Fishermans Bend's most recent planning application has been loaded with a host of community-oriented features.

18-22 Salmon Street Port Melbourne was lodged with the State Government earlier this month, and is the first project to do so post Planning Minister Richard Wynne's release of the <a href="/news/fishermans-bend-draft-framework-released-uplift-controls-to-drive-affordable-housing">draft framework</a> for the urban renewal area during October.

Dubbed Wirraway Central, the project would account for a 9,400sqm corner site that is currently home to a variety of low-rise commercial buildings and is metres away from Plummer Street's JL Murphy Reserve. Knight Frank handled the site's sale during February, with local developer Fishermans Bend Management Pty Ltd securing the site for $27.5 million.

The entity has moved at pace in taking the site to planning, enlisting Armsby Architects who have in turn created a premium mixed-use scheme which is intended to be delivered upon the expiry of current leases during 2019.

<figcaption>Aerial overview. Image: Knight Frank</figcaption></figure>Wirraway Central consists of multiple 12 storey towers reaching 55 metres in height, in what is an 18 storey height limited area. The project's 80,000 square metres of Gross Building Area is expected to be built at a cost of $170 million, although the end value of the development will be far higher.

Community benefits underpin the development, with a Library and Community Hall proposed. These facilities are expected to be handed over to City of Port Phillip upon completion.

A primary school is also proposed, as are two supermarkets and a number of retail spaces and cafes.

Warriway Central will also include 260 apartments, in a split that sees 66 single bedroom, 91 dual bedroom and 70 triple bedroom apartments. The proposal is a departure from the norm in that it is heavily weighted toward three bedroom dwellings.

In terms of design provisions for future infrastructure, Wirraway Central maintains a substantial setback to Plummer Street in order to cater for future light rail and/or a potential underground rail station.

With a history of pushing ESD boundaries, Armsby Architects will offer the project for certification as Fishermans Bend's first Green Star building, which carries with it internationally-recognised sustainability rating system.

Design lead John Armsby expects 18-22 Salmon Street to be the closest fit to the new draft framework that blankets Fiahermans Bend.

Community benefits and a Green Star rating underpin Fishermans Bend's latest proposal

Lotushill Investment Pty Ltd is looking to double the size of an approved apartment scheme in Greensborough.

The site at 273-275 Para Road has endorsed plans for a 75-dwelling apartment complex designed by Urban Design Architects. Urbourne Architecture has assumed design control for the project, doubling the six level approved scheme to 12 levels.

It was <a href="http://www.smh.com.au/business/market-wrap-offshore-buyer-pays-6m-for-uni-hill-retail-property-20150427-1muiw4">reported</a> that a buyer from mainland China acquired the site during 2015, paying $3.1 million for the 1,615 square metre property which is opposite Greensborough Station. At planning for the bulk of 2017, the recast design now holds a development value of $22 million.

Both the serviced apartments and traditional apartments range in size between 46sqm and 93sqm.

Amenities are high on the development's agenda, with a cafe, conference rooms, gym, lounge, library, multifunction room and sky garden included across the building.

Urbourne Architecture has sought to introduce a far greener face to the design, expecting that it will have a landmark effect on the Para Road Central Activity Zone.

The planning documents note the discretionary height limit, outlining circumstances where greater height is acceptable.

Existing retail and amenities, extensive public transport links, setbacks and its positive contribution to the Greensborough Activity Centre are noted as reasons why the scheme should be approved. Should it gain approval the development has the right to become Greensborough's tallest building.

Doubling up in Greensborough

Five years have passed since Burnley's Botanicca Corporate Park received its last major commercial office development. Having been gradually expanded over the past 13 years, the corporate hub now stands to gain in excess of 25,000 square metres of new office space as well as Australia's first Element Hotel.

Works are underway on both the hotel and a substantial strata office building that will be constructed side by side. At 588 Swan Street, both developments have the backing of TRC (Aust) Pty Ltd, a subsidiary of Malaysian firm TRC Synergy Berhad.

