It didn&rsquo;t seem possible that the extraordinary national property boom I recorded in the Autumn edition of the Price Predictor Index three months ago could get any bigger. But it has.

The new Winter 2021 edition of The Price Predictor Index records further uplift in sales activity and growing numbers of suburbs and towns with increases.

Other markets have matched or almost matched the very high levels we recorded three months ago.

The biggest improver is Melbourne, where the number of suburbs with rising sales activity has been 32 25 127 196 in the past four quarters (NOTE: the data in this report pre-dates the latest lockdown of late May/early June).

Brisbane has continued the exponential rise in its market: over the past 12 months, the number of suburbs with rising sales volumes quarter by quarter has been 28, 56, 124, 141.

Adelaide is another notable improver, with quarterly results of 52, 62, 93, 104 suburbs with upwardly-mobile markets.

Regional markets continue to be buoyant, with further improvement in Regional Victoria (27, 35, 86, 88) and Regional WA (15, 27, 34, 37).

The national leader in terms of the percentage of locations with rising sales activity is Regional South Australia - 79% of its towns are rising. It&rsquo;s surprising that a market that few Australian investors would ever consider is actually a national leader.

Next best in the nation is Melbourne (72%), followed by Regional WA (69%), Regional Queensland (65%), Brisbane (64%), Regional Victoria (64%) and Regional NSW (61%).

This data confirms just how strong regional market jurisdictions have been &ndash; and will continue to be, in most cases.

But it&rsquo;s not all a story of relentless growth - some markets are showing signs of tapering off.

The Sunshine Coast, which we named as our National Growth Star in the Autumn edition of the Price Predictor Index three months ago, has plateau-ed a little. It remains a very strong market with many growth suburbs and towns, and prices continuing to soar.

It&rsquo;s a similar scenario for the Central Coast of NSW and also Newcastle. Both remain busy markets with notable price uplift, but the number of locations with rising sales activity has tapered a little in this latest survey.

Canberra appears to have reached a peak in its market - in this survey I have found that only 24% of its suburbs have rising momentum in sales.

However, I have observed in the recent past that markets which appeared to have peaked have had resurgences. Examples include Geelong and Ballarat in Regional Victoria, where markets had faded somewhat after several years of growth, but experienced a second wave of demand out of Melbourne in the past six months.

The most startling data revealed in this report, at a time when incredible figures are the norm, is the major increase in median prices in the latest quarter in so many locations across Australia.

Hundreds of towns and suburbs have seen median price rises of more than 10%, uplift that would be impressive over 12 months, but this is the increase in just three months.

There are examples pretty much everywhere around Australia, across all price ranges and for apartments as well as houses. Millionaire enclaves, middle-ring areas, affordable suburbs, major regional centres and small country towns - they&rsquo;re all part of the trend of ridiculous rises in prices.

Gerringong NSW from $890,000 to $995,000; Noosa Heads QLD from $1,150,000 to $1,400,000; Bronte NSW from $3,400,000 to $3,890,000; Rye VIC from $720,000 to $810,000; Brighton VIC from $2,800,000 to $2,985,000; Cable Beach WA from $465,000 to $540,000; Port Elliot SA from $495,000 to $565,000; Fullarton SA from $945,000 to $1,105,000 - these are among myriad examples of median house price rises in just three months.

One of greatest drivers of this phenomenon is big-city residents buying in the small cities and in regional areas. Sydney and Melbourne people are looking online, observing how cheap the prices are compared to their neighbourhoods and making a phone call to buy sight-unseen.

In some cases, buyers are behaving foolishly, paying too much and/or buying in the wrong places. They think they&rsquo;re getting a bargain but often they are paying well above local values - or they&rsquo;re buying in places which lack the intrinsic drivers for long-term capital growth.

Even in a raging boom, buyers need to be sensible, choosing their locations well and paying prices in line with local market values.

The exponential growth in prices in the past quarter isn&rsquo;t confined to the housing market &ndash; many apartment markets are also experiencing major uplift.

In putting together the upcoming Winter edition of The Price Predictor Index, I have been updating the median price data for every notable suburb and town in Australia, changing the figures from three months ago to the current data.

In so many cases, the uplift has been quite startling, indicative of the once-in-20-years property boom sweeping the nation. When median prices are showing double-digit increases in just three months, you know something exceptional is afoot.

