Sutherland Shire's little-known Yarrawarra suburb tops the NSW's 10 fastest-selling suburbs: RP Data

A converted church in Melbourne’s Moonee Ponds has sold for $2.4 million.
Located at <a target="_blank" href="https://www.jelliscraig.com.au/propertyimages/brochure/16103/Preview.pdf">1 Hudson Street Moonee Ponds</a>, the sale was secured by John Morello from Jellis Craig Kensington. The architecturally transformed <a target="_blank" href="/news">Moonee Ponds</a> church had an incredible 12,500 internet hits and 325 inspections.
So in anticipation of a huge auction day crowd, the agency organised a coffee cart with complimentary drinks.
There were more than 300 spectators and three bidders, with the offering sold just after auction.
Its listing was reported by Property Observer <a href="https://www.propertyobserver.com.au/victoria/moonee-ponds-church-conversion-listed-for-sale/2012110457525/Page-1">last month</a>.
Designed by owner and architect duo Dominic and Marie Bagnato, the property has five bedrooms, five bathrooms, a gym and a basement wine cellar.
The Gothic-style timber church was originally built by Tadgell Brothers following the general consensus at an 1890 resident’s meeting that the area needed a church for religious purposes and Sunday school.
The church was officially opened by then Lord Bishop of Melbourne Dr Goe.
The church acted as a venue for sports meetings, working bees and other social activities.
The church was part of the St Thomas parish, before leaving temporarily in 1915 and permanently in 1960.
In 1904, an extension to the church was built at the rear and in 1918 a vicarage was built nearby. A church hall was built in 1927.
The current vendors bought the church itself in 2007.

In second place is Casey, with a median house price of $535,000 and an average of 121 days on the market.
Third place is a draw between Campbell and Forde, which both have an average sitting time of 155 days.
Campbell's median house price is $893,000 and Forde's median house price is $543,000.

Forrest tops ACT 10 slowest selling suburbs: RP Data

The series finale of Grand Designs Australia features a "semi-brutalist" contemporary home in Queensland’s Ocean View.
The concrete home is designed to last and was driven by couple Brunella and Carlo’s passion for concrete.
Almost 50 metres of a six-metre-high concrete wall will form the spine of the house.
A concrete gallery style wall will extend the full length inside and polystyrene blocks filled with more concrete will shape the ground floor.
A series of consecutive bedrooms, a kitchen and a main living space will run off one long corridor.
Upon entry to the home, a staircase leads to either the upstairs or bottom level, with the master bedroom and study upstairs.
Upstairs also plays host to an outdoor terrace with an outdoor fireplace.
The outside façade is rendered in concrete gray and is solid and bold.
“In no way does this building look warm and inviting,” says Grand Designs host Peter Maddison.
“A site with no water, no sewerage, termites, bushfires, high winds and soil instability… brutalist seems to be the right way to go,” says Maddison.
<a target="_self" href="/news">Ocean View</a> is a rural suburb of Queensland, located north of Dayboro.
It has a population of 3,720 residents, and separate houses account for 98.5% of dwelling types.

Semi-brutalist right at home in Ocean View on this week's Grand Designs

Colliers International has sold the Australia Taxation Office (ATO) building in Albury for $48 million reflecting an 8% yield.
The seven storey commercial building is being used by the ATO for the administration and collection of business activity statements.
The ATO occupies 95% of the total lettable space and has a 15-year lease.
Colliers International received expressions of interest from onshore investors and overseas parties in the United States, Singapore and New Zealand.
“The sale of the Albury ATO building confirms what we’ve been saying in the market place – there is a flight to quality and above all else the ability of an asset to attract secure long term cash flow is king,” says director of investment Services and office leasing, Tim Mutton.
“Our experience in major office building sales is that buyers are interested in the security of the Commonwealth lease covenant and want cash flow for more than 10 years,”
Located at 520 Smollett Street, The 10,786 square-metre building has 56 basement car parks and was built by the Doma Group.