Works on what will become Element Melbourne Richmond will include delivery of 168 hotel suites (with minimum sizes beginning at 24 square metres) plus a fitness centre and meeting space. 

Both buildings are designed by Rothelowman with construction in the hands of Hamilton Marino. The office building carries in excess of 6,000 square metres of sellable space over 73 strata-titled suites, plus 135 car park spaces.

Spanning seven levels and comprising approximately 14,400 square metres, the building designed by Billard Leece Partnership was the precinct's first large-scale development.

Icon Construction undertook the last major build within Botanicca, completing Botanicca 8 during 2013 for partners Icon Developments and The Pacific Group of Companies. It consists of 8,300 square metres of commercial space in a 4.5 Star NABERS rated building.

Architecture firm Gray Puksand have conceived a scheme involving 20,000 square metres of A Grade office space split over two buildings. Dubbed Botanicca 3 and designed with a 5 Star NABERS rating, the duo will eventually account for Botanicca's most prominent corner fronting Swan Street and Madden Grove.

Botanicca 3 is the final stage of the original site master plan and will incorporate a host of features now standard across many of Melbourne's contemporary office developments. End-of-Trip facilities, a childcare centre, gym and an expansive outdoor terrace have all been incorporated into the design.

According to Growthpoint Properties Australia the buildings at 572 Swan Street can be completed within 18 months of a lease being executed; a lease which they are now actively trying to secure.

Construction works echo around Botanicca as further office buildings await

On of Hawthorn's more peculiar buildings may well be replaced by a new tower with 393-397 Burwood Road subject to a planning application.

Expected to make way for a new apartment building is the incumbent low-rise and architecturally unique commercial building onsite. Although not carrying heritage significance - that is reserved for properties elsewhere along Burwood Road - the current structure does provide a design point of difference along the strip.

Nonetheless, the current application would amongst other things, seek to enliven Burwood Road, Serpells Lane and the public plaza located at 372 Burwood Road with active frontages.

Incidentally, the addition of 393-397 Burwood Road to the Apartments.com.au Project Database now sees the number of apartments monitored by Apartments.com.au and under development within Hawthorn teetering on the 1,100 mark.

393-397 Burwood Road finds itself next to one of Hawthorn's pioneering high density builds. The Barrett was built over 2004/2005 and rises to thirteen storeys and includes 107 residential apartments plus 41 student dwellings which front Burwood Road.

A design collaboration between Bird de la Coeur and the then Hayball Leonard Stent, The Barrett's podium height will be replicated across the podium of 393-397 Burwood Road. Above that, project architect Ascui &amp; Co describes the facade as an "interwoven and faceted bronze curtain wall cladding form intended to provide contrast and relief from existing built forms consisting largely of brick and concrete frame buildings."

Not too far away developer PC Prestige Pty Ltd has sought approval for the construction of an 8 storey apartment building holding 45 apartments across a 1,178 square metre site spanning 620-624 Burwood Road.

624 Burwood Road which dates back to 1917 is to be razed under submitted plans. According to planning documents, 624 Burwood Road has undergone significant alterations and although a Heritage Overlay applies to land to the north and west of the site, the overlay does not include the site itself.

Internally 7 single bedroom apartments are around the 51sqm mark, 33 dual bedroom apartments band between 68sqm and 89sqm, with 5 triple bedroom apartments holding internals between 100sqm and 137sqm. A ground level 599sqm retail space has been earmarked as a car sales showroom.

620-624 Burwood Road has pushed the number of dwellings in development that are being tracked by Apartments.com.au to beyond the 1,200 mark.

Two residential projects seek their spot on Hawthorn's Burwood Road

As expected GreenFort Capital is in the process of creating one of Melbourne's largest student accommodation projects at 478-488 Elizabeth Street.

