A $2.68 million sale of a Brighton townhouse was the top advised sale of apartments and townhouses across Melbourne last week.

It was a three bedroom plus study, with 2.5-bathroom designer townhouse at 3/18 Waterloo Street.

The second priciest sale was the townhouse at 5A Haydens Road, Beaumaris at $2.65 million.

The Brighton townhouse was designed by Paolo Pianezze Architects to showcase luxury low maintenance living.

Set close to Church Street&#39;s chic lifestyle precinct, transport and the beach, it was located at the elevated end of a cul de sac with wrap around landscaped gardens.

It was sold by Ben Vieth at Marshall White Bayside.

It last sold in 2016 at $2,392,500, according to CoreLogic.

It was among the 500 apartments put to auction across Melbourne over the past week, with CoreLogic calculating a 55 percent success rate.

Current Brighton projects include Pillar+Tide, a boutique luxury development with project sales led by Michael Paproth at The Agency.

Pillar+Tide is a collection of 16 luxury residences located on the corner of Male Street and Black Street priced from $2.575 million to $5.5 million.

Other forthcoming projects in Brighton include Awaken, the latest boutique residential release from developer Skelton.

The International on Brighton&#39;s coveted Bay Street, which is being developed on a vast 4,100 sqm site in a joint venture between property developers, Landream and V-Leader.

A half floor penthouse in Opus Broadbeach, the luxury high-rise completed in October, topped Queensland&#39;s notified sale results in the last week.

The spacious three bedroom, two bathrooms apartment fetched $2,899,900.

The apartment at 112/18 Chelsea Avenue was sold by Morris Property Group agent Hayley Beswick.

The 113 apartment project that spans 27 levels on the northern edge of Broadbeach was developed by the Morris Property Group.

It came with views to the hinterland, and both the Surfers Paradise and Broadbeach skylines and onwards to the ocean and Burleigh Heads.&nbsp;

It came with upgraded fixtures and fittings, including the Sub-Zero fridge and Wolf appliance package along with tectonite technology by Franke.

There were Parisi fittings in its bathrooms.

There was secure basement parking for two cars.

The marketing advised body corporate fees of $100 a week.

CoreLogic put its sale as coming just 28 ays after marketing began.

Another Morris Property Group development was Qube which rises 40 levels and delivers 202 residences in one, two and three-bedroom configurations.

Koko Broadbeach was recently completed at 12-14 Elizabeth Avenue by Morris Property Group.

The 302/55 Lavender Street apartment was sold by the Morton Agency with views over the city and harbour.

There was level lift access to a security car space and lock-up storage.

The complex has amenities including a pool, spa, sauna and gym within short walking distance to <a href="/developments/north-sydney-nsw">North Sydney</a>&#39;s CBD, Kirribilli restaurants/cafes and Lavender Bay&#39;s foreshore walks.

It last sold in 2008 at $2,690,000. It was first sold in 2005 at $1,899,900.

Minister for Better Regulation and Innovation Kevin Anderson said having these first rated property industry players marked a new era of transparency for NSW apartment buyers.

“Our building reforms have focused on lifting standards and rebuilding public confidence in the residential apartment industry and our rating system is the ultimate embodiment of that goal,” Mr Anderson said.

“Ratings are a game changer. Consumers in NSW will now have the benefit of an independent assessment that lets them find a trusted, rated developer who has shown they have the capital, experience and capability to deliver a quality apartment,” he said.

iCIRT leverages from Equifax’s global expertise as a regulated ratings agency, using data to be able to evaluate the risk of a developer’s business and practice by looking at aspects such as their track record, capital, risk management and ownership structure. The ratings will be listed on an online register and developers will display their ratings on sales brochures.

“The reality is there are a few bad apples spoiling the bunch," Anderson noted.

"Ratings allow customers to spot them before picking them off the tree. As we roll out more and more ratings we will deliver a fatal blow to developers and builders who engage in phoenixing or turn out defective work,” Mr Anderson said. “I congratulate Deicorp, Helm and Ultra Building for taking the lead, and there are many others not far behind them. By March next year we expect to have close to 50 players rated.”

Bigger balconies and more storage space in new apartment blocks have been proposed by the NSW Planning Minister Rob Stokes.

