It just wouldn't be Melbourne at the moment without another Asian-backed property developer holding grandiose plans for a clutch of forthcoming inner-city apartment towers. Eagle-eyed Apartments.com.au contributor Nicholas Harrison has spotted the latest in a conga line of new developers seeking their slice of the Melbourne action.

Sydney-based Besgate Group is the latest entrant into the market with three sizeable residential towers in the works, including 640 Bourke Street which may well tip over 270 metres in height. The privately owned consortium has had exposure of sorts in Melbourne previously, listing La Banque as their only Melbourne project although Melbourne-based Brady Group was the developer for the Little Lonsdale Street apartment tower.

Previous to their Melbourne aspirations, Besgate Group have completed a string of projects in both Sydney and predominantly Shanghai over the past decade, with B1 Tower Parramatta and Atria North Sydney among their recent projects. Their Melbourne projects are as follows:

<h2>140 King Street</h2>

Le Roi as it's expected to be named, will replace a three-level office building with a 58-level residential tower complete with an articulated black exterior.

Situated over a 781sqm block, the tower will hold 271 apartments, with an element of commercial space expected as well. At approximately 180 metres in height, the project has an estimated value of $300 million and is in close proximity to the 224-metre Bourke Place Tower.

<h2>558-566 Swanston Street</h2>

Image courtesy Besgate Group</figcaption></figure>Besgate Group landed the former City Peugeot dealership at 558-566 Swanston Street which was offered for sale during late 2013. The 1,396sqm land holding is located midway between the CBD and Melbourne University, with 29 metres of frontage to Swanston Street and sight lines over Lincoln Square.

As seen above, the massing form for the project suggests a residential tower just shy of 20 levels, with retail offerings expected at ground level. Dubbed The Ivy, 200 apartments are slated for the project with a value in excess of $150 million.

<h2>640 Bourke Street</h2>

The site itself has planning approval for a Hayball-designed <a href="/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">42 and 32-level residential complex</a> carrying 563 apartments.

Diagonally opposite the recently approved 226 metre Elenberg Fraser-designed <a href="/buildings/premier-tower-134-160-spencer-street-melbourne">134 Spencer Street</a>, Besgate Group have plans for an altogether larger development for their Bourke Street address. A mixed-use scheme of 85 and 55 levels is expected with a total of 989 apartments within.

Valued in excess of $600 million, the project will maintain the existing heritage listed façade of the original Australia Post Office, with the remainder of the site likely to make way for the tower estimated at 270 metres in height.

Besgate Group readies their surge into the Melbourne apartment market

The wraps are off Toyota Australia's ambitious plans to capitalise upon Melbourne's insatiable desire for inner-city apartment and student accommodation. As had been reported earlier during 2015, the car manufacturer has turned its hand to converting a large majority of its Elizabeth Street site into a residential enclave capable of holding in excess of 1000 apartments.

Sydney-based property advisory firm LEFTA has been nominated as the developer within the planning documents, acting in effect as a proxy for Toyota Australia. Not recognised as a developer, Toyota Australia will wait upon a planning decision before revealing its intentions; a likely outcome being the sale of the expansive site to a recognised developer while maintaining its Melbourne showroom within the retained Melford Motors building onsite.

Father, mother, son and daughter have been allocated to describe the towers, reflecting the differing design responses associated with each building. A summary description of each tower sees:

A clean and sophisticated feminine form that echoes the corner of the existing ‘Melford Motors’ building. The existing façade, which will be retained, has a curved and angular corner that is projected and set back to give the impression of a true extension of the heritage building.

Image courtesy SJB</figcaption></figure>With three street frontages including 185 metres to Elizabeth Street and a site area in excess of 7,00sqm, the Inner City Toyota site lends itself to quite an extensive street level interface. Dual East West laneways will feature within 611-681 Elizabeth Street, connecting Elizabeth Street with O'Connell Street to the west.

All frontages are split between retail and residential activation, with only the existing Melford Motors building to be left as is. Lower Ground will feature a public gym, bike park, 589sqm supermarket, dual showrooms (likely for Toyota Australia) and four tenancies ranging between 81-149sqm.