It was <a href="http://www.afr.com/real-estate/commercial/development/greenfort-capital-snaps-up-melbourne-highrise-site-for-35m-20170913-gygn25">revealed during September</a> that the alternative real estate investment outfit secured the site at the top end of Elizabeth Street for $35 million. GreenFort Capital is headed by Adam Vaggelas who was previously with Blue Sky, with that operator rolling out three separate projects in Melbourne under the Atira Sudent Accommodation banner.

GreenFort Capital's Elizabeth Street project is their first in Melbourne, and has the financial backing of Goldman Sachs.

New plans for the 1,172sqm site at 478-488 Elizabeth Street sees a new 52 level tower on the cards, incorporating 864 student beds. This figure is broken down into ensuite studios (59%), twins (7%), ensuited 5 bedroom clusters (23%), ensuited 7 bedroom clusters (3%), 2 bedroom cluster with shared bathroom (5%) and DDA bedrooms (3%).

According to documents the development will include a minimum of 26 accessible rooms to cater for people with disabilities. 

Holding a build value close to $100 million, 478-488 Elizabeth Street also includes 180 bicycle bays, common areas and retail tenancies at street level. The tower's facade will be a mix of curtain wall glazing, precast concrete and screens, with all habitable areas having access to openable windows.

Slated for a 5 Star Green Star Rating, 478-488 Elizabeth Street's reworked purpose is based upon the following design principles:

Image: Elenberg Fraser</figcaption></figure>A 52 level student accommodation outcome is a far cry from the tower's original form. 68 levels onsite was expected at the project's first run at planning, resulting in a tower of 208.4 metres in height containing 383 apartments plus 198 hotel suites over lower levels.

Lodged during mid 2015 prior to amended planning rules being implemented, 478-488 Elizabeth Street slots in between two of Melbourne's tallest residential buildings, namely Vision Tower and Victoria One. Elenberg Fraser was the architect of choice prior to GreenFort Capital assuming control of the site.

Construction is likely to begin next year given construction tenders have come to a close for the development.

488 Elizabeth Street turns to student accommodation

A Fitzroy North institution is in line for an overhaul, as Piedimonte Developments Pty Ltd pushes through with an apartment complex on their current and well-recognised supermarket site.

The existing supermarket will be levelled, as will a number of adjoining properties, in order to make way for an expanded supermarket with residential living above. 27-45 Best Street and 102-114 Scotchmer Street are subject to the development application which was received by City of Yarra during August.

The proposal spans the prominent 3,715sqm corner site and carries a combined street frontage in excess of 100 metres.

Piedimonte Developments along with architect Peddle Thorp and town planners Contour Consultants have teamed on the proposal, asserting that the development would satisfy the need for urban consolidation on this strategically placed redevelopment site.

Two separate existing frontages will be retained and restored as part of the development, owing to their heritage significance.  25-31 Best Street on the development's south-east corner and 102-114 Scotchmer Street which includes frontage to Egremont Street across the site's north-west corner will be incorporated.

Their facades will be restored, with the buildings retained to a depth of 3 metres.

In recent years Adio Properties delivered Aquila Apartments nearby at 496-500 Brunswick Street, whilst Blue Earth Group was behind the creation of <a href="http://www.blueearth.com.au/completed/northwood">Northwood</a> at 392 St Georges Road. The latter project contains 71 apartments over 6 levels, with a retained heritage facade to St Georges Road.

Cranecorp have a current proposal adjoining Northwood at <a href="/buildings/georges-378-st-georges-road-fitzroy-north">378-390 St Georges Road</a>, although the highest profile development in the area is GURNER's bid for <a href="/new-apartments/26-56-queens-parade-fitzroy-north">26-56 Queens Parade</a>.

Approximately one kilometre from the Piedimonte site, that project is by far and away Fitzroy North's largest as GURNER pushes for near on 300 apartments plus townhouses within a COX Architecture-designed scheme.

