Irrepressible Box Hill continues to churn out sizeable planning applications as <a href="/developments/box-hill-vic-3128">numerous apartment projects</a> in development within the suburb reach noteworthy milestones.

21-23 Irving Avenue is the latest bid to transform dual detached houses into an apartment building containing 123 dwellings. Kin Consolidated Pty Ltd is backing the $25 million development that would become the latest apartment project to regenerate Irving Avenue.

In the past two years, builder Element Five have delivered 194 apartments over two separate buildings on Irvine Avenue whilst Liberty Builders have accounted for an apartment development on the site immediately east of 21-23 Irving Avenue.

Kin Consolidated have entrusted DKO Architecture with the development's design; the result is a 14 storey apartment building holding 26 single, 90 double and 7 triple bedroom apartments over a corner 1,295 square metre site.

Irving Avenue may have received additional development but Council has refused a permit of a hotel on the corner of <a href="http://www.orbitarchitecture.com.au/portfolio_page/station-street-hotel/">Irving Avenue and Station Street</a>. Potentially on the agenda is a development across 11-13 Irving Avenue, with Orbit Architecture <a href="http://www.orbitarchitecture.com.au/portfolio_page/valise/">devising a 12 storey complex</a> containing 86 apartments.

Whilst Irving Avenue is currently symptomatic of Box Hill's sustained push to higher density living, it is by no means alone. Builder Valeo Constructions has effectively completed dual apartments projects in recent weeks; <a href="/new-apartments/box-hill-vic-3128">TaoHome</a> and Poplar Apartments sit side by side on Poplar Street and combine to add a further 124 apartments to Box Hill's stock.

In other construction news within Box Hill CRC Group have a freshly erected tower crane for the delivery of 999 Whitehorse's 90 apartments whilst the suburb's tallest tower continues to rise. Sky One Box Hill is above its retail and dining-based podium structure and into the tower section that will eventually yield 438 apartments.

In a sign that its sales have progressed strongly, <a href="/buildings/panorama-box-hill-826-834-whitehorse-road-box-hill">Panorama Box Hill</a> is at construction tender. The Peddle Thorp-designed project on behalf of Panorama Investment Group sees dual 31 storey residential towers in the works, with approximately 380 apartments in tow.

It is through the looming sales launch of 845-851 Whitehorse Road that shapes as the litmus test for Box Hill. CBD Development Group has taken the approved scheme back to planning in order to boost the main tower to 38 levels, facilitate a revised podium facade and add new childcare and education facilities.

Dubbed <a href="/buildings/whitehorse-trio-845-851-whitehorse-road-box-hill">Whitehorse Trio</a>, it will be Box Hill's largest development with 450 plus apartments and approximately 150 hotel suites over three towers.

Box Hill's apartment market keeps bubbling along

Liverpool's skyline will further change if an office tower backed by Sydney developer Mackycorp gains approval.

Costed at over $106 million to build, 277 Bigge Street shapes as a skyline-changing addition to Liverpool and an imposing marker opposite Liverpool railway station. The overall development has reportedly been valued in excess of $200 million and would see the existing New Commercial Hotel refurbished, with the tower to rise behind the pub.

Design duties for the tower were handed to Fender Katsalidis, with the result a 25 storey tower containing in excess of 27,000 square metres of Gross Floor Area.

Towering above neighbouring buildings, 277 Bigge Street would reach 97 metres in height.

At ground level, the revamped New Commercial Hotel is set to be joined by four retail tenancies amounting to 349 square metres. In addition, Mackycorp has been <a href="https://www.afr.com/real-estate/mackycorp-in-talks-to-build-a-210-million-pub-and-office-project-in-liverpool-20180612-h11aks">noted as saying</a> that the development will include a walk-through "Spice-Alley" style food stall forecourt to be known as "The Stables."

A sizeable cafe will also take place in the tower's foyer. Beyond ground floor uses, 277 Bigge Street includes a level 11 outdoor terrace with a Georges River aspect.

Reaching planning late last month, the application is before the Joint Regional Planning Panel owing to its size and significance.

Whilst the majority of those current listings are residential in nature, Liverpool is still attracting a number of A-grade commercial developments. Among them is developer Goldstein &amp; Rush Pty Ltd who have backed an 11 storey commercial development at 25-35 Scott Street which is approaching completion.

