Bushfires in Australia can have a devastating impact on an environment and destroy homes and lives, so any effort to prevent them is a welcome move.
But the way that we have traditionally understood bushfires and forest flammability in Australia is not up to the challenges of our changing climate. Thankfully, a new approach is making sense of the confusion by looking at the plants themselves.
Unfortunately though, time is running out. Years ago I could stand on a ridge in the mountains as winter gales roared through the Alpine Ash forests on the slopes below me. There’d be black cockatoos on the wind and the first hard snow flakes rattling on my coat. It was a wildness that stung the eyes with raw beauty.
Sadly those forests are dying. They are being burnt so often that they may be gone by the end of the century. Like the tallest hardwoods in the world and the thousand year old King Billy pines of Tasmania, they are places we have no room for in our fossil fuel economy.
It’s not that fire is bad; our forests need it. But it’s coming so hard and fast in this changing climate. We fight the fires and we manage the fuels as best we can, but our best efforts are only as good as the science they are built on, and there are some hard questions to be asked about that science.
At the heart of our traditional approach are hand-drawn dots on a graph from a leaflet published by Australian bushfire expert Alan McArthur in the 1960s. Nine data points telling us that if we halve the fuel load – the leaf litter on the ground – we can halve the speed of the fire.
It has never been backed by evidence, but in the absence of something better it became the bedrock of Australian fire management. One rule for all forests: burn them.
But in the past two hundred years, Australian forests have been getting more fire than at any time in the tens of thousands of years before, and all of the controlled burning is not helping.
For 26 out of 30 bioregions in south-east Australia, there is no evidencethat prescribed burning has reduced bush fire sizes.
<h2>New thinking</h2>
Clearly, it’s time for a rethink. Can a few centimetres of leaf litter on the ground really give us enormous crown fires? Any fire fighter will disagree, saying you need tree crowns to get a crown fire. The issue then is not how much fuel you have, but whether flames will span the gaps to ignite those plants.
There are no mysterious black box equations to tell us the answer to this, so it needs sound science. The Forest Flammability Model we have developed is an attempt to join the dots and build a full picture.
How high will the flames be from a burning plant? How hot will it be above them at the next plant? How long will those leaves take to ignite? And will the first leaves stay alight long enough for that to happen?
The strength of this approach is that every part of it is open to question and improvement. If someone finds that the oils in leaves affect the way they ignite, or that they can better model the angle of a flame, we can build that in to our model.
<h2>Testing the model</h2>
If flammability is about surface fuel load, then old forests are always more flammable than young ones because fuel accumulates.
But plants change as fire germinates some, they then grow and others die. The pattern of flammability could be different in every forest. When I looked at snow gums, I found that our model recreated the same pattern of flammability that we could see from 53 years of mapped history. It broke the established rules as the regrowth was more flammable than the old forests.
Our team later looked at 58 sites across eight different ecosystems ranging from woodland to tall wet forest, all burnt under a wide range of conditions that gave everything from tiny flames to 30 metre crown fires.
Our model recreated the flame heights with an average error of only 40cm, and correctly predicted larger flames 12 times more often than the best available surface fuel model.
<h2>Fire predictions</h2>
The implications of this are significant. We can find where fire belongs and where it doesn’t. We can plan burn prescriptions around the plants they affect, find what the effects of logging or grazing might be and where it’s safe to build. We can see what will happen if more carbon dioxide changes leaves or more heatwaves dry some species.
Bushmen have long talked about “kerosene bush” – shrubs that go up in flame like a bonfire soaked with petrol – and ecologists have been studying individual traits that make leaves more or less flammable.
This model is the first complete picture of how it all fits together. It means that we are no longer limited to rules of thumb, that we can learn what we should have learnt long ago, the way fire should look in Australia.

