The Andrews Labor Government has decided to reward big-end-of-town developers Leighton Holdings and the money grubbing bean counters at the Uniting Church, by approving the demolition of the historic Princess Mary Club to make way for a 34 level office tower.
Now we know that high profile developers can simply click their fingers and get what they want out of the Andrews Labor Government. Damn the heritage consequences and damn the historical and architectural significance it seems. Planning Minister Richard Wynne’s decision to allow Leighton Holdings and the Uniting Church develop the Princess Mary Club site is a disgrace.
If you donate enough, it seems you get the Premier and Minister’s ear – and in this case their approval.
I have lobbied to save the Princess Mary Club since coming to parliament at the end of 2014.  
The site has been at the centre of a heated heritage discussion for some time. 
Minister for Women Fiona Richardson said earlier this year that the site had “historical and social significance” and would relate development concerns to the Planning Minister saying that it was a “valuable service to women…at a time when there were very few safe places available to them.”
The Princess Mary Club was known as a safe-haven for women.
At a time when this government has committed hundreds of millions of dollars to address the issue of family violence following the recommendations of the Royal Commission, you would have thought that keeping this building as a testament to our commitment to helping women fleeing violence and indeed using the building to help women, not big party donors, would have been a huge statement. It’s just so very, very disappointing.
The Uniting Church should be held to account.
The Uniting Church, which was gifted this building to help the vulnerable in the first place and receive massive tax breaks from the state and federal governments, is in the development game, not the religion game. They are feathering their own nest at the expense of the Victorian taxpayer.
This just goes to prove that the church is more interested in cash flow than helping the vulnerable. Ordinary Victorians, whether of faith or not, should demand that the government make the church pay their fair share of tax – especially when it comes to their number one priority of property development not spiritual development.

The front-page headlines generated this week by Prime Minister Malcolm Turnbull’s promise to link Australia’s major eastern cities by fast rail may be seen by many voters as yet another major infrastructure pledge made hurriedly in the run-up to a federal election that is likely to evaporate just as quickly afterwards.
Fast intercity rail certainly has form when it comes to being put on the table only to be whipped away again. Linking Australia’s two biggest cities by rail would be in the same nation-building category as the Snowy Mountains Scheme, yet we have been talking about it for decades without actually doing it.
How different might things be now if Australia had built the Very Fast Train (VFT), first proposed in 1984 by the then CSIRO chairman, Paul Wild. The plan (on which I worked) attracted the support of leading companies of the day, including BHP and Elders IXL, but was bogged down in taxation issues and eventually scrapped in 1991.
If it had gone ahead, we would have had an infrastructure capable of shaping the new century for Australia’s densely populated east coast, instead of still waiting for it today.
<h2>The route</h2>
The first choice was a coastal route running from Melbourne through the Latrobe Valley (and what a boost that would have been to a region that even then was struggling with its over-reliance on brown coal), the Gippsland lakes (with a branch line to the mountain resorts), the southern New South Wales coastal towns and into Sydney via Wollongong (a rust-belt city at that time that would also have benefited from this investment).
This was later replaced by an inland route identified by the CSIRO and the VFT consortium, after a series of localised environmental protests. Canberra became one of the designated stations on the inland route and the rest is history – there has never been a return to the original route, despite the fact that more than 90 percent of Australians live near the coast.

