The mystery $22.4 million buyer of Mosman’s second most expensive house has been revealed as Bryan Rose, the son of property developer Bob and Margaret Rose.
His purchase, tipped by Fairfax Media, marks a triumphant return to Mosman for Rose, who grew up in the Balmoral Beach trophy home Seacliff.
The waterfront property was sold by Ying Li, from China, who had bought it in 2012 for $20 million.
The Bay Street estate was previously owned by retired car dealer Laurie Sutton and the late TV presenter Bob Dyer. 
It was sold through Mark Manners, of Simeon Manners.
Settlement is expected to confirm the sale price, but it is understood to have topped an underbid of $22.3 million.
Rose owns at Vaucluse where he bought almost a decade ago for $4.62 million.
Rose’s new Beauty Point estate was the home of retired car dealer Laurie Sutton for 35 years after it was sold in 1977 for $376,960 by the late television presenter and quiz show host Bob Dyer and his wife Dolly.
Rose Group was founded by veteran property developer Bob Rose in 1976, and his son Bryan is joint managing director with his brother Stuart.

Pick a Box Mosman home sold to property developer Bryan Rose

The Beach Hotel in Albert Park has been sold to mainland Chinese investors for about $18 million.
The two-level, 1880s-built pub on the corner of Beaconsfield Parade and Victoria Avenue, overlooking Albert Park Beach, was sold by business interests associated with well known hotel broker Terry Board of TJ Board &amp; Sons.
The deal to buy the Beach Hotel, along with the neighbouring Foodworks supermarket, was struck on a yield of about 4.2 percent.
The pub and supermarket bring in annual rent of about $758,000 with both on long leases, according to The Australian Financial Review.
 
The Beach Hotel sold with a seven-year lease to McKinnon Hotels, while the Foodworks sold with a 10-year lease to the supermarket operator.
But the AFR noted the property sold with a redevelopment clause, allowing the new owners to terminate the leases at short notice.
Current height limits would allow an apartment development of between three and five storeys.
The Beach Hotel offers function rooms, a courtyard bistro, 12 guest rooms on the upper floor and 32 poker machines.
The sale of the pub was negotiated by CBRE Hotels.
Another landmark Melbourne pub, St Kilda's Prince of Wales Hotel, sold for just under $45 million to a mainland Chinese investor in 2015.

Canberra’s preliminary auction clearance rate of 69.8 percent was higher than last week when the final auction clearance rate was 60.8 percent and higher than the 52 percent recorded last year.

The busiest week for auctions so far this year returns a preliminary clearance rate of 77.6 percent, according to CoreLogic’s latest report.
The property data firm says that auction activity ramped up across the combined capital cities this week in the lead up to Easter, with 3,424 homes taken to auction this week, recording the highest volume of auctions year-to-date.

The preliminary clearance rate remains strong despite the increase in volumes over the week, with 77.6 percent of auctions reporting as successful.
This week’s results are higher than both last week’s 75.9 percent across 2,657 auctions and the same time last year when 67.1 percent of the 1,831 auctions were cleared.

However, if we compare to the pre-Easter weekend in March last year, volume’s reached their highest level for 2016, with 3,540 auctions held.
In Melbourne this week, the number of homes taken to auction rose to 1,458, from last week’s 1,143, with the clearance rate for the city also increasing over the week (81.0 percent), up from 79.6 percent over the previous week.
This is significantly higher than the corresponding week last year when 803 auctions were reported with a clearance rate of 73.2 percent.

Across Melbourne’s sub-regions, the Mornington Peninsula region recorded the highest clearance rate of all the regions, with 87.0 percent of the 66 auctions successful, followed by the North West region, where an 86.1 percent clearance rate was recorded across 107 auctions.
Across Sydney, there were a higher volume of auctions this week, with 1,392 held, up from 1,104 over the previous week.
The preliminary clearance rate for the city saw an increase over week, up to 81.5 percent from 78.0 percent last week.

When compared to the same time last year, both the clearance rate and number of auctions held were significantly lower, when 67.1 percent of the 678 auctions were successful.
The Outer West and Blue Mountains region recorded the strongest clearance rate of all the Sydney sub-regions, with an 90.0 percent rate of clearance across 13 auctions, while the North Sydney and Hornsby region recorded the highest volume of auctions (221).
There were 182 Brisbane properties taken to auction this week, with a preliminary clearance rate of 54.6 percent.
This is up from 52.4 percent last week and also higher than the same period last year, when 47.7 percent of the 160 properties taken to auction were successful.

