SP Setia's golden touch looks to have taken a literal turn as the developer prepares to launch UNO Melbourne.

111 A'Beckett Street will be home to the mixed-use tower, after SP Setia concluded a deal to purchase the site from Singaporean developer Tong Eng for $61 million mid this year. The project is appearing across a number of websites in an all gold finish, differing from the approved version which was to have utilised a tinted performance glazing system resulting in a multicoloured facade.

Urban.com.au was <a href="/news/tong-eng-groups-dazzling-210-metre-entry-into-the-australian-market">first to bring the Elenberg Fraser-designed tower to light</a> during 2015. 

UNO Melbourne is set to join no less than six major skyscrapers designed by Elenberg Fraser in the immediate vicinity. Adjoining SP Setia's pending A'Beckett Street tower is EQ.Tower; at 63 levels it is another Elenberg Fraser product.

SP Setia's purchase of the site with a permit which was granted prior to reworked planning controls has allowed for UNO Melbourne to maintain a roughly 35:1 plot ratio, far above the preferred current 24:1 ratio.

Apartments aside, the image above suggests that SP Setia have chosen to include a hotel across the tower's lower levels.

<a href="/buildings/uno-melbourne-117-abeckett-street-melbourne">UNO Melbourne</a> will rise behind the retained facade of the Commonwealth Motors building, which is finished in an Art Deco-style. As shown above, the lower sections of the tower are likely to include amenities such as a hotel club, conference facilities and a childcare centre.

Traditional apartments take over thereafter, bisected by a level 40 sky lounge and capped by a level 64 wellness centre.

Apartments with UNO Melbourne as shown on early advertising material would include one, two and three bedroom options, with study add-ons also available. Apartments are expected to range in size between 51sqm and 111sqm.

SP Setia have an operational website for UNO Melbourne and according to online platforms the project has an expected completion date of late 2021.

SP Setia closes in on Melbourne's next major tower release

Three new projects will appear across Melbourne under the guidance of builder ABD Group.

Among them is the firm's tallest build to date, whilst a further two projects will bolster ABD Group's already extensive credentials in the apartment sector. Combined the three secured acquired builds will add in excess of 500 apartments and serviced apartments to the builder's portfolio, just as ABD Group approached the finish line for a number of other builds under its guidance.

LINC Essendon has been awarded to the builder after a lengthy sales campaign. Revel Development Group is behind the project at 13-21 Russell Street, which is opposite Essendon Railway Station.

Expected is a 10 level, Plus Architecture-designed building above three levels of basement car parking. Retail will front Russell Street with 96 apartments to be added above, whilst a rooftop garden will crown the pending build.

ABD Group is nearing the end of another apartment project for Revel Development Group, namely Reflections which is one of the early projects to appear within North Melbourne's Arden-Macaulay precinct.

Across 18-24 Moray Street, the build will see a new tower rise 38 levels above ground on a modest corner plot of 446sqm. The site was <a href="http://www.smh.com.au/business/property/southbank-notches-up-another-development-sale-20160909-grcz3a">reportedly</a> purchased by a Hong Kong-based developer for $8.8 million in 2016, at a per square metre rate of $20,000.

Initially approved with 124 apartments, ABD Group describes the project as containing 165 serviced and private apartments above a multi-level car stacker system. 18-24 Moray Street also includes a gym, terrace and option for a pool.

The builder has been charged with the delivery of SPEC Property's latest development dubbed Flagstaff Green at 15-31 Batman Street, West Melbourne.

Flagstaff Green is in addition to ABD Group constructing Trilby which is the developer's other current pursuit consisting of 109 apartments at 466-482 Smith Street, Collingwood.

The West Melbourne project, on the other hand, will see 3 basement levels which will underpin 20 above ground levels, for a net result of 247 new apartments, two office tenancies and one new retail space. Flagstaff Green also includes communal amenities such as a pool, spa, gym and landscaped terrace plus courtyard in a project conceived by Inhabit Design.

Builder ABD Group adds another 500 dwellings to its books

Urban.com.au has on numerous occasions over the course of the last year highlighted the groundswell of office-based development aimed squarely at Melbourne's city fringe markets.

