The house has a functional one level floor plan where each room is accessed off a long corridor.
It has four bedrooms and two bathrooms. There is also a studio apartment.
There's an organic veggie garden at the front of the home. Chooks can roam in the rear courtyard.
The infinity edge swimming pool comes with an outdoor entertaining area with built in barbecue kitchen.
Matt Lancashire at Ray White sold the home.
The Stevens have since spent $1.08 million on a 1980s cottage on 8,100 square metres in the Byron Bay hinterland.

Shaun Lockyer-designed trophy home at Wights Mountain, Queensland sold

Landmark White has advised its investigations reveal that an unknown third party posted an illegally downloaded valuation dataset on a dark web forum for 10 days in late January 2019.
Its advisory came a day after it <a href="/news/landmark-white-enters-trading-halt-after-banks-suspend-its-use">sought the suspension of its ASX-listed shares</a> after some of the big four banks indicated they had <a href="/news/banks-drop-landmark-white-valuations-after-data-breach">stopped using LMW valuations</a>.
"An unknown criminal has maliciously accessed a LandMark White’s system," it advised.
"We do not know the identity of the individual," it added.
Its investigations reveal that the dataset contained:
<ul>
<li>approximately 137,500 unique valuation records, and approximately 1,680 supporting documents.</li>
<li>approximately 250,000 individual records in total but a lot of records are duplicates.</li>
<li>The date of the documents range between approximately 4 January 2011 and 20 January 2019.</li>
</ul>
"We can now share that on 30 December 2018, we received a message through the 'Live Chat' messaging service on our website, providing us with a link to the dark web. 
"As part of our standard operating procedure, we investigated this and as we could not access the dark web link provided, at that time this was discounted as spam."
On 10 January 2019, the LMW team received an email from the Australian Cyber Security Centre alerting LMW to a vulnerability. 
The <a href="/news/landmark-white-limited-reports-property-valuations-data-breach">breached valuation data</a> has since been taken offline as at 10 February 2019.
"We do not know how many people accessed the dataset throughout the approximately 10 days that it was available on the dark web."
The dark web details are advised in its incident update as at 15 February recommending that all potentially impacted individuals remain vigilant against a potential risk of receiving phishing and other spam communications from organisations purporting to be LandMark White or one of our lending clients.
"Although LandMark White is one of the victims of this cybercrime, we take responsibility for this incident and deeply and sincerely regret that this incident has occurred," the company advised.
"We remain committed to achieving the best possible outcome for all parties that may be impacted, and we are focused on supporting our partners and their customers in the wake of this incident."
LMW is an Australian property valuation and consultancy firm which was founded in 1982 and listed on the Australian Stock Exchange in 2003, employing 450 staff across Australia.
On 23 January 2019, LMW closed off a security vulnerability identified in one of its valuation platforms.
"We have engaged leading privacy, digital forensic and cyber security consultants who have confirmed that the data disclosure relates to the vulnerability which had been secured. We can confirm that the disclosed dataset does not include loan application, date of birth, or other sensitive information."
The dataset contained property valuation and some personal contact information of borrowers, lenders, homeowners, residents, and property agents. 
There was also a small subset of supporting documents relevant to the valuation assessment contained in the dataset, such as contracts for the sale of land, council rates, and strata reports.
There was no evidence of misuse of any personal information, although LMW advise it will continue to closely monitor for this together with industry partners. 
LMW confirmed that no loan application details, including financial and identity documents, are contained within the dataset.
"We can also confirm that no date of birth records, personal bank account details, payment or credit card details, username and password or other credentials, or other sensitive information exists in the dataset.
Independent security consultants have confirmed that the data was accessed via an exposed programming interface on one of LMW's valuation platforms.
"We had already taken steps in January 2019 to block direct access to this interface to prevent any ongoing data disclosure, and it is no longer directly accessible from the internet."
LandMark White advised it was adopting a "very cautionary position" and assuming that a subset of its valuation requests received by LandMark White during the period 4 January 2011 and 23 January 2019 may potentially be at risk.

