Parts of Melbourne's famous Hosier Lane and Rutledge Lane combination may have <a href="/news/after-the-blue-rutledge-lane" target="_blank">turned blue</a> during August, yet last weekend marked the first time both thoroughfares have been wiped clean so to speak, with a fresh start in mind.  A team of workers and artists applied a black undercoat to all areas with the intention of reserving plots for specific artists. Scissorlifts, traffic management and security all played their part as existing works were painted over, ready for the transformation that followed.

Labelled the 'All Your Walls' project, Hosier Lane's revamp is part of the <a href="http://www.ngv.vic.gov.au/whats-on/exhibitions/exhibitions/melbourne-now/explore/artists" target="_blank">Melbourne Now</a> exhibition championed by the National Gallery of Victoria which seeks "Engagement with artists and audiences, through ground-breaking artists projects, commissions for kids and families, architecture and design initiatives, and curatorial engagement with dance, performance, music and sound."

'All Your Walls' is a two part program where last weekend focused upon the higher areas of the buildings surrounding both lanes, while November 29th will see completion as lower levels are bought to life.

Paint It Black - Hosier Lane reborn

Curious it may seem from afar; a new architect enlisted to deliver a design near identical to the previously approved version conceived by another architect. Yet that's what has occurred at 36-40 La Trobe Street, within the northern reaches of Melbourne's CBD.

Offloaded earlier this year by private investor Konfir Kabo and now held by 36 La Trobe Street Pty Ltd, the site was subject to a Melbourne City Council amendment issue during August this year requesting enhanced amenity features and an exacerbated sculptural form. Enter <a href="http://buchan.com.au/" target="_blank">Buchan Group</a> architects who have ostensibly delivered a visually near identical scheme to that of <a href="http://elenbergfraser.com/" target="_blank">Elenberg Fraser</a>'s original approved design as seen below below left.

So why alter the existing approved design? The revised planning report headed by <a href="http://www.urbis.com.au/" target="_blank">Urbis</a> contends the amendments will "Provide a greater provision for high quality residential apartments and a stronger emphasis on alternative personal travel. It is not expected that the revised scheme will impact upon the amenity of the adjoining properties, with careful consideration into preventing overlooking opportunities. We also consider the pedestrian environment will be enhanced by the reduction in the vehicle movements to and from the site."

It would seem Buchan Group have maintained the shape and detail of the previous design to expediate the planning process, yet have introduced new amendments in order to enhance both the internal and external environments for the future development. Major changes include deleting four levels of car parking in favour of apartments, although total apartments numbers are reduced from 243 to 224 suggesting larger dwellings have been incorporated into the Buchan scheme.

Further the number of apartments relying on borrowed light has decreased with the implementation of an enhanced facade which "Adopts a curvilinear response carved out along the narrower faces of the north and south facades which is defined by a series of projecting balconies from bottom to top. The entire building form presents a fine sculptural architecture quality." Externally the application now seeks glass balustrades in order to maximise light penetration where previously Elenberg Fraser had incorporated perforated metal.

The eastern aspect maintains a glass facade with metal louvres set at varying angles providing articulation, while the western facade which incorporates a side core is adorned with aluminium clad. It's not too tenuous a link to suggest it holds certain similarities in scale and finish to another Buchan Group design currently under construction, <a href="/news">27 Little Collins Street.</a>

Internally apartments are situated around the side core with shear walls also running along the east-west axis for further building strength. See below the most common floor plan where six apartments per floor are evident, although as many as eight per floor are possible over lower levels.

Vitals see a total of 224 apartments within the amended scheme, the majority of which are either one bedroom or one + study, with 61 two bedroom apartments available and account for 27% of overall dwellings. As mentioned previously four car park levels have been replaced by additional apartments which intend to bring further activity to lower levels, particularly facing Bell Place, although a question of privacy is raised given existing apartments are directly opposite. Buchan Group have addressed this with an adjusted facade over lower levels which sees frosted glass and louvres set at certain angles which negate any overlooking of the apartment complex opposite.

