The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Ever so briefly Hachem have been engaged by a private developer to conceive a high quality apartment development consisting of 17 dwellings, restaurant and retail outlet. Located at 38 Nicholson Street, Fitzroy North the design is of such a quality that I'd expect it wouldn't look out of place in St Kilda or South Yarra - high wealth areas with an almost expected lofty design standard to match.

While deriding developments such as Gateway on Nicholson (seen above) within the planning report, Hachem have designed 38 Nicholson Street as beacon of exemplary design in an area bereft of contemporary quality. With an unique, active, articulated and undulating facade the design is a step - no make that giant leap - above what the area currently has to offer.

Defined by an external polycarbonate cellular wall wrap, and ably accompanied by brickwork, glazing and a lush forecourt I can't help but love the design. But what I love even more is that Hachem have raised the bar for apartment developments within the vicinity.

We all know that developers are experts in extolling the virtues of their projects, yet 38 Nicholson Street is so far beyond the design norm it may just drag future surrounding apartment developments up a cog or two in terms of design for fear or being made to look comprehensively mediocre.

Now I realise there's a wide spectrum of views out there regarding higher density living in <a href="/new-apartments/melbourne-vic">Melbourne</a>; no doubt some people would turn their nose at the prospect of a five level apartment complex in this location. If (and I mean when) higher density living is to infiltrate certain areas of Melbourne, is it fanciful to expect the quality of the built form to be beyond reproach?

Hachem via 38 Nicholson Street have demonstrated a no compromise attitude toward design, thus creating a cracking apartment project that just works on every level. Put simply this is the gold standard for low-rise, inner suburban apartment design that will put many others to shame... more please!

The Simon family have seemingly sold their vast concrete Point Piper harbourfront trophy home for around $30 million, some eight years after the initial listing.
Property Observer gathers its been bought by a current Wolseley Road resident.
It once had $60 million price hopes, reduced to $42 million by 2011, and then $38 million by mid-2013.
One listings<a href="https://www.domain.com.au/property/for-sale/house/nsw/point-piper/?adid=2011013194" target="_blank"> website suggests 130 Wolseley Road is under offer</a> through Sothebys, ending <a href="/news/the-altona-aftermath-buyers-baulking-at-the-ambitious-asking-prices-sydneys-top-20-house-sales-in-2013-he-said-she-said">the peninsula's sales impasse that became embedded with the bullish sale of the $52 million trophy home, Altona in early 2013</a>.
This year's two big trophy home sales have both been in Bellevue Hill.
The 933 square metre Point Piper property last sold in 1996 when the estate of the late FAI chairman Larry Adler secured $12 million from Peter Simon and his wife, Ruth, owners of the light-switch business HPM Industries, then Australia's 99th largest private company with its $170 million annual revenue. Adler's widow, Ethel had decided to stay in their Vaucluse residence which was bought in 1963 for 17,850 pounds.
Mr Adler had built after he bought the Wolseley Road block in early 1988 for $5.1 million from Westfield supremo Frank Lowy.
Frank Lowy had paid $2.675 million for it three years earlier then obtaining permission for a new residence.
The property title is in the name of Marion Richmond, following the death of her parents, Peter, then Ruth Simon.
The vast five-level concrete house now stands in the most verdant patch of Wolseley Road, neighbouring Duff Reserve, a popular fishing location.
The location in the 1950s saw respected architect Douglas Snelling undertake alterations and additions to a Victorian house at 130 Wolseley Road, Point Piper for Bernard Audette.
The six-bedroom, nine-bathroom waterfront, with boatshed, pontoon and electric winch, has Gergely &amp; Pinter Architects-design origins.
It is the architectural firm that is currently at work on the high side of the road.

