize and/or retire.  This will fuel the need for more attached homes; often smaller in size than traditional detached housing.  The catch-cry is “place for space”, meaning that buyers will be looking to live in quality projects, in established urban areas. The Brisbane downsize/retirement market will experience its greatest growth over the next ten years.  Interestingly, the first home buyer segment and even the upgrader market is unlikely to grow as much in size as those downsizing, suggesting that resale supply of baby boomer-first generation homes may exceed demand (first time buyers and those upgrading)."
There are plenty of people who don't want to spend their weekends maintaining gardens. Many Gen Y, for example, see a lot of merit in apartment living. There is a growing number of Gen Y’s who either can't afford the mortgage payments on a suburban house and / or prefer the conveniences of inner-city lifestyles.
While there will be an increase in apartment supply in Brisbane, there will also be increased demand.

Brisbane apartment market to see increase in both supply and demand

A preliminary auction clearance rate of 66.1% was recorded this week across capital cities compared to 66.6% last week and 67.1% this time last year.

In the Sydney market demand strengthened with a preliminary clearance rate of 76.2% recorded compared to 69.9% last week. Buyers have welcomed the increased choice this week.

In Melbourne demand and supply continue to be well balanced with a preliminary clearance rate of 61.7% recorded compared to 68.8% last week.

Volumes rise and demand increases across capital cities: RP Data's national auction market wrap

More than 200 visitors attended an auction for GJ Variety’s Freedom House in Bomaderry on Saturday – a property that was up for sale to help provide a donation to the children’s charity Variety. 
The sale price for the four-bedroom home, of $430,000, will see more than $200,000 go to the charity.
Eighty plus local tradespeople and building suppliers got behind the project, donating time and materials, to build on the Variety block – that had already been provided at a discounted price by local Macdonald family.
The buyers were a couple from Cambewarra, Nathan Smith and Mel Irwin, who said they had been looking for a place “for ages”.
“It was brand new and beautiful and ticked all of our boxes. We are really happy with the price we paid and knowing that the money we’ve spent will also go to Variety to help kids in need, has made buying our first home all the more special,” said Irwin.
It is open plan, with mountain views and a 5.5 star energy rating, and located at 9 Banool Circuit, <a href="/news">Bomaderry</a>, where the median house price is $275,000, according to RP Data.
Construction on the property began on November 1, 2013.
G.J. Gardner Homes Shoalhaven director, Nathan Fay, said that a lot of thought when into every aspect to help maximize the amount of money raised at auction.
“It is located in the elite Meroo Views Estate and has stunning panoramic views across beautiful rural surrounds. Without compromising convenient proximity to Nowra town centre, this house offers family country living at its best,” Fay said.
A number of other similar projects have been planned, with <a href="/expert-insights/buying/bomaderry-house-auction-to-raise-money-for-children-s-charity-variety">hopes for the auctions to raise over $1 million for Variety</a>.

More than 200 at Bomaderry charity auction, seeing $430,000 sale

Fridcorp, the luxury Melbourne apartment developer, sold 141 apartments off the plan on Saturday in Sydney as apartment buyers search for something affordable in SONO (south of Newtown).
Some $100 million worth of the available 198 apartment stock sold in the first release in $145 million development, <a href="https://www.evebyfridcorp.com.au" target="_blank">Eve Apartments</a> in Erskineville through CBRE. 
Designed by DKO and Hecker Guthrie, Eve is Fridcorp’s first project outside of Melbourne. The apartments will have blond timber floors, streamlined galley kitchens and floor-to-ceiling doors leading out to balconies. There is also a communal rooftop garden.
The marketing campaign by Fridman’s founder Paul Fridman secured 5,000 names in pre-launch registration of interest for the apartments on the corner of Eve and Macdonald Streets.

