Melbourne City Council earlier this week presided over a Melbourne Planning Scheme Amendment to apply an interim heritage overlay at 263-267 William Street. The move is in response to an application to develop a tower atop what is currently the Metropolitan Hotel.

During October last year an application covering the watering hole was lodged with the intentions of creating a commercial office tower atop the hotel. The application's status in now on hold, although plans for the tower may well proceed in time.

Mirroring a number of developments across the CBD in particular, the Metropolitan Hotel was identified as having individual heritage significance via City of Melbourne reviews, yet carries no heritage overlay.

Within the Report to the Future Melbourne (Heritage) Committee, heritage consultants Context cited the building as "having local historical and social significance to the City of Melbourne as ‘a representative example of a corner hotel building from the interwar period’ and in terms of use and typology is becoming rare in the central city."

Councillor Rohan Leppert noted that "Heritage Overlay" won't stop a tower, but could give the pub a lot more breathing space and some more dignity as a heritage building."

Spanning approximately 80 metres the tower holds 16 levels of dedicated commercial office space with a single basement level and a reinstated hotel at ground level.

Should the tower proceed it is possible that a setback to William Street will be included as part of a redesign.

The Metropolitan Hotel last changed hands in 2016 when CBRE City Sales were appointed to move the site; it subsequently <a href="https://www.cbre.com.au/about/media-center/04122016c">sold for $8.61 million to a local investor</a>. According to CBRE City Sales the sale reflected a yield of 2.38% - the strongest ever received for a Melbourne CBD pub.

The bid to redevelop the Metropolitan Hotel brings it into line with a number of historically significant buildings around the CBD and Southbank that are subject to development.

Urban.com.au recently covered the <a href="/news/russell-streets-theosophical-society-building-sees-new-hotel-application">intended demolition of the Melbourne Theosophical Society</a> at 124-130 Russell Street; another historic building that has no present heritage protection. Also last week Melbourne City council voted in favour of the <a href="/news/a-reworked-super-southbank-development-edges-closer-to-approval">partial demolition and subsequent tower</a> behind the Robur Tea Company building at 87-127 Queensbridge Street.

Other notably historic buildings subject to development include the former Great Western Hotel at 204 King Street and 244-248 Flinders Street which is awaiting a VCAT hearing.

Council moves to contour a tower bid atop the Metropolitan Hotel

The latest tower loaded into South Yarra's Forrest Hill precinct renewal area at a substantial 28 levels stands to become one of the area's tallest. 

Wando Development Pty Ltd is seeking to realise a permit for the slim site at 17 Yarra Street with a predominantly residential tower. Sitting flush against the Bird de la Coeur Architects-designed Yarra House apartment tower to the north, 17 Yarra Street would replace a two level brick office building.

Whilst the developer is a new entrant into the Urban.com.au Project Database, so too is Designorama which has handled design duties for the application.

Carrying a construction value of $15 million, the site maintains a 15.24 metre frontage to Yarra Street.

The application is still in the process of being refined, based upon feedback provided by Stonnington City Council during March. Council made note of the tower's height which is 83.7 metres, although the development team contend the variance in height between what is and the preferred 76 metre maximum is negligible.

Designorama have added a setback to their tower's southern boundary, albeit a slight one, in order to accommodate for the future development of the neighbouring southern site.

In a broader context, 17 Yarra Street becomes the tenth active development within Forrest Hill precinct. <a href="/buildings/capitol-grand-241-toorak-road-south-yarra">Capitol Grand</a> which is at construction is comfortably the precinct's tallest building, with <a href="/buildings/esque-649-chapel-street-south-yarra">Esque</a> the other project at construction.

South Yarra's latest a 28 level residential tower

News regarding Melbourne's supersized developments has slowed dramatically in recent times mirroring market fluctuations and new planning laws, yet last night's Future Melbourne (Planning) Committee has seen a major Southbank skyscraper edge closer to reality.

The behemoth spans 87-127 Queensbridge Street, with proponent Aohua Sheng Le Property Development looking to realise multiple uses within the reworked tower form.