Ground floor encompassing the northern portion of the site (owing to the site gradient) will see limited dwellings fronting O'Connell Street while a further seven tenancies of between 51-300sqm are located either side of an additional laneway/plaza.

<h2>Comment</h2>

611-681 Elizabeth Street's ground level plane looks particularly well resolved with masses of active frontage and solid site permeability. Should the project be realised it would bring a motherload of street level activity to the otherwise underutilised area on the CBD's doorstep.

The student living towers follow a well worm path in Melbourne of design repetition both internally and externally for tertiary accommodation, but what will be made of the 626 studio dwellings with only 24sqm of living space. As the current debate over apartment standards and sizes continues, are student living spaces simply disregarded as 'transient' dwellings and not included within the <a href="/news/better-apartments-a-step-forward">Better Apartments</a> debate?

Quite simply student dwellings are altogether different to residential apartments, but nonetheless it will be interesting to read the wider media commentary to this planning application if and when it gains approval.

Oh what a feeling: 611-681 Elizabeth Street, Melbourne

The lure of Melbourne as an international development hotspot remains strong with another Asian-based firm intent on creating a showpiece residential development in Melbourne. Sister company to the fortuitously named, Chinese-based Yarra Holdings, C&amp;L International Holdings is on the verge of releasing Royal Como which will be located within South Yarra's ever popular Forrest Hill Precinct.

Based in Zhongshan, China and maintaining their Australian office in the northern Sydney suburb of Chatswood, C&amp;L International Holdings is headed by company Chairman Chris Chen and Managing Director Alex Liu who between them have more than 20 years experience in the development sector. To date C&amp;L have focused on residential and commercial projects within Asia, with their latest project a 24 tower complex in Zhongshan.

Holding 112 one, two and three bedroom apartments, the pending tower is the work of South Yarra-based Bruce Henderson Architects.

Nexus Designs have created the interior spaces within Royal Como which are designed to appeal to the owner occupier market. This is in line with the company's intentions on targeting premier suburbs in both Melbourne and Sydney with a product equal to, or superior to what is currently available.

Of the four major apartment developments in the pipeline, all aside from Capitol Grand are controlled by Asian-backed interests. While C&amp;L are preparing Royal Como, the adjoining site at 661 Chapel Street is also due for the commencement of its sales campaign. Malaysian firm Gamuda Land purchased the 1,435sqm site for $40 million with the intent of delivering an approved 30 level residential tower designed by Bird de la Coeur. Development Manager PDS Group show the project on their website as carrying 162 apartments.

In addition, fellow Malaysian developer Mitraland is <a href="/news/malaysias-mitraland-looks-to-enter-the-melbourne-apartment-market">seeking approval</a> for a 20 level residential tower expected to carry 72 apartments. Located at 649 Chapel Street, the Fender Katsalidis project is with City of Stonnington as it goes through the approvals process.

C&L International land in Melbourne with Royal Como

Footscray's <a href="http://www.maribyrnong.vic.gov.au/Page/Page.aspx?Page_Id=2220">Joseph Road Precinct</a> looks set to receive its first taste of construction with separate apartment projects launching their respective sales campaigns. The Tannery and 18-24 Hopkins Street are vanguard projects for the precinct which will eventually see dozens of new towers on what is now vacant land.

Long a topic of discussion on Apartments.com.au, Joseph Road Precinct has seen a number of prime sites snapped up by Asian and Asian-backed developers, who have both the financial means and bravado to proceed with their intended projects.

Listed in the Apartments.com.au project database as having 968 approved apartments,18-24 Hopkins Street may also see a 1,500 sqm supermarket, showrooms and 18 retail spaces at ground level. While these form part of the approved scheme, the final composition of retail and entertainment options, and apartment numbers has yet to be revealed.

Located on a 9,500 sqm land parcel, 18-24 Hopkins Street is the work of architects Peddle Thorp and will see a mixture of one, two and three bedroom dwellings included in the development with a starting price of $255,000. The project website carries a promotional video which appears to show the developer as AW Group, although the video is somewhat ambiguous in this regard.