New modelling on bushfires shows how they really burn through an area

Sound corporate governance not only boosts banks’ efficiency, it is also good for the profit of Australian banks and their shareholders.
However, new research shows that factors such as the number of board meetings, the involvement of large shareholders in boardroom decisions and whether or not the board has independent members don’t play a significant role in achieving those goals.
Our study, published in the Journal of International Financial Markets, Institutions and Money, investigated the effectiveness of certain corporate governance measures on the performance of 11 Australian banks from 1999 to 2013.
It showed Australian banks improved efficiency after the introduction in 2003 of the Australian Securities Exchange (ASX) Principles of Good Corporate Governance, which aimed for improved governance mechanisms and thus better control over bank management.
The principles meant all ASX-listed firms should have certain board attributes. It is recommended, for example, that a board’s chairman should not be part of the executive team, that boards should consider size and composition (such as gender equality) to meet the reasonable expectations of most investors in most situations, and that different committees for detailed oversight be established.
<h2>What makes a difference?</h2>
The study assessed the impact of corporate governance by the number of directors, the proportion of non-executive directors, the number of board meetings, committee meetings, and the largest share of the individual shareholders in Australian banks.
After the introduction of the ASX’s principles, the Australian banking industry performed better in maximising its total revenue (from lending and non-lending activities) for any given level of borrowing and operating expenses. The results also revealed that the “Big Four” banks – National Australia Bank (NAB) Commonwealth Bank (CBA), ANZ and Westpac – performed better in this than any competing regional banks.
We found that board size and committee meetings improve bank efficiency. This suggests that larger boards bring higher knowledge into the decision and supervisory process.
Committees considered in this study were: audit, nominating, remuneration and risk. These committees are seen as the main influence on boards’ most important decisions.
However, the number of independent board members and number of board meetings had no significant impact on a bank’s technical performance.
The study didn’t find any evidence of large shareholders executing power to affect banks’ performance.
Good corporate governance has intrinsic links to profit. Shareholders want value for money in paying board members. Regulators seek fewer failures and higher stability. And banks intend their corporate governance arrangements to deliver stronger oversight of management.
Investors have become more concerned about the role of the board in recent decades, especially in the wake of major corporate collapses including Ansett, OneTel, HIH and Bankwest in Australia. As a result, investors have demanded stronger corporate governance.
The consequences of ignoring risks and weak governance can be costly. For example, two former National Australia Bank (NAB) foreign currency options traders who were sentenced in 2006 for manipulating foreign exchange spot trades that falsely inflated profits and hid losses. The Australian Securities and Investments Commission (ASIC) noted in 2006 that
"By 13 January 2004, when the fictitious trades were discovered by the NAB, the loss incurred was approximately $160 million."
After revaluation, the incurred losses for NAB totalled $360 million.
In its March 2004 report into the case, the Australian Prudential Regulation Authority (APRA) noted that while the irregular trades did not threaten the bank’s viability or its capacity to meet its obligations to depositors,
"the governance and risk management weaknesses identified in the report were serious… NAB will need to address these issues promptly so that it meets “best practice” standards in its treasury area and problems of this kind do not recur."
Regulators have also developed new tools to supervise financial markets, stock exchange and financial institutions and to avoid corporate collapses. In 2008, APRA prudential standards particularly for credit institutions to ensure their stability.
Our research results can be seen as good news for Australian banks in general and the Big Four in particular, in a dynamic and turbulent banking environment. However, regulators must continue to improve corporate governance principles and further strengthen the supervisory conducts of boards.

Good corporate governance is good for banks’ bottom line

Costly pre-purchase building, pest inspection and strata reports are an imperative when buying property, but laws now operational across NSW might make them cheaper from a collaborative approach.
It's a timely initiative by the Minister for Innovation and Better Regulation Victor Dominello who has come up with a system that should see savings for intending home buyers.
With Sydney auction clearance rates at around 80 percent, there will still be plenty of disappointed, and out of pocket, buyers this spring. 
But rather than bear the cost yourself, the system encourages a sharing among competing buyers. Building and pest inspection reports can cost anywhere from $200 to $600 each.
When any prospective buyer requests a contract of sale for the residential property, the estate agent will now need to inform the buyer about any pre-purchase reports that have been undertaken by other potential buyers.
Home buyers may then opt to access an already available report, and negotiate a reduced cost with the inspection company, instead of commissioning their own full priced report. 
Qualified inspectors are important because they look beyond cosmetic repairs or improvements, and identify unsafe renovations and repairs, thus minimising the issues of unforeseen costs.  
Prior to the August 15 amendments, Dominello met with participants from the NSW property industry. It had been an issue for around three decades, especially as the city's embrace of auctions rather than private treaty meant 10,000s of unsuccessful bidders were left with binned inspection reports.  
It was raised with vigour under the State Labor Government in 2010, by the founder of Aussie Home Loans, mortgage broker John Symond who described the longstanding practice of buyer inspection reports as "antiquated, cumbersome and expensive".
"It imposes a serious cost to the consumer in circumstances where there's no guarantee they'll get the property anyway," he noted.
Since 2004, vendors in the Australian Capital Territory have been required to provide pre-purchase reports to potential purchasers. Upon completion of the contract, the purchaser reimburses the vendor for the cost of the reports. 
The NSW Government toyed with vendors providing one report, but there were always conflict of interest, disclosure and liability concerns. There was always the concern the inspection reports provided by vendors may not rigorous enough especially if the vendor's mate was the building inspector.

