Bankwest, the Commonwealth Bank of Australia subsidiary, has raised rates for existing interest-only owner occupiers.
The increase of 35 basis points is the latest move to rein in higher-risk loans.
The lender is decreasing lending on selected principal and interest products by up to 15 basis points to encourage property buyers to switch to, packages requiring principal repayment.
Transfer fees will be waived for existing borrowers with the bank switching to principal and interest loans.
"Bankwest is mindful of its broader obligations as a responsible lender and aims to balance the needs of customers, shareholders and regulators when reviewing products and pricing," a spokesman for the bank to The Australian Financial Review.
"These changes are being made in line with regulatory guidance."
From Tuesday, principal and interest investor and owner occupier loans will be reduced by 15 basis points and 12 basis points respectively.
From October, existing investor and owner occupier interest-only loans will be increased by 25 basis points and 35 basis points respectively.
It also created a new category of low-deposit loans for those with less than 5 per cent deposit by raising rates to 5.29 per cent, up from 4.53 per cent.
The new rate is inclusive of expensive lenders' mortgage insurance. The comparative rate, which takes into account all fees and charges, will rise from 4.94 per cent to 5.69 per cent.

Bankwest raises rates for existing interest-only owner occupiers

Foreign buyer-funded new apartment sales will more than halve over the next three years, latest forecasts by MBA show. 
It comes as local banks cut back funding to overseas buyers, along with the higher surcharges and taxes levied by state governments.
The MBA forecasts commencements of new units supported by foreign purchases will fall from the rolling 12-monthly peak of 48,251 in June last year to 23,304 in June 2019.
The group's latest Industry Forecasts Australia June 2017 report says foreign investor activity is expected to "fall considerably" in the next two years as recent moves by the commonwealth government and by the NSW state government tighten restrictions on foreign property buyers.
The report predicts apartment construction in NSW to fall by almost 40 per cent over the next four years, noting the NSW market with its high reliance on domestic and offshore investors will face the biggest correction as Australia's biggest-ever housing construction boom slows.

To offer guests the true Castle experience, Mel has collected items that she thought Darryl and Steve Kerrigan would have found in the Trading Post.
She even built a “pool room” out back to house extra guests. 
“I just love telling people when I buy things that they’ll be going straight to the pool room,” she told The Herald Sun. 
The house has been styled with a retro theme.

The longtime owner of the house from The Castle says she’ll take what she can at tomorrow's auction of the humble Melbourne weatherboard that sits adjacent to the Essendon airport.
It is famous for its setting as Darryl Kerrigan’s “castle” in the iconic 1997 film.
The house at 3 Dagonet Stret, Strathmore is up for grabs, but only the iconic house, not the land.
Rebecca Towns and Noel Kenny from the Brad Teal agency are expecting it to fetch anywhere between $1000 and $10,000 as the buyer will then need to spend another $45,000 to $50,000 on getting it relocated.
They are marketing the house as “the ultimate piece of movie memorabilia."
Prior plans by NSW entrepreneurs to relocate it failed to proceed.
Seller Vicky Cosentino wants to build a townhouse now that the Moonee Valley council voted not to pursue permanent heritage protection for the home.
Interest has come from councils seeking to add a tourist attraction in their district and investors looking to use it as an Airbnb.
A Sydney property investor Richard Moseley owned the other house, the Bonnie Doon holiday fibro near Lake Eildon, selling the shack for $200,000, after nine year ownership having paid $169,950 in 2006.

Councils consider The Castle for tourist attraction

The former Macquarie Real Estate director Ian MacIntosh has launched a low cost Sydney-based estate agency, Sello.
His co-investors are David Murphy, a Mosman estate agent and tech entrepreneur Craig Hewett, who co-founded online travel marketplace Wego.
Sello's estate agents, who will work remotely, will charge home sellers a fixed $7,550 fee.

MacIntosh acknowledged to the Australian Financial Review that there were similarities with Purplebricks but said Sello's digital platform had been designed specifically to address the "misgivings" of local vendors, these being the high cost of selling, "less than stellar" levels of service and a lack of transparency.
"We want to empower vendors through information so they can interact at a higher level of understanding," he said.
MacIntosh said Sydney vendors faced exorbitant costs.
He said the growth of the hybrid model did not signal the death knell of commission-earning agents "but the emergence of a new sector within a binary marketplace".

Prior to founding Sello, Mr Macintosh spent 15 years at Macquarie Bank.

The North West region of Melbourne had the highest weekend auction clearance rate, according to CoreLogic’s latest report.
The property data firm says that out of the 71 auctions in the North West 90.1% resulted in a successful outcome.
This is followed by the Inner region with 88.7% and the Outer East with 87%.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Two apartments have sold for more than $10 million at EADE Byron Bay, setting some of the highest apartment prices ever achieved in the coastal town and underlining the growing appetite for luxury beachfront apartments in Australia's most popular coastal locations.

The $210 million project by Vitale Property Group has now secured more than $70 million in sales, led by residences that changed hands for $12.75 million and $11.75 million.

The record-breaking transactions reinforce the shift occurring in Byron Bay's premium property market, where affluent downsizers and lifestyle buyers are increasingly opting for high-end apartments over large beachfront homes.

The Byron Bay project follows Vitale Property Group's delivery of the Mondrian Hotel and Private Residences at Burleigh Heads, with EADE continuing the developer's focus on luxury coastal developments.

Residents will have access to a resort-style swimming pool, gymnasium, sauna, cold plunge pool, concierge services and dedicated workspaces, while the project is targeting an 8-Star Green Star rating.

EADE Byron Bay is being exclusively marketed by Projx Australia in conjunction with WHITEFOX Projects.

WHITEFOX National Projects Director Phillip Rand said demand had been driven predominantly by owner-occupiers.

Residences at EADE Byron Bay are currently priced between $4.75 million and $15.95 million.