The 1,725sqm site was <a href="http://www.smh.com.au/business/aviation/footscray-site-with-tower-permit-sells-for-5-million-20150303-13tzd6">reportedly sold for $5 million</a> during early 2015 with Australian Property &amp; Business Group wasting no time in creating a <a href="http://www.thetanneryfootscray.com.au/">project website</a> for the 15 level project.

Featuring 54 one bedroom and 80 two bedroom dwellings, sales have begun in earnest with a dozen apartments listed as sold via the project website. Priced from $325,000, construction is anticipated to begin in the latter part of this year.

Jospeh Road Precinct has been covered previously on Apartments.com.au with the issue of infrastructure and amenity at the fore in order to facilitate development.

Joseph Street Precinct absolutely needs an initial infrastructure boost from the State government in order to promote the area as more than a current industrial wasteland. Implementing a road network and delivering some much needed civic works, particularly to Maribyrnong River, may just be the key to unlocking a flow of development that would begin the long sought transformation of the precinct.

Now that development will proceed regardless, will the millions required to provide an adequate road network and amenity match the million dollar views on offer? Even with developer levies/contributions, it's a sizeable yet necessary task to get the required infrastructure in early; the alternative will be shiny new towers and hundreds of residents surrounded by vacant land and dilapidated public spaces.

The initial failings of Docklands should not be mirrored in Joseph Street Precinct.

The Tannery and Hopkins Street launch Footscray's Joseph Road Precinct

Never a firm for bland designs, BKK Architects have unveiled three of their latest creations which are set to grace the Melbourne landscape. Delivering a high level of design diversity, Cirqua Ivanhoe East, Jewell Station and a Fitzroy townhouse project are the latest in a long line of architecturally diverse projects the CBD-based practice has conceived.

At varying stages of the development cycle, the three residential projects seek to bring a new dynamic to their surrounds while solving site specific design challenges in the process.

<h2>Cirqua Ivanhoe East</h2>

Image courtesy BKK</figcaption></figure>Subject to several unsuccessful planning applications in recent years, Cirqua which is now at sales is the creation of BKK Director Simon Knott. The project was created at the behest of Cubik Developments and Martin Adams Property who merged adjoining properties to facilitate the medium-density development.

Designed to be a high-end legacy residence akin to 99 Spring Street or St Kilda Road's The Domain, Cirqua's stand-out portal windows are joined by a predominantly brick exterior which according to BKK "draws on the materiality and expression of local, historical housing types that are reinterpreted in a contemporary manner." Internally all of the project's 44 apartments have direct access to natural light and ventilation to both bedrooms and living spaces, resulting in 36 individually articulated interior floor plans.

<h2>Jewell Station</h2>

Victrack has joined with private development Neometro to revamp the station, with an eye to creating an active, useable public space supplemented by apartments. Seen below are a sample of BKK projects highlighting the variety and depth of design employed by the firm. <a href="/new-apartments/elysium-54-clarke-street-southbank">Elysium</a> on Southbank with its green podium is perhaps the firm's most recognisable project to date, approved to 244 metres. Described by then Minister for Planning Matthew Guy as "A revolutionary change for the way that we design buildings in Melbourne" the project is currently taking registrations of interest via project manager Baracon's <a href="http://baracon.com.au/54-clarke-street-southbank/">website</a>.

BKK's latest far from mundane

Almost a year on from an initial submission, efforts to rezone Bentleigh East's Virginia Park industrial and warehouse precinct continue with the aim of creating an integrated mixed-use enclave. The Gillon Group of Companies is behind the push for rezoning which would see the land addressed 236-262 East Boundary Road, Bentleigh East become available for thousands of apartments, among other uses.

10 Consulting Group acting on behalf of The Gillon Group assert that among other benefits, a rezoning of Virginia Park would be beneficial to local jobs growth and retail spending, aid in the provision of mixed housing typologies throughout the area, while also meeting the needs of an expanding Glen Eira population.