Cheaper NSW pre-inspection reports

<a name="x_OLE_LINK5" target="_blank" href=""></a>Employment rose by 26,200 in July after rising by 10,800 people in June (previously reported as a rise in jobs of 7,900).
Full-time jobs fell by 45,400 while part-time jobs rose by 71,600. Economists had tipped a 10,000 increase in jobs.
Hours worked rose by 0.2 percent in July. Hours worked are up by 1.1 percent on the year.
Jobless rate: The unemployment rate fell from 5.8 percent to 5.7 percent in July. To two decimal points the jobless rate fell from 5.77 percent to 5.72 percent (lowest rate recorded in almost three years). The trend unemployment rate was steady at 5.7 percent (hasn’t been lower in three years). The participation rate was steady at 64.9 percent.
Unemployment across states in July: NSW 5.2 percent (June 5.3 percent); Victoria 5.9 percent (5.7 percent); Queensland 6.1 percent (6.4 percent); South Australia 6.4 percent (7.0 percent); Western Australia 6.3 percent (5.7 percent); Tasmania 6.2 percent (6.6 percent). In trend terms unemployment in the Northern Territory fell from 3.7 percent to 3.5 percent; ACT unemployment fell from 3.7 percent to 3.6 percent.
A raft of companies is affected by the employment data but especially those dependent on consumer spending. Amongst stocks affected are Fairfax, West Australian Newspapers, Seek Limited, McMillan Shakespeare and Skilled Group.

What does it all mean?
The headline employment result was certainly encouraging. Over 26,000 new jobs were created in July and the unemployment rate fell to a three-year low of 5.7 per cent. However the breakup of the figures, suggests the labour market has been largely marking time over the last few months, influenced by election uncertainty. Hours worked lifted in July, however it has fallen for six out of the past nine months. 
Given the month to month volatility it is better to look at the longer term results. And in that regard, employment has totalled almost 72,000 new jobs in the first seven months of 2016, compared with over 150,000 in the same period last year. And the results are markedly more polarising when you compare the growth in full-time jobs. 
Full-time jobs growth has gone backward by almost 65,000 so far in 2016 compared with jobs growth of almost 90,000 in the same period last year. It is clear that a slowdown in hiring has taken place – a result that has also seemingly shown up in the more sedate growth in the job ads series earlier this year. 
The softer results across the labour market mirror other indicators across the economy, including retail sales. It’s pretty clear that the sluggish first half of 2016 resulted in employers managing their major cost base (employees) more carefully.
Importantly the election would have played a significant part in the pullback in hiring momentum over the first half of the year. And you could easily argue that the employment results are backward looking. Highlighting the economic environment 4-5 months ago.
The hope would be that now the election is out of the way consumers and businesses will go back to spending, investing and hiring - particularly given the ultra-low interest rates on offer and significant improvements in the household budget.
The Reserve Bank is likely to look through the latest result and wait on timelier forward looking data. Recent Reserve Bank commentary suggests policymakers are relatively optimistic about Australia’s medium-term growth prospects. Over the next few months the Reserve Bank would be looking at the impact of the last couple of rate cuts. Further rate cuts are more dependent on inflation outcomes, and from that regard CommSec expects another interest rate cut in November.

