Brambletye homestead listed in Tasmania

Airlie House in the Melbourne suburb of Yarraville set a recent record price when it sold for $3.28 million.
The heritage listed property at <a href="https://www.realestate.com.au/property-house-vic-yarraville-122200498" target="_blank">31-33 Somerville Road</a> sale price was $900,000 higher than the prior Yarraville record of $2.38 million set earlier this year at <a href="https://www.realestate.com.au/property-house-vic-yarraville-121760386" target="_blank">82 Stephens Street.</a>
It was known as Airlie House, then later The Elms due to the trees lining the property boundary.
The vine-covered four-bedroom home was built in 1859 by Footscray councillor, factory owner and solicitor Stephen Stephens.
The home was offered for sale for the first time in more than 70 years.
Yesterday the Victorian Premier Daniel Andrews announced that a three-kilometre twin tunnel will be built beneath the suburb of Yarraville, as part of a project to provide Melburnians a second river crossing to the West Gate Bridge.
The tunnel is longer than expected and forms part of the $5.5 billion Western Distributor project.
Rob Caniglia, the property’s listing agent from Nicholas Scott Real Estate Yarraville, said the new owner was weighing up their options for the site.
The 1866 square-metre site attracted interest from prospective medical and childcare centres as well as residential developers and private buyers.
At weekend auction 11 Neylon Strert, Yarraville sold for $1.48 million with the charming period home listed through Village Real Estate agent Huss Saad on the market at $1.35 million.
Three developers fought once it was on the market. The 870 sqm holding was offered for the first time since its 1954 construction.

Relatively low auction numbers continue to characterise the Sydney market, according to Domain Group's chief economist, Dr Andrew Wilson with strong competition among buyers.
Just 419 auctions were listed on Saturday, well below the 605 auctioned over the same weekend last year.

Melbourne reported a preliminary clearance rate of 75.7 per cent on Saturday, which was the highest rate in nearly three months, below the 79.2 per cent reported over the same weekend last year.
Melbourne clearance rates are now trending upwards compared to the same time last year, Dr Wilson noted.
More than 530 Melbourne homes were listed for auction at the weekend, similar to the 559 auctioned over the same weekend last year.
Melbourne's consistently strong west suburban region reported the highest clearance rate at the weekend with 85.4 per cent and the highest number of sales at 76.

The Sydney Central Coast reported the highest regional clearance rate with 83.3 per cent, followed by Canterbury Bankstown with 81.8 per cent, the lower north with 81.5 per cent.
Trailing the pack was the south west with 57.6 per cent and the Blue Mountains with a clearance rate of 50 per cent.
The Central Coast had Sydney's most affordable property when $280,000 was paid for a two-bedroom unit at <a href="https://www.realestate.com.au/property-unit-nsw-wyong-122674530" target="_blank">1/61 Howarth Street, Wyong</a> through LJ Hooker Wyong. The 65 sqm unit, which was available recently at $280 a week, last sold at $140,000 in 1994.
Melbourne's most expensive property was a four-bedroom 1930s Elwood home, renovated in 2009, at <a href="https://www.realestate.com.au/property-house-vic-elwood-122896790" target="_blank">12 Glen Huntly Road</a>, which sold for $2,465,000 through Chisholm and Gamon.
The Californian bungalow had been listed with $2.2 million plus price guidance.
The most affordable Melbourne property was a one-bedroom unit at <a href="https://www.realestate.com.au/property-apartment-vic-brunswick-122878634" target="_blank">2/11 Aberdeen Street</a>, Brunswick, which sold for $271,000 through Ray White.
It last sold in 2006 at $169,000.
Sydney recorded a median auction price of $1,045,500, some 7.5 per cent higher than the $972,500 recorded over the same weekend last year. A total of $228.5 million was reported sold.
Melbourne recorded a median auction price of $650,000, which was 1 per cent lower than the $655,000 recorded over the same weekend last year. A total of $191.4 million was reported sold.
Dr Wilson said lower Sydney auction numbers will continue to characterise the market over coming weekends, with just over 300 auctions expected next weekend — around half the number auctioned over the same weekend last year.
But in Melbourne auction numbers, although typically lower during the winter, are set to remain "robust" for this time of the year with around 550 listings scheduled next weekend.
Dr Wilson said low and falling interest rates continued to support buyer and seller confidence with strong competition amongst banks for mortgage customers also driving housing demand.
"Although the Reserve Bank has decided to leave interest rates on hold over July at the record low 1.75 per cent, the odds have certainly narrowed for a cut sooner rather than later and perhaps as soon as next month.
"The June quarter inflation data due to be released by the Australian Bureau of Statistics on July 27 will provide a key determinant of future rate settings, with another low result likely to activate the Bank," Dr Wilson said.
CoreLogic advised some 1,365 capital city auctions were scheduled for the week, with a preliminary clearance rate of 72 per cent. At the same time last year, 1,704 capital city auctions were held with 74.9 per cent clearing.
The nation's cheapest weekend result was in Adelaide where a two bedroom unit at <a href="https://www.realestate.com.au/property-apartment-sa-st+kilda-122850590" target="_blank">2/12 Fooks Terrace</a>, St Kilda Beach, SA fetched $183,000 through Peter Migali at The Professionals Salisbury.
It fetched less than its 2010 sale price of $220,000 and its 2007 sale of $195,000. There were three bidders for the 2003 built apartment which is upstairs in the block of six next to the St Kilda Beach Hotel.

