One of the latest planning applications to be advertised via City of Boroondara underlines the growing ambitions of Balwyn-based developer Melstone.

352-358 Canterbury Road is Melstone's latest endeavour, having enlisted Elenberg Fraser to deliver a design that will capitalise upon Melstone's confidence in Melbourne's local apartment market. The Surrey Hills project intends to replace a permit for a more modest Neil Architecture-designed scheme of 29 predominantly townhouse dwellings.

Conversely Melstone hopes to yield 42 apartments across the 5 level proposal which has a development cost of $20 million. Asked by Apartments.com.au, Melstone says the Surrey Hills project will squarely be aimed at local downsizers and owner occupiers.

Surrey Hills though is not the only apartment development on Melstone's agenda. A display suite sits at the ready at 33-35 Ringwood Street, after the DKO Architecture-designed application gained approval during April.

Melstone expect 33-35 Ringwood Street to launch in coming months, and will be aimed at capitalise upon the underlying demand for apartments in the suburb.

Melstone's largest project was a Box Hill apartment development which they successfully sold during 2017 with a permit in place. 16-22 Wellington Road includes approximately 130 apartments over 14 levels in another design conceived by Elenberg Fraser.

The Box Hill project entered planning during early 2016 under the guidance of Melstone and found approval late in the same year.

Melstone's rise to prominence is reflective of many Melbourne developers who began with small-scale apartment or townhouse pursuits and have progressed to more robust developments, mirroring the growing appetite for apartments across wider Melbourne.

Melstone moves on Melbourne's eastern suburbs

Crown Group's third land parcel within their expansive Waterloo development precinct has reached planning.

Koichi Takada Architects have taken on design duties once more for the latest instalment, which is referred to as Building B. Thus far Buildings D and E edged into planning during March; Koichi Takada Architects have maintained a similar scale and design language across all three intended apartment projects.

The latest inclusion will cost in excess of $33 million to deliver and consists of 56 apartments across various living formats.

The inclusion of studios within Building B is reflective of Crown Group's move to diversify the living options within the initial two planning applications.

Basement parking provides 58 vehicle bays alongside provisions for bicycles.

An expansive 240 square metre retail tenancy will corner Reed Street and Archibald Avenue, bolstering the retail intentions of the overall development. Thus far 16 retail and food/cafe tenancies have been included over the initial two buildings.

City of Sydney's vision for the Lachlan Precinct is that "it will continue to gradually transition from industrial and warehouse uses to a mixed-use residential neighbourhood with high-quality buildings and public spaces." The developer and architect have heavily invested into their precinct's ground plane, as evidenced by the numerous retail spaces principally fronting Archibald Avenue.

Crown Group's development site is strategic in that it holds the major axis intersection. Gadigal Avenue runs north-south and is pegged as a major mixed-use thoroughfare whilst Archibald Avenue is on an east-west setting and is slowly developing as the precinct's main retail and café strip.

Imagery for Building B also includes the taller 19 level future residential tower <a href="https://architectureau.com/articles/kengo-kuma-koichi-takada-to-design-vertical-urban-forest-for-sydneys-waterloo/">jointly designed by Kengo Kuma and Koichi Takada Architects</a>. 

Crown Group can expect approximately 380 apartments across all stages of their Waterloo development.

Third time over; Crown Group tracks a third Waterloo apartment project

Brisbane City Council has executed a quick turnaround on a major planning application in order to provide one of Brisbane's largest commercial office developments with the green light.

Project partners Investa and Charter Hall submitted the sizeable planning application earlier this year. Council has in turn granted the hulking 205 metre commercial office tower with approval a little over a week ago, subject to a raft of minor conditions.

Simply known as 360 Queen Street, the development will account for a quartet of low and medium-rise dated commercial buildings in the heart of Brisbane's CBD. In a relatively swift process, Investa and Charter Hall only secured all buildings across the 2,147 square metre site during June 2017 for $53.75 million.