There's new technology to allow approved buyers to tour a property in the United States without an estate agent being present.
Kickstarter has helped launch Toor, a bluetooth-connected device dubbed the 'smartest lockbox ever'.
Toor, the fancy new lockbox is an app-animated key storage device and communication tool.
It shares notes, notifications, showing instructions and alerts with buyers and sellers.
The homes can be shown without any representative from a real estate agency present.
Toor has partnered with an identification verification company to help ensure the safety of the property, customers and the agents.
The method has been tried before by ZipTours, however the industry didn't react well to the idea. They now only support video tours of its own listings.
The Toor app can request a nearby Toor-associated agent to assist in the showing of the property should it ever become required that a licensed agent be present.

An initiative to provide better customer service and help consumers make more informed decisions will been introduced in NSW this week but will unfairly tarnish reputable businesses.
The NSW Fair Trading Complaints Register which is due to come into operation on Wednesday, 24 August 2016 will provide information about businesses that are the subject of 10 or more complaints to NSW Fair Trading in a calendar month. 
The Complaints Register will list businesses under their public and recognisable ‘trading’ or ‘brand’ name which means that franchises or brand co- operatives will be grouped together instead of as the individual businesses they are. 
As a result, the register will simply be full of franchises and groups who, due to the popularity of their brand and their sheer size, will almost always have 10 consumer complaints per month.
While the Real Estate Industry wholeheartedly supports the concept of a complaints register, we believe the NSW consumer watchdog has poorly executed what is essentially a good idea – a complaints register to “out” poor traders. 
NSW Fair Trading has failed consumers in the creation of this initiative and has missed an opportunity to use data in an effective way for the benefit of consumers. 
REINSW has been engaged in discussing better consumer complaint outcomes with our members and the major brands for some time now. To have this register effectively target the major brands is simply unjust and needs to be remedied urgently. 
Small businesses with exemplary records, operating under franchise or co-operative brands, will be impossible to distinguish from those who have been identified as poor traders given all businesses operating under a brand will be grouped together. 
This false and misleading information could be used to discredit businesses who demonstrate responsible business practices and, in their wake, innocent parties could be disadvantaged including consumers, employees and small business owners. 
NSW Fair Trading has been negligent and reckless to apply a product based system to the service industries of NSW, thereby unfairly discrediting good businesses and, as such, is acting as one of the worst discriminators in NSW. 
The consumer will naturally gravitate to the agent that does not appear on the register due to the misleading information provided by NSW Fair Trading. 
The issue could be simply rectified by providing accurate and helpful information to the consumer by treating businesses as individuals rather than trying to lump large groups under one umbrella.
It is not too late to remedy this issue and REINSW calls on Minister for Innovation and Better Regulation Victor Dominello to right this wrong and provide consumers with accurate information and to protect small businesses in NSW who may been tarnished unfairly.

Real estate franchises tarnished by flawed complaints register

First time real estate purchasers in Australia are increasingly entering the property market as investors rather than as owner occupiers.
Data has found the number of first time buyer investors has skyrocketed over the past two years.
Since 2014 the number of first home owners who are buying through iBuyNew to invest has increased by 188 percent.
The findings by iBuyNew, which specialises in off-the-plan properties, follows a warning by outgoing Reserve Bank Governor Glenn Stevens that the entry hurdles for first home buyers “may be getting worse”.
Mr Stevens said “almost the only way” first home buyers can enter the property market in real estate hot spots such as Sydney is through parental assistance.
Despite record low interest rates, the first time buyerowner occupier sector has collapsed with many who do choose to buy property now doing so as investors.
Even though property in most cities is very affordable with interest rates set to stay at historical lows, young Australians have been put off entering the market and they prefer to rent.
The reality is that the great Australian dream of owning your own home is fading and the goal of being a home owner is diminishing.
It’s an issue for state and federal governments with the current schemes to entice first home buyers out of the rental market either out of date or ineffective. 
We have also found that stamp duty which can add many thousands of dollars to the cost of a property purchase is also a major deterrent to first home buyers.