A few weeks ago, I listed some examples of rises for median house prices in locations across the nation. But it&rsquo;s also occurring in many apartment markets &ndash; not as prevalent, but nevertheless noteworthy in individual instances.

On the Redcliffe Peninsula in buoyant Brisbane, several suburbs are recording big rises in median prices for apartments. The median price in Scarborough has increased from $480,000 to $510,000, while Redcliffe has jumped from $385,000 to $425,000 &ndash; a rise of 10.5% in three months.

The median unit price in the Brisbane northside suburb of Newmarket has risen 16% in the past quarter, from $400,000 to $465,000.

In Perth, examples of big increases in median unit prices in three months include Rockingham ($210,000 to $250,000), Maylands ($285,000 to $315,000), Dianella ($270,000 to $330,000), Fremantle ($475,000 to $510,000) and Joondanna ($310,000 to $385,000).

The Rockingham rise was 19%, Dianella jumped 22% and Joondanna&rsquo;s increase was 24%. But the biggest leap has been in Mosman Park, up from $285,000 to $385,000 &ndash; an increase of $100,000 or 35% in the past quarter.

What, you may wonder, is going on here?

Adelaide has some notable examples. Norwood is up from $505,000 to $570,000 (13%) and Prospect has risen from $380,000 to $445,000 (17%). So does Canberra, including the 12% rise from $595,000 to $665,000 in Barton.

In Sydney, the median unit price in Fairlight has leapt from $1,425,000 to $1,560,000, Freshwater has gone from $890,000 to $940,000, Double Bay is up from $1,450,000 to $1,510,000, Neutral Bay from $955,000 to $1,050,000, St Ives from $1,020,000 to $1,120,000, and Kogarah from $685,000 to $785,000 (up $100,000 or 15%). Rose Bay has delivered one of the most remarkable results: its median apartment price has increased from $1,475,000 to $1,600,000 in three months &ndash; a rise of $125,000.

Melbourne has many notable instances, including Berwick (from $530,000 to $595,000), Beaumaris ($935,000 to $1,100,000) and Albion ($375,000 to $435,000).

There are lots of examples also in regional Australia, notably on the Gold Coast, the Sunshine Coast and the Central Coast, but also in regional cities like Newcastle.

One school of thought suggests we may see more big increases in apartment prices, because buyers priced out of the housing market in their favoured locations are switching their attention to more affordable apartments.

There&rsquo;s a strong argument that Brisbane is the leader among the major markets around Australia. Two-thirds of suburbs have rising sales activity and almost 90% have rising prices. Hotspotting&rsquo;s Autumn 2021 survey of sales activity three months ago identified 124 rising suburbs, easily a record for Brisbane. Our new winter survey has smashed that record, with 141 suburbs with rising sales activity.

The past four surveys have found 28, 56, 124 and now 141 rising suburbs, a pattern that encapsulates Brisbane&rsquo;s dramatic rise.

In our Spring 2019 survey, about 18 months ago, we classified 32 suburbs as declining markets and five as danger markets, with only 21 growth markets (most were plateau or consistency markets). Now, for the first time in five years, there are no suburbs we rank as declining or danger markets.

Partly this is due to dramatic improvements in the Brisbane-inner locations. This market has suffered in recent years from a major over-supply of apartments and most of the danger markets from previous surveys have been in this precinct: now vacancies are significantly lower and demand is rising for both houses and apartments.

Of the 22 Brisbane-inner suburbs ranked in our upcoming Winter edition of The Price Predictor Index, 17 are now classified as rising markets &ndash; and there are no longer any ranked as danger markets.

But there are large numbers of growth suburbs right across the Greater Brisbane Area, led by Moreton Bay Region in the far north (28 rising suburbs) and Logan City in the far south (25). The big improver is Ipswich City, which three months was still lagging the rest of Brisbane and had only five growth suburbs. Now, of the 14 Ipswich suburbs ranked in The Price Predictor Index, 11 are classified as growth suburbs. Bundamba (quarterly sales of 8 21 23 52) and Brassall (23 42 53 85) provide two dramatic examples. Both have median house prices in the low $300,000s.

Logan City, which showed major advances in our previous survey with 17 growth suburbs, has improved further and now has 25 growth suburbs. Woodridge sales have been 9 12 25 37 85 while Yarrabilba has been 42 51 69 93 and Eagleby 27 32 42 48 75, data which charts firstly recovery and then boom.

