Wind back to mid last year and it was announced that The Uniting Church would team with Leighton Properties to deliver a new premium office tower opposite Wesley Church on Lonsdale Street, while also hoping to restore the church's place and identity in the heart of Melbourne. Referred to as the Wesley Upper Lonsdale Street site, a planning application for a premium office tower was submitted during January 2015, and is still under assessment.

To that end Cox Architecture were engaged to create a development capable of fulfilling the above requirement, while also delivering a high-end office tower encompassing 55,000sqm of premium space.

<blockquote>
While the heritage buildings appear to retain their overall integrity from a distance (with the exception of the very dilapidated Princess Mary Club) the situation is one of buildings much in need of maintenance. The site also provides a low level of amenity due to the car parking operations – the present-day setting for the Church is within a poorly arranged at-grade car park. This is inconsistent with the cultural heritage importance of the place.

A key challenge for the site is that the current buildings, and their condition, do not allow for a viable ongoing use of the site. Whilst a number of the current buildings are being used by the Wesley Church, it is far from optimum and would not be able to continue long term. Also the current use cannot fund the prohibitively expensive repair and restoration work required for the existing buildings on site.

Two of the buildings on site have been identified as reaching the point where they cannot be occupied for safety reasons, being the Princess Mary Club and Wesley House.

The nature and condition of the current buildings, and the impact of the existing car park use on the site constrain the activities of the Wesley Church, and have resulted in the Wesley Mission having to move off site.

<h2>Wesley Place: new urban realm</h2>

Image courtesy Cox Architecture</figcaption></figure>In line with The Uniting Church's wishes as outlined above, ground level activation plays a pronounced role in the redevelopment, in that the original structures and uses are to be melded with new facilities in order to increase public utilisation of the site.

In this regard the AECOM acting as landscape consultant have created three separate areas within the grounds which carry differing characteristics:

<li>The event and meeting place, addressing Lonsdale Street and forms the setting for the Church</li>
	<li>The Sanctuaries at either site of the Church building</li>
	<li>The city meeting place and retail food courtyard, featuring the cloister yard olive tree.</li>
</ul>
The 'event and meeting place' will see the bulk of foot traffic access the site while the central 'sanctuary' will act as a subdued area either side of Wesley Church. The northern section of the site will be dedicated toward the 'city meeting place' with existing structures adapted into cafes with outdoor seating.

Running north south, Wesley Place will provide a link between Lonsdale and Little Lonsdale with 2,262sqm of the site dedicated to open space. Included in this figure is the 190sqm Wesley Park, 920sqm Northern Plaza and 770sqm Southern Church Forecourt area.

<h2>Closer than ever?</h2>

One such scheme was conceived by studio505 who along with project partner Grocon submitted plans for a similarly sized office complex to that of the current design. Under the title ‘Wesley Village’, the development would have also seen the delivery of a new urban space separating new and old structures while also creating "Truly magnificent, sophisticated and elegant architecture that inspires."

While the studio505 design would have brought a visual focal point to Lonsdale Street via its streaky podium, the current Cox Architecture design has taken an opposing path by paring back its initial offering. In perhaps a more respectful nod to the existing church, gone is the diagonal white bracing and crumpled podium features, replaced by more subdued finishes.

With the swirl of speculation surrounding the <a href="http://www.afr.com/real-estate/relaunched-leighton-properties-sale-pays-dividends-20150318-1m1osl">sale of Leighton Properties</a> in recent months, it remains to be seen if and when the tie-up between Leighton Properties and The Uniting Church will lead to the delivery of this long sought after development.

Wesley Place seeks to bring new life to Lonsdale Street

Located less than five kilometres from Melbourne's CBD, Riverina Apartments also presents as developer AZX Group's vanguard Australian development, with further projects planned along the Eastern Seaboard.

Initially available for purchase are apartments within the podium and buildings D, C and E; all of which which front Hopkins Street.

Subsequent stages will see the dual 31 level residential towers delivered, creating a heightened level of living to Footscray with unfettered views to all directions. Overall Riverina Apartments will provide in excess of 950 new dwellings while also delivering Melbourne's inner West with a highly visible marker.