Image courtesy SJB</figcaption></figure>SJB Urban have been tasked with providing an adequate <a href="https://gleneira.files.wordpress.com/2015/05/urban-design.pdf">Urban Design Framework</a> document to support the rezoning. Credence within the document has been given to site permeability and multiple green spaces, while build form is expected to range from 2-3 storey townhouses through to 10 level apartment blocks.

The existing office and warehouse space which measures in excess of 55,000sqm is slated to make way for a stage mixed-use development. Stage One is envisaged to deliver 12,000sqm of large format and specialty retailing, in excess of 200 townhouses and a minimum of 100 apartments.

According to the project Infrastructure Strategy produced by Cardno, stages two and three have the ability deliver a combined 2,500 apartments, with a future fourth stage earmarked for another 1,600 apartments. Ultimately the new Virginia Park may eventually see in excess of 15 buildings at five levels or more, bringing a very different dynamic to Bentleigh East.

Virginia Park looms large on the horizon

Peruse the Apartments.com.au project database and Footscray has no fewer that 20 residential listings covering roughly 30 separate buildings yet to be built. There's little doubt that Footscray will be an apartment hotspot in the near future, but what of the associated infrastructure and amenity that should always accompany mass development?

Over the past decade the heart of Footscray has seen tremendous change for the better with both the State Government and Maribyrnong City Council doing their bit to regenerate the area, whether it be infrastructure such as a revamped Footscray Station or extensive civic works with an aim toward creating a more pleasant built form environment.

Image courtesy MCR</figcaption></figure>In line with the latter, initial images for a Welcome Arch has been revealed as part of the Little Saigon Precinct Activation Plan. With the aim of mustering public opinion prior to settling upon a final design, the McBride Charles Ryan design has been encouraged by Council, with input from the Footscray Asian Business Association, Vietnamese Community Australia Victorian Chapter, Footscray Traders Association and the Footscray Community Arts Centre.

Featuring two crane-like structures, the McBride Charles Ryan piece will carry both cultural and local references embossed on the internal walls of the sculpture. Environmentally Sustainable Design elements have also been incorporated which will see adaptable reuse (the building has been designed to ensure adaptable long term reuse); low energy lighting; passive ventilation; and high quality pedestrian and cycle environments included, according to the associated City Development Special Committee report.

Image courtesy Group GSA</figcaption></figure>Forming part of the Little Saigon Precinct Activation Plan, the Welcome Arch is expected to join a raft of additional upgrades designed to enhance the immediate local environment. Further landscaping is earmarked within the precinct, as is an upgrade to Byron Street which will see new public facilities delivered.

According to consultancy Spiire, "The proposed development proposes a significant intensification of currently underutilised land through providing additional retail opportunities, car parking and informal community recreation space." Put before Council for consideration during December 2014, the existing at-grade public car park will be condensed into a multi-level structure in order to facilitate a public plaza complete with artworks.

Accordingly a planning permit has been issued for the building and plaza, with construction due to commence shortly.

Architecture firm Techné have conceived a residential complex of 260 apartments over two towers which would consume the entire 5,000sqm site. The approved redevelopment would feature a market style retail centre at ground level.

Melbourne International Design Week: Urban.com.au's choice events

The issue of air rights has been given heightened media attention in recent times, principally due to Yarra House within South Yarra's Forrest Hill Precinct where developer Michael Yates <a href="http://www.afr.com/real-estate/residential/yarra-house-to-rise-with-views-secured-20131015-jgwls">purchased apartments in the adjoining low-rise building</a>. This in turn secures the right to veto any future development, thus protecting Yarra House's views.

Air rights and appropriate development is also at the crux of a dispute headed to VCAT, where Albert Road-based Evolve Development is seeking to amend an already approved scheme for 25-27 Coventry Street, so as to expand the tower's built form above the neighbouring property. Having purchased the Southbank site with approval in place for a 22 level residential building, Evolve Development have subsequently secured air rights above the adjoining 21-23 Coventry Street.