First home buyer investors on the rise

A woman whose Canberra house was stolen by overseas scammers has sued the ACT government to recoup her money.
The international fraudsters pocketed $430,000 when they sold the four-bedroom Canberra house in 2014 in a sophisticated scam spanning several months and countries, including South Africa, Australia and Indonesia.
The owner lived in South Africa at the time. 
The ACT Supreme Court has been told the thieves went to elaborate lengths to steal the MacGregor home, conning real estate agents, lawyers and a bank.
The fraudsters are yet to be caught two years after the fraud came to light after its 2014 sale.
"I have never given instructions to anyone to sell the property on my behalf. I never had any intention of selling the property as I wanted to keep it for as long as I could and then pass it on to my children," the victim said in an affidavit obtained by Fairfax Media.
The fraud stripped the victim of any right to the property, which was legally transferred to the innocent purchaser couple.
Registered real estate purchases made in good faith are protected by the ACT Land Titles Act.
The woman is now suing the ACT government for statutory compensation, seeking damages for the property value, stamp duty and legal costs along with lost rental income.
The government disagrees that she is entitled to recover damages from the government.
"The plaintiff has a remedy against the fraudster under section 154 of the Act and must first take action against him or her before she may take action against the defendant," the government said in its submission.
Associate Judge David Mossop has reserved his decision.

International scam victim sues ACT Government after home sale

The Reserve Bank of Australia is losing credibility every time it cuts and claims the world's dearest residential property prices are nothing to worry about, according to the Australian Financial Review columnist Chris Joye. 
Joye noted the alleged that "the likelihood of lower interest rates exacerbating risks in the housing market has diminished".
Yet auction clearance rates in our two largest cities, Sydney and Melbourne, which account for 47 per cent of the metro population, are back to boom-time levels, he noted.
Joye suggests while the RBA argues that much lower sales volumes in 2016 signal weakness, "this is likely more a reflection of a four-year boom exhausting supply."
He says after the numerous occasions since the RBA began cutting rates in earnest in 2012, the RBA has assured the community that excessively cheap money would not drive dangerous house price growth that undermines affordability or financial stability.
"The ensuing data have proven these predictions to be bogus," he suggested.
Since January 2013, home values across Australia's eight capital cities have risen at an annual pace of 8.8 per cent, multiples annual growth in wages (2 per cent) and core inflation (2 per cent). 
Joye noted, according to UBS, Australia's dwelling price-to-income multiple hit an historic high of 5.6 times in September 2015 and inflated to an unprecedented 5.7 times in June 2016.
"The reason the RBA has got the Aussie housing market so wrong so often is likely related to two facts.
"First, it has never dealt with an economy that is carrying this much debt, and hence interest elasticity, before.
"And, second, it has never dropped the cash rate this low, and would never have conceived of doing so when economic growth was running above trend and house prices were rapidly scaling record heights."

Chris Joye on bogus RBA claims that there's not dangerous house price growth

Sarah Penney-Filippini, the Gold Coast real estate agent faces disciplinary action for allegedly allowing her struck-off agent mother to act like an agent in her business.
Penney-Filippini sells million-dollar homes on the The Sovereign Islands through Island Realty.
She is facing disciplinary charges in the Queensland Civil and Administrative Tribunal (QCAT) after an investigation by the Office of Fair Trading.
In a decision handed down on July 19, QCAT member Tina Guthrie ruled there were “sufficient grounds” for disciplinary action against Ms Penney-Filippini for breaking industry rules.
"I consider that by breaching the provisions of PAMDA and the relevant Regulation, Ms Penney-Filippini’s actions have fallen short of the standard expected of a licensee," Member Guthrie ruled.
Ms Penney-Filippini had acted unprofessionally in allowing her unlicensed mother, Heather Filippini to interact with a potential purchaser during an open home and to negotiate a sale of another home.
Heather Filippini was banned from operating as a real estate agent in 2009 after defying a suspension in 2006.
Her unlicensed mother was alleged to have engaged in negotiations to sell a home in 2012 and that her mother spoke to a potential buyer during an open home in 2012.
Mrs Filippini denied she was acting like an agent simply attending the open home with “polite chitchat”.

Sarah Penney-Filippini faces QCAT disciplinary action

The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

"Our vision for the site embraces its unique Bidjigal identity by blending the residential living with generous landscaping and a material palette inspired by the Bidjigal locality, and celebrating the panoramic views to Botany Bay and the wetlands reserves."

"Taking cues from Country, we seek to harmonise built form with the landscape and lightly touch the earth. By reconnecting, retaining and regenerating existing ecology, and weaving in natural elements, we can deepen our connection to Country."

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.