To date Riverina Apartments' strong early sales has seen a considerable number accounted for over the available buildings, with a mix of domestic and overseas buyers securing apartments at competitive prices. Built during 1887-1888 and designed by Nahum Barnet, the building appears dominant over the Spencer Street Bridge but now the 19th century warehouse is little more than a footnote on contemporary Southbank.

Another below sees how much (or little) Melbourne has changed over a century. While many parts of the CBD have lost iconic structures, certain pockets still endure as seen by the State Library of Victoria's image in comparison to that of Robert Smith's.

As a nod to the site's history <a href="/architects/taouk-architects">Taouk Architects</a> have included a squirrel embossed upon a mesh screen/glazing background over the podium.

Designed by <a href="/architects/clarke-hopkins-clarke-0">ClarkeHopkinsClarke</a>, the projects seeks approval for 40 single bedroom dwelling, 32 dual bedroom dwellings and a cafe tenancy at ground level.

Situated over a 2,082sqm site, the proposal is midway between Moreland Station and the 55 tram.

<h2>2-8 Barry Street, Brunswick</h2>

Wasting no time after gaining approval, the proponents for the prime Brunswick site have elected to sell the approved <a href="/architects/fieldwork">Fieldwork Projects</a> scheme.

Selling agent CBRE is in charge of the process which will likely see a new owner take control of the 2,032sqm site with 91 apartments and six retail tenancies totalling 478sqm allowed for.

Brunswick bulks up with a wave of fresh planning applications

Art meets architecture: it's a well worn line but also highly appropriate for one of Melbourne's most recent additions. The 2 Girls Building in Lithgow Street, Abbotsford is more a case of art becoming architecture with its distinctive facade merely the start of the building's story.

Billy Kavellaris of architecture firm Kavellaris Urban Design (KUD) was on hand to show Apartments.com.au through the newly completed apartment complex, which may just be headed for iconic status among Melbourne's other renowned built form.

The advent of the building's exterior is a story in itself, with developer Domain Hill approaching KUD to incorporate a small element of artist Samantha Everton's “Masquerade” photograph <a href="/news/2-girls-abbotsford-gains-its-facade">within the design of the building</a>. The two young girls featured in the artist's work happen to be the children of the developer. Little did the team at Domain Hill realise Billy Kavellaris had grander intentions, essentially morphing the image onto the buildings facade via the liberal use of DigiGlass and concrete panels set in purpose-build rubber mouldings.

<figcaption>2 Girls' entry passage adorned with art</figcaption></figure>As explained by Billy Kavellaris, architecture becomes photography, photography becomes architecture and the building becomes a hybrid urban built form completely unique to its surrounds. The theme continues internally with every common area featuring artwork of some description.

KUD and Samantha Everton worked closely to ensure a collaborative approach in the placement of varied art forms throughout the project's four levels, with photography the dominant medium. Corridors are exceptionally wide with minimalist white finishes; coupled with track lighting the spaces are full of purpose rather than simply being a transit space from A to B.

While the artworks were mounted upon the building's completion, they now fall under the control of the body corporate.

<figcaption>Artwork to the fore.</figcaption></figure>As touched upon, there's a certain rawness to the finishes within the 2 Girls Building's circulation areas. The pared back palette generally consists of recycled timber, polished concrete, simple white finishes, glass and steel.

This theme continues within the living spaces with apartments spread over level 1 while levels 2 and 3 are dedicated toward loft style dwellings. A stair within each loft leads to individual expansive rooftop living spaces. Larger on average than most apartments in the market, their size and composition is a reflection upon the niche sought for the project; owner-occupiers with a keen sense of place and quality.

Billy Kavellaris explains that given every effort was exerted to bring as much character and livability to the building, there was an associated premium placed on apartment pricing. Any apprehensions were dispelled with the uptake of apartments rapid and a reflection of the unique product the development team had brought to market.

I recall building a case for why Brunswick's <a href="http://www.smallgiants.com.au/a-new-eco-village-is-born-the-commons-is-complete/">The Commons</a> was the most impressive apartment project completed in recent times. 2 Girls Building sits comfortably alongside The Commons, both stellar examples of how to create impressive low-rise apartment developments that interact with their surrounds.