Valued at $650 million, the co-owners task of securing a major tenant for the tower which includes 50,000 square metres of A-Grade office space will be bolstered by the recent approval.

The Blight Rayner-designed project includes a new public pedestrian thoroughfare which will link Queen Street to Giffin Lane and Ely Lane, and was to have been lined by retail tenancies. Final plans for the development have dropped the retail aspect in favour for food and retail, or hotel uses.

Additionally, an amphitheatre, underground supermarket, childcare centre, business lounge and various other entertainment/dining options will assist in drawing the public to the area.

A vertical green wall will mask the adjoining property boundary, whilst a 'suspended' green zone will feature mid podium. Thereafter three separate green spaces will break the tower's form at levels 13, 28 and 40, in addition to a vertical chasm that will add extra greenery externally. 

360 Queen Street will target a 5 Star Green Star Design rating, 5 Star NABERS Energy rating, plus WELL Core and Shell Gold certification.

A Knight Frank report on the state of the Brisbane CBD office market dated April 2018 notes that total commercial vacancy is expected to fall from 16.2% at the start of 2018 to approximately 13.5% by the end of the year. Knight Frank assert that the Brisbane CBD office market will see little new stock over the course of 2018, although a number of major projects are in the pipeline.

The report identifies 12 separate commercial office developments slated for Brisbane's CBD that combined would add 300,000 plus square metres over and above existing stock. 360 Queen Street alongside Mirvac's 80 Ann Street and ISPT's The Regent development constitute the largest office developments in Brisbane CBD's pipeline.

According to the development partnership, construction is expected to commence in the first half of 2019, although overall approval and tenant pre-commitments are first required.

Brisbane's 205m Queen Street commercial development gains approval

The success to date of Williams Landing has prompted developer Cedar Woods to move ahead with a number of new developments.

On the back of attracting Target Australia and and the Minister for Finance's office to one of Melbourne’s fastest growing commercial precincts, images have been released of the tallest commercial development planned thus far for the suburb, spanning 10 levels. It along with an adjoining new commercial office building form the basis of Cedar Woods' next attempt to attract a major tenant to the suburb which is midway between Melbourne's CBD and Geelong.

Agents Colliers International &amp; Knight Frank have been appointed to market the new space designed by Gray Puksand with up to 20,000 square metres available.

The new four-level A-grade office building is located at 107 Overton Road, with Cedar Woods successfully leasing the asset to the State Government agency for 15 years.

Completion is expected during July 2019, although earlier this year Cedar Woods chose to sell the building via an expressions of interest campaign handled by selling agent CBRE. 107 Overton Road includes in excess of 3,000 square metres of office space and 92 vehicle bays, and is reflective of the impetus Williams Landing has managed to muster since its inception.

Ultimately it's expected that Williams Landing will cater for a workforce in excess of 23,000 people, whilst also accommodating thousands of apartments and a proposed hotel which is slated for the southern-most plot within the suburb.

Hacer has a trio of projects at construction; most notable is the Gray Puksand-designed Target Australia headquarters which spans 8 levels, whilst a side by side build will also see further office space and apartments delivered by the builder.

One aspect of the dual site includes a 5 level strata office building including 39 suites, with the adjoining building a 7 level apartment building which encompasses 42 dwellings. Dubbed Lancaster Apartments, the project was 100% sold prior to commencement.

Also due for completion in August are Oxford Apartments. Builder Figurehead has been tasked with the $23 million delivery of 100 apartments and 3 retail tenancies within the projects which is located at 2 Clark Street, Williams Landing.

Figurehead completed the initial apartment offering within Williams Landing. The DKO Architecture-designed Newton Apartments were completed during April 2017 and includes 57 apartments.

Williams Landing pushes on with additional commercial developments

South Brisbane-based Pradella Developments and Constructions will move to make reality a substantial mixed-use development in neighbouring West End.

