The first release of Harbourside in the Martha Cove development has achieved around 70% in sales after launching four months ago.
The Three Pillars development features 80 terrace homes, with a range of three-bedroom single and double storey townhouses and four- and five-bedroom luxury homes.
Terrace homes start from $429,950 for a three-bedroom home, 50 metres from the waters edge.
“Buyers simply put down a 10% deposit and don't have to pay another cent until their home is completed,” says Tom Hoogenbosch managing director of Three Pillars.
“We saw the opportunity to reinvigorate the area and, with the recent opening of Peninsula Link, this is a perfect time to do it.

Martha Cove will also include 750 marina berths, a commercial precinct and aged care facility.
Broken into three precincts, PPB Advisory will develop Sovereign Point, KordaMentha will look after Hidden Harbour and Three Pillars will develop Harbourside.

Rising property prices reduces affordability for prospective home buyers and therefore dampens sentiment with the largest decrease in sentiment observed in the income group between $60,000 and $80,000.
Economic conditions over the next five years was the greatest component to decrease in October, falling by 7.3%, followed by family finances in the next 12 months index at -5.5% and economic conditions over the next 12 months index fell -2%.
The Westpac?Melbourne Institute Unemployment Expectations Index rose by a small 0.6% in October following a fall of 6.6% in September.

The housing market sentiment strengthened notably in the September quarter, underpinned by an acceleration in house price growth in all states except Western Australia, according to a survey by NAB.
National house prices rose 1.3% this quarter, up from 0.1% in the second quarter.
New South Wales experienced the greatest increase of 1.9% and Victoria followed at 1.5%.

The survey reveals that national house prices are tipped to rise 3.3% in the next year and 4.5% in the next two years but NAB expects rising unemployment to dampen house price growth and sees capital city house prices rising 3.5% in the next year and only 3% in the next two years.
According to the survey, demand has improved for all types of new and established property but tight credit and employment security are the key obstacles to buying property.
First home buyers have retreated from the market and demand from Australian investors are slightly lower at, except for New South Wales at, where foreign investment activity also rose but slowed in Victoria over the quarter.

A combination of slow rental growth and faster capital appreciation suggests that rental yields are eroding with rents increasing 0.2% over the quarter, compared to 0.1% in the previous quarter.
New South Wales increased 0.9% over the quarter, Queensland increased 0.7% and Victoria increase 0.3%.
Western Australia rents fell 1% and South Australia and the Northern Territory fell 3% over the quarter.
According to the survey, the fall in Western Australia rents can be attributed to the employment impact of the mining slowdown, which reduced demand for accommodation.
New South Wales and Queensland lead the way for income growth in the next year, with both New South Wales and Queensland forecast to grow 2.5%, Victoria to grow 2% and Western Australia to show the weakest returns of 1%.

National rents are forecast to grow 3.1% in the next two years, compared to 2.6% previously, with returns highest in Queensland at 3.9% and New South Wales at 3.5%.
The survey reveals a jump in owner occupier activity in the new property market in the September quarter, with their share of new property demand rising above 41%, compared to 36% in the previous quarter.
Owner occupiers were identified as most active in Victoria at 48% and Western Australia at 47%.
First home buyers retreated this quarter from 21% to 19%, with Queensland reporting the least activity of just 9% compared to 26% in Western Australia.