While The Commons arguable has more tricks internally, 2 Girls Building's exterior is sheer magnificence, a real stand out from the pack. I can only hope that at some point it's added to the <a href="/tag/open-house-melbourne">Open House Melbourne</a> roster.

Quizzing Billy Kavellaris as to what's next on KUD's radar, the former Kinnears factory in Footscray is set to host multiple residential towers in a large-scale project for the practice, while another project of State significance is also due to be revealed later in the year. Watch this space!

In focus: 2 Girls building, Abbotsford

Does the humble display suite still hold prime position in a development's given marketing and sales game plan compared to a few short years ago? In a time where international marketing campaigns and channel sales tend to sop up a fair portion of apartment sales prior to their local release, perhaps the worth of a display suite in on the wane.

While hard numbers sell apartments to those intent on investing, the same can't be said for owner-occupiers who are altogether more discerning when considering their next property purchase. With this in mind Apartments.com.au viewed the 181 Fitzroy Street display suite recently and spoke with Pace Development Group's Georgie Bott on why their display is at the forefront of the sales campaign.

Image courtesy Pace Development Group</figcaption></figure>And it's the display suite leading the way with Georgie Bott explaining that the majority of buyers passing through to date have been local; either from St Kilda or surrounding suburbs and with an eye toward returning to the bayside suburb or upscaling their current residence. The long, slender north-south positioned apartments within 181 Fitzroy Street have allowed for a relatively easy amalgamation of apartments where desired; as an example contracts have been signed for a single bedroom dwelling in excess of 100sqm - almost unheard of in Melbourne.

This willingness for prospective buyers to implement changes to the specified floor plans with the intent of tailoring internal spaces to their own wants and desires has been facilitated by the addition of multiple fully interactive touch screens within the display suite which essentially allows prospective buyers to design their apartment as they see fit.

Combining two apartments, removal of a wall, a reconfigured kitchen or applying upgraded fixtures and fittings; whatever the case the interactive screens allow prospective buyers a greater level of input in attaining what they want from an apartment, all with the swish of a finger.

Of all the display suites visited by Apartments.com.au we can't recall this level of empowerment given to the buyer previously. It certainly happens, just not in such an easy to use manner and this is in part why the project has sold strongly to date according to Pace.

<figcaption>A typical kitchen as per the display suite</figcaption></figure>BR Demolition in recent weeks has brought the existing structure down to ground level, with the car park sub levels to be retained. This in turn has allowed construction of 181 Fitzroy Street to begin immediately.

Slated to be removed later in the year and occupying a corner pocket onsite, 181 Fitzroy Street will be built around the sales suite. The onus on owner-occupier purchasers has prompted a decision to retain the sales suite onsite as long as possible, although this in turn has posed somewhat of an engineering challenge for the in-house build team.

Construction has commenced on George Windsor, with the adjoining Henry Windsor building nearing completion. Marquee project The Icon continues to lose its scaffolding, revealing a multi-coloured exterior while <a href="http://www.odeapartments.com/">Ode</a> is the developer's latest exploit in St Kilda featuring an exterior influenced by local artist Matthew Johnson, as per The Icon.

Archer has risen above ground level on its way to delivering 87 apartments in bayside Mentone while 73-77 Wellington Street has a date with VCAT for the sake of expediency rather than any great misgivings Yarra City Council may have about the project. The Collingwood project represents Pace Development Group's first foray into Melbourne's ever-popular inner north.

Hands on at Pace's 181 Fitzroy Street display suite

Subsequent to an early 2015 announcement that The Glen would be subject to a considerable expansion, further plans have been submitted for the sprawling Glen Waverley retail hub. Addressing Monash City Council's request for further information on the redevelopment, owner Federation Centres in conjunction with NH Architecture and Contour Consultants have provided updated documents which are now available for <a href="http://www.monash.vic.gov.au/About-Us/News/Proposed-redevelopment-of-The-Glen">viewing online</a>.

Key to the centre's expansion is the addition of 515 apartments over the southern portion of the site, introducing apartment living to the already existing commercial and retail uses.

<h2>Urban, Axial and Signature</h2>

The Glen's retail expansion will be largely confined to the northern area of the site, allowing for the addition of three residential buildings with frontages to Kingsway, O'Sullivan Road and Springvale Road.