<a href="/developers/australian-nan-xin-investment-pty-ltd">Nanxin Investment Pty Ltd</a> otherwise known as NX Property Group have scored a sizeable win at planning, clearing the way for the developer to add another 221 dwellings in Melbourne's south-east.

City of Monash earlier this month gave the green light to the project on the former Clayton Primary School site, delivering a Planning Permit to Issue for the expansive apartment and townhouse project. Having submitted the Mushan Architects-designed brief for approval during March this year, final approval for the project has now been effectively provided.

At 29 Browns Road, NX Property Group's project carries a proposed development cost of $65 million.

Zoned General Residential, the site was sold by JLL some years ago and obtained approval for a site master plan at the turn of 2017, with Mecone overseeing strategic planning and the development plan for the former school site.

The 74 townhouses consist of either two or three storeys and are split between 33 x 2 bedroom, 1 x 2 bedroom plus study, 32 x 4 and 5 bedroom with double garage and 8 x 4 bedroom dwellings with a tandem garage formats. The apartment component split sees 40 x 1 bedroom and 107 x 2 bedroom apartments, with the final number of apartments 25 lower in order to satisfy the conditions of approval.

NX Property Group's Browns Road success follows on from their initial <a href="/new-apartments/clayton-vic-3168">Clayton</a> project dubbed Brightwood Monash. Also the design work of <a href="/architects/mushan-architects">Mushan Architects</a>, <a href="/new-apartments/brightwood-monash-1-renver-road-clayton">Brightwood at 1 Renver Road</a> is now with builder <a href="/builders/valeo-construction">Valeo Constructions</a>.

Brightwood Monash includes 129 one and two bedroom apartments, plus 26 three and four bedroom townhouses. Brightwood Monash and Browns Road carry certain design similarities, although the Browns Road development does feature a higher proportion of townhouses which Melbourne property purchasers are currently buying at an insatiable rate.

Both NX Property Group projects are approximately one kilometre from one another, and in close proximity to Monash University's Clayton campus.

South Yarra's latest residential addition is rapidly approaching completion, and to mark the occasion Apartments.com.au was guided through Noir by developer Dahua Group.

Under the guidance of head contractor Hacer Group, Noir's construction has moved at breakneck speed, so much so Dahua Group asserts it has risen in record-breaking time. The project, on Garden Street, has advanced from its ground level slab to completion in only eight months.

Noir's final slab was poured during April, followed in August by a traditional topping out ceremony. 

The rapid acceleration through the concrete structure can be attributed to the tower's simple square floorplate, combined with the brisk work of concrete structure specialists I&amp;D Group.

Residents will get to see the building up close soon enough, with settlement approaching and many of its residents able to move in before Christmas 2017.

As Dahua Group's first Melbourne site acquisition post their office being established locally in 2014, Noir's pending completion is a milestone project for the developer and its Project Manager for apartment developments in Australia, PDS Group. At the peak of Melbourne's apartment boom, dwellings within the project sold out promptly.

That project will include hundreds of apartments and townhouses, and is a major aspect in Dahua Group's Australian portfolio which is valued at $4.5 billion across 13 projects, with a development pipeline stretching to 2030.

Noir has an end value of $60 million.

A look inside Noir as the project races toward completion

Little Lonsdale Street wouldn't immediately be considered Melbourne's most glamorous thoroughfare, but for the time being at least the street which spans the length of the CBD is attracting more than its fair share of high-end development and construction value.

Billions of dollars in fact, as seven major projects at various stages of construction are gradually changing the feel and composition of Little Lonsdale Street. The majority of these builds gained approval under previous planning regulations, turning Little Lonsdale Street into somewhat of a showcase of previous planning attitudes. 

Nonetheless construction marches on, with two vastly different projects currently bookending Little Lonsdale Street, and both under the guidance of Probuild.

The 16-storey building has been designed by John Wardle Architects and will become the new headquarters for Australian Unity, which has agreed to a 15-year term over the entire 15,600sqm build. 

