The past fortnight has seen three major development applications within City of Parramatta's boundaries receive the go ahead.

Hundreds of new hotel suites and residential apartments stand to be added to both Parramatta's core and emerging apartment enclave Wentworth Point. The trio of developments also stand to add near on $400 million in construction activity to the municipality.

Earlier this week Parramatta's 89 George Street received final approval. Starwood Hotels have committed to the 27 storey tower, with Four Points By Sheraton Parramatta expected to take residence by April 2020.

JZL Properties and Sandstone Capital have backed the project which went to planning late last year, with the intention of providing 271 new hotel rooms within a purpose built tower. Architecture firm Group GSA handled the tower's design, incorporating ancillary uses such as 722 square metres of function space, bar, restaurant, gym and pool.

Parramatta's strong uptake of hotel accommodation continues to generate new hotel activity with recent mooted projects including a 33 storey redevelopment of the Roxy Hotel and additional Meriton Suites slated for Parramatta's riverfront.

<figcaption>Four Points By Sheraton Parramatta. Image: Starwood Hotels</figcaption></figure>Second most recent to gain approval is Block B 6-8 Baywater Drive which is the latest substantial apartment development for the Wentworth Point Urban Activation Precinct.

Expected are 275 apartments within a Tier Architects-designed u-shaped apartment block with a central communal garden and courtyard. The approved project sits between the first stage of Nascorp Properties' Harbour Village apartment development and the mouth of the Parramatta River.

Harbour Village's initial release includes approximately 400 apartments, with the freshly approved Block B shaping as the next major release.

Spanning 9 storeys at its highest point, Block B 6-8 Baywater Drive includes 85 single, 151 double and 39 triple bedroom apartments within the build which is valued at just under $75 million. Block B 6-8 Baywater Drive adds to the thousands of new apartments planned or in delivery within Wentworth Point.

Planning image: Tier Architects</figcaption></figure>Rounding out the trio is Coronation Property 's statement tower at 8 Phillip Street in Parramatta's CBD. The Woods Bagot-designed tower is a mix of apartment and hotel uses, and is expected to stand 200 metres above the Parramatta streetscape.

Final approval was granted at the turn of July for the development which carries an estimated delivery cost of $238.7 million. The 55-storey tower includes 314 apartments, approximately 250 hotel rooms, function/conference facilities and 9 levels of basement parking.

QT Hotels &amp; Resorts have signed on for the tower's hotel aspect, taking approximately 15 levels. Additional project drawcards include a level 18 pool and green space, two restaurants including a Sake by Rockpool Dining Group and a rooftop bar.

Although final approval arrived within the past fortnight, 8 Phillip Street's apartments have been marketed for some time.

Three major approvals spur City of Parramatta's construction boom

26-56 Queens Parade has found planning resolution, with developer GURNER gaining approval via VCAT for the site which still remains steeped in controversy.

The success at VCAT comes after a marathon planning stint, seeing local discontent, intervention from Victorian Planning Minister Richard Wynne and ultimately VCAT deciding call. The Fitzroy North site can now progress to redevelopment for the purposes of 263 dwellings over the sprawling site.

Buildings of eight, nine and 10 storeys are approved, a far cry from the much denser 16 storey development that initially went to planning with 476 apartments in tow.

26-56 Queens Parade's path to approval was stymied after Victorian Planning Minister Richard Wynne intervened three days prior to the project's initial VCAT hearing, restricting any development over the site to 10 storeys.

Image: Cox Architecture</figcaption></figure>In a strongly worded press release, the developer has insinuated that the move by the Planning Minister was a politically motivated exercise, owing to the development falling within the minister's electorate. Ultimately GURNER cycled through a handful of planning sets and two architects prior to finding approval.

26-56 Queens Parade and nearby developments have been vehemently opposed by residents action groups such as Protect Fitzroy North.

With approval in the pocket, developer Tim Gurner has gone on the offensive once more, berating the planning process.