Simon family Point Piper sale swings pendulum back to the harbourfront

National residential property listings rose 5.2% between April and May, with 366,413 residential properties listed according to SQM Research.
The research firm believes that stock levels have stagnated, with last year’s “frenzy in the market” fading. Total stock on the market was down 1.8% from May 2013.
However, SQM has also noted that the monthly rise in stock levels was largely due to the five May Fridays this year. With only four Fridays usually occurring in a month, the extra week meant more listings for a larger sample, particularly given that many new listings are released on a Friday for the weekend.
Darwin was the only capital city to see a big jump in listings since May last year, with stock up by 21.7%. According to SQM, stock level increases are an ongoing trend in the city. Canberra saw the largest decrease in stock listings in the last year. Despite an expected downturn in the city, stock on the market decreased by 11.4%.
On a monthly basis, no capital city saw a decrease in listings. However, the smallest increase in stock on the market was recorded in Hobart, where the number of listings rose 1.7% for the month to 4,499.
Average house and unit prices have also stayed relatively flat on a month to month basis as shown by SQM Research’s Asking Price Index. SQM recorded a 0.7% increase for house prices between April and May and a 0.5% increase for units.
SQM Research’s managing director Louis Christopher says that given market conditions, he doesn’t expect an increase in interest rates right now.
“Some heat has come out of the national housing market as SQM Research is no longer recording the large scale, year on year decreases in listings that was occurring this time last year,” he said.
“Right now, it appears to be a market that is steady and not too strong yet not too weak. At this stage I don’t believe the market is at the point where an upward pressure would be placed on interest rates.”

Market "frenzy" fading with asking prices at a standstill and stock levels stagnating: SQM Research

Another 1,000 apartments have been approved in central Melbourne suburbs, according to new information from Planning Minister Matthew Guy, who says that the last thing Victoria needs is a housing shortage like Sydney’s.
With 751 apartments in a four-building Footscray project, and a new tower on Southbank’s Haig Street offering 249 apartments, the investments total $270 million.
“The last thing we need in Victoria is a housing shortage like the one Sydney is experiencing,” said Guy.
“Whether planning for land supply in suburban growth areas, for urban renewal precincts or for central city high rise apartments, we need to keep building enough homes to keep the market affordable,” he said.
He noted that around 2,000 Melburnians will live in these apartments at some point, with the units being vital in meeting the needs of a growing population.
“With Victoria growing at a record rate, including record numbers of babies being born, it is important we cater for all kinds of housing growth.”
Plan Melbourne has identified Footscray and Southbank under the expanded Central City area for major population growth.
The Footscray project, 2 Hopkins Street, was rezoned for high density development in 2009 along with the Joseph Road Precinct. The four buildings planned for this development span from 16 to 28 storeys, and include ground floor retail.
Meanwhile, the Southbank Haig Street project will be 39 storeys, or 122 metres tall, and will be 100 metres from the Clarendon Street tram.
Around 1,890 construction jobs are expected.

Obviously, the real estate agent’s job is to get the best price possible for the vendor, while the buyer’s agent is there to negotiate and get the best price for the buyer. With these two conflicting roles in mind – how close is too close?
Whenever you discuss with a buyer’s agent their role, they say that there are many aspects that make them good at their job. This often includes their relationships with local real estate agents, and their ability to access off market sales and snap up bargains for “under market value”. Anything that a buyer’s agent does to legally get their client a better deal is that expert doing their job well and so criticism should not necessarily be levelled at buyer’s agents for being savvy negotiators.
As a result, it isn't exactly surprising that vendors may express concerns when a buyer's agent is expressing interest in purchasing their property.

However, real estate agents are there to protect the vendor from buyers, and their representatives, who are looking to get a cheap deal. Clearly, there’s a disconnect here. Not necessarily.

