Property Observer has looked at Your Investment Property magazine's top 50 best long-term performers as of July 2011 and identified the top performing suburbs along with the poorest performing suburbs two years on. 
New South Wales Marulan tops the list with the highest median house price growth over two years from $187,500 to $310,000 – a $122,500 price growth.
Not all Marulan vendors achieved the boost. A <a target="_blank" href="https://www.highlandsproperty.com.au/894121/">three-bedroom home on Loseby Avenue</a> in Marulan sold last month for $325,000, had been purchased in 2009 for $275,000.
Situated on 877 square metres, the home was built in 2003 and includes two bathrooms, two living areas and an outdoor entertaining area.

Hammond Park in Western Australia is the second best performer, with a median house price growth of $81,000 in two years.
As of July 2011, Hammond Park’s median house price was $449,000 and is now $530,000.
A three-bedroom home at <a target="_blank" href="https://www.realestate.com.au/property-house-wa-hammond+park-411029579">8 Goulburn Approach</a> in Hammond Park sold last month for $447,000, having been purchased in 2006 for $300,000.
Queensland’s Capella is the third best former, with a median house price growth of $77,500.
As of July 2011, Capella’s median house price was $297,500 and is now $375,000.
A four-bedroom home at <a target="_blank" href="https://www.realestate.com.au/property-house-qld-capella-110567985">5 Eddy Drive</a> in Capella sold in December for $530,000, having been purchased in 2010 for $450,000, an $80,000 increase.
New South Wales’ Bangalow is the worst performer of the 50, with a $114,950 decline in the median house price.
As of July 2011, the median house price in Bangalow was $625,000 and has since dropped in two years to $510,050.
A three-bedroom home at <a target="_blank" href="https://www.eldersrealestate.com.au/office/bangalow/residential/buy/property-house-nsw-bangalow-539185">21 Ivory Curl Place</a> in Bangalow sold for $510,000 in May this year, but was inititally listed for $525,000.
The property last sold in 2012 for $522,500, a $12,500 loss.
Western Australia’s Burswood is the second poorest performer, dropping $105,500 in its median unit price in two years.
As of July 2011, Burswood’s median unit price was $808,000 and has dropped in two years to a median unit price of $702,500.
A two-bedroom apartment at <a target="_blank" href="https://www.realestate.com.au/property-apartment-wa-burswood-113906115">96 Bow River Crescent</a> sold last month for $915,000, having been purchased in 2012 for $1 million - a $85,000 lost.
South Australia’s Woodville is the third poorest performer, dropping $87,750 in its median unit price in two years.
As of July 2011, the median unit price in Woodville was $336,250, and has since dropped to $248,500.
A three-bedroom unit at <a target="_blank" href="https://woodvillesa.ljhooker.com.au/ENNFEC">1/731 Port Road Woodville</a> sold in June for $372,000, after spending 251 days on the market with an advertised price guide of $395,000 to $410,000.
Prior to that, it sold in 2011 for $375,000.

Magazine top 50 suburbs two years on show moderate gains, and a few misses

The redevelopment of the former Yorkshire Brewery in Collingwood has been given the green light to commence construction after months of amending the proposed plans.
Located on Robert Street, the 4,500-square-metre historic site will be redeveloped into three residential towers featuring 350 apartments.
The towers range in height from 17 storeys, 14 storeys and 10 storeys.

The $200 million project by SMA Projects will include $6.7 million of heritage works and restoration on the historic brew tower, cellar building, silos and stables.
Development manager of SMA Projects Robert Murphy says the southern end of Collingwood has long been forgotten about.

“We see this as a strategic redevelopment site, with clear community benefits in the restoration of these heritage buildings and activation of a long derelict site,” says Murphy.
Studio apartments are 43 square metres and one-bedroom apartments range in size from 48 square metres to 65 square metres.
Two-bedroom apartments range in size from 64 square metres to 99 squares metre and three-bedroom apartments are 110 square metres.
A preliminary assessment expects one-bedroom apartments to be priced from $395,000 and two bedrooms from $480,000.
The development will also include 18 two-storey townhouses at ground level ranging in size from 87 square metres to 109 square metres.
Two separate one-bedroom residences will act as a hotel for visiting guests, with a nominal fee to cover housekeeping and maintenance.
Residents will be able to book short term stays in the serviced apartments to accommodate visiting friends and family when needed.