Our client has also purchased the air rights of the eastern adjoining property and a subdivision permit obtained to amalgamate this land. It is noted that the permit contained Condition 1 (f), which required the built form to be set back from the eastern boundary at least 4.5 metres from the eastern boundary at Level 5 and above. This requirement was due to Council's concerns in relation to the proposed development restricting the future development potential of the adjoining land, in particular any restrictions on east facing apartments in any future development of that land.

The purchase of the air rights over 21-23 Coventry Street has resulted in an expansion of the built form to the east from Level 5 upwards. This has had consequential effects on the layout of apartments at these levels. Particularly, the apartments located in the south east quadrant of the building from Level 5 to Level 20 have been reoriented to ensure appropriate setbacks from the properties to the south and west and to ensure adequate daylight access to all habitable rooms.

Evolve No.21 Pty Ltd now seeks permission to pursue an amended development strategy which incorporates the air rights over 21-23 Coventry Street to the east and which better reflects current inner urban housing market trends.

The reworked SJB Architects design seeks to bump up apartments numbers by an additional 72 over the initial scheme which was given the nod via City of Melbourne during 2013. This is principally achieved by increasing studio dwellings from 8 to 99 within the amended proposal, at the cost of two bedroom dwellings which decrease by 20.

While the design still adheres to the DDO60 height limit, the external look has been drastically altered with the addition of balconies to the eastern facade. It's argued within the documents that the balconies which overhang the adjoining 21-23 Coventry street will aid in the retention of both on-site and off-site amenity.

Evolve Development currently have the project listed on their website as valued at $140 million and holding a completion date of 2017. It's fair to assume both these figures will change.

<h2>North, south, east and west</h2>

<blockquote>
The building form varies on each of its four elevations, relating to the immediate neighbouring conditions, whilst the use of varied colours and materiality presents a continuity and connection to the surroundings.

The north elevation presents an elegant tower on a setback podium with expressed columns that lightly anchor the elevation to the ground. Laneway access provided at the rear of the site along Wells Lane ensures flexibility and street activation of Coventry Street by way of tenancy and residential lobby interface. Street canopies, individually expressed between columns, break up the podium providing a human scale in the current streetscape rhythm while providing protection from the elements.

The tower is expressed in distinctive elements to provide visual interest and articulation. A recessed floor plan is incorporated at level 5 to distinguish the podium from the tower above. This break in the facade is introduced to respond to the height of the parapet of 312 St Kilda Road to the east, and the fagade composition of 35-37 Coventry Street to the west. The western elevation incorporates an angled setback to individual apartments facing south-west to protect the amenity of existing residents to the south and future neighbours to the west.

The south elevation is set back in response to the proximity of the residential tower at 6-8 Dorcas Street to the south.

<h2>Join the club</h2>

25-27 Coventry Street would join Evolve Development's initial Southbank project, <a href="http://www.evolvedevelopment.com.au/completed-projects.php#guilfoyle">The Guilfoyle</a> at 39 Coventry Street. LU Simon Builders completed the $190 million tower during 2013, which holds 353 apartments spanning 21 levels. SJB Architects were also responsible for the design of The Guilfoyle.

Currently fellow developer VIMG have sold in excess of 70% of Coventry Haus located at 33 Coventry Street, which will see the project head to construction shortly. With more ins and outs than your favourite football team, it's an opportune time to provide a synopsis of all the towers vying to, or in the process of joining the Melbourne's 200 metre club. Much has changed since the last time Apartments.com.au visited the matter during <a href="/news/melbournes-200-metre-club-bursting-at-the-seams">August 2014</a>; new projects are seeking their place in the skyline while others have fallen by the wayside.

Rather than provide a simple list of those projects beyond 200 metres which are at varying stages of the development cycle, all projects are noted below according to their current status.

<h2>Hitting the heights</h2>

Following the completion of Prima-Pearl on Southbank, Melbourne theoretically sees eight projects in excess of 200 metres currently at construction; theoretically being the term of choice.

