The wraps are off Mirvac's latest large-scale residential development that will insert itself into Sydney's Green Square urban renewal area.

Smart Design Studio and CO-AP have shared design duties for the quartet of predominantly residential buildings that pending approval, will account for Zetland's 77-93 Portman Street. Development plans for Mirvac's latest are now on display after having being received by City of Sydney during mid May.

Mirvac is no stranger to the area, already having pursued development nearby in unison with the NSW Government's Landcom property arm. <a href="/buildings/ovo-960-bourke-street-zetland">Ovo</a> at the northern tip of Green Square is Mirvac's 28 level residential tower that is all but complete.

<h2>Street level intensification</h2>

77-93 Portman Street is "designed to create an active and lively streetscape at a human scale" according to Smart Design Studio and CO-AP.

Just shy of 2,000 square metres of retail space stretches the length of Zetland Avenue and through to Barker and Portman Streets. The design team have also added an urban plaza and site through link to increase the level of interaction and articulation at ground level.

"The plaza steps up to courtyard level, creating bleachers for seating and a sense of enclosure. Adjacent to retail premises, the urban plaza offers a place to stop and eat an ice-cream, have a coffee or meet friends whilst overlooking the Drying Green park."

The Portman Street proposal is the latest in Mirvac's substantial pipeline of residential projects in play across Australia; the growing Urban National Project Database includes 13 current apartment projects under Mirvac's guidance.

Perth's Claremont on the Park is the developer's sole active project in the west, with the balance located along the eastern seaboard. Of those, the majority are at either registration and sales or construction.

The Zetland planning application represents the sole project at planning for the developer for the time being.

Intentions to create a new World Trade Center on Sydney's western periphery are gaining momentum.

Infrastructure earmarked for the area, prompted by the construction of Western Sydney Airport at Badgerys Creek, will be fast-tracked by the state and federal governments. Adjacent to land reserved for the new airport, Sydney World Trade Center is backed by Aerotropolis Group who have in turn enlisted Woods Bagot for master plan design duties.

Aerotropolis Group has presented the high-profile $8 billion mixed-use proposal to the NSW Department of Premier and Cabinet. Included in their vision is "an international convention and exhibition centre, commercial space for multinational companies, an innovation and incubation centre for start-ups and retail and residential space."

Front and centre among the many buildings expected are four signature towers highlighting the latest ESD initiatives.

According to the design practice "energy production, use, storage, recycling and sharing between different types of development in the cluster of the towers and low rise mixed use – and the spaces between them – is a key part of the sustainability goal."

Controlling the master plan has allowed Woods Bagot to implement citywide design and livability features. One of the city's intended outcomes is to "achieve connectivity for allied uses across the project, economy and resilience of the development and to promote sustainable living with food, entertainment, commerce, work and housing, all within reach."

An Aerotropolis Summit held today will further push the project's various design and economic aspects. The summit is underpinned by research undertaken by PwC which shows that the Sydney World Trade Center would create 43,500 direct jobs annually, whilst injecting $13 billion to the NSW economy.

The city is penned in for a 2026 opening that will coincide with the new Western Sydney Airport opening.

Further details emerge for Western Sydney's proposed World Trade Centre

Mere weeks ago Urban covered VCAT's decision to approve <a href="/news/160-whitehorse-roads-approval-pushes-blackburns-apartment-pipeline-toward-1000">development plans for 160 Whitehorse Road</a>.

Blackburn's largest development to date was given the green light after a planning push eventually secured the right to create a mixed-use project across the 8,767 square metre site. As many as 263 apartments are now approved for the development designed by Taouk Architects which was anointed Blackburn Place.

The development though has now been listed for sale with CBRE City Sales handling the process, providing Melbourne developers with the opportunity to nab one of the east's largest approved scheme in recent times. 

With Box Hill coming off the boil (in line with the trending decline of large-scale projects across the city), the Taouk Architects-designed 160 Whitehorse Road does discern itself due to its size and location.