Designed by Hayball Architects, the development will feature timber, exposed brick and concrete materials as a reference to the sites industrial heritage.
“It was our intent to deliver buildings that harnessed and respected the genius loci and history of the site,” says Tom Jordan, managing director of Hayball.
“There are heritage buildings of state significance to work with, so we set out to both reference and compliment these,” says Jordan.
The historic brew tower will be at the center of the project, as well as a 480-square-metre piazza with a wine bar, convenience store and deli.
Residents will also have access to a rooftop terrace, gym and formal dining room.

The development is yet to be released but SMA Projects told Property Observer it has received an overwhelming response from the local area with people already registering their interest. 
The Yorkshire Brewery was designed by architect James Wood in 1880 and was the tallest building in Australia for 10 years.
It was purchased in 1909 by Carlton and United Breweries and ceased operating in the 1950s.

Collingwood's historic Yorkshire Brewery residential redevelopment gets green light

The $440 million Pacific Bondi Beach development has appointed QT Hotels and Resorts as the operator of the hotel component.
The residential, hotel and retail development will feature 69 one- and two-bedroom hotel apartments ranging from $590,000 to $800,000.
Hotel apartments range in size from 38 square metres to 100 square metres, with hotel guests having access to a health club, gym, pool and concierge.

Some 12 of the 69 apartments will have the option of a dual key configuration.

Pacific Bondi Beach appoints QT Hotels & Resorts as hotel component operator

Auction listings across the capital cities are continuing to fall in the second week of August, with 1,273 scheduled, according to RP Data.
Auction volumes across the capital cities dropped from 1,441 the previous week to 1,284 last week.
However, the clearance rate strengthened from 65.3% the previous week to 69.6%.
At the same time last year, the clearance rate was substantially lower at 49.9%, as were auction volumes at 945.
Melbourne’s auction listings also dropped slightly from 637 the previous week to 584 last week.
The clearance rate in Melbourne increased slightly from 68.7% the previous week to 69.7% last week.
Melbourne has a slight increase in auction volumes this week, with 616 scheduled.
Sydney’s auction listings dropped briefly from 469 the previous week to 460 last week.
Sydney’s clearance rate increased slightly from 77.3% the previous week to 78.4% last week.
Sydney is almost on par with last week, with 459 auctions scheduled for the coming week.
At the same time last year, Sydney’s clearance rate was substantially lower at 54.2% with 323 auctions.

A five-bedroom home in Balwyn North is this week’s most expensive sale, selling under the hammer at its August 3 auction for $2.8 million, according to RP Data.
Located at 34 Aquila Street, the recently built home features timber parquetry floors, raised ceilings, a home theatre and a Miele kitchen.
Situated on 774 square metres, the property also includes alfresco dining with an outdoor kitchen and a pool.
A crowd of around 100 people attended the weekend auction, with two bidders going head to head, according to James Buyers Advocates.

Five-bedroom Balwyn North home weekend's most expensive sale: RP Data

A Sydney inner west development known as Montrose, has sold six of its seven townhouses since launching three weeks ago.
Located on Great North Road in Abbotsford, four townhouses sold for $1.19 million to $1.45 million to young professionals and young families.
“The buyers have been young professionals with one or two children looking to upgrade into a quality development with low maintenance,” says Eddie Mansour of Ray White Projects.
“The purchasers have predominantly been locals,” Eddie Mansour told Property Observer.
Two of the properties are to be retained by the developer – The Montrose Property Group.
Property Observer gathers three of the four sales have been to locals.
Each three- and four-bedroom townhouse is approximately 175 square metres internally with an external area of 80 square metres. 
Designed by Lufi &amp; Associates, the homes feature travertine floors and a mix of textures including render, sandstone and timber.
The kitchens boast Carrera marble, Quantum Quartz and Smeg appliances.
The last townhouse is listed from $1.4 million and is the largest with four bedrooms, two living areas and a plunge pool.