Rising unemployment to dampen house price growth: NAB

A merge between the City of Fremantle and East Fremantle was at the core of the local government reform submission sent to the Local Government Advisory Board last week.
The result of a community survey revealed the support for the two areas to merge and create a new local government authority but strongly rejected a complete merge with the City of Melville.
“We’ve always maintained there are benefits that a carefully considered reform process could provide, and when the state government released its key planning document, Directions 2031 and Beyond' in 2009, the council resolved shortly thereafter to support a local government structure based on the major activity centres defined in that document,” says City of Fremantle chief executive officer Graeme Mackenzie.
“One of the key principles adopted by council was that no local government should have more than one major activity centre within its boundaries, as the competition for allocation of resources to each centre would be compromised - a council would struggle with a multiple focus and the centres could underperform,” says Mackenzie.
In July, the state governments preferred option was a merger between Fremantle, East Fremantle and Melville.
“The key issue the City of Fremantle has with the current state government proposal is that Melville's key activity centre is Murdoch, and of course Fremantle's is Fremantle.
“Of the 14 local governments being proposed by the government, the Fremantle/East Fremantle/Melville merger is the only one that would contain two major activity centres as defined by Directions 2031.
“Accordingly, the city maintains its position of supporting sensible reform based on strengthening the major activity centres around the greater Perth metropolitan area.
“This position has been formalised in our proposition to the Local Government Advisory Board,” says Mackenzie.
The local government reform submission also included a change to the eastern boundary to align it with Stock Road and to transfer Samson and part of O’Connor to the City Melville.
The submission also included a change to the southern boundary with a new boundary to incorporate the localities of Hamilton Hill and North Coogee and a change to the western boundary to incorporate Rottnest Island.

Owner-occupiers have accounted for some 70% of sales in the Watermarque building in Australand’s $500 million Hamilton Reach project.
Comprising of 78 apartments, the Watermarque building has achieved more than $50 million in sales.
“These buyers [owner occupiers] are looking to spend between $500,000 and $1.5 million on their next home as they downsize from the larger family home while keeping money in their back pocket,” says Australand’s general manager of Queensland residential division Cameron Leggatt.
“They want to move to places that will enhance their lifestyle, with amenities, security and central locations a high priority.
“Typically, they are looking for two and three-bedroom options, in low to medium-rise developments, with generous, well-designed living spaces.
“The buyer profile that has emerged at Watermarque demonstrates that the considered designs of the two and three-bedroom apartment options at Hamilton Reach have hit the mark with owner occupiers looking for larger living spaces,” says Leggatt.
Construction is now complete on the two five-level buildings with three two-bedroom apartments remaining, priced from $635,000 to $710,000.
The Hamilton Reach development is located six kilometres from the Brisbane CBD in north shore <a href="/news">Hamilton </a>and is bordered by 530 metres of river frontage and 2.5 hectares of Northshore Riverside Park.

Located on Sturt Street, Ergo is developed by Hindmarsh Development and the Adelaide City Council, and features designs by Hames Sharley.

Melbourne is forecast to overshadow the City of Sydney as a job hub before 2040 as major new urban renewal precincts come to light, according to Minister of Planning Matthew Guy.
The upcoming metropolitan blueprint Plan Melbourne suggests that Melbourne could bypass Sydney as early as 2036 with a total of more than 700,000 jobs, up from 450,000 in 2011.
Major new urban renewal precincts include Fishermans Bend, E-Gate and Arden Macaulay and Docklands, which is now complete.
“Driving the growth of the City of Melbourne as Australia’s largest jobs hub by 2040 will be a key direction of the upcoming metropolitan blueprint, Plan Melbourne,” says Guy.
“We are on track to achieve this outcome by 2040 or earlier with nearly 90,000 jobs added in the City of Melbourne between 2006 and 2011 compared with less than 30,000 in the City of Sydney,” says Guy.
As at the 2011 Census, the City of Sydney housed a total of 530,000 jobs compared to 450,000 in the City of Melbourne,
“The key to a productive and competitive Melbourne is a reduction in the cost and time it takes for the labour force to travel to work.
“That is why the Victorian Coalition Government is unlocking residential and mixed use development opportunities in and around the CBD of Melbourne.
“Every resident that lives and works in the central city saves Victorian taxpayers money in regard to road and public transport costs,” says Guy.
Guy says to build the nation’s largest job hub we also need to build the largest residential hub.
“The nation’s largest jobs hub will also require significant future investment in transport infrastructure to make it accessible for commuters but able to be bypassed by freight and logistic movements.
“That is why the Coalition Government is continuing to jointly progress construction of the East West Link and planning of the Melbourne Metro rail tunnel,” says Guy.
There is capacity for more than 300,000 additional jobs in the City of Melbourne and Fishermans Bend urban renewal area, according to the Department of Transport Planning and Local Infrastructure.