Fridcorp acquired an adjacent Erskineville site in Sydney’s inner west beginning in March last year for $17.5 million which will see the project expand.
CBRE Residential Project Marketing managing director David Milton thinks proximity to public transport as a key influence in much of Erskineville's sales success of recent times. He noted that intending Eve owner occupiers exceeded the recent 65% that was evident at Leighton Properties' nearby Erko project.
Eve is a staged project overseen by Sydney operative, Craig Minahan and Colliers co-founder Bill McHarg with its partner, the mezzanine financier, Wingate Group which has $15 million of equity in Fridcorp’s project. 
The weekend success prompted Fridman to say: “You wouldn’t see this in Melbourne and in fact never in 17 years have I seen anything like this."
“My gut instinct is there is more demand than supply and it will continue to be that way for some time," he told the Australian Financial Review.
Fridman recently suggested the heat had come out of the Melbourne apartment market and while there was still demand, buyers had become more educated and discerning in their expectation of quality locations and fair pricing.
Fridman noted Sydney's average apartment costs more than the average Melbourne house.
Fridcorp’s Eve apartments were on average 15-20% dearer than the developer’s Melbourne apartments.
The two bedroom two bathroom apartments at Eve sold for an average of about $800,000, compared with Melbourne selling at around $670,000.
“Melbourne has more land to develop on whereas in Sydney it is hard to get land, so I think that is part of the appeal. We will probably sell out the rest over the next couple of weeks,” Fridman said.
<a href="/expert-insights/buying/fridcorp-s-eve-to-launch-tomorrow-in-erskineville">Eve's</a> one bedroom, one bathroom apartments are available from $525,000; two bedroom, one bathroom apartments from $750,000; two bedroom, two bathroom from $780,000; three bedroom, two bathroom from $1.1 million.
Of the apartments, 65% are one-bedroom from 50 square metres, 30% are two-bedroom from 72 square metres and 5% are three-bedroom, from 95 to 125 square metres.
Back in 2002 the property developer Austcorp International unveiled a new urban development, Motto, designed by Allen Jack + Cottier at Erskineville with prices starting at $329,000 for a 50 square metre one-bedder without parking and at $558,000 for an 82 square metre two-bedder.
David Milton was there in 2003 when 40 deposits were taken on the first weekend, with most interest from owner-occupiers, principally young professional couples.

Eve in Erskineville secures $100 million in sales

Tony Macvean, managing partner at law firm Hall &amp; Wilcox and a Committee of Melbourne board member, didn't sell his three-bedroom warehouse conversion on Richmond Hill under the hammer at weekend auction.
It was passed in at $1.1 million. But elsewhere Richmond agents secured under the hammer sales sales in 12 of their 14 weekend offerings, while the suburb's star AFL forward Jack Riewoldt was in Sydney kicking his bag of 11 goals against the GWS team.
Macvean and Amy Carroll bought the then newly converted property at 6/10 Waltham Place (pictured above) as a family home in 2004 for $780,000. And after it was passed in at a reserve of $1,215,000, post auction negotiations actually took the selling price to $265,000 above the reserve, according to the buyers' agent Frank Valentic.
They have rented it out more recently, initially in 2008 at around $780 a week. They are selling it to purchase a beach shack at Wye River.
The three-level property comes with two living areas. The second terrace has city views taking in the famous Pelaco sign. There is basement parking for two cars.
<a href="https://www.propertyobserver.com.au/https://www.bigginscott.com.au/property/details/17129" target="_blank">Julie Taylor of Biggin &amp; Scott</a> expected $1.2 million-plus.
<a href="/news">Richmond</a>'s weekend sales ranged between $285,000 to $1.19 million. The cheapest had been tipped to fetched $270,000 plus.
The top sale was another warehouse apartment, this one sold by Marek Olech, of Nelson Alexander, who was quoting $980,000 to $1.05 million for <a href="https://www.realestate.com.au/property-house-vic-richmond-116833807" target="_blank">3 Stewart Place</a> (pictured below) which was bought as a shell about 12 years ago. It has three bedrooms and top-floor open-plan living-dining with a terrace featuring MCG and city views. It came with a home office, dumb waiter and tandem garage.

The most popular suburb for auction listings at the weekend in metro Melbourne was <a href="/news">Glen Iris</a> in the inner east with 25.
There were 19 auctions including <a href="/news">South Yarra</a>, <a href="/news">Brighton</a> and <a href="/news">Northcote</a> in the north east.
<a href="/news">Preston</a> in the north east had 17 auctions listed followed by <a href="/news">Bentleigh East</a> in the inner south with 16.