ATO Albury building sells for $48 million

Three Canadian fashion retailers are swimming ashore to lease space in the $385 million redevelopment of Rundle Place on Rundle mall in the Adelaide CBD.
Rundle Place features 85 shops over 22,000 square metres of retail space running along Rundle Mall and is due to be completed in October next year, featuring a Harris Scarfe store and anchor-tenanted by Coles, along with a mix of other retailers and a 500-seat food court.
Point Zero – a Canadian brand name and manufacturer of chic and fashion forward apparel for men, women and children – is among the retailers.
Point Zero operates from more than 35 boutiques across Canada, has 920 shop-in-shops in department stores, and has opened franchises in Central and South America and the Middle East.
Joshua Perets was created in 2001 and is directed at the teen and tween market with undergarments to hoodies, jeans to perfume.
As of April 2012, Joshua Perets had 35 stores across Canada.
La Vie en Rose is a leading specialty lingerie retailer for women aged 25 to 54.
It has over 165 boutiques across Canada and expanded into the Middle East, Europe and Asia in 2004.
“We are very excited to open our first stores in a growing city like Adelaide,” says director of retail expansions for La Vie en Rose Joseph Waknine.
“Rundle Place has proven to be the right spot for us with the best mixture of national and international big brands,” says Waknine.
Rundle Place will also include an 10-storey commercial tower that is set to open in October 2013.
The tower has been preleased to the Adelaide Bank and Bendigo Bank.
Vacancy rates for Rundle mall rose in the third quarter of 2012 from 6.85% in June to 10.27% in September, according to a research report by Savills.
Rent in Rundle Mall range from $2,000 per square metre to $3,700 per square metre.
“The centre is now 95% leased and interest continues to be strong,” says Ilona Rose, project leasing manager from Rundle Place.

Conway, a sandstone villa in the Adelaide suburb of Malvern has been snappily sold for more than its price guide of $2.9 million.
The four-bedroom, three-bathroom home with a tower was listed for a short 20 days before beating price expectations.

The  circa 1890 house sits on 1,923 square metres of land at <a href="https://www.cocksauld.com.au/properties/residential/House-SA-Malvern-112039967" target="_blank">50 Austral Terrace</a>, <a href="/news">Malvern</a>.
The property last sold in 1997 for $680,500.
The property has a tennis court, an in-ground pool, a home theatre, gym and two large cellar rooms.
The 1890s was a period of rapid expansion in South Australia, according to the <a href="/news">Unley heritage research study (2006)</a>. 
In 1890 buildings were being erected at a rate of 146 per year.
The initial Malvern estate was in 1881, a large subdivision of 633 allotments extended from the south side of Wattle Street to include allotments on the south side of Winchester Street.
The Malvern extension, the 1884 subdivision, was undertaken by William Shierlaw and Thomas Matters and approved by the mortgagee Freak Trimmer with 231 allotments.
"During this period, solid masonry houses of a range of forms and scale were constructed in large numbers with substantial villas built of bluestone or sandstone dominating many streetscapes," notes the research study.
"The detail on these houses is specifically derived from 'classical' Italianate sources, but the forms were varied, and included single fronted, symmetrically fronted, and asymmetrically fronted houses, some with bay fronted projections," it noted.
The district was characterised by substantial mansions set in well landscaped, expansive grounds, demonstrating the transformation of former farm land into a notable residential area, it noted.

Snappy sale for Adelaide villa Conway

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

"The $11 million bond established for the Skyview Castle Hill development represents exceptional value, providing genuine financial security for purchasers," Huxley said.

"Unlike a standard insurance policy, this bond consists of real funds held in trust for the Owners Corporation, offering a tangible layer of protection and added peace of mind."

The location continues to be one of the project's strongest drawcards. Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Eligible purchasers can also secure finance options, including a 3.99 per cent two-year variable rate, loan-to-value ratios of up to 90 per cent, and interest-only lending options through EquitiCredit.

For much of the past few years, conversations about Australia's property market have centred on the rapid growth seen in Sydney, Brisbane, Gold Coast, and Perth. <a href="https://www.apartments.com.au/developments/melbourne-vic-3004">Melbourne</a> has followed a different trajectory.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
