Renewal SA has a number of industrial projects predominantly situated to the north and south of the Adelaide CBD, according to the latest report from Herron Todd White.
SA Renewal works to promote investment in the state through private sector access to government land holdings.
Projects include the Grand Trunkway Estate and Port Direct developments to the north-west of the CBD and close to Port Adelaide, Edinburgh North to the outer north, Tonsley to the south and Seaford to the outer south. 
The Grand Trunkway Estate is a General Industry zoned development of 15 hectares and has strong transport links to the Outer Harbour, Interstate Main Rail Line and the Port River Expressway.
The valuers noted that Renewal SA has also retained land for further stages and to accommodate occupiers with larger land requirements such as. 
Further north-west is the Port Direct development of 27 hectares which has access to the Outer Harbor import/export facilities and to the facilities within the Naval Shipbuilding Precinct which is within 1.2 kilometres. 
The Northern Adelaide Food Park at Edinburgh North is proposed to be the state’s premier food manufacturing precinct.
The site was previously earmarked for the Parafield Airport, however concerns from tenants and purchasers relating to the ownership of the land have caused the government to reconsider.
The Seaford Industry Park project commenced in 2004 with the aim to support food and wine businesses with links to McLaren Vale.
The development is zoned General Industry and aims to support the fast-growing suburbs south of the Adelaide CBD. 
Tonsley, the former Mitsubishi Motors assembly plant, is in the process of being completely re-developed into a mixed-use district with residential, high-value manufacturing and commercial allotments.
The Main Assembly Hub, an 80,000 square metre warehouse, has been adapted for re-use as the centre of Tonsley’s social activity and features shops, cafes, services and facilities.
The General Motors Holden site of approximately 122 hectares at Elizabeth (north of the Adelaide CBD) is reportedly under contract to an interstate developer with a large portion of the site to be transformed into an innovative business park.
The report indicates that Holden will retain a significant portion of the site as a spare parts operation and the history of the site will also be recognised with a proposed heritage and hospitality centre.
However the above developments are not considered to be situated within prime industrial locations the valuers noted.
The premier industrial precinct within Adelaide is Regency Park, which is partly due to its proximity and ease of access to major transport routes.
"The North-South Corridor is integral to the delivery of the 30-Year Plan for Greater Adelaide," it said.
"At present, there are a number of stages and ongoing works underway for the project, spanning some 78 kilometres between Old Noarlunga and Gawler which include a series of strategic non-stop links to connect the expanding industrial and residential growth areas."
Herron Todd White Research and M3 Property Research have seen yields within well located, prime industrial locations tighten.
Their research indicates prime industrial yields across all precincts are typically between 7.75% and 8.75%, whilst secondary yields are between 9% and 9.75%.
Market reports indicate that owner-occupiers have become a prominent purchaser group since the progressive phase-out of stamp duty in South Australia from 1 July 2016.
This, as well as the relatively low and competitive interest rates, has benefited purchasers and the valuers forecast it will continue to do so in the near future after the full abolishment at the end of the 2017/18 financial year.