'Signature Tower' is the assigned name accompanying the tallest tower which will reach all of 86.17 metres to its highest point. Metal bands will discern the exterior, while internally the tower is expected to hold a mix of 114 single bedroom and 95 dual bedroom dwellings. The 'Axial' and 'Urban' buildings will between them account for the remainder of apartments, while all three will sit atop a retail podium with activation to all frontages.

A new public square (seen below) will act as an entry point to the 'Axial' and 'Urban' buildings while also providing the surrounding low-rise retail areas with an appropriately scaled entry point to the redeveloped site. Designed to include outdoor dining and recreational areas, the square will be highlighted by a timber clad, two-storey structure acting as a focal point.

Hand in hand with the addition of new public spaces will be the rebirth of existing frontages, particularly facing Springvale Road. A dark linear ribbon motif will be applied in contrast to a white metal skin over the Springvale Road frontage, which will also wrap around the podium of 'Signature Tower', thus providing continuity.

As mentioned 'Signature Tower' is subject to exterior metal finishes, while 'Axial' is dominated by timber and embossed precast panels, with greenery atop the 178-apartment building. 'Urban' as the smallest building will feature an earthier exterior of pattern brickwork and suspended greenery over its facade.

In this way the three residential buildings combine to provide a new dynamic to the Glen Waverley Activity Centre while also maintaining individual character according to NH Architecture's planning submission.

<h2>Unlocking added value</h2>

Federation Centres, not alone in seeking to bolster returns from an existing asset with a number of other large-scale retail hubs around Melbourne, are also pursuing mixed-use programs. Gandel/CFS Retail Property Trust are midway through construction of an expanded Chadstone Shopping Centre which will see the delivery of a near 16,000sqm <a href="/developments/chadstone-vic-3148">commercial tower</a> while QIC's $665 million Eastland Shopping Centre expansion will feature <a href="/news/ringwood-is-going-places">Realm</a>, a new library, learning and cultural centre.

Elsewhere GPT Group are pursuing <a href="http://www.heraldsun.com.au/leader/west/plans-to-build-2500-apartments-at-highpoint-shopping-centre-in-maribyrnong/story-fngnvmj7-1227301865602">further future expansions of Highpoint</a> which may well include as many as 2,500 new apartments while another GPT Group asset is potentially subject to further expansion. Long expected to hold a commercial tower facing Lonsdale Street, whispers persist that a tower may still eventuate on the prime site which forms part of Melbourne Central.

Apartments aplenty for The Glen's pending redevelopment

The commercial sector's apparent disinterest in the western end of La Trobe Street has given rise to one of Melbourne's premier residential development sites. At the foot of Victoria Harbour, 1000 La Trobe Street has emerged as The Millennium Site, a 6,007sqm land holding with the ability to hold approximately 600 apartments.

Land owner Digital Harbour Holdings has chosen to sell the prime site following years of staggered activity within their Digital Harbour Precinct, seeking instead to capitalise upon fervent market conditions which continues to seen strong prices achieved for inner city development sites.

Selling agent Colliers International is preparing for a tide of interest from both local and international developers as The Millennium Site represents the largest single development site currently available in the City of Melbourne. The current approved commercial scheme has been superseded with the below concept, yet still allows for a total of 47,940sqm of residential living gross floor area.

Melbourne as a city has a diminishing supply of prime residential development opportunities, with development sites increasingly hemmed in by adjoining buildings. Docklands is not as intensively developed on a site-by-site basis, so it is becoming increasingly desirable for residential development because there are more opportunities to optimise both built form outcomes and future view lines.

<h2>All washed up</h2>

A string of commercial developments at the Docklands end of La Trobe Street have failed to materialise in recent years, much to the delight of residential developers. Subject to a low-rise commercial development, <a href="/new-apartments/695-699-la-trobe-street-docklands-vic-3008">695-699 La Trobe Street</a> is now with Salta Properties seeking approval for a 303 apartment development while the neighbouring 685 La Trobe Street development site was sold to a residential developer following its unsuccessful commercial leasing campaign.