Reviewing past events, we know that markets do not like surprises. The bookmakers expected the occurrence of this event to be rare and global markets are now feeling the immediate aftermath of the result.

Secret Agent feels that BREXIT could create a bigger hit to the high end property market in Australia than other sections of the market in the short term. 
While auction results after BREXIT were generally robust, we are likely to witness: 
Subdued auction results at the higher end of the property market as participants sit on their hands to see what happens. * The commercial market tighten as sophisticated investors try to interpret how this might impact their investments. 
Tighter credit conditions (lending) could result if major banks see an increase in offshore funding costs. The major banks each experienced a 3 - 5% decline on the day of BREXIT. 
A further rate cut by the RTBA will become more likely. The yield curve, which is perhaps the best predictor of interest rates indicates further cuts in the short term (see Figure 1). 
One counterintuitive aspect could be an increase in foreign capital to Australia's property market as Australia retains its safe haven status. This could be a medium term by-product, especially if our federal election delivers a clear outcome.

Brexit impact on Australian property: Paul Osborne

The announcement by the Minister for Social Housing Brad Hazzard that the Riverwood social housing estate will be renewed with a mix of private, social and affordable housing demonstrates the value of Private Public Partnerships.
The recently completed mix of social and market housing at Riverwood delivered by Urban Taskforce member PAYCE Consolidated demonstrates how the same quality of building can house a mixture of private owners and social housing tenants.
The social housing component is managed by St George Community Housing who are also a member of the Urban Taskforce.
The scale of development at Riverwood is particularly large with around 1,600 new social and affordable housing that are expected to be funded by an even greater number of private sector homes spread across a 30.5 hectare site.
Precinct wide developments like this are a good use of Private Public Partnerships as the innovation of the private sector is maximised, financial returns for the developer and investor are secured, while balanced by the provision of community amenities, services and infrastructure.
It will be important to have a realistic tendering process that respects the input of the private sector rather than having a process that is overly prescriptive. The private sector may well have ideas about site layouts, construction methods, materials and the design of the public spaces that are innovative and these innovative approaches need to be encouraged.
The Urban Taskforce is supportive of the renewal process being driven by Minister Hazzard and the Government’s approach of opening the process to private sector innovation.

