A fully leased office building in Port Melbourne is on the market with expectations of more than $40 million.
The four-level building at <a href="https://www.realcommercial.com.au/property-offices-vic-port+melbourne-502554838" target="_blank">187 Todd Road</a> is home to five high-profile tenants, including Wesfarmers’ Workwear Group, Emirates Retail Leisure and George Weston Foods, returning about $2,687,020 per annum in net passing income.

Fully leased Port Melbourne building expected to fetch $40 million plus

North Adelaide's Burger Bar premises has sold under the hammer for $1.455 million to a local investor.
The two-storey property at <a href="https://www.realcommercial.com.au/property-retail-sa-north+adelaide-502514298" target="_blank">51 O’Connell Street</a>, opposite The Archer Hotel and close to North Adelaide Village, has been home to the popular eatery for more than 50 years.
The auction was managed by Colliers International agents Oliver Totani and Tom Isaksson.
“Well-located ‘high street’ retail assets are always in demand but this is an especially strong outcome in the current market,” Totani said.

Williamstown work studio sells for $255,000 under the hammer

The Victorian government has announced reforms to the rental market.
The reforms include limiting rent increases for the same tenant to once a year. 
The government will also abolish "no specified reason" notices to vacate, and new restrictions will be placed on ending leases without a reason at the end of a lease when that lease has lasted more than one fixed term.
The State Labor Government says "a rent increase every 6 months can put strain on the hip pockets of renters."
Less frequent rent increases will help tenants manage cost of living pressures.
"Rent increases are changing from being able to be increased every 12 months instead of every 6 months," the government signalled.
"Rent increases must be reasonable.
"Tenants have the right to appeal to VCAT if they believe an increase is excessive compared with the market rent," the government announced.
Landlords will be expected to put their best foot forward from the outset of the rental process by settling on a realistic fixed price, enabling applicants to broadly rely on the advertised price when looking for their next rental property.
All landlords and agents must:
<ul>
<li>be advertised at a fixed price (no ranges or ’price plus’ advertising)</li>
<li>not invite prospective tenants to make an offer at a price higher than the fixed price (including via technology platforms)</li>
</ul>
The reforms require amendments to Residential Tenancies Act 1997. The process to amend the RTA is underway.
Victorian landlords and real estate agents risk being put on a blacklist under these state government reforms aimed at giving tenants more rights.

Premier Daniel Andrews says the changes will also prevent blanket bans on pets in rentals, establish a commissioner for residential tenancies, and force landlords to disclose to potential tenants plans to sell.
"For too long we've had an imbalance and things have not been as fair as they should be," he told reporters in Melbourne on Sunday.
"The landlord and the agent have all the power and given how tight the market is, the tenant can't speak out and has no voice."
"The one in four Victorians that rent their home have for a long time have been owed a much fairer deal, and we are going to give it to them,'' Mr Andrews said.
The legislation will be introduced to parliament in 2018.
Consumer Affairs Minister Marlene Kairouz says potential renters will still be able to offer additional money to secure a place.
"Real estate agents will be prohibited from advertising a range for the rental price ... they have to advertise the exact amount," she said.
"If a renter really wants a property and is prepared to pay an extra $10 a week, they (agents) will be able to accept that but they're not able to solicit extra money."
The Real Estate Institute of Victoria was quickly critical of the government's plan, which it said would "significantly imbalance the market in favour of tenants".
"All landlords should reconsider whether they want to remain in the private rental market given their rights are being eroded," REIV chief executive Gil King said in a statement.
Current laws restrict any rental agreements to a maximum of five years but Premier Daniel Andrews said, when introducing reforms earlier this year, signalled under the new rules there would be no "artificial cap."
One-year leases are the norm for most renters in Victoria.

Melbourne’s preliminary auction clearance rate was recorded at 72.1 per cent this week, down from the recent high of 87.0 per cent last week when volumes fell considerably (122).
This week, Melbourne was host to 1,111 auctions, similar to the same time last year when there were 1,114 Melbourne auctions held and 78.4 per cent cleared.
The Inner region of Melbourne had the highest number of auctions this week (198), with a preliminary clearance rate of 65.3 per cent.

The North East region recorded the highest clearance rate with 78.4 per cent of the 152 auctions successful.
Sydney’s preliminary clearance rate this week was 67.2 per cent across 591 auction results.
There were a total of 800 auctions held across the city, increasing from the 607 auctions last week when 64.9 per cent cleared.
Over the corresponding week last year, a slightly lower 816 auctions were held across Sydney and a clearance rate of 79.8 per cent was recorded.
North Sydney and Hornsby hosted the most auctions of any Sydney sub-region this week, with 121 properties taken to auction.