Abadeen has lodged a State Significant Development Application (SSDA) for one of Mosman's largest apartment developments in recent years, seeking approval to transform the former Honeysuckle Garden and Midas site on Military Road into a 100-apartment mixed-use development.

The SSDA, lodged with investment partner Phoenix Property Investors, proposes around $230 million worth of new housing on the prominent <a href="https://www.apartments.com.au/new-apartments/494-516-military-road-mosman-nsw-2088">494-516 Military Road</a> site.

The proposal comes as Mosman Council continues to progress its recently endorsed Masterplan, which identifies the precinct for increased housing density while maintaining the suburb's established character.

Designed by DKO Architecture, the development would comprise 100 apartments above ground-floor retail, with a rooftop wellness precinct including a gym, sauna, entertaining areas and landscaped communal spaces.

Rather than pushing to the full 12-storey height identified in Council's Masterplan, the proposal ranges between five and nine storeys, stepping down towards Hale Road. A tenth level would accommodate resident amenities rather than additional apartments.

The project has been designed to appeal to a broad range of buyers, from first home buyers and young professionals through to families and local downsizers looking to remain on the Lower North Shore.

Abadeen Executive Chairman Justin Brown said the apartments had been designed as genuine long-term homes rather than investor-focused stock.

"The apartments have been designed as genuine long-term homes, with efficient floorplans that maximise usable living areas, generous storage, natural light and strong connections between indoor and outdoor spaces," Brown says."

"We've focused on creating homes for a broad range of buyers, from first home buyers and growing families through to downsizers who want to remain in Mosman."

The rooftop wellness offering forms a key part of the proposal, with residents set to have access to a gym, sauna, outdoor entertaining spaces, communal dining areas, landscaped gardens and a multi-use recreation court overlooking Sydney Harbour.

DKO drew heavily on the site's natural and cultural history, undertaking a Connecting with Country process with local Aboriginal Elders to inform the architectural and landscape design.

Senior Associate Matthew Ritchard said the design sought to create a building that responded to both the site's landscape and its cultural significance.

"The architectural language of the project is a deep expression of Connecting with Country, where the materiality and colour palette serve as a bridge between the site's geological history and its future as a residential sanctuary."

The proposal also retains the site's established blue gum tree as the centrepiece of the communal landscaped gardens, while introducing activated retail fronting Military Road to strengthen the connection between Mosman and Cremorne villages.

If approved, the project would deliver 100 new homes within walking distance of shops, public transport, schools and local amenities, adding to the limited pipeline of new apartments on the Lower North Shore.

The wave of apartment proposals sweeping through Mosman shows no signs of slowing, with another major residential development lodged through the NSW Government's State Significant Development pathway.

Developer First Quadrant Properties, which recently completed Willoughby Grounds and has several projects in planning across the North Shore, has unveiled plans for <a href="https://www.apartments.com.au/new-apartments/cove-on-ourimbah-40-56-ourimbah-road-mosman-nsw-2088">Cove on Ourimbah</a>, a 63-apartment development on Ourimbah Road, adding to the growing pipeline of projects reshaping one of Sydney's most tightly held harbour suburbs.

The proposal would consolidate nine properties at 40-56 Ourimbah Road into a part eight, part nine-storey apartment building, continuing the momentum created by the NSW Government's accelerated planning pathways that have seen several significant developments emerge across Mosman over the past 12 months.

Designed by Doroch Architects, the project would deliver 63 apartments, resident wellness facilities including a gym, pool and sauna, landscaped communal spaces and basement parking, while using recessed upper levels, generous setbacks and extensive planting to reduce the perceived scale of the building.

Doroch Architects said the building had been designed to reinforce Mosman's established character.

"The building's aesthetic is grounded in the existing residential character of Ourimbah Road and the broader Mosman context," the architect noted in the planning documents submitted to the NSW Government.

The design adopts a contemporary material palette of natural stone, textured concrete and brown concave metal cladding, complemented by integrated planters and deep balconies. The podium incorporates softened curved concrete forms, while increased setbacks have been provided adjacent to the heritage-listed property at 60 Ourimbah Road to create a more sympathetic transition.

The site sits around 330 metres from Mosman Town Centre, placing it within the NSW Government's Low and Mid-Rise Housing policy area, where increased residential density is being encouraged close to shops, transport and services.