What offers do you absolutely have to put through to the seller?
First and foremost let’s get it clear, an agent acting for the vendor should, prior to going to market, set a base line of offers that will be submitted to the vendor. These offers, be they in writing or verbal offers, need to be discussed beforehand. This eliminates any misconception that the agent will try and “condition” their vendor into lowering the asking price. I believe this will also make the agent more accountable to their own market opinion when submitting the proposal to be the selling agent.
Under our regulations [the Property, Stock and Agents Regulation 2003]
Schedule 2 Principal to be informed of an offer
Section 3(1) The agent must, unless the principal has instructed to the contrary in writing, inform the principal of all offers of purchase as soon as practicable after receiving the offer up until exchange of contracts has taken place.
So in theory all offers must be put to the vendor not just the written offers as most quote. However;
Sub-section (2) If the agent is not going to inform the principal of an offer, the agent must inform the person who made the offer that the offer will not be submitted to the principal. Most agents forget, that they further to the above, even when a verbal offer is submitted and this is passed on to the vendor, the agent must confirm this offer in written form (Sub-section (3)). Should real estate agents keep their distance from buyer’s agents (or buyer’s advocates, as they are also called)? This is a dangerous liaison if the vendor’s agent [which is what we could also call the real estate agent] is going to be persuaded to undersell the property, or accept first offers. The relationship between BA and VA works well when selling off the plan properties, and developers need quick sales to satisfy bank funding requirements. In essence, the relationship works when the vendor is in need and is under some sort of pressure to achieve quick sale; financial, legal obligation or timing issue. This relationship also works well when dealing with developments and the VA is looking for the unsophisticated would-be developers, typical of foreign investors. Can off-market sales ever be good for a vendor? Only if the buyer’s agent meets the asking price. Or if the vendor does not wish to publically advertise the property; this is when we rely on buyers agents. The silent listings that require discrete marketing strategies may also be an opportunity for an off-market sale to benefit a vendor. There are a number of these. Some development sites fall into this, but there are some high end homes also out there on the silent market. What are the tactics of buyer’s agents that real estate agents should shield the vendors from? Low offers: Offers that are ridiculously low and the BA insist they be submitted just because they have made these in writing. This only works with agents that do not truly understand the process. As above. Pest and building reports: Protect your vendor by obtaining a P&amp;B report prior to the marketing, this way most, if not all, objections will be dealt with, as opposed to subjecting the vendor to objection pressure during the selling campaign. Remedy the problem at a low cost rather than an exaggerated perceived cost. Dealing with dummy buyers: Some, although not all buyer’s agents, will send in dummy buyers to place low offers on properties, again another way to so-called ‘condition’ the agent and vendor. Once more this is quickly dealt with if the real estate agent knows the value of the property and has already discussed the strategy how to handle low offers.

Q&A: How close should a real estate agent get to a buyer’s agent?

Gosford is making waves in real estate. Or, more accurately, it’s catching the wave generated by Sydney.
<a href="/news">Gosford</a>, on the NSW Central Coast about 80 kilometres north of Sydney, has sparked to life after years of under-achievement. Partly it’s the ripple effect from the state capital’s strong market and partly it’s local infrastructure events.
The coastal city of 165,000 is a classic case study of why it’s the future that matters in hotspotting, while the past can be irrelevant.
No investor would buy in the Gosford area based on its track record. The market in the past decade has had with more periods of decline than times of rising values. Many locations throughout the City of Gosford have averaged just 1% per year in price growth. Some have negative growth averages.
But, Gosford and surrounds are coming into a period of strong growth, one that’s likely to last. Revised planning laws are expected to bring major construction projects and general revitalisation to Gosford, while the federal government decision to relocate 600 public servants there from Canberra will enliven the property market.
Gosford is another example of a local economy which has struggled because it’s primarily about tourism and retirement – but is now revitalising through a combination of government policy decisions and spending on infrastructure. Queensland is full of such places, including Cairns, the Sunshine Coast and Hervey Bay, and Gosford has put itself of the list.
In February 2014, NSW Planning Minister Brad Hazzard announced rezoning approval for the old Gosford Public School site and the waterfront. The change will allow developments such as waterfront dining and shopping, hotel and conference facilities, a regional performing arts centre, conservatorium and public recreational areas, creating 2,000 jobs.
“Today marks the start of the future of Gosford,” Hazzard said. “This is great news for the rejuvenation of Gosford's waterfront and will boost the Central Coast’s economy by acting as a catalyst for the renewal of the Gosford CBD.”
In recent years, Gosford has been quietly gathering momentum.  Mantra Ettalong Beach Resort opened in 2005, while businessman John Singleton invested $16 million buying and refurbishing two properties, Pretty Beach House and The Bells at <a href="/news">Killcare</a>.
More recently, a retail precinct at Umina Beach saw Woolworths open and Coles expand in 2010, Aldi open in 2011 and Bunnings in 2013. Masters Hardware now has an outlet at West Gosford and the Central Coast Cancer Clinic opened in 2013.
The Kibbleplex development in the Gosford CBD will see a former shopping centre refurbished to create an education hub, which will be opened in 2015. The federal government and Gosford City Council will each contribute $7 million towards the project.
Perhaps the single biggest event in the future of Gosford is the announcement in May that the Australian Tax Office intends to relocate 600 public servants from Canberra to Gosford, as part of the cost-cutting outlined in the federal budget. Such a move would have a considerable impact on the residential property market in the area.
The residential market is already moving. While long-term growth rates (the average annual rise in median house prices in the past 10 years) are low across the region, significant growth has been experienced in numerous suburbs recently.
Many have recorded double-digit growth, including some suburbs with one-year growth above 20%. Given that this is median price data, which can produce some fairly wild aberrations, it’s wise not to take them too literally. But the pattern across 20 or so suburbs in the Gosford LGA is a consistent one – strong annual price growth.
This correlates with Hotspotting analysis of sales activity in the region, with a significant uplift in the number of dwelling sales in the second half of 2012.
But affordability, relative to Sydney, remains evident with 12 suburbs having median prices below $450,000.
Vacancy rates across Gosford have been consistently low, with most suburbs below 3% in the last five years. Currently, the vacancy rate in postcode 2251 (<a href="/news">Avoca Beach</a>, <a href="/news">Copacabana</a>, <a href="/news">Green Point</a>, <a href="/news">Kincumber </a>and <a href="/news">Saratoga</a>) is 1.8%, while vacancies in postcode 2250 (<a href="/news">Erina</a>, <a href="/news">Gosford</a>, <a href="/news">Kariong</a>, <a href="/news">Lisarow</a>, <a href="/news">Narara</a>, <a href="/news">North Gosford</a>, <a href="/news">Point Clare</a>, <a href="/news">Point Frederick</a>, <a href="/news">Springfield</a>, <a href="/news">Tascott </a>and <a href="/news">Wyoming</a>) are 1%.