Better than Jack's 11, Richmond scores with 12 weekend residential sales

Positioned opposite Victoria Park on a substantial 3,718 square metre block, Mimosa, the 1894 heritage listed Victorian Italianate mansion at St Marys has been sold.
The western Sydney home fetched $2 million mid-week. The suburb's median house price is at a record $377,500, <a href="/news">according to RP Data</a>.
Retaining original grandeur, it was the first <a href="https://www.dukesestateagents.com.au/Property.aspx?Property=702&amp;s=St%20Marys%20&amp;=mi&amp;=ma&amp;=t&amp;=be&amp;=ba&amp;=c" target="_blank">time offered in over 60 years</a>.
"It presented an once-in-a-lifetime opportunity to secure a local landmark," the Dukes Real Estate Penrith marketing said.
<a href="https://www.realestate.com.au/property-house-nsw-st+marys-116045467" target="_blank">It was sold through Craig Caughlan </a>who listed it last November with $1.95 million plus hopes.
Caughlan, noting that many house sales have been for consolidation and residential redevelopment, estimated the sale at least doubled the previous record.
It was built for master tanner Andrew Thompson, in the early Penrith district days.
The local St Marys historical society notes it was built in 1894 by local builder Joseph Sainsbury.
Mimosa was considered to be the most expensive home built in the district at that time. 
Apparently Andrew Thompson preferred to light the house with acetylene gas in preference to electricity and the home wasn’t switched to electricity until the 1950s.
He has started his first tannery with the help of an Irishman named John Briggs and he was the first Australian tanner to import the South African "<a href="https://www.stmaryshistoricalsociety.org/tributewi2004.htm" target="_blank">Mimosa</a>" bark which he found superior to the local product - this "Mimosa" emblem was used as his trade mark on his products and his family home in Pages Road. 
Andrew married John’s daughter Lydia in 1873. 
He died on his property “Lenore” on 30th October, 1918 and willed the family home to his spinster daughter Mary Thompson.

While a rise in home values across Australia’s property market has been welcome news for Sydney and Melbourne property owners in particular, the flow on effect hasn’t been so favourable for rental growth and yields.
Rental growth has slowed markedly and rental yields are falling as value growth significantly outpaces rental growth.

The May RP Data-Rismark Home Value Index reported that combined capital city home values increased by 11.5%. At an individual capital city level, value growth ranged from 1.2% in Canberra to a 16.7% rise in Sydney. Australia’s combined capital cities recorded an increase in rental rates of 2.4% over the past year.
Sydney, Melbourne and Hobart are the only capital cities where rental growth was greater over the past 12 months than for the previous 12 months. At the other end of the spectrum, growth slowed across five of the eight capital cities with Perth experiencing the most extreme slowdown.

Over the 12 months to April 2013, Perth rental rates had increased by 10.4% compared to a -0.5% fall over the most recent 12 months. Sydney was the only city to record an increase in rental rates higher than inflation; up 3.7% over the past year.
With a large percentage of loans now going to investors at a time when the rate of rental growth is slowing would suggest that most investors are chasing capital growth rather than rental return. When you consider that the value growth in our two largest cities (Sydney and Melbourne) has been so strong over the past year, it’s no surprise.

Comparing annual value growth and annual rental growth across each capital city, home values rose at a faster pace than rental rates and as a result, rental yields experienced a fall over the year.
It wasn’t surprising to see that the greatest differences between home value growth and rental growth have been recorded in Sydney and Melbourne.

As a result of values rising faster than rental rates, gross rental yields have fallen over the past year across each capital city. The largest falls in yields have been experienced across Sydney and Melbourne where value growth has been strongest. These two cities also have the lowest yields of all capital cities at 3.9% and 3.4% respectively.
This highlight that as home values rise, the level of rental growth has not been able to keep pace.

Flow on effect of rising home value is slowing rental growth and falling yields

Sydney’s inner west clearance rate has been cooling but a dilapidated, rotting Leichhardt shack, in desperate need of renovation, or more likely demolition, sold at Saturday morning McGrath auction for $980,000. 
The home at 80 Edith Street, which attracted an $800,000 opening bid from the eventual buyer, hasn't even got a floor in the timber rooms.
The sale was effectively for the 278 square metre block with development approval for a new home.
The home, empty for 20 years. still had its rooftop television antenna. 
Just three of the eight registered parties put in bids on the property for which there were  <a href="https://www.mcgrath.com.au/buy/land-leichhardt-nsw-2040/224717/?searchID=39430462" target="_blank" style="line-height: 1.3em;">initial expectations of more than $850,000</a>.
McGrath agent Shad Hassen, who spoke right through the noise of the overhead Tiger jet departure from Sydney airport, predicts $1.6 million plus after any rebuild at 80 Edith Street.

Leichhardt’s median house price is $927,500, <a href="/news">according to RP Data</a>. 
As such it is not among the 170 suburbs with a $1 million median house price, according to Australian Property Monitors.The figure comes from sales data over the six months to March.
Sydney's upper north shore region recently became the fifth of eight regions that now sat within the $1 million plus median house price range.
The other regions already with $1 million medians include the city and east, the lower north shore, the northern beaches, and the inner west which was included only last year.
The Leichhardt offering was among the 800 properties listed for auction in Sydney on the weekend, which APM suggest is nearly double the 422 homes auctioned over the same weekend last year. 
Sydney’s inner west hosted the most auctions with 124 followed by the city and east with 116, the south with 110, the upper north shore with 90, the lower north shore with 74 and the west with 71 homes listed to go under the hammer.
 