Those plans have been tempered with the VCAT-approved outcome seeing a more modest built form and apartment numbers reduced from 394 to 263.

CBRE note that the site's planning approval includes four buildings between 6 and 8 levels, plus 3,663 square metres of commercial space.

Having sold for $18 million to an Asian-backed developer three years ago, 160 Whitehorse Road's price history has seen steady growth. Previous campaigns saw the site sell for $11.36 million in 2010, $3.25 million in 1986 and $1.3 million in 1980.

Two recent permitted Doncaster sites were a step down in size relative to 160 Whitehorse Road. 

7 Williamsons Road is currently for sale and sees 68 predominantly 2 and 3 bedroom apartments approved within a ClarkeHopkinsClarke-designed building. The 1,064 square metre site is in close proximity to Nicson Property Group's approved hotel scheme for 810 Elgar Road.

That site saw a Kyriacou Architects-designed hotel scheme offered for sale. The 993 square metre site came with approval in place for 102 suites over 8 levels, and if acted upon would become Doncaster Hill's first dedicated hotel.

At the turn of 2018, Mont Albert's 813-823 Whitehorse Road was offered for sale by Doyen Tower Pty Ltd; its 89 apartments are within a crystalline Bruce Henderson Architects-designed 16 level tower.

Melbourne's east throws up a sizeable residential opportunity

Builder Multiplex will deliver the final stage of Brisbane Quarter, continuing their presence onsite which has seen earlier commercial and hotel stages realised under the mixed-use project.

The 84-storey residential tower is being backed by Shayher Group; Brisbane Quarter along with Melbourne's Pentridge Coburg represent the developer's current Australian projects. Dubbed The One, the 263 metre residential tower is also the latest high profile, high-rise development successfully secured by Multiplex.

This month's instalment of the tier one builder for the project's final stage build will see the $300 million 84 level residential tower aim for an anticipated completion date of late 2021.

The One's basic podium structure is in place, delivered as part of earlier site works.

The One's comparatively small floorplates at approximately 900 square metres will see the tower form shoot up relatively quickly. Expected within the tower are 76 one bedroom, 286 two bedroom and 87 three bedroom apartments, whilst 18 four bedroom apartments and three penthouses constitute the tower's premium living component.

Multiplex will also oversee the creation of dual swimming pools as well as various other amenities such as a cinema and gym.

The rapid progression of Brisbane Quarter is in contrast to Shayher Group's roll out of their Melbourne development.

For now though Construction Engineering is undertaking a current build that will see a new central retail building created consisting of a cinema complex, supermarket and specialty shops over two levels. To date Shayher Group has only pursued one apartment development of note onsite; Horizon Apartments consists of 53 apartments over two 6 level buildings.

Towers though are envisaged for forthcoming stages of Pentridge Village. 

21 Pentridge Boulevard is an approved Particular-designed apartment buildings containing 190 apartments. The adjoining 19 Pentridge Boulevard was slated for a Cox Architecture-designed hotel and apartment tower, although VCAT earlier this year requested that be project be redesigned.

Shayher Group's The One begins construction; Pentridge Coburg awaits

Banyule City Council are advertising a recent planning application that looks to bring additional high density living to Heidelberg Heights. Adjacent to Caydon's high-rise Ivanhoe Apartments, the prospective seven level apartment block is designed by MAP Architecture.

The $11 million proposal is described as an "excellent opportunity to realise State and Local Planning Policy intent for the intensification of land within the Heidleberg Activity Centre." It would add further to the area's growing impetus as an apartment hub, as was <a href="/news/heidelberg-the-quiet-achiever-apartment-market-ticks-over-once-more">highlighted by Urban recently</a>.

455 Upper Heidelberg Road includes 29 apartments split between six 1 bedroom, sixteen 2 bedroom and seven 3 bedroom options for developer Venture Lane Pty Ltd.