Moreton Bay Region is often the Brisbane market leader and this continues, with 28 growth&nbsp;suburbs, down slightly from 31 in the previous survey. Neighbouring Brisbane-north has also dropped slightly from 20 growth suburbs to 19, but remains a very strong market. There are also notable numbers of rising suburbs in the Brisbane-east, Brisbane-south and Redland City precincts.

PRICES: When we did our prices analysis three months ago, 76% of suburbs had delivered annual growth in their median house prices. This latest analysis finds that 89% of suburbs have had growth in the past 12 months.

Similarly, there has been improvement in the apartment markets, from 56% to 64% of suburbs recording annual growth in their median unit prices. The uplift in house prices is spread right across the Greater Brisbane Area, through a variety of price points in the inner, middle and outer ring precincts.

The Brisbane East precinct is a particular standout, with 12 suburbs delivering annual growth between 8% and 19%. The best performers have been Carina Heights, up 17% to $775,000, and East Brisbane, up 19% to $930,000. Lota ($690,000), Balmoral ($1,180,000) and Murarrie ($710,000) have all lifted 13%, while Tingalpa ($600,000), Norman Park ($1,010,000), Manly ($935,000) and Camp Hill ($975,00) all rising 10-11%. Carindale, Manly West and Wynnum has all grown 8%.

The neighbouring Redlands City area has also produced multiple growth suburbs, led by Thorneside (up 12% to $610,000) and Cleveland (up 10% to $645,000). Alexandra Hills, Birkdale, Capalaba, Ormiston, Thornlands and Victoria Point have all increased 7-9%. There are numerous growth markets in the city&rsquo;s north. Increases in the Brisbane North precinct have been led by Ashgrove (up 16% to $1,140,000), Clayfield (up 17% to $12,40,000), Banyo (up 14% to $625,000) and Sandgate (up 13% to $800,000). Suburbs which have recorded annual growth between 7% and 9% include Ascot, Chermside, Everton Park, Hendra, Taigum, Kedron and Stafford Heights.

A little further north, growth in the Moreton Bay Region is led by Eatons Hill (up 13% to $690,000), while Banksia Beach, Clontarf, Everton Hills, Kippa Ring and Strathpine have all increased 7-8%.

In the Brisbane South precinct, Yeronga has been a city growth leader, with its median house price rising 31% to $1,115,000 in the past 12 months. Holland Park ($820,000) is up 13%, while Wishart ($800,000), Moorooka ($695,000), Tarragindi ($865,000) and Upper Mount Gravatt ($680,000) all have increased 10-12%.

Further south, growth markets in Logan City include Daisy Hill (up 20% to $570,000) and Windaroo (up 16% to $560,000), while Waterford, Underwood, Eagleby, Edens Landing and Jimboomba have all grown 7-9%.

Among the inner-city suburbs, New Farm has grown 20% to $1,855,000, Bardon is up 17% to $1,175,000, West End is up 13% to $1,115,000 and Woolloongabba has increased 15% to $870,000.

Of the Brisbane West suburbs, St Lucia has jumped 23% to $1,505,000, Graceville is up 17% to $1,035,000 and Taringa, Chapel Hill and Sinnamon Park have all increased 10-11%.

The most pointless discussion in real estate is the one about housing affordability. It&rsquo;s pointless, not because it lacks importance or potential solutions, but because the conversation never focuses on the real issues.

Australia has been debating affordability for decades. The media discussion that&rsquo;s happening in 2021 is the same one that occurred last year, and five years ago, and 20 years ago. Go back in time as far as you like and you&rsquo;ll find acres of newsprint describing how young Australians are priced out of the market and doomed to a lifetime of renting.&nbsp;(Ironically, the past 12 months has seen record activity from first-home buyers.) But if you examine media coverage of the affordability issue over the past 10, 20 or 30 years, you will struggle to find any reference to the root causes.

That&rsquo;s why the debate is pointless. If you&rsquo;re not going to discuss the real issues, why bother? The debate is generally driven by politicians skilled at diverting blame and the reports are written by journalists who haven&rsquo;t got a clue.

Recent decisions by the State Government in Victoria encapsulate why we have expensive housing and difficult issues for first-home buyers. They hiked taxes on investors and reduced grants for FHBs &ndash; thereby making affordability worse at both ends of the equation. More expensive housing and less government assistance. Brilliant.

But Daniel Andrews and Tim Pallas would swear they cared more about FHBs and housing affordability than anyone else in the nation.