Coal’s impact on the Great Barrier Reef by causing climate change is one of the reasons why environmentalists oppose the development of coal fields and exports in Queensland. But fossil fuels could have a more direct impact on the reef and the waters around it, through chemicals produced during their production and distribution.
When coal dust is released in the marine environment it can damage marine ecosystems. Coal contains a number of different chemicals, but it is polynuclear aromatic hydrocarbons (PAHs), which are known carcinogens, that are of most concern.
Some components of coal PAHs cause biochemical changes in fish and can lead to cancer. The coal dust has a very slow degradation rate and will build up in the ecosystem from the continuous input.
Coal dust also absorbs chemicals in the coastal zone and transports things like pesticides and herbicides offshore. Oil spills are another source of PAHs in the marine environment.
It is currently impossible for Australia to assess the impact of these chemicals in marine sediments, because our sediment guidelines are out of date. They need to be updated to match the standards used elsewhere, such as in the United States.
<h2>Coal dust and Great Barrier Reef marine life</h2>
I have previously looked at how far these chemicals can travel from coal ports. I found they can be detected in suspended sediments all the way to the shelf break 200km offshore. (I also published a corrigendum to this paper to correct data errors and to explain how sediment guidelines need to be updated.)
I used the Australian and the US Environment Protection Authority (EPA) sediment quality guidelines to assess the concentration of PAHs in the sediments and suspended sediments on the Great Barrier Reef. The guidelines are meant to indicate “trigger values” for the concentration of possible toxins. If trigger values are reached then sources should be curtailed.
My study showed the concentrations were below toxic levels as then defined by the US guidelines. But it is impossible to know based on the Australian guidelines because these guidelines don’t target the PAHs contained in coal or oil. To explain why, we have to go into a bit of chemistry.
The composition of the PAHs can indicate the source from coal, oil or combustion processes.
The US guidelines use 34 key PAH groups (a total of about 290 individual compounds) and are currently the best available for assessing oil pollution incidents.
The Australian guidelines do not assess the PAHs that are the major contributor to PAHs in coal and oil. The Australian guidelines specify only 20 “parent” PAHs. These guidelines are more relevant to combustion products.
<h2>When is it toxic?</h2>
The Australian guidelines consider PAHs reach toxic levels at 10-50 milligrams per kilogram of sediment. But research suggests this is way too high.
Modern assessments of oil spills now rely on the PAH content of oils in addition to the total oil content.
PAHs make up about 1% of total oil content. If you applied these guidelines to an oil spill, the toxic level of 10mg PAH per kg of sediment would equal 1,000mg of oil per kg. This oil content would kill everything in marine sediments.
For example, I and a colleague published a detailed study of fiddler crabs after the West Falmouth oil spill. We determined that total oil concentrations of 100-200mg oil per kg of sediment were toxic to juvenile crabs. Concentrations of 1,000mg per kg were toxic to adults and/or caused a number of impacts before the crabs died.
As PAHs make up around 1% of most oils, this means that the trigger values should be 1mg PAH per kg (with a maximum of 5mg per kg). And this assessment must include the PAHs that are commonly found in oil and coal.
Commercial Australian labs don’t assess all these PAHs yet, but neither did the American labs until it became necessary for assessing major oil spills such as the Exxon Valdez spill in Alaska and the Deepwater Horizonspill in the Gulf of Mexico. We should not wait for the next disaster to upgrade our capability.
<h2>Cleaning up coal ports</h2>
We also need the ports to reduce their inputs. Townsville port has reduced the dust emission from its powdered zinc and lead loadings.
The train cars are covered and one at a time enter a shed which is under negative pressure. The powder is dumped in a hopper, transported to the conveyors and loaded onto the ships with no or little dust escaping the process.
The cars are then rinsed before leaving the shed. Water is retained and filtered so no dust leaves the area.
Why can’t coal be handled the same way? Improvement in loading metal powders was brought on by public objections to the previous operations.
This would eliminate coal piles in the coastal zone which blow dust all over nearby cities such as Gladstone and leach into coastal creeks. We also need the Australian sediment quality guidelines for PAHs brought up to 21st-century standard.
Do we have to wait until we have another incident like the Montara platform explosion in the Timor Sea in 2010 before we update our guidelines and response times?