Over the same week last year, the clearance rate was also higher, when 33.3 percent of the 36 auctions were successful.
Canberra’s preliminary auction clearance rate of 69.8 percent this week is higher than last week, when the final auction clearance rate was 60.8 percent and higher than the 52.2 percent recorded last year.
In Tasmania this week, there were a total of 21 auctions held, with 15 results so far.

Harbourfront Drummoyne and ocean-view Bronte top Sydney's super Saturday sales

The former director-general of domestic intelligence agency ASIO, David Irvine has been ­appointed as the new chairman of the Foreign Investment Review Board.
It has been interpreted as a signal from the Turnbull government that national sec­urity is a key priority in the ­assessment of foreign bids for Australia’s critical infrastructure following controversial decisions including the sale of the Port of Darwin.
Irvine will replace the outgoing chairman, Brian Wilson who hailed from the investment banking sector.
“Australia welcomes foreign investment, foreign investment in the national interest … and I don’t see that changing,” Irvine told The Weekend Australian.
Irvine joined the FIRB board last year.
He has served as the director-general of both ASIO and ASIS and as a former ambassador to China.
Irvine on the board by Michael D’Ascenzo, David Peever, the former Australian head of Rio Tinto, Patrick Secker and Ms Alice Williams.
It has been long viewed the inadequately funded FIRB was weak on enforcement until recent initiatives.
Treasurer the Hon. Scott Morrison recently ordered the forced sale of a further 15 Australian residential properties held by foreign nationals in breach of the foreign investment framework, taking the total number of forced sales to 61, with a combined value of $107 million.
The 15 latest properties are located in Victoria and Queensland, with a combined purchase price of more than $14 million. The foreign owners come from a range of countries including China, India, Indonesia, Iran, Malaysia, the United Kingdom and Germany.
Under the previous Labor government, no foreign nationals were forced to divest illegally held Australian property.
A further 36 foreign nationals have sold properties during the course of Australian Taxation Office (ATO) investigations, showing improved compliance with the rules and a strengthening of the enforcement program.
The ATO has detected more than 570 foreign nationals who have breached the rules. 
Under the Government’s enhanced penalty regime the ATO has issued 388 penalty notices to foreign nationals in breach of the rules, attracting penalties of more than $2 million.

FIRB to be headed by former Chinese ambassador David Irvine

Regional South Australia had 6,550 residential house and agricultural sales over the year to November 2016, around the same as in 2015, according to Landmark Harcourts’ latest Benchmark Report (<a href="https://content.landmarkharcourts.com.au/Content/Benchmark-Property-Data-Report" target="_blank">bit.ly/LHBenchmark</a>).
The value of these sales fell slightly, down -0.9 percent to $2.3 billion over the same period.
Looking at how many of these sales were for residential properties, they accounted for 74.5 percent of all sales and 58.8 percent of the total value of sales.

Agricultural property sales accounted for 25.5 percent of all transactions across regional South Australia, with 1,669 transactions over the 12 months to November 2016, increasing by 0.7 percent, or 11 sales, when compared to the 12 months to November 2015.
“If we look at land sizes, just over half of these sales were on lots of less than 40 hectares (53.7 percent), followed by 100 to 1,000 hectares (28.0 percent) and 40 to 100 hectares (15.2 percent),” the report stated.

South Australian rural sales greater than 1,000 hectares accounts for just 3 percent of activity

Three central Queensland cattle stations are up for sale by US coal mining giant Peabody Energy.
They are tipped to fetch around $60 million.
The properties known as Iffley, Deverill and Twenty Mile near Moranbah have a combined 41,500 hectares, currently leased to Australian Cattle and Beef Holdings.
The three cattle stations are being marketed by CBRE's Geoff Warriner and Chris Holgar.
Geoff Warriner said the property sizes, value and strength of current management match investment mandates of both major industry participants and institutional investors.
“The opportunity to secure an aggregation of this scale within such a renowned and highly productive livestock region that offers direct access to transport routes and close to end markets, is both unique and strongly sought after," he said.
Mr Holgar said the opportunity was also positioned to capitalise on the strength of Australia’s beef sector.
“Given the strong interest in large scale grazing land, the sale of these properties comes at an opportune time for the industry,” he said.
The properties are located approximately 38 kilometres south east of Moranbah, 130 kilometres south west of Mackay and 240 kilometres north west of Rockhampton.

