Filming stopped on Wednesday morning on the Brighton site of The Block, the Channel 9 renovation show.
The Block's executive producer Julian Cress advised the trades on the site will continue as long as they can, but the contestants left the site yesterday for their homes across Australia.
The contestants were told by The Block's host Scott Cam about the decision to halt production.
The contestants started production of the 2020 series in late February.
More than a third of the season had been shot.
Nine's production company spent $14.96 million on the 2,770 sqm site of the demolished former Andrina Private Nursing home just off Brighton's Golden Mile. 
It was bought from Nick Williams, son of horse trainer Lloyd Williams.
Williams had plans for 13 townhouses on the block.

Tools Down: The Block Brighton stops production

The holding of public open for inspections for houses for sale have been banned in Australia from Thursday to help stop the spread of coronavirus.
Auctions have also been banned, Prime Minister Scott Morrison announced after the Tuesday night national cabinet meeting.
"Real estate auctions and open house inspections, in particular open house inspections — that cannot continue," Scott Morrison said.
"In the retail space, auction houses, gatherings together in auction rooms, that can no longer continue."
“We’re trying to limit the gathering of people in large numbers that can relate to the transmission of that virus,” Mr Morrison said.
Private appointments for inspection are permitted, the official paperwork showed.
There were 2000 onsite and inroom auctions scheduled around Australia in the capital cities for the next two weekends in the traditional pre-Easter sales rush.
The decision came despite a concerted eleventh hour campaign by the property industry who suggested home open for inspections could be held with inspectees keeping their hands in their pockets.
The major real estate brands had lobbied the Federal Government for its agents to be deemed an “essential service”,  the same as the financial services industry, in a bid to prevent a "catastrophic fallout" in the property sector.
The national cabinet has been asked to consider the property market as one of the foundational cornerstones of the economy.
“Despite some media reports to the contrary, the property market is continuing to yield high clearance rates and it’s clear that many Australians still have a strong need to buy and sell property, regardless of the current situation,” one agent complained. 
There are around 115,000 sale listings on the market, according to CoreLogic. 
Limiting auctions to registered bidders practising social distancing had been initially suggested, along with the shift of some auctions slated for indoor to move outdoors to stay within the government's then 100 person limit on indoor non-essential social gatherings.
Agents were also seeking to encourage more online auctions along with absentee phone bidding.
Last week the New York Governor Andrew Cuomo barred brokers from showing homes, as part of a sweeping ban on activities that risk spreading the coronavirus.
At a press conference Friday, Cuomo announced an executive order mandating all employees of non-essential businesses to stay home from work.
The <a href="https://esd.ny.gov/guidance-executive-order-2026" target="_blank">list of essential jobs</a> includes food delivery, doormen and some construction.
It does not include real estate brokers.
The Real Deal website reported when Cuomo discussed the 90-day ban on evictions, he said, “I don’t know who you think you’re going to rent an apartment to now, anyway, if you kick someone out. 
"By my mandate, you couldn’t even have your real estate agent out showing the apartment.”
Across the other side of America, parts of California’s real estate industry are grinding to a halt because of Gov. Gavin Newsom’s “stay at home” order.
The 15,000 L.A.-based realtors represented in the local Multiple Listing Service (MLS) had been hoping for the best but preparing for the worst.

Real estate open for inspections have been banned by Australian government

Australian estate agents will set out this week to ascertain if they can continue to transact their property sale listings and leasing managements given the social distancing shutdown regulations.
In the absence of any official industry edict as at Monday morning, some estate agents will seek to adapt how they can continue to transact their property listings and managements.
Many agents are hoping it is business as usual.
On Sunday both the NSW Premier Gladys Berejiklian and Victorian Premier Daniel Andrew announced they will enforce a comprehensive shutdown of “non-essential services.”
But neither Premier indicated that the real estate industry was restricted from trading.
The later official advisory on stage one of the measures from the Federal Government advised the following facilities will be restricted from opening from midday 23 March 2020:

<li>Pubs, registered and licenced clubs (excluding bottle shops attached to these venues), hotels (excluding accommodation)</li>
<li>Gyms and indoor sporting venues </li>
<li>Cinemas, entertainment venues, casinos, and night clubs</li>
<li>Restaurants and cafes will be restricted to takeaway and/or home delivery</li>
<li>Religious gatherings, places of worship or funerals.</li>