<h2>The funding</h2>
Perhaps unsurprisingly, finance was the original project’s downfall. It became a private-sector joint venture in 1987 but collapsed in 1991 when the federal government decided against easing the tax burden on the project’s initial major outlays in return for higher tax overall.
Australian governments have struggled ever since to find ways for public-private partnerships to fund big projects. Until now, perhaps.
This time around, Turnbull has touted the prospect of “value capture”: the financial benefit that the private sector could gain from the boost to urban development around stations – as seen, for example, near Japan’s Shinkansen (bullet train) stations.
In tax increment financing (TIF) schemes, which are more common in the United States for financing infrastructure projects, value capture by governments via increased property rates and taxes has provided a basis for public sector funding. But this has not proved popular in Australia.
<h2>The challenge</h2>
We have even more urban and regional challenges than we did three decades ago. Sydney and Melbourne are each facing rapid population growth and will need to avoid the damaging consequences of urban sprawl and car dependence. Both cities will need to redirect growth inwards, to brownfield and greyfield sites.
Another consideration is how to disperse the population into regional cities, so these areas can also benefit from improved economic activity. Fast rail can potentially help regional cities become part of a “mega-metropolitan” economic region.
For example, a 350 km per hour service connecting Melbourne with Geelong, Ballarat, Bendigo and Warragul would transform these provincial centres into the equivalent of Melbourne’s middle-ring suburbs, where 30-minute commutes are the norm.

This route would also be the beginning of an inter-capital fast rail route, from Melbourne to Canberra (possibly via Shepparton), and then running through various population centres, via Badgery’s Creek (Sydney’s proposed second international airport) to the Sydney CBD.
<h2>The carbon case… and a bump in the track</h2>
Almost 8 million passengers flew between Melbourne and Sydney in 2015, making this route the world’s fourth busiest (ahead of Beijing-Shanghai). The carbon savings from a Melbourne-Sydney fast rail link therefore represent a major potential reduction in greenhouse emissions, especially if it is powered significantly by renewable energy.
This obviously wasn’t part of the business case back in the 1980s. But in 2016 it is surely a candidate for the federal government’s Emissions Reduction Fund.
The government’s proposed value capture funding model has a sting in the tail. Privately held land near the rail link and its stations will need to be rezoned and handed to private firms to build facilities (and surrounding developments) that they would then own and operate.
Land acquisition, even with compensation at market value, is generally not welcome in Australian cities. This is just one example of what makes transformational urban change so hard. But this kind of transformation will be critical to the creation of 21st-century cities that are productive, competitive, sustainable and liveable.

When planning on investing in property for the first time it is important to prepare yourself for the six main steps in any property journey (establishing finance, asset selection, negotiation, settlement, property management and portfolio review).
With thorough research and preparation you can go from a novice to a property owner in three or so months.
Month one
First things first: you should settle on your objective. In doing so, ask yourself the following questions:
<ul>
<li>What is it that I am after? Am I entirely investment focused?</li>
<li>What’s my budget?</li>
<li>When am I looking to buy?</li>
</ul>
To help you answer these questions seek the advice of a financial advisor to establish a financially viable budget and repayment plan that won’t leave you with unmanageable debt.
With your objective and budget determined start on your desktop research. This should involve studying the property market in your intended area and its surrounds. Those searching within two to ten kilometres of the CBD should pay particular attention to the auction/sale results, lifestyle factors, property types, capital growth and rental demand. It is also a good idea to visit your local library to access newspaper archives on past auction results and sale prices. This will give you an indication about whether the area you are looking in is one with proven capital growth.
Month two
Now is the time to get off the computer and take what you have learnt from your desktop research to auctions. Visit open for inspections and upcoming auctions for properties that are similar to what you are after in terms of location and property style. Doing so gives you knowledge of the current market and an up to date grasp of what fits your budget.
It would also be advisable to take this time to secure a conveyancer and if the property is for investment purposes, a property manager. Selecting a conveyancer before buying allows them to look over the sale of contract prior to the auction or sale. This limits last minute stress in having to find one just before or dealing with any unexpected conditions that may be in the contract.
Month three
You have done the footwork and know what you want to buy; where you want to buy and how you will finance it; and are now ready to find the right property for you.
With everything organised and in place start visiting properties, getting inspections done and attending auctions with the intention to bid. Keep in mind all your research to help keep you calm and in control throughout the whole purchasing process. Remember that while you may not win the first property, you are in the right position, knowledge wise, to find the right one even if it takes a while.