This is standard fare from our politicians. When Gladys Berejiklian became Premier of NSW in early 2017, she used her first press conference to claim that improving affordability was top of her priorities. Four years later, most decisions by her government impacting on affordability have made it worse, not better.

It&rsquo;s a similar story with deadly Dan Andrews. He would have us believe that he lies awake at night fretting over the plight of young housing hopefuls, but in so many ways his government has made affordability worse.

The decision by his Government to hike land tax and stamp duty on investor owners continues the age-old problem of politicians using the housing industry as a cash cow - and thereby making housing more expensive to create.

The problem of affordability can be summarised like this: it&#39;s caused by politicians at all three levels of government&nbsp;milking the housing industry for revenue. Local government does it and the Federal Government does it, but by far the worst are state governments.

Every time a state government&nbsp;needs some extra revenue, they slug developers and investors. They believe there&amp;#39;s little electoral damage&nbsp;in doing that, but ultimately it&amp;#39;s the home-buyers who pay,&nbsp;including first-home buyers.

Australia has a rental shortage crisis and politicians should be encouraging investors. But they continue to discourage investors - hence the ultra-low vacancies and rising rentals in most locations. The State Government in Victoria has made the situation worse. A memorable episode of the iconic British comedy Yes Minister involved the quintessential public servant Sir Humphrey Appleby lecturing about how governments present the appearance of caring about an issue while changing nothing.

You call for an inquiry. Let the inquiry run for a couple of years. Then recommend a Royal Commission. Another couple of years gets chewed up. At the end of the process, identify an unpopular minority to blame for the problem and scapegoat them. Nothing has changed but you&rsquo;ve created the appearance of serious action.

It sounds farcical but Australia actually did this with housing affordability. There was a series of Federal Government inquiries and at the end of a very low process, devious politicians decided to scapegoat foreign investors as the cause of the affordability problem.

That gave politicians a licence to slug foreign investors with a series of new charges, all under the guise of improving affordability. It was an incredibly cynical exercise - a revenue-raising measure, pure and simple &ndash; and nothing changed about affordability because foreign investors were never the problem.

At the last Federal Election, the Labor Party under Bill Shorten sought to save money in the Budget (they fully expected to win) by proposing to scrap negative gearing and increase capital gains tax &ndash; but tried to dress it up as a measure to improve housing affordability. When asked &ldquo;Does this mean that the value of homes will fall under your policies?&rdquo;, Shorten claimed that it did not. The value of homes would not fall. This begged a follow-up question: &ldquo;How, then, will affordability improve?&rdquo;

Labor front-bencher Tanya Plibersek, in the lead-up to the 2019 election, claimed that the typical property investor in Australia owned 15 or 20 properties. Given that the official data shows that the typical investor owns one or two properties, this was an outrageous lie. But quite deliberate and calculated.

Federal Labor (and many sections of the media) generally portrayed property investment as something akin to a criminal activity, thereby scaring off investors already discouraged by APRA measures.

The outcome is a national rental shortage crisis.

Yes Minister was a documentary, not a comedy. And we will never resolve the housing affordability issue until we understand that the politicians are the problem.

Price growth in the early part of 2021 has been beyond impressive in many locations across Australia - it&rsquo;s been exponential.

Every three months, Hotspotting analyses sales activity and prices for every suburb and town in the nation, for the quarterly editions of The Price Predictor Index.

In updating the median prices for each location, it&rsquo;s impossible to avoid the conclusion that something extraordinary has been happening in many of our property markets.

The change in median prices in just three months has been, in many cases, mind-boggling. At Bondi Beach in Sydney, the median house price three months ago was $2,820,000. Now it&rsquo;s $3,100,000. That&rsquo;s an increase of $280,000 in just three months.

At Noosa Heads in Queensland, the median house price has risen from $1,150,000 to $1,400,000, an increase of $250,000 - 22% - in three months. And at Byron Bay, the median house price has gone from $1,835,000 to $2,220,000. 
 
It&rsquo;s happening also in some of the nation&rsquo;s apartment markets. In Kogarah in Sydney, the median unit price has risen from $685,000 to $785,000, a rise 15% in three months, while the median unit price in Rose Bay has increased $125,000, St Ives is up $100,000 and Lindfield $125,000 in that time frame.

The dominant trend in Australian real estate, the one I call the Exodus to Affordable Lifestyle, first became highly visible 3-4 years ago in Victoria.