The Urban Taskforce CEO, Tom Forrest, has called on State and Commonwealth Governments to be clear with their messages.
“The announcement must be clear and targeted”, Mr Forrest said.
Mr Forrest said that the messaging to date has too often been clumsy and ambiguous.
“If there is to be a close-down of business in NSW, what does this mean for construction workers? What does it mean for those working out-doors or indoors? What does it mean for delivery drivers or manufacturers?
Mr Forrest called on the NSW Government to be clear about if businesses should continue to operate remotely or shut down altogether.
“Urban Taskforce members support measures to prevent the spread of COVID 19. But support for the property, construction and development industry is critical to the economy and the hundreds of thousands of jobs involved,” Mr Forrest said.
The real estate industry appears spared from the extreme of the first stage of the shutdown if it enforces social distancing that doesn't put the participants at risk.
One of the ways agents can adapt to these measures is using available technology.

Whether open for inspections for multiple unknown parties can continue is highly questionable. 
Limiting auctions to registered bidders practising social distancing appears wise.
Requesting that visitors to open inspections come in small private groups and keep hands in their pockets while doing so are among measures being taken by some agents.
Last week some auction slated for inroom or indoor were moved outdoors to stay within the government's 100 person limit on indoor non-essential social gatherings
All non-essential indoor gatherings of less than 100 people must have no more than one person per 4sqm. 
"All Australians should expect their local businesses to be following this rule," the latest official update advises.
There are around 115,000 sale listings on the market, according to CoreLogic. SQM calculate 68,079 vacant residential properties.

Real estate industry in testing social distancing shutdown amid coronavirus fears

The coronavirus scare has finally affected the hitherto robust capital city auction market sentiment, but not too dramatically.
The national clearance rate has dipped to 69 percent according to the preliminary Domain data.
It is the weakest national result since the opening weekend results of 64 percent on February 1, having been in the 70s in the intervening five weeks.
This time last weekend Domain had the national figure at 75 percent, with Sydney at 80 percent and Melbourne, with its Moomba weekend distraction at 69 percent.
Today it was 73 percent in wet Sydney, down seven percent.
Melbourne sat at 68 percent, so just a small dip.

The weekend prior, on the last Saturday in February saw Domain calculate the national figure at 78 percent, with Sydney at 82 percent and Melbourne at 77 percent.
The top reported sale was an $8 million luxury Lavender Bay apartment that the Sunday Telegraph reported sold for more than $1 million over its reserve price with four registered bidders amid the 50 attendees.
Melbourne's top sale was $3.82 million in Malvern East, with several pricier homes failing to find buyers including a no-bid $5 million Hawthorn offering. 
There has been an escalating trend towards sale before auction as sellers worry just whether the buyers will emerge on auction day in the current contagion scare.
SQM Research calculated Melbourne had 117 sold priors, 17 rescheduled and another 39 either withdrawn/sold prior/rescheduled. 
Sydney had 164 sold priors, 25 rescheduled and 53 SP, withdrawn or rescheduled.
"All search activity on realestate.com.au has slowed over the past week," said Nerida Conisbee, chief economist with the rival property listing site last last week.
The Australian Financial review described search activity as "a leading indicator of the health of the property."
The realestate.com.au chief economist Nerida Consibee had said she expected the clearance rate to be lower, but added it was difficult to predict the influence of coronavirus.
As the major capital cities head into the busy pre-Easter auction period, estate agents dread that would-be vendors will sit on their hands when it comes to mid-April fresh listings.
It is commonly believed a major drop in property prices will not occur unless there was a spike in full time unemployment as the prospect of a recession looms.
Some property pundits had forecast a similar success rate for auctions as the last two weeks, given the interest rate cut was encouraging more people to buy.
The realestate.com.au data for saw a bigger drop in Sydney, down to a preliminary 74 percent.
Canberra dipped to 66 percent.
The realestate.com.au data for the prior Saturday saw 83 percent in the ACT; and 82 percent in NSW.
Yesterday was 71 percent in Victorian, down from 77 percent on the prior weekend.
Last weekend was 69 percent in SA and 53 percent in Queensland.
Today it was up in SA to 74 percent, so against the national trend, while it was down a bit in Queensland to 51 percent.
The weekend results do see contradictions as Cooley Auctions in Sydney reported 73 percent today selling 37/51 compared with 61 percent last weekend selling 33/54.
McGrath Sydney agent sold 41 properties today, but saw 20 pass in or get withdrawn.