Consequently car parking spaces have decreased from 43 to just 2 while bicycle bays incorporated into the amended design stand at 77; a clear sign that pedal and foot power have been favoured over vehicles. Whilst the initial scheme sought 78 m² of retail space, the amended design calls for a ground level 120 m² cafe with another retail space of 108 m² located on a mezzanine floor with open space overlooking the cafe below; this in turn opens the buildings lower levels to La Trobe Street.

Add the creation a roof top 240 m² communal space and it's evident that the steps taken to address both the private and public amenity of 36-40 La Trobe Street speak to the intent of both developer and council to deliver a high quality result. Without pre-empting Melbourne City Council the previous scheme was approved via a council vote and given the improved nature of the Buchan Group design, one would think the revised scheme is headed for the same outcome.

Should it be realised 36-40 La Trobe Street will add to the growing number of apartment concepts, proposals and approvals found within the area, which include the 36 level 56-58 La Trobe Street which is currently before VCAT and an impending development of the McKenzie Street open air car park.

The curious case of 36-40 La Trobe Street

An interesting planning application is currently before Melbourne City Council with an apartment development intended for 152-154 Queensberry Street, Carlton. Championed by Queensberry St Pty Ltd, the complex lends its name from the genus of tree species native to northern hemisphere climbs, a species that you and I would commonly call plane trees, which are evident throughout Melbourne.

Images © Metaxas Architects</figcaption></figure>Central to the towers design is an angular mesh and glass finish applied to the southern facade, which mimics plane trees found nearby. Full credit to Metaxas Architects for applying this unique exterior to the towers most prominent aspect. Gone are the typical horizontal bands and/or precast panels that define so many nearby buildings, in their place is a facade that according to the planning application is "Perforated at varying levels to provide a rich composition as an outlook. In addition the colours of the screen vary in a reference to the colours of the leaves in both bloom and in decomposed states."

In isolation the design is clever and unique, yet when inserted among existing built form Platanus is a breath of fresh air. This stretch of Swanston Street is heavy with student accomodation which traditionally has been devoid of any architectural merit and there is no greater example than<a href="http://raywhitemelbournecbd.com.au/vic/carlton/692689/" target="_blank"> 528 Swanston Street</a>, which immediately abuts the western boundary of this development proposal. 528 Swanston Street is multi-coloured affront to the senses and is visually pathetic, yet with the insertion of Platanus, <a href="/buildings/upper-house-516-520-swanston-street-carlton">Upper House</a> and <a href="/buildings/the-eminence-139-queensberry-street-carlton" target="_blank">139-155 Queensberry Street</a> the dearth of quality architecture is slowly being addressed.

The northern aspect of Platanus employs an inverted podium to maintain appropriate separation to an existing five level apartment development. The initial five levels are set back from the site boundary and progressively move outwards to the boundary thereafter which in essence delivers an overhung tower form above. This in turn provides separation of between 5.4 metres and 10.7 metres to the adjoining apartment complex.

Apartment offerings include one bedroom, one + study and two bedrooms where total dwelling square metreage (including terraces) varies between 44 sqm and 79 sqm. Atop the building is the 'cubby house', a communal facility which offers an enclosed dining and lounge area, rooftop terrace and barbecue facilities.

The developments eastern facade is predominantly precast panels which points toward and allows for equitable development of the adjoining property. With a number of other developments along the Swanston-Queensberry axis at construction or early stages of planning, the quality and variety of built form through the area will increase markedly... and Platinus should hold its own amongst them comfortably.

Having been to Singapore on numerous occasions and marveling at the seemingly constant state of change the island nation has embarked upon, today I felt it appropriate to highlight a handful of Singapore buildings that if transplanted in Melbourne, would provide a positive outcome for our magnificent city.