A 2015 proposal to add 42 further dwellings to Doncaster East is approaching a final planning outcome.

Manningham City Council planners have recommended the approval of an apartment and townhouse development across 15-21 Andersons Creek Road; the site is currently home to Ichiban Japanese Restaurant. Reaching six levels at its highest point, the application which is valued at $12 million is split equally between 21 apartments and 21 townhouses.

2BScene Design's scheme garnered 33 objections, although a report tabled before Council concludes that "the proposal complies with the relevant planning policies in the Manningham Planning Scheme and should be supported."

Forrest Hill Precinct within South Yarra is set to gain another higher density development with plans lodged for a mixed-use building at 17 Yarra Street.

The $15 million build would account for a relatively small site that abuts the 25 level Yarra House, with a swag of other similar sized residential towers in the immediate area. Office space and apartments figure within the application; limited commercial development has taken place within the precinct thus far, with residential the overwhelmingly favoured outcome.

Wando Development Co has been listed as the entity behind the development.

Salta Properties has made a move on its latest project, lodging plans for a sizeable office development on Church Street. The $90 million development includes three buildings ranging between four and fourteen storeys, in addition to retail, cafe and a child care centre spaces.

459-467 Church Street hit City of Yarra's planning desk earlier this month.

Fairfax last week <a href="http://v">reported</a> that the intended development includes 23,500 square metres of office space which stretches east of Church Street to incorporate a second frontage at 20-26 Brighton Street. The bulk of the site is divided between an open air car park and a group of low-rise buildings.

Melbourne planning and development news in brief

The Hills Shire Council is going through the process of facilitating the delivery of larger apartment towers at Baulkham Hills.

Developer Mulpha Norwest has sought to increase the size of future towers within its next development sub precinct which is known as 'The Greens'. It will form part of the <a href="https://www.smh.com.au/business/companies/mulpa-embarks-on-3b-new-developments-at-norwest-20171024-gz73wk">wider push to create a $3 billion development </a>within Baulkham Hills' Norwest Business Park in order to create a smart city and participate in the growth of the western Sydney corridor.

Currently <a href="https://www.thehills.nsw.gov.au/Building/Major-Plans-on-Exhibition/Current-Plans-on-Exhibition/The-Greens-Planning-Proposal-Part-40-Solent-Circuit-Baulkham-Hills-DCP-Amendments-Draft-VPA-52015PLP">documents are on exhibition</a> that would pave the way for the 3.77 hectare site at 40 Solent Circuit to include nine buildings ranging in height from 8 levels up to 26 levels.

Increasing the maximum permissible building height from RL 116 metres to RL 176 metres would allow for residential towers to reach up to 26 levels or approximately 80 metres. The associated floor space ratio would also expand to 2.9:1.

As a result as many as 864 apartments are envisaged, as it 6,000 square metres of commercial floor space that would create near on 200 additional jobs. The 6,000 square metres is split between business premises, a child care centre, health consulting rooms and medical uses,recreation facilities, restaurants or cafes and shops.

Urban earlier this year <a href="/news/more-apartments-flood-into-norwest">highlighted a development application</a> backed by Mulpha Norwest for 2-6 Maitland Place.

The Maitland Place proposal is slated to reach 23 levels and include 131 apartments split between 32 studio or single bedroom, 72 dual bedroom and 27 triple bedroom apartments. Designed by Jackson Teece, the tower is slated to reach 69.8 metres.

Mulpha Norwest is also developing Haven Apartments on a nearby site at 38 Solent Circuit; Haven along with a completed residential building adjoining it stand at the 10-11 level mark. Construction firm Taylor is undertaking the $44 million build of Haven Apartments, and is well into construction.

A development application was lodged for 7 Maitland Place during December 2017. BHL 7 Norwest Dev Pty Ltd want to create 287 apartments in a scheme created by architecture firm TURNER, with the tallest tower spanning 24 levels.