An historic coach house built in the 1880s in Brisbane is now under contract having been auction earlier this month.
The dilapidated Teneriffe house at <a href="https://www.realestate.com.au/property-house-qld-teneriffe-122072822" target="_blank">17 Teneriffe Drive</a> was the coach couse of Teneriffe House.
Of recent times Arthur Henricks and May Hickling who married in 1915 had ten children, with Merle residing up until this year.  In 1854, James Gibbon, former MLA and property speculator, known locally as 'Street Corner Jimmy' because he bought corner blocks, bought a parcel of land between Newstead and New Farm and named it Teneriffe, after Teneriffe Peak in the Canary Islands. Gibbon was living at Kingsholme in New Farm before commissioning the construction of Teneriffe House in 1865, on what became known as Teneriffe Hill.
The magnificent house cost 1715 pounds to build, and was constructed of rendered brick on a stone foundation.
The house changed hands several times in its history and was converted to flats in the late 1960s.

The listed real estate group McGrath has lowered its targeted dividend from 4.5 cents per share to 3 to 3.5 cents per share following a revision to forecast volumes and sales especially in the Sydney residential real estate market.
The agency resumed trading on the ASX at 88 cents Monday morning after pointing out increased property market volatility. The shares have traded at between 85 and 99 cents in morning trade.
Some 2.1 million shares were traded in morning trade, representing the busiest trading since the opening two days last December.
The drop-off has led to a downward revision in revenue forecasts of between $4-5 million, and the profit downgrade.
Postponed project launches by its project division was one of the reason for the revenue decline, with $500,000 coming off its revenues.
McGrath is now expecting north and north-west Sydney listings to be 25-30 per cent lower than prospectus forecasts, largely due to a drop off in the number of Chinese buyers in north-west Sydney.
There was also lost revenue because of delays implementing new IT software, would hit earnings by $500,000.
It  said there would be a continued reduction in Chinese buyer activity in the north western Sydney region.
It expected a 25 per cent to 30 per cent decline in listings in western Sydney compared to what its prospectus forecasts were.
These north western and western factors would hit earnings in the order of $3 million to $4 million.
The shares last traded at $1.30 before entering the trading halt.
"As flagged at the end of the half year, current conditions remain challenging in certain market segments and with listings and sales volumes not expected to materially change in the near term, McGrath has accordingly adjusted its expectations for sales volumes and values for the last quarter of 2016 financial year," the statement said.
"On the basis of the current quarter's listings trend (assuming there is no improvement in listings volumes) and current market conditions, McGrath expects to generate 2016 revenue in the range of $136 million to $140 million, and pro forma EBITDA in the range of $26 million to $27 million," the company said in a statement to the ASX.
The company, whose major shareholders include John McGrath and Perpetual, floated at $2.10 but has never exceeded that price. It last traded at $1.30 on Thursday.  
McGrath's board has determined that it will increase the target payout ratio to 75 per cent of net profit after tax for the fiscal 2016 year.
"This will decrease the target dividend from approximately 4.5 cents per share to 3‐3.5 cents per share for the period."
The main area of concern is revenue from company owned offices acquired before the float from the Smollen Group with its revenue 10 per cent below budget.
However the McGrath update noted that in its prospectus, the acquisition of the Smollen Group was structured so that some of the deferred consideration would not be paid if the business did not meet growth targets set at the time of acquisition. 
"Given the performance of this business as outlined above, the at risk component for 2016 of $2.625 million is therefore unlikely to be paid."
McGrath was floated by Bell Potter and JP Morgan. 
“While current industry volatility makes it challenging to forecast FY17, the long term fundamentals of the real estate industry remain attractive, underpinned by historically low interest rates and population growth,” McGrath says. 
McGrath floated in December raising $129.6 million with no debt.
The prospectus, issued in November, did warned house price growth could slow due to an expected plateau in house sales.