A total of 108 Adelaide homes were taken to auction, with a preliminary clearance rate of 65.3 per cent, down from 71.1 per cent last week when 40 auctions were held across the city.
It was lower than one year ago when 98 auctions were held and 75.3 per cent cleared.

Last week, 70 per cent of the 13 auctions held were successful.
Canberra’s preliminary auction clearance rate of 62.7 per cent this week is lower than last week, when the final auction clearance rate was 75.7 per cent and also lower than the 85 per cent recorded last year.

National auction success rates softening as volumes bounces after long weekend break: CoreLogic

The latest CoreLogic Pain &amp; Gain June 2017 quarter report showed that 89.8% of dwellings which resold over the period did so for more than their purchase price. 
Capital city &amp; regional snapshot
Sydney
1.9% of houses and 1.6% of units resold for less than the previous purchase price.  Each of the Ashfield, Camden, Hunters Hill and Mosman council regions recorded all of their resales at a price above the previous purchase price.  The lowest proportions of profit-making resales over the quarter were recorded in: Rockdale (95.4%), Bankstown (95.8%) and Strathfield (96.4%) however, each of these regions still recorded more than 95% of resales at a profit.  
Melbourne
Melbourne recorded 1.1% of houses and 9.6% of units reselling at a loss over the June 2017 quarter.    The gap between losses for houses and units remains wide but both property types have seen a reduction in loss-making resales over the quarter.  The Mitchell and Murrindindi council areas recorded all resales over the quarter at a profit. The council regions with the fewest resales at a profit over the quarter were: Melbourne (74.8%), Stonnington (88.2%) and Moonee Valley (90.3%). 
Greater Brisbane
Greater Brisbane: 4.1% of houses resold in the June 2017 quarter transacted below their previous purchase price compared to 25.8% of units.  The gap between losses on houses and units has continued to widen over the quarter.  Across the broader South-East Queensland region, the instances of resales at a profit were greatest in: Redland (94.6%), Logan (93.0%) and Sunshine Coast (92.8%).  The instances of resales at a profit were lowest in: Lockyer Valley (78.9%), Scenic Rim (88.0%) and Ipswich (88.6%).  
Adelaide 
7.5% of houses and 12.4% of units resold over the June 2017 quarter, transacted below their previous purchase price.  The proportion of loss-making resales was steady over the quarter for units but rose for houses.  Every property resold in Walkerville over the quarter did so at a profit with Norwood Payneham St Peters (97.3%) and Mitcham (96.3%) also seeing a high proportion of resales at a profit.  The regions with the fewest profit-making resales were: Playford (77.3%), Gawler (85.1%) and Salisbury (86.9%).  
Perth
Perth continued to trend higher over the June 2017 quarter.  Over the quarter, 24.2% of houses and 37.8% of units resold for less than the previous purchase price. Across the council regions, the areas with the highest proportion of profit-making resales were: Cottesloe (89.5%), Canning (84.1%) and Melville (83.2%).  The regions with the lowest proportion of profit-making resales were: Perth (44.0%), Peppermint Grove (50.0%) and Murray (57.1%).  
Hobart
Hobart recorded 3.9% of houses and 8.5% of units reselling at a loss over the June 2017 quarter.  The occurrence of resales at a loss increased marginally over the quarter for houses and units.  The Kingsborough (98.9%), Hobart (98.3%) and Clarence (96.0%) council areas had the highest proportion of profit-making resales over the quarter.  The regions with the lowest proportion of profit-making resales over the quarter were: Brighton (82.3%), Derwent Valley (88.2%) and Sorell (93.7%).  
Darwin
28.4% of houses and 53.4% of units resold for less than their previous purchase price.  The instances of loss-making resales have trended higher over the quarter for units but lower for houses.  Across the council areas, Litchfield saw the highest proportion of profit-making resales (78.9%) followed by: Palmerston (67.2%) and Darwin (59.6%).  
Canberra
Canberra houses recorded an increase in loss-making resales over the June 2017 quarter while units recorded a decline.  Over the quarter, 97.8% of all houses resold transacted for more than their previous purchase price and 79.3% of units resold for more than their purchase price.  
Coastal Markets
Coastal markets, particularly those linked to lifestyle, have generally experienced a significant decline in the proportion of resales at a loss over recent years.  This is reflective of demand growing for coastal / lifestyle property and also reflective of reinvestment from Sydney and  Melbourne home owners that have accrued substantial equity in their properties.  Across those regions analysed, the proportion of resales at a loss over the June 2017 quarter were recorded at: 1.9% in Illawarra, 1.8% in Newcastle Lake Macquarie, 4.4% in Richmond-Tweed, 5.7% in Mid North Coast, 2.4% in Geelong, 26.5% in Bunbury, 26.1% in Cairns, 8.9% in Gold Coast and 7.2% in Sunshine Coast.   All regions except for Bunbury, the proportion of loss-making resales is substantially lower than it has been over recent years.  It highlights the resurgent confidence in coastal and lifestyle markets which has emerged over the past few years.  The proportion of homes resold at a loss fell across most of these regions over the past quarter, the exceptions were: Newcastle and Lake Macquarie, Bunbury and Cairns.    
Hold Periods
Houses which sold at a loss over the June 2017 quarter had a median hold period of 6.4 years compared to a median of 9.4 years for those that had sold for a profit. For units, those sold at a loss had typically been held for 6.9 years and those sold for a profit had been held for 7.8 years.  
Investors vs Owner Occupiers
A greater proportion of investors that resold their properties over the June 2017 quarter incurred a loss compared to owner occupiers. Over the quarter, 92.3% of resales by owner occupiers were at a profit compared to a lower 88.1% of resales by investors.  Sydney was the only major region of the country in which investors were more likely to resell at a profit than owner occupiers.  
Resales of homes held for less than five years:  
Of those homes which were resold over the quarter and had been held for less than five years, 10.7% of houses resold for a loss and 12.2% of units resold at a loss. Certain markets and property types saw a very high instance of resale loss on properties resold over the quarter that were held for less than five years:   • For houses; 48.8% in Perth resold at a loss, 37.3% resold at a loss in regional Western Australia, 58.5% resold at a loss in Darwin and 50.0% resold at a loss in regional Northern Territory.   • For units; 31.8% resold for a loss in Brisbane. 63.6% resold at a loss in regional South Australia, 69.3% resold for a loss in Perth, 34.8% resold for a loss in regional Western Australia and 54.2% resold at a loss in Darwin.