Pollution guidelines leave a blind spot for assessing the impact of coal and oil

RISQ Group is currently working in and around the property services industry and has been very active in developing a service provider verification tool.
The new tool will enable consumers to immediately trust that a given provider has all requisite certifications. 
The tool is called KNOWN and it is in advanced trials across several digital platforms. 
While to date, we are focused on service providers such as tradespeople (e.g. plumbers and electricians), our business expertise stretches from national security vetting to education to finance, and we often work with established industry bodies to provide verification services to members, as well as to create efficient screening work flows. 
For this reason, we think we believe we are positioned to add an additional dimension to some questions.
 Rather than address each individually, we would like to offer a general perspective built around a single basic principle. That basic principle is that screening and verification must be considered as part of the life-cycle that operates relating to training and education, and which forms the basis of the improvements that you are currently contemplating. 
Australia is in the midst of an employment shift, particularly as the resource sector continues to decelerate. This shift will see a substantial enlargement of the paraprofessional employee cohort. This group will increasingly be consumer facing, especially as digital platforms grow to connect providers directly with consumers. 
As a result of this shift, the question of how qualifications and certifications are quickly, accurately and truthfully conveyed as part of the provider-consumer transaction will be paramount. As the consulting paper acknowledges, there is already "little apparent consistency" regarding educational requirements for property agents across jurisdictions. It is not a stretch to say the same lack of consistency applies to publicising education credentials. 
It is critical that as educational standards are improved and clarified, that an efficient and transparent way of transmitting individual verifications to the marketplace is also found, or the credibility of the property management industry will suffer and consumers will not benefit from an improvement of standards. In fact, to quote from the consultation paper, "The primary reason governments prescribe educational standards is to address a consumer detriment or risk." For this reason, we believe that it is imperative to consider how these educational standards will ultimately be transmitted and perceived in the marketplace lest consumer detriment persist or even worsen because of poor verification processes even in the face of higher education standards.

Given how important competition principles are in balancing government overreach, after-the-fact screening and verification, consistently applied throughout the employment life cycle, will serve to prevent marketplace abuses (such as credential misrepresentation) that may prompt even greater future regulatory action. 
We would also suggest that the application/accreditation processes itself should be reviewed for potential streamlining. According to industry sources, while training can be completed in as little as two days, it often takes six weeks for the OFT to process the application. The adoption of improved screening tools can reduce this lag time and get people into gainful employment faster, benefitting providers, consumers and the wider economy.

Government overreach and preventing marketplace abuses: Nick Roberts

It is imperative that the new government moves quickly to set the long-term goals for superannuation.
It has been the Association’s long-term policy that the objective and underlying principles of superannuation should be enshrined in legislation, and what has happened over the course of this election campaign has simply reinforced our position. 
It is quite clear that the election highlighted the fact that many in the electorate were unnerved by the changes to superannuation proposed by both major parties and are seeking certainty for their retirement planning.
Both major political parties were seen as moving the goal posts for ordinary Australians to build their savings to ensure a dignified retirement. This is despite the repeated calls from the public and superannuation industry for the ongoing tinkering with superannuation to stop. This is why it is critical to have a politically bipartisan framework for superannuation that is removed from both the budgetary and political cycles for the long term.
We need to have a sustainable and measured policy approach to people’s second largest asset, superannuation. which assists Australians to accumulate adequate retirement income savings for a secure retirement.
It is especially important at times of political uncertainty, such as what has happened with the federal election and Brexit, that people know that their retirement savings are secure.
The Association is ready to work “constructively” with the new Government, Opposition, and cross-benchers in the House of Representatives and the Senate to address the various superannuation policy issues that arose out of the last federal Budget.
It is also important to remember that our superannuation system is one of the world’s best retirement income systems and we need to understand the benefit it provides to our economy and national prosperity.
We are on the record in saying we believed the reduction in the concessional contribution caps were detrimental to the goal of encouraging people to be self-sufficient in retirement and that other budget changes were complex and disrupted many people’s long-term plans. We look forward to working with all parliamentarians to either change or ameliorate the impact of these changes.
It’s also important to note that there were some positive measures in the Budget that were overlooked to some degree, and we will be urging that they get enacted by the new Parliament as quickly as possible.
Among the positives, which the Association has long advocated, were the carry forward of unused concessional contribution caps, allowing people aged between 65 and 74 to contribute to their super without meeting the ‘work test’, and removing the ‘10 percent’ rule that allows all fund members to make deductible contributions to their super.