From a pure height perspective, 277 Bigge Street is marginally shorter than Skyhaus which is Liverpool's tallest building at 100 metes. A handful of applications such as <a href="/new-apartments/1-5-speed-street-liverpool">1-5 Speed Street</a> and mooted projects such as 133 Bigge Street and 26-28 Elizabeth Street are pushing the east suburban hub toward a high-density future.

Mackycorp lines up a major Liverpool office development

Leppington's latest prospective medium density development has asserted itself as one of the emerging apartment enclaves largest.

The abundance of large greenfield blocks has not only given way to detached housing estates, but also an increasing number of hulking, albeit low and medium rise apartment developments. Leppington's relatively close proximity to the Western Sydney Airport has seen a rush of apartment developments come forth, with 297 Bringelly Road one of the latest.

Under plans lodged with Camden Council during June, 360 apartments are expected within two apartment buildings spanning 8 levels.

Urban Link's design for entity G and A Mourched Pty Ltd would replace an early learning centre and vacant land across the site. The development is a mere 100 metres from Leppington Railway Station.

297 Bringelly Road's bulk and almost utilitarian exterior expression are balanced out by the liberal landscaping atop and surrounding both buildings. Melissa Wilson Landscape Architects have handled the project's green aspects; given there's little existing civic infrastructure in the area the inclusion of large green areas across the site has taken on added importance.

To that end, both the buildings are bisected by a green spine, with internal courtyards also included within the U-shaped buildings.

Every available square metre across both rooftops has also been dedicated to communal green space. Included on either rooftop is a BBQ area, playground, vegetable garden and viewing platforms.

Approximately 50 kilometres south-west of the Sydney CBD, the priority growth area includes a major centre surrounding Leppington Railway Station.

Aside from 297 Bringelly Road which sits north of the station on the Bus 855 route, the bulk of other apartment developments are sited south of the station.

Approved is <a href="/new-townhouses/76-rickard-road-leppington">76 Rickard Road</a> which gained the nod during late 2017 via the Sydney Western City Planning Panel, whilst various other projects of note are under assessment. <a href="/new-apartments/202-byron-road-leppington">202 Byron Road</a>, 215 Rickard Road and <a href="/new-apartments/120-ingleburn-road-leppington">120 Ingleburn Road</a> are still active at planning and have the ability to add as many as 2,157 apartments when combined with 297 Bringelly Road.

It is though not all smooth sailing for developers wishing to stake a claim in Leppington. <a href="/new-apartments/leppington-nsw-2179">28 Ingleburn Road</a> was refused early during 2018, with a similar fate dealt to <a href="/new-apartments/35-ingleburn-road-leppington">35 Ingleburn Road</a> only last month.

Leppington leaps forward as another Sydney apartment stronghold

Urban.com.au was on hand yesterday to witness the topping out ceremony for Mirvac's The Eastbourne apartment development.

The mid-rise development replaces the former Dallas Brooks Hall complex, and has been developed in cooperation with Freemasons Victoria. In conjunction with The Eastbourne reaching structural completion, Mirvac announced the final of The Eastbourne's 245 apartments have been sold.

Initial demand for the project saw $300 million in sales notched during The Eastbourne's pre-launch event held during 2016, with the balance of apartments sold taking the overall sales figure to $454 million.

The tiered building form sees 11 levels to Albert Street and 14 levels to Victoria Parade. Below the apartments, The Eastbourne also includes the new headquarters of Freemasons Victoria.

Concrete structure specialist I&amp;D Constructions have advanced the building's form rapidly to the point where facade and internal fit-outs are well underway over The Eastbourne's lower levels.

The successful sale of Mirvac's 245 apartments is impressive in the face of the current and abnormally high spike in apartments under construction in the suburb.

Although the total number of projects is relatively meagre relative to surrounding suburbs, East Melbourne also sees <a href="/new-apartments/george-powlett-28-powlett-street-east-melbourne">George + Powlett</a>, <a href="/buildings/22-40-clarendon-street-east-melbourne">22-40 Clarendon Street</a> and <a href="/buildings/east-melbourne-178-wellington-parade-east-melbourne">178 Wellington Parade</a> at construction.

