“Our brief to Woods Bagot was that each of our hotels must have their own unique personality and style, inspired by local surrounds, culture, heritage and Ovolo’s playful, forward-thinking spirit, and they’ve delivered exactly that with The Valley.” - CEO and Chairman of the Ovolo Group, Girish Jhunjhnuwala.

A rooftop swimming pool, gym, sauna, meeting rooms and Ovolo’s signature standard inclusions of free breakfast, free wifi, free mini bar, free laundry and free happy hour drinks, marking the hotel as a new favourite destination in Fortitude Valley. As Richard and Spence Architects first hotel, you can imagine the thoughtfulness put in to ensure guests feel relaxed and carefree inside its 175 boutique rooms and pastel muted colour schemed amenities and communal spaces. 
Each room has a balcony of some sort with most overlooking the hotel pool lined by palm trees and plush cabanas.

“I think we decided we didn’t want to be <a href="/new-apartments/melbourne-vic">Melbourne</a> and we didn’t want to be <a href="/new-apartments/sydney-nsw">Sydney</a>,” general manager Jeremy Nordkamp says of the hotel. “Let's be Brisbane. Let's celebrate the fact that we have this beautiful weather 10 months of the year.”

With a city fringe location, a mix of ground floor boutiques, restaurants and cafes add to the vibe of the streetscape and give way to the podium level designed to be a raised urban landscape with a heated pool, cabanas, a poolside restaurant, day spa, fitness centre and business centre.

The Calile has been instrumental to Brisbane’s grand transformation into a vibrant hub of boutique hotel culture. Each room’s contemporary design and flair draws on the natural elements that celebrate Queensland’s environment. Although minimal in aesthetic, the pastel pinks, blues, and yellows used throughout the building bring life and warmth to the visitors.

Brisbane stepping into its own as a tropical hotel destination

Award winning Melbourne developer <a href="/developers/beulah">Beulah International</a> has officially submitted the planning application for Southbank by Beulah to the Victorian Government last Friday. 
With the proposed City Road and Southbank Boulevard location, the application details plans to transform the current BMW Showroom site into a world class, multi-use development that sets a new benchmark in liveable city design.

The ‘vertical village’ concept will introduce Melbourne to a welcoming and functional mixed use precinct underpinned by creativity and cultural innovation that will support The City of Melbourne’s ‘Future Melbourne 2026’ plan. 
The stunning structure composed of two twisting terraced forms with a design led by acclaimed Dutch firm <a href="/architects/unstudio">UNStudio</a> and local firm <a href="/architects/cox-architecture">Cox Architecture</a>, is a refinement of the winning ‘Green Spine’ concept from the 2018 Southbank by Beulah global architecture competition. Selected by the competition jury, chaired by Victorian government architect Jill Garner, the 10 months of dedication to refining and enhancing the original design showcase Beulah’s passion towards the project.

The updated <a href="/news/southbank-by-beulah-the-winning-design-for-australias-tallest-tower-revealed">Southbank by Beulah</a> has a strong emphasis on placemaking, with the 270,000sqm mixed use lifestyle precinct to host:

	<li>A 220-key five star urban resort</li>
	<li>6,600sqm of conference and entertainment centre</li>

The projects world class consultant, Beulah International Managing Director Jiaheng Chan said the project team are thrilled with the finished concept and are excited to collaborate with all stakeholders on the next phases of Southbank by Beulah.

“We have worked closely with both the Department of Environment, Land, Water and Planning​ ​and the City of Melbourne and are inspired by their vision for Southbank. We believe this project will significantly support the wider transformation of the area by creating a green, active, connected urban environment that invites and encourages an enjoyable experience for both residents and visitors.

“We look forward to working alongside all parties to play a part in unlocking the area’s true potential and solving the urban pedestrian realm by creating a green and culturally vibrant Southbank.” 