Election highlights need to set long-term super goals: Andrea Slattery

Financial or economic risk is one of the greatest risks that exclusive buyers’ agents are faced with. They are dealing with a consumer who is arguably making the most significant financial decision of their lives. 
One of the most important roles of an exclusive buyers’ agent is to secure and negotiate a property for their client at the best price and on the best possible terms. In order to do this, one requires many of the skills similar to that required and expected of a qualified property valuer. 
Given this is the case, and a valuer requires something in the order of many years training at a minimum Diploma level, it seems at odds that the current market appraisal component of property services industry training curriculum is covered off in a class room environment over the space of a few days and without any practical application at all. 
A perfect case in point of the lack of skill in this area is evidenced by the recent changes made in NSW to address underquoting practices. 
1.2 Are there other issues that should be considered in assessing training standards? If so what are they? 
It is not just the present day but also the future state of the real estate and buyers’ agent industry that should be considered when assessing training standards. 
Raising the bar to enter and remain in the property services industry should not be seen as a negative proposition or short-term inconvenience. In the long term, higher training standards will serve the industry well by creating a more skilled, ethical and well-rounded property services professional. 
Consumers will ultimately benefit from the end result, which will confirm excellent service practice rather than theoretical knowledge as the key differentiator between property services professionals. 
In addition, lessons should be learned from other similar professional services industries such as financial planning and mortgage broking and the challenges they have faced and dealt with over the last few years. In particular, conflicts of interest have featured as a major challenge and brought some of the practices of those industries into question. 
1.3 What do you think should be the minimum educational standard for each category and why?
In regards to the entry level Certificate of Registration requirement it is considered that this should be accompanied by a more robust curriculum that also incorporates an experiential component such as an ‘on the job ‘supervisory element.

This could be a set number of hours prescribed per week/month/annum where work must be supervised by an appropriately qualified superior or peer. This approach would place an onus on a licensee to endorse (or otherwise) and develop an employee so that they become suitably qualified and build up their technical skills and experience over time. After training in the core curriculum and having the required number of supervised hours, only then could someone be eligible to apply for a real estate buyers’ agent licence. 
In regards to the current licensing component, we believe buyers’ agent training should encompass the same number of the current modules that a full real estate licence entails, rather than the limited modules required at present. Understanding both sides of the real estate transaction is considered useful, even if not practiced, and thus the training should reflect this. 
2.1 Although it is clearly possible to enter the property services industry without any experience, how often does this occur? 
REBAA currently have three levels of membership for buyers’ agents: Full (minimum 24 months experience), Provisional (12-24 months experience) and Learner (new to industry and less than 12 months experience) with the majority of members being full members (91%). This is a reflection of REBAA membership only, however there are several buyers agencies being set up by principals and directors in NSW with little or no field experience in real estate, valuation or similar fields. Though currently legal, we believe this to be a concern for consumers and clearly needs to change. 
2.2 What are the practical consequences of the absence of a time based requirement to enter the property services industry? 
In summary, the consequences of having no time-based requirement to enter the property services industry include:

A lower quality and calibre of buyers’ agent entering and representing the property services industry. 
</li>
<li>
Higher risk of mistakes and poor behaviours emerging through professional negligence and misconduct. 
</li>
<li>
Misunderstanding the role and perception of an exclusive buyers’ agent and what they do, compared with someone who may operate within a real estate sales office as a buyers assistant and call themselves a buyers’ agent 
</li>
<li>Poor consumer perception of the buyers’ agent and property services industry overall.</li>
</ul>
People without a property background or actual experience entering the property services industry pose a real risk to those they represent. We have heard of cases of mortgage brokers or fanatical property investors setting up shop as so-called “property experts” and not conducting adequate due diligence on the properties they recommend to clients.</div>

3.3 What are the problems or issues with the existing CPD regime in NSW?
REBAA has identified the following problems with the existing CDP regime in NSW:
Limited CPD courses or training with content relevant to professionals practicing as exclusive buyers’ agents.
<ul>
<li>There is an inherent assumption that all property services professionals start or stem from being a real estate sales professional</li>
<li>Lack of acceptance of non-property services industry delivered training as suitably meeting CPD requirements (e.g. improving general business skills, negotiation skills) which would arguably be better delivered by external providers outside of the property industry</li>
<li>Limited policing leads to complacency so an online system where property service professionals must log CPD attendance could be linked to renewal of licence. This is similar to a model that is adopted in New Zealand where a real estate licence will not be renewed if training is not logged.</li>
</ul>
3.4 Are the current requirements relevant?
In their current form, the existing CPD requirements in NSW in regards to buyers’ agents are overall not considered entirely relevant for the reasons previously stated.
Whilst the time commitment required for CPD compliance seems reasonable for existing property services professionals, the content range and therefore suitability for exclusive buyers’ agents is currently lacking.
REBAA considers that barriers to entry should increase in the first 2 years of entering the property services industry by mandating a higher CPD commitment that includes an ‘on the job’ style supervised coaching/training component where technical skills are the focus.