Reflective of East Melbourne being viewed as a pedigree location, The Eastbourne's Bates Smart-designed $15 million, 500 square metre penthouse with associated 300 square metre terrace and  25 metre lap pool will crown the development. Additionally, multiple apartments have been amalgamated by purchasers to create what Mirvac refers to as 'oversized pavilions'.

The Eastbourne is due for completion in mid-2019.

Mirvac's The Eastbourne is the latest luxury feather in the developer's cap

The public still has the ability to attend a design symposium orchestrated by developer Beulah International that will reveal prospective designs for a monumental Southbank development site.

The mid design process overview is being held next Friday July 27 at 400 City Road, between 1pm and 4pm. Those attending will be able to view the shortlisted design partnerships' respective visions for 58 Southbank Boulevard.

With an end value of approximately $2 billion, Beulah International has gone to great lengths to ensure a premium design outcome is achieved for the major development site which abuts the Freshwater Place complex, and is opposite both Australia108 and Eureka Tower.

Dubbed the 'Future Cities' symposium, the event will see six teams consisting of both domestic and international architecture firms provide in-depth commentary on their respective design submissions.

The shortlisted design partnerships taking part in what shapes as Melbourne's largest design competition include:

The recent commencement of construction on Eco World International's first Melbourne apartment project shapes as a beachhead for the ambitious Malaysian-based developer.

Australian expansion plans are on the agenda for Eco World International; Yarra One joins another sizeable development backed by the developer in Sydney's booming Parramatta. The $242 million South Yarra development will include 255 apartments above an open-air public workspace podium, in a building designed by Fender Katsalidis.

Jeffrey Ong: It was the location of Claremont Street, in the heart of South Yarra, that drew EcoWorld International to choose the site for their first Melbourne site. The iconic suburb is renowned for offering residents a desirable lifestyle with its enviable access to amenities without the chaotic disposition of other inner city suburbs. 

The opportunity to choose a centrally located development site was one that could not be passed up, with no other property development sites left in South Yarra that strategically connect Chapel St.

U: Are permitted sites such as Yarra One favoured over purchasing development sites which have yet to reach planning?

JO: Permitted sites such as Claremont Street are more likely to be in favour when compared to a site with a planning scheme. With this in mind, if EcoWorld International comes across a great location without any planning schemes then it will assess the capacity for such a site.

The decision on whether to purchase a site will always be based on the individual site's potential to meet local needs.

U: Can you provide some insight on the buyer demographic to date, and how many apartments remain for purchase within Yarra One?

JO: At this stage, EcoWorld International has sold over 60% of Yarra One apartments with completion slated for the second half of 2020.

In terms of the buyer demographic, there is currently a strong mix of owner-occupiers and investors who have purchased apartments.  

U: What features did EcoWorld International introduce to Yarra One after attaining the site? Effectively what gives the development the EcoWorld International touch?

JO: EcoWorld International has offered a range of unique features that are exclusive to the Yarra One development.  

A defining feature of the Yarra One project will be the Victorian first, sustainable car-sharing model which will offer residents the option to hire a Tesla from the comfort of their apartments. EcoWorld International aims to be environmentally-responsible in all developments and this car-sharing model is a conscious and unique effort to future-proof Yarra One.

The development will include facilities that aim to promote an active and healthy lifestyle. These facilities include a dedicated wellness retreat with a gym and outdoor spa, a yoga and dance studio.

There will also be a private terrace, dining room, library, and wine room for residents.

Private healthcare provider Healthscope is hoping the latest bid to redevelop The Victoria Clinic on Malvern Road will have a smoother passage through planning over previous attempts.

310-324 Malvern Road first came to light during 2014 when it was the subject of an expansive mixed-use development conceived by Rothelowman. Included within the proposal at the time was a hospital, enhanced medical hub and two residential buildings combining to provide 154 apartments.

Victoria House Nominees Pty Ltd headed the bid during 2014, although Healthscope Operations have assumed responsibility for the latest application. A member of Healthscope, The Victoria Clinic is one of 40 plus locations the healthcare provider maintains in its portfolio.

Stonnington City Council rebuffed the initial application, although a secondary application which consisted of new facades and a 27% reduction in dwellings gained approval. Healthscope will now pursue the delivery of a purely medically-driven development for the 5,946 square metre site.