The sorry saga of <a href="/new-apartments/150-queen-street-melbourne">Tower Melbourne</a> continues with its onsite tower crane now dormant for well over a year. Although the legal wranglings surrounding the project look to have been settled, the site is anything but buzzing with activity. Also theoretically at construction is <a href="/buildings/west-side-place-melbourne-250-spencer-street-melbourne-vic-3000">250 Spencer Street</a> which under the guidance of St Kilda Road-based Far East Consortium has approval for four towers in excess of 200 metres. Following demolition completion, Brookfield Multiplex now have signage across the site with early works poised to begin.

Hong Kong-based parent company Far East Consortium International Limited has new renderings of the quartet of towers on their website, with the Melbourne's new Ritz-Carlton taking the most prominent position.

These projects are soon to be joined by <a href="/buildings/aurora-melbourne-central-224-la-trobe-street-melbourne">Aurora Melbourne Central</a> which will see demolition begin next month in preparation for the hulking tower to begin its journey skyward.

Carrying the above render on their website, M&amp;L Hospitality show the tower to have hotel rooms across levels 57-71 with a mix of 1, 2 and 3 bedroom residential apartments below.

Project amenities will include a roof top Sky Bar on Level 73 as well as a pool and spa on level 72. The developer which is also undertaking a large expansion of its Four Points by Sheraton at Darling Harbour in Sydney, will see its new Melbourne project create 800 full time construction jobs over the build and 175-200 direct hotel jobs when completed.

Image courtesy Elenberg Fraser</figcaption></figure>Hengyi have recently snapped up <a href="/buildings/swanston-central-168-victoria-street-carlton">8 Bouverie Street</a> with scope for 1,035 dwellings, while <a href="/new-apartments/elysium-54-clarke-street-southbank">Elysium</a> on Southbank is taking registrations of interest for what will become one of Melbourne's more fascinating buildings upon completion. <a href="/buildings/97-franklin-street-melbourne">97 Franklin Street</a> and <a href="/buildings/380-melbourne-380-lonsdale-street-melbourne">380 Lonsdale Street</a> also hold approval with the latter to include an Aloft Hotel.

<h2>A pain in the ass-essment</h2>

The landscape has changed with a new State Government signalling a tougher stance on development in and around Melbourne. Here are the projects beyond 200 metres which have yet to gain a final planning approval… or may never gain it.

Images courtesy SJB and Elenberg Fraser</figcaption></figure>First glimpses of two as yet unseen proposals, namely Dexus' <a href="/new-apartments/32-44-flinders-street-melbourne">32-44 Flinders Street</a> and EIPD's <a href="/developments/southbank-vic-3006">158 City Road</a>. The former seeks a 212 metre SJB-designed structure with 595 apartments in addition to 30 SoHo living options. 158 City Road on the other hand largely conforms to the previously approved envelope, albeit expanded to 218 metres and with 722 apartments included.

Fresh applications to the 200 metre club include Fig Tree Holdings' unseen 293-303 La Trobe Street which has gone to planning during April. At 67 levels it will likely to weigh in at approximately 210 metres while carrying 370 apartments. Only last week <a href="/buildings/queens-place-157-a-beckett-street-and-370-queen-street-melbourne">350 Queen Street</a> was unveiled at a maximum height of 268 metres with Queens Place its likely moniker. Developer 3L Alliance is also proposing a second tower onsite which looks to be beyond the 200 metre mark.

Nine other towers at the planning assessment stage find themselves beyond the 200 metre threshold. Covered at one point or another on Apartments.com.au, they include <a href="/new-apartments/272-282-queen-street-melbourne">280 Queen Street</a>, <a href="/new-apartments/293-297-city-road-southbank-vic-3006">295 City Road</a>, <a href="/new-apartments/one-queensbridge-street-1-23-queensbridge-street-southbank">1 Queensbridge Street</a>, <a href="/buildings/aspire-melbourne-301-king-st-melbourne">295 King Street</a>, <a href="/developments/melbourne-vic-3000">555 Collins Street</a>, <a href="/developments/melbourne-vic-3000">180 Russell Street</a>, <a href="/buildings/premier-tower-134-160-spencer-street-melbourne">134 Spencer Street</a>, <a href="/developments/docklands-vic-3008">85-93 Lorimer Street</a> and <a href="/new-apartments/63-exhibition-street-melbourne">63 Exhibition Street</a>.