It has been a challenging process for us but in terms of the actual effect on the project it is insignificant compared to the costs incurred by Council, taxpayers and other stakeholders.

For the Minister to claim that a project is of State Significance to warrant intervention and waste so much time and money for an outcome that represents just a 9 percent reduction in massing is ludicrous, however we are pleased with the outcome and believe this new design will deliver on our vision a world-class precinct for the area.

We held information sessions which the locals boycotted, then accused us of being closed to discussion – it was an intense period and one that we had never encountered before.

It is imperative that strategic planning is not affected by political intervention, particularly when the Planning Minister is conflicted and using his political power to influence planning matters in in his own electorate, when developers are acting within the Minister’s own planning guidelines.

Comment was sought from the Planning Minister but no response was received prior to publishing.

Further project particulars see a 450 square metre central public place which includes dining and retail spaces. GURNER and Cox Architecture's approved scheme includes 23,250 square metres of Net Sellable Area and two basement levels.

GURNER have indicated the project will initiate sales during 2019 with construction also expected to begin the same year.

Images: Yarra City Council and GURNER</figcaption></figure>Diagonally opposite the freshly approved site, GURNER is also pushing the merits of another site at planning. A new mixed-use building at 81-89 Queens Parade is planned, accounting for a 3,201 square metre triangular site that also fronts George Street.

Cox Architecture was also tasked with design duties, including a 1,732 square metre supermarket at ground level, 4,074 square metres of commercial office space and 110 serviced apartments.

If Gurner chooses to operate the serviced apartment component directly, it would represent the developer's first foray into the field. 81-89 Queens Parade's cost of development is estimated to be just shy of $30 million.

The Revitalising Central Geelong Partnership Team is shining a spotlight upon the increasing number of high density projects within Geelong's core.

City of Greater Geelong has teamed with the Department of Environment, Land, Water and Planning to create the Revitalising Central Geelong Partnership Team which in turn has freshly released a new document designed to push Geelong's development credentials.

Dubbed 'Central Geelong: Invest in the Future' the brochure is a physical manifestation of all things that Geelong is and intends to be, particularly from a development perspective. Diversified housing projects are at the core of the document, underlining the targeted population of 10,000 people within central Geelong by 2026.

"The Action Plan will generate a vibrant central hub to stimulate diverse job and development opportunities, boost demand for retail and services, encourage investment confidence and foster the potential for greater recreational and cultural use."

It is through the mid and high-rise development push that is currently redefining Geelong. The swag of projects now at construction is dominated by apartments and includes the likes of <a href="/new-apartments/g1-apartments-148-bellarine-street-geelong">G1 Apartments</a>, <a href="/buildings/the-mercer-53-mercer-street-geelong">The Mercer</a> and <a href="/buildings/miramar-geelong-18-20-cavendish-street-geelong">Miramar</a>. 

Miramar is being developed by Whitford and Morris Property Group, and stands to be Geelong's tallest building. Whitford is also due to see construction commence on its latest project dubbed The Ritz, which consists of 110 dwellings.

Apartments aside, contractor Built has seen construction complete at Quintessential Equity's 1 Malop Street office tower for tenant Worksafe Victoria, whilst Kane Constructions is seeing construction through on developer Techne's national headquarters for the <a href="/developments/geelong-vic-3220">National Disability Insurance Agency</a> plus the Geelong Performing Arts Centre Redevelopment.

Hassell has designed a new commercial building for Techne dubbed Dennys Lascelles Tower; it includes 13,450 square metres of lettable area, 150 car parks and a rooftop terrace for staff. Also on the agenda is Franzé Developments' 44 Ryrie Street which includes separate Holiday Inn and commercial wings.

Potentially another addition to Geelong's rising skyline is Gheringhap Tower, a new commercial building designed by Chandler Architecture which the design practice believes "forms part of the transformation of Geelong from an industrial based regional town to a serviced based economy.