Conversely Probuild are also moving on the first stage of West Side Place at the opposite end of the city. In time the builder will deliver the first stage of the project, involving thousands of apartments and a Ritz-Carlton hotel.

At 81 and 64 levels, both towers will comfortably surpass the 200m mark, with the first phase of West Side Place scheduled for completion in 2022.

Union Tower and 399 Little Lonsdale Street deliver sheer vertical facades from street level spanning the best part of 40 levels, whilst demolition is progressing rapidly on <a href="/buildings/380-melbourne-380-lonsdale-street-melbourne">380 Lonsdale Street</a>. The rear of Brady Group's massive tower will stretch the best part of 220 metres above Little Lonsdale Street whilst the adjoining Timothy Lane will be extended to provide a typical Melbourne laneway outcome.

Close to 1,000 apartments and hundreds of new hotel suites are being constructed across this tightly spaced trio. Crema Constructions is accounting for 399 Little Lonsdale, Watpac is handling the $47 million build that is Union Tower whilst Brady Group will handle 380 Lonsdale internally via Brady Constructions.

A sizeable landscaped courtyard will also spill onto Little Lonsdale Street, providing further permeability to Lonsdale Street and surrounding areas.

Flying under the radar and adjoining Wesley Place is Brady Group's commencement of 109-111 Little Lonsdale Street. A Peddle Thorp-designed tower will soon rise onsite, with the likelihood that it will become the CBD's second Brady Hotel outlet.

The pocket-sized tower will abut Regency Towers and is expected to rise 21 levels.

<a href="/buildings/aspire-melbourne-301-king-st-melbourne">299 King Street</a>, a future tower at Upper West Side and <a href="/developments/melbourne-vic-3000">Victoria University's vertical campus</a> will all have frontage to Little Lonsdale Street, with VU Tower likely to reach construction first. The much hyped <a href="/new-apartments/crystal-gardens-276-russell-street-melbourne">Crystal Gardens</a> tower though remains somewhat of an enigma, whilst Brady Group continues to plot future towers along Little Lonsdale Street.

272-282 Queen Street and 278 Little Lonsdale Street are on the developer's books, with the latter gaining approval via VCAT for a 32 level tower spanning 105 metres earlier this year.

On its curent construction trajectory awathes of Little Lonsdale Street will be barely recognisable in a short few years time.

Little Lonsdale big on construction

RSL Care RDNS Limited, which recently changed its operating name to Bolton Clarke, is moving to rework a substantial St Kilda development site for the purpose of an aged care complex.

Spanning 3,799sqm, 31-39 Alma Road did hold approval for a Plus Architecture-designed mid-rise building holding 135 apartments. Under recast plans, the East Melbourne office of global architecture firm Design Worldwide Partnership has rejigged the approved scheme into a part-four and part-six storey development containing 81 retirement living dwellings.

Bolton Clarke's Alma Road project joins Jewish Care's nearby <a href="http://www.jewishcare.org.au/how-to-give/growing.-for-our-community/jewish-care-st-kilda-road/#residential-aged-care">Senior Living and Community Precinct</a> at 619 St Kilda Road; both intend to deliver a substantial boost in retirement living capacity to the area.

To that end communal space provided within 31-39 Alma Road has increased from 551sqm to 1,498sqm, whilst dwellings numbers have dropped considerably. Car spaces have also dropped from 170 to 109, resulting in expected traffic movements diminishing from 690 to 405 on a daily basis.

Bolton Clarke reworks its Alma Road aged care complex

Repeat buyers are one of the strongest measures of confidence in any apartment development.

At <a href="https://www.apartments.com.au/new-apartments/era-newcastle-west-124-126-bull-street-newcastle-west-nsw-2302">ERA</a> in Newcastle West, some purchasers are returning to <a href="https://www.apartments.com.au/developers/gwh">GWH</a> after living at the developer's One Apartments. Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

He also found value in the smaller details, from integrated appliances to shared resident spaces including the pool, cinema and rooftop areas.