4.1 What are the current problems with the delivery and assessment of training for the property services industry? 
There are a very limited number of providers who actually deliver specific training for buyers’ agents. 
Lack of consistency and quality in the content and depth of specific training for buyers’ agents delivered by the limited providers. Typically it is delivered on-line via correspondence or by practising real estate sales agents. 
At present, the delivery and assessment of training specifically aimed at buyers’ agents is entirely theory based with little or nil practical component required. 
The current training requirements for a buyers’ agent are such that a person can obtain a buyers’ agent licence with no practical experience at all. 
Whilst a course to obtain a buyers’ agent licence can be obtained in as few as 8 days, there are known cases where training providers delivering the content have shortcut the process to 3 days. This is a great shame and of significant concern for the industry and for those who attend. 
4.2 What problems have arisen and what are the impacts on the industry? 
Being able to act on behalf of buyers in a fiduciary role on what is often the largest financial decision of their lives requires professionals who are adequately trained, experienced, skilled and highly knowledgeable about the tasks they are performing. 
Consumers need to have confidence that their representative has been trained accordingly to manage the buying process and all that it entails, in a professional and diligent manner. 
The impact of inadequately trained, inexperienced or previously non-supervised agents being able to open a buyers’ agency and immediately act for buyers would include the following: 
<ul>
<li>
Lack of consumer faith in an industry that is already viewed as poorly-trained 
</li>
<li>
Higher legal risks in terms of professional indemnity and claims from clients and relevant third parties
</li>
<li>
Buyers being poorly informed about the process and potentially over-paying needlessly for a property
</li>
<li>Receiving sub-standard service and results</li>
</ul>
4.3 What changes should be made to the delivery and assessment of training for the property services industry?</div>

This potentially would include relevant course content for buyers’ agents developed specifically by buyers’ agents through professional associations such as REBAA and REINSW and include practical components that are more relevant specifically to buyers’ agents roles. 
Consideration/credit should also be provided to potentially recognise existing training delivered overseas (either on-line or face to face) developed for buyers’ agents in established markets such as the United Kingdom and the United States of America. 
In these markets, the buyers’ agent industry is well established and advanced when compared with Australia. With the exception of local market knowledge and intricacies the content of available courses could be much better suited. 
5.1 What are the key issues in relation to cross border operations of property and achieve? 
There are local property services professionals practising as buyers’ agent that work in a particular geographic area that spans multiple states, specifically the NSW/Victoria and NSW/QLD state borders. 
These professionals are currently required to obtain mutual recognition yet arguably are just as qualified as someone operating in one state. Rather than penalise these local operators, greater focus should be paced on interstate operators who have a faux presence in multiple states. 
There should be a greater focus placed on training requirements and assessable demonstrated knowledge of the local regulations and property laws before interstate licences are effectively rubber stamped as mutually accepted. 
5.2 What are the current barriers to achieving mutual recognition? 
It would appear there are currently limited barriers to mutual recognition for buyers’ agents. In many states, the mere payment of a fee will secure mutual recognition of a real estate licence permitting someone to operate in another jurisdiction. 
REBAA considers that greater emphasis should be placed on an applicant to be able to demonstrate they have the required local market knowledge before they can secure mutual recognition and practice in another jurisdiction. 
5.3 How might we improve mutual recognition for auctioning of property and livestock? 
REBAA does not feel this question is relevant to buyers’ agents.

Professional development model risks being treated as a box ticking exercise: Rich Harvey

Just a few months after acquiring a prime Broadbeach site on the corner of First Avenue and Surf Parade, family-run developer <a href="https://www.apartments.com.au/developers/raptis">Raptis</a> has filed fresh plans for a new apartment development.