Located in Geelong’s business precinct close to the train station, it is well connected to Melbourne and offers premium office facilities with outstanding north facing views over Corio Bay."

Whether Gheringhap Tower translates to reality remains to be seen, but it is very much symptomatic of Geelong's current transformation.

Geelong's emergence bolstered by Revitalising Central Geelong

The working relationship between Capital Alliance and Marriott International Inc. has deepened with the hotel operator confirming a new presence in Fishermand Bend.

The duo will work together to introduce the AC Hotels by Marriott brand to Australia within a slim tower slated for 199-201 Normanby Road. Today's announcement follows on from Marriott International also penning with Capital Alliance for their forthcoming Waterfront Way mixed-use development in nearby Docklands.

Capital Alliance was unveiled as the purchaser of the Fishermans Bend site late last year, in the interim appointing DKO Architecture to rework the approved scheme on site.

Akin to the Waterfront Way development, 199-201 Normanby Road will also feature an infinity edge pool with views across Melbourne's skyline.

In line with other AC Hotels worldwide, the new hotel includes a range of collaborative spaces. The AC Lounge is one of three food and beverage tenancies and is supplemented by a co-working space, a 24-hour fitness centre and function space.

Having replaced an approved Artisan Architects-designed scheme for the site, DKO Architecture has taken the exterior in a completely different direction. The highly angular tower form is highlighted by a neon-clad stretched diagrid pattern, with angular balcony openings annunciating the residential upper floors.

The aforementioned 3-43 Waterfront Way includes 200 dedicated Marroitt International rooms whilst 677 La Trobe Street also sees a Peppers Docklands apartment hotel in situ.

Work on both Capital Alliance's current projects is scheduled to start this quarter with the process of assigning builders to the Waterfront Way and Normanby Road sites in progress. The Fishermans Bend development is scheduled to be completed during late 2020.

Capital Alliance and Marriott International tie the knot in Fishermand Bend

City of Sydney will assess in earnest 311-317 Sussex Street which is a freshly lodged application that intends to bring a substantial slab of boarding house accommodation to Sydney's CBD.

Guansheng Australia Pty Ltd is backing the student housing hub for the site in light of Sydney's pressing requirement for additional student accommodation. 83 boarding house rooms within the part 15 storey and part 16 storey tower will sit below 9 private apartments, including a 4 bedroom dwelling.

Costed at $48 million, the building at the western edge of the Sydney CBD also aims to meet standards for the design and construction of new generation boarding houses. FJMT conceived the tower which is incorporated behind the existing non-heritage listed warehouse facade.

Each element of the proposal is expressed with a specific materiality to provide a variation in scale and a diversity in character.

The fine grain of the brick warehouses is reflected in the new masonry screen to Sussex Street - blades are angled to provide privacy to the Apartments whilst providing access to local views of the streetscape."

According to FJMT 107 beds spread over 5 separate apartment types are included, ranging from studios to shared apartments with a common living area. The design is also flush with communal facilities such as lounges, a study/work hub, games zone, breakout spaces and a common laundry facility.

Boarding room internal living spaces begin from 12 square metres and increase to 22 square metres, with common living areas on each level. Typical apartments follow, with a limited number spanning two levels.

Seen above is a quartet of current student accommodation projects representative of the surge of the type across Sydney. The University’s Regiment Redevelopment Project is seeing a new building rise on the corner of City Road and Darlington Road, whilst the Wee Hur Redfern development will also target the University of Sydney and the University of Technology Sydney.

Further afield Rothelowman has designed a new student accommodation project in Macquarie Park for the purposes of serving the nearby Macquarie University.

Guansheng Australia pushes student accommodation into Sydney's CBD

Apartment developer Conquest is on course to realise a new vision for its segment of the Strathfield Golf Course redevelopment.