And Aohua Sheng Le Property Development may well be closer to a permit with Melbourne City Council planners recommending that a site-specific planning amendment be incorporated, effectively recommending approval. This, in turn, would be factored in by the Planning Minister who will determine the application.

The latest version now includes land at 107-127 Queensbridge Street and sees the overall height reduced to 47 levels. A lower height equates to less overshadowing of the proposed Boyd Park nearby whilst the development also looks to partly retain heritage structures at 107 Queensbridge Street.

Cox Architecture has since joined Fender Katsalidis Architects in design duties, replicating a partnership that has also yielded <a href="/buildings/queens-place-157-a-beckett-street-and-370-queen-street-melbourne">Queens Place</a> and <a href="/buildings/sapphire-by-the-gardens-63-la-trobe-street-melbourne-vic-3000">Sapphire by the Gardens</a> over recent times. The Southbank result is a sweeping, vaguely kidney-shaped tower form that has a sizeable frontage to Queensbridge Street.

The highly varied tower would primarily be dedicated to residential use by way of 733 apartments split between 200 single, 401 double and 132 three or more bedroom apartments. The figure of 733 is down from the 852 sought in earlier design iterations of the tower.

The current scheme would also see 4,995 square metres of office space, 188 hotel rooms and 1,369 square metres of retail space.

The tower would span 153 metres in height and include a massive 131,145 square metres of built form.

Primary vehicular access will be via City Road.

The sizeable through-block link will see extensive landscaping at ground level whilst a reflective kinetic soffit will provide visual engagement. Amenities over two levels include a cinema and karaoke area, multiple lounges, dining space, pools, terrace, gym and wellness centre.

Aohua Sheng Le Property Development's intentions saw an amended proposal submitted late last year with further revised plans to address heritage concerns submitted last month.

A reworked super Southbank development edges closer to approval

Beulah International has moved swiftly to capitalise upon the exceptionally strong demand for middle ring eastern suburb luxury apartments with the launch of their latest project.

The Grounds of Kew will look to tap into the buyer market from today after the developer secured the site late in 2017. Enlisting Fender Katsalidis Architects, Beulah International went about reworking the existing approved scheme for the 2,411 square metre site, resulting in 20 oversized apartments.

Owner-occupiers and local downsizers are firmly in sight, reflected by The Grounds' pricing model which sees apartments beginning at $1.415 million and peaking at $4.920 million.

Beulah International Executive Director Adelene Teh notes that the project is aimed at the generation looking to retire in something that is the pinnacle of design, and has accordingly dubbed The Grounds a ‘hyper luxury’ development.

Beulah International hits the hyper luxury heights in Kew

<a href="/new-apartments/melbourne-vic">Melbourne's</a> tag as the World’s Most Liveable city will have a companion, although the physical manifestation will not avail itself for a few more years yet.

YarraBend which is the reincarnation of the former Alphington Paper Mill site has been identified as the World’s Most Liveable suburb by 2025. The Liveable City Futures report compiled by international trend forecasters, The Future Laboratory, anointed YarraBend as the suburb of choice based upon current and future-facing factors.

These factors which "impact urban planning across the world to identify major trends that will shape the way we live, work and play to create optimised communities" are at the heart of the report. 

The Future Laboratory include standard benchmarks for measures of liveability such as education, infrastructure, crime rates, sustainability and affordability. Beyond these though the report includes indices that reflect further measures such as quality of life, convenience, connectivity, green spaces, wellbeing, innovation and culture.

With all the above factors considered, the United Kingdom-based Laboratory considered YarraBend the most worthy of all future suburban developments on a global scale.

Melbourne adds the World’s Most Liveable suburb title via YarraBend

Newcastle's development momentum continues to roll along as evidenced by the latest tower to reach planning.

Core Project Group is looking to capitalise on the city's development surge by backing the new office building at 723-733 Hunter Street. It forms the last piece of developable land across the former 'Newcastle City Holden' site which has seen childcare, hotel (Holiday Inn Express) and retirement (RSL LifeCare) uses added.