The tightly held homes of Centennial Park have long featured among Sydney's top homes.
Indeed ever since Federation, the vantage point overlooking the park has been a desired location.
The best is found on Martin and Lang roads, that directly face the public parklands proclaimed by governor Lachlan Macquarie in 1811.
The two streets hold 18 of Centennial Park's top 20 house sales. There have been six homes that have broken through the $10 million barrier, the first in 2006.
Last year it was the tech-billionaire Mike Cannon-Brookes and his wife Annie who secured a $16.5 million record for Braelin, set on a 2149 square metre Lang Road parcel which had cost $12 million in 2015.
The single storey 1918-era mansion, which sold to the philanthropic couple, Brian and Gene Sherman through The Agency agent Ben Collier, was designed by architect Donald Esplin for lord mayor of Sydney, Sir Allen Taylor.
The family of the Atlassian co-founder were off to Double Bay with $100 million Fairwater in their sights. 
Historic Crossways, which ranks as one of the finest Federation Arts &amp; Crafts homes in Australia, holds second place.
The art collector Naomi Triguboff Travers bought the 1800 square metre holding on Martin Road from the Zavattaros family who paid $10 million in 2006.
It was designed by B.J. Waterhouse of Waterhouse &amp; Lake in 1908 for surgeon Dr Gordon Craig. 
Now set in Paul Bangay gardens, the property was renovated in the 1990s by architect Espie Dods for then owners, former McGuigan Wines director James Smiley and his wife, Jane.
Murralla, the Martin Road home, holds third place on the property podium. It fetched $12 million in 2015 having been the longtime home of Justice Deirdre O’Connor, the former Australian Industrial Relations Commission president, and barrister Michael Joseph.
The restored Queen Anne mansion, which sits on 2,300 square metres with championship all-weather tennis court with night lights, a pool and two-storey stables, was built after the building block's 486 pound sale pursuant to the 1905 Centennary Park Sale Conveyancing Act.
It was best known as the home of the late celebrity-maker Harry M Miller who paid $220,000 in 1973 and sold in 1979 for $567,000 to the gynaecologist Dr Robert Diamond and his wife, Elaine. In 1977 Miller hosted Prince Charles for Christmas drinks.
Harry M Miller joined writer Patrick White and other local residents in Jack Mundey's green ban protests to save Centennial Park in the early 1970s after the state government announced plans to bulldoze many of the private houses and concrete Centennial and Moore parks to provide an envisaged Olympic venue in a bid to host the envisaged games.
Muralla was the inspiration for the central family home location of the Patrick White book The Eye of the Storm.
The property was offered as a $6000 a week rental late last year.
Sibylla, the six bedroom Lang Road house, is currently for rent at $6000 per week. It was a rental too during the ownership of Elizabeth Dangar, the late doyenne of Australian market research, who named the house after her daughter.
She had transform the Federation into a modern version of an Italian Renaissance villa. In 2000 her koi carp died during a short-term $25,000 a week rental by director George Lucas, who had been filming Star Wars: Episode II at the nearby Fox Studios.
Centennial Park's popularity for overseas celebrity visitors saw the legendary Culture Club singe Boy George, on 2017 assignment as judge of The Voice Australia, rent the Leckie's Lactura for somewhere near $7,000 a week.
There are the three current significant trophy homes for sale.

Centennial House, modernised by architects Tobias Partners, has been listed for sale through Sothebys. There's been a $2.1 million spend on the Martin Road home since it last traded for $8 million in 2009. With Palladian symmetry, they sought to create a contemporary dwelling that would sit comfortably among its more traditional neighbours.

Warwick listed in tightly held Centennial Park

Dalkeith, one of the Mornington Peninsula's oldest homes, has been listed for sale in Mount Martha.
The grand English Tudor country manor-style home was built around 1938.
It was originally owned by Mornington farmer, auctioneer and member of parliament William Vale, who left the estate to his daughter Phyllis and her husband, Herbert Jackson.
They renamed it Jackson Hill and trained horses and riders at the property. They owned Helion, who won the 1955 Australian Cup, which was later known as the Melbourne Cup.
There were reportedly 24 full-time staff at the property, which spread over more than 280 hectares on the west side of Mount Martha.
In 1974 the Dalkeith coastal estate of some 34 hectares was bequeathed to three hospitals – the Royal Melbourne, St Vincents and The Alfred.
The hospitals then onsold it as a private home.
The two-storey gabled Tudor-style mansion is set on four hectares, complete with a garden from the acclaimed landscaper Edna Walling.
The home retains its period-style features including exposed beam ceilings, timber panelling and stone fireplaces, all nine.
Peninsula Sotheby's International Realty agents Rob Curtain and Danielle Veins have a guide of $5.5 million to $6 million.

Mount Martha's Tudor trophy home Dalkeith listed

Sensationalist press commentary about the outlook for residential markets was, in part, to blame for suppressed consumer confidence, according the boss of house and land package company AV Jennings.
Its chief executive Peter Summers said confidence in relation to property had been hit in "a constant barrage of media."
"Much of this media reflects extreme examples or views," he said adding that it remains a fact that market fundamentals remain sound and, in some areas, strong.
The house and land developer AV Jennings also blamed political uncertainty, a slowdown in bank lending for its plunge in profits.
It presented shareholders with headlines it said reflected a frenzy.

Summers noted Australia continued to have a strong economy.

"Market cycles are part of the property landscape.
"They need to be planned for, they need to be managed.
"But they also need to be understood."
He said "some corrections were required, some are still required and the most obvious remains government policies.
"But the gap that has opened up the most is consumer confidence in residential property."
He suggested too shareholders that in the short term it was unlikely to change significantly.