Southbank by Beulah begins its journey with a proposed 4,000sqm fresh food marketplace at street level. Through a series of stairs and stepped terraces, the unfolding pathway leads to the first of seven podiums to which offer an exciting experiential retail space where collaborations and experiences will offer a changing and seasonal expression of the intersection between art, technology, culture, fashion and design.

On the first level, a progressive and versatile conference and entertainment venue will amplify and expand to the cultural offering of the already dynamic Southbank Arts Precinct.

“We see this project as an extension of the famous Arts Precinct and we are already in discussions with prospective prominent local and international art collaborators to create an experience to complement the current arts offering,” said Jiaheng.

An elevated civic square is at the heart of the project with a childcare, cultural podium and wellness precinct connected together within a public realm to give Melbournians and visitors a space of creative play, reflection and recreation. A network of external and internal artwork commissions will deliver new engaged and activated spaces for residents, visitors and workers, enhancing the quality of Southbank.

Southbank by Beulah is dedicated to the city’s wellness with the square home to a central garden; a true urban oasis set to become Australia’s first sequence of green terraces trailing to the top of the building. It is at this point that the two twisting forms emerge with the shorter of the towers to encompass a new type of workplace, with flexible commercial offices comprising of both indoor and outdoor green terraces. 
The new generation five star urban resort with generous gardens will give guests the luxury of experience and integrate people with nature within the city environment. The tower then culminates with a world-class rooftop culinary experiences, with sweeping views above the Yarra River of the <a href="/developments/melbourne-vic">Melbourne</a> skyline. 
 

Australia’s love of the backyard lifestyle is not lost with double height pocket parks throughout the towers and a myriad of connected communal spaces to inspire social integration and environmental consciousness. The main tower is crowned by a publicly accessible ‘Future Sky Garden’ showcasing innovative landscape technologies and offering spaces of opportunities for creativity. 
With Beulah’s focus and dedication to the community, the submission outlines the use of greenery and plants which will be uniquely prominent on the Melbourne skyline, as a way to enhance the quality of life of its residents, using vegetation to mitigate winds, filter noise, dust and carbon dioxide.

As Melbourne continues to grow at an unprecedented rate, Beulah embarked on an extensive global study tour in late 2018 and early 2019 to explore some of the world’s most inspiring architecture and design to further understand how leading global cities have approached the regeneration of urban areas.

Rumours are that Malaysian favourite ‘Chinta Ria’ and gourmet Italian providore ‘Salt Meats Cheese’ are to open tenancy on the ground floor strip, proving that collaboration between developers, architects and suppliers have made for a very important and vibrant project.

As this development takes shape, by the time it completes in late 2019, it will have cemented itself into the Parramatta community fabric and truly embodies the city centre moving towards a progressive future.

Booming Australian Suburbs according to Urban

With <a href="/architects">architects</a> recognising the impact on climate change and urban sprawl more so than our government, we are seeing projects that challenge the status quo and influence social change through thoughtful design. 
Design can be used to address social equity and diversity in urban environments by providing affordable housing, green space, sustainable living, appropriate density and a green lean towards public transport and cycling facilities. 

Collaborating with other architects and the community to leverage projects that deliver a deep and sustained social benefit is at the forefront of this movement.  
This allows architects to call out social and environmental inequality by simply providing alternative living and civic spaces with the idea of working with communities instead of working for them. 
With erosion threatening beachfront properties along the coast of Western Australia, Queensland and New South Wales, and the threat of rising sea levels impacting where almost 40% of all Australians livelihood, smart design and planning is most important to influencing and adapting the way we live to retain our lifestyles. 

There are a few projects that unknowingly push the boundaries in opening up discussions between communities on sustainable living and the impact of urban sprawl such as <a href="/architects/breathe-architecture">Breathe Architecture’s </a>Nightingale proposal for Ballarat.

The architectural form of the project is driven to respond to its surrounding heritage brick industrial buildings along Davey Street and the city centre of Ballarat.  
Breathe’s design strategy is to provide more with less, with untreated, tactile and durable materials recycled where possible.