Diagonally opposite The Millennium Site, Chinese-aligned Capital Alliance Investment Group is delivering <a href="/buildings/m-docklands-679-la-trobe-street-docklands">M Docklands</a>, a mixed-use residential and hotel tower that backs onto Etihad Stadium. The residential prospects of The Millennium Site coupled with the five most recent development site sales in Docklands averaging $7000/sqm points to the inherent value that this emerging Docklands residential pocket holds.

Opportunity arises from a failed Digital Harbour development

Figures have been released by the Australian Bureau of Statistics which show that through the March quarter building work has increased markedly in Victoria. Released as part of Urban Taskforce Australia's most recent commentary on the development industry, the statistics underpin the importance that construction and particularly apartment construction has in bolstering the overall Victorian economy which has taken a number of manufacturing-based blows in recent years.

The key figures that the Urban Taskforce uses to assess production is the value of building work per capita. Victoria produced $1172 per person in the March quarter while NSW only produced $808 per person.

In the last quarter NSW has moved downwards while Victoria has moved upwards.

As touched upon above, Victoria's current strength is a reflection of the efficient (some would no doubt say liberal) planning approvals process under the previous State Government which only now is starting to bare fruit if inner city Melbourne is used as a prime example. The heightened levels of construction is also a reflection of the multitude of foreign and foreign-backed developers who have been present in Melbourne for a number of years and are only comparatively starting to make their presence felt in Sydney, Australia's supposed global city.

While some fundamentals of apartment living are currently under the microscope, Planning Minister Richard Wynne has kept the approvals ball rolling with a host of high profile project approvals in recent weeks. Add the insatiable appetite of new developers seeking a piece of the Melbourne pie and Western Australia's general economic slowing post the mining boom and it's quite likely that in months ahead Victoria will take the mantle of achieving the highest total building value per capita state across Australia.

With the spectre of South Yarra Station's entrances and street interfaces <a href="/news/comment-south-yarra-platforms-for-melbourne-metro-rail-ruled-out">remaining unchanged</a> a real possibility in the near to medium term and with a booming high-density population centred around South Yarra's Forrest Hill Precinct, there remains a real likelihood that necessary infrastructure upgrades - such as a norther entry to the station - vital in meeting population increases in the area will not be delivered.

While South Yarra remains a prime example of infrastructure upgrades lagging behind population growth, there remains a broader opportunity to implement over a host of Melbourne railway stations a quality interface between these intensified places and surrounding neighbourhoods with the State Government's level crossing removal program. To that end, Apartments.com.au spoke with Hayball Principal Sarah Buckeridge in order to garner her opinion on what factors are necessary in creating value for surrounding communities through integrated infrastructure upgrades, with rail at the heart of the discussion.

Having worked on proposals such as <a href="http://www.hayball.com.au/projects/proposition-3047/">Proposition 3047</a> and with a current apartment tower under construction in South Yarra's Forrest Hill, Sarah Buckeridge and Hayball at large are qualified to offer considered opinion on the matter.

While the potential removal of the Cranbourne-Pakenham line from the existing station once the Melbourne Metro Rail project is complete may reduce the numbers of people connecting between lines at South Yarra, Sarah notes that South Yarra Station is very much a single directional facility interfacing only with Toorak Road.

True success for the adjoining Forrest Hill Precinct is largely dependent upon meaningful integration with South Yarra Station and that requires at least another station entrance towards its northern end in order to better serve Melbourne High School and the surrounding apartment buildings. Quizzed as to Forrest Hill Precinct's overall success, Sarah notes that in the truest sense it has achieved what the original policy shift had intended: the transformation of a former industrial pocket into a high-density residential hub in a relatively short period of time.

While the towers may be new, Sarah Buckeridge also cautions on the need for public realm expenditure to mirror that of private investment. Hand in hand with South Yarra Station's increased functionality is the need for City of Stonnington to address key public realm needs within Forrest Hill Precinct such as footpaths, greenery and general amenity. Only then can Forrest Hill Precinct be judged in its entirety.

Image courtesy Hayball</figcaption></figure>Switching from the microcosm of South Yarra to a broader Melbourne context, Apartments.com.au posed the question of whether existing rail lines and stations could/should be sunk with air rights above offered for development. Sarah explains that there is no 'one size fits all' solution, citing the $70m Ikon Glen Waverley development and pending transformation of Brunswick's Jewell Station as prime examples of public-private partnership which can bring an enhanced outcome to both a given station and its surrounds, without necessarily sinking rail infrastructure.