The developer has secured Woolworths as a pivotal tenant within the intended $175 million project which includes retail, dining, office and residential components. Pradella has dubbed the development Montague Markets and Residences, launching the development one year after <a href="https://www.propertyobserver.com.au/http://www.pradella.com.au/news/montague-markets-now-da-approved/117">gaining approval</a>.

Construction is slated to begin later this year, with the substantial supermarket at the heart of the initial phase. Under approved plans 1,600 square metres of specialty retail will be underpinned by the approximately 3,400 square metre Woolworths outlet, with an adjacent public plaza, central arcade and alfresco dining zone accounting for an additional 1,200 square metres.

Pradella's West End development is located at 405 Montague Road.

Architecture firm Nettleton Tribe is behind the design of Montague Markets and Residences, with the project first hitting planning during 2015. Nettleton Tribe describe the project as follows:

Montague Street has been earmarked by Brisbane City Council as being ripe for transformation into a retail strip with varying uses above. For its part Pradella intend to deliver two apartment buildings above the mixed-use ground plane, consisting of 181 apartments and 1,300 square metres of resident amenities.

Whilst the Woolworths aims to serve the immediate area's booming population, the development will also include basement capacity for 292 vehicles and 1,300 square metres of commercial space, underlining the mixed-use nature of the development.

Pradella moves on Brisbane's West End with Montague Markets and Residences

Victoria Parade's vista is due to change dramatically as the Australian Catholic University (ACU) readies for a major expansion of its Fitzroy campus.

115B Victoria Parade has reached construction tender, drawing the sizeable development closer to reality. With a construction value well in excess of $100 million, the build will invariably draw the attention of Melbourne biggest builders.

ACU's expansion intentions <a href="/news/acu-lays-out-its-future-growth-plans">were first flagged</a> on Apartments.com.au during 2016 when a comprehensive development plan was put before Yarra City Council, with architecture firm Lyons heading design duties. 115B Victoria Street, which also fronts Napier and Young Streets, encompasses the first stage of a wider campus development, and with the first phase highlighting a new multi-level building which will replace a current at-grade car park.

The new Lyons-designed building will be known as the Mother Teresa Building.

It's expected that the new build will add approximately 25,000sqm of space to Australian Catholic University's campus.

The building will underpin Australian Catholic University's planned growth in student and teacher numbers, as well as increased research activities. By 2020 it's expected that 10,700 equivalent full-time students will be on campus.

An extensive 7 level, 12,700 square metre basement will accommodate parking for 244 vehicles, with below and above ground provisions for 100 bicycles.

The building contains approximately 18,400 square metres of space above ground, dedicated to an array of uses. Additionally, 3,000 square metres of landscaping is located across multiple levels of the development.

Image: Lyons</figcaption></figure>ACU's pending move to build at 115B Victoria Parade will be the tallest of three separate projects effectively side by side. Immediately west of the new Mother Teresa Building, St Vincent's Hospital will also look to expand the existing multi-level car park at 93-99 Victoria Parade.

The colourful building is expected to see three new levels of parking for 185 additional cars atop the existing structure.

St Vincent's Hospital also holds approval for an 11-storey expansion of their current facility. In the corner of Victoria Parade and Brunswick Street, the new Billard Leece Partnership-designed building was slated to reach 43 metres in height.

Both the Mother Teresa Building and St Vincent's Hospital's new build would defer to a prospective development at 151-159 Victoria Parade for both bulk and height. Apartments.com.au was <a href="/news/yarra-receives-a-commercial-boost-including-plans-for-fitzroys-tallest-office-building">first to highlight</a> Angelo Property Group's plans for a 16 level commercial tower for the site.

Should all the above projects come to fruition, this particular stretch of Victoria Parade will boast multiple examples of high-quality contemporary architecture.

ACU's new Lyons-designed campus goes to construction tender

Another of Brunswick East's prime development lots is at planning, accounting for well known Middle Eastern eatery Rumi and an adjacent at grade car park.