SA Renewal industrial projects underway in Adelaide: HTW

The 2019 ACT Architecture Awards’ top prize has been won by a contemporary extension to an inner-south bungalow.
The prestigious Canberra Medallion was presented to Austin Maynard Architects for the Empire house (pictured above).
Minister for Planning and Land Management Mick Gentleman handed over the award.
The project also won the Gene Willsford Award for  Residential Architecture – Houses (Alterations and Additions).
Australian Institute of Architects ACT Jury Chair, Sarah Truscott, said the project displayed an understanding of the building’s heritage.
"Empire is located on a road that forms a key part of Burley Griffin’s masterplan,” said Truscott.
“The architects have shown respect for Canberra’s built heritage by preserving the best of this home and creating smart additional living spaces inside and out for all seasons."
Other major winners include Edgeworth Apartments, which won the Sydney Ancher Award for Residential Architecture – Multiple Housing for Cox Architecture, and the Concrete House by Rob Henry Architects won the Malcolm Moir and Heather Sutherland Award for Residential Architecture – Houses (New).
Clarke Keller and dwp|design worldwide partnership received the Enrico Taglietti Award for Educational Architecture for their work on ANU’s Hanna Neumann Building. The building also won the W Hayward Morris Award for Interior Architecture and the Pamille Berg Award for Art in Architecture.
"This new building brings together ANU’s Mathematical Sciences Institute and Computer Science in a new teaching and research hub. Embedded coding in the façade and interior details create a series of mathematical puzzles for students to decipher as they work their way up the building with the most complex on the top level," Truscott said.
A total of 30 Named Awards, Awards and Commendations were presented on the night.
ACT Chapter President, Philip Leeson, said: “This year’s awards saw 37 entries ranging from small alterations and additions to large public commercial buildings and institutions.
“Each year our awards showcase the extraordinary talent of the architecture profession and the outstanding buildings it produces and this year is no exception.
“The architects and their projects recognised by this year’s jury will enter the canon of great architecture that has contributed to the city of Canberra that we love.”
Named Award and Award winners will now progress to the National Architecture Awards to be announced on Thursday 7 November 2019.

Empire take out top prize at ACT Architecture Awards

Official results show that 2018 was one of the strongest years on record for population growth, with the number of people living here rising by 404,780 during the year. 
This reinforces the need for state and territory governments to work with the Federal Government to implement microeconomic reform measures that will support the fast tracking of congestion busting infrastructure projects and more efficient planning, tax and red tape cutting regimes to support an increase in new housing construction.
ABS data indicates that Australia’s population rose by 1.6% over the course of 2018. Net migration from overseas accounted for about 250,000 additional residents while the excess of births over deaths added 156,000 to the population. 
There is a very strong linkage between inward migration to Australia and the pace of job creation. The 270,000 increase in total employment during 2018 is very similar to the figure for overseas migration. 
Population and jobs growth drives construction activity right across the spectrum including for residential, offices, shops, schools and hospitals – not to mention all of the support infrastructure needed.
Australia’s building sector is currently facing challenges in the form of weakening economic growth and difficulties around access to finance in some parts of the market.
Fast tracking the rollout of previously announced government infrastructure projects would help strengthen confidence on the ground in addition to meeting the needs of a growing population.
Master Builders estimates that between 193,850 and 201,705 new homes will need to be built each year over the coming two decades to accommodate future growth. Failing to do this will surely result in home ownership becoming an even more formidable quest for our younger generations.
Given that we managed to build just 173,350 dwellings per year over the past 20 years, the onus is on all tiers of government to lift their game and ensure that land supply, planning policy and taxation settings are more conducive to the delivery of the homes and buildings we will require.
During 2018, the fastest rate of population growth was in Victoria (+2.2%), followed by the ACT (+1.8%) and Queensland (+1.8%). More modest growth was recorded in NSW (+1.6%) and Tasmania (+1.2%). 
Particularly challenging economic conditions in the NT contributed to a 0.4% decline in its population during 2018. Population growth was quite modest in South Australia (+0.8%) and Western Australia (+0.9%).

Queensland had the nation's cheapest auction result on the weekend.
It was <a id="LPlnk277824" class="OWAAutoLink" href="http://professionalscaboolture.com.au/real-estate/property/1061827/22-rosemary-street-caboolture-south-qld-4510/" target="_blank">22 Rosemary Street, Caboolture South</a> (below) which fetched $171,000 at a mortgagee auction. There were two bidders.
The three bedroom high set home came with two car garage underneath on its 405 square metre block, inland from Bribie Island.
It last sold at $143,000 in 2004.
"The upstairs living area needs repairs and will make a good project," the selling agent, John Dunne at the Professionals Caboolture advised.

Caboolture South mortgagee sale ranks as nation's cheapest weekend auction

Dalhousie, a 46.5 hectare (or 115 acre) rural lifestyle property at Nagambie, is for sale through agents Pat Rice &amp; Hawkins.
Offers on 1878 Northwood Road are due June 26 with expectations over $2.8 million.
Dalhousie has been listed by the daughters of the late Marie Tehan, who passed away in 2004.