Basket Range's Orchard House, listed at $1.35 million

The council areas of NSW's Murrumbidgee, Queensland's Issac and Victoria's  Monash, Whitehorse and Boroondara are among the best nationwide for median house price growth over the past two decades, according to CoreLogic.
A new report from CoreLogic states over the 20 years to December 2016, median selling prices of houses nationally have increased at a compound annual rate of 7.2 percent, indicating that property prices have, on average, doubled over ten years. 
"While the national growth rate is strong, the rate of growth has varied dramatically between the states and territories and within different regions of each state and territory," CoreLogic said.
"The first table within this release highlights the 25 council areas across the country that have seen the greatest compound annual increase in median house prices over the past 20 years. 
"Note that data for the Northern Territory is not available for 20 years and as a result has been excluded from the analysis."

The Murrumbidgee council area in the Riverina areas of New South Wales has seen the greatest increase in median house prices over the past 20 years at 13.0 percent pa. 
Isaac, located in the coal mining heartland of Queensland’s Bowen Basin, in second place is an interesting one because 3-4 years ago house prices were substantially higher due to the mining boom but they have fallen by -22.4 percent pa over the past five years as the mining boom has unwound. 
Elsewhere on the top 25 list; New South Wales and Victorian council areas feature heavily, especially those located within Sydney and Melbourne. 
These tables highlight how the increases in prices in Sydney and Melbourne have outstripped those of the rest of the country. 
In Sydney in particular, this has occurred despite the fact that prices generally fell between 2003 and 2009.
The second table highlights the 25 council areas nationally that have seen the lowest annual increases in median house prices over the past 25 years. 
Not one of these council areas is situated in a capital city highlighting that there is often a divide between the performance of capital city and regional housing markets. 
Most of these council areas are in regional areas linked to single industries such as mining or agriculture.

Regions that have diverse economies and are not reliant on single or a handful of industries are likely to see higher levels of housing demand.

Murrumbidgee, NSW, leads top 25 best performing areas for median house price increases over past 20 years

Apartment buyers in New South Wales are set to gain a decade of insurance-backed protection against major building defects, after the NSW Parliament passed the Fair Trading and Building Legislation Amendment Bill 2026.&nbsp;

The Bill establishes decennial defect insurance, known in the market as Latent Defects Insurance (LDI), as an alternative to the existing two-year strata building bond. It cleared the Legislative Council with amendments on Tuesday evening (August 4, 2026), with the Legislative Assembly agreeing to those amendments shortly after.

Under the reform, eligible developers can satisfy their statutory bond obligation by taking out an approved decennial-style policy that gives owners 10 years of cover for major structural defects from completion, claimable directly, without first having to pursue developers or builders through costly legal action.&nbsp;

The change forms the final tranche of amendments arising from the 2021 statutory review of the Strata Schemes Management Act 2015 and related legislation.

Resilience Insurance, which originated the cover in Australia and has delivered it in NSW since 2022, welcomed the passage and credited the NSW Government for delivering it.

“This is protection apartment buyers have needed for a long time, and the credit for delivering it belongs to the NSW Government,”&nbsp;said Corey Nugent, CEO of Resilience Insurance.

“Minister Chanthivong and his team have shown real leadership in replacing an outdated two-year bond with cover that matches the lifespan of the buildings people are buying into. Reform like this is what good, evidence-based regulation looks like.”

Resilience has delivered LDI in NSW since 2022, protecting thousands of apartments, giving the State, and now the country, real-world evidence of how decade-long, no-fault protection works in practice.

The reform also places NSW within a wider national shift.

NSW is the third jurisdiction to put decennial cover into law. The ACT legislated for it in 2024, with the scheme taking effect in late 2025, and Victoria passed its own framework on 17 June. Between them, the three cover the majority of Australia's apartment market.

The reform commences once the legislation is proclaimed, which is expected in the coming weeks. From that point, developers of Class 2 residential apartment buildings can meet their statutory obligation with an approved decennial policy in place of the bond.

Buyers who purchased into projects that took out the cover early are among the first in the country to take keys to apartments carrying decade-long structural protection.

“With the legislation passed, the focus now turns to making it work for buyers,”&nbsp;Nugent said.

“There are already thousands of apartments in NSW covered by this insurance, bought by developers who moved early. The question every buyer should be asking in a display suite is a simple one: does this building come with 10-year defect cover, and who stands behind it?&nbsp;

“We look forward to working with the Government and the Building Commission in coming weeks as the framework moves to implementation, and to sharing what we have learned over the past four years so the protection reaches owners as smoothly and quickly as possible.”

Other states are working through their own reform programs. Western Australia has indicated that decennial cover is within consideration a later stage of its reform sequence, and Queensland has been examining the settings as it looks at the development pipeline ahead of the 2032 Olympics.