Raptis is seeking to deliver a <a href="https://www.apartments.com.au/new-apartments/17-19-first-avenue-broadbeach-qld-4217">29-storey tower with 73 apartments</a> on the 818 sqm site. It will be the developer's seventh project in the suburb, as they are approaching completion of The Sterling on George Avenue.

There will be a pool, barbecue and outdoor dining area, residents lounge and dining, sauna and steam room, gym, and a Yoga and Pilates studio.

First look: Raptis lodges plans for new 29-storey Broadbeach tower 

Brisbane development veteran Kevin Seymour's Seymour Group is set to deepen its presence on one of Brisbane's most tightly held riverfront addresses, lodging revised plans for a luxury apartment development on Oxlade, just a few doors down from The Oxlade, which it completed in 2024.

The <a href="https://www.apartments.com.au/new-apartments/70-72-oxlade-drive-new-farm-qld-4005">new project at 70-72 Oxlade Drive</a>, directly north of The Oxlade, will have 27 apartments across a seven-storey building&nbsp;overlooking the Brisbane River and Merthyr Park. It's a revision from a 2021-approved design.

Designed by bureau^proberts, the project has evolved from the previously approved 26-apartment scheme, introducing an additional penthouse level while maintaining a low-density, boutique character. The development will comprise 26 three-bedroom apartments and a single four-bedroom penthouse, supported by two basement levels with 86 car spaces and 34 bicycle spaces.

The architectural response is centred around two distinct building forms separated by a landscaped open-air atrium.&nbsp;"This dual composition captures and embraces Brisbane’s subtropical environment whilst breaking down built form and scale," the submission to the Brisbane City Council noted.

A defining feature of the design is a deep landscaped void running through the centre of the building, creating what bureau^proberts describes as a "natural ravine" that enhances airflow, daylight penetration and resident amenity. The design report notes that the separation of the two building volumes is intended to maximise natural light, cross-ventilation and outlook while strengthening connections to the surrounding riverfront setting.

Curved balcony edges, integrated planting and extensive landscaping throughout the façade reinforce the subtropical design approach. The building's façade is softened by elevated gardens and planter beds, creating a green edge that complements the established landscape character of Oxlade Drive and neighbouring Merthyr Park.

New Farm has become one of Brisbane's most sought-after suburbs for developers delivering premium downsizer-focused apartments.

GRAYA has been particularly active in the precinct, completing both Chalk and York in recent years, while construction of Moray House, being delivered for Spyre, is now nearing completion. Architect-turned-developer Joe Adsett recently launched <a href="https://www.apartments.com.au/new-apartments/arcilla-new-farm-by-joe-adsett-28-maxwell-street-new-farm-qld-4005">Arcilla on Maxwell Street</a>, an exclusive collection of just nine apartments.

First look: Seymour Group returns to New Farm's Oxlade Drive with riverfront apartment plans

A new residential tower will be the first piece of a broader mixed-use precinct set to reshape a prominent Newcastle West site, with local developer <a href="https://www.apartments.com.au/developers/gwh">GWH</a> bringing its <a href="https://www.apartments.com.au/new-apartments/cambridge-quarter-newcastle-west-12-denison-street-newcastle-west-nsw-2302">Cambridge Quarter</a> vision to market.

The first release, Tempo, will introduce 87 apartments across a 24-storey tower, marking Stage 1 of the residential component of a larger urban regeneration project planned for the western end of Newcastle's city centre, encompassing the former Cambridge Hotel site.

Positioned on Denison Street, Tempo has been designed as the inaugural building within Cambridge Quarter, a precinct that will ultimately combine apartments, retail activation and revitalised public spaces including the revamping of the Cambridge Hotel.

GWH has emphasised liveability in the design, with open-plan layouts extending to generous balconies and terraces. Residents will have a choice of two interior palettes, while specifications include engineered stone benchtops, SMEG appliances, full-height bathroom tiling and secure building access. Premium upgrade packages will also be available.