The landscaped courtyard and gardens offer the ability for deep root planting, which encourages residents to grow and sustain vegetables and plants. The facade is also immersed in native plants giving a deep sense of community pride. Through careful material usage and recycled content where possible, Nightingale Ballarat is to be a carbon zero emissions building. Recycled water, renewable energy sources and high quality waste management attribute to the future residents low cost living.

“Nightingale Ballarat has been designed to make sustainable living simple. Common elements like the roof garden and deck, laundry and clotheslines, bicycle parking and shared building services offer a collectively better outcome. By providing meaningful social and utility-based spaces, we look to encourage interaction and activity with friends and neighbours.” - <a href="/developers/nightingale-housing">Nightingale Ballarat </a>Resident Package.

Open walkways with vertical greenery connect the apartment levels, creating spaces for residents to stop and converse. All apartments have an east or west facing living areas with a private balcony providing planter boxes to allow greenery to grow along the facade as well as natural ventilation and daylight adding additional amenity for the residents.

The development has opened up a major discussion for Ballarat residents about the negative impact of urban sprawl, with the population set to grow by 40,000 people in the next two decades. Nightingale offers the first socially beneficial solution that the residents of Ballarat recognise more as a typical Melbourne development and thus are not yet accustomed to within their own city. 
Victoria’s satellite cities are growing at a fast rate as well as Melbourne’s outer suburbs and in Ballarat alone, there are undeveloped, empty lots within the existing city structure that could be developed respectfully to accommodate for this population growth.

A project unfolding in the Sydney suburb of <a href="/new-apartments/macquarie-park-nsw-2113">Macquarie Park</a> is the Ivanhoe public-private housing estate. 
The development is an integrated social housing precinct that offers community facilities, a school, retail, green space and ‘tenure blindness’ for residential properties. 
This is a social leap into disbanding the stigma between private, social housing and rental properties as tenure blindness offers a connectivity of all diversities and demographics.

The existing <a href="https://ivanhoeestate.com.au/">Ivanhoe Housing Estate</a> is set to be demolished to provide an updated private-public mixed community precinct to which benefits social and environmental strains. 
The architecture practices involved with the project are <a href="/architects/bates-smart">Bates Smart</a>, which produced the masterplan, <a href="/architects/candalepas-associates">Candalepas Associates</a>, <a href="/architects/turner-studio">Turner</a>, <a href="/architects/cox-architecture">Cox Architecture</a> delivering residential and community facilities and <a href="/architects/hassell-studio">Hassell</a> whom are responsible for the project’s urban design and landscape architecture. 

The development will include 3000 apartment units replacing the 259 current social housing units on site with a private vertical high school for 1000 students, a 120-bed residential aged care, two childcare centres, a supermarket, cafe’s, specialty retail shops, a multi-functional centre with a hall, gymnasium, pool and outdoor play areas and exercise stations. 
Local infrastructure will be improved for easy accessibility and connectivity and sustainable measures such as solar panels, green roofs, water capture and reuse as well as incorporating car-share facilities and a bicycle space for each dwelling keeps the precinct at a six Star Energy Rating.

The Ivanhoe Housing Estate opens Australian’s eyes to how we perceive each other and help to break down social barriers of classism and elitism that we may hold against each other. 
As communities integrate and Australia becomes one of the most multicultural countries globally, we must progress in our thinking and feelings towards each other to which density can provide that close kinship. 
The proposal has been massively influenced by community engagement and have opened up to existing residents and locals to participate in the discussion. Having social or privately owned apartments not perceivable by the public domain encourages social equality and a deconstruction of stigmatic and biased views once shared between community.

 
The architecture and urban planning industry can progress forward and benefit from a sense of personal accountability and understanding on the issues that face us in Australia. 
The outcome of these projects can no longer be just a building, but a living entity that impacts social life, so instead of thinking about providing shelter, we need to think about providing a higher quality of life.