"I knew that they were local, that the quality of the build was going to be up there. I'd looked at other apartment complexes around and close by, and I just knew that here was a better decision location wise."

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

Beyond the location, he says it's the sense of community that has surprised him most.

"Everyone loves living here because they chose to live here, but everyone looks out for each other. It's a real great community feel here."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

Construction at ERA is now underway, with more than half of the residences already sold and limited two and three-bedroom apartments remaining in the East Tower release. Priced from $980,000 for two-bedroom residences and $1.46 million for three-bedroom residences, buyers can secure an apartment with a 10 per cent deposit, with premium homes offering ocean views from Level 8 and harbour views from Level 10.

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Verdé has attracted a broad mix of first home buyers, owner-occupiers upgrading from nearby inner-city suburbs and investors, with younger owner-occupier couples aged between 28 and 45 accounting for the strongest enquiry. Many are already living in Southbank, South Melbourne, Albert Park, Port Melbourne, South Yarra and the CBD.

"Verdé is located in one of the most desirable pockets of southern Melbourne," Blair Property Group Director Darren Blair, who is managing sales at Verdé, said.

Virgate was already familiar with the precinct, having previously delivered the successful Domain House development in neighbouring South Melbourne. That experience gave the developer confidence to acquire the Coventry Street site and continue expanding its presence in Melbourne's inner south.

"We had been keeping an eye on the site and the broader precinct for a few months before deciding to move forward with the acquisition," Virgate said.

The project was ultimately secured in 2020 following feasibility studies, planning assessments and due diligence, with the brief centred on delivering "a high-quality, considered design that feels both refined and fit for purpose."

Designed by <a href="https://www.apartments.com.au/architects/bruce-henderson-architects">Bruce Henderson Architects</a>, Verdé comprises 173 one, two and three-bedroom apartments priced from $599,000. The architecture is distinguished by a faceted glass façade that responds to both the site's outlook and Melbourne's changing light conditions.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Inside, <a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a> has created interiors focused on natural light, efficient planning and enduring materials. Apartments feature engineered oak flooring, natural stone benchtops, floor-to-ceiling glazing and SMEG appliances, while a restrained material palette aims to complement the expansive outlooks rather than compete with them.

Resident amenity has also been designed around everyday functionality rather than occasional use. Facilities include a concierge-serviced lobby, residents' lounge with fireplace, library and co-working space, gym, terrace garden with barbecue facilities, ground-floor café, and package delivery management.

The project's location continues to be one of its strongest drawcards. Positioned on Coventry Street, Verdé sits within walking distance of the National Gallery of Victoria, Arts Centre Melbourne, Royal Botanic Gardens and Albert Park Lake, while Southbank's dining precinct, Sturt Street trams and the new ANZAC Station are all nearby. Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

<a href="https://www.apartments.com.au/new-apartments/kooyongkoot-hawthorn-1-kooyongkoot-road-hawthorn-vic-3122">Kooyongkoot</a>, currently being delivered by developer PQD and designed by Cera Stribley, received Gold in the Interior Design – Proposed category and Silver in the Architecture – Proposed category.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Sustainability also formed a key part of both award submissions. Kooyongkoot is targeting a minimum 7.5-star NatHERS rating across all residences, supported by passive design principles, high-performance glazing, EV charging infrastructure, water reuse systems and a wellness model focused on lower-energy dry facilities rather than pools and large wet areas.

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. A limited selection of two, three and four-bedroom residences remains available, with prices starting from $1.9 million.

Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

That demand aligns with Parramatta's continued evolution as an economic powerhouse. Equitifund Research and Market Insights specialist John Bekiaris says sustained population growth, infrastructure investment and expanding employment opportunities continue to support long-term housing demand across the city.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.
