Well into its demolition programme, Trenerry Property's West End will begin construction next month. Builder Hamilton Marino has been chosen to deliver the project which toward the end of 2019 will see the former industrial site transformed into a mixed-use 'destination' development for West Melbourne.

Billed as a 'destination' development that is expected to draw in surrounding workers and residents, a sweep through the Apartments.com.au Project Database confirms West End to have the only genuinely publicly accessible park and recreational facilities of all current 27 projects which fall within West Melbourne.

This can be attributed to the hefty size of the site which weighs in at 9,200sqm and holds three ample site frontages.

Apartments.com.au recently visited West End's adjoining display suite dubbed the Lifestyle Gallery, which has been designed to reflect what will be delivered in the project itself across various layers.

Tom and Captain tend to the ground floor cafe within the display whilst an art space with rotating displays is also present; West End is also expected to include a ground floor gallery space upon completion.

Spanning three levels, West End's display is sectioned into four separate suites reflecting the respective architects' designs for each residential building; in total six design practices have had a hand in the design of West End.

The commencement of West End will push the overall number of apartments under construction within West Melbourne to approximately 820. The Spencer's 400 plus apartments are due for handover, whilst demolition continues for The Rossyln, Flagstaff Green and Melbourne Village, allowing construction to start on a further 800 plus apartments.

West Melbourne's destination development begins construction

The end game is approaching for another major planning application which predated the now permanent planning controls for Melbourne's CBD and parts of Southbank.

Having been submitted during mid 2015, 131-139 Sturt Street is now headed for VCAT on the basis of the Minister for Planning’s failure to determine upon the application within the allocated time. <a href="/news/the-best-of-intentions-135-sturt-street-southbank">Originally spanning 42 levels</a>, the latest design for the 2,884sqm site now sees approval sought for an 18 storey tower; less than half the height of the 2015 version.

A report set to go before the Future Melbourne (Planning) Committee noted 115 objections have been received for the earlier, taller version of the development.

Due to a raft of design changes, "the development achieves a Floor Area Ratio consistent with DDO60 (10:1) with setbacks that are generally in excess of the requirements of DDO60. A setback of 10m above the street wall fronting Sturt Street is proposed which is double the required 5m street setback."

This in turn has prompted City of Melbourne's planners to support the revised plans, subject to conditions.

A variety of tenancies and an enhanced mid block link to Dodds Street will spearhead the development's push for increased ground level activity; 131-139 Sturt Street abuts the Malthouse Theatre and Arts House. According to the report, "the provision of these active uses and the through block link are supported in principle however further design revision is required in order to provide an improved outcome and to support activity within the Arts Precinct."

The twisting 248-250 Sturt Street was also significantly higher when initially submitted, though it too fell foul at planning, eventually lopped from 40 levels to 16 levels in order to gain approval. G3 Projects and Crown Group are jointly developing 175-187 Sturt Street with early renders for that project suggesting a 13 level building with 170 apartments expected.

268 Sturt Street was also recently sold with indicative renders showing dual 18 level towers a possible outcome.

Another Sturt Street skyscraper is brought back down to earth

A developer new to the Apartments.com.au <a href="/developments">Project Database</a> is seeking a berth within the bustling West Melbourne apartment scene.

137-157 Adderley Street as a tri-fronted 1,606sqm site headed to planning during May on behalf of Auburn Land Group. Surrounded by a variety of other current apartment developments, the Adderley Street land holding sits between North Melbourne railway station and the area's most high profile mixed-use development, West End.

The immediate area surrounding 137-157 Adderley Street is a mixture of "terrace houses, commercial offices, workshops and showrooms; buildings of various periods and architectural styles." Auburn Land Group is looking to push the suburb further down the path of higher density residential, by seeking the right to deliver 112 apartments within a 10 level building.

Buchan Group has designed the possible the new addition in line with the objectives of the Better Apartments Design Standards.

The new application follows on from a previous design at planning which was scuppered when the site in question was sold by CBRE City Sales during 2016.

<h2>Into an active space</h2>

West Melbourne and Box Hill continue to be the two dominant non-CBD/Southbank locales where large scale apartment projects continue to be consumed by buyers at a steady rate.

Auburn Land Group's Adderley Street project becomes the 27th apartment project entry for West Melbourne within the Apartments.com.au Project Database.

As part of their planning representation, Buchan Group has delivered an overview of West Melbourne that clearly shows the march of higher density living in the suburb. Pink sections represent existing low-rise commercial plots which have become the target of many a developer, while light blue denotes single dwellings and navy multi-residential.