Capital Corporation is also behind another Turner-designed twin-tower development at 11 Solent Circuit. Dubbed Esplanade Norwest Lake, the $280 million development spans 19 and 20 levels and includes 247 apartments plus an outdoor gym, outdoor cinema, putting green and landscaped area.

Planning manoeuvres facilitate the way for larger towers at Baulkham Hills

A planning application is in play for the home of the Melbourne Theosophical Society on Russell Street.

Melbourne City Council received the application earlier this year for 124-130 Russell Street which would see the existing building make way for a thirteen-storey hotel above two basement levels. The existing structure dates back to 1923 but was marketed during 2017 as having no heritage protections.

<a href="https://www.linkedin.com/pulse/classic-russell-street-freehold-hits-market-after-45-years-nick-peden">Savills handled the sale</a> which saw the approximately 520 square metre site sell for approximately $23 million.

Beyond the initial submission, a change of application has been noted for the intended development via Council's planning register. The pending development marries with architecture firm Buchan recently publishing imagery of a hotel scheme across the site which would account for all traces of the existing building.

The 200 room Box Hill project at 874-878 Whitehorse Road was also designed by  Buchan.

Should Buchan's scheme for the Russell Street site be that which has gone to planning, it will be a far cry from their design created for Box Hill. 124-130 Russell Street has been earmarked as a micro hotel by the architecture practice, who enlisted Tokyo-based architecture firm Nikken Sekkei to collaborate on the project's design.

Buchan describes the project as follows:

Whatever form the Russell Street development takes, it will be inserting itself into an increasingly active development market.

The generally excellent performance of hotels across Melbourne's CBD has prompted many developers to turn their attention to hotel development in favour of residential pursuits. 124-130 Russell Street is the fourteenth current hotel development noted within The Urban Project Database.

Of the fourteen, only three are under construction, suggesting that the bulk of Melbourne's CBD hotel development will transpire over coming years.

Russell Street's Theosophical Society building sees new hotel application

Aviation Consolidated Holdings is looking to rework an already approved design across Footscray's 26-34 Buckley Street.

Design Consortia Australia has taken on design duties in order to adjust a Rothelowman-approved high density scheme of 139 apartments &amp; 5 townhouses for the corner site. The most recent iteration costing $40 million is currently before Maribyrnong City Council and would see overall dwellings drop to 134.

Under revised plans townhouses drop to 3 and are in addition to 27 single and 104 double bedroom apartments. Also in tow are 137 car parking bays, a fitness-oriented communal area, provisions for 142 bicycles and a 150 square metre ground floor commercial space.

Maribyrnong City Council raised initial concerns regarding the reworked application's inability to achieve an acceptable design outcome. As a result, Design Consortia Australia addresses the north and east aspects of the building in order to provide a more suitable and articulated finish.

26-34 Buckley Street's high density aspirations began in 2014 when Dobinson Nominees selected Rothelowman for the design of a 16 storey residential building containing 182 dwellings.

With approval in place, the 1,890 square metre site was offered for sale mid last year.

An approved Footscray development takes flight once more

Urban recently spoke with Tim Lowe, founder and Managing Director of privately-owned property development and construction firm Lowe Group.

Active across Melbourne's bayside suburbs since 2015, Lowe Group has forged a reputation for unique small-scale projects. With expansion plans afoot, Urban posed a number of questions to Tim in order to understand what has underpinned Lowe Group's success to date and in what direction he intends to guide the blossoming business.

After growing up in his family’s construction business and working in Tier 1 construction, Tim created Lowe Group with the intentions of solely aiming his projects at owner-occupiers. To this end, all developments undertaken by Lowe Group thus far have common traits.

A lineage of high spec projects is the result, with a premium placed on functional spaces. Larger apartments at a specific price point is very much in Lowe Group's wheelhouse given that the target sales profile for all projects is 100% owner occupier.

