Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Sydney’s housing market has started to emerge from its correction, according to the latest data from Moody's Analytics.
They found, Sydney apartment values began expanding from June, while house values enjoyed gains from July and, in both cases, modest improvement is forecast to continue.
House values will fall an average of 8.4% in 2019, before a 7.7% expansion in 2020. This follows a 5.5% decline in 2018.
Moody’s Analytics identified previous episodes of corrections over the last three decades (see Chart 11). This shows that the recent correction has been the longest and steepest on record for the Sydney market.

The most recent peak in house and unit values was around mid-2017.
Although unit values have corrected, it has not been to the same extent as houses.
Unit values are on track to fall by an average of 5.9% in 2019 after a 3.1% drop in 2018. An improvement of 7.9% is expected in 2020, followed by an improvement of 8.4% by 2021.

According to Moody's Analytics economist Katrina Ell, "house values in the City and Inner South area have passed their trough after a sharp decline through 2018."
"The Inner South West is on track to see a 12.9% fall in 2019, after a 5.3% fall in 2018. A 6% expansion is forecast for the Inner South West in 2020."
"The correction in Sydney is forecast to have largely passed by 2020, but home value growth will be far from the lofty gains of recent years. Housing values are forecast to rise by an average of 7.7% for houses and 7.9% for apartments."
"Areas outside metropolitan Sydney are mostly on track to escape the bulk of the correction."
"As potential homebuyers’ incomes have not kept pace with the Sydney housing market, demand has increased for areas outside of Sydney, where affordability is better."

Sydney housing market emerging from correction: Moody's Analytics

Saturday was Melbourne’s biggest auction day of the year so far, with some 1500 properties put under the hammer in a test of the housing market’s recent recovery.
The 77 percent success rate was a strong result.
"The Melbourne auction market passed its biggest test with flying colours despite the flood of listings," the housing economist Dr Andrew Wilson from My Housing Market said. 
"Vendors are now moving back into the Melbourne market keen to take advantage of strong selling conditions with rising prices," he said.
Melbourne's top notified result was $5.425 million in Kew. It was a resort style house at 3-5 Remington Avenue (pictured top) which was sought by just the two bidders.
Set over two titles, the six bedroom, four bathroom home featured salt-water pool, floodlit north-south tennis court and self-contained club-house.
It had views to the north and east.
There was higher bidder at a Toorak offering which was passed in at $6.4 million vendor bid.
And also whispers of an $8.18 million sale in Hawthorn.
The <a href="https://kayburton.com.au/real-estate/other-25-kooyongkoot-road-hawthorn-vic-3122-647827" target="_blank">four bedroom 1887 Kooyongkoot Road home</a> (below) on its 1254 sqm Scotch Hill holding had last sold at $377,000 in 1985.

A $170,000 sale was the nation's and Melbourne's cheapest at 13/11-13 Cooma Street, Preston.
The studio apartment had been listed with a $165,000 to $180,000 price guide.
The top sale across the nation was in Sydney when a $10.1 million bid secured a <a href="http://sydneysothebysrealty.com/7643227/111-Victoria-Road-Bellevue-Hill" target="_blank">historic Bellevue Hill home, Cliff Hall</a> (below).

The next priciest Sydney weekend sale was in Hunters Hill where $5.5 million was paid for a five bedroom 1885 sandstone house (below).

There were 2,610 homes taken to auction across the combined capital cities with volumes up 33 per cent on prior week, according to CoreLogic.
It was the busiest week for auctions since early December 2018, CoreLogic auction analyst Kevin Brogan said.
The higher activity returned a preliminary auction clearance rate of 75.3 per cent, which was only slightly lower than the prior week’s preliminary figure of 75.6 per cent which later revised down to 72.1 per cent at final figures. 
"Compared to one year ago, volumes are lower than the 2,928 auctions held over the same week last year when a much lower 47 per cent cleared," Brogan noted.
The higher volumes can be mostly attributed to the surge in activity across Melbourne, in the the pre-Derby Day-Melbourne Cup horse racing carnival. 
There were 1,528 Melbourne homes taken to auction with volumes reaching their highest levels since this time last year when there was a higher 1,701.