Melbourne to overshadow the City of Sydney by 2040 at nation's job hub

The Coolangatta development pipeline has remained stabled over the past year, with nearly $4.6 billion in development projects planned or underway, according to Colliers International.
It is a reduction of $145 million – 3% - when compared to the previous year but there are 23 projects planned or underway, three more than last year.
Development spending peaked in 2008 at $5.155 billion.
“While spending has fallen, there were actually four new projects added to Coolangatta’s development pipeline over the past year, the largest of which was the $220 million redevelopment of the Kirra Beach Hotel, followed by the $60 million redevelopment of Showcase on the Beach shopping centre,” says Lynda Campbell, Colliers International Gold Coast research manager.
“The other two projects added to the pipeline were significantly smaller and included a $12 million apartment development at Musgrave Street in Kirra and a $5 million apartment development at Golden Four Drive in Tugun,” says Campbell.
Infrastructure accounts for the greatest level of development spending at $2.83 billion – 60% - with six projects in the pipeline.
“More infrastructure is needed to provide for an increased population on the southern Gold Coast, and while there are a few projects underway, it could be years before they are completed – in fact, for some there are no dates set in stone,” says Stewart Gilchrist, International Gold Coast director.
“The $420 million M1 upgrade from Nerang to Tugun is underway, as is the $10 million Palm Beach-Currumbin Hospital extension, but the former at least will take some time to be completed.
“Other infrastructure projects such as the planned $950 million Gold Coast Light Rail Stage 2 and the $1.2 billion proposed rail link from Robina to Coolangatta have no defined deadlines.
“In particular stage two of the light rail project would have a huge impact.
“Once that stage is completed the light rail will run from the airport at Coolangatta, which would enable athletes and visitors to get off a plane and connect all the way to the Games Village at Parklands, stopping off at the tourist hubs of Broadbeach and Surfers Paradise along the way,” says Gilchrist.
Apartment projects rank third in terms of the dollar value of development spending, worth a total of $402 million across 12 projects.
Campbell says the southern beachside precinct is in need of new apartment projects.
“It now has an extremely low level of new supply, with just 14 apartments available across four projects.
“The apartment projects in the pipeline will start to alleviate this shortage, however, with some expected to be launched to the market within the next six months,” says Campbell.

Coolangatta development pipeline on track with $4.6 billion worth of developments

The former Morrison Brothers nursery and orchard site in Doncaster has hit the market for the first time, having been owned by the Morrison family for the past 69 years.
The 2.8-hectare site on the corner of Williamsons Road and Henry Street is a residential zoned one site on multiple titles.
“This is the first time this property has been offered for sale since 1944,” says Peter Bremner of Colliers International.
“It is also one of Melbourne’s last remaining premium quality infill residential sites and we anticipate strong interest from a wide range of developers keen to unlock its future potential.
“We expect residential developers will show interest in utilising the site for a variety of purposes, whether it be larger dwellings, townhouses or apartments.
“This interest is set to come not only from local private and public company developers, but also from interstate and Asia.
“It is one of the last remaining sites of this magnitude in Melbourne that is appropriately zoned for residential development, and given it has been used as a nursery and orchard for over 50 years with development surrounding it, it is the last undeveloped parcel of land in the area,” says Bremner.
The nursery and orchard has passed through several generations of the Morrion family but the business recently closed after being faced with rates and land taxes of more than $100,000.
The site will go to sale by tender through Peter Bremner and Brett Griffith of Colliers International, closing November 21.
Industry sources say it could fetch between $15 million to $20 million.

Developers to circle as Morrison Brother's nursery site hits the market

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.