Having already taken the project to site works, Conquest is seeking council consent in order to replace two approved residential buildings with fresh Woods Bagot designs. Charged with creating a superior residential outcome, Woods Bagot has removed part of Building B's footprint and added additional residential levels above.

The design enhancements over the existing approved buildings are set to yield improved solar access and additional open space between both buildings.

Planning image: Woods Bagot</figcaption></figure>Taken to market as The Greens, Conquest will bring to fruition the apartment development across a re-zoned land plot which included the former practice fairway, clubhouse and car park which was sold by Strathfield Golf Club during 2015.

Conquest's initial plans included 178 apartments, with the Woods Bagot scheme bumping the number marginally upward to 183. Bulk excavations for basement levels have begun in earnest for The Greens although its exterior composition is subject to final approval.

82 apartments are slated for Building A whilst 101 are housed within the taller Building B. The overall development mix consists of 2 studio, 15 single, 139 dual, 17 triple and 2 quad bedroom apartments.

Despite the planning manouvre, Conquest has noted the development is expected to be complete by mid 2020.

Wedged between the gold course proper and Strathfield South High School, the easternmost portion of the sold land is under the control of Metro Property Development. 50 lower density townhouses are nearing completion, with the higher density Conquest apartments on the western portion of the site. 

The three and four bedroom luxury townhouses overlooking Strathfield Golf Course are known as Fairway Residences.

Conquest on course for its Strathfield apartment intentions

Two months after planning manoeuvres came to light facilitating the <a href="/news/crows-nest-earmarked-for-sydneys-next-major-skyscrapers">delivery of two major skyscrapers</a> in Crows Nest, adjacent St Leonards is potentially up for a similar scaled development.

Stockland has identified 601 Pacific Highway as ripe for renewal, enlisting Architectus to create a planning proposal for two hulking towers. Spanning 63 levels and 45 levels, the taller of the duo would stand in excess of 200 metres above ground, whilst the shorter tower reaches approximately 145 metres.

The real estate company's push to realise the site's rezoning and subsequent redevelopment in light of the NSW Department of Planning and Environment's strategic review of the St Leonards and Crows Nest Station Precinct which effectively encourages intensified development in the area.

Standing as a 13 storey A-grade office tower approximately 200 metres east of St Leonards railway station, the asset was acquired by Stockland during 2003 with an eye toward a future renewal opportunity.

Office space is slated for the podium above ground floor retail uses, with community uses such as a childcare facility spanning almost 2,000 square metres.

In Architectus' words "601 Pacific Highway will be a place where people shop, live, work and gather to enjoy the public domain. The indicative concept design results in a design outcome which will strengthen the town centre with active and engaging ground floors and provide an iconic tower appropriate to its strategic location."

Stockland's bid is comfortably the largest proposal for the suburb north of Sydney's CBD. St Leonard's rapidly evolving skyline sees existing towers reaching 35 levels, whilst 617-621 Pacific Highway has approval in place for a 180 metre residential tower.

Although 7,500 square metres of office space is included within the planning proposal, it falls short of the existing building's 12,600 square metres.

Architectus' design for 601 Pacific Highway would potentially accommodate as many as 1,187 new residents, whilst an additional full-time, part-time and casual retail job rate of 109 is envisaged.

For Stockland, the bid to rezone the Pacific highway site reaffirms its re-emergence as an apartment developer in Sydney. The St Leonards site aside, Stockland has in its keep a 6237 square metre Rosebery development site and a <a href="https://www.propertycouncil.com.au/Web/Content/News/National/2018/McDonald_s_moves_into_apartments_with_Stockland.aspx">Parramatta opportunity</a> on the corner of Church Street and Victoria Road with plans approximately 350 apartments.

Stockland plans to supersize its St Leonards renewal opportunity

Yuhu Group Australia is rejigging various aspects of its hulking Eastwood Shopping Centre transformation, with final approval in sight.