What can be taken from the below graphic is that West Melbourne still has an abundance of sites capable of handling higher density projects.

Auburn Land Group enters the West Melbourne apartment market

High-rise development sites number four and five have come under the microscope along Box Hill's Prospect Street, further pushing its credentials as the suburb's next major apartment strip.

Running parallel to Whitehorse Road, Prospect Street is "in an area inviting substantially increased intensity of use and activities consistent with an increased urbanisation." Latest into the limelight is 34-36 Prospect Street which is a major residential tower on behalf of ZL Prospect Pty Ltd.

Designed by Toauk Architects, the proposed development is currently at advertising with City of Whitehorse. Expected is a 31 level tower reaching 95 metres that includes 196 apartments, 2 retail tenancies, 1,152sqm of commercial space and 5 basement levels for 184 vehicles.

34-36 Prospect Street's provisional apartment mix sees 46 single bedroom, 138 dual and 12 triple bedroom dwellings within a tower that is dominated by a black and gold exterior.

34-36 Prospect Street's offering follows on from last week's announcement by Savills that 15-17 Prospect Street had successfully sold to Chinese-based interests for $12.91 million. Billed as capable of handling 20 plus levels of residential living, the 1,305sqm site sold for a rate of $9,340 per sqm.

As with the majority of Prospect Street, the current low-rise commercial building is expected to make way for a mixed-use scheme. Backing onto rail lines, 15-17 Prospect Street is by no means alone on the southern side of Prospect Street.

It too will include commercial use across its lower floors, with 2,915sqm of leasable space within the podium.

At the time that 9-11 Prospect Street was at planning, a 1,004sqm site at 13 Prospect Street and a 1,653.7sqm site at 31-35 Prospect Street were offered for sale jointly between Colliers and JLL. Both sites are utilised as at grade car parks, with neither yet to reach planning.

With the five identified development sites set aside, Prospect Street still has a substantial supply of low-rise sites capable of eventually accommodating mixed-use towers.

In theory as many as 10-12 additional future towers could possibly rise on Prospect Street, assuming all sites are developed to their full capacity, allowing Prospect Street to become one of Box Hill most intensely developed precincts.

Prospect Street shapes as Box Hill's next go-to development strip

Student accommodation and design prowess don't necessarily go hand in hand, in fact many of Melbourne's dated student accommodation buildings are an affront to the senses.

Generally very repetitive in every aspect of their design, very few cut through and resonate with a sense of design nous. One such project that does deserve its moment in the sun is Deakin University's freshly completed Burwood student accommodation project sited on Uganda Street.

Delivered by ADCO Constructions, the new Burwood facility differentiates itself from many, if not all of its inner city counterparts is that it has an asset that seldom few can boast; space, and an abundance of it. Perhaps the best feature of the Burwood student accommodation project is that this space isn't treated as an afterthought, it is integral to both the new building and the wider precinct.

Thoughtful use of the space surrounding the new complex manifests itself by way of landscaping and extensive placemaking.

Built over 17 months, key internal features include a central common area with lounge and kitchen/dining zones, multiple communal study zones and student car parking. Rooftop solar panels adds to the buildings credentials but it is at ground level where the new facility excels.

The accommodation's three separate wings has allowed for a network of pathways and green spaces to take precedence. Adjacent to the build is an open plan recreation space which features flexible format furniture, a games area, outdoor entertainment area with BBQ, various styles of seating and lighting to the majority of areas.

These spaces funnel through the ground level plane of the new complex, effectively creating a focal point.

Impressive as Deakin University's new Burwood student accommodation project is, it doesn't stand alone as a shining example of the typology in Melbourne's suburbs. Mention should go to RMIT Bundoora's McKimmies Road facility and Monash Clayton's Student accommodation Precinct; both of which go to great lengths in melding new buildings effectively with their surrounds by way of extensive landscaping.

Deakin Burwood's new student accommodation building embraces the space

Giancorp Property Group is looking to rework their Moonee Ponds mixed-use development, refining the previously approved scheme with the help of Buchan Group as project architect.

Located in a burgeoning development precinct immediately south of Puckle Street, 17-23 Puckle Street and 6-14 Young Street will see two separate buildings developed, with the taller spanning 16 levels. Whilst it will be dedicated predominantly toward apartment living, the smaller building fronting Puckle Street will include a 10 screen indoor/outdoor cinema.