On a recent visit I avoided the numerous brew pubs (sort of) in order to meander with camera in hand and take in all that Singapore's built form has to offer. Here's five of my picks:

<h2>#5: Bugis+</h2>

Melbourne shopping centres are a drab, uninspired affair. Highpoint, Chadstone and Centro the Glen are epitomised by cream precast panels; inactive and uninviting. Bugis is Singapore's shopping stronghold and the Bugis+ retail development is a shining example of what retail centre facades should be. Green, bright, and interesting while masking the conventional retail centre behind, Bugis+ gained a Green Mark platinum rating from Singapore's Building and Construction Authority (BCA) during 2012.

<h2>#4: ION Orchard</h2>

If any development embodies the island states uncompromising attitude toward its urban realm ION Orchard may just be that building. Located on Singapore's ritzy Orchard Road the complex is heavy with quality, aesthetic and detail while also drawing people toward its active area with a large canopy providing respite from Singapore's blistering sun while a MRT Station ensures a constant buzz. Reminds me of the Honda television advert a few years back, "Isn't it funny when things just work."

<h2>#3: Marina Bay Sands</h2>

Truthfully it's not about this particular building but what it represents. Melbourne and Singapore are similar in many regards, one such area being their international regard. Neither city have the 'defining' Sydney Opera House or Golden Gate as such, and Marina Bay Sands may not be that to Singapore but is does create interest. Funny how many people mention they'd like to go to Singapore purely to experience the 200m high, overhung infinity pool. International recognition is important, and Marina Bay Sands provides it; which one Melbourne building can lay claim to that title?

<h2>#2: Gardens by the Bay</h2>

That such vast amounts of land so close to a major city centre can be redeveloped at a government's whim is rare in itself. Wedged between the Singapore Strait and Marina Bay Sands, Gardens by the Bay is a venue where locals and tourists alike flock to relax, learn and enjoy. Defined by two large, domed steel and glass structures, Marina by the Bay would slot into the Melbourne landscape quite easily, the only question is where?

<h2>#1: PARKROYAL Singapore</h2>

This recent addition to Singapore's skyline is simply awesome! The 'Hotel in a garden' complex is indicative of Singapore's willingness to incorporate greenery into many of its contemporary towers, and it works exceptionally well. <a href="http://architizer.com/blog/when-buildings-mimic-nature-singapores-parkroyal-hotel/">Architizer</a> describes the building as a building that "Mimics natural forms with a cave inspired entry in the base and a series of rainforest terraces jutting out from the hotel room blocks."

Five Singapore buildings you'd love to see in Melbourne

Brooding, sleek and elegant...we like this one, we really like it. Prominent Melbourne architecture firm <a href="http://www.rothelowman.com.au/" target="_blank">Rothe Lowman</a> have expanded to their burgeoning Fishermans Bend projects portfolio with the addition of 228-238 Normanby Road, Southbank.  Submitted for consideration during early October the scheme is on behalf of site proponent Perpetual Normanby Pty Ltd, a CBD-based company which appears on Apartments.com.au for the first time.
Prior to delving into the particulars it's worth noting that 228-238 Normanby Road lies within the specified 'towers above podiums' zone according to the draft State Government height limits for Fishermans Bend, as illustrated below.  In essence, this particular site located within the Montague Precinct has no impending height limits and as such should have an unfettered path through the planning process.  This is in contrast to other existing nearby planning applications which at this point have an uncertain approvals process due to their location within potentially height limited zones.
The subject site finds itself within close proximity to the West Gate Freeway, with limited development potential between it and the expansive CBD and Southbank primarily due to the Melbourne Exhibition &amp; Convention Centre to north-east. Regardless the Port Melbourne light rail is within walking distance as are the retail and amenity offerings of South Wharf.