The draft regulations — officially known as the Design and Place State Environmental Planning Policy (SEPP) — are open for comment until February 28, with the government aiming to have them in place by the end of next year.

The draft Design and Place State Environmental Planning Policy (SEPP) includes updates to the Apartment Design Guide, The Building Sustainability Index (BASIX), a new Urban Development Guide and Design Review Manual.
 
The draft SEPP is on public exhibition from 10 December 2021 until 28 February 2022.

NSW Government architect Abbie Galvin said the proposed changes to apartment and urban design guides have responded to changes in how people are using their homes.

“During the pandemic we’ve seen our homes and apartments become schools, offices and gyms and many of us have enjoyed walking or cycling more in our neighbourhoods,” she said.

“This timely policy seeks to reflect our new way of living.”

Beauty and quality would be brought to the forefront of planning under a proposed policy that puts heathier communities, housing choice, cooler and walkable suburbs and sustainable development at its heart, Rob Stokes said.

He said the draft Design and Place SEPP would deliver "NSW’s first comprehensive design policy."

“This policy will allow designers to think outside the box and support innovation and creativity when building new homes, suburbs and cities. 

"Great places aren’t always the product of rules and regulation, they are the result of place based design that puts communities at their heart,” Mr Stokes said.  
 
“This principles-based policy is an important step in defining what matters and how through good processes and wiser decision making we can build a beautiful and prosperous future.”
 
Key benefits of the draft Design and Place SEPP include:
·       Greater housing diversity and choice, including provisions for flexible layouts for families, space to work or study, adequate sunlight, more storage and usable balconies

MaxCap Group has confirmed it has arranged a $320 million funding facility for the high profile Trio project in Melbourne&rsquo;s Box Hill.

It is being developed by CBD Group with builder Hickory as the construction partner at 845-851 Whitehorse Road.

The towers range from 16 to 38 levels with 427 residential apartments and 128 hotel rooms and senior independent living apartments.

They&#39;ve seen big demand for 111 Castlereagh Street, the residential apartment tower atop the former David Jones department store, despite the high price tag.

The cheapest units are one-bedrooms start at about $3 million, while four bedroom units start from $13.5 million.

Urban recently caught up with Chittenden&nbsp;to discuss the trends emerging in the apartment market.

JC: How have you viewed the performance of the apartment market (established and or off the plan) in 2021, and what are the strongest positive and negative factors that will influence outcomes in 2022 and 2023? 
&nbsp; 
PC: The market across both 2020 and 2021 have been impacted by Covid-19. However, 2021 surely experienced a more significant Covid-19 &lsquo;interruption&rsquo; in terms of inspections but in saying that the quality of enquiry was almost unprecedented when it related to sales volumes. 
&nbsp; 
In 2021, the best performers in terms of developments and sales agents, were those who took to a more inquisitive approach when qualifying buyers, ensuring a deeper product and market knowledge, utilising new and innovative technology and having a wiliness to completely change the sales path and interactions all the way through to exchange.&nbsp; 
&nbsp; 
We also saw the gap widen between houses and apartments through to off the plan, more than in the last decade, which has resulted in new geographic markets, opening up for other product types such as apartments.

Looking ahead to 2022 &amp; 2023, for apartments year on year the quality improves to satisfy consumer demand, desire and expectations of the greater market pool of buyers. In 2022 and beyond we expect to see more designs and sales of the super-premium apartments in prime CBD, beachside locations.

The acceptance of technology as a non-contact means to undertake a detailed inspection will improve even more, as more people adapt, therefore giving us greater range of potential purchasers both across Australia and overseas. We will also see CBDs across the country and neighbouring regional areas continue to grow due to lifestyle choices and desires. 
&nbsp; 
Some of the negatives will be a reduction in the amount of developers in the market place, putting pressure on stock as well as the cost of construction increasing every 90 days due to lack of labour and supply materials. 
&nbsp; 
JC: What trend (short term or long term) has prompted your greatest enthusiasm for the apartment market, and what is the issue of most concern to you and or your clients? 
&nbsp; 
PC: The trend of the super-premium coming back into the CBD purchased and supported by local buyers (super-premium defined as apartment at 45,000 a meter and above). 
&nbsp; 
Another trend is that Sydney city will change in ways and at a speed we have never seen before. We predict the physical engagement with retail will go back to be a more important part of people&rsquo;s lifestyle and day to day activities.