Coronavirus fears impact on weekend auction results with dip to 69 percent

A new global inner city metropolitan housing trend has arrived in Australia with full force which may assist to solve some of Sydney's housing shortages and affordability constraints.
Compact co-living dominated by young professional residents often from the start-up, creative, financial or professional sectors has become an emerging property sector, reports recent Savills Australia research.
Many occupants earn above the national average income, making them ideal prospective tenants for housing that mixes high quality rental rooms with communal lifestyle spaces.
Tertiary students have long sought co-living most recently in pod-style micro-apartments.
But the purpose built graduate, young professional city dweller accommodation is seen as a new rung, a step up from high quality purpose built student accommodation.
With the latest offering in a Paddington terrace house, there is no one size fits all approach in creating spaces for these community inspired, experience orientated young renters.  
The research shows that co-living is on the rise, emerging in key cities such as San Francisco, New York, London, Hong Kong, Tokyo and Singapore.
The top five co-living hotspots in Sydney, according to the Savills report, are Waterloo-Beaconsfield, Parramatta-Rosehill, Potts Point-Woolloomooloo, Redfern-Chippendale, Sydney-Haymarket-The Rocks.
These are followed by Newtown-Camperdown-Darlington, Pyrmont-Ultimo, Surry Hills, Bondi Beach-North Bondi, and Erskineville-Alexandria.  
Leading the way are UKO, Hmlet, Zuu. 
One runs everything from movie nights, yoga in the courtyard, to gin making workshops!
They have been reporting full $500 a week occupancy, highlighting demand for their product that comes with bicycle parking, roof top terraces, outdoor cinema screens, shared laundries, barbeques, pools and kitchens.
The properties often fall under the next-generation boarding house code, so occupants typically sign a membership agreement instead of a lease.
“What’s interesting is that there is no one size fits all approach in creating spaces, as experienced in the student accommodation sector,” according to direct of student accommodation at Savills Australia, Conal Newland.
Sydney and Melbourne dominate emergence of the sector at scale in Australia as analysis shows that 88 of the top 100 regions for investment and development are located across these two global gateway cities with strong international student prescence.
In Melbourne, the top co-living hotspots are the Melbourne CBD, Richmond, Southbank, South Yarra East, St. Kilda, Prahran-Windsor, Brunswick, North Melbourne, Nawthorn, and Carlton.  
"As development costs and relative housing unaffordability continues its upward trend in Australia's capital cities, co-living options will only mature and success," said Newland.
"Co-living is a viable need, and it's going to become more and more of a necessity over time," said Mr Newland.
Some co-living operators are looking to be leaseholders with others fully developing and owning the real estate and operations.
The high-quality rental rooms on short-to long-term leases generally operate under the boarding house regulations. 
Across Australia, 1.46 million 25 to 35 year olds rent, reports Savills. 
Nationally, over 250,000 25 to 34 year olds live on their own.
For this demographic in particular, co-living offers social interactions, wellbeing and experience, alongside privacy in your living space and beautiful, sophisticated building designs, said Paul Savitz at Savills Australia.  
He said government policy is pivotal in attracting ongoing investment.
"Australian lawmakers should be mindful of passing legislation that may reduce the attractiveness of investments into new housing typologies which are more suited to generations with different preferences," Mr Savitz notes.