Architecture as a tool for social change

Located in the of Sydney, Liverpool has just cemented itself as Sydney’s third CBD with the approval of the city’s tallest commercial office tower designed by <a href="/architects/fk-australia">Fender Katsalidis</a>. 
Developed by Macky Corp, the tower stands as a new gateway to Liverpool with 23 levels of grade A office space, 1,500sqm of co-working space and 640sqm of ground retail space. 
Additionally, the refurbishment of the New Commercial Hotel alongside with a two level development known as ‘The Stables’ which reflects the current heritage landscape and will be the podium to the curved glass tower above. The design draws upon the aesthetic of Liverpool’s brick buildings, green corridors and riverbank. The elegantly curved design of the tower is shaped to allow sunlight to enter the heritage precinct below. 
The alley with boutique retail, eateries, cafes and bars stretching from Bigge Street to Scott Street will provide <a href="/new-apartments/liverpool-nsw-2170">Liverpool</a> residents with a destination that the area truly deserves and has been long awaited.

We were attracted to this site given it was opposite the train station but also because of the three-storey heritage pub that was once the gateway to the city from the river and the east. Firstly, what is a Polycentric city and how can it benefit our growing population?

In Urban Planning, a Polycentric city is an urban area that is organised around multiple cities. In this example, Melbourne CBD is designated as the major hub with built up connecting activity centres which benefit by sharing job creation with inner and outer suburbs using a '20 minute neighbourhood' model. 
We can benefit from being a polycentric city in numerous ways as it will decrease travel time, localise businesses, encourage walkability, cycleability, social interaction, networking and community by creating opportunities in areas with existing increased infrastructure standards.

<h2>What does Melbourne look like now?</h2>

An estimated 5 million people reside in the city limits as of early 2019 with an expected projection upwards of 8 million people by 2050. 
This immense growth has seen:

<li>An average of 50,000 new homes being built, most of those are a product of Urban Sprawl with new housing estates, communities and suburbs developing beyond existing suburbia.</li>
	<li>Due to urban sprawl, commute times have increased for many Melbournians, adding 30 minutes to the average drivers journey to work. </li>
	<li>With infrastructure not meeting the demands soon enough due to unprecedented growth, liveability in outer reach suburbs is lower as connection to jobs, opportunities, education and basic services require car dependency.</li>
	<li>Most job creation is isolated to or around the Melbourne CBD, with a daily workforce of over 500,000 people. 
	 </li>

Moonee Ponds is a principal activity centre in Melbourne’s north-west with a current population of 15,000 people. Known for destinations such as the Moonee Valley Racecourse, Queens Park and the quaint community feel of the cafe’s, bars, boutiques and fresh food shopping of Puckle and Hall street.

This eclectic inner city suburb is just 7km out of the Melbourne CBD and has recently seen monumental growth in terms of density and commercialisation. At its core, the Moonee Ponds Junction serves as the arterial and tram connection to surrounding suburbs.

Preston is a multicultural suburb 9km north of Melbourne CBD with a plan to centralise growth and progress opportunities for residents. Preston’s population of 32,000 people is made up of European, Asian and Middle Eastern residents, many of which are descendants of the post war migration. The suburbs flat terrain and abundance of land resulted in low density developments to which now is evolving into a hub for the North as population growth pressure and closeness to the CBD leads to more medium to high density residential developments.

The Preston Activity Centre is centralised around the beloved Preston Market, with a strong focus on retaining its community charm and cultural significance for the suburb. The utilisation of car parks and empty plots surrounding Preston Market and the suburbs main thoroughfare for local businesses, High Street is an important factor in bringing people closer to work and opportunities. 

Preston has numerous community facilities such as the Darebin Performing Arts Centre, Preston Library and the Northern Region Migrant Resource Centre which are all serviced by Preston Station, the main link to education and fresh food markets in the suburb.

