It is also worth noting that affected communities often do not have anywhere to put donated toys, clothes and other goods right now, so selling them and using the money raised could be an option for those without spare money to give. AIR QUALITY 
If you’re worried about air quality in our cities and fire affected areas, buy a face mask. 
In this instance, where the air quality has been punching above hazardous in most areas, a cheap cloth mask won’t suffice. 
P2 Face masks are the only sort that can filter out a meaningful amount of pollution and dangerous particles. These can be found at hardware stores such as Bunnings.

If you’re having trouble breathing, seek medical attention immediately and consider investing in an asthma pump from the local chemist. Ask your doctor about options such as an air purifier, to keep your home safe from pollutants seeping through.

Being aware of the air quality in your town or city that you might experience can be viewed online at <a href="http://aqicn.org/map/melbourne/">aqicn.org</a> and <a href="https://www.epa.vic.gov.au/EPAAirWatch">epa.vic.gov.au</a>. 
Both sites are updated daily and give insight into pollutants you are exposed to.

Creating the walkable 20 minute neighbourhood on the former uninhabited Larundel Psychiatric Hospital site was not only a solution to community growth but the restoration, preservation and revitalisation of the Heritage buildings that lay in disrepair for over a decade.

With heritage character charm, Polaris Town Centre represents one of Melbourne’s first examples of ‘main street’ master-planning providing housing diversity, community facilities and walkable, green space though it is not complete just yet. <a href="/architects/clarke-hopkins-clarke-0">Clarke Hopkins Clarke</a> proudly present the final two instalments to the Town Centre which through its 15 stages has spanned 10 years of thoughtful and adaptive development.

What drew you to Bundoora?

Dean Landy: We were the design architects selected by Dealcorp, which secured the former Larundel Psychiatric Hospital site from VicUrban. <a href="/developers/dealcorp">Dealcorp</a> had a very clear vision for the site and it was our role to interpret that vision into the masterplan. We have then been able to work with Dealcorp over the last eight years to develop each stage of the development.

 

What was the biggest trend you noticed in the area?

Dean: More and more people are now selecting where they live based on the lifestyle choices and surrounding amenity. This is a growing trend everywhere, and it was a fairly new trend in Bundoora when this project originated. It’s about creating walkable, people focused places that are well connected, convenient and have a distinctive sense of place that people can be proud of. We believe Polaris delivers on all of these key elements. 
The other emerging trend when this development commenced was an increasing demand for apartments. This was initially driven by a student market, but as the development matured, Dealcorp has been able to offer a more diverse range of apartment options to better accommodate a high number of owner-occupiers, who enjoy having everything at their doorsteps.

 

I grew up in Reservoir and when studying at LaTrobe University, my family and I would frequent Polaris Shopping Centre quite often. Growing up in the North, we were used to shopping in underutilised centres with vast car parks and poorly maintained buildings and there was always an uneasiness. Is this something you noticed when designing Polaris and did you realise the beneficial impact it would have on locals?

Dean: The intention of Polaris from the outset was not to repeat the generic suburban shopping centre formula that was typical for these areas – generally single-use destinations and more focused on cars. We’ve tried to create a true mixed-use urban centre focused on people. The idea of introducing under-croft carparking, pedestrian-only laneways, urban squares and access to green spaces was all about breaking the mold. The built form is a key element in creating a true village centre look and feel. The upper-level apartments provide better framing of streetscapes and also provide more passive surveillance after retail hours.

 

What were your experiences with local town centres?

Dean: ClarkeHopkinsClarke has been actively involved in the design of many new town centres across Australia.  In our experience, the best town centre design draws on the lessons of the great pre-war planning era, as like you see in Yarraville, Elwood and East Ivanhoe, and contextualises it to meet contemporary vehicle demands, single ownership structures, retail habits and spatial requirements. We’ve found that what differentiates a new local town centre from just another shopping centre is a sense of place and character, as well as a reconsideration of the urban built form. How does it feel to see Polaris Town Centre mentioned in high esteem amongst global works in Hoyne’s book The Place Economy Vol 2? 
Dean: Polaris is only a small project compared to some of the exemplar projects discussed in Hoyne’s The Place Economy Vol 2. But I think it’s an important case study. At the end of the day, it’s these medium-scale, mixed-use local town centres that have the potential to impact the most number of people on a day to day basis by providing more affordable housing and better access to public transport, encouraging more walkability and increasing social interactions. Given that every major city around the world is dealing with urban sprawl and discussions around densification, more projects like Polaris have real potential to improve people’s quality of life.