Co-living emerging as new global property trend

Most people when buying and selling a home seek to do so around the same time, often trying to juggle the settlements for the same day.
They seek to get the highest price possible for their current abode and to secure their next home house as cheaply as possible.
And they hope to get through the process with as little pain as possible.
Most think the logical order is to sell your home first and buy second as this way buyers know exactly how much money they have to spend.
It stops buyers overestimating the worth of their current home and finding themselves in dire financial straits having purchased from an overly optimistic position.
However, by selling first you may be forced to rent while you look for a suitable new home which can mean two moves.
And one of the biggest risks faced if there is an extended gap between sale and purchase is that rising property prices will mean less money as time goes by. 
In the current market rebound buying first is possibly the better way to go.
Finding a buyer won't be too much trouble once you have locked in your own shift.
It's because Sydney is in a seller’s market.
Ofcourse over inflated hopes that cloud your judgement won't see the shift go seamlessly.
The current time on market is rather high, but it reflects the extended break that most estate agents take over the summer.
CoreLogic calculates the typical Sydney private treaty sale is currently taking 58 days for houses, and 63 days for apartments.
Hobart house vendors are selling in just 41 days while Brisbane vendors are taking 77 days.
Sydney vendors started summer with houses selling in just 28 days, so it just shows how much the market switches off.
Often the summer break, infact any break including Easter, provide a turning point for the market psychology.
I sense this year given the so-so summer holidays, some even called it a black summer, that people just decided to avoid making any firm decisions to list.
This was seen when the REA Group noted the Australian residential volumes were down 13 percent in January, with declines of 7 percent in Sydney and 5 percent in Melbourne.
It came after national residential listings declined in the second half of 2019 by 14 per cent, with a 17 per cent dip in Sydney and 16 per cent in Melbourne.
Ofcourse many fresh leftovers were snapped up pre-Christmas such was the pent-up demand from buyers.
So there has been a delayed start to the selling season, although auction listings are now coming.
Last Saturday saw some 400 offerings, and an 80 percent presliminary success ratre, compared to the 52 percent clearance rate from 301 listings this time last year the 60 percent success rate from 466 in 2018.
This pickup has unfortunately seen house hunters rushing into property purchases without doing necessary checks.
Data from conveyancing platform Global X revealed nearly 20 per cent of buyers did not pay for building inspections to be done on their prospective property purchase, while a quarter did not undertake pest inspections.
Realestate.com.au chief economist Nerida Conisbee has seen frustration mounting among home seekers, who had few housing choices available and were repeatedly up against “really cashed up” buyers.

Sydney's long summer listing times have created a sellers market

There's been a rush of applicants from first home buyers seeking to secure a spot to buy with a deposit of as little as 5 percent under the new Federal Government home loan deposit guarantee scheme.
That's not surprising, but there are plenty of spots still available.
Especially as 5000 spots became available on February 1 with the 25 non-bank and regional lenders including the Bendigo Bank, Australian Military Bank and Community First Credit Union. 
The number of applicants across Australia is capped at 10,000 every financial year, but as the initiative began on January 1, there will be the double opportunity during 2020, ie from July 1.
It has been reported that most of the opening 3000 spots have been taken, but many of these are really pencilled in reservations that won't ever see an actual purchase.
Those intending buyers already on the list with lenders will next need to get through the still onerous bank approval process.
And then they will need to find a suitably-price property within the ensuing 90 days.
That might just be difficult as it appears fresh 2020 listings are only slowing coming to market.
Even with 20,000 participants in 2020, it was always likely to be a squeeze as some 80,000 other FHBs will still need to find their own borrowing arrangements.
Sydney FHBs will need to find properties costing less than $700,000 under the scheme.
The same price cap will also apply to NSW regional centres with a population of 250,000 plus, namely Newcastle, Lake Macquarie and the Illawarra around Wollongong.
The scheme to be known officially as the First Home Loan Deposit Scheme (FHLDS) will available only to FHBs with an annual income of up to $125,000 or couples with a combined $200,000 per year who haven't saved the standard 20 percent deposit.
Prime Minister Scott Morrison and Treasurer John Frydenberg announced the scheme just days before the May 2019 election, when the property market was in a downturn.
The Prime Minister expressed concern the time it took to save a home deposit was one of the barriers to home ownership.
There is the real risk that competitive tension will see prices rise as FHBs expeditiously seek out their first step on the property ladder.
The National Housing Finance and Investment Corporation (NHFIC) is overseeing the scheme in a vastly different property market, at least in Sydney and Melbourne.
It needs to wise to market shifts and to smartly recommend adjustments so that its policy objectives are met.
<a href="http://ratecity.com.au/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=http://RateCity.com.au&amp;source=gmail&amp;ust=1580769830838000&amp;usg=AFQjCNFQhd3z8C9Xv2hFiUVsHTs_sYcZXA">RateCity.com.au</a> recently calculated a person buying a $500,000 property with a 5 per cent deposit instead of a 20 per cent deposit would need $75,000 less initially, but with a larger loan, their monthly mortgage repayments would be $329 extra a month and they would pay $43,000 in extra interest over 30 years, based on the rate of 3.32 per cent.
Corelogic researcher Eliza Owen noted paying more interest on a low deposit loan makes more sense "if property values are going up.
"By accessing a property sooner, the asset has longer to accumulate capital growth that may outweigh the higher level of interest paid." 
Sally Tindall, research director at RateCity, says buyers need to "go in with eyes wide open because it’s peppered with potential drawbacks."
Meanwhile ME Bank’s latest sentiment report, conducted last month, shows FHBs’ hopes haven’t been crushed by rising prices, with more than half planning to buy this year, compared to the 38 percent who were hopeful in late 2019.