Pescar in <a href="/new-townhouses/mordialloc-vic-3195">Mordialloc</a> is the firm's most recent completion, whilst Promenade Aspendale is now at construction. 

Both are representative of the type of project undertaken by the developer, where Pescar achieved a record for a 3-bedroom off-beach apartment in the area at $1.25 million. Promenade's $1.45 million 135 square metre penthouse also notched the highest price achieved for a non-beachfront apartment in Aspendale.

Recent events have seen Lowe Group attain planning approval for a $21 million high-end residential project on the Black Street and St Andrews Street intersection in Brighton, in addition to settling on a 2,150 square metre site in Parkdale.

Beyond the initial meeting, its a matter of ensuring that both developer and architect maintained aligned in terms of values and project goals, according to Tim.

Lowe Group maintains two divisions; Lowe Living which covers off property development, and Lowe Create which is tasked with design and construction.

Tim Lowe explained that the in-house nature of the business allows for a heightened degree of quality control across all aspects of a given development. With marketing and sales also maintained internally, this allows Lowe Group to react swiftly to any changes requested by buyers.

Geographically the firm won't be constrained to bayside suburbs, now looking to transfer a successful development formula to the likes of Toorak.

Quizzed as to whether more sizeable projects are envisaged, Time explained that growth aspirations do not necessarily translate to tower-scaled developments. Rather the size of any project will be limited to the firm's ability to still meet their internal values and the need to maintain customer service at the fore.

Asked how Lowe Group be perceived in five years, Tim's answer revolved around being an accountable brand. Known for maintaining the focus on the purchaser and maintaining an open front door policy is paramount.

There's no set timeframe to achieve certain goals, but there is a want by Tim Lowe to expand the business to Perth in particular where he has experience.

In nominating Perth Tim says he understands the fundamentals, despite current market conditions. He believes a niche exists in the market that Lowe Group are looking to capitalise upon.

Occupying the premium space: profiling Lowe Group now and into the future

City of Ryde has this month fielded a trio of projects that stand to add hundreds of new high density apartments between Macquarie Part Railway Station and Macquarie University.

Most recent was 9 Peach Tree Road, with documents submitted for a 14 storey tower encompassing 116 residential apartments split between 26 x 1 bedroom, 50 x 2 bedroom and 40 x 3 bedroom options. The $35 million scheme also includes 4 basement levels for 136 vehicles and a 70 square metre tenancy.

The Peach Tree Road proposal follows on from 159-161 Epping Road and 45-61 Waterloo Road, both of which were lodged at the turn of May.

The latter will see John Holland delve into development and for now remains a Concept Development Application with an eye toward eventually becoming a multi towered apartment precinct of some magnitude. 159-161 Epping Road on the other hand is a more definitive development application championed by national developer VIMG.

Expected in the VIMG vision are two 14 storey residential apartment buildings designed by Warren and Mahoney.

The above projects are in addition to a development application across 1-3 Cottonwood Crescent which was lodged earlier in the year. That application seeks 774 rooms within a 15 storey designated as affordable rental housing stock.

Their 159-161 Epping Road endeavour includes 317 dwellings split between 2 x studio, 104 x 1 bedroom, 179 x 2 bedrooms &amp; 32 x 3 bedrooms options. Costing in excess of $146 million to build, the project also sees 3 basement levels accommodating 308 vehicles.

Warren and Mahoney's scheme sees an open green space 'outdoor room' bisect the site.

The landscape component forms an integral part of the development, and has been integrated into the design from the early concept phase. It will become a focal point for residents and provide an extension of the building forms, the 'Outdoor Room.'

The above projects fall within the <a href="http://www.planning.nsw.gov.au/macquariepark">Macquarie Park Urban Renewal Area</a> which will see a majority of the suburb dedicated toward higher density living, commercial development and innovation.

Macquarie Park racks up further major apartment developments

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