The company noted there is no doubt the first half results were impacted by a fast deterioration in market conditions," he noted, adding there had been settlement delays at key projects in NSW and Victoria.

"When we released our full year results for FY2018, we did comment that we expected the market, particularly in Melbourne and Sydney, would most likely slow.
"Both these markets had experienced high growth rates in both volumes and prices, and moderation was not only expected, it was necessary, for longer term sustainability.
"We also flagged the political risk around three planned elections in Victoria, New South Wales and federally.
"Traditionally markets slow in the lead up to elections.
"There were the early signs of the impacts coming out of the Banking and Finance Royal Commission," he said.
"It is fair to say that the extent of all of these was underestimated.
"The impacts from the Royal Commission have been extensive and the political landscape continued to deteriorate, including seeing another change in Prime Minister."
AVJennings announced profit before tax of $2.167 million for the first half 2019 financial year, consistent with revision statements made to the market prior to Christmas
"The company believes that consumer confidence is currently suppressed by a combination of political uncertainty (especially Federal tax policy), sensationalist press commentary about the outlook for residential markets and the relatively sudden tapering of residential property lending appetite of banks."

"Major lenders are digesting the recommendations of the Banking Royal Commission and tighter credit conditions have bitten particularly hard over the past six months,” Summer said adding he was seeing first homebuyers re-enter the market.
"Which is pleasing, but second and subsequent buyers are not currently confident to contract prior to selling their existing home, so the transaction chain is slower across the board.”

National Australia Bank's digital bank UBank will launch Mia (pictured) (short for My Interactive Agent) in what it says is the world's first digital human in the home loan space.
It comes after partnering with a New Zealand tech company to create an artificially intelligent assistant to help in customer applications.
Partnering with FaceMe, a company known for their AI-powered digital humans, home loan borrowers will go face-to-face with Mia and have the ability to interact each step of the way.
UBank aren’t removing their live chat service, simply complementing it with the robot.
Mia will be in action later this month on the UBank website.
FaceMe uses IBM Cloud and Watson, to help create the digital humans who can see, hear, talk with and remember customers.

The assistant was created in partnership with FaceMe, which recently secured US$10 million Series A capital funding after attracting a series of investors from Australia and New Zealand.
The project to create Mia, took about four months.

Even in the cool of the darkened cinema over the summer break, bankers could not escape their deserved opprobrium. The plot of the movie, Mary Poppins Returns was premised on the pending mortgagee repossession of the London family home of Annabel, John and Georgie at 17 Cherry Lane.
The new boss of the Fidelity Fiduciary Bank, played by Colin Firth, ruthlessly sought to fraudulently repossess the grand terrace.
The unflappable, magical, but blunt Mary Poppins and the three children saved the house from foreclosure, and their hapless father from humiliation, with the bank returning to the honourable banking practices of the past.
Perhaps the Australian banking royal commissioner, Kenneth Hayne got to take his grandchildren to the Poppins sequel, although Hayne was officially spending the Christmas break finalising his much anticipated report. 
His exposure of recent boom time fraud and exploitation of borrowers by the big banks had already seen him deliver far more than the government and the public bargained for during the scandal-ridden hearings. The hearings proved we can’t place much trust in our regulators, commission-empowered advisors, the banking ombudsmen, the costly legal system to deliver justice and indeed the government to do their job.
Hayne's final report will have far reaching consequences, without any spoonful of sugar to help the medicine go down. Although the banks could benefit from the grenade thrown into the mortgage broking industry.
Tom Ravlic, the author of ‘Vulture City: How Banks Got Rich on Swindle’ (Wilkinson Publishing) due for publication later this year, wrote in The Telegraph last month that unquestioning, uncritical blind trust can no longer be afforded to lending institutions.
But I'd suggest the borrowing public need to take responsibility too. No one should care more about your money than you. I'd argue consumers need to spruce up their knowledge of financial products and the legal consequences of decisions. We know that most Australians spend more time on their footy tips than financial affairs.
The bank's own demonstrable swing towards more responsible lending practices in 2018 was overdue, but went too far. Common sense lending would anticipate property purchases typically trigger a more spartan lifestyle by the buyer than them continuing their spending habits from before their property purchase. 
But last year we saw these discretionary lifestyle costs - such as uber eating habits, Netflix and even any weekend betting slips - included in the calculations by over reactionary lenders in their ultra cautious loan application reviews that severely reduced loan capacity. 
We have a buyer's market, except they can't all buy what they previously thought they could afford because the bank's reaction to the exposure of some reckless lending exposed by the royal commission.
A couple with one child and a dual income of $120,000 could borrow $800,000 during the boom. Fast forward and the same couple, now with only mild wages growth to a $129,000 combined salary along with a second child, can only borrow $680,000 because of much stricter bank lending.
Their capacity to buy has gone backwards, and so too did prices, not surprisingly. This adjustment to price and capacity hit the market hard last year, but 2019 is likely to see buyers and vendors alike, become more accepting of the new landscape.
And there's already talk among buyers' agents that securing a bank loan has become easier this year.