Melbourne residents started buying in regional cities and towns, firstly in places close to the state capital like Geelong and Ballarat. And, then, as the trend gathered pace, they added Bendigo to the shopping list, as well as the hill change areas north of Melbourne and the growth areas south-east of the city.

The year of the pandemic, with Melbourne suffering major lockdown periods, gave further impetus to the idea of leaving the big city and securing a different kind of lifestyle elsewhere in the state, while working remotely. Now buyers are targeting more distant centres like Warrnambool, Mildura, Echuca and the towns of East Gippsland.

This has resulted in spectacular growth in property prices in locations large and small across Victoria is the past year.

When I conducted a price analysis of Regional Victoria three months ago, I reported: &ldquo;Regional Victoria continues to excel on price performance, with 94% of locations across the state recording price growth in the past 12 months &ndash; and with 40 towns or suburbs achieving double-digit increases in their median house prices.&rdquo;

I&rsquo;ve just completed a new analysis, which records an even more spectacular price performance: 96% of locations in Regional Victoria have had growth in their median house prices in the past 12 months &ndash; with 87 towns or suburbs achieving double-digit increases, including 20 locations which have lifted more than 20% in the past year.

Out of 139 suburbs and towns analysed, 133 have had annual growth - with 121 above 5%, 87 above 10% and 20 above 20%. These are nation-leading results on price growth.

Ballarat, Bendigo and Geelong are all standout performers with multiple suburbs with double-digit growth in their median house prices, but there are strong rising markets right 
across the regional areas of the state.

Some of the lesser-known towns of Victoria have had extraordinary increases in their median house prices in the past. Yarrawonga has risen 28% to $480,000, Myrtleford is up 29% to $380,000, Korumburra has risen 28% to $400,000, Maffra is up 24% to $315,000, Lakes Entrance has increased 26% to $385,000, Stawell has risen 22% to $230,000, Hamilton has increased 25% to $265,000 and Bright has lifted 23% to $715,000.

Towns which have increased by 16-18% include Venus Bay ($390,000), Mansfield ($530,000), Apollo Bay ($700,000), Beechworth ($540,000), Daylesford ($705,000), Loch Sport ($270,000) and Leongatha ($425,000).

There are numerous other towns where the annual growth has been between 10% and 15%, including Ararat ($245,000), Bannockburn ($525,000), Benalla ($325,000), Cobram ($300,000), Colac ($355,000), Drouin ($490,000), Echuca ($415,000), Euroa ($360,000), Inverloch ($670,000), Maddingley ($530,000), Metung ($450,000), Mildura ($335,000), Nagambie ($470,000), North Wonthaggi ($435,000), Paynesville ($385,000), Swan Hill ($320,000), Wangaratta ($360,000) and Warrnambool ($415,000).

Among the Hill Change areas a little north of Melbourne, Wallan, Kilmore, Seymour, Woodend, Gisborne, Romsey, Maldon and Maryborough have all increased 10% to 15% in the past 12 months. Median prices range from $270,000 at Maryborough to $855,000 at Woodend.

East of Melbourne, the towns of the Latrobe Valley have been particularly prolific, with Moe up 24% to $260,000, Churchill rising 22% to $235,000 and Newborough increasing 20% to $305,000. In Cardinia Shire on the south-eastern fringe of Melbourne, Emerald has lifted 13% to $750,000 and Beaconsfield has jumped 15% to $790,000.

The larger centres which have led the renaissance in Regional Victoria values &ndash; Ballarat, Bendigo and Geelong &ndash; are still producing major growth in median house prices, suburb by suburb. Most suburbs in Bendigo have had double-digit annual increases, headed by four locations which have increased 20-21% - White Hills ($380,000), Heathcote ($410,000), Maiden Gully ($620,000) and Strathfieldsaye ($555,000).

It&rsquo;s a similar scenario in Ballarat, where a dozen suburbs have grown by 11% or more, headed by Buninyong (up 26% to $615,000) and Lake Wendouree (up 26% to $1,070,000). Geelong also has a dozen suburbs with double-digit annual growth, led by East Geelong (up 25% to $795,000) and Geelong (up 23% to $885,000). Barwon Heads ($1,215,000), Herne Hill ($615,000), Ocean Grove ($800,000) and Portarlington ($710,000) have all had annual increases in the 15-17% range.

Some people will kill for a bit of free publicity. The first thing to be murdered is the truth, in the quest for cheap limelight.