Rothe Lowman describes the scheme as a development that "Will make a major contribution to the surrounding public realm and will be defined by high-quality architecture. A contemporary architectural expression with sensitivity to existing surrounds has been the basis for our design response."  And that response comes in the shape of two residential towers sitting atop a visually common podium heavy with residential amenity, retail spaces and activation via a predominantly home office wrap.
Emphasis is placed upon the relationship between the two towers where both maintain a convex form when addressing each other.  External lift wells face one another at the towers closest point of separation which stands at 13 metres, where the convex shape maximises sight lines for residents of both towers whilst also mitigating wind effects (in addition to tower orientation).  It's expected that the western 39 level tower will be developed initially (Stage A) followed in due course by the 49 level eastern tower closer to Melbourne's CBD (Stage B).

Together the towers are expected to add 525 apartments or well over another 1000 Melburnians to Southbank, where Stage A sees 230 apartments offered while the larger Stage B is expected to yield 295 apartments thereafter.  An accumulated break down sees 296 1 bed/1 bath options which account for over 54% of all envisaged dwellings on offer, 221 2 bed/2 bath options, 6 1/2 bed home office spaces and 2 2/3 bed duplexes on offer.
The podium is near Brutalist in appearance and in stark contrast to the towers above, yet is designed to interact with the immediate surrounds via its activated wrap. Within the lower levels lie all services, 243 car parking spaces and 242 bicycle bays.  Externally passersby will be met by a 363 m² retail space fronting the length of Montague Street within the Stage A while the separate podium of Stage B will hold a 246 m² retail space fronting Normanby Road.
Above the ground floor a mixture of apartments, home offices and duplexes bring activity and variety to levels two and three, while three separate amenity spaces are incorporated into Stage A.  Two areas over levels four and five are in addition to the entire sixth floor being set aside for communal use.  Add Stage B's level 48 to the cause and total project residential amenity amounts to 1116 m²; it seems that if you can't find some relief within 228-238 Normanby Road, you're just not trying!

External finishes utilise what is a very Melbourne palette of materials; dark blue grey curtain wall glazing, charcoal/natural precast panels, metal cladding, bluestone and a splash of gold over the ground floor.  Add the light vertical metal fins over the towers and the end result is indeed a subtle yet exceptional looking apartment complex that draws parallels to buildings such as Rialto and Melbourne Central in part.
I for one hope this particular planning application is realised.

So very Melbourne > 228-238 Normanby Road, South Melbourne

Recently Apartments.com.au looked at the generally high quality of its contemporary apartment building designs throughout <a href="/news/port-melbourne-style" target="_blank">Port Melbourne</a>, but well, that was the entrée - as today we give an overview to the heavyweight that is St Kilda.  Highly popular due to its setting, a beacon for the trendy, the wealthy and the... lucky, St Kilda will always lend itself to high quality apartment projects.

Developers realise higher off the plan prices are attainable, supply is somewhat limited and the iconic bayside suburb commands quality.  Add a number of other contributing factors and architects are given greater leeway to deliver stunning, memorable designs.  That such impressive low and mid-rise apartment buildings are present throughout the suburb is a nod to Port Phillip City Council's policies, developers and architects alike.  In to particular order, here's Apartments.com.au's top three apartment building designs through St Kilda.

Articles have surfaced in recent weeks highlighting the number of cranes appearing throughout Melbourne and the implied construction/economic activity that follows. Yesterday yielded the most recent piece with the Australian Financial Review running an article titled 'Crane count a good construction indicator' where international property and construction practice <a href="http://rlb.com/" target="_blank">Rider Levett Bucknall</a> counted the number of cranes populating the skylines of state capitals - an index of construction prosperity if you will.

Quoting the article, "Melbourne has 43 visible cranes in the CBD, and 15 more within a ­five kilo­metre radius. Of that, 33 cranes are supporting residential developments. There are 13 on commercial sites, six are on health sites and the remainder are working on sport, retail and education projects."

Using the resources at Apartments.com.au's disposal we've decided to take this index a step further, today providing a breakdown of greater Melbourne's crane count accurate to within one or two units. Melbourne first broke through the 100 tower crane barrier during November 2012, with the peak achieved during June 2013 where an impressive 108 tower cranes were plying their trade.