The Sydney auction market bounced back at the weekend recording its highest clearance rate for eight weeks. The preliminary Sydney rate of 79.3 percent was helped by the inner west with 83.0 percent.

Rotting Leichhardt shack sells for just shy of $1 million

Fridcorp’s Eve to launch tomorrow in Erskineville

Across the country, numerous changes have been made to first home owner grants and whether you are eligible. Similarly, looking to move to a different state can change the amount of the grant you can achieve by thousands of dollars.
Other upcoming date changes can also have an impact.
Looking at the grants, several common eligibility factors remain in place. Usually, a spouse or de facto who already owns property stops you from being able to achieve the grant. Similarly, any ownership of your own can have an impact (note, however, that some states and territories allow previous ownership of investment properties in certain years). Residency is also usually required, for at least one of the de facto couple.
You will also be required to live in the property for a period of time within 12 months of completion - this is usually six months, however the trend has been to increase this to 12 months of continuous owner occupation.
You need to fill the form out in a timely manner, and be clear on whether the respective government uses settlement date or contract date as the important figure. If you're buying around a grant change, this becomes even more crucial.
Those who fail to fulfill these requirements can see themselves fined, along with being required to refund the grant.
Here are the grants current accessible by first time buyers, as per information available from the respective Office of State Revenues and Treasuries. Australian Capital Territory
First home buyers in the ACT can net themselves $12,500 after a grant increase from 1 September 2013. However, you will need to be buying a "new" or "substantially renovated" property worth $750,000 or less.
Those buying established properties have no available grant.
Those who want to get the FHOG will also need to stay in the property for 12 months upon completion of the dwelling - this is an increase from the previous six months.
For clarity, it's noted that new or substantially renovated properties include:
<ul>
<li>A home that has not been previously occupied or sold as a place of residence; or 
</li>
<li>A substantially renovated home that, as renovated, has not been previously occupied or sold as a place of residence; or 
</li>
<li>A property which is subject to an "off the plan" purchase agreement.</li>
</ul>
You have a period from exchange of contract to one year after either settlement or date of issue of the Certificate of Occupancy in which to claim the grant.
Owner builders can only lodge after the home has been completed.
Payment of the grant is usually then made within 10 days of lodgement.
First home owners who fulfil the requirements for the grant may also have the opportunity to defer their stamp duty.
New South Wales
First home buyers in New South Wales can currently net a $15,000 grant - however this will be reduced to $10,000 as of 1 January 2016. This grant is only available to those who buy a new home or build their home. The property's value must not exceed $650,000.
Their clarification of what falls under this bracket includes the following:
<ul>
<li>A home that has not been previously occupied, including occupation by the builder, a tenant or other occupant; 
</li>
<li>A home that has not been previously sold as a residence. Where the home is being purchased, it must be the first sale of that home; 
</li>
<li>A home that has been substantially renovated and a home built to replace demolished premises.</li>
</ul>
To access the grant, applications need to be lodged within 12 months of completion of settlement.
You must live in the property for a continuous six months within the 12 month completion date.
Duty exemptions are available for new properties, commencing from 1 January 2012, for properties valued up to $550,000 and concessions for those from $550,000 to $650,000.
Those buying vacant land will pay no duty on vacant land valued up to $350,000, and concessions from $350,000 to $450,000.
To be eligible, you must not have owned and occupied (for more than six months) a home in Australia after 1 July 2000, and you cannot have owned a property before this time.