In real estate, a perennial favourite among those who seek media profile is the affordability crisis. This is a ripper yarn because it tugs at the tear ducts of all Australians whose hearts bleed for desperate young couples who can&rsquo;t afford to buy a home.

It&rsquo;s rubbish, of course, but the truth is always optional in these kinds of storylines.

First, here&rsquo;s the reality. The past year has been the best time ever to be a first-home buyer in Australia. The level of government assistance has never been higher and the cost of finance has never been lower. And investors have been fence-sitting so first-timers haven&rsquo;t had a lot of competition.

And young home-buyers have responded in record numbers.

Yet, despite all of that, there are organisations who have managed to construct a scenario where no one can afford to buy or that prospective first-timers have to save for 10 or 12 years to cobble together a deposit for a meagre dwelling.

Here are some recent headlines from mainstream media:-

- &ldquo;Policy failures see houses become unattainable for young Australians&rdquo;

- &ldquo;Australian housing affordability worsens amid fears proposed safe lending laws repeal will lead to debt disaster&rdquo;

- &ldquo;Tensions in housing market as affordability worsens&rdquo;

- &ldquo;First home buyers take 10 years to save for a deposit&rdquo;

- &ldquo;From down payment to dealbreaker: Average house deposit now exceeds 100k&rdquo;

Those last two screamers are the biggest lies.

How do they concoct such scenarios, at a time when FHBs are out there buying in such large numbers?

Very easily, so as long as you&rsquo;re not bothered by a conscience. You simply create a formula in which every component is a work a fiction.

Here&rsquo;s the proposition they put forward:-

- How long does it take the average young couple on typical incomes to save a 20% deposit to buy the median-priced house in Sydney?

It&rsquo;s difficult to imagine a scenario more distant from the reality of most FHBs across the nation.

Here&rsquo;s why &hellip;

- They stipulate a 20% deposit. Nobody saves a 20% deposit. You don&rsquo;t need to. You can currently get into a first home with a 5% deposit without having to pay mortgage insurance.

- First-home buyers don&rsquo;t buy median-priced properties, not in Sydney or anywhere else. They buy in the lower price ranges.

- Why houses? Many young Australians prefer apartments and not just because they&rsquo;re much cheaper. Why do these fictitious scenarios never insert apartments into the equation?

- Why this focus on our most expensive? Why not Brisbane or Perth or Adelaide?

So here&rsquo;s a realistic equation to give a true appraisal of the prospects for young buyers: how long does it take to save a 5% deposit to buy a house in the lower price quartiles in Brisbane?

Or how long does it take to save the required deposit to buy an apartment in Adelaide or Perth or Hobart?

Or, given the predominate trend in Australian real estate, how long to save a 5% deposit to buy a house in Orange or Wollongong or the Sunshine Coast or Bendigo or Geelong?

Those are scenarios that equate to the reality faced by most prospective first-home buyers.

But you will never see that equation presented in mainstream media, because it doesn&rsquo;t serve the desired outcome: a screaming negative headline, with the truth optional.

The exodus to an affordable lifestyle has become the dominant trend in Australian real estate across the nation. 

But many people believe - mistakenly – that this means that Australians are moving en-masse to the beach. 

This speaks to a fundamental misunderstanding of what is meant by the term “lifestyle”.

The reality is that the “lifestyle” means different things to different people – and, as a consequence, Australians are not just moving to the coast. 

Australians are moving in large numbers from the largest cities to some of the smaller capital cities and also to regional areas inland.

Brisbane, Hobart, Darwin, Adelaide – our smaller capital cities are gaining population from this trend, as are inland regional centres like Orange, Tamworth, Goulburn, Wagga Wagga, Mudgee, Toowoomba, Gympie, Ballarat, Bendigo and Mildura.

So while coastal locations like the Central Coast in New South Wales and the Sunshine Coast in Queensland have been major beneficiaries, many of the locations getting the biggest uplift are hours away from the nearest beach.

The Exodus to Affordable Lifestyle trend really started with people moving from Melbourne to regional centres in Victoria. This trend has been under way for at least the past 3-4 years.

Many of the suburbs of Ballarat have had double-digit growth in their median house prices in the past year, with Soldiers Hill up 18% and Buninyong rising 22%. Virtually every suburb of Bendigo has grown more than 10% in the past year, with many of them rising by between 15% and 20%.

Several hours from Melbourne, Warrnambool is up 13% in 12 months, Shepparton has grown 11% and Mildura is up 10%.