While a General Cranes unit was disassembled last weekend at Melbourne Star and Melbourne Sky within Melbourne's CBD, Clark Cranes erected a unit for a 77 apartment complex at 701 Barkly Street Footscray bolstering the current count to 97 cranes visible over greater Melbourne's skyline. Although many projects are in the construction phase, it's interesting to note that pre-sales for certain large residential projects commenced well over two years ago. Regardless the table below is gives a clear indication of Melbourne's current construction progression.

What can be deuced from this? Residential projects account for 67% of tower cranes in use. While a number of big ticket projects such as Richmond Icon, Central South Yarra and Vision Apartments will gain cranes in coming months, it's expected the overall number of cranes working on residential projects will decrease, mirroring current market sales. The suburban spread of tower cranes is healthy with localities such as Sandringham, Pascoe Vale and Glen Iris hosting sizeable residential projects, further bolstering the march of apartment living into outer suburbs.

Commercial projects are holding up well given the market is cycling out of its peak. Aside from KPMG anchoring a substantial office development within Collins Square relatively few office projects are in the pipeline. Institutional projects cover medical facilities, government buildings and education builds. The Victorian Comprehensive Cancer Centre, Mercy Fernhill, Royal Children's Stage 2, Warringal Private Heidelberg and Carlton Wellbeing headline big ticket medical projects requiring tower cranes; always a good sign when money is invested into fundamentals such as health.

In the wider sense consigned to history are the boom and bust days that typified Melbourne during the 1990's where no cranes were visible in Melbourne's skyline for years on end. While any free market is susceptible to corrections, the cycle has flattened out considerably to the point where any project can commence subject to its own stipulations. Add the proliferation of apartment living and tower cranes will always be a part of Melbourne's vista, as they should be as part of any progressive city.

The cranes have it - A Melbourne construction overview

Apartments.com.au touched upon this planning application briefly via <a href="/news/fishermans-bend-tower-count-now-at-29" target="_blank">this article</a> some weeks ago, yet today we look closer at the imposing proposal that is 2-4 Buckhurst Street, South Melbourne.  Submitted for assessment during August, the dual tower scheme seeks to replace the current low-rise home of MAP Coffee within the Montague Precinct.  On behalf of Buckhurst Development Pty Ltd, the proposals overall design is a joint effort between <a href="http://www.jcba.com.au/" target="_blank">Jackson Clement Burrows</a> (JCB) and emerging architecture firm <a href="http://inglisarchitects.com/" target="_blank">Inglis Architects</a>, with <a href="http://www.meinhardtgroup.com/" target="_blank">Meinhardt Group</a> contributing the lion's share of engineering, planning and landscaping reports.  

As the article title suggests we start from the ground up today, for the simple fact that the podium and public interface for 2-4 Buckhurst Street are worthy of praise and discussion.  Much has been said since Fishermans Bend was slated as an Urban Renewal Area, particularly around the assertion that Fishermans Bend would simply be another Docklands; barren, unfriendly and isolated in parts.  Regardless of the mountain of thought and effort dedicated toward structure plans for Fishermans Bend, the image seen below can alone allay a number of the aforementioned concerns.

As required 5% of the 3471 m² development site has been set aside as a public contribution, bolstering the already strong amount of open space surrounding the proposed development. Whilst the towers follow a certain design course, conversely the common podium carries a different feel and form which mirrors existing Jackson Clement Burrows projects such as <a href="http://www.jcba.com.au/#/projects/83/" target="_blank">The Cullen</a> and <a href="http://www.jcba.com.au/#/projects/144/" target="_blank">Upper House</a>, all defined by protruding pods.  In separating the design of tower and podium JCB seeks "Localised ambience that responds to the envisaged character of the Montague Precinct and surrounding neighbourhood," in essence encouraging amenity, comfort, safety and ease of access to and around the complex - an inviting building.