The proposal follows a string of major apartment projects lodged or declared State Significant in Mosman in recent months, including Abadeen's 100-apartment Honeysuckle Garden redevelopment on Military Road and several other developments across Awaba Street, Redan Street and Muston Street from the likes of Time &amp; Place, HELM and Prosker Property.

First look: Another major apartment proposal signals Mosman's development boom

A new State Significant Development Application (SSDA) could reshape a prominent vacant site in Gosford's CBD, with Ming Tian Real Property proposing a mixed-use precinct that combines affordable housing, retail activation and a new public plaza.

The proposal for 43-45 Beane Street and 2 Keevers Lane would deliver a <a href="https://www.apartments.com.au/new-apartments/43-45-beane-street-gosford-nsw-2250">two-building development</a> comprising a 26-storey residential tower and a five-storey affordable housing building above ground-floor commercial space. A key focus of the project is the delivery of dedicated affordable housing alongside new public domain improvements designed to transform Keevers Lane into a more active urban destination.

Designed by <a href="https://www.apartments.com.au/architects/tony-owen-partners">Tony Owen Partners</a>, the development would provide 130 apartments, including 20 affordable housing dwellings managed by a registered community housing provider for at least 15 years. The market housing component comprises 110 apartments across a mix of one, two and three-bedroom residences, while the affordable housing includes six one-bedroom, 13 two-bedroom and one three-bedroom apartment. The proposal also incorporates 416 sqm of ground-floor retail, three basement levels accommodating 140 car spaces, 42 bicycle spaces, communal open space and extensive landscaping.

The affordable housing component has been distributed across both buildings, with four apartments located within the main tower and a dedicated five-storey building delivering a further 16 affordable homes. The project also includes 12 adaptable apartments and 24 dwellings designed to Silver Level Liveable Housing Guidelines.

The architectural design draws inspiration from Indigenous storytelling.

"The design is based on the indigenous motif of the Rainbow Serpent," Tony Owen Partners said in the Design Verification Statement.

"The Rainbow Serpent is a traditional totem of coastal eastern Australia. It represents natural forces, creation, change, and rebirth and is often associated with bodies of water. This motif can be seen in the undulation of the balconies rising on the building," Tony Owen Partners said in the Design Verification Statement.

Beyond the residential offering, the proposal seeks to revitalise the surrounding public realm, particularly Keevers Lane.

"The ground floor streetscape includes a commercial and dining precinct which will significantly improve the amenity of the area. This strategy transforms a currently inhospitable laneway into a thriving centre of urban renewal and day and night time activation to compliment the new adjoining UNC facilities," the architects said.

The Environmental Impact Statement notes that the project aims to "improve the provision of diverse housing options within Gosford City Centre, enhancing the mixed-use precinct by delivering high quality residential development, whilst concurrently providing a diverse range of housing choices through the provision of affordable housing, which is in growing need within the Gosford City Centre."

The site occupies approximately 2,070 sqm in the Gosford city centre, around 250 metres from Gosford Railway Station and within walking distance of Gosford Hospital, Mann Street's retail precinct and the University of Newcastle's Gosford campus currently under construction. The currently vacant site previously received approval for a lower-scale residential development, with the new proposal leveraging the NSW Government's in-fill affordable housing pathway to increase density while introducing dedicated affordable housing.

Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

"Our intent was to complement the project's quiet, private setting by introducing residences that offer a calm retreat and sanctuary from the everyday. The result is a harmonious blend of architecture, interiors and amenity that emphasises wellbeing, comfort and beauty without excess."&nbsp;

Malloch added that project consultants had been carefully selected in alignment with Bottega House's commitment to care, quality and attention to detail. The design team includes architects <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, interiors practice <a href="https://www.apartments.com.au/interior-designers/mim-design">Mim Design</a> and landscaping by <a href="https://www.apartments.com.au/architects/urbis">Urbis</a>.&nbsp;

Three-bedroom apartments are expected to start around $5 millio. Selling agents Keenan &amp; Byrne said the pricing strategy for the project was anticipated to achieve upwards of $25,500 per square metre.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

St Lucia by Bottega House is expected to launch to market in November, with construction anticipated to be completed mid 2029.