The municipalities of Yarra and Port Phillip have been the primary beneficiaries of this discernible shift in office activity. Only last month <a href="/news/urban-com-au-is-tracking-1-3-million-square-metres-of-office-space-in-development">Urban.com.au highlighted the growing importance of fringe suburbs</a> such as Richmond, Cremorne, South Melbourne and Collingwood in Melbourne's grander office-driven boom. 

What though, are the driving forces that are underpinning this new office dynamic?

A leader in the field is Southbank-based design practice Hayball, who are currently working with a trio of developers in order to realise office projects across Collingwood, South Melbourne and Cremorne. Hayball's Managing Director Tom Jordan recently spoke to Urban.com.au, providing insight on the hot topic that is city fringe office development.

<figcaption>Hayball's trio of current inner-city office projects</figcaption></figure>Behind the strengthening of Melbourne's city fringe office markets is the emerging dichotomy between the established CBD/Docklands 'corporate' tenant office space and emerging 'creative' tenants which are actively seeking to reject the norm.

Tom Jordan explains that these creative, dynamic businesses are looking to commit to collaborative hot spots such as Cremorne, rather than opting for more corporate CBD surrounds. It is a matter of perception, where these typically smaller businesses are taking a holistic approach toward their office requirements which include the ability to provide highly customised workspaces.

From Hayball's perspective, the above has manifested itself by way of three separate projects.

Alpha 14 Property Group is pursuing GCQ, a 9,000sqm A-grade quality development on the corner of Collingwood's Gipps and Cromwell Streets. Valued at $28 million and due to commence construction during February 2018, the design is based upon a collaborative approach with flexible office spaces offered.

Also on Hayball's agenda is 134 Moray Street, South Melbourne. The distinctively angular building consists of premium grade office space; some of which will be absorbed by developer SMA Projects.

Rounding out the trio is Caydon Property's $35 million Harcourt Parade project in Cremorne. It too was "conceived as a place to innovate, co-create, collaborate and showcase."

Gone are partitions and plaster for instance, with earthier, open spaces the order of the day in these customised commercial designs.

Demonstrated above and below is Hayball's interior spaces for Cremorne and Collingwood. They are reflective of the want of tenants to have their staff mobile, in that fit-outs are high flexible and specifically tailored to be welcoming.

Tom Jordan notes that current design imperatives which both cognisant developers and businesses are requesting include:

<li>End of use facilities such as bike storage, showers etc.</li>
	<li>Spaces that promote health and wellbeing, such as yoga rooms, communal gyms and flexible spaces for activities</li>
	<li>Social spaces such lobbies and rooftop terraces</li>
	<li>Raw finishes with sustainable and natural materials</li>
</ul>
This new wave of city fringe commercial office buildings are beginning to reflect the multi-residential market in that communal facilities have taken on a greater importance. Whether it be rooftop gardens, breakout areas of activated foyers which Tom Jordan refers to as activated 'foyer plus' spaces, it is very much reflective of the smaller and specialised mindset of many businesses in the marketplace.

Whereas the majority of projects appearing in Cremorne, Collingwood and the like are purely commercial pursuits owing to zoning, Tom Jordan sees Fishermans Bend being positioned from the outset as a genuine mixed-use pursuit. To that end, there will be greater scope for true mixed-use programmes across a greater number of buildings.

As for now Hayball continues to actively expand their presence in the burgeoning city fringe office market, with Tom Jordan confirming that the practice is working on additional projects in the field.

Cornering the creative market: Hayball's Tom Jordan on Melbourne's new office dynamic

The marriage of old and new can be a difficult process, particularly when the existing structure has intrinsic heritage value.

In previous times Fitzroy's 237 Napier Street served as the home of furniture manufacturer C.F. Rojo and Sons. Taking root during 1887, Christobel Rojo oversaw operations though over time the site would become home to furniture manufacturer Thonet.

As with many significant buildings around Fitzroy, 237 Napier Street would see a new purpose as housing stock with DealCorp going about redeveloping the existing building into C.F. Row...and an impressive outcome it is! C.F. Row is the quintessential inner suburban red brick exterior facade melded with new dark-toned additions that provide contrast, albeit on a visually pleasing level.