Land to 2-4 Buckhurst Street's west will be closed to development, fostering the creation of a public plaza/local park with features such as bio-retention rain gardens and seamless level paving (no kerbs) supported. Whilst some developments within Fishermans Bend are of a land size where extensive public domain works are impractical, potential developments such as <a href="/news/planning-application-123-125-montague-st-south-melbourne" style="font-family: arial, sans-serif; font-size: small; line-height: 16px;" target="_blank">123-125 Montague Street</a>, 15-87 Gladstone Street and 2-4 Buckhurst Street do heavily skew their applications toward ensuring public domain considerations are more than taken care of - something parts of Docklands have to date failed to deliver upon.

The podium itself sees a naturally cross ventilated above ground car park and services area wrapped by an active facade of apartments and townhouses, greenery and retail spaces.  245 vehicles, 9 motorbikes and 223 pushies are accommodated within the podium structure while three retail spaces of between 110-183 m² enhance public interaction.  Atop the podium sees a communal landscaped area including lounges, a function space, gym, pool and outdoor dining facilities.

Rather than utilising the maximum space above the podium the architects have delivered two towers of 39 and 27 levels, with the final size and shape taking into account wind testing results, overshadowing mitigation and the desire to maximise CBD views whilst amenity is enhanced via the northern towers level 19 outdoor terrace.  The facade carries a vertical over horizontal theme where glass and horizontal mesh balconies are contrasted by vertical elements spanning one to three floors; a detailed contrast to a number of curtain wall facade proposals within the immediate area.

Within the building 359 apartments are expected, consisting of 189 one bedroom options, 124 two bedroom options, 38 three bedroom options and 8 townhouses of both two and three bedrooms which span the podium.  It's refreshing to see 40 (including townhouses) three bedroom dwellings included within the proposal; a proportionally high number relative to other submissions in the area that just might cater for future families seeking apartment living. One bedroom apartments range between 45-50 m², two bedrooms span 60-84 m² while the three bedroom apartments carry 89 m² of internal space.

Through the application, environmental design strategies are present such as "Solar shading devices, double glazing, cross-flow ventilation and natural lighting to common corridors and extensive planting opportunities to outdoor spaces and terraces."  Indoor Environmental Quality is a high priority where ventilation, shading and building orientation can lessen or mitigate the need for cooling/heating devices.  As is generally the norm these days stormwater harvesting and solar hot water services are also included.

In terms of overall quality Apartments.com.au staff seem to think 2-4 Buckhurst Street is at or near the pointy end of all applications submitted to date within the Fishermans Bend Urban Renewal Area.  It's fitting the final words on this particular development are taken from the planning application, "The architecture and design of this building is exemplary, and it is our submission that it will not only make a valuable contribution to improving the immediate environs, but will set a high quality benchmark for all developments in this precinct."

From the ground up > 2-4 Buckhurst Street, South Melbourne

Apartments.com.au this week had the good fortune of being invited to peruse The Quays, Docklands latest, largest and greatest apartment development.  Situated at the north eastern point of MAB Corporation's <a href="http://www.newquay.com.au/" target="_blank">Newquay</a> precinct, with high exposure to both Harbour Esplanade and Docklands Drive, the locale lent itself to an extraordinary design and that's precisely what project architects <a href="http://www.mcbridecharlesryan.com.au/" target="_blank">McBride Charles Ryan</a> (MCR) delivered.

Externally the towers are dominated by blue, pink and purple glaze, something head contractor <a href="http://www.brookfieldmultiplex.com/" target="_blank">Brookfield Multiplex</a> grappled with as local technology restraints required elements of the facade be imported from overseas due to its complexity.  This facade is punctuated by incredible crumpled precast balconies, yet the true worth of the exterior design lies within the public domain.  At ground level there is visual relief in the form of  varying materials, textures and colours employed, where a passerby isn't confronted by frontages comprising of a single material. 

Whether it be Euroa glazed clay bricks, mosaic tiles in a variety of colours, timber louvres, stainless steel or a multitude of other materials, pedestrian interest is piqued through the intricate nature of the ground and podium levels.  The Quays oozes class and suggests an uncompromising stance taken by MAB in delivering a high quality outcome true to MCR's vision.