Gosford catching the waves left in Sydney's wake

A striking Alex Popov-designed Hunters Hill riverfront house last traded in 2007 for $3.55 million and fetched $3.85 million at weekend auction.
With expansive Lane Cove River views, the contemporary, three-level Bonnefin Road residence comes with plunge pool and sauna.
The five-bedroom, four-bathroom property sold through <a href="https://www.realestate.com.au/property-house-nsw-hunters+hill-116789471" target="_blank">Savills agents Adam Ross and Shayne Harris </a>in conjunction with BresicWhitney
It was the weekend's highest reported auction sale. Bidding kicked off at $2.9 million before a crowd of 60 attendees.  There were some 37 bids with Adam Ross of Savills the architect was a big draw card. 
“Popov is one of those architects with a cult following."
Title Tattle gathers one of the bidders missed out on his third desired Popov home.
The split-level home was built for then Vogue chief financial officer Aye-Ling Koh set on its 1,114 square metre holding.
There is floor-to-ceiling glass and wrap-around decking.
It was built in 2000 after the block was bought in 1995 for $550,000 with the home designed based around a central pavilion with a wing on each side.
Popov had the main pavilion with the kitchen and a dining area overlooking the living room.
In the eastern wing Popov placed the main bedroom with ensuite, walk-in dressing room and northerly views across the river. The level below had another bedroom with an ensuite.
The western wing had two bedrooms, a bathroom, laundry and sauna.
Nicholas McEvoy mentioned over 100 groups viewed the home. 
"It’s exciting to see homes on this side of Hunters Hill now achieving close to $4 million which is typically only seen on the peninsula, the sale is now the highest price achieved for the location.” 
The last known Alex Popov-designed waterfront house sale was last August when $3.75 million was secured in North Sydney, having passed in at its March auction.
Some 888 homes were listed to go under the hammer, the second highest number of auctions conducted on a weekend for the year next to the record-breaking pre-Easter super Saturday of auctions on April 12th when 1,111 properties were auctioned.
Sydney’s Super Saturday secured a 78.9% preliminary success rate, according to Australian Property Monitors.
Sydney had more properties auctioned and sold over the first five months of this year compared to the same period in any prior year.

Alex Popov, Hunters Hill-design tops Sydney weekend auctions

Higham, the five bedroom <a href="/news">Hawthorn East</a> residence, was the weekend's highest auction sale.
It sold for $5.2 million through Ross Savas and Sam Wilkinson of Kay &amp; Burton.
Last sold in 1988 for around $940,000, it is a <a href="https://www.kayburton.com.au/property/6-higham-road-hawthorn-east" target="_blank">gracious English-inspired solid brick two storey home on 1,450 square metres</a> in Higham Road.
The road had two sales above $3.3 million last year.