Works began on the project at the beginning of 2016, with all bar a ground floor tenancy fit-out completed. Apartments choices consist of 18 one-bedroom, 22 two-bedroom, four three-bedroom and one five-bedroom dwelling whilst all the townhouses include three-bedrooms. Internally the townhouses span between 143sqm and 167sqm.

C.F. Row's apartments are set to the south of the site, directly behind the C.F. Rojo and Sons facade, with an indented level above the historic structure providing a break between old and new form. Conversely, the SoHo townhouses sit in behind the 'restored' northern facade, with a contemporary addition also adjacent. 

Both buildings are separated by an east-west passage which also provides additional light penetration and a secondary perspective aside from those facing directly away from the site.

Row is an effective marriage between old and new, and in many ways mirrors the <a href="http://riverlee.com.au/projects/jaques-richmond-stage-1">Jaques Richmond Stage 1</a> redevelopment in colour palette, size and composition. The earthiness and relatability of low-rise red brick facades cannot be underestimated and is perhaps a reason why they are so popular in contemporary designs in areas such as Richmond, Collingwood and Fitzroy.

Historic elements to three sides, scale, location, history and a complementary material palette; C.F. Row simply wins on numerous levels.

In my opinion, it is certainly one of, if not Melbourne's most visually satisfying new addition of 2017.

Fitzroy's C.F. Row comes up trumps

Elsternwick may potentially receive a new tallest building as Steller's latest project hits advertising, revealing a Ewert Leaf-designed mixed-use scheme for 233-247 Glen Huntly Road.

A prompt turnaround of the site is on the cards, with Steller simultaneously revealing that they were the purchaser of the site and lodging the project with City of Glen Eira during July. The 2,340sqm site which also fronts Ripon Grove was secured by the prolific developer for $25 million.

233-247 Glen Huntly Road would usurp the completed <a href="http://www.plusarchitecture.com.au/portfolio/element/">Element</a> development nearby at 221-229 Glen Huntly Road as Elsternwick's tallest contemporary development.

<h2>A new iteration</h2>

Steller's current aspirations for 233-247 Glen Huntly Road are not necessarily groundbreaking in that VCAT has in the past endorsed a similar-sized scheme for the site.

During 2011 consent was given for a building rising up to 10 levels and containing 141 apartments. That scheme also included the adjoining church on Ripon Grove which was to have been converted into an additional 21 dwellings, although the church which is described as having architectural and social importance by Heritage Council Victoria is not included within the current application.

233-247 Glen Huntly Road falls under an urban renewal zone within the <a href="http://file:///C:/Users/silvermb/Downloads/Draft-Elsternwick-Structure-Plan.pdf%5C">Draft Elsternwick Structure Plan</a>, allowing this and adjoining sites to receive intensified development.

According to the development team, the current scheme has been designed to comply with relevant planning overlays.

Steller's move on Elsternwick coincides with the news that they are the recent purchaser of St Kilda's former Greyhound Hotel site.

Picking up the vacant block for $7.5 million, Steller may well redesign the approved plans from eight levels into a seven level mixed-use project including 37 apartments and two retail spaces. Addressed 1 Brighton Road, Savills recently handled the marketing campaign for the 911sqm site which included approved plans devised by Terry Harper Architects.

Both Elsternwick and St Kilda reinforce Steller's push into Melbourne's inner south-eastern corridor, following on from the developer's purchase earlier this year of a permitted 20 level tower at 200-204 Wells Street in South Melbourne.

That site holds approval for an Artisan Architects-designed tower of approximately 200 apartments, after being sold via Lemon Baxter earlier this year.

Steller seeks a new Elsternwick high point

Apartments of this ilk are not a common occurrence across Melbourne.

Offered the opportunity to visit Orchard Piper's freshly completed penthouse atop their Washington Street development in Toorak, Apartments.com.au jumped at the chance to view what is now Melbourne's newest entrant in the ultra-luxury apartment living stakes. Apartments.com.au was guided through the development by Orchard Piper's Luke McKie, who along with Rick Gronow spearhead the development firm.

Whilst the other five dwellings that constitute Washington Street have been sold, the 1,000sqm penthouse has been held back by the development team with the expectation that the final product would effectively speak for itself.