The price guide had been $2.7 million for the 1990 waterfront apartment views across Little Manly Cove to North Head.
The 4/8 Addison Road offering was in a tightly-held complex of six. The nation's cheapest sale was at Brunswick where a 1960s studio apartment fetched $155,000.
The Brad Teal agent has suggested a $150,000 to $165,000 price guidance for the vacated 8/831 Park Street offering.
It last sold at $110,000 in 2008. Melbourne was the busiest weekend auction market with 352 auctions held across the city, returning a preliminary clearance rate of 53.7 percent.
"This is quite a bit lower than what we were seeing last year, when 70.7 percent of homes sold over the same week when volumes were higher (619)," CoreLogic auction analyst Kevin Brogan noted.
There were 321 Sydney homes auctioned, returning a preliminary auction clearance rate of 59.2 percent.
"Interestingly, Sydney was the best performing capital city auction market last week," he noted. Canberra returned a preliminary clearance rate of 56.3 percent, while Brisbane’s preliminary result came in at 42.6 percent.
A Teneriffe property change hands for the first time in 63 years when 10 bidders registered to buy the house at <a href="https://www.realestate.com.au/property-house-qld-teneriffe-130324950" target="_blank">8 Waverley Street</a> (below).

Bidding started at $900,000 and quickly rose to $1,475,000, The Courier Mail reported.
Volumes were higher over the week across all auction markets with the exception of Adelaide where activity was down. The national auctions returned a 54.1 percent preliminary auction clearance rate, well up on the 42.8 percent final auction clearance rate last weekend, suggesting buyers had a returned from the break with a preparedness to ignore the negative commentary.

Comparing results to one year ago, volumes and clearance rates are significantly lower when 1,470 capital city homes went to auction and 63.7 percent sold.

Early bird February 2019 auction vendors securing sales

The RBA says dwelling investment is likely to be around its peak for this cycle, and is projected to now decline over coming years.
"The pipeline of work to be done on higher-density housing remains very large, which should continue to support activity in the near term."

However the RBA noted higher-density building approvals have been trending lower for around a year, and are expected to decline further over coming quarters.
"This implies a much lower level of activity once the current pipeline of work is completed."
"Information from the liaison program also points to a significant fall in pre-sales for new apartments over the past year."
"In addition to the difficulty of obtaining pre-sales, liaison with developers suggests that financial conditions have tightened further over the past six to twelve months."
"As a result, some developers are obtaining financing from alternative sources, though at a higher interest cost."
The bank's statement of monetary policy indicated sales of new detached dwellings have also slowed.
Detached housing investment is forecast to decline in the near term, broadly consistent with the decline in building approvals over the past year.
The RBA also discussed the <a href="/news/tightening-in-lending-standards-not-the-cause-of-housing-credit-growth-decline-rba">tightening in lending standards</a> over the past year not being the cause of the recent decline in housing credit growth.

Fender Katsalidis is the lead architect, with Koichi Takada Architects appointed to design one of the three buildings.
The interior designer is David Hicks.
Jack Merlo has been tasked with the landscapes. 
The first of the three buildings, Pacific House, is set to launch mid-year, featuring 45 residences averaging $4 million.

The $30 million penthouse that sits atop Pacific House will offer 650sqm of internal space along with a 175sqm terrace with private pool, six bedrooms, a seven car private garage with direct access lift, four living rooms, in-home sauna and gym. 
The double-storey penthouse will have a cascading two-storey water feature surrounded by marble-clad walls, a solid Nero Marquina bathtub with 180 degree water views, another internal pool that submerges into the rooms below - complete with transparent glass that can be viewed from the lower level - a floating fireplace and a 1000-bottle, temperature-controlled wine cellar, accessible via a sculptural spiral staircase.  
Gurner initially designed the penthouse with a floorplan of over 1,300sqm and an even bigger price-tag however the early feedback they received from local and international clienteles was that a penthouse of this size would be too big.
There were hopes it would be <a href="/news/40-million-aspirations-for-gurners-st-kilda-novotel-penthouse">a $40 million penthouse</a>.

The deal comes when the digital real estate company Catalano departed just a year ago is trading at record lows on the ASX.
Catalano departed Domain in January 2018 when its share price was $3.15. It is now trading at $2.12, at record lows, with a market cap of $1.3 billion.

Antony Catalano buys Gurner's shrunk $30 million Saint Moritz, St Kilda penthouse

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

One Living enters Sydney's new apartment market with Northern Beaches site acquisition

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.