First home buyers rush Low Deposit Scheme, but plenty more spots coming

John McGrath, the McGrath Estate Agents founder, turned up unannounced at an inner western Sydney auction over the weekend.
He auctioned the $1.825 million home for $175,000 over reserve after volunteering to do the auction himself.
The Sunday Telegraph was there to photograph and report on the auction, given it was set to be a bonanza result for the north shore bound vendors.
A crowd of more than 70 people attended with 20 registering to bid with McGrath listing agent Adrian Tsavalas.
It was McGrath's first known auction for many years, perhaps decades.
“When the Michael Jordan of real estate shows up, you let him do his thing,” Mr Craven, a veteran auctioneer who moved aside to allow McGrath to hold the gavel, told the Sunday Telegraph.
Issues arose however Monday morning when a simple check of NSW Fair Trading licencing revealed <a href="https://www.onegov.nsw.gov.au/publicregister/#/publicregisterdetails/1475-1V4R" target="_blank">John McGrath was no longer licenced to conduct the auction</a>.
Or even perform the mid-week duties of a NSW real estate agent.
McGrath, who in recent times can't take a trick, had inadvertently allowed his licence to lapse last Monday.
He has quickly reportedly sent off the paperwork to retrieve his licence.
Fair Trading provide agents with three months to renew, along with providing some additional education on their responsibilities.
McGrath's longtime weekly column on the Switzer website has recently lapsed with estate agent Charles Tarbey instead likely to pick up the regular expert columnist spot.

John McGrath oversight sees real estate licence lapse

BrickX has been acquired by Thundering Herd, a venture capital and private equity investment firm.

Markus Kahlbetzer's BridgeLane Capital Pty Ltd, which had provided funding for the acquisition of properties, is no longer a shareholder or related party of BrickX, the fractional property investment platform.

The venture capital outfits of National Australia Bank and Westpac have also cashed out of their investment in BrickX, along with Reinventure Group.

Thundering Herd are making plans to expand the current property portfolio across both residential and commercial markets. 

The platform has 19 properties, with its <a href="/news/wa/brickx-invest-in-first-perth-property">last purchase at Perth</a>, its first in WA, back in November 2018. 

Despite having stalled, the AFR reported BrickX was in the final stages of due diligence for more than 10 properties.

The BrickX acquisition adds to Thundering Herd's portfolio of investments in the property space.

The VC firm is the majority owner of debt syndication platform Lend Collective and the largest secured creditor of fractional property play DomaCom.

The BrickX platform, which was co-founded by Darren Patterson in 2014, will continue to function with no envisaged disruption.   Thundering Herd's recent investments include Lend Collective and GoFetch.

Thundering Herd's 2015 co-founder is the Melbourne based Joe Galvez, having worked for the likes of Deutsche Bank, Merrill Lynch, Morgan Stanley and Macquarie Group.

It is not known what price Thundering Herd paid for the business which saw the two big banks initially backed BrickX in late 2017 and early 2018, when they both took a stake in a $9 million Series A funding round.

BrickX has around 70,000 people signed up to the platform with just the 10,000 active investors.