Resilience Insurance acknowledges the NSW Government’s continued focus on strengthening consumer protection while supporting housing delivery across the State.

NSW parliament passes 10-year defect insurance laws for new apartment buyers

Builder-developer <a href="https://www.apartments.com.au/developers/mcnab-developments">McNab</a> has wasted little time reshaping one of South Brisbane's most significant undeveloped apartment sites after acquiring the property earlier this year.&nbsp;

McNab has lodged plans to scrap an existing approval for two 30-storey towers and instead deliver a single 28-storey residential building, preserving part of the site for a future development opportunity.

The proposal, lodged over <a href="https://www.apartments.com.au/new-apartments/64-peel-street-south-brisbane-qld-4101">64 Peel Street and 9 Cordelia Street</a>, is for a residential-led mixed-use development comprising 124 apartments above a landscaped podium, alongside a boundary realignment that preserves part of the land for a future residential project.

Designed by <a href="https://www.apartments.com.au/architects/hayball">Hayball</a>, the development will deliver 119 two-bedroom and five three-bedroom apartments across 23 residential levels. A five-level podium will accommodate 135 car spaces, while the ground floor will include a 66 sqm commercial tenancy, an activated residential lobby with work-from-home spaces, and a publicly accessible landscaped plaza linking Cordelia and Peel streets.&nbsp;

Communal amenities will span Level 6 and the rooftop, including indoor and outdoor recreation spaces, a swimming pool, barbecue facilities, kitchen and dining areas, lawn space, sauna, steam room and yoga facilities.

The application also proposes a boundary realignment to create a standalone 1,290 sqm development lot while retaining an adjacent parcel for future redevelopment, allowing the balance of the site to contribute additional housing over time.

Hayball said the architecture has been shaped by the site's elevated corner position at the intersection of Peel and Cordelia streets and Brisbane's subtropical climate.

The design incorporates generous landscaped setbacks, a masonry podium wrapped with planting, large north-facing balconies, and a slender tower profile intended to maximise natural light, cross ventilation and long-range views. The rooftop has been conceived as a wellness-focused retreat overlooking Brisbane, with amenities positioned to capture views towards Mount Coot-tha and the CBD.

The planning submission positions the proposal as a response to both changing market conditions and Brisbane's Kurilpa Sustainable Growth Precinct planning reforms.

McNab acquired the site after the previous approval was granted, with the existing scheme no longer reflecting current residential market demands, economic conditions, construction challenges, construction efficiencies or the quality of development outcome now being pursued, the planning report noted.

McNab continues to expand its residential development pipeline across Brisbane and the Gold Coast. The developer recently launched The Tannery in West End, securing more than 60 per cent of apartments before the project's public release. It is also delivering Elements Budds Beach in Surfers Paradise and Lucia Highgate Hill, an eight-apartment boutique development overlooking the Brisbane River.

McNab resets decade-old South Brisbane approval with 124-apartment tower

A steeply sloping Bellevue Hill site is set to accommodate a new mid-rise apartment development, with plans lodged for 20 homes that respond to the site's dramatic topography.

The proposal for the consolidated land at <a href="https://www.apartments.com.au/new-apartments/138a-140-bellevue-road-bellevue-hill-nsw-2023">138A-140 Bellevue Road</a> has been designed by Sydney architecture practice Common Office, which has used the site’s substantial fall to distribute the building’s scale and unlock 20 apartments without presenting the full height to the street.&nbsp;

“The unique design strategy leverages the site’s substantial topographical fall to facilitate increased density, presenting a seven-storey profile to Bellevue Road while rising to 10 storeys at the rear,” Common Office said in its architectural design report.

The apartment mix spans one, two, three- and four-bedroom residences. Four two-bedroom apartments are designated as affordable housing, while the plans also include two adaptable dwellings. The mix is majority three-beds, with the typical three-bed apartment offering around 144 sqm internally, with balconies of around 15 sqm.

The affordable housing component represents 15 per cent of the residential floor area and allows the project to access additional height and floor space under the NSW Government’s in-fill affordable housing provisions. The site also falls within the inner area of the Low and Mid-Rise Housing Policy because it is within 400 metres walking distance of Double Bay Town Centre.

Common Office has arranged the building around a masonry podium and a lighter upper volume, drawing on two recurring elements of Bellevue Hill’s established architecture: sandstone bases and the vertical proportions of local Inter-war Art Deco apartment buildings.

“The proposal is governed by a holistic design language that reconciles the solid horizontal masonry of the neighbourhood’s podiums with the elegant verticality of its Art Deco heritage,” the architect said.

