With a huge number of investors active in the Australian property market, John McGrath of McGrath Estate Agents has compiled a list of tips on reorganising debt for investing.
Tip 1: Principal and Interest Loans vs Interest-Only Loans A typical scenario for investors is that they will own their own home, with a mortgage, and will plan to use the equity available to fund or partly-fund an investment purchase.  Most owner-occupiers will have a Principal and Interest loan on their home. P &amp; I loans are excellent for owner-occupiers because your equity increases as you pay off the principal. If you’re going to remain living in your home, staying on a P &amp; I loan is a good idea because the interest is not tax-deductible so that’s the debt you want to pay off first with spare cash. However, the interest on the loan for an investment property is tax deductible, so you might like to take out an interest-only loan on your investment property. Because you don’t pay off any of the principal, the regular repayments are less than a P &amp; I loan. Thus, you have more cash in your pocket, which allows you to borrow more and buy more property!  Tip 2: Freeing up cash flow Freeing up additional cash flow is a priority for most investors. One of the things you could do is convert the home loan on your principal place of residence to interest only as well. This would put more money in your pocket, but the downside is you won’t be paying off any of the principal and the interest remains non-tax deductible. But what if you moved out?  Tip 3: Take advantage of tax deductibles If you moved out of your home and rented it out, while renting somewhere cheaper yourself, you could free up a lot of cash flow. If you converted the loan to interest only, you’d have even more cash available and the interest would be 100% tax deductible too. Plus, you could claim all the expenses of the property, such as strata levies, council rates and water rates, as a tax deduction too. But what about capital gains tax, I hear you say?  Tip 4: Use the six year rule to avoid capital gains tax If you rent out your principal place of residence, the Tax Office will allow you to do this for six years with no exposure to capital gains tax (CGT). You receive all the benefits, such as rental income and deductibility of expenses and loan interest, but you won’t have to pay capital gains tax if you sell it within six years. After six years is up, you can move back in and re-qualify for another six years if you move out again. This is a generous opportunity that could save you thousands in capital gains tax if you ever decide to sell the asset. (Click here to read more about the six year rule.) Tip 5: Variable vs Fixed Rate Loans Finally, a word on fixed and variable rates. Fixed rates give you peace of mind but little flexibility. But today’s fixed rates are extremely attractive and well below variable rates, so it might be worth considering locking in below 5% for a couple of years while you’re getting used to having not only a home loan but also an investment loan to manage too.  McGrath advises as each situation may differ, it is best to discuss individual circumstances with financial advisors.

Surfboard manufacturer Barry Bennett of Bennett Surfboards has listed his Bower Street mansion with an $8.75 million price guide.
Situated on 1,120 square metres, the Manly property is only metres from Shelly Beach and features private lawns with a pool and spa.
The home includes four bedrooms, three bathrooms, an Italian marble kitchen and a pavilion with a barbeque and wet bar.
The Rob Harrington and Associates-designed home also boasts heated limestone flooring and travertine terraces and bathrooms.
The property is part of the Bower Street leasehold title, owned by the Roman Catholic Church.
Listing agent Jake Rowe of McGrath Estate Agents says Bower Street properties are generally on a 17-year leasehold period, however the Bennett house has a lease until 2044 with an extension until 2061.

Surfboard manufacturer Barry Bennett lists Bower Street mansion for $8.75 million

In this week’s Purchase or Pass, Chris Gray is joined by Stuart Waugh from Bell Partners to analyse a potential investment purchase by comparing it to a neighbouring property that sold the month before.
It’s a <a target="_blank" href="https://www.domain.com.au/Property/?adid=2010283176">two-bedroom unit with parking</a>, 7.4 kilometres from the Sydney CBD and under 500 metres to the beach. It has fantastic views of the beach and ocean and as it faces north, would be sunny and light throughout the day. The unit next door sold for $921,000 in May this year, and has been converted into a three-bedroom unit. The view isn’t as good as this unit we’re considering, and it rented for a reported $950 a week, equaling a 5.4% rental yield.

Chris Gray: So I guess the first question Stuart is, should people looking for investments be comparing it to ones next door? Is that a good way to value a unit?
 
