Amazon's arrival in the Australian retail market has been pinpointed as likely given suggestions it has secured its first distribution centre in Melbourne's outer south eastern suburbs.
Amazon has agreed to lease the 24,387 square metre former Bunnings distribution centre at 29 National Drive in Dandenong (above) within the M2 Industry Park, owned by Melbourne's wealthy Pellicano family, according to the AFR.
The vacant A-Grade warehouse, which stands on a large 7.7 hectare site, could potentially be doubled in size to suit Amazon's needs. 
It has been available for lease since October 2014 with an asking rent of $75 per square metre (or $1.8 million per annum).
The online giant, founded by Jeff Bezos in 1994, has been scouting for logistics hubs in Sydney and Melbourne since revealing its ambitions earlier this year to offer it full retail offering in Australia,
In Sydney, it is understood there's a deal looming between Amazon and industrial developer Goodman Group on a large fulfillment facility in the west, rumoured to be the Oakdale Industrial Estate, on Old Wallgrove Road, at Eastern Creek.

Willemsen-designed Forrest house sold for $4.22 million

A three-storey Bourke Street, Melbourne retail building, home for many years to jewellers Kozminsky, has been bought by the Giannarelli family for $7.6 million.
They are well known in Melbourne for its stonemason business.
Bidding began at $5 million from Grant Cohen, whose family own The Block arcade with the property called on the market at $6.5 million.
The corner 421 Bourke Street building, which dates back more than 150 years, last traded in 1976 at $295,000.
It was sold at a building rate of more than $25,000 per square metre.
It followed the closure of tenants, Kozminsky in March this year after 165 years in business. 
The building was listed by the Shaw family through CBRE.
The property was built as as a single-storey bluestone office for the stock and station agents Kaye Butchart &amp; Co in 1859.
Bourke Street's last sale was earlier this year when the vacated home of Society restaurant sold for $8.07 million.
The vacant three-level building, listed as notable under city planning laws, was sold by the Codognotto family who had owned it since 1981.
The 23-29 Bourke Street premises sold through Gross Waddell's Raoul Salter.
The Italian-themed Society restaurant was first opened by immigrant Guiseppe Codognotto in 1924 closing just last year.

Kozminsky building on Bourke Street, Melbourne sold

Melbourne ranks as the strongest auction market around the capital city markets recording the highest preliminary clearance rate at 79.4 per cent.
There were the 676 reported auctions sold, CoreLogic calculated.
There were 816 Melbourne properties taken to auction across the city, up from 756 last week when the final clearance rate was recorded at 74.9 per cent.
Over the same week last year, 572 Melbourne auctions were held and a clearance rate of 71.6 per cent was recorded.
The strongest success rate was in Melbourne's North West region, where 90.1 per cent of the 71 reported auctions were successful.
Melbourne's top sale was a Balwyn North offering that sold for $2.668 million as a development site.

Sydney was host to 613 auctions with a 74.9 per cent clearance rate, rising from 69.2 per cent last week across 609 auctions.
"The final clearance rate for Sydney has been trending below 70 per cent for the last six weeks, although it has been nudging higher over the last two weeks," CoreLogic noted.
Sydney's top sale was an award winning house at Manly on the Northern Beaches which fetched $5.2 million.

The combined national capital city preliminary clearance rate rose to 74.8 per cent this week, up from a revised final clearance rate of 69.4 per cent last week, while auction volumes increased week-on-week.
There were 1,712 properties taken to auction this week, up from 1,627 last week, and higher than this time last year, when 1,329 auctions were held and a clearance rate of 67.9 per cent was recorded.
All but Adelaide saw the clearance rate increase week-on-week.
In Adelaide, a 69 per cent preliminary result was recorded across 73 auctions.
Last weekend, the 64 Adelaide auctions returned a clearance rate of 69 per cent for the city.

A two bedroom Indooroopilly unit sold for $292,500 making it the nation's cheapest weekend auction sale.
Located at <a href="https://www.realestate.com.au/property-unit-qld-indooroopilly-125804670" target="_blank">3/55 Central Avenue</a>, the 97 sqm property is one of only six in the block.
It was last sold in 1993 for $125,000.
Perth’s clearance rate of 73.3 per cent across 15 auction results was up from last week, when 35 auctions were held and a clearance rate of 46.2 per cent was recorded.
Over the same week last year, the clearance rate was a lower 33.3 per cent, and 22 auctions were held.
Across Canberra, 46 homes were taken to auction on the weekend.
Preliminary results show a clearance rate of 73.3 per cent, up from 68.9 per cent the previous weekend.