Far from the stories of internationally-backed developers swooping on prime sites and developing almost immediately, Orchard Piper initially secured two adjoining properties and played a long game whereby a third adjoining site was eventually added to the development plot over the course of a year.

The then larger site encapsulating 27-31 Washington Street was taken to planning, reflecting Orchard Piper's penchant for high-end developments in blue-chip locations.

Enter Melbourne-based studio Jolson. Washington Street is the fourth collaboration between architect and developer.

It's a successful relationship that Luke McKie describes as being based on a gentlemen's agreement in that despite there being no format agreement, the two choose to utilise one another almost exclusively. This is the case as both parties have a near identical ethos to quality design and project delivery.

<figcaption>A bathroom like no other</figcaption></figure>Upon touring the finished penthouse it becomes apparent that the attention to detail is (and needs to be) astounding for a project of this nature. 

From computer generated programs that modelled a sole aspect of the dwelling countless times until the entire team found consensus, to the depth of research undertaken both domestically and overseas, or simply sitting in the shell pondering vistas and orientations, it is a process of analysing every aspect of the design and build to the enth degree.

Far away from the repetitive towers that dot the skyline, it's the immense attention to detail in this one penthouse that fosters a feeling of craftsmanship in the finished product which for all intensive purposes is an elevated home. Coupled with underlying themes such as space and proportion, security, natural light and amenity, Washington Street does deserve a ‘one of a kind’ status.

Having previously had experience with the likes of Mirvac and working on such projects as The Melburnian, Luke McKie explains that the detailing within the Washington Street penthouse simply has no peer. For the record, the penthouse is split into two wings by a central gallery hall, and includes a gymnasium, pool, sauna, exercise studio, private garage with separate lobby, dedicated lift access, a 1,300 bottle wine room and cigar bar.

Surrounded on all four sides by gardens, Washington Street's penthouse interior features travertine stone, timber floors, polished plaster walls and bronzed metal detailing. Eckersley Garden Architecture account for the landscape design whilst custom touches are added by New York's Lindsey Adelman Studio and Murano glass maker Venini.

He believes the 1,000sqm penthouse will meet the expected sale price of $20 million, or $20,000 per square metre, which is not uncommon in Toorak.

Beyond successfully completing Washington Street, Orchard Piper's nous for high-end projects will shift to Armadale, where a 2,000sqm land plot at 35 Huntingtower Road is in their sights.

Simply dubbed Huntingtower, the project will consist of 10 Jolson-designed oversized residences across two levels. Two and three-bedroom dwellings are in the offing; internal areas ranging between 160 to 370sqm whilst private outdoor spaces peak at 215sqm. 

Once more Orchard Piper hopes to tap into buyers from suburbs immediately surrounding Armadale.

What it takes to deliver Melbourne's latest $20 million penthouse

Student accommodation provider Urbanest will have another inner-city footprint ready for the 2019 academic year as 122-136 Berkeley Street goes to construction.

The site in question is adjacent to, and opposite GSA Australia's <a href="/new-apartments/205-223-pelham-street-carlton">221 Pelham Street</a> and <a href="/developments/melbourne-vic-3000">684-688 Elizabeth Street</a> projects, bolstering the immediate area's already heavy student accommodation construction activity. Awarded to Icon Construction, 122-136 Berkeley Street is the third current student accommodation project that the builder has on its books.

Spanning roughly 15 months, the build programme will see 139 student rooms built over the 12 level building which has a construction value of $21 million.

A rooftop terrace is also included.

Urbanest's advancement of the project follows on promptly from an amendment that went through City of Melbourne's planning channels for the site over recent months. The 575 square metre site was previously <a href="http://www.smh.com.au/business/capital-gain-caydon-beavers-away-on-271-units-for-plastics-site-20150611-ghlgjf">reported</a> as purchased by a China-based consortium during 2015, although the latest planning amendment for Urbanest gained approval during September 2017.

Icon Construction is now charged with both of Urbanest's current projects, with the other located at <a href="/buildings/599-605-swanston-street-carlton">599 Swanston Street</a>. Holding a construction value of $55 million, that Hayball-inspired project is also due to be completed late next year and includes a new 21 storey tower rising behind a partially retained heritage facade, 583 student beds, common areas and retail space fronting Swanston Street.