Stuart Waugh: It is. You do with most assets these days, you purchase it based on other surrounding assets of similar size. Basically, in regard to a property, you do usually compare it to a property close by.
Chris Gray: This is absolutely perfect as it’s next door so it’s really comparable, and also because its been converted. So a lot of people think how do I know if I’m making money on a renovation? Well, just go and compare it to ones that have actually been renovated to see exactly roughly what it’s worth.
Stuart Waugh: That’s exactly right. We’re living in a world these days where everybody says do it yourself, do renovations yourself, try and upgrade the property yourself. So if you can try and see what people have made by doing it themselves, then you can actually take advantage of that yourself.
Chris Gray: So just looking at some basic units, if you looked at $950,000 for a two-bedder, cost maybe $80,000 to renovate, so probably about $1,030,000 you would have paid for three beds. If the other one is renting for $950 and this has better views, then maybe about $1,000 a week or so.
Stuart Waugh: And that’s real. People who are buying these sorts of properties aren’t really looking for it as far as yielding; they’re more looking at it for growth, therefore making capital gain at the end. So we’re not talking about every kind of purchaser here, we’re talking about people that can perhaps have negative gear for a little while and look for the gain at the end.
Chris Gray: So my main worry of this one was a $921,000 for a three bedder getting $950 a week, or now paying $1,030,000 and then maybe getting $1,000 a week. Just hitting over that $1,000,000 mark, that was the thing for me that I wasn’t sure if it was getting a bit expensive. What are your thoughts?
Stuart Waugh: I’m not overly phased by the price as far as being maybe $20,000 or $30,000 more than I thought it was actually going to be purchased for. But in this market where the interest rates are so low and in a market where you’re going to hold this property for a long time, that purchase price isn’t really going to be that significant, as long as you hold it for a long time and ready for the gain at the end.
Chris Gray: Because again you were saying before, a client’s fixed for three years, at how much was it?
Stuart Waugh: At 4.92%. So 4.92% fixed rate for three years is a good rate.
Chris Gray: So certainly if you’re going to maybe over extend or buy something slightly more expensive is maybe that’s a good reason to then fix, at least you know things are capped out for a few years.
Stuart Waugh: I agree, and if you’re buying a property for $950,000 or buying a property for a million bucks, when you apply the interest rate and make your monthly repayments, it’s really not a large difference at all.
Chris Gray: So purchase or pass for you?
Stuart Waugh: I say purchase.
Chris Gray: Ok. Well for me it’s very easy to fall into an emotional purchase when you see a view that good. However, when you analyse the numbers and look at neighbouring properties, sometimes you get a different decision. So for me this one, I’m going to go the other way and pass as it’s over $1,000,000.

Footscray is ripe with developments in the pipeline, including a residential apartment complex on the existing Footscray plaza building – No 18 Albert.
After a successful launch of stage one proving to be a complete sell out, stage two of No 18 Albert has officially launched with 100 apartments up for grabs.
The Banco Group development is sited above a revamped Coles and Kmart at 18 Albert Street Footscray and will feature a total of 234 apartments across five levels once completed.
One-bedroom apartments range in size from 55 square metres to 56 square metres and range in price from $340,000 to $405,000.
Two-bedroom apartments range in size from 67 square metres to 90 square metres and range in price from $465,000 to $500,000.

No 18 Albert in Footscray releases stage two of apartment complex after stage one sells out

The residential market in Sale and Traralgon is slow to stable with minimal movement in prices, according to property valuers Herron Todd White.
The valuers say for the best four to six year medium growth, the average buyer would be looking at the $200,000 to $400,000 price bracket.
The lower end of house prices, $200,000 and under, has slowed due to the removal of the first home buyers grant.
The valuers say the top end, $500,000 plus, is seeing vendors getting hurt due to over capitalising causing a sale loss, however a property in a strong location has the best chance of growth in this price range.
Herron Todd White say there has been an increase in renovations and extensions among home owners due to the high cost of land prices and building costs.
Home owners are staying put for a short term and then make a profit in the four to six year period.
The valuers say another option to consider  is the established home at the top end.
"With the high building costs, an established house at the top end may see growth in that four to six year period and I can’t see building costs coming down too quickly."
The valuers say a 1980s brick house in a good location is approximately $250,000.
They say this property should be renovated and the home owner shouldn't sell until five years later.
The valuers say buying an established property is a lot cheaper than building a new propert.
" A $400,000, five to 10 year old family home, with all improvements complete, is no cost to you.
"It is a lot more expensive to build, considering when land is $200,000, a new house is $250,000, suddenly you are at $450,000 and you don’t have concrete driveway, landscaping, shedding, fencing, paving?
"Yet the house which is 10 years old has all these and is probably in just as good a location."

Gippsland opting for renovations and extensions due to high land prices and building costs: Herron Todd White

Agents in the Gold Coast area are reporting of a lack of stock and some drop off in sales volumes compared to the previous quarter of 2013, according to Herron Todd White.
The valuers say buyer’s wish lists appear to be inclusive of good condition, nothing to do and cheap.
"Some firming of the market bottom was evident, with the odd very cheap sale occurring, one can only surmise there was an element of a forced sale in these instances.
"Generally the market has more confidence, especially for well located prime properties.
"On Isle of Capri there were three waterfront houses that sold during 2012 in the mid $600,000’s - but agents are reporting that those days are gone."
Herron Todd white says it's still possible to get entry level waterfront properties in Broadbeach Waters for $500,000, but it will be a smaller block with a very narrow canal.
The valuers say there has been some improvement in the unit market for beachfront localities, particularly Surfers Paradise, Main Beach, Broadbeach and Nerang.
However these areas are still very price sensitive, and may be a result of increased investor confidence.
The valuers say agents have reported that investors have been more active.
"The average buyer still wants a bargain in good condition.
"The best chance of growth is for well located properties within one to 1.5 kilometress of the beach."
The valuers first pick is Broadbeach Waters, followed by Mermaid Beach and Burleigh Waters.
The valuers say the gap between waterfront properties and dry block properties is closer than ever before, indicating waterfront properties may be due for a rise soon.
A 1980s single level brick home with four bedrooms and two bathrooms on a 638-square-metre rear canal allotment passed in at auction, receiving a top bid of $460,000.
"In beachside locations, currently “cheap” units with low body corporate fees would appear to be a good buy.
"In the highrise market, units with a good ocean view would appear to have growth potential.
"However the market is soft and appears to still be driven by investors who are shy of high body corporate fees."

Gold Coast buyers want good condition, nothing to do and cheap property: Herron Todd White

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.