The Young Street building sees a significant fall in apartments numbers from 183 to 151, reflecting the shift toward larger apartments. Single bedroom apartments have declined from 142 to 50 under the resubmitted scheme.

Moonee Valley City Council initially approved Giancorp Property Group's plans for the site during 2014.

<h2>Ground plane activation</h2>

The block immediately south of Puckle Street on which the intended development is sited is perforated by four separate laneways. Under the revised plans Penny Lane will be heavily activated to a point where it mirrors many of the CBD's laneways.

Indicative renders shows an expanded bluestone laneway giving way to a paved area, with its entire span dedicated solely to alfresco dining and pedestrian use. A pergola shrouded in greenery over Penny Lane will link both buildings.

8 separate retails tenancies line Penny Lane and a new through passage linking Young Street and Puckle Street. Two cafes, a restaurant, four smaller retail tenancies and one large-size retail space spanning 753sqm constitute the substantial retail offerings planned.

Giancorp's development is to be flanked by major residential builds, should three current planning applications receive the green light. Combined they have the ability to add 351 new apartments directly behind the retail spine of Moonee Ponds that is Puckle Street.

31-43 Puckle Street is subject to a residential design to 10 storeys which involves 84 apartments. Also included in the Interlandi Mantesso Architects scheme are 9 retail tenancies across 1,388.7sqm lining a new arcade linking Puckle Street with St Aidans Lane and Penny Lane.

To the east of Giancorp's reworked development is Growland's 343-349 Ascot Vale Road. Currently noted as at appeal, it could provide this expanding pocket of Moonee Ponds with a further 116 apartments and 2 retail tenancies.

Puckle Street has in recent times struggled to maintain a buoyant retail leasing market, and now faces the prospect of a further 19 retail tenancies entering the mix across these three projects.

Malaysian-backed developer Beulah International is looking to well and truly underline the push by many of Melbourne's developers into the luxury apartment market by reworking an approved scheme for a prime Toorak Road land holding.

Currently at planning, Beulah International have chosen to scrap an earlier approved BDLC-designed project involving 37 apartments in favour of 10 grand-sized dwellings. Spanning 146 -150 Toorak Road West, the developer paid $17.5 million for the 1,784sqm site during 2016 and now holds the land under subsidiary Toorak Road West Project Pty Ltd.

The permit had the potential to be reconfigured to 14 oversized apartments, although Beulah International have gone further in eyeing 10 massive apartments.

Prahran-based Robert Mills Architects has assumed control over the project's design trajectory, facilitating a complete redesign and in the process shaving an entire floor off the approved envelope.

Image: CBRE City Sales</figcaption></figure>As with a variety of other projects throughout inner Melbourne, 146-150 Toorak Road West has been reworked from an initial 1 x single bedroom / 16 x dual bedroom / 20 x triple bedroom format to a more luxuroius configuration which sees 8 triple and 2 quadruple bedroom apartments. 33 car parking spaces are to service the dwellings.

The sheer size of each apartment highlights Beulah International's lofty expectations for the project when it eventually reaches sales. It will invariably be billed as one of Melbourne's most sought after and tightly held addresses, with expansive floorplans to match.

3 bedroom apartments are slated to have internals between 260sqm and 313sqm, with four bedroom apartments spaced between 389sqm and 381sqm. Add outdoor terraces and the largest combined space on offer comes in at a hefty 478sqm.

According to planning documents, all apartments will have tiled bathrooms, carpeted bedrooms and timber floors to kitchens, living, sitting and all other areas. The dual top floor apartments have perforated concrete slabs which allow natural light to penetrate into various living spaces; these voids double as sculptural features.

Beulah International lifts the bar for luxury apartment living in South Yarra

City of Melbourne's Future Melbourne Committee will sit again tonight, assessing the merits of two major developments at planning.

3-43 Waterfront Way within Docklands and 493-495 St Kilda Road are on the agenda, with both projects expected to gain the nod from City of Melbourne. For 3-43 Waterfront Way the planning process has been longer than hoped for after developer Capital Alliance failed to win over planning authorities with initial plans for a 37 level tower.

Whilst that $250 million development was scuppered at VCAT, the revised plans for the irregular site now sees a 17 storey DKO Architecture-designed scheme containing 200 hotel suites and 110 residential apartments. 

Although the number of apartments has diminished from 260 to 110, the 200 hotel suites within the revised scheme matches the number within the original and much taller proposal. Capital Alliance have Marriott International waiting in the wings, with the Docklands project previously touted as the first newly built Marriott hotel in Australia for almost 20 years.