Global design agency DWP is behind the latest iteration, providing a restrained design outcome which adheres to the approved development envelope, and goes further by removing the central building completely.

Healthscope has chosen to retain and refurbish the existing single storey building at the centre of the site. The residential aspect of the previous applications was to be sited where the existing building stands.

The northern buildings would stand five levels and include a roof-top courtyard and gym for patients. Directly opposite the Prahran Estate Redevelopment which was completed by Kane Constructions during 2012 stands at ten storeys and acts as a height precedent for the Malvern Road strip.

Prahran's running man development receives an refined design touch

Decibel Architecture has hit the right planning note as its revised set of plans for a sizeable apartment development sails toward approval this evening.

Fronting Smithfield Road and opposite Flemington Racecourse, Kensington's 2-22 Gatehouse Drive has been recommended for approval leading into tonight's Future Melbourne meeting. Kensington Gatehouse Development Pty Ltd is the entity backing the proposal.

Mid way through its planning campaign, the proposal was subject to a complete redesign in the face of Council feedback and public discourse by way of 60 objections. New discussion (revised) plans were submitted and consequently are the plans subject to approval.

Accounting for a number of exiting retail tenancies and an open air car park, 2-22 Gatehouse Drive's renewed design spans a L-shaped 1,800 square metre site opposite the racecourse stables.

Key to the redesign was the relocation of above ground veiled parking to three basement levels. Consequently, an almost uniform external expression which was noted as being "alien in this context" by Council planners was replaced with a varied facade in both composition and colour.

The recommended approval is subject to further design refinements which would appease all concerns held by Council planners.

2-22 Gatehouse Drive is one of only a limited number of apartment developments currently active in Kensington. It along with five additional projects stand to add a relatively meagre 330 higher density dwellings to the suburb.

Its approximately 70 SOHO-inspired apartments are veiled by an articulated facade to Punt Road.

On the project's interiors, Decibel Architecture describes the project as "conceived to deliver a unique typology of living to the local area. The concept is developed around the idea of a “townhouse in the sky”. There are common entrance corridors or “streets” at every third level which create an entry to an interlocking network of dual fronted apartments."

Also on the architect's design agenda is the much-hyped Magic tower on the CBD's northern fringe. The development has been the topic of a <a href="/news/magic-melbourne-a-skyscraper-concept-with-a-philanthropic-purpose">podcast with the architect</a> on Apartments.com.au, with a potential lodgement for approval in the pipeline.

Decibel hits the mark in Kensington

The new Tallawong Metro Station will be the catalyst for intensive urban renewal immediately to the station's south.

NSW Government development agency Landcom will oversee the staged development which aims to capitalise upon the new station. Tallawong Metro Station is situated between the rapidly growing municipalities of Blacktown City Council and The Hills Shire Council, and site at the southeastern edge of the Northwest Growth Centre.

Architecture firm Bennett and Trimble have devised the mixed-use concept plans for the precinct which adjoins Tallawong Metro Station, which is itself approaching completion.

Expected for the Rouse Hill site are as many as 16 buildings scaled up to 8 storeys in height. Those 16 buildings are slated to hold approximately 85,000 square metres of residential space or 1,107 new dwellings.

The project which is 48 kilometres north-west of Sydney's CBD is one of a string of similar higher density developments looking to utilise land around the newly built Sydney Metro stations in Sydney's north-west. Landcom and Sydney Metro are working in unison with the end goal of creating approximately 11,000 new dwellings and 350,000 square metres of floorspace dedicated commercial and retail use.

Tallawong Station Precinct South is costed at $386 million.

Urban Taskforce Australia has applauded the development. Taskforce CEO, Chris Johnson said the following of the project via a media release:

The Tallawong Station Precinct South concept application is on <a href="https://www.planning.nsw.gov.au/Assess-and-Regulate/State-Significant-Projects/Sydney-Metro/Tallawong-Station-Precinct-South">public exhibition</a> until 9 August 2018.

The concept State Significant Development is the latest step in the intended precinct's development process, covering aspects such as appropriate size, height, and use. Should the concept seek approval a separate set of detailed plans will be submitted for approval and subsequent construction.