Higham, Hawthorn East trophy home sells for $5.2 million, weekend's highest sale

Growing demand for housing close to inner city areas was the topic of a recent speech by The Reserve Bank’s (RBA) head of financial stability, Luci Ellis.
Entitled ‘Space and Stability: Some Reflections on the Housing-Finance System’, Ellis made some valid points relevant to the housing market in her speech.
Ellis’ speech goes some way to explaining why detached housing closer to the centre of a city is much more expensive than for those suburbs located further away. Put simply, Ellis noted in her speech that housing in these areas is in short supply and with high demand due to its convenience to major working nodes. 
Several key points made on housing within the speech were:
<ul>
<li>Housing prices in the inner-ring are becoming more expensive than those in outer areas of our capital cities;</li>
<li>The availability of jobs is becoming even more centralised, particularly within already established working nodes;</li>
<li>There are minimal jobs outside of city areas; it is becoming increasingly difficult to grow smaller cities and few centres outside of the capital cities have job magnets. Given this, when residents are priced out of capital cities and more affordable regional housing options are not a viable alternative.</li>
</ul>
A rise in the popularity of inner-city unit living is driven by a desire to live closer to the city centre at a lower cost than detached housing. Australia has comparatively low density cities with significant price premiums in the most convenient areas of the city.
Ellis’ speech noted that if housing costs rise beyond people's comfort levels, it is not always feasible or attractive for households to respond by moving to cheaper areas, especially if the more affordable options are further away from their place of employment.
The RBA is hopeful that over time the structure of our cities is such that home owners will have more options as to where they can live, rather than having to live in expensive housing closer to working nodes such as current policies often necessitate.
With plenty of commentary around on some of the best performing areas around the country, it’s important to note that this analysis is typically undertaken over a relatively short-time frame of around 10 years, and where it is often reported that new greenfield areas and regional housing markets are better for capital growth than inner city areas.
The nature of new greenfield developments, both within a capital city and in regional areas, can lift prices in these areas from a very low starting point to a much higher new base as the area sees an influx of new modern housing. While over a shorter time frame this may result in heightened levels of median price increases, this is typically a relatively short-term phenomenon.
It also compares to the shift from a much lower quality initial housing product to a far superior newer housing supply.
Below is a list of suburbs that have recorded the largest rise in median selling prices over a 10 year and a 20 year timeframe. Interestingly, Miles and Chinchilla in regional Queensland are the only regional suburbs listed. Elsewhere, the list is dominated by a collection of the most desirable inner city suburbs in Sydney, Melbourne and Brisbane - all with high median prices, and all relatively close to major working nodes .

With the population continuing to grow and housing supply insufficient we would expect that inner-city houses will continue to be the best performed over the long-term with significant demand and a short supply available.
Note: Median prices are not the most appropriate measure of a market change because these don’t continually measure the change across the same collection of properties. Median prices look at those properties that transaction over specific periods (which may be dramatically different each year).
The table above shows a strong bias towards regional areas of the country over a shorter time frame, particularly those linked to the resource sector. The rate of compound growth over the 10 years is much higher than those in the second table which looks at the 20 year period and reflects the boom in the mining sector over recent years.
The table below supports comments from the RBA with the list dominated by inner city suburbs.

Reserve Bank’s take on current housing market

All 129 apartments in AQUA, the latest Bondi Junction project, sold out at the weekend.
The sales by developer, Leighton Properties and Qualitas secured $130 million through Colliers International.

The 20-level development is situated opposite Westfield Bondi Junction.
An 111 square metre three-bedroom 20th floor apartment sold for $2.17 million.
The development comprised one, two and three bedroom apartments designed by KANNFINCH and DC8 Studio.
The two-tower building on the corner of Oxford Street and Hollywood Avenue will have interiors designed by Koichi Takada.
There will be two rooftop gardens and lobby lounge space.
Koichi Takada said that he incorporated two distinct schemes; one called ‘Breeze’ and the other ‘Drift.’
Peter Chittenden, managing director at Colliers International, said that the development is on the most prominent site at Bondi Junction, and is one of the last high-rise opportunities for the foreseeable future.
“Residents need never use their car to get to work, do the shopping or meet friends for a drink, reducing the stress of urban life and easing pressure on the environment,” Chittenden said in the lead up to the launch.
A prospective buyer advised Property Observer that they missed out on their preferred apartment after lodging a deposit.