 

The northern suburbs have incredibly car dependant areas. How important was it for ClarkeHopkinsClarke to establish a walkable, activated and integrated community?

Dean: Walkability is already a big focus in urban planning and real estate marketability, and that’s set to increase. Two inter-related trends will drive demand for more mixed-use, walkable urban development in all areas of greater Melbourne. The first is the rapid decline in millennials’ uptake of car ownership and drivers’ licenses. More and more young people see cars as expensive to buy, often inconvenient to park, and expensive to maintain and fuel. Public transport, Uber, cycling and walking are now the preferred options of many. 
The second is the increase in lifestyle and amenity requirements of many groups, from millennials to baby boomers. More people want to be within walking distance of shops, great coffee, healthcare and schools. This also translates into demand for more walkable neighbourhoods. The health and wellbeing benefits of walkable communities are now more widely understood. People have realised that it is a lot more enjoyable to be part of a community that’s framed around a walkable lifestyle.

 

As Polaris developed, did the designs and plans for Eclipse and Lunar apartments and townhouses change over time?

Toby Lauchlan: Residential homes are always the key drivers of designing for a community. Lunar and Eclipse are among the final residential insertions at Polaris Bundoora, which has been evolving over eight years now. Our approach has been to provide a diverse environment with high quality, varied typologies.

 

Both Lunar and Eclipse have such a strong feeling of home. How important was bringing that warmth to the design? 
Toby: As with every home, we aim to achieve a sense of belonging, connection and openness, with light filled, inviting spaces. That starts with open living spaces, cosy bedrooms and ample storage. We build up warmth and interest in every dwelling by incorporating layers of textured materials, from stone to timber grain to tones inspired by the surrounding eucalyptus trees. 

 

With Lunar and Eclipse being among the final instalments to the Polaris Town Centre, what makes them special? 

Toby: Creating the final instalments of a project is like the writing the closing chapters of a book, so we wanted to make an impact. Polaris has been a rewarding experience for us and we wanted to ensure we left a great legacy for residents and our long-term clients. With Lunar and Eclipse, it was about leaving a careful footprint on the remaining sites. Minimal impact to the heritage apartments. Placing townhouses where we could retain as many of the existing trees as possible. Ensuring that the idea of apartment living isn’t marked by small, cramped spaces, but large, open living areas and lovely vistas. Architecturally our language was simple – structured forms and layered interest through angled roof forms and natural materials, with a strong connection to the local vernacular.

Q&A: Clarke Hopkins Clarke’s Polaris Town Centre enters its final phase

One of Australia’s most successful construction companies, Probuild, has delivered the final major stage of The Glen’s $430 million redevelopment comprising of 50 new fashion and lifestyle stores, a new formatted two storey David Jones department store and an indoor-outdoor dining precinct with more than 10 new restaurants.

This is the fourth and final stage of <a href="/developers/vicinity-centres">Vicinity Centres</a>’ The Glen, designed by Melbourne-based design house <a href="/architects/nh-architecture">NH Architecture</a>, since the redevelopment began in 2017, and is now home to over 250 exciting fashion, fresh food, beauty and dining retailers to offer shoppers across its two levels.

Redeveloped to bring a more premium customer experience to shoppers in Melbourne’s south-east, The Glen now blends the latest retail store formats and fitouts, with luxurious amenities and an open air two-level dining precinct, joining the new Food Gallery, opened in late 2018.

“We’ve enjoyed a relationship with Vicinity that extends past 30 years, having built every major retail stage of Chadstone. We’re pleased to have now delivered all four stages at The Glen and see this important retail and dining destination beautifully transformed and extended for an improved customer experience.This final major stage at The Glen was completed by Probuild on program, to an exceptionally high level of quality and safely - attributes Probuild is renowned for,” Mr. Stambolis said.

The Probuild team’s involvement with The Glen will continue and turn skyward with construction recently commencing on Golden Age Group’s Sky Garden project to be located atop the centre. This joint venture between Golden Age Group and <a href="/builders/probuild">Probuild</a> will see Australia’s biggest residential project being built over a retail destination, with more than 500 new apartments in three towers underway and due for completion in 2021.

The three towers will be above the retail podium, each with 18, 10 and 11 levels of one, two and three bedroom apartments on offer. Architects Rothelowman design the towers in collaboration with DKO Architecture who designed the interiors, creating a unique destination and one of many projects across Australia fusing retail with mixed use developments.