Northern Territory
First home buyers in the Northern Territory can see themselves given an extra $26,000, with established first time buyers not left out of the picture either.
From 1 January 2015, the First Home Owners Grant, however, will be redirected solely to first home buyers looking to buy or build a new home.
Currently, as of 13 May 2014, there exists a transaction eligibility threshold (in plain English, this essentially means that the property can only be worth up to a certain amount) for established properties only. Prior to this time, both were given a limit.
An established home is concerned one that has been "previously sold or occupied, and is lawfully fit for occupation."
A new home is considered one that has never previously been lived in or sold as a place of residence.
However: "To prevent anomalies, a discretion applies in limited circumstances to declare a home that has been previously sold, but not occupied, to be a new home."
It's slightly more complex for our first timers up north, however - the current eligibility threshold for established properties sits at $600,000.
From 13 May 2014 to 31 December 2014, a new home can bring in $26,000. Meanwhile, an established property in an urban area will be provided $12,000, and everywhere else will be given $25,000. The only material difference in grant money compared to 4 December 2012 - 12 May 2014 is an extra $1,000 for new homes (and threshold changes).
Urban areas basically means land that sits within the Darwin, Palmerston or Litchfield municipalities. It also covers Wagait Shire, the Darwin Waterfront Precinct, the "prescribed area" for the Darwin Rates Act and other areas potentially proscribed by regulation.
Since December 4, 2012, there has been no stamp duty concession for first timers.
Queensland
Queensland first time buyers, when purchasing new, can get themselves $15,000. Unfortunately, nothing remains for first time buyers who are purchasing established properties.
Their Great Start Grant was updated in 2012, previously being known as the First Home Owner Construction Grant and is available for all eligible transactions since 12 September 2012.
It is available for those buying new (or substantially renovated properties) or building a new home.
If you previously held any interest in residential property before 1 July 2000, even if it was an investment property, you're not eligible. Those who have had a property since - but used it solely for investment purposes and did not live in it - may be eligible. You'll need to give them tax return details, tenancy agreements and current electricity and phone accounts.
Grant applications are processed within 10 days of receiving the information.
Those looking to get the grant then must move into the property within one year of completion, and live there for six continuous months.
South Australia
South Australian first time buyers are currently eligible for a FHOG on both new homes and established homes - however, they will lose the ability to be given the grant on established properties from 30 June 2014.
The property value must not exceed $575,000.
For those buying a new home, since 1 January 2014 and until further announcements, $15,000 is achievable.
For those purchasing established homes, current $5,000 is attainable - dropping to $0 from 1 July.
If you previously held any interest in residential property before 1 July 2000, even if it was an investment property, you're not eligible. Those who have had a property since - but used it solely for investment purposes and did not live in it - may be eligible. You'll need to give them tax return details, tenancy agreements and current electricity and phone accounts.
After the property is built, you must then live in the property for six months commencing within 12 months of completion.
Off-the-plan properties may also be eligible for a stamp duty concession for a new apartment or substantially refurbisged apartment. Thisis for properties from 31 May 2012 to 30 June 2014, capped at the stamp duty payable on a $500,000 apartment (or $21,330). A partial concession will apply from 1 July 2014 to 30 June 2016.
The concession does, however, apply to specific areas as outlined on the Revenue SA site and associated maps.

Tasmania
Currently, established and new properties can receive a benefit for first time buyers, with up to $30,000 available. As in many other states and territories, this is altering from 1 July 2014, and will see established home buyers lose the benefit. Established property buyers can currently get themselves $7,000.
For new properties, the First Home Builder Boost has increased since 7 November 2013 from $8,000 to $23,000, and applies until 31 December 2014. Those eligible for this would also be eligible for the $7,000 FHOG, bringing their total payment to $30,000.
To be eligible, you must not have owned and occupied (for more than six months) a home in Australia after 1 July 2000, and you cannot have owned a property before this time.
When you get the FHOG, you need to live in the property for a continuous six months within 12 months of the data that the certificate of occupancy is issued.
Victoria
Only new properties get first time buyers a grant in Victoria, as of 1 July 2013. A payment of $10,000 is available.
It is only available for properties that do not exceed $750,000 in value, apartment from properties on primary production land.
You must live in the property for 12 months continuously, within 12 months of settlement.
The reduction in duty is becoming increasingly attractive - initially, 20% was reduced on 1 July 2011, followed by 10% on 1 January 2013, 10% on 1 July 2013 and an upcoming 10% on 1 September 2014.
Western Australia
A grant is available for first time buyers of $10,000 for those purchasing or building a new home. This has been available since September 2013. Those looking to buy established may be able to net a $3,000 grant.
Eligible properties are to a limit of $750,000 , or $1,000,000 if located north of the 26th parallel. This cap was introduced in early-2010.
To be eligible, you must not have owned and occupied a home in Australia after 1 July 2000, and you cannot have owned a property and lived in it prior to 1 July 2004.
You must live in the property for a continuous six months within 12 months of completion.
An extra benefit for West Australian first timers is the Home Buyers Assistance Account, which can provide $2,000 in help. Essentially there for 'extra' fees around buying, such as solicitor fees and valuation fees, you must be buying a property for $400,000 or less. It must be an established or partially-built home.
You must live in the home for the first 12 months, purchase through a licensed real estate agent, have not owned property in Australia before and must have the loan financed through a lending institution. This $2,000 comes from interest paid on real estate agents' trust accounts.
First home owners also receive a discounted stamp duty rate. For properties with an established home, no duty is payable up to $500,000. After this bracket, $22.51 per $100 is payable. For vacant land, no duty is payable up to $300,000, and after this $13.01 per subsequent $100 is payable. For vacant land, you will need to pay this upfront and then retrieve a refund on receipt of the FHOG - once you have completed the build.