The trend is also seen large numbers of Sydney residents moving to regional areas of New South Wales and to other parts of Australia.

In various parts of regional NSW, median house prices have risen 13% in Orange, 20% in Bowral, 12% in Parkes,11% in Mudgee and above 15% in some suburbs of Wagga Wagga.

All these places have rising prices on the back of a big uplift in sales activity, boosted by demand from major cities.

The population data shows that Sydney has been losing population to internal migration for the past 10 years and that Melbourne has also been losing population through people moving to other parts Australia for at least the past three years.

Clearly, in many cases, the relocation of people has not been to the coast but to regional cities and towns inland.

This is because “lifestyle” can mean living in a town where there is a strong sense of community or living in a place where there are no traffic lights and you can get a park in the main street.

People value the safety and security available in regional centres. These places are often seen as good places to raise a family. Many regional centres have good schools, including private schools, and all the facilities and amenities that families need to lead comfortable and fulfilling lives.

I live in a hill change town in Queensland where the median house price has risen 22% in the past year, because it’s a perfect fit the Exodus to Affordable Lifestyle trend.

This location is not about beaches, although they’re only 30 minutes away. It’s about green hills, clean air, a strong sense of community, safety, access to good schools and ease of parking (although it’s getting harder). There are no traffic lights in this town.

It’s a strong area for arts and crafts, has a great music scene and there are lots of good places to eat. I wouldn’t want to live anywhere else. Lifestyle.

And I work from a home office. As a researcher and writer, I have no need to be in the big, expensive, congested capital cities, apart from the occasional visit to meet clients or speak at a seminar.

Exodus to affordable lifestyle not just moving to the beach: Hotspotting's Terry Ryder

One of the greatest causes of confusion for real estate consumers is the way research companies compile data on prices - and the way media outlets report the results of that research.

Media tends to report price information from each individual research firm as fact, without making any reference to the reality that it’s simply one firm’s view of the situation, based on their individual methodology.

Media will report, for example, that Canberra house prices have increased 14% in the past year. Fact. Because CoreLogic has published a press release saying this is the case. And therefore the Canberra market is booming

But the latest figures from the ABS claim that Canberra house prices have increased around 6% over 12 months. Therefore, the Canberra market is showing solid growth but you wouldn’t classify that as a boom.

But, wait. The latest data from SQM Research suggests that Canberra house prices are up just 0.4% in the past year. According to those figures, the Canberra market is hardly moving at all.

So Canberra is either stagnating, rising moderately or booming, depending on which research source you use.

But mainstream media doesn’t reveal that to real estate consumers. It reports each data release from sources such as Domain, CoreLogic, the ABS and SQM Research as gospel.

And then publishes commentary pieces making all kinds of assumptions and conclusions based on the premise that the published figures are fact. 

For example, “Canberra houses are growing beyond the reach of many buyers, with prices up 14% in the past 12 months”. That’s based on CoreLogic data. But other sources disagree, including one that says Canberra prices haven’t moved at all in the past year.

I’ve put together a compilation of the latest price growth figures from three different sources – SQM, the ABS and CoreLogic - which shows the annual percentage growth in house prices and apartment prices in each of the capital cities.

According to two sources, Sydney apartment prices overall have shown small growth in the past year, but the third source suggests prices are still down 5%.

Melbourne house prices, in annual terms, are recovering and starting to grow again, according to two sources, but are still down based on the data published by the third source.

According to CoreLogic, Darwin is leading the nation on growth in its house prices, up 16% in the past year. But the ABS and SQM Research record annual rises of 2-3%, well below the levels of other cities.

SQM claims Darwin apartment prices are up almost 20% in the past year, but CoreLogic says the growth is around 10% and the ABS says it’s just 1.1%.

Mainstream media never highlights these discrepancies, but simply reports each new set of figures as a fact.

There are many reasons why these anomalies in the price data occur. 

You might think that the question of whether prices are rising or not, or by how much, is a matter of fact.

But it isn’t. Each research entity has its own individual methodology and parameters. There are also different time frames involved: the latest data from the ABS is up to the end of 2020, while the CoreLogic figures are up to the end of March 2021 and the SQM figures extend into the current month.

But the biggest problem is that the research firms are attempting the impossible. They’re seeking to distil all the thousands of property transactions in a city as large of Sydney down to a single figure, which says Sydney house prices have risen 7.7% or 5.3% or 2.5%. 