Change is a constant when projects are at planning, as is the policy that surrounds them; there remains the likelihood that a number of the projects listed above will be revised downward in scale.

<h2>​Coming up short</h2>

What of the projects that have regressed or are just short of the 200 metre benchmark? They too require mention based upon their sheer numbers.

Three previously submitted proposals substantially beyond the 200 metre mark have been altered in favour of shortened outcomes. Of <a href="/new-apartments/madison-grand-334-city-road-southbank">334-344 City Road</a>, <a href="/buildings/avant-60-abeckett-street-melbourne">54-64 A'Beckett Street</a>, and the much hyped 447 Collins Street, the shortest tower was to have been 265 metres. 447 Collins Street at 297 metres will now make way for dual 194 metre towers according to Cbus Property.

Also worthy of mention is the approved <a href="/buildings/home-southbank-256-260-city-road-southbank">256-260 City Road</a> at 193 metres in height and the trio of <a href="/developments/melbourne-vic-3000">80 Collins Street</a>, <a href="/buildings/empire-melbourne-398-elizabeth-street-melbourne">Empire Melbourne</a> and <a href="/buildings/shadow-play-105-clarendon-street-southbank">Shadow Play</a> which are all just shy of 190 metres.

All in all there's the potential for 31 towers in excess of 200 metres to grace Melbourne skyline in addition to those existing… and we may have missed one or two. Industry rumours persist on a number of other projects which are in the pipeline that will add to the 200 metre list. A synopsis of Melbourne's 200 metre plus towers produces a startling number

Repeat buyers are one of the strongest measures of confidence in any apartment development.

At <a href="https://www.apartments.com.au/new-apartments/era-newcastle-west-124-126-bull-street-newcastle-west-nsw-2302">ERA</a> in Newcastle West, some purchasers are returning to <a href="https://www.apartments.com.au/developers/gwh">GWH</a> after living at the developer's One Apartments. Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Keith points to the open-plan design, generous outdoor areas and considered inclusions as key reasons One Apartments worked for him.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

He also found value in the smaller details, from integrated appliances to shared resident spaces including the pool, cinema and rooftop areas.

After comparing several developments, he chose One Apartments because of GWH's longstanding local reputation and his own experience working with the developer on a commercial project more than a decade earlier.

"I knew that they were local, that the quality of the build was going to be up there. I'd looked at other apartment complexes around and close by, and I just knew that here was a better decision location wise."

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

Beyond the location, he says it's the sense of community that has surprised him most.

"Everyone loves living here because they chose to live here, but everyone looks out for each other. It's a real great community feel here."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

That confidence only grew throughout the buying process.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

"You feel at home even before you've moved into your home."

Construction at ERA is now underway, with more than half of the residences already sold and limited two and three-bedroom apartments remaining in the East Tower release. Priced from $980,000 for two-bedroom residences and $1.46 million for three-bedroom residences, buyers can secure an apartment with a 10 per cent deposit, with premium homes offering ocean views from Level 8 and harbour views from Level 10.

ERA is also backed by Resilience Insurance's 10-year Latent Defects Insurance policy, providing protection against structural or waterproofing defects for 10 years after completion. The project is anticipated to be completed in early 2028.

From ONE to ERA: Why buyers are choosing GWH again in Newcastle West

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Verdé has attracted a broad mix of first home buyers, owner-occupiers upgrading from nearby inner-city suburbs and investors, with younger owner-occupier couples aged between 28 and 45 accounting for the strongest enquiry. Many are already living in Southbank, South Melbourne, Albert Park, Port Melbourne, South Yarra and the CBD.

"Verdé is located in one of the most desirable pockets of southern Melbourne," Blair Property Group Director Darren Blair, who is managing sales at Verdé, said.

Virgate was already familiar with the precinct, having previously delivered the successful Domain House development in neighbouring South Melbourne. That experience gave the developer confidence to acquire the Coventry Street site and continue expanding its presence in Melbourne's inner south.