Collingwood-based Architects EAT have designed the apartment block, arguably hitting an interesting balance between form and function. 116-118 Lygon Street is the latest project to show a heightened degree of design nous along the established apartment strip, potentially adding another strong addition to the higher density design dynamic which has swept along the northern reaches of Lygon Street.

Potentially in that the application has just reached advertising with Moreland City Council, and is some time away from a decision.

Expected to fall to development for some time, the application's proponent Deryan &amp; Co Pty Ltd took the application to planning late in 2017. An island site, the application also absorbs the adjacent 205 Edward Street.

Architects EAT via their website note the arch is a symbol of a gateway, an entry, transition or landmark, thus the arched window was employed across the building. "We looked at the arched window prevalent in Brunswick’s eclectic neighbourhood and have transported it to the 21st century to match modern-day living."

The above is reinforced by planning agency Hansen Partnership who describe 116-118 Lygon Street in the following way:

Lygon Street's changing built form has in itself evolved over recent years. Earlier apartment developments were very much rudimentary in their exterior expression, heavily dependant upon precast elements.

Hansen Partnership notes that the swing to higher density "change has already started to occur and is notable along Lygon Street with the level of mixed-use buildings under construction or recently finished. Approved developments are largely representative of the outcomes anticipated under the DDO19, with various heights that fall within and outside of the discretionary height limit, dependant on context."

116-118 Lygon Street is the latest application to enforce the upswing in design quality along Lygon Street. More recent atypical designs to land Brunswick East's Lygon Street include 396 Lygon Street and <a href="/new-apartments/362-366-lygon-street-brunswick-east">362-366 Lygon Street</a>.

Having your cake and EATing it on Brunswick East's Lygon Street

Brisbane-based landscape contractor Martin Brothers is shining a light upon the increased utilisation of rooftop spaces across a host of Brisbane-based apartment projects.

So much so, in release penned by the landscape construction and maintenance firm, they posed the question; is rooftop amenity the new standard inclusion for residential development? The fortitude Valley-based builder has extensive experience in a range of high density and detached residential, commercial projects, and has 40 staff on its books.

In an inner city residential context, Martin Brothers contend that the new Great Australian Dream is an apartment, particularly for young Australians looking to own their first home. The sustained growth in apartment living in Brisbane, and the continued differentiation of product in the market, has seen amenities, particularly useable rooftop space, take precedence.

The prime example is Silk One who's recently launched marketing and sales campaign saw its rooftop terrace space become the primary selling aspect of the apartment project. Apartments.com.au <a href="/news/silk-one-secures-woolloongabbas-best-seat-in-the-house">covered the project last month</a>; it boasts Brisbane's only rooftop Skystand which will include tiered seating and unobstructed views over The Gabba.

Atop the tower is a 1,300 square metre communal rooftop space which includes a pergola laden with greenery, a lap and plunge pool, al fresco barbeques, day beds and terraced seating areas. Martin Brothers describe the South Brisbane project's rooftop amenity as a national benchmark.

On the back of developments such as Oxley and Stirling, Martin Brothers are urging developers to capitalise on a huge opportunity to leverage what is traditionally a ‘second thought' on most projects.

Looking abroad to more densely developed cities such as Hong Kong, Tokyo and Singapore, developers have long leveraged the potential offered by rooftop spaces.

In Hong Kong, for example, the rooftop amenity at Skypark in central Kowloon is geared towards young professionals seeking a lifestyle balance, with developer New World creating a setting primed for socialising and relaxation, offering lawned gardens, a green clubhouse and park spaces with amphitheatre-style outdoor seating.

Mr Martin also singled out Singapore’s Pinnacle at Duxton building, winner of the CTBUH’s award for Best Tall Building Asia &amp; Australasia in 2010, which features the world’s two longest linear sky gardens at 500 metres each.

At 50 levels above ground, the higher sky garden features publicly accessible, tropically-landscaped recreation zones, separate green zones and children’s play equipment, which is prime greenspace for such a high-density urban area.