The preliminary Melbourne auction clearance rate maintained strength against the higher volumes, returning a 77 per cent success rate, up on last week’s 73 per cent across a lower 915auctions.
Sydney recorded a preliminary clearance rate of 79 per cent across 761 auctions this week, after last week’s final clearance rate of 79 percent which was the strongest final result the city has seen since early 2017. 
"One year ago, 798 auctions were held across Sydney returning a final clearance rate of 45 per cent," Brogan noted.
Results were varied across the smaller auction markets last week, Adelaide returned the strongest preliminary clearance rate of 68 per cent, across a higher volume of auctions week- on-week.

"There's no way this property would have drawn so many people, or achieved this price without the separate accomodation," said Ray White Woodville agent Peter Kiritsis.
The auction attracted "a good sized Adelaide crowd of 35' with three bidders taking the sale price to $555,000 for the 1970s three bedroom brick house.
Brisbane and Perth saw less than 50 per cent of homes successful at auction.
Brisbane saw a $1.9 million top sale at Balmoral.
The five bedroom 45 Olive Grove contemporary house was sold by Ray White agent Brandon Wortley who announced it on the market at $1.85 million.
There had been four registered bidders.
The land had cost $675,000 in 2016.
Its  investor landlords put it up for rent at $1800 a week in 2017 when they sought to find buyers at $2.1 million plus.

$10.1 million Bellevue Hill sale tops weekend auctions

First-home buyers wanting to buy next year using the federal government's new home loan deposit scheme will be limited to properties sold for less than $700,000 in Sydney and $600,000 in Melbourne.
First home buyers in Queensland will be able to purchase properties in Brisbane up to $475,000 in value.
The scheme to be known as the First Home Loan Deposit Scheme will apply to owner-occupied loans on a principal and interest basis. 
Property price caps under the scheme set appropriate price thresholds in capital cities, large regional centres with a population over 250,000 and regional areas.
The capital city price caps will also apply to large regional centres with a population in excess of 250,000, namely the Gold Coast, Newcastle and Lake Macquarie, the Sunshine Coast, Illawarra (Wollongong) and Geelong.

Under the draft rules, the scheme will allow low-and middle-income earners to buy property with a deposit of as little as 5 per cent.
Treasurer John Frydenberg and Housing Minister Michael Sukkar released the government's draft Investment Mandate for the First Home Loan Deposit Scheme.
It revealed the "appropriate price thresholds" for properties depending on city and region around Australia.
The threshold is well below the median house price for capital cities.
The number of applicants will be capped at 10,000 each year.
The initiative begins on January 1, 2020.
It removes the cost of lenders mortgage insurance for FHBs with an annual income of up to $125,000 or couples with a combined $200,000 per year who haven't saved the standard 20 per cent deposit typically required by banks.

How to buy your first home with 5 percent deposit

A multi-residential development in Brunswick East, has now been approved by the Victorian Civil Administrative Tribunal (VCAT).
Situated at 269 Stewart Stree, it is being developed by the Melbourne-based Lucent.
They have been granted approval to build 69 new apartments across six levels, comprising 6,178 square metres of residential space, in addition to 104 square metres for an office, and a 315 square metre retail tenancy.
The development, to be known as The Stewart Collective, has been architecturally designed by ClarkeHopkinsClarke with interiors by Austin Maynard Architects.
"After three years of working with council and VCAT, we’re pleased to have reached a decision that benefits all stakeholders," said Panos Miltiadou, Lucent’s managing director. 
"We’re looking forward to bringing this series of environmentally sustainable, community-based residences to a great pocket of Brunswick East and turn the site into something that will add enduring value to the local area." 
Lucent acquired the site, in June 2016.
The project will officially launch to market on 26 October.
Demolition work and construction of the new apartment building is expected to begin in March 2020, with completion anticipated by late 2021.

Brunswick East development granted approval

The 30 individual owners of two blocks of Cronulla flats have united to sell their apartments in one line for $38.2 million.
The two, three-storey red-brick residential buildings, at 37 Gerrale Street, were bought by Pitt Street Real Estate Partners, a subsidiary of Washington H. Soul Pattinson.
JLL’s Dylan McEvoy and Ben Hunter made the sale.  
The amalgamated property has a combined site area of 1,746 square metres.
Under the Sutherland Shire Councils LEP town planning scheme the subject property has a B3 Commercial Core zoning, 3:1 FSR and 30 metre height limit or nine to 10 storeys.
In February 2017, McEvoy amalgamated four blocks of flats including 32 local owners located at 49-55 Gerrale street, Cronulla for $54 million dollars, just a block down from the latest property sale.
“Cronulla is a well-established residential market which has experienced restricted supply of new projects being built, this combined a large and affluent population like the Shire has ensured premium real estate offers are in high demand,” McEvoy said.
“Rising land prices, coupled with strong demand for a mix of use sites, have made this scenario more desirable given the premium for combined sales prices compared to individual unit sale prices and in this instance some owners almost doubled their money by amalgamating together.” 
The 30 two-bedroom apartments currently generate a substantial holding income of more than $700,000 gross per annum.
“Throughout the past 12 months we have noticed a change in buyer appetite from offshore to local buyers of premium development sites,” Hunter said.