It's this cooperation between the public (Victrack) and private spheres which Sarah considers vital in producing exciting, integrated infrastructure nodes with long lasting community benefits. Asked if new technologies such as Cross Laminated Timber (which Hayball has used successfully elsewhere) has a place in the building of new railway stations, Sarah replied it remains a possibility owing to its many beneficial characteristics but ultimately the station must be first and foremost functional and integrated with its surrounds.

Initially devised during 2006 as part of Architectural Review Australia’s ‘Proposition’ competition, <a href="http://www.hayball.com.au/projects/proposition-3047/">Proposition 3047</a> saw the redevelopment of the existing Broadmeadows train station with community, sustainability and accessibility at the crux of the design.

Winning the People’s Choice Award and the jury’s first prize at the time for the new inter-modal transit interchange and mixed-use development, it facilitated a new masterplan for a host of key sites within the greater Broadmeadows Transit City area. Prepared for the Department of Planning and Community Development, the 2011 Transit City plan also amounted to nothing, much to the disappointment of Sarah Buckeridge.

Sarah notes that rail station redevelopment can often act as a catalyst for further investment in the immediate area, as it's a central piece of infrastructure that naturally draws people toward it. The Broadmeadows plan was to have been a physical connector in an otherwise disjointed area, bringing with it a raft of community benefits such as increased, useable and engaging public spaces.

Described by Sarah as one of Hayball's best pieces of design, Proposition 3047 is nearly a decade old. Infrastructure investment by the State Government in Broadmeadows in particular has been limited to say the least over that period. As an stand alone design Proposition 3047 was valid then and still is now as an example of not simply redeveloping a given rail station, but taking it beyond to encapsulate a raft of features that can benefit the wider community.

Sarah Buckeridge on integrated rail investment

<a href="https://www.apartments.com.au/developments/broadbeach-qld-4218">Broadbeach</a> offers plenty of reasons to live vertically, but moving from a substantial family home into an apartment can expose the compromises of high-density living. Privacy, room for guests and usable living space tend to matter more when an apartment is intended as a permanent home rather than an occasional coastal base.

A typical residential floor at <a href="https://www.apartments.com.au/new-apartments/the-eveleigh-broadbeach-7-9-surf-parade-broadbeach-qld-4218">The Eveleigh</a>, on Surf Parade,&nbsp;contains just four apartments. The 94-residence development by <a href="https://www.apartments.com.au/developers/hirsch-faigen">Hirsch &amp; Faigen</a> is predominantly made up of expansive three-bedroom homes, with a limited collection of half-floor penthouses above.

Across the apartment floors, <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has used the relatively limited number of residences to give each home greater access to natural light and outlook. Living spaces extend towards full-height glazing, while a series of bay windows frame selected views across the Pacific Ocean, city and hinterland rather than treating the building edge as a continuous wall of glass.

“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.

From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.

Three genuine bedrooms provide room to accommodate family and guests, while two secure car spaces and storage address some of the practical considerations that can become more noticeable when moving from a larger home. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.

Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. Landscaped retreats and pavilions provide additional places to sit away from the main recreation areas.

Higher in the building, a rooftop pavilion and private dining suite sit alongside resident lounge, barbecue and outdoor dining areas, opening towards panoramic views across the ocean, city and hinterland.

“Buyers are no longer just looking for an apartment, but a lifestyle where they can relax, reset, and enjoy a balanced way of living,” Hirsch &amp; Faigen Director of Sales Matt George said.

Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Many are coming from larger homes and want to reduce ongoing maintenance without giving up space for family and guests, privacy, two car spaces or the ability to entertain at home.

Much of that daily life can also take place beyond the building without requiring a drive. Kurrawa Beach and Pratten Park are an easy walk from Surf Parade, while Pacific Fair, Oracle Boulevard, The Oasis, restaurants, cafés, entertainment and public transport are also within walking distance.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

“Broadbeach had been on our radar throughout our time operating on the Gold Coast,” the developer said. “Following our projects in Palm Beach, Kirra and Mermaid Beach, Broadbeach represented the natural next step for the business.”

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Campbelltown has been starved of new residential developments in the last decade.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.