A build value of $85 million will see the contractor deliver 805 beds. The turn of 2019 will see all three of Icon Construction's builds completed, with the Leicester Street project differing in that it is for internationally-backed accommodation provider GSA Australia.

The increasing number of student accommodation projects calling Carlton home now sees 10 separate developments in the pipeline.

Denton Corker Marshall's <a href="/developments/carlton-vic-3053">557-591 Swanston Street</a> is the largest at 870 beds whilst the most recent addition to the Apartments.com.au Project Database was <a href="/developments/carlton-vic-3053">625-631 Swanston Street</a>. Combining the 10 projects, Carlton could eventually host another approximately 4,300 student beds.

Urbanest's latest project revealed as Icon Construction scores another major build

The covers may just be off what looks to be the reworked submission for 400-430 City Road.

XO Projects have published imagery for the project, which has been commissioned by Wadhawan Holdings Pty Ltd (DEC Australia). According to XO Projects "the master plan has created an overall development vision for the site, which will be delivered in stages over approximately a 10 year project timeframe."

DEC Australia facilitated the initially approved design, which went through planning during 2010. Conceived by Crone Architects, 400-430 City Road consisted of multiple towers amounting to a 200,000sqm built form outcome which included 1274 apartments, a 288-room hotel and retail space at ground level.

The most recent version went to planning during May this year. XO Projects have dubbed the design CityGate, with three towers scaled up to 151m.

Aside from the different design language employed, XO Projects have cited the following as key elements of the master plan:

	<li>A series of ESD responsive vertical towers which unique floorplates accommodating a varied composition of generous sized apartments, strata office, hotel and child care centre.</li>
	<li>Flexible commercial floor plates within the podium levels.</li>
	<li>An integrated landscape strategy which includes upgraded public realm at the ground level.</li>
	<li>A variety of communal facilities, including an auditorium, located on the podium roof tops to be enjoyed by all.</li>
	<li>A new, fully activated pedestrian through block link which will provide a convenient pathway for connecting pedestrians with Fishermans bend and South Melbourne.</li>

For Giancorp Property Group, the Alphington project was the first to appear in the Apartments.com.au Project Database for the practice, and consists of 109 one, two and three-bedroom apartments across a 2,980sqm corner site. XO Projects have included a terraced southern facade over the project, which tapers down toward the adjoining residential zoned southern boundary.

Elenberg Fraser's influence is apparent across both the Southbank and Alphington designs, with purple and bronze facades somewhat of a trademark finish across their projects in recent years.

Is there any building quite like this in Melbourne? Not when there's a chicken coop on the rooftop.

Mollison Land Pty Ltd has taken to planning a unique proposal for an Abbotsford development site that could yield what is likely to be Melbourne's truest mixed-use building. Across 20-30 Mollison Street, the 12 level community-based proposal by CHT Architects is underpinned by the principles of cross-pollination and collaboration.

Translated that means the building is designed to encompass both private enterprise and the surrounding community to a degree not previously seen in Melbourne for a building of this size.

From dedicated office space to a rooftop farm, dog care facility and childcare centre, 20-30 Mollison Street seeks to make "substantial contributions towards meeting Council's environmental, social and economic objectives for development within the municipality."

In addition to the wellness centre and dog care facility, the balance of 20-30 Mollison Street's ground floor will be dedicated to five artist studios and an expansive gallery space with an atrium void above that terminates at level four. Levels one and two are monopolised by business incubator spaces, save for a theatre and breakout space on level one.

Level three's sole purpose is that of a childcare centre, with both indoor and covered outdoor areas included.

Commercial offices take precedence above, with further green breakout spaces, a triple height void and a full height atrium punctuating the office floors. A water plant, chicken run, vegetable plots, presentation suite and agricultural area cap off the atypical project.

The application has gone through Council preliminary assessment process and is now at advertising.

Chickens on the roof! Mollison Land's Abbotsford mixed-use marvel

Anyone thinking Melbourne's construction activity is slowing may want to consider the all-time high number of tower cranes currently in use across Melbourne.

This current instalment of the Apartments.com.au Crane Count sees 165 in use, propelled by strong commercial construction activity and the propensity of many smaller-scale builders to employ tower cranes across projects which in the past have not warranted such units.