Associated planning documents show Tallawong Station Precinct South is expected to be developed during the 2020-2026 timeframe.

Tallawong Station Precinct South destined for intensive urban renewal

Three new additions to the Urban Project Database has further pushed Brunswick up Melbourne's apartment development ladder.

By numbers alone Brunswick now sees 43 active apartment and major townhouse developments, compared to South Melbourne which leads all comers with 44 listings. Testament to the underlying popularity of Brunswick, developers continue to push applications through Moreland City Council for the suburb at a time where other Melbourne locations have tailed off in comparison.

Latest to come to light is a plan to replace Northside Harley-Davidson at 762-772 Sydney Road with a substantial Rothelowman-designed apartment complex. Adjoining the at construction <a href="http://756%20Sydney%20Road">756 Sydney Road</a>, Rothelowman's design includes 61 predominantly two bedroom apartments plus 565 square metres of retail at ground level.

762-772 Sydney Road also builds upon Rothelowman's growing body of work within Brunswick and adjoining Brunswick East. After the recent completion of <a href="/buildings/288-albert-street-brunswick">288 Albert Street</a>, Rothelowman also has active projects on Stewart Street, Lygon Street and a duo on Brunswick Road.

14 Frith Street and 29-31 Ballarat Street are also fresh additions to the Urban Project Database.

The former is an adaptive reuse of a large warehouse to include 40 plus three bedroom dwellings. ZIPL Alliance Pty Ltd have engaged Chandler Architecture to rework the substantial land holding into dual six level buildings divided by a common green zone and communal garden.

29-31 Ballarat Street is a modest use of a vacant car park, seeking 13 apartments over six levels; design agency Karbon have created the colourful proposal which abuts the Upfield rail line. 29-31 Ballarat Street adds to the immediate area's growing density and is in close proximity to the recently approved Plus Architecture-designed <a href="/buildings/brunswick-yard-8-ballarat-street-brunswick">8 Ballarat Street</a>.

That being said the 43 projects tracked by Apartments.com.au amount to some 2,264 dwellings at an average of roughly 53 dwellings per project.

Despite the plethora of small-scale developments between carrying between 10-30 dwellings, there are a handful of upcoming developments that stand out for their sheer size. <a href="/new-apartments/prince-parade-by-mirvac-brunswick-701-park-street-brunswick">699 Park Street</a>'s 255 dwellings, 342-348 Victoria Street with its 177 dwellings plus the aforementioned <a href="/buildings/brunswick-yard-8-ballarat-street-brunswick">8 Ballarat street</a> with 147 dwellings rank as Brunswick's biggest in waiting.

To put Brunswick's future growth into perspective, of the current 2,264 dwellings being tracked by Urbam.com.au, only 243 or marginally over 10% are currently at construction.

New additions take Brunswick's active Project Database count to 43

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"Parramatta is no longer simply an alternative to Sydney CBD, it's becoming a destination in its own right," Equitifund Executive Chairman Greg Huxley said.

"The Lennox captures that evolution with a level of quality and amenity that's difficult to match at its price point."

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Paul Gedoun is selling his third project, <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, after recently completing, and selling out, <a href="https://www.apartments.com.au/buildings/esprit-217-227-boundary-street-coolangatta-qld-4225">Esprit</a>. He has plans for a <a href="https://www.apartments.com.au/news/qld/first-look-s-s-projects-proposes-88-apartment-wellness-tower-at-coolangattas-boundary-street">fourth building</a>, 88 apartments on <a href="https://www.apartments.com.au/new-apartments/209-213-boundary-street-coolangatta-qld-4225">Boundary Street</a>.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.

"They are seeking larger floorplans, premium finishes, walkability, lifestyle amenity and confidence in the developer delivering the project. Well-designed boutique developments continue to outperform because they offer something genuinely difficult to replace.

"The enquiry we are seeing across our completed and recently completed Lower North Shore portfolio is very encouraging, and we expect this momentum to continue into spring."

The sales follow increased enquiry across Abadeen's Lower North Shore portfolio which also includes <a href="https://www.apartments.com.au/buildings/northcote-collective-naremburn-2-northcote-street-naremburn-nsw-2065">Northcote Collective in Naremburn</a> which also completed recently.