The main objective for the central plan is to curtail urban sprawl, strengthen community links and advanced opportunities, increase business and civic space and provide residents with affordable housing options. Located in Melbourne’s far north is the newly planned community suburb of Merrifield, a joint masterplan by <a href="/developers/mab-corporation">MAB</a> and <a href="/developers/gibson-property-corporation">Gibson Property</a> which will sustain a population of 30,000 residents and 40,000 workers. 
The city of the north is expected to be completed by 2025, and aims to be a hub of connectivity for small and large businesses in their business district, a cultural and community space with shops, restaurants and medium density residential and civic buildings by the Central Park and waterfront with 12,000 homes planned and already under construction. 
Merrifield is serviced by rapid bus transport and major highway links though aims to truly be a walkable, 30 minute neighbourhood where residents will use the pedestrian and bicycle friendly links to reach all of their daily needs. 
As the North is one of the fastest growing areas in the country, we need sustainable and centralised developments with updated infrastructure and commercial opportunities for residents. Car dependency makes working in the CBD difficult for many people living in the Northern suburbs as transport is infrequent or too far from home. Having a hub closer to the outer reach suburbs makes a vast improvement for businesses and locals who live an hour from the CBD.

The community is already home to one of Victoria's biggest Industrial Parks with Dulux, D'orsogna and Australia's first Kaufland setting up shop with access to sustainable energy and recycled water.

The large open space atriums within the tower connecting all stacks to each other provide a sense of community with visual transparency offering social interaction amongst people.  
The design of the tower incorporates ⅔ of the existing structure on site. The existing AMP centre was in much need for a revamp so the team at 3XN, BVN and Arup found a solution to incorporate its shell and core into the new tower.

Retaining the old core and recycling the facade and remainder of the floor plates to create 45,000sqm of new floor space will save 10,000 Sydney to Melbourne flights worth of carbon. 
As the new building rises, it rotates in five stacks enhancing views and maximising light for all workers and residents within the building and on street level. Rotating the tower has also been beneficial to providing exterior terraces and communal park spaces for visitors, immediately enhancing the quality of interaction city dwellers have with their environment by providing much needed green space.

The tower is targeting 6 Star Energy rating as the facade’s sun shading hoods eliminate the need for blinds and the electricity to run lights during the day time. With residents and workers becoming more environmentally conscious, the tower becomes a highly desired place to work and live. 
“We’ve found this green correlation is very popular with the market, leading to higher demand for green buildings, low vacancy rates and better returns,” - Chris Nunn, head of sustainability, AMP Capital Investors.

An average of 7.5 Nationwide House Energy Rating Scheme NatHERS will be achieved with smart metering, LED lighting and appliances installed with automatic controls, occupancy detectors, daylight sensors and programmable timers. Double glazing and rooftop Solar panels lessens the need for energy usage throughout winter.

Drought tolerant and native plants have been used for landscaping of the project to minimise water usage as there will also be rainwater tanks for flushing, a highly efficient gas centralised hot water system and smart metering so that residents can accurately monitor energy and water consumption. Recycling facilities within the precinct provide healthy waste management and with good access to public transport, residents are encouraged to use the large amount of bike racks, flexi car pods, charging stations for electric vehicles to promote walkable, green neighbourhoods.

As well as rooftop gardens and children's playground, residents will enjoy the apiary, maintained by a qualified bee keeper, providing free local honey.