Martin Brothers has also had a hand in the emerging South City Square development in Woolloongabba. Once complete the project will include six rooftop gardens across five residential towers and a hotel building onsite.

Martin Brothers sees the rooftop amenities area take precedence across Brisbane

East End Newcastle's developer Iris Capital has pushed through with significant changes to the sprawling development that will eventually account for multiple city blocks.

Chief among the planning manoeuvres was the lodgement of Stage Two with Newcastle City Council during May. Under its East End Stage 2 Pty Ltd subsidiary, Iris Capital intends to realise 129 apartments, retail and commercial spaces within the $50 million development application.

CKDS Architecture has conceived the most recent stage, working with fellow design practice SJB in the process.

Apartments and retails spaces aside, Stage Two also features a green internal courtyard and north-south laneway that divides the built form into two separate volumes.

CKDS Architecture's take on Stage Two reads as follows:

The proposed Newcastle East End Stage 2 development carefully navigates the varied conditions of the site through sensitive additions above and between existing heritage buildings.

Together with the reinstatement and upgrade of the finer grain buildings that define the King Street frontage, the proposal considers the historical layering as well as the future aspiration of the East End redevelopment. Multiple design massing options were considered to arrive at the most appropriate built form.

The final proposal combines the site topography, future character as well as the retention of existing buildings. Existing buildings deemed significant are to be restored, celebrated and maintained; ensuring the heritage layering across the site is preserved.

Meanwhile in unison with Stage Two's lodgement, Iris Capital has also lodged a Modification Application for the overall development which is bound by Hunter, King, Perkins and Newcomen Streets.

A modest increase in overall gross floor area would see 63,116 square metres delivered in total, whilst a reduction in commercial and corresponding increase in retail spaces are also on the agenda. The bulk of the additional floor area has been directed toward Stage Two.

Stage One of four consisted of 155 apartments on a site bound by Hunter, Wolfe, King and Perkins Streets; it is the largest of the four development parcels. The initial stage consisted of apartments only, with its construction expected to be complete by mid-2020.

The overall project value is slated at $750 million and upon completion will include substantial retail offerings plus multiple publicly accessible spaces throughout the precinct.

Iris Land pushes on with Stage Two of East End Newcastle

Only last week Apartments.com.au <a href="/news/two-fresh-hotel-applications-enter-the-sydney-spotlight">highlighted</a> two new hotel-based proposals for Sydney.

The dose has been repeated this week with two additional new hotel developments also intending to make their mark on the Harbour City. In addition to an application within inner city Haymarket, a new application has also emerged adjacent to the Westmead medical precinct.

Closer to the CBD, a $50 million development bid was lodged during May for the purposes of replacing a Haymarket car park with a 15 storey hotel. InterContinental Hotels Group revealed its intentions for the site at the turn of April, nominating Hotel Indigo as the operator of choice for the complex.

The new hotel scheme replaces approved plans for a student accommodation tower which was to have included 160 rooms.

Instead, the project is now slated to include 168 hotel rooms plus a café/bar, gym and rooftop terrace.

The hotel is expected to benefit from an ongoing relationship with Gallery 4A which occupies the Corporation Building, resulting in a rotating art display on the hotel's soffit which would be visible from surrounding streets.

Hovey Urbis Pty Ltd intends to clear 24-26 Railway Parade in order to deliver a 16 level tower consisting primarily of 97 hotel rooms. 33 apartments and 112 car parking spaces within a 4 level basement are also included within the Sissons Architects-designed project.

The tower's top six levels are dedicated toward private apartments, with the lower levels absorbing the hotel accommodation. Underlining the mixed-use nature of the project is a supermarket, gym, tavern and medical centre which are located within the podium.

Few exceptions aside, the bulk of hotel accommodation servicing the Westmead area is based in neighbouring Parramatta. Hovey Urbis Pty Ltd will invariably be looking to tap into the medical related short term accommodation market.

Sydney reloads for two additional hotel projects

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