EJE Architecture's latest design iteration for the 14-storey office building hit planning in the last week of May, with the public now able to provide their input over the coming weeks.

Another development falling within Newcastle's West End Precinct, the $44 million proposal is sited across 3,909 square metres of land.

723-733 Hunter Street is but the latest development earmarked for the already burgeoning Newcastle city centre which is seeking an increasing amount of development activity.

North Sydney-based Thirdi Group has a vested interest in the area, recently launching West End Newcastle. It consists of dual residential towers dubbed Eaton on Union and Stella on Hannell, and will ultimately see a $100 million complex built.

Canberra-based Doma Group is also heavily vested in Newcastle with a string of projects in play. Works recently commenced on the developer's 154 apartment Lume project on Honeysuckle Drive, whilst a trio of additional projects incorporating hundreds of new apartments are at various stages of development.

Another noteworthy development is IRIS Capital's mixed use East End precinct on Hunter Street. It involves a four-stage development that is expected to add hundreds of new apartments in buildings ranging from 10 to 11 storeys.

Newcastle's skyline flourishes with multiple towers in the works

Melbourne builders will begin running the ruler over one of 2018's largest construction tenders. Activated last week, the tender is for the delivery of two residential towers across 85-93 Lorimer Street which combined have the potential to add 940 approved apartments to the skyline.

The sizeable site behind Mirvac's Yarra's Edge spans 8,847 square meters and is adjacent to a new tram corridor that is currently being studied as part of the Fishermans Bend planning process.

Alongside the hundreds of new apartments across both towers, the successful builder will also be required to deliver as many as 778 podium car spaces plus amenities. 53,454 square meters of approved Net Saleable Area is included under the approved Elenberg Fraser-designed scheme.

Spanning 47 and 49 levels, it remains to be seen whether the $200 plus million construction tender will be true to the approved design, or will see design modifications implemented.

Backed through planning by local developer Little Projects, the approved scheme was thereafter offloaded by the developer at the height of interest from Asian-based developers in the Melbourne property market. Selling agent Colliers made note during 2016 of a new Shanghai-based developer secured the development site for around $60 million.

Whilst it now shapes as one of the city's larger apartment projects in waiting, the final outcome will also see a substantial 2,100 square metre public park created, accounting for approximately one-quarter of the site. 

South Wharf Towers was initially submitted as a single 74 level apartment tower spanning 236 metres; at that height, it would have comfortably been Fishermans Bend's tallest building. Subsequent to negotiations with the State Government, the final result saw dual Elenberg Fraser-designed towers approved.

At the time of its approval, Minister for Planning Richard Wynne stated "this development reflects our vision for the future of Fishermans Bend, offering open space and well-designed apartments close to transport and services. We encourage innovative developers to put forward projects which we can be proud of decades after construction."

Lorimer Street residential towers draw closer to launch with construction tender announced

Coles Group Property Development's latest intended apartment development has hit planning, expanding on the firm's push to fully capitalise upon their significant land holdings.

Plans were lodged earlier this week with Ku-ring-gai Council for a considerable Lindfield development. In line with two current Melbourne projects, the existing Lindfield Coles across 376-390 Pacific Highway will be demolished in order to accommodate a multi-level mixed-use development with a construction value just shy of $58 million.

Christiansen O'Brien Architects are the principal design force behind the new complex which would see 70 one, two and three bedroom apartments above hundreds of car parking spaces and 4,840 square metres of retail/commercial area.

Specialist retail designers MIMA have also had a hand in design duties, specifically assisting with the finer grain materiality and place-making elements of the design.

The new build is slated to include 698 square metres of dedicated amenities atop the podium will separate dual residential wings.

Meanwhile in Melbourne, Coles Group Property Development is also pushing dual significant apartment projects.

Work is advancing on the <a href="/new-apartments/the-mark-441-glen-huntly-road-elsternwick">rebirth of Coles Elsternwick</a> which will be known as 'The Mark' upon completion. Rothelowman and i2C Design created the scheme that sees 173 apartments above a new and expanded Coles Supermarket - Liquorland which are themselves above a three level basement car park.