"We had been keeping an eye on the site and the broader precinct for a few months before deciding to move forward with the acquisition," Virgate said.

The project was ultimately secured in 2020 following feasibility studies, planning assessments and due diligence, with the brief centred on delivering "a high-quality, considered design that feels both refined and fit for purpose."

Designed by <a href="https://www.apartments.com.au/architects/bruce-henderson-architects">Bruce Henderson Architects</a>, Verdé comprises 173 one, two and three-bedroom apartments priced from $599,000. The architecture is distinguished by a faceted glass façade that responds to both the site's outlook and Melbourne's changing light conditions.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Inside, <a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a> has created interiors focused on natural light, efficient planning and enduring materials. Apartments feature engineered oak flooring, natural stone benchtops, floor-to-ceiling glazing and SMEG appliances, while a restrained material palette aims to complement the expansive outlooks rather than compete with them.

Resident amenity has also been designed around everyday functionality rather than occasional use. Facilities include a concierge-serviced lobby, residents' lounge with fireplace, library and co-working space, gym, terrace garden with barbecue facilities, ground-floor café, and package delivery management.

The project's location continues to be one of its strongest drawcards. Positioned on Coventry Street, Verdé sits within walking distance of the National Gallery of Victoria, Arts Centre Melbourne, Royal Botanic Gardens and Albert Park Lake, while Southbank's dining precinct, Sturt Street trams and the new ANZAC Station are all nearby. The surrounding education catchment also includes Melbourne Grammar, Melbourne Girls Grammar, Mac.Robertson Girls' High School and several major university campuses.

The sales team says buyers have responded particularly well to the combination of location, design quality and long-term liveability.

"They're responding really positively to the quality of the design, premium resident amenities and the uninterrupted views. Many also appreciate the location and how connected it is to everything they need."

The ability to secure stamp duty savings before completion has also been a key factor for purchasers, alongside the opportunity to personalise finishes ahead of settlement.

With construction set to commence soon and more than half the apartments already sold, Verdé enters its next phase as one of the Arts Precinct's more established apartment developments, offering remaining buyers an opportunity to secure a residence before construction advances further. Expected completion is scheduled for late 2027.

Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

<a href="https://www.apartments.com.au/new-apartments/kooyongkoot-hawthorn-1-kooyongkoot-road-hawthorn-vic-3122">Kooyongkoot</a>, currently being delivered by developer PQD and designed by Cera Stribley, received Gold in the Interior Design – Proposed category and Silver in the Architecture – Proposed category.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Sustainability also formed a key part of both award submissions. Kooyongkoot is targeting a minimum 7.5-star NatHERS rating across all residences, supported by passive design principles, high-performance glazing, EV charging infrastructure, water reuse systems and a wellness model focused on lower-energy dry facilities rather than pools and large wet areas.

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. A limited selection of two, three and four-bedroom residences remains available, with prices starting from $1.9 million.

Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"Parramatta is no longer simply an alternative to Sydney CBD, it's becoming a destination in its own right," Equitifund Executive Chairman Greg Huxley said.

Designed by <a href="https://www.apartments.com.au/architects/marchese-partners">Marchese Partners</a>, the tower responds directly to its riverfront setting through expansive glazing and open-plan layouts that maximise views across the Parramatta River and city skyline. Interiors feature engineered timber flooring, stone benchtops, stainless steel appliances and floor-to-ceiling glazing, while generous balconies extend the living spaces outdoors.

Marchese Partners says the project was conceived to balance high-quality apartment living with practical, long-term functionality, pairing larger, efficient floorplans with amenities more commonly associated with five-star hotels.

That emphasis continues through the resident facilities, which include a 20-metre rooftop swimming pool, fully equipped gym and wellness spaces, full-time concierge, a residents' lounge, function room, private lifts, secure basement parking and rooftop communal areas overlooking the Parramatta River. Ground-floor boardwalk retail and dining further activate the riverfront and integrate the building into the surrounding public realm.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

Equitifund Research and Market Insights specialist John Bekiaris says sustained population growth, infrastructure investment and expanding employment opportunities continue to support long-term housing demand across the city.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.