Each property is divided into 10,000 bricks and the value fluctuates based on the market sentiment at the time. Investors receive rental income based on their share.

The last big auction weekend before Christmas saw continued strong listing and buying activity across Melbourne.
Some 1,394 Melbourne homes were taken to auction, returning a preliminary clearance rate of 73 percent.

The top sale was <a href="https://www.marshallwhite.com.au/property/3a-st-martins-close-kooyong-857637/" target="_blank">3A St Martins Close, Kooyong</a> (pictured main) which fetched $2.99 million, with six registered parties.
The contemporary four bedroom, three bathroom home sold through Marshall White whose price guide had been $2.1 million to $2.3 million.
It was built two years ago on its 509 sqm block.
Melbourne's cheapest sale was $175,000 when the studio apartment at <a href="https://www.edwardthomas.com.au/listings/residential_sale-2086708-flemington/" target="_blank">32/22-28 Canterbury Street, Flemington</a> (below) was sold.

It had been listed with $170,000 to $180,000 having sold earlier this year at $172,000.
Edward Thomas selling agent Evie Glentzes said the top floor apartment had been recently "refreshed."
It had been a $230 a week rental.
Over the previous week, a higher 1,520 homes were taken to auction across Melbourne, returning a 73 percent final clearance rate, according to CoreLogic.
Over the same week last year, a much lower clearance rate of 44 percent was recorded across 1,173 auctions.

There were 846 homes taken to auction across Sydney this week, down on the week prior when 976 auctions were held.
Preliminary results show a clearance rate of 73 percent, which was around last week’s final result.
One year ago, 723 auctions were held across Sydney returning a final clearance rate of only 38 percent.
The top sale in Sydney was at Dural when <a href="https://lumbyhampson.com.au/buy/real-estate/1425181/7-wyoming-road-dural-nsw-2158" target="_blank">the Duralong acreage estate</a> (below) fetched $5.08 million with four registered bidders.

The two hectare holding with five bedroom, five bathroom home is set within manicured gardens with inground saltwater pool and championship size tennis court .
The 7 Wyoming Road home sold through Kate Lumby and Will Hampson having last sold six years ago for $3.025 million.
The weekend listings were much higher than anticipated, the boss of SQM Research Louis Christopher noted for what, effectively, was the last auction weekend of 2019.
"It has been an eventful one for the housing markets," he noted, saying a "V shaped recovery" came with the bottom of the market occurring immediately after the May election.
Both Sydney and Melbourne saw strong" finishes to the year, the chief economist at AMP Capital Shane Oliver said. 
Melbourne has around 240 scheduled auctions for next Saturday December 21, with 120 offerings in Sydney, according to Domain, although many agents will seek to find a buyer ahead of auction, or withdraw the property from auction if buyer interest is not sufficient.
The final week of auction reporting for the year saw the national combined capital city clearance rate drop just below 70 per cent, with the CoreLogic head of research Tim Lawless advising volumes were seeing their usual seasonal taper.

There were 2,750 homes taken to auction across the combined capital cities this week, with volumes down by 5.6 percent on last week’s 2,912 auctions.

The smaller capital cities returned varied results, with Adelaide coming in with the highest preliminary clearance rate of 60 percent, while only 34 percent of Perth homes sold at auction.
There was a 45 percent success rate in Brisbane. It was 57 percent in Canberra.
The nation's cheapest sale was $126,000 when LJ Hooker sold a one bedroom unit at <a href="https://queanbeyan.ljhooker.com.au/unit-in-queanbeyan-nsw-2620-au-1czhfan?search=%2fsearch%2fproperty-for-sale%2fpage-1%3ffilter%3dauctionsonly#.XfWaii2B18c" target="_blank">31/22 Mowatt Street, Queanbeyan East</a>.
The 33 sqm space had last been up for rent at $190 a week three years ago.
"Auction activity won't pick up in earnest until February," Lawless said.

Auction result strength continues in last big weekend before Christmas

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

One Living enters Sydney's new apartment market with Northern Beaches site acquisition

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.

Local developer LDS Property identified the gap in new housing, securing a site on White Street, directly opposite&nbsp;Woodlands Golf Club Mordialloc.