Southport, Queensland mortgagee home sold for $65,000 loss

Broken Hill had the state’s cheapest October auction offering — which was snapped up for $35,000 by an investor who will flip the mining town cottage.
The onsite auction had just the two phone bidders for what First National agent Mitchell Halpin marketed as “a renovators’ delight”.
Offered under instructions from the NSW Trustee &amp; Guardian, the three-bedroom cottage came with outdoor toilet and laundry.
The home also has a new roof, which cost about $25,000 after the 2016 hailstorm.
Broken Hill is one of the most active housing markets in NSW with 200-plus sales so far this year.
Prices start at $30,000 and have fetched $521,000.
The local buyers and occupants come especially from the teaching, mining and medical professions.

Arc by Crown Group in Sydney CBD wins HIA Best NSW apartment complex

Sydney house prices rebounded in the September quarter, with the median jumping almost five percent, according to Domain.
Domain's September House Price Report found the median house price rose 4.8 per cent to $1,079,491. 
The price correction was led by Sydney's North West, whose median house price rose 9.7 per cent, the best performer across the city.
Sydney's South (+7.1 per cent) and Inner West (6.9 per cent) were the only other regions over five per cent.
The Inner West's market rebound has seen it become on just three regions who have seen year on year house price gains (+4 per cent).
There was slow growth in the city's east which was hit hardest during the downturn. Their 1.4 per cent quarterly gains doesn't come close to offsetting the nine per cent declines year on year.

The rapid housing recovery is four times greater than the next strongest quarterly rebound of 1.2 per cent following the 1994 market dip.
Domain senior research analyst Nicola Powell said the quicker-than-expected upswing could be attributed to the slight relaxation of lending standards, interest rate cuts, a post-election boost in buyer confidence and improved affordability.

“We have seen a strong rise over the quarter,” Dr Powell said. “There is momentum gaining, so I do think next quarter we’re likely to see [a return to annual price gains].”
Houses have regained almost one-third of the price falls that occurred during the recent downturn, and units have regained roughly one-fifth of the price lost over the recent slump.
Despite this rebound, both house and unit prices remain lower than a year ago.
<h1>Unit Prices </h1>
The Northern Beaches led the apartment recovery, with unit prices across the city growing 2.6 per cent, the equivalent of $17,314, to a $694,840 median.
The apartment median price in the Northern Beaches jumped over 13 per cent over the September quarter to post 3.8 per cent year on year gains.
The Northern Beaches was the only region to post year on year gains.

Sydney records highest quarterly growth for two years: Domain

Investing in Geelong has been a trend that many are beginning to follow, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm took a look at the rental yields across the nation. 
The report notes that with Melbourne’s property market finally at ease leaving median house prices at an all-time high, Geelong has caught the eye of many investors for its value and unique growth opportunities.
Geelong boasts a number of the factors that make an area stick out as a place with high growth potential.
Some of these factors include large infrastructure projects currently underway, vacancy rates and rental yields that continue to increase and a population that is growing.
"In terms of yields, the vast majority of Geelong’s suburbs have a gross rental yield higher than that of the Melbourne median, which is 2.7%," the valuation firm said. 
Like Melbourne, Geelong also has its own array of estates being built around the city, with Armstrong Creek being an enticing new development with yields at 3.7%.
Geelong’s ongoing infrastructure advancements has lured a number of investors towards the town, the report noted. 
Just last year, an unexpectedly strong net rental yield led to investors from across the nation building an upscale 4.5 star apartment building with 110 apartments to be sold.
Each one of these apartments produced a net rental yield of between 6% and 8%, according to Core Logic.
"Demand for this type of development is high in Geelong because of the increasing numbers of overnight visitation, with a 15% spike in the year," the valuation firm said. 
In terms of residential areas, suburbs such as Bell Park, Belmont, Torquay and Curlewis are the ones to look out for.
"Curlewis in particular has performed in spectacular fashion over the past 12 months as it has seen median house prices increase in value by 13.23%," it said.