Melbourne was the only capital city to record a weekend auction success rate in the 70s, continuing its sparkling performance.
Melbourne vendors sold 72 percent of their listings, while clearance rates across Sydney remained below 70 per cent for the eleventh consecutive week.
Sydney did retain its ranking as the second strongest auction capital, according to CoreLogic.
Melbourne hosted 1,111 auctions, similar to the same time last year when there was a stronger 78.4 per cent cleared.
An art-deco Hawthorn house sold pre-auction for $3.22 million making it Melbourne’s most expensive weekend auction offering.
Located at <a href="https://www.realestate.com.au/sold/property-house-vic-hawthorn-126362366" target="_blank">9 Auburn Road</a> (pictured above), the 1938 home was marketed as one of “the most exquisite restorations to have hit the market.”
The property, last sold for $501,000 in 2001, features original features including black manganese bricks, terrazzo floors and curved textured walls.
The property was offered through the Whitefox agency. 
Melbourne auction numbers will rise steadily over coming weekends until the Melbourne Cup long weekend.

A five bedroom house at Chapel Hill sold for $1.95 million making it Brisbane’s most expensive weekend auction sale.
Located at <a href="https://www.realestate.com.au/sold/property-house-qld-chapel+hill-126156922" target="_blank">68 Tristania Road</a>, the 2003 sqm property was marketed as “reminiscent of a charming country lane.”
It was built in 2013 after the block cost $1.55 million in 2011.
A total of 108 Adelaide homes were taken to auction, with a preliminary clearance rate of 65.3 per cent, down from 71.1 per cent last week when 40 auctions were held across the city.
It was lower than one year ago when 98 auctions were held and 75.3 per cent cleared.
A Norwood property sold for $2.44 million making it Adelaide’s most expensive weekend auction sale.

There were 33 Perth auctions this week, with a preliminary clearance rate of 60 per cent.
Last week, 70 per cent of the 13 auctions held were successful.
Canberra’s preliminary auction clearance rate of 62.7 per cent this week is lower than last week, when the final auction clearance rate was 75.7 per cent and also lower than the 85 per cent recorded last year.
Canberra's sales ranged between a three bedroom Kaleen apartment for $385,000 at <a href="https://www.realestate.com.au/sold/property-house-act-kaleen-126408446" target="_blank">3/112 Baldwin Drive</a>, and a Crace house sold for $1.157 million.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