Meanwhile, Linfox Property Group is also moving toward a positive planning outcome for its 3,017swqm land holding on Melbourne's premier boulevard. Sought is the right to deliver a 20 level residential tower set above 4 basement levels, and carrying a gross floor area of 32,202sqm.

148 dwellings are split between 19 one bedroom apartments, 73 two bedroom apartments, 55 three bedroom apartments and one penthouse. Three bedroom apartments are generally oriented over Fawkner Park and for the most range between 120-155sqm, with the premier three bedroom apartment notching 207sqm.

This number though pales into insignificance relative to the split level penthouse which includes 7 bedrooms over a whopping 720sqm.

Key Docklands and St Kilda Road projects set for CoM's blessing

Taouk Architects continue to refine a working design for Blackburn's 'Lexus' site. Newly released imagery of the mixed-use development for the substantial land holding at 160 Whitehorse Road now includes a heightened degree of complexity and design detail, and is similar to earlier concepts in showing multiple buildings rising to 14 levels.

The project which includes near on 400 apartments has however stumbled at its initial planning run.

Lodged with City of Whitehorse during April, Council has acted swiftly in refusing the application that would have seen 14, 10, 10 and 8 storey buildings set above three levels of basement parking. Delegate refusal was issued in under two months from its submission date.

In the rendered form below 160 Whitehorse Road would simultaneously have become Blackburn's tallest development and (by some margin) its largest development to date.

Billed as a Blackburn's premier site during its 2015 sales campaign, the largely vacant 8,767sqm block is zoned Commercial 1 and allows for residential, commercial and retail uses. 160 Whitehorse Road also maintains approximately 295m of frontage to Whitehorse Road &amp; Railway Parade.

Having sold for $18 million to an Asian-backed developer two years ago, 160 Whitehorse Road's <a href="http://www.heraldsun.com.au/leader/realestate/vacant-lexus-site-on-whitehorse-rd-sells-for-18-million/news-story/353bccaec4759d8ea0b71394177c1614">price history</a> has seen steady growth. Previous campaigns saw the site sell for $11.36 million in 2010, $3.25 million in 1986 and $1.3 million in 1980.

The possibility of towers appearing across the site would be a departure from the norm for Blackburn. Over recent years residential builds of 4-6 levels adjacent to Blackburn Station have become common place, while Apollo Blackburn directly opposite the 'Lexus' site is currently at sales with five levels the approved outcome.

Planning overlays for Blackburn and the adjoining Mega Mile have indicated that 160 Whitehorse Road is the area's 'gateway' site and as such can exceed the recommended height limit of 21 metres, reflecting its "status as a visually prominent landmark."

Blackburn's 'Lexus' site edges closer to major development, but...

The arrival of Oros on <a href="/new-apartments">offtheplan.melbourne</a> heralds the launch of Oakleigh's largest mixed-use development to date.

Located at 807-811 Warrigal Road, Oros is also Nanjing-based Viapac Group's biggest Melbourne project; the Chinese-based developer has three additional developments on its books located in Newport, West Melbourne and South Yarra.

Oros' launch follows on from the application's stint at VCAT, as City of Monash failed to decide upon an application within the required 60 day timeframe. Viapac Group's visit to VCAT included amended plans which saw the Rothelowman-designed project cut from a high of 18 levels to a more modest outcome.

Regardless of the toned-down outcome, Oros is comfortably Oakleigh's largest high-density development to date. A sweep through the Apartments.com.au Project Database sees 7 separate apartment project in development. Oakleigh's most recent completion is Drummond Rise with 74 dwellings, whilst Alke on Atherton Road is the largest approved apartment development at 95 dwellings.

Oros is also set to feature a serviced apartment component which includes studio, single and dual bedroom options for a total of 106 suites. It's expected that Oros will provide the first injection of serviced apartments into Oakleigh since the Punt Hill Apartment Hotel Group took on 1384 Warrigal Road during 2009.

Viapac Group have also included a healthy townhouse aspect within Oros, in addition to one, two and three bedroom apartments.

Oros will further add the the transformation of Oakleigh into an apartment hot spot. The aforementioned Drummond Rise and the under construction 8 Degrees join Oros on the same block, as does 16-18 Dalgety Street which recently gained approval.

This sees approximately 420 new apartments slated for the one Oakleigh block bound by Warrigal Road, Princes Highway, Dalgety and Drummond Streets.

Viapac Group launches Oakleigh's largest development

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