What’s happening in Bondi is very different to Penrith, and Vaucluse sits in stark contrast to Blacktown. They’re putting sales in suburbs where typical houses cost $5 million into the same melting pot as locations where the average home is $650,000 and expecting it to deliver a meaningful figure for “Sydney houses”.

According to the latest CoreLogic data, the annual growth in median houses in specific suburbs is as follows:-

Manly up 2.5%

Burwood down 8.8%

Cronulla up 21.3%

Blacktown up 7.1%

Rose Bay down 7.2%

Kensington up 3%

Kellyville up 13.2%

Gordon up 9.2%

Mt Druitt up 5%

Vaucluse up 2.5%

Putting all those differences, and hundreds of others, into the algorithm delivers a result which says Sydney house prices have risen 7.7% in the past year.

Fact.

Contrasting property statistics sets buyers back: Hotspotting's Terry Ryder

There were two pieces of positive news in the past week which demonstrate the value to the nation and its citizens of growth in the property market.

One came from research from the Real Estate Institute of Australia which shows that the median house price for the Australian capital cities has risen from $160,000 in 1996 to $825,000 today.

The Real Estate Institute of Australia says the median house price has risen more than 400% in the past 25 years. 

It sounds extraordinary – but, to put it in perspective, it equates to an average annual increase of 6.6% per year. Healthy, and certainly ahead of inflation and wages growth, but not monumental.

This is despite fairly muted growth since 2016. The data shows that over the past five years, the median house price in the capital cities grew 25%, from $683,000 to $825,000, while “other dwellings” rose by 10% to $600,000.

The other item of note came from the Australian Bureau of Statistics. It says that a booming property market helped add half a trillion dollars to Australia’s household wealth in the December Quarter, taking the total to just over $12 trillion.

The nation recorded its biggest gain in quarterly wealth since 2009 despite COVID-19 concerns and employment fears over the end to JobKeeper.

According to the ABS, total household wealth increased 4.3%, or $502 billion, in the last three months of 2020, marking the highest quarterly growth rate since the December Quarter of 2009.

The property market was the key driver. During the December Quarter, residential assets grew by $246 billion, or 3.5%, the biggest rise since the December Quarter of 2016. That came on top of a $200 billion rise in house values for the September Quarter.

ABS head of finance and wealth Katherine Keenan says: “The growth in residential assets was seen across both owner-occupier and investor housing in the December Quarter. Owner-occupier housing loans grew 1.9%, the strongest growth in four years, while investor housing loans grew 0.4%, which was the first positive growth in the past two years.”

The housing debt to income ratio decreased from 139.2 to 139 over the quarter, as growth in income exceeded growth in housing debt. The ratio has fallen for the past four quarters.

This is mostly good news for nation. I’m telling you this because you won’t hear it from mainstream media. What you will hear is that it’s a crisis. Indeed, several crises. An affordability crisis, a debt crisis and a social crisis.

But I see mostly positives. The key factors here are that this gives confidence to most Australians, encouraging them to spend, which benefits the economy and creates jobs, and it helps people establish the financial base to fund their retirement.

Successive federal governments for the past 20 years or so have encouraged Australians to invest to provide for their retirement years, placing less reliance on the public purse. 

For many Australians, real estate is the option of choice because they feel they understand it and they see it as a safe and solid option for growth.

The current national property boom is a big step down that path.

A key point of difference for the project is the adaptive reuse of the heritage-listed Dixon's Tannery building, which will become The Retreat, a residents-only wellness precinct rather than being redeveloped into additional apartments.

The Retreat will feature a sauna and steam room, hot and cold plunge pools, a commercial-grade gym, Pilates studio, cinema, library, co-working spaces and private dining room. Rooftop amenities will include a swimming pool, landscaped gardens, outdoor entertaining areas and dog-friendly spaces.

Designed by Cottee Parker Architects with interiors by Tom Mark Henry and landscape architecture by Aspect Studios, The Tannery comprises 87 two, three and four-bedroom apartments across 11 levels overlooking the Brisbane River.

Cottee Parker principal Dee Passenger said preserving the original tannery building had been central to the project's design.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

Coinciding with the public launch, McNab also announced a partnership with Queensland Ballet, whose neighbouring Thomas Dixon Centre shares historical ties with the original Dixon family.

Located on a 4,465 sqm site at 439 Montague Road, The Tannery overlooks the Brisbane River and is around 10 minutes from the CBD.

Construction is underway, with completion expected in the second half of 2027.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