The broader Cambridge Quarter vision extends beyond the residential tower itself. Ground-level retail activation and landscaped public areas are planned throughout the precinct, creating a walkable neighbourhood environment connected to the surrounding renewal of Newcastle West. The Cambridge Hotel is also earmarked for future redevelopment into a family-friendly hospitality venue integrated with the new precinct.

The project is strategically positioned within walking distance of Newcastle Interchange, providing access to light rail, regional rail services and direct connections to Sydney. Residents will also be close to Honeysuckle, Newcastle Harbour and the city's beaches and coastal walkways.

For GWH, Cambridge Quarter represents one of its most significant Newcastle developments to date. The locally based developer, which has operated in the Hunter region since 1995, describes the project as a new chapter in the ongoing transformation of Newcastle West.

GWH unveils first release at landmark Cambridge Quarter precinct in Newcastle West

The proposal&nbsp;at <a href="https://www.apartments.com.au/new-apartments/209-213-boundary-street-coolangatta-qld-4225">209–213 Boundary Street, Coolangatta</a>,&nbsp;marks the next chapter in the developer's transformation of the southern Gold Coast beachside precinct. It will be its fifth in the area, having already delivered Flow, Awaken and Esprit, while construction continues on the 38-apartment Radia. The new project would rise 57 metres above a consolidated 1,518 sqm site, on the same street as Radia and Esprit.

Designed by <a href="https://www.apartments.com.au/architects/cottee-parker-architects">Cottee Parker</a>, the proposed development comprises 88 two and three-bedroom apartments across a contemporary podium-and-tower form that integrates extensive landscaping from street level through to the rooftop.

The tower would be delivered above a basement and multi-level podium accommodating resident and visitor parking, with the residential component commencing from level three. The design incorporates cascading planting throughout the façade, landscaped podium edges, and deep planting zones along the Boundary Street frontage.

A key feature of the development is its expansive rooftop wellness and recreation precinct. Plans reveal a resort-style pool deck, gymnasium, sauna, steam room, hot and cold plunge pools, rooftop terraces, barbecue areas and landscaped relaxation spaces positioned to capture views across the southern Gold Coast coastline.

The rooftop wellness focus builds on the vision S&amp;S Projects first outlined when it acquired the site for $20.25 million last year.

"We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden," S&amp;S Projects founder and director Paul Gedoun said at the time.

The proposal seeks a 57-metre building height, representing a 50 per cent uplift on the site's mapped 38-metre height limit. Planning documents argue the additional height is consistent with recently approved and emerging towers in the immediate Boundary Street and Rainbow Bay precinct.

Urbis, acting as planning consultant, said the development would provide "88 dwellings, comprising a mix of two and three-bedroom apartments, contributing to housing choice and supply within an established medium to high-rise coastal urban neighbourhood."

The scheme has undergone extensive pre-lodgement consultation with the City of Gold Coast, with the design refined following feedback relating to architectural expression, landscaping, traffic access and podium treatment.

The architectural team is led by Brisbane-based Cottee Parker, one of Australia's most active residential design studios, with landscape architecture by Dunn + Moran. The consultant team also includes ADG Engineers, Windtech and Acoustic Works.

S&amp;S Projects has become one of the most influential private developers operating on the southern Gold Coast. Since entering Rainbow Bay in 2022, the company has assembled a portfolio exceeding $1 billion in end value, establishing itself as a key player in the area's evolution into a premium apartment destination. Pezet Matheson will again handle the sales for S&amp;S.

Coolangatta is entering another wave of apartment development, following the delivery of several prominent residential projects in recent years.

First look: S&S Projects proposes 88-apartment wellness tower at Coolangatta's Boundary Street

A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.

Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.

Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Previous developments include Neighbourhood in Brunswick East, delivered with Breathe Architecture, and Balfe Park Lane, designed by Kerstin Thompson Architects.

They've been very active in site acquisition as they build out their future development pipeline. They recently launched Thornubury House, 45 apartments above a mix of commercial, retail, and food and beverage tenancies, and have plans for a boutique project in Fitzroy and another <a href="https://www.apartments.com.au/news/vic/antipodean-plan-apartments-for-deepdenes-missing-middle-on-whitehorse-road">"missing middle" project</a> on Deepdene's Whitehorse Road.
