YarraBend, a new Melbourne suburb being developed by Glenvill, will soon witness a luxury apartment project come up which has been designed by architects DKO.
Parkview Apartments in Melbourne’s Alphington will comprise 120 units in configurations of one, two and three bedrooms, starting from $455,000. 
According to the description, Parkview will be the first apartment project within YarraBend and one of the first to be designed in line with Victoria’s Better Apartments Design Standards, ensuring liveable and sustainable designs are prioritised throughout the space.
Conceived by DKO, the apartments are designed to complement their natural environment, nearby parklands and the Yarra River.
The design brief by YarraBend for the entire site is to help create an urban renewal development of international standard, equal to New York’s Meat Packing District and London’s Canary Wharf with a considered and future-proof design that appealed to a discerning taste.
DKO’s design considers the historic buildings on the site, whilst creating a contemporary space with minimalist interiors.
“The design of the apartments provide space for landscaped gardens on the ground floor and generous balconies for units above, which take advantage of spectacular views to the river, surrounding parks and the city,” said Koos de Keijzer, principal at DKO Architecture.

The 120 apartments are available in one, two and three bedrooms, starting from $455,000.
YarraBend says it has doubled its three-bedroom offering in response to market demand.
Each unit features high ceilings, large, double glazed windows and balcony with views.
There is also smart-wired lighting for select apartments and Miele appliances.
Communal amenities include a rooftop terrace with pool and heated spa, residents’ lounge with fireplace, a wine cellar and a resident gym.
A shopping centre is planned next to the development.

Conservative price estimates given by The Block Elsternwick listing agents

There has been an increase of almost ten-fold in the volume of Chinese ownership of Australian agricultural land which shows China has climbed to second on the list of top 10 countries with the UK again in top position.
China’s volume of agricultural land in Australia now sits at 14.4 million hectares, according to the second report by the Commissioner of Taxation on the operations of the Foreign Ownership of Agricultural Land Register which was released recently by the Federal Treasurer Scott Morrison.
Of the 13.6 percent of all Australian agricultural land held by foreign investors, the UK owns about 27 percent and Chinese investors now own about 25 percent. 
The total area of agricultural land in Australia with a level of foreign ownership has fallen slightly from 52.1 million hectares at 30 June 2016 to 50.5 million hectares at 30 June 2017.
The proportion of agricultural land with a level of foreign ownership (foreign held) has fallen from 14.1 per cent (adjusted) at 30 June 2016 to 13.6 per cent at 30 June 2017.

According to the report, foreign investors held 13.6 percent of all Australian agricultural land as at June 30 this year; down from an adjusted 14.1 percent on the same date last year.
Queensland had the highest volume of farmland involving foreign ownership interests with 16,386,000 hectares, comprising 5,482,000 hectares in freehold and 10,903,000 hectares leasehold.
Victoria had 665,000 hectares in total comprising 589,000 in freehold and 76,000 hectares in leasehold.
The Australian Taxation Office (ATO) administers the Agricultural Land Register and receives information directly from foreign investors who are required to register their interests under the new reporting regime.
Measurements of foreign interests in agricultural land according to farm-use was dominated by livestock production with 42,954,000 hectares followed by cropping 1,639,000 hectares, forestry 1,422,000 hectares and horticulture 296,000 hectares.

Chinese agricultural land ownership in Australia set to exceed UK ownership

Chinese commercial property investors have paused purchasing overseas investments until this November's Chinese National Party Congress provided greater clarity around some of the newly announced capital restrictions.

"Post the national congress, it will be interesting to see whether there are any changes to the restrictions to support offshore investment out of China into Australia," CBA executive director real estate, George Vallas told Fairfax Media.
The pause on all investments overseas was addressed during a roadshow by Colliers International, the Commonwealth Bank of Australia and PwC, which toured China in September.

"Many investors are trying to be good citizens," Colliers International's head of investment services Matthew Meynell said.
"There is a saying among corporates in China – never bet against the Government," Mr Meynell added.
However Singaporean, Hong Kong, Malaysian and Vietnamese investors had re-emerged with interest in Australia.

There were a significantly high number of high net worth and institutional investors from these countries attending roadshow presentations.

Chinese commercial property investors pause overseas acquisition trial

The Foreign Ownership of Land Register released by the State Government has revealed overseas Chinese buyers purchased over 7600 land parcels over the past 12 months, totalling $1.47 billion, up from $463 million in 2013/14.

It is the first time China has topped the list, taking over from the United Kingdom as the most prolific buyer of Queensland land.
China’s investment in Queensland totals nearly $1 billion more than any other country in the world over the same time period.
The total amount of foreign investment in Queensland land has risen from $1.6 billion in 2013/14 to over $4.2 billion last year.
The Foreign Ownership of Land Register released by the State Government reveals the United Kingdom maintained its position as the premier buyer of Queensland land when it comes to size.
UK owners purchased 2.2 million hectares over the year, ahead of the Netherlands with 1.9 million hectare and China with 1.6 million hectare.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

Located on a 1,156 sqm site one block from the beachfront, the development will replace an ageing walk-up building and is expected to contribute to the ongoing transformation of the Old Burleigh Road strip into one of the Gold Coast’s most prestigious residential corridors.

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