Soon to appear will be a Callum Morton installation entitled "Monument Park" at Conder Plaza.  Working in unison with MCR and MAB, the park aims to create an experience which ties residential towers The Conder, The Quays and The Boyd together.  Further a  beach ball installation has yet to arrive; three storeys high and wedged between Harbour One and The Quays podium, the beach ball will undoubtedly be a visual strongpoint.

Three separate communal zones have been included within the complex.  Spanning 2260 m² and costing $10 million, the communal spaces are available for all residents to use.  According to MAB, "The facilities are designed to supplement private homes with good quality public space." In describing the areas as communal spaces, MCR endeavoured to provide as many nooks for people to meet and sit within, thereby striking a balance between community and privacy.

The residents lounge is a particularly stunning space which involves a kitchen and dining area, poker room, boardroom and business centre, library, quiet work areas, daily amenities and a cinema room as seen below.  Reinforcing the sense of a shared community is the external space atop the podium.  Featuring a garden retreat and sporting facilities, the space is designed to be used in a variety of functions simultaneously.

Holding 617 apartments in total, The Quays general floor plate is that of a jigsaw puzzle with a distinct lack of perpendicular walls evident.  After a near two year build residents will be free to move in during November with all apartments holding expansive views while 30% will hold harbour views that cannot be built out.

Apartments average 62 m² in size with the average price topping $580,000 within the 6 star energy rated complex.  Expecting no less of MCR, four distinct, vivid apartment colour schemes were offered while a fifth was employed for the Sebel premier apartment hotel component. Initially causing consternation within MAB, the vivd colour schemes employing a pearl and coral theme were received well by buyers although a more subtle scheme was available for less adventurous buyers.  Incidentally for those readers half tempted to secure an apartment within the $300+ million dollar development, all apartments bar one have been sold.  At 60 m² the generously sized single bedroom residence won't be available for long.

A key feature of the development is the public thoroughfare bisecting the ground level. Debbie Ryan of MCR states "We were keen to create a bond between private and public space at The Quays and it's the first building we have built with a public thoroughfare which makes getting in and around the area easier."  MCR and MAB wanted to add to Melbourne's laneway network by introducing a thoroughfare and associated atrium through the site, yet with a sense of place.

This sense of place is reinforced with a water theme present throughout the thoroughfare, giving the complex a localised context in what can be considered somewhat of a transient space. The water wall seen below is a nod to the National Gallery of Victoria's water wall; it provides privacy to the swimming area behind while providing a kinetic and tactile quality to the atrium space so much so it's fair to say the image below had the author somewhat perplexed for a period of time.

Various programs spill into the thoroughfare or have some level of interface with it, be it the three retails spaces, Sebel reception, communal facilities or elevated apartment passageways. The sheer size, quality and detail of The Quays and its atrium is exceptional, with the crowning piece an installation by artist Nike Savvas featuring suspended iridescent glass balls.  "The result is colourful, lively and activated, providing delight to the pedestrian realm" according to Debbie Ryan; a well considered development all parties involved can be immensely proud of!

And what does the future hold for Newquay in general?  After chatting with MAB residential general manager David Allt-Graham, sales for the precincts next project, <a href="http://www.newquaypromenade.com.au/home" target="_blank">Newquay Promenade</a> remain steady with a likely public launch for the second Bronze tower expected during February 2014.  Ideally construction of both Silver and Bronze towers that constitute Newquay Promenade will occur simultaneously.