Seeking higher price note, opera singer Teddy Tahu Rhodes lists Melbourne apartment

The pool and gym are operating, and so is the bbq area, so the residents in the Divercity development in Sydney’s Waterloo are eagerly awaiting the opening of their residential roof top cinema.
Developed by Becton, the roof top cinema is complete but is it the final stage of acoustic testing.
Rooftops cinemas is a relatively new trend as developers seek something cutting edge.
The development manager of Divercity (pictured below) Michael Hermans says the cinema was making a statement.

Hermans says the rooftop cinema, as well as the other facilities on offer have been a massive draw card for rentals.
“Out of the 80 rental properties we have in the building, 90% were leased before we even settled the property.
“All the facilities are a massive draw card for rentals, it definitely helps with demand," says Hermans.
Residents can potentially save $40 a month on cinema fees, as well as the overpriced candy bar.
The screen is approximately 2.5 metres wide by 1.5 metres high and the area could comfortably hold up to 100 people.
The space can be used as both a rooftop cinema and a barbeque area for parties and functions.
Residents of the 650 apartments and townhouses will also have access to a resident’s only tepanyaki bar, pizza oven and yoga studio.
Associated noise issues with an outdoor cinema means there will only be two movie nights a month and will exclusively be for residents and guests.
It’s up to the body corporate what flicks will be screened, with Hermans saying a mix of classics and latest releases will most likely be on the cards.
The rooftop trend has also been seen in Melbourne with The Block Sky High apartments also jumping on the wagon with a rooftop BBQ area and an outdoor cinema.
Hermans, who is originally from Melbourne, says the rooftop trend is well received down south even though it’s a lot cooler.
“The weather in Sydney is far better, it offers more of an outdoor lifestyle.
“I think it’s a great idea, it’s new, a little quirky, and people like those sort of things.
“It can only get positive feedback," says Hermans.
All residents in many new high rises are entitled to access rooftops in a trend towards <a target="_blank" href="/news">democratisation of the previously sealed off upper levels</a>.
Montrose (pictured below) – a 10-level development comprising of 104 apartments in <a target="_blank" href="/news">North Sydney</a> – was among the first apartment complexes that marketed resort-style resident rooftop access, including a rooftop cinema.

Last November Curtis Field, director of project marketing at Colliers International, which has been marketing Montrose, told Property Observer a rooftop cinema was still fairly unusual for an apartment project in Sydney, with the trend starting in Melbourne's entertainment district retail terraces.
He says the cinema was included in the design to appeal to younger couples and singles who are expected to show interest in Montrose, and he says it will “add some vibrancy” to the project.
The cinema is made to feel like a home cinema and can be booked through the body corporate.
Field says apartments are getting smaller and therefore residents are using the rooftops as common areas for entertaining.
“It offers added value of views and amenities that they [residents] don’t have to pay for.”
The multi-stage <a target="_blank" href="https://divercitywaterloo.com.au/">Divercity</a> is scheduled for an early 2015 completion.

New apartments take home cinema  to the sociable rooftop

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Designed by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, COMO features a mix of one-, two- and three-bedroom residences with 2.7-metre ceilings and larger-format floorplans aimed at owner occupiers, downsizers and lifestyle-focused buyers.&nbsp;

The development will feature an extensive rooftop recreation and wellness offering including a 25-metre lap pool, sundeck, barbecue and dining areas, gym, sauna, plunge baths, landscaped gardens, wellness spaces and rooftop pickleball and paddleball courts.

The remaining dual key apartments range from 137 sqm to 167 sqm and include generous three-bedroom layouts with separate self-contained studio accommodation and dual parking.&nbsp;

Erwin said the dual key concept represented a broader shift in how Australians would live in the future.

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

The report identified the key issues and concerns raised by neighbouring residents and other stakeholders, allowing those matters to be considered and incorporated into the design where appropriate.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Doueihi founded Ceerose in 1998 and has grown the business to become one of Sydney's more active apartment developers in recent years, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay.