After holding the site for some years, the developer began the process of mass redevelopment during 2016 with plans lodged for a substantial apartment-based urban renewal project. Valued at $276 million at the time, the HDR | Rice Daubney-designed development initially included 443 apartments above a substantial retail and commercial precinct.

City of Ryde are now displaying the most recast plans for the site which fronts 152-190 Rowe Street and 3-5 Rutledge Street. The major revision includes apartment numbers dropping near on 10% to a new total of 408.

The clearing of all buildings onsite is expected, in favour of the construction of 7 buildings of between 6 and 13 storeys. Early plans also included 11,000 plus square metres of reinstated retail space and approximately 3,000 square metres of commercial space above basement car parking capable of handling 1,110 resident and visitor vehicles.

Additional changes within the revised planning set include updated traffic flows into the site and a height increase over certain buildings.

A key to the proposal which remains unchanged is the inclusion of two pedestrian-only thoroughfares dubbed The Street and The Laneway which would connect Rowe and Rutledge streets.

Ryde Council assesses a modified Eastwood Shopping Centre development proposal

Adelaide's General Post Office development scored a shot in the arm today with a hotel operator confirmed for project.

Marriott International Group will assume operating rights over the $200 million hotel development which is backed by developer Greaton. Overlooking Victoria Square, the Westin-branded outlet which is set to open during 2022 will include 285 rooms and in turn create 250 ongoing jobs upon its completion.

Westin's arrival follows on from Greaton's move to rework the development during April, applying for the right to deliver Adelaide's first five-star hotel. Approval was granted during May, subject to a number of conditions.

Hassell has undertaken design duties for the 16-level hotel which will see the existing General Post Office building refashioned to include retail spaces and associated hotel uses.

BHP announced during April that it would relocate its Adelaide operations to a new $250 million office complex adjacent to the Westin site. Backed by Charter Hall, the GPO Exchange Building is another key plank in the development of the General Post Office precinct.

The mining company is slated to take 10,000 square metres, taking the tower's committed Net Lettable Area to beyond 90%. Contractor Built has the office tower's jump form above ground owing to its abbreviated delivery window, whilst the Westin hotel's 2022 targeted completion leaves it with additional breathing room in terms of a construction start.

Westin signs into Adelaide's General Post Office precinct

The design release for <a href="/developers/beulah">Beulah International's</a> coveted 58 Southbank Boulevard site is drawing near, with a ‘Future Cities’ symposium to be held later this month.

Shortlisted designs for the approximately $2 billion Southbank by Beulah development will be on show during the event, to be held on Friday July 27. <a href="/news/a-design-tour-de-force-beckons-for-beulah-internationals-bmw-southbank-site">Covered previously</a> by Apartments.com.au, Southbank by Beulah's design process has seen six teams consisting of both domestic and international architecture firms vie for the right to take the project through to reality.

The ‘Future Cities’ symposium will showcase the respective teams' designs which are likely to include a mix of residential, retail/department store, gourmet food &amp; market precinct, 5-star hotel, commercial, culture and public space uses.

Beulah International will target a major tech tenant for the development, with Amazon, Google, Microsoft, Apple and Samsung named as candidates to fill the technology aspect of the development. 

According to the media release, "the overarching theme of the symposium is ‘Future Cities.’ As the population grows and lifestyles change and evolve, so too does the need for considered development that is designed for current and future generations.

A focus of the symposium will be discussing how architects, designers and engineers play an ever-important role in being able to shape communities and optimise lifestyles."

Expected to attract a crowd of approximately 1,500 people, the symposium will be held at <a href="/new-apartments/400-430-city-road-southbank">400 City Road</a>. Each design partnership will have 20 minutes to present their concept to the audience, in addition to providing thoughts and their respective vision on ‘Future Cities’ notion.

Post the symposium, the winning design will be announced during August.

Southbank by Beulah designs to be revealed via a public symposium

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

“We also sincerely thank the local community for engaging with us, sharing feedback and participating in the consultation process over many months.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