Large-format sandstone tiles will define the lower levels, establishing a robust base that negotiates the change in elevation from Bellevue Road. Above, red-tinted precast concrete frames, recessed balconies, anodised aluminium screens and expanded metal details will create a more vertically expressed façade. Integrated planter beds will introduce greenery across balcony edges and recessed sections of the building.

The elongated northern façade has been divided into three recessed vertical masses to reduce its perceived length. Triangular window elements and metal privacy screens reference the geometry of nearby Art Deco buildings while controlling overlooking toward surrounding homes. The southern elevation will incorporate further privacy screening, landscaped edges and deep balconies to maintain light and ventilation.

Private and communal landscaping is distributed throughout the development. A landscaped garden apartment is positioned within the lower portion of the site, while a communal terrace on Level 5 will include a central timber deck, barbecue facilities, resident planting plots and areas for outdoor dining and informal gatherings.

Common Office described the terrace as an elevated sanctuary designed to capture district views and sunlight. Its planting strategy incorporates endemic species associated with the Eastern Suburbs Banksia Scrub, extending the landscape vertically through the building and providing habitat for local flora and fauna.

A second communal outdoor area is proposed at roof level, with built-in seating, paved gathering areas and perimeter planting.

South Brisbane's apartment pipeline continues to build momentum, with <a href="https://www.apartments.com.au/developers/trk-property-group">TRK Property Group</a> lodging plans for a 161-apartment tower on Montague Road as developers accelerate investment across the Kurilpa Sustainable Growth Precinct.

The proposal for 176–186 Montague Road would replace an existing office building with a 20-storey residential tower designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, adding to a growing pipeline of high-density projects reshaping one of Brisbane's fastest-evolving inner-city precincts.

The project has been conceived as a "living building", featuring a flowing tower form, extensive vertical landscaping, and generous communal spaces that respond to the evolving Kurilpa Sustainable Growth Precinct.

TRK Property Group Development Director Matt Kan said the project reflected the confidence developers have in South Brisbane's long-term future.

"South Brisbane is entering an incredibly exciting period, and we see Montague Road sitting right at the heart of that evolution," Kan said.

"With the former Visy site directly opposite us and significant investment planned throughout the broader Kurilpa precinct, there is a real sense of momentum around this part of the city and what it will become over the coming years.

The scheme includes a mix of one, two, three and four-bedroom apartments, incorporating multi-purpose rooms in selected residences to provide additional flexibility for home offices or expanded living areas. The proposed mix comprises 15 one-bedroom, 13 one-bedroom plus MPR, 73 two-bedroom, 26 two-bedroom plus MPR, 30 three-bedroom, and four four-bedroom apartments.

Rather than adopting a conventional rectilinear tower, COX Architecture has developed a sculpted form inspired by the movement of the Brisbane River.

"The proposal has been designed by COX Architecture as a 'living building' that responds to the site's riverine setting, floodplain history and evolving urban context within the Kurilpa Sustainable Growth Precinct," the planning report states.

"The architectural form draws from the fluid nature of the Brisbane River, with a curved and undulating tower form that creates a varied architectural edge and avoids a conventional rectilinear tower expression."

The podium has also been designed as an architectural feature rather than a conventional parking structure, with cascading planting, screening and natural-toned materials softening its appearance. Resident parking is elevated above ground level to address the site's flood constraints, while habitable apartments sit above flood planning levels. Upper-level communal facilities are designed to accommodate shelter-in-place arrangements during major flood events.

Communal amenity is a major focus of the proposal. Around 1,815 sqm of shared resident space is proposed across the ground floor, level 19 and the rooftop, including co-working areas, indoor and outdoor recreation spaces, wellness facilities, dining and gathering areas, lawn spaces, a rooftop pool and spa, and extensive landscaping. At street level, a landscaped forecourt and approximately 345 sqm of publicly accessible open space along Montague Road are intended to improve the pedestrian experience while activating the building's frontage.

The development will provide 163 car spaces, including 152 resident bays and 11 visitor spaces, together with 144 bicycle spaces incorporating resident storage, visitor parking, bicycle maintenance facilities and e-mobility charging infrastructure.

The site sits within one of Brisbane's fastest-changing inner-city precincts, less than two kilometres from the CBD and within easy reach of South Bank, West End, the Queensland Cultural Centre and extensive public transport connections. The Kurilpa Sustainable Growth Precinct planning framework is encouraging higher-density residential development to help meet Brisbane's housing supply targets while supporting walkable, transit-oriented neighbourhoods.