Melbourne ranks as the strongest capital city auction market

The lofty Barwon Heights has been sold for $10 million plus by the Guye family who have owned the farm since 1963.
<a href="https://www.realestate.com.au/sold/property-mixed+farming-vic-winchelsea-7893514" target="_blank">The property</a> just outside Winchelsea had been added over the years to its recent 410ha offering of prime grazing and cropping land.
The 65 Atkins Road property had been listed with $9 million plus hopes through Elders agent Ken Drysdale.
Rod Guye and wife Rosalie were dairy farmers milking up to 300 cows until they gave it away six years ago as well as growing crops and fodder for the dairy herd.
The property is 25 minutes to Geelong and an hour and 20 minutes to Melbourne, making it an ideal investment as a farming property and for its future subdivision potential.
"On a good clear night, you can even see the lights of Melbourne and Ballarat," Rod Guye told The Weekly Times when it was listed.
Some 60 contracts were issued, Fairfax Media noted.
The sale comes when rural values across Victoria have shown strong official price growth, according to the latest report from the valuer-general of Victoria.
The valuer-general's A Guide to Property Values report showed that over 2016, Victorian farm prices rose by 7.4 per cent compared with a 5.8 per cent rise in the median Melbourne house price and a 1.4 per cent rise in Melbourne units.
It has been noted some of the increase can be attributed to the record prices paid for farms on Melbourne's urban fringe by property developers and land bankers for future conversion to residential housing lots
Recent rural sales in the greater Geelong area include a 12.1-hectare amalgamation of six adjoining farms in Ocean Grove which sold for $11.1 million in May.
The residentially zoned site was marketed to home builders by Hocking Stuart.

Long Island inspired Bicton, Perth home offering

The Boating Industry Association has thrown its support behind the proposed Eden Marina development on the NSW South Coast, stating that its economic value is “greater than other investments in the region”.
The developers of the Eden Marina project at Cattle Bay recently released a report by consultants GHD which calculated the $130 million development would deliver 150 direct and indirect jobs per year in the first four years of the project.
A key part of the project is the construction of a wave attenuator to protect the marina from Eden's notorious storms.
So far, the NSW State government has agreed to the construction of an attenuator to protect the neighbouring bay, Snug Cove, where there are plans to extend the wharf to accommodate cruise ships as well as proposals for a separate marina development.
However the local Bega MP and NSW Minister for Transport and Infrastructure, Andrew Constance, recently ruled out any additional funding for an attenuator to protect the Cattle Bay development.
In response, Howard Glenn, BIA national CEO, has called on the state government to work with the industry in order to facilitate investment in new boating infrastructure.
“The GHD report clearly shows the case for investment [at Cattle Bay].
“I briefed Andrew Constance on the report at a very positive meeting last February in Bega.
“I went down to Eden again myself to see the sites and get clear in my head how different they are.
“I’m not acting on behalf of the developers, and didn’t speak for them with Andrew Constance, but on behalf of industry as a whole, which is keen to see boating infrastructure improved.
“The economic value of the Cattle Bay project is greater than other investments in the region, but depends on protection from a wave attenuator that has to be built in the water owned by Crown Land.
“Money collected by Government from boaters’ licence and registration fees is available to fund the construction of this wave attenuator.
“Unfortunately, the Cattle Bay project and the Snug Cove project are seen as in competition.
“If there were to be only one wave attenuator built, then Cattle Bay represents much greater value for money.
“This could be demonstrated easily by running the same numbers for benefit/cost ratios on each project.
“But both projects have merit, and will provide different services to boaters, at different price points.”
In a letter to the local newspaper, spokesperson for the Eden Marina at Cattle Bay, Bob Carter, said:
“The business case for the wave attenuator at Cattle Bay, to be funded by the NSW Government on Crown Land, is extremely robust.
“A relatively small investment by government will release a $130m international hotel and marina project at Cattle Bay which will bring sustained employment and change the face of Eden for the better.
“Governments of all persuasions throughout Australia build breakwaters and wave attenuators on Crown Land for the benefit of the related assets which can then be developed.
“The NSW Government is building a wave attenuator at Snug Cove because there is a good case for it.
“It is extending the wharf with public funds because there is a viable economic benefit for bringing cruise ships to Eden.
“Those who benefit from these two NSW Government infrastructure projects are not asked to fund this good work.
“The Eden Marina at Cattle Bay is asking to be treated no differently.
“There is an approved marina at Cattle Bay, ready to go.
“In this respect the Eden Marina at Cattle Bay project is many, many years ahead of the proposed marina at Snug Cove.”

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

The $210 million project by Vitale Property Group has now secured more than $70 million in sales, led by residences that changed hands for $12.75 million and $11.75 million.