5 new Sustainable Apartment Developments in Australia 2019

The ban provides builders with a clear and strict guideline of materials that can and cannot be used in the construction of buildings above two levels high. 
The VBA, <a href="https://www.vba.vic.gov.au/">Victorian Building Authority</a> has put builders on notice, as they inspect the hundreds of at risk buildings in a statewide audit to crack down on non-compliant structures. 
Architects and developers design buildings and communities with the intent of enriching the lives of people and the environment in which it stands, therefore building codes in Australia need to match that intensity with strict regulation and inspection to ensure the well being of all people. 
In recent news, residents of <a href="/buildings/australia-108-southbank-70-southbank-boulevard-southbank">Australia 108</a> respond in panic due to hearing cracking noises, power outages and lift operating failures. Since the first settlers took residence in the soon to be 101 story tower in late 2018, there have been a slew of complaints regarding construction noise and construction defects within apartments such as windows not closing or opening due to the curved facade. 
These stories have now either been exacerbated by the media to take advantage of panicked citizens to incite fear and sell papers or forcing builders and developers to take accountability and be more transparent about their building practices.  
With articles published in The Age and Herald Sun displaying the latest apartment building disasters, people are on high alert in fear their building's too, falls under the same underegulated practices. What holds true to these statements is that resident’s voices deserve to be heard with their safety and quality of life at the utmost importance.

These complaints of noise are common with residents within and surrounding high density skyscrapers under construction and are not permanent. 
A multiplex representative states that “all residents have access to the Multiplex onsite customer team and our onsite service team has been working closely with the residents to rectify these items in a timely manner.” 
A benefit to the exposure of towers such as Opal in Sydney and its defects is that consumers and citizens are conscious and have opened up a dialogue with government about the loosened regulations and building codes our individual states hold. 
The next step is to hold builders accountable and to provide transparency with VBA and other councils alike in order to adhere to the highest quality of building and ensuring the safety of residents and communities. 
As work commences in Victoria establishing a ban on all flammable materials used in construction, a push for other councils and states is imminent and blatantly necessary. 
The Australian Institute of Architects are taking their demands of an industry revolution to VBA and multiple councils across New South Wales insisting on addressing the root of the issue, a culture and practice that has put time and cost above quality.  
This construction industry crisis facing Australia are systemic and it is crucial to make those steps forward to eradicate unlawful practices.

<a href="https://www.apartments.com.au/developments/broadbeach-qld-4218">Broadbeach</a> offers plenty of reasons to live vertically, but moving from a substantial family home into an apartment can expose the compromises of high-density living. Privacy, room for guests and usable living space tend to matter more when an apartment is intended as a permanent home rather than an occasional coastal base.

A typical residential floor at <a href="https://www.apartments.com.au/new-apartments/the-eveleigh-broadbeach-7-9-surf-parade-broadbeach-qld-4218">The Eveleigh</a>, on Surf Parade,&nbsp;contains just four apartments. Across the apartment floors, <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has used the relatively limited number of residences to give each home greater access to natural light and outlook. Living spaces extend towards full-height glazing, while a series of bay windows frame selected views across the Pacific Ocean, city and hinterland rather than treating the building edge as a continuous wall of glass.

“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.

From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.

Three genuine bedrooms provide room to accommodate family and guests, while two secure car spaces and storage address some of the practical considerations that can become more noticeable when moving from a larger home. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.

Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. Landscaped retreats and pavilions provide additional places to sit away from the main recreation areas.

Higher in the building, a rooftop pavilion and private dining suite sit alongside resident lounge, barbecue and outdoor dining areas, opening towards panoramic views across the ocean, city and hinterland.

“Buyers are no longer just looking for an apartment, but a lifestyle where they can relax, reset, and enjoy a balanced way of living,” Hirsch &amp; Faigen Director of Sales Matt George said.

Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Many are coming from larger homes and want to reduce ongoing maintenance without giving up space for family and guests, privacy, two car spaces or the ability to entertain at home.

Much of that daily life can also take place beyond the building without requiring a drive. Kurrawa Beach and Pratten Park are an easy walk from Surf Parade, while Pacific Fair, Oracle Boulevard, The Oasis, restaurants, cafés, entertainment and public transport are also within walking distance.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

“Broadbeach had been on our radar throughout our time operating on the Gold Coast,” the developer said. “Following our projects in Palm Beach, Kirra and Mermaid Beach, Broadbeach represented the natural next step for the business.”

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Campbelltown has been starved of new residential developments in the last decade.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.