The takeaway point of this count is the rise and rise of commercial construction activity, heralding the beginning of another peak in the commercial construction cycle. This is especially evident along Collins Street which has seen tower cranes pop up in strong numbers.

By pooling varied resources and conducting a physical count, we believe the census to be accurate to within 1-2 units.

The current record high mark for tower cranes across Melbourne continues the upward trend observed by Apartments.com.au that stems <a href="/news/the-cranes-have-it-a-melbourne-construction-overview">back to 2013</a>. In that year 97 tower cranes were in use across metropolitan Melbourne, and of those 65 were committed to residential projects. <a href="/news/the-biannual-urbancomau-crane-census-july-2014">2014</a> added another 10 units to reach at total of 107.

<a href="/news/the-biannual-urbancomau-crane-count-march-2015">March 2015</a> jumped to 131 in use (with 91 dedicated to residential), whilst <a href="/news/a-new-record-urbancomaus-october-2015-crane-count">later that year</a> the number rose further to 144.

<a href="/news/pulse-of-the-construction-industry-melbourne-tower-crane-count-march-2016">Early last year</a> another benchmark was achieved at 161, and whilst the number tapered off to 140 during <a href="/news/finger-on-the-pulse-metropolitan-melbourne-crane-count-march-2017">summer 2016/2017</a>, the current surge in commercial projects has once again propelled the tower crane count across Melbourne to new highs.

Earlier this year 10 of tower cranes were employed on commercial projects. Currently that figure stands at 21, with the prospects of it increasing over the next few months exceedingly strong.

Recent weeks have also seen first time tower cranes erected for two builders in a continuing sign of the changing dynamic at the lower end of the residential construction sector.

Aspekt Construction Group have a unit in service for Hawthorn Club Apartments whilst Atelier Projects have just seen the installation of a tower crane for the Grocon-backed Greenwich Fairfield. Having another builder deliver the 77 apartments sees Grocon a long way from its halcyon days of being the undisputed builder of choice in Melbourne.

In the weeks ahead tower cranes are likely to appear for boutique construction companies ARC3 and Marcus Group, whch are aligned with established builders Buildcorp Commercial and ABD Group respectively.

<h2>Ending on oddities</h2>

It's not all residential and commercial across Melbourne.

Two oddball projects are sporting tower cranes at the moment. Over the weekend MCG Cranes commissioned a tower crane for Hacer on their Waratah Place Zone Substation build in the CBD. Spanning Heffernan Lane to Waratah Place, the build will eventually see a CO-OP Studio-designed structure built with interactive facades to both laneways.

Another irregular project sees a tower crane in Marr Contracting colours plying its trade at the Mobil Altona Refinery. The Sydney-based heavy lift tower crane firm is a rare sight in Melbourne.

Its a record! Metropolitan Melbourne crane count November 2017

Repeat buyers are one of the strongest measures of confidence in any apartment development.

At <a href="https://www.apartments.com.au/new-apartments/era-newcastle-west-124-126-bull-street-newcastle-west-nsw-2302">ERA</a> in Newcastle West, some purchasers are returning to <a href="https://www.apartments.com.au/developers/gwh">GWH</a> after living at the developer's One Apartments. Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

"I had some boxes I wanted to tick," he says.

Keith points to the open-plan design, generous outdoor areas and considered inclusions as key reasons One Apartments worked for him.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

He also found value in the smaller details, from integrated appliances to shared resident spaces including the pool, cinema and rooftop areas.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

<a href="https://www.apartments.com.au/new-apartments/kooyongkoot-hawthorn-1-kooyongkoot-road-hawthorn-vic-3122">Kooyongkoot</a>, currently being delivered by developer PQD and designed by Cera Stribley, received Gold in the Interior Design – Proposed category and Silver in the Architecture – Proposed category.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

Ground-floor boardwalk retail and dining further activate the riverfront and integrate the building into the surrounding public realm.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

"The transaction further reinforces Rainbow Bay's reputation as one of Australia's premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Paul Gedoun is selling his third project, <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, after recently completing, and selling out, <a href="https://www.apartments.com.au/buildings/esprit-217-227-boundary-street-coolangatta-qld-4225">Esprit</a>.