Builder Hacer has for the most completed the basement works, meaning that the concrete structure will begin to rise above Glen Huntly Road over coming months with an eye toward completion mid next year.

Design practice SJB's late 2017 image, seen below, depicts part of the approved scheme which includes 300 plus apartments, a full line supermarket, offices and gym. The design's ground plane includes new laneways and access points which intend to open up the development to its surrounds.

Rising from the podium form, four extruded building forms were massed across the site, up to a height of 12 storeys. Coles has held approval for the project since 2013 when VCAT ruled on the project, ultimately allowing an 11-storey redevelopment to proceed.

Coles Group pushes shop top apartment developments in Melbourne and Sydney

A major piece of green infrastructure is closer to reality in Sydney's inner suburbs with the draft GreenWay Master Plan now on show.

The significant step is the latest in the 15 year bid to deliver the remaining 3.2 kilometre section of GreenWay walking and cycle path through Lewisham West and Dulwich Hill that will link with existing green infrastructure at either end. Expected is a $57 million capital outlay to see the project through to fruition, with approximately half of that amount already in place.

The GreenWay Master Plan "sets out a unique, integrated, place-based approach which combines the four main functions of the GreenWay – active travel, ecology, recreation and culture – in each of the six precincts along the 5.8km corridor."

In its entirety, the green corridor spans 5.8 kilometres from Cooks River to Parramatta River's Iron Cove.

The all-encompassing nature of the project sees bike paths and foreshore walks, cultural and historical sites, public art, community events, cafes, parks, playgrounds and sporting facilities included.

Major components of the draft GreenWay Master Plan include:

Sydney's GreenWay Draft Master Plan open for public comment

Dynamic Property Group's move into the Melbourne development scene has been underlined with the success of their maiden project. Elwood Park is the first physical manifestation of the business created during 2016 by Sonya Miller and Olivia Christie.

The $25 million Elwood project was launched to Market during March and immediately found traction with buyers. 

DKO Architecture and Mim Design were enlisted to bring the project to fruition, accounting for overall and interior design duties respectively. Dynamic Property Group's want to encapsulate their stance toward development with Elwood Park resulted in only 14 apartments that range in size between 95 and 160 square metres.

Regarding Elwood Park's design credentials, the question regarding the choice of architect was posed. In response, Olivia Christie noted that a handful of firms were shortlisted, with DKO Architecture ultimately chosen due to a shared enthusiasm and vision for the small-scale development.

Furthermore, DKO Architecture was able to meet the brief that requested a simple, efficient, elegant yet high spec design.

This has translated into the project achieving sales success on the back of it being billed as a development akin to a family home, heavy on surrounding amenity and ideal in location. The buyer catchment has seen the surrounding suburbs provide the bulk of buyers, although a Templestowe-based buyer has also chosen Elwood Park.

Sonya Miller also confirmed that construction of Elwood Park is on track to commence in a few short weeks, with completion expected in late 2019.

Their joint property management business has allowed both Olivia and Sonya to garner the skill set required to branch into property development.

That experience, including site acquisitions and settlement, plus project management across all facets and scale of development was pointed out as being the decisive factor behind the creation of Dynamic Property Group.

Asked about their project pipeline, Olivia noted that between Armitage Jones and Dynamic Property Group many potential sites come into focus. A handful of potential sites are under scrutiny, but the vast majority are of no interest owing to a variety of constraints.

Sonya Miller confirmed that delving into commercial development is of interest, underlining the duo's push to immediately diversify their project type.

On to where the duo see Dynamic Property Group in five years from now, they expect the brand will represent quality at the right price point. Wellness also factors highly, reflective of the desire to create livable spaces from a residential perspective.

A question commonly asked of the duo is their position of influence given they are two leading females in what is historically a male-dominated industry. Both Olivia and Sonya effectively dismiss any notion of they being pioneers in certain aspects of development.

They do though want to be known for their collaborative approach, quality of work and passion for development.

Elwood Park represents Dynamic Property Group's successful entry into development

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