Weekend auction sales included a 410 sqm Richmond warehouse style development site at $2 million.
The former 1910 stables were offloaded by a syndicate that included Essendon captain Brendon Goddard, creative designer Jayden Zernich and Jennifer Brookes.
The <a href="https://www.realestate.com.au/property-house-vic-richmond-122240194" target="_blank">19-21 Farmer Street</a> premises (above) dated back to the days of John Wren's Richmond trotting racecourse which operated until the mid-1930s.
Goddard and his co-owners secured planning approval for two three bedroom townhouses after they bought the investment property in April 2014 for $1.36 million. 
But the Western Bulldogs chief operating officer Michael Quinn couldn't sell his Fitzroy terrace, with the three bedroom home passed in on a $2.2 million vendor bid.
Vader House at 258 Napier St was transformed by award-winning architect Andrew Maynard about five years ago having been bought in 2005 at $618,000.

Brendon Goddard sells Richmond townhouse site

Private treaty terrace sales have dominated the recent headlines with record prices set in Potts Point and Alexandria.
The freestanding <a href="https://www.realestate.com.au/property-terrace-nsw-potts+point-122444590" target="_blank">Potts Point terrace, Saraville</a>, with costly Conybeare Morrision makeover, fetched $13 million. 
It was best known as having been the Challis Avenue restaurant, Le Trianon.
A $2.25 Alexandria sale of a contemporary Frank Stanisic terrace was also advised as a record price through McGrath. With 232 sqm living space, it last sold in 2005 at $1 million.

There were no bids when Invergowrie, the Tudor-style NSW Southern Highlands estate, offered by the former Liberal politician, turned businessman and commentator John Hewson, went to weekend auction.
The <a href="https://www.propertyobserver.com.au/https://www.randw.com.au/property/0000278286" target="_blank">seven bedroom Exeter house</a>, that comes with studies, library, ballroom and billiard room, dates back to the 1930s when built for the BHP industrialist Sir Cecil Hoskins.
The Richardson &amp; Wrench auctioneer Geoff Speers sought bids at $7 million for the 10 hectare estate that last sold for $5.5 million in 2004.
"This is an extraordinary estate," the auctioneer said.
Hewson has had an ongoing love of things Tudor. His first home in the Highlands was Redlands, also Tudor-style and in Paul Sorenson gardens, which he bought for $106,000 in 1977 and sold for $380,000 in 1985, just before he became the Federal Liberal Party leader with the red Ferrari.
Hewson and his wife, Jessica Wilson, who had Invergowrie listed through Michael Maloney at Richardson &amp; Wrench Bowral, want to move closer to Bowral.

John Hewson's Southern Highlands estate passed in no bid

A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.

Online shopping has become one of the clearest examples of that change.

Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.

For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.

That is why secure parcel infrastructure is increasingly being considered alongside more familiar apartment amenities.

Australia Post Parcel Lockers offer one way to address the issue. When a parcel arrives, residents receive a notification through the AusPost app or SMS, then collect it using a QR code or one-time PIN. The parcel is kept secure, accessible and removed from common areas.

The broader Parcel Locker network now includes more than 1,500 locations across Australia, positioned at Post Offices, shopping centres, supermarkets, transport hubs and other accessible locations.

For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.

As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.

Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

Located at 177 Walker Street, The Walden will deliver 161 one, two, three and four-bedroom residences across a 30-storey tower designed by Rothelowman. The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

"Our vision for the site embraces its unique Bidjigal identity by blending the residential living with generous landscaping and a material palette inspired by the Bidjigal locality, and celebrating the panoramic views to Botany Bay and the wetlands reserves."

"Taking cues from Country, we seek to harmonise built form with the landscape and lightly touch the earth. By reconnecting, retaining and regenerating existing ecology, and weaving in natural elements, we can deepen our connection to Country."

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.