As for the future McBride Charles Ryan-designed tower destined for what was Waterfront City, work continues to deliver the landmark complex. <a href="http://urbanmelbourne.info/development/2013/03/28/the-quays-to-success" target="_blank">First seen on Urban.com.au</a>, the sloping semicircle tower may well include a residential component allowing the lucky few to eventually own a piece of what just may become Melbourne's ultimate address.  Elsewhere within the precinct Mr Allt-Graham expressed MAB's desire to include an office tower on what is now Newquay's last vacant lot fronting Docklands Drive, given 387-395 Docklands Drive is subject to<a href="/news/dko-delivers-387-395-docklands-drive-docklands" target="_blank"> this residentail scheme</a> by dKO Architecture.

As for The Quays, the project is best summed by the words of resident designer and graphics guru Laurence Dragomir, "They just got it right!" Indeed they did; we only hope more developers and architects follow suit.

Small Giants find their Citiniche

Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

Occupying the entire top floor of the boutique Lower North Shore development, the penthouse includes 221 sqm of internal living and a 74 sqm wraparound terrace, with a prized north-facing aspect taking in views across Middle Harbour.

The residence has been completed and fully furnished following a collaboration between Abadeen Executive Chairman Justin Brown and internationally recognised interior designer Jack Freeman, Founder and Managing Director of FREEMAN &amp; CO.

Abadeen unveils penthouse at Park Residences in Cremorne

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Resident facilities will be concentrated around an extensive rooftop amenity offering, including a swimming pool, spa, infrared sauna, warm and cold magnesium plunge pools, private lounge, dining room and outdoor entertaining areas.

Bathrooms will feature Nara Japanese ceramics and glass bricks, while clay, walnut and brass lighting will be used throughout the apartments.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

“We expect to see strong demand from buyers who still want all the advantages of inner-city living but aren’t prepared to compromise on the quality of their home,” Foley said.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

Its launch comes amid continued activity at the very top of the market, following the $30 million off-the-plan sale of a Burleigh Heads penthouse earlier this year, which surpassed the Gold Coast's previous $24 million apartment record set in 2023.

All four bedrooms have ensuites, while the ocean-facing master retreat occupies around half of the upper level and includes its own lounge, private balcony, two walk-in wardrobes and an oversized ensuite with a freestanding stone bath positioned to take in the views.

OTP Group Director James Elliott, who is marketing La Mer, said the penthouse was expected to appeal to high-net-worth buyers seeking either a permanent Main Beach residence or Gold Coast holiday home.

La Mer is being developed by developer-builder ODUS and Nazero, in partnership with funder Metrics Credit Partners.

ODUS Director Byron Sakha said topping out the tower had provided the opportunity to release the project's most significant residence.

“We’ve worked with internationally-recognised studio Sici Design on the penthouse interiors, with a focus on ensuring it isn’t luxury for luxury’s sake. Every element has been thoughtfully designed to enhance quality of life for those who call it home,” Sakha said.

Sici Design Founder and Director Maria Papadopoulos said the extensive views became an integral part of the interior design rather than simply something the residence was designed around.

“The views weren't something we designed around, they became part of the design itself, with the true luxury of La Mer in its feeling of peace, calm and wellbeing,” Papadopoulos said.

“Luxury isn't defined by how something looks, but how it makes you feel, and we believe a luxurious home should be beautiful to live in, not stressful to maintain.”

The interiors combine Austral Dream Dolomite natural stone and travertine with timber flooring and a restrained coastal palette.

Designed by Plus Studio, La Mer is one of the more boutique additions to the rapidly changing Main Beach apartment market.

The tower comprises just 24 full-floor, three-bedroom plus multipurpose room apartments below the two-level penthouse, giving the project a considerably lower density than many of the larger towers being developed across the Gold Coast.

Residents will have access to a pool and spa, gym, sauna, barbecue facilities, private sun lounges, yoga lawn and outdoor beach shower.

The penthouse has been released as part of the final collection of residences at La Mer, with remaining apartments priced from $4.3 million.

Construction is expected to complete later this year, with a fully furnished display apartment now open on level four.

ODUS releases $18 million penthouse crowning La Mer Main Beach

<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

Eligible purchasers who buy before construction commences can secure the full available off-the-plan stamp duty savings, subject to eligibility and applicable conditions.