Exclusive: Sydney's newest food precinct was unveiled at Coronation Property's 'The Paper Mill'

Brisbane’s approved <a href="https://www.hutchinsonbuilders.com.au/projects/commercial/midtown-centre">Midtown Centre</a> development is underway with facade demolition occurring this month in preparation for Australia’s first conversion and refurbishment of existing twin towers. 
The Midtown Centre development will merge two outdated office buildings into a single new commercial tower with new public laneway, designed by acclaimed architecture firm Fender Katsalidis.

This transformation will deliver 42,000sqm of A-Grade office space with Brisbane’s largest office floor plates of 2,500sqm, allowing highly flexible and connected workplaces and raising the number of levels from 19 to 26. 
The project removes the facade of the existing structures, infills the gap between the towers by expanding the floor plates, fusing into one tower and will be wrapped by a healthy new glass facade. 
Connecting and refurbishing two existing structures is over 230% more environmentally friendly than demolishing and building anew according to Green Star. 
The project also includes the refurbishment of the Heritage Charlotte Street Facade to be guided by <a href="/developers/urbis">Urbis</a> and in strict accordance to the Brisbane City Council’s Heritage guidelines. 

Midtown Centre will have a range of first class integrated amenities to serve the modern workforce of today with a sky bridges to connect workers encouraging collaboration, an array of sky gardens to achieve a 5 Star Green Star rating as well as Queensland’s first rated Silver WELL core and shell.

The joining of two buildings together and the adaptive reuse of existing fabric and some of the infrastructure is far more sustainable whilst also lowering the wait time for tenants to move back instead of creating a completely new building. This technique is fairly new to Australia and is amongst a handful of modern developments such as the <a href="/developments/sydney-nsw-2000">Quay Quarter Tower</a> in <a href="/developments/sydney-nsw">Sydney</a> that is using this up-cycling method to create a completely renewed and sustainable building whilst retaining its structural shell and most floor plates.

Built in 1890, the heritage facade facing Charlotte Street will be carefully restored and enhanced and will make way for the 3 storey mixed use podium separated by a central naturally ventilated glass atrium.

The design includes green atriums and three storey voids to bring in more sunlight, allowing for the comfortability of workers in the expanded floor plates.

Rio Tinto was announced as the anchor tenant in March 2019 and will occupy 20,000sqm of the building, relocating from its former home at 123 Albert Street. 
Midtown will use locally sourced <a href="/developments/brisbane-qld">Queensland</a> materials featuring subtropical inspired fitouts with numerous outdoor terraces, inter-floor mixed mode atriums, state of the art end of trip facilities, a complimentary wellness centre and a 840sqm sky terrace garden on the 20th level.

The new laneway connecting Mary Street to Charlotte Street will include a mix of retail and hospitality spaces that activate the ground floor precinct.

Australia's first twin tower conversion and refurbishment is underway

Premier Global construction company <a href="/builders/multiplex">Multiplex</a> has reached their new construction milestone on <a href="/developers/qic">QIC’s</a> $800 million mixed-use project, 80 Collins Street, topping out the new 41 level premium office South Tower. 
Located at the ‘Paris End’ of Collins Street in Melbourne’s CBD, the precinct comprises of the South Tower with office space across 43,000sqm, a construction of a 250 room boutique Next hotel and the refurbishment of the existing North Tower, a 47 level A-grade office building, all connected by a world-class 5000sqm retail podium that adds a vibrant streetscape to Collins and Little Collins Streets.

Global architect, <a href="/architects/woods-bagot">Woods Bagot</a> have undertaken the design of the building base in collaboration with Dutch firm, <a href="/architects/unstudio">UNStudio</a> on the South Tower and hotel facades. 
The new South Tower features a stunning faceted glass exterior cantilevering towards Collins Street, and the interior will feature flexible floor plates with the ability to create inter-floor links to allow occupants to engineer their space for collaboration and enhanced connectivity.

“80 Collins is also one of the most complex builds we are currently delivering in Melbourne, with the new South Tower constructed to cantilever 12 metres over existing buildings on Collins Street – the first time the engineering feat has been achieved to this scale.” said Graham Cottam, Regional Managing Director at Multiplex.

Multiplex Tops Out QIC’S Collins Street Tower

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

One Living enters Sydney's new apartment market with Northern Beaches site acquisition

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.

Local developer LDS Property identified the gap in new housing, securing a site on White Street, directly opposite&nbsp;Woodlands Golf Club Mordialloc.