It is up to you to determine if the offering is a truly beneficial bargain.
Remember buying at the bottom of the cycle is fraught – as you can't really precisely pick the bottom nor know just how long until you see some price growth.
Be aware you could be buying a poor quality property in an area with ongoing issues of oversupply of stock.
The oversupply could be also putting downward pressure on rents.
Other price declines could be because the vendor needs a quick sale or paid way over the top on its last purchase chase.
Property Observer suggests property purchasing really does need to be a very well considered proposition with a long term mindset.

Bargain property at Mount Eliza? Home at $2 million discount

Two agricultural properties spanning 7,000ha and home to the heritage-listed One Ton Post survey marker in Queensland’s Border Rivers region have been listed for sale.

Dallas, Victoria home unsuccessful at mortgagee auction

The owners of a Northern Territory cattle station are suing Origin Energy in a bid to stop them expanding its fracking operation.
Origin began fracking the Amungee well in the Beetaloo Basin in 2016.
The owners of the Amungee Mungee cattle station are seeking an injunction to stop Origin from further gas exploration.
The owners are billionaire businessman Brett Blundy and Katherine poly pipe manufacturers Emma and Adrian Brown.
They accuse Origin of failing to provide information about the environmental risks associated with fracking.
The Pepper inquiry found current land access guidelines in the NT were not binding and called for signed agreements between pastoralists and gas explorers to be mandatory, The NT News recently reported.
“It is the panel’s strong view that, prior to any access to a pastoral lease, a signed land access agreement (statutory land access agreement) must exist between the pastoral lessee and the gas company and, moreover, that the obligation to finalise such an agreement must be statutorily mandated,” the report reads.
An Origin spokesman said the company had “been talking to this pastoralist for almost 12 months for this year’s activity.”
“Origin previously reached agreement to access the same property, for similar activities, and had no issues either in reaching an agreement or in the execution of our work,” he said.
“Our desire is always to work constructively to finalise an agreement about access to the property.”

Spacious Group completes Voyage Altona in Altona's beachside precinct

Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

The latest Global Wellness Institute figures show wellness real estate remains the fastest-growing segment of the global wellness economy and is forecast to exceed $1.8 trillion by 2030. Australia continues to rank among the world's 15 largest wellness real estate markets, with developers increasingly integrating health, recreation and community facilities into apartment projects.

A major focus for Edge in recent years has been resident amenity. Across its apartment portfolio, from beachfront developments in Scarborough to luxury towers in South Perth, the developer has increasingly invested in the spaces beyond the apartment itself.

Beyond the location and amenity, McSweeney says many buyers take confidence from Edge's fully integrated development model.

Nearly 60 per cent of apartments at McNab Group's $220 million The Tannery development in Brisbane's West End have sold ahead of the project's public launch, including a suburb-record $2.57 million sale for a two-bedroom apartment.

The early sales campaign has secured buyers for 50 of the project's 87 apartments, highlighting continued demand for larger owner-occupier apartments that combine generous floorplans with premium lifestyle amenities in one of Brisbane's most tightly held inner-city suburbs.

McNab Group Executive Chairman Michael McNab said selling more than half the project before launch reflected changing buyer expectations.

Designed by Cottee Parker Architects with interiors by Tom Mark Henry and landscape architecture by Aspect Studios, The Tannery comprises 87 two, three and four-bedroom apartments across 11 levels overlooking the Brisbane River.

Cottee Parker principal Dee Passenger said preserving the original tannery building had been central to the project's design.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

Coinciding with the public launch, McNab also announced a partnership with Queensland Ballet, whose neighbouring Thomas Dixon Centre shares historical ties with the original Dixon family.

Located on a 4,465 sqm site at 439 Montague Road, The Tannery overlooks the Brisbane River and is around 10 minutes from the CBD.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