Offices will be occupied by different users and will become a more activated 7 day a week living and working environment due to a more considerate and understanding authorities to encourage people to return to this city.

JC: Has urbanisation stalled amid the rush to the regions or what will it look like over the decade ahead? 
&nbsp; 
PC: In short, no. There is an undersupply of housing apartment stock throughout our capital cities. This is a fact - due to the volume of sales across 2020 and 2021 in particular, and what we expect moving forward. 
&nbsp; 
The rush to regions is simply the dream coming true, that has been embedded in our thinking for quite some time, that you can have flexible work hours and still be productive. Being forced to work from home has taught us all about new and acceptable ways to work, train, inspire and live our lives. 
&nbsp; 
In 10 years&rsquo; time, we see the greater Sydney catchment for jobs and residential will include extended areas up to Newcastle and Wollongong, giving people greater choice of living and working environments. With this growth, there will no longer be the stigma &ldquo;brain drain&rdquo; that may have once been associated with living in a more regional area.

JC: How important do you view the push for sustainability practices in the apartment market, and what initiative has seized your interest or focus?&nbsp;

PC: Being environmentally conscious is important everywhere and all the time - that should be the first consideration.

Increasing numbers of people are enquiring about more sustainable living options when considering their next purchaser, however whilst they want it &ndash; they still want to make sure it is cost-effective.

It is something developers always discuss, however it also needs to be delivered in a cost-effective way for them. In saying that, in the future, we do believe this will be led by government authorities and should be something that is considered where possible in all developments.

A big move by developers has been the high-end design in the CBD, which has seen locals drive sales in premium central apartment projects.

Suburbs with good access to commuter public transport that typically commanded higher rents have faced pressures during the pandemic.

&quot;Covid has changed the benefits of short commutes,&quot; says Angus Moore, an economist with REA Group&#39;s PropTrack who noted rental price recovery hasn&#39;t seen evenly across cities.

&quot;Suburbs which had a high share of public transport users, have seen median rents decline and have significantly underperformed other areas.

&quot;Renting in a suburb where it&rsquo;s easy to commute to work wasn&rsquo;t a priority during Covid,&quot; he said.

&quot;For many renters, the benefits of living close to work dissipated in 2020. If you&rsquo;re working from home, there&rsquo;s far less need for public transport.

He noted even for essential workers who were still going to work, private rather than public transport became much more attractive.

&quot;There was less traffic on the road and travelling via public transport carried higher risks,&quot; he noted.

This re-evaluation shows up in how rents have changed since the pandemic began, he said.

&quot;Rents have fallen sharpest in suburbs where people stopped travelling to work.

&quot;The relationship is again extremely stark.&nbsp;

&quot;The larger the decline in the number of people going to work, the bigger the fall in median rent for that suburb.

In suburbs where people have mostly kept going to work, rents have grown &ndash; and have done so quite strongly (20% or more) in some areas, the report noted.

As the Covid crisis fades and people return to the office, shorter commutes will start to become more attractive again.

While it&rsquo;s too early to know whether the premium inner-city suburbs used to command will fully return, we can already see some signs in Western Australia, South Australia, Tasmania, and Queensland &ndash; where Covid has been less severe.

In these states, the number of people going to their workplaces is mostly back to pre-pandemic levels.

Rents in these cities have been growing faster than in Sydney and Melbourne.

And while rents in the inner city have grown slower than in the outer suburbs, there is much less of a divide than in is the case in Melbourne and Sydney.

This suggests the weakness in rents we see in inner-city Melbourne and Sydney will start to reverse.

Even now, public transport use is roughly 25% lower than pre-pandemic in SA and WA, even though these states have roughly as many people going to work as pre-Covid.

If the shift away from public transport is permanent, inner city suburbs might have permanently lost some of their commute-convenience appeal.

Rents slowly returning to pre-Covid level in commuter belts: Proptrack

The $4.5 million South Brisbane sale notification for the 229 sqm space was secured through Chris Houston at Aria Living following the building&#39;s completion in July this year.

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.
